EDITORS’ NOTES

w

hen it comes to rental accommodations, it’s important to be as diligent as possible to make sure you have a good experience from start to finish.

If possible, speak to current tenants and ask about their experience. If you’re shown a model, ask to view the actual suite where you’ll be living so you can check out the view and get a sense of exactly what you’re getting beforehand so there are no surprises. While you’re renting, know your rights. Tenants are not responsible for normal wear and tear on the premises during the tenancy. The landlord is responsible for general upkeep, including wear and tear. You should be asked to fill out an Inspection Worksheet when you move in, which the landlord will sign. This is an important document to keep on hand for moving day. Consider taking photographs if there are damaged areas, or bring a video camera if you have one and tape the inspection. A little diligence now ensures peace of mind for later.

ou’ve got the reno bug. I know, it sounds like fun. A new bathroom vanity, hand-scraped exotic hardwood flooring. But you can’t. You rent. You’re stuck reading all of these great décor magazines with no way to express your inner interior decorator!

I’ve got two things to say:

1) You’ll never truly appreciate how lucky you are that you don’t have to live through a renovation. It’s hard to believe, but the experience of dirt, dust and disruption really does take away from the enjoyment of the final outcome. 2) Think outside the big beige box. Sure, you may not be able to rip up floors – but there are reams of products out there that will do the trick. Floating floors: they click together and are temporary – if you move you can even take them with you to your new home and reconfigure them there! Or go with a rug or hallway runner. Since they’re not permanent you can be more daring, go with colour, pattern or texture that can easily be changed as something new in your décor mag strikes a chord. You can’t tear out that bathroom vanity, but you can spend that extra money in changing up the hardware and on really amazing accessories. If you need more storage, find a chrome trolley, or brass bar cart – the ones on casters are totally on trend. They offer great storage capacity and can be adapted for use in the office, bedroom or kitchen when you want to change things up. Sometimes it’s just easier to move when there’s a lot you want to change about your space. With Renters Guide in hand you’ll find that perfect place. Our magazine and website, TheRentersGuide.ca, offer the best selection of available apartments, informative articles and advice, making it easy to make your move!

quicktips

Apartment finding primer Get yourself into An ApArtment-huntinG frAme of mind and onto a

successful search with these tips.

1 Get yourself in A GunG-ho ApArtment seArch frAme of mind. You will be making a lot of phone calls and leaving many messages. If your messages aren’t returned the next day, you should call again. If you don’t have a local phone number, make one available to the caretaker/property management company. 2 Keep your chequebooK with you. When you see an apartment that looks good to you, you are going to have to decide and act upon it quickly. Good places do not stay on the market long! People constantly lose good places due to indecision. 3 collect All of your rentAl informAtion before you visit your first vAcAncy.

4 hAve A credit report with you And Give yourself An edGe over the next Guy. Landlords are impressed by organization and preparedness. As well, you’ll save money by not having to shell out for each and every landlord that requires one. 5 dress And Groom As thouGh you Are GoinG to A job interview. In many respects it is the same. Landlords of really good units usually have their pick of several applicants. They are looking for: • Someone both able and responsible enough to pay rent on time. • People who will treat them and their property with care and respect. • Quiet tenants who will not be disturbing to other tenants or neighbors. 6 AlwAys Keep your Appointments And AlwAys show up on time. No-shows are a major source of frustration for building managers and landlords. 7 don’t Get discourAGed! Finding a great place is not easy, but it is well worth the effort. Keep your chin up, get back on the phone and remember to always sound cheerful!

Your credit rating and its iMpact

on Your Application to Rent By Jane Herman

Most people do not realize how iMportant it is to have good credit. potential landlords and other creditors are always interested in how you manage and pay your credit obligations in a timely manner. In addition, having a good credit rating has significant implications on whether you’ll TheRentersGuide.ca be able to buy a car or get a mortgage in the future. For TheRentersGuide.ca renters, though, the question is, how will having good credit impact on your qualifications as a tenant? TheRentersGuide.ca TheRentersGuide.ca

renters’help

“Many industries, such as apartment rental companies, may view a copy of your credit report in the tenant application process,” says Clifton O’Neal, Director of Corporate Communications for TransUnion, one of several credit bureaus in Canada. Your credit report is simply a file that is available to you and your potential landlord for a small fee from a company like Rent Check (www.rentcheckcorp.com) Equifax Canada (www. equfax.ca) or TransUnion (www.transunion.ca). Your “credit score” is based on all the information that is in the file, such as credit card payments (i.e., missed or late); whether you are carrying a large balance or paying it down; car loans and other bank loans; phone and cell phone payments. How long your payments are overdue can significantly impact on your credit rating: for example, a few days might be insignificant, while 90 days might be rather detrimental. “It’s important to get hold of your credit report at least once a year and to scrutinize it carefully,” says Richard Lewis, CFO of Rent Check. “You may be unknowingly rejected from renting or obtaining a loan for something you know nothing about, or because of information that is outdated or inaccurate. If there are extenuating circumstances, you can always provide a written explanation. For example, perhaps you were in a business that went bankrupt, or missed some credit card or car payments because you were laid off from work for a period, due to illness or a disability, or other extenuating circumstances. You might be a recent immigrant who is paying for everything out of your life’s savings until they find a job in Canada, or someone who is earning cash in the form of tips, etc. and might not want a “paper trail” of their spending history. (There is no benefit to paying your bills in cash. If you are earning money, it’s a good idea to open a bank account, get your own telephone and credit card and make regular payments to establish a good credit rating as soon as you can). Perhaps you are a woman, formerly married, and have no credit history as everything was in your husband’s name or because he had financial difficulties or setbacks. On the other hand, if you keep applying for credit, by shopping around from credit card company to credit card company, and have too many credit checks done at the same time, and get declined it can make it appear that you are a bad risk and actually worsen your credit score. This could potentially happen if you had bad credit and then went to apply for an apartment, got turned down, and kept applying with different landlords.

TheRentersGuide.ca

It is legally permissible for landlords to obtain credit information and, according to the Ontario Human Rights Code, to consider this information in order to assess a

prospective tenant. But your landlord must have your written permission to do so, which you provide when you complete and sign an Application to Rent. In Ontario no landlord has the legal authority to request that a tenant provide more than a month’s rent as a so-called “Security Deposit” either against possible damages to the apartment or because the applicant is perceived as a credit risk. (Landlords may only ask for the last month’s rent). If you have rented previously, you may also have a “tenancy report,” which provides information on the timeliness of your monthly rental payments, whether or not you’ve had evictions and other collections. Consistently paying your rent on time can be the most important determining factor in whether a landlord will accept your application.“Often individuals with “low” credit scores can have “high” rent scores,” says John Dobrowolski, President of Rent Check. Because rent is not necessarily a discretionary item,“Many people who are carrying too much debt are careful to pay their rent on time,” notes Dobrowolski. While a landlord has the legal right to decline an application if there is a bad credit history, there is no universal rule within the industry. Decisions are made on an individual basis, and vary from landlord to landlord. Some landlords will try to find a workable solution, like asking for a guarantor. Here are some ways you can improve your credit report and score before begin searching for that apartment, enabling you to be viewed in the best possible light: • Pay all of your bills/credit obligations on time each and every month – even if it is only the minimum. • Keep your balances low, relative to your overall credit limit. A good rule of thumb is below 30 percent. • Apply for new credit in moderation • Maintain a healthy mix of credit in your credit file • Think twice before closing old credit accounts in which you have a positive history established • Monitor monthly any joint or co-signed accounts. Any derogatory information associated with these accounts will be reflected on your credit report as well. • Review your credit reports from the two national credit bureaus at least once a year.

quicktips

taking back time by Hellen Buttigieg

You onlY live once. life is too short. time

is money. Don’t waste my time. There are all kinds of clichés about time – and the sad part is, they are all true. The time you waste is time you will never get back. Spending time on tasks you don’t enjoy is practically a crime. Be conscious of the way you spend your time and streamline tasks to save time where you can. That extra time can be used for the better things in life. As John Lennon so appropriately sings, “Life is what happens when you are busy making other plans.” Find it fast by clear labeling You can retrieve anything you need quickly and effortlessly when you store related items in clear (see-through) containers and label the contents with large, easy-to-read labels. You can create labels using a label maker, computer-generated adhesive labels or handwritten shipping labels attached with clear packing tape (use a thick black marker). Time management I’ve always maintained that the task expands to fit the time allotted for it, especially for perfectionists. But there is a point of diminishing returns on the time invested. When you begin a task or project, decide how much time it’s worth spending on the activity and stick to that (set a timer to help keep you on track). Understand your high/low energy periods and schedule your daily tasks accordingly Tackle tough tasks during high-energy periods and less-demanding tasks during low ones. Also consider your work style when planning your day; do you work best in short bursts or long stretches? You’ll be amazed at how much more you can accomplish by keeping your style in mind when planning your daily activities. What is your time worth? Do you wish you had more time yet find yourself spending time to save money? If you spend hours doing unpleasant tasks that you could hire someone to do, or drive across the city to save a few dollars on a grocery store special, you are squandering a precious commodity. Average people spend time to save money; successful people spend money TheRentersGuide.ca to save time. Look at it this way: You can always make more money but you can never have more than 24 hours in a day. Before doing any task, get into the habit of asking yourself what it’s costing you in terms of your time and weigh the return on TheRentersGuide.ca that investment.

An extra hour I was listening to the radio when the announcer asked “If you had an extra hour in your day, what would you do with it?” My first thought was that another question needs to be asked before I could answer that one, and it is: “What can you do to free up an extra hour in your day?” I decided to hire someone to do my bookkeeping so I could free up time to take my dog for a leisurely walk instead of rushing. I challenged my daughter with this question and she decided to give up watching “Survivor” this year so she could learn a dance solo for the studio’s competitive program. How we spend our time is our choice; we need to choose consciously. So, “what can you do to free up an extra hour in your day?” Save steps Store items near the place you use them. For example, I keep a bottle of vinegar and water and a roll of paper towel in the kitchen and in each of the bathrooms. When a quick cleanup is required, it takes less time and energy because the supplies are handy. One of my most-often used items in the house is a basket I keep in the hall closet on a shelf at waist height. I toss my keys and sunglasses in it so I never have to go searching for them when I’m rushing out the door. I also have a drawer there for my dog’s leash and bags – so handy! Find it fast It’s easy to forget where we put the items we don’t use on a regular basis. Create an inventory that details the storage location of items you use only on a seasonal or occasional basis. Keep the document on your computer with a shortcut on your desktop. As the list grows, you can always find the information quickly by using the Edit/Find feature in MS Word. Now you never have to worry about remembering where you put your passport! Consolidate tasks to save time For example, return calls and emails in batches rather than interrupting yourself throughout the day.

moving

TO PACK,

OR NOT TO PACK ‌

By ChuCk ResniCk

Moving is a very personal thing and people who hire Moving coMpanies ask for varying levels of service. Take packing, for example. Some clients want to pack their own items, while others prefer a turn key solution where the mover does it all. There are, of course, advantages to each approach, so it is important to choose what’s best for you.

TheRentersGuide.ca TheRentersGuide.ca TheRentersGuide.ca TheRentersGuide.ca

The PROfessiONAl PACKeR Most who choose to pack themselves do so because it saves money on the move. That is true only if the items make it from Point A to Point B in one piece. Moving companies will not be responsible for items damaged because of poor packing. The most critical element in packing is taking into consideration how far and long the items will remain in the boxes and containers during transit. Consumers often underestimate just how much jostling their items will endure on the various highways and other roadways on their trip to your new home or business. Accessories such as lamps may seem to be packed well, but may shift inside the carton and break or chip as a result. Professional packers have the experience to know exactly what is best for various categories of items, depending on the size and distance of the move, and they pack accordingly. They can also provide excellent advice on how to mark your boxes for ease of unpacking, and on the items to pack last and unpack first. Having your mover do the packing offers you the peace of mind in knowing that if the unexpected happens, your possessions will be repaired or replaced.

The DiY PACKeR

TheRentersGuide.ca At Two Men and a Truck, trained packing professionals help clients with as much or as little of the packing and unpacking as required, and we sell a full range of packing supplies.

Those who are willing and capable of packing themselves need to consider the proper materials and containers that will help to ensure a successful move. There are also significant considerations to keep in mind, such as not packing explosive or flammable items in the general boxes. Although you can obtain boxes from places like grocery stores, check with your mover, who may sell proper packing materials that will save you work and worry. Some of the items you will need are tape dispensers, newsprint, markers, pads and bubble wrap – and there are many sizes and strengths of boxes available. There is a 1.5 cubic-foot box that is often referred to as a book or record box. It’s fairly small and is designed to hold small, heavy items like food jars or cans, flatware, CDs, etc. The next size up is a lamp or lampshade box, which is 3 cubic feet in size. The sizes go up from there, to 4.5 and 6 cubic feet for lighter objects such as pillows and stuffed animals. These are just some of the moving materials that are available today. Whether you choose to pack your own items or have your mover do it, be sure you choose a company with a solid track record for providing topnotch service. Five ways to live large, even in a small space If you’re feelIng too confIned, there are ways to easIly maxImIze your space. Go from cramped to comfortable with these tips and realize that you too can live larger with less.

TheRentersGuide.ca

TheRentersGuide.ca

1

Contain it The more items in view, the more compact the room appears. To prevent overcrowding, contain as much as you can in stylish storage, then designate a spot for every belonging, leaving only a few items on tables and desks. Line up storage pieces side-by-side for an orderly look that, along with uncluttered surfaces, makes the room feel more spacious.

2

Furniture that Fits Replace large and overstuffed furniture that overwhelms with trim, tailored pieces more in scale with the space. Next, invest in as many multi-tasking pieces as possible, like a coffee table that doubles as seating that also has built-in storage, or a compact drop-leaf table that opens up to a desk or dining table.

3

Lighten up with window dressing No one likes a dark space. Even if the home feels cavelike with fewer windows than desired, capitalize on what you currently have. Add mirrors that act as virtual windows to enhance the light a room receives. Brighten the room with window coverings that make the most of natural light. Try Silhouette window shadings, with the Signature S-Vane, from Hunter Douglas. The product’s patented design softens harsh sunlight as it enters while drawing it deeper into the room and offers view-through and protection from UV rays to boot.

4

CoLour that Creates spaCe As colour is one of the most powerful ways to affect a space, watch walls recede by choosing the right ones. Bold and warm hues make a room feel cozy, while light and cool tones instantly expand the space. Try light yellow, soothing soft blue or always-complimentary ivory on walls.

5

divide and Conquer – another way to enhanCe a smaLL spaCe Sometimes what matters most, is to not just have an open design, but a place of one’s own. In order to carve out a space without costly construction, try using Hunter Douglas Provenance woven wood shades just now available in a vertical drapery option for a perfect room divider. The shades add rich texture to a space and come in a variety of fabrics from sheer to opaque, refined grasses to intricate patterns.

With a few creative additions and changes, you can transform a confined home anyone and everyone can’t wait to crawl out of, into a spacious homeTheRentersGuide.ca to settle into. More information is available online at www.hunterdouglas. ca or toll-free at 1-800-265-8000. NC

quicktips

Do I really need tenant insurance? the short answer is yes. There are a few really good

wallet.

For one, as a tenant you are liable – yes, legally responsible – for any harm you cause to any part of your building and to others who live or visit there. Yikes! If your faulty toaster oven starts a fire that damages not only your apartment, but also the entire complex, you may have to pay out a lot of money.

One more thing you might want to think about – talk to your insurance representative about getting an insurance policy that will pay for the full cost to replace what you’ve lost. The alternative is a settlement based on how much your old stuff was actually worth, given that it was old. The depreciated value may not be enough.

reasons for having tenant insurance.

You could even find yourself in trouble if your party guests get out of hand and cause damage. Then there are your possessions. You might not think that you have much of real value, but what if you had to replace them all at once, due to fire or water damage? Replacing your clothing, alone, could run you a few thousand dollars. And that old couch and bed might not look like much, but buying new ones would be hard on the

When you consider what it would cost to replace everything, monthly insurance premiums may look pretty good by comparison.

THE MOVING PROCESS BY SHLOMO SHARON

A FEW YEARS AGO, A SON OF ONE OF MY FRIENDS ATTENDED A UNIVERSITY OUT OF TOWN. HE RENTED AN APARTMENT AND ENTERED INTO A ONE YEAR LEASE. He then decided, near the end of the lease, to move. He advised the management company on his intentions, as it was required, that he would not be renewing TheRentersGuide.ca his lease. He was notified prior to leaving that a physical inspection of the premises would be conducted. TheRentersGuide.ca

On the day of the inspection, which was done in his presence, he was advised that there was damage to the floors and that he would be charged over $500. He protested, only to receive a notice from the management company to this effect. He told his parents that the damage was there when he moved into the unit. When the parents contacted me to find out what can be done, my first question to them was whether an inspection of the unit was conducted when he moved in, and if it was, did he receive a copy of the inspection report, and if he ever notified the management company in writing of the damage at that time? The answer to all these questions was no inspection, no written report and no written or verbal notification. This was the breakdown of rule number one, which is: When renting a unit it is imperative to inspect the unit before you move in. This must be done, regardless if you rent a unit in a rental building or if you rent a unit in a condominium from an investor. Management companies will have a move in inspection report form, which details all the components of the unit. It includes the status of the walls, painted or not, holes in the walls, the location of the holes; the status of the floors, regardless of whether it is a wooden floor or is carpeted; the windows and any window coverings; the bathroom and all the components in it, from the condition of the sink, to the condition of the bathtub; the kitchen TheRentersGuide.ca and all the components there including the faucet, the sink, all the appliances, and of course if applicable, washer and dryer. When this inspection takes place, all these items should be reviewed, and any complete or partial deficiency should

TheRentersGuide.ca

tenancytips

be noted on this inspection report. If you feel that you are not knowledgeable enough, ask a friend who is familiar with this, to come with you. Please do not forget that this inspection will be used as the benchmark when you vacate the apartment down the line. When the inspection is completed, take the time to review the move-in report carefully to ensure that any deficiencies that were noted are recorded. Make sure that you sign on every page, and a copy should be retained in your possession. This will help both you and the management company to avoid any misunderstandings later on. It is important also to remember that if a certain deficiency was overlooked during the inspection, and was noted immediately thereafter, you should bring it immediately to the attention of the management company, and in writing. Now you are ready to move in. Please remember to notify the management company of the date and time of the move, so that the appropriate arrangements can be made by them. In the case of a highrise building, you will need to secure the elevator so you will need to estimate the length of time that the move will take. Do not forget to consult with your moving company, in order to avoid any misunderstandings. Also, find out if there is a designated area to access the building for the move. You should also be prepared to pay a move-in deposit, which will be applied to damages that may occur during the move. It is common that a moving company is insured, and in that case, any damage to the property would be covered by them. However, if you move in on your own, you must remember to take all necessary precautions as you will be TheRentersGuide.ca personally responsible for any damages. The management company should put up padding to protect the elevator cab. It is your duty to ensure that it is done as any damages to the

elevator cab can be very costly. You should always remember to ask for your deposit back once your move is completed. Once you are in your unit, and hopefully enjoying it, you should take care of it as if it was your own home, as it will be your responsibility for any damages that may occur in the unit during your tenancy. When the time comes for you to move out, you should notify the management company in writing, within the prescribed timelines, of your intention to move. Please do not forget to request that a move-out inspection be completed, even though the management company will initiate it in any event. You should coordinate the date and time for the inspection. You should have with you a copy of your move-in inspection report so that any deficiencies which were noted then will not be held against you. Here again, once the inspection is completed, remember to ask for a copy of the report, and ensure that it is signed both you and the management company. Once again, when you move out remember the same steps that were taken when you moved in will apply. It is your responsibility to ensure that both you and the management company are in agreement of the status of the unit at time of move-in and move-out. This will ensure a smooth transition at the beginning and end of your tenancy.
