Smaller household smaller home Canadian households are definitely shrinking, according to Stats Canada.

Seven decades ago the average household consisted of 4.3 people, by 2011, the average size had dropped to 2.5 people per household, albeit, there’s plenty more of us to house.

While the majority of Canadian homes built over the last century were created to support larger households, traditionally comprised of two parents with children, nowadays one or two people make up the majority of households, which is why apartment and condo living, in urban areas in particular,

has become increasingly popular.

The impact of smaller families on the Canadian housing market has been significant, spurring a dramatic change. The introduction of more rental properties and housing options of all shapes and sizes is effectively servicing smaller households who need affordable options. While larger dwellings are still a need, the next time you see another crane in the air keep this new demographic dynamic in mind. While Canada continues to grow, new housing needs will continue to reshape the cities and homes we live in.

Last year, a close friend moved to New York City for her dream job. She’d owned her own home here for over a decade, and she had been quite worried about the prospect of having to rent. Everyone in NYC rents.

Of course, she called me.

She had a love-hate relationship with her home, she loved doing the decor, but she hated that she was always in the middle of a project. She loved the idea of someone else taking care of any problems, but she was also concerned about what kind of control she’d have over her environment if she lived in a

rental that belonged to someone else.

I guess when you own for a long period, you start to forget how easy and comfortable renting can be. I answered all of her questions.

Since moving, she’s become the happiest renter I’ve ever known. The ease, the amenities, the improved cash flow – I doubt she’s every going to buy real estate again – even if she returns from NYC. It’s nice to hear people appreciating the lifestyle.

Highlands stretches from Ada Blvd. along the high river bank to 118th Ave. between 50th and 67th streets.

From there a transfer to another bus or the LRT will take travellers to anywhere in the city.

Highlands’ close proximity to downtown Edmonton provides quick access to most amenities and business services. There are several

schools in and near Highlands for students from kindergarten to grade 12 as well as the Concordia University College of Alberta. Recreational facilities, churches, and a branch of the Edmonton Public Library are all in the neighbourhood.

Many homes along or near Ada Boulevard are extravagant, though areas near 118th Ave. have a less refined reputation.

Steering clear of the gossip

GOSSIP IS JUST ONE OF THOSE THINGS we hate (but also secretly kind of enjoy). We peak at People magazine when were in line at the grocery store and we watch entire hit TV series developed around the most juicy scandals. It’s a part of our culture – but when gossip starts to spread up and down the elevators and hallways of our apartment building, that’s where people start to draw the line. Our home is the one place where we go back to day in and day out, and where we expect to feel safe.

Don’t be caught in the line of fire. Use these five strategies to avoid rental gossip for good.

DON’T SPREAD THE FIRE: No one wants to be caught at the end of a nasty rumor, but did you ever cause the start of one? Small comments that you may never have thought twice about sharing can spread like wildfire through a building and be the start of a bad rumor.

Comments about your neighbours’ living habits and schedules are none of your business, or anyone else’s.

Save the drama!

Your building doesn’t need a resident therapist. Keep your completely invalid psychoanalysis to yourself.

DON’T STOP TO LISTEN: Gossip is a two-way street. Don’t think just because you’re not spreading the rumors that you’re in the clear. If you are lending neighbours a listening ear and catching up on rumors in the hallway, you’re still guilty of being a part of the rumor mill. Avoid jumping into conversations that are about other people, no matter how juicy the information sounds (I know it’s hard).

KEEP YOUR BUSINESS TO YOURSELF If you know your building is a gossip hot zone, try your best to keep your business to yourself. Avoid asking people about their lives so you don’t have to bring them up to speed on your own. Keep your neighbours guessing about your life and soon they won’t know what to think, or what to say.

CHANGE THE SUBJECT The obvious way to avoid being an accomplice or victim of gossip is to avoid your neighbours all together. The fact is though, that’s not possible – or much of a good idea! Besides, you never know when you may be in need of a neighbourly hand. Your best bet is simply to switch the topic of conversation. Don’t talk about yourself or other people. Instead talk about broader subjects like the weather, current events or even how your local sports teams are doing. Keep conversations short and light – you can do it – the elevator ride isn’t that long!

LET IT BE: If you’re doing your part not to participate in neighbour gossip, then you’re doing your part and you can’t bother to sweat the rest. People are always going to talk and you just have to let them. Go on with your life and your daily activities. Don’t bother with nosey neighbours who have nothing better to do with their time and soon gossip won’t be a part of your life.

Smoke-Free Rentals Who has legal rights?

SECOND HAND SMOKE can be a problem for those living in multi-unit dwellings. It can waft from one unit to another through ducts, doorways and balconies. Most provinces and territories have smoke-free laws that ban smoking at work and public places, but there is no law banning smoking in private residences.

A landlord has the legal right to include a no-smoking clause in your rental agreement. The landlord can ban smoking in the whole building, individual units, common areas and even balconies. Smoking is not considered a legal human right in any province. Apartments in your building could legally be smoke-free rentals.

If a smoke-free clause has not been included in your rental agreement, but other tenants are complaining

of second-hand smoke, a landlord is still legally permitted to do whatever is necessary to deal with the issue reasonably. Most provincial tenancy laws state that a tenant is entitled to “quiet or peaceful enjoyment” of their home and/or it should be “fit for human habitation.” They recognize that tenants have the legal right to live free from unreasonable disturbances. An official tribunal could determine that secondhand smoke entering another residence to be an unreasonable disturbance.

Second hand smoke could violate “peaceful enjoyment” of one’s home and, in many cases, that is enough to legally do something about it. Landlords can ask the smokers to stop, repair or renovate the building to minimize the transfer of second-hand smoke.
