EDITORS’ NOTES
t
he fact is, it’s not an easy market for renters. There’s a lack of great rental opportunity. While condos continue to go up in rapid succession, new apartment buildings are few and far between. With a growing population, most major urban centres are finding the same bottom line, historically low vacancy rates. What does that mean for you? It means that there are less options and more competition. When landlords and property managers have a vacancy they often have a waitlist to go to and multiple applications for a single apartment. If there’s a specific community you’d like to live in, it would be to your advantage to go in for a visit and get yourself on that waitlist. It may be word of mouth that helps you find that elusive vacancy – telling friends, classmates and colleagues that you’re apartment hunting may give you some leads that you’d otherwise never unearth. One of the best sources is a magazine – Renters Guide – where our long-standing relationships with landlords and property management companies brings the advertisement of availabilities, allowing you to zero in on available apartments in the right location, size and budget. With Renters Guide in hand you’ll find that perfect place. Our magazine and website, rentersguide.ca, offer the best selection of available apartments as well as informative articles and advice, making it easy to make your move!

ver time I’ve become familiar with our advertisers as well as numerous other property management companies and property owners. I’ve learned that, like any other business, no two are the same.
I I find it funny when people tell me where they live. The first thing that pops into my mind is “Oh, I know who manages that building!” and then the second thing is either “You picked a good one!” or “Is it as bad as I think it is?” Of course I keep my opinions to myself, for professional and personal reasons. Each rental company has different goals and different management styles. You’ll find some properties committed to modernization and technology while others are complacent and go with the “if it ain’t broke, don’t fix it” management style. Some are very proactive, others prefer bandaids; some ignore the issue altogether. Some are committed to customer services others to the company’s bottom line. More and more I’m finding that companies are developing a social awareness and making the effort to give back to the community and be stewards of the environment. Because of all of the differences, it’s really important to do your homework. There is a lot of information out there, online and in print, about the different companies and communities. When you pay a visit to the communities you may want to chat with current residents. Take the time to have a good look at what’s in good repair and note what upkeep hasn’t been done. Ask lots of questions and make sure you feel that the company is a good fit for your needs and expectations. Renters Guide offers great information about the various companies and communities, so read on for some insight into your apartment search. Our magazine and website, TheRentersGuide.ca, offer the best selection of apartments, informative articles and advice, making it easy to make your move!

Edmonton’s High Rise Living At Its Best
finances
When living together MEANS LIVING BETTER
A
re you thinking about moving in together? This decision might be an opportunity to improve your financial situation by combining your income and expenses and doing some long-term planning. Advantages of a relationship: Being a couple is bound to have an impact on your income and expenses. Living under the same roof is much less expensive than living alone. You can save a great deal on the costs of electricity, heating, telephone, Internet, groceries and automobiles – not to mention, rent.
TheRentersGuide.ca Have a frank discussion: Before you combine your finances, it is important to talk to your partner to get a better idea of your spending habits, income, debts and savings. Discuss the possibility of opening joint accounts (chequing or savings) to cover your essential household expenses or to save money. TheRentersGuide.ca You might also choose to keep a personal account for your other
expenses. Whatever choices you make, you should agree on how your joint accounts are to be used, and the amounts you will each deposit in them. Also take the time to assess your banking habits and make sure that you have the bank accounts that meet your needs. It could help you save money.
Seek a balanced approach: Once you have agreed on the lifestyle you would like to have, you can draw up your budget to obtain an overview of your total income, your essential and non-essential expenses and your ability to save. You may not particularly enjoy drawing up a budget, but simply setting objectives, such as purchasing a house or condo and saving for your children’s education if planning to have a family, will motivate you to draw up your budget and, more importantly, to stick to it. More information about how to draw up a budget and choose a suitable bank account is available online on the Financial TheRentersGuide.ca Consumer Agency of Canada (FCAC) website, fcac.gc.ca. How to keep tHe House tidy - in just a few minutes a day
There are two tricks you can use to keep your house neat with little effort: Scan and Grab: Any time you leave one room, scan it quickly to see if there’s anything that belongs in the room you are going to (or along the way). Keep a basket at the bottom of the stairs and any time you come across something that belongs on the second floor, toss it in. At the end of the day, grab the basket on your way up. Deposit the items in the rooms where they belong right away (or first thing in the morning if you’re too tired). Be sure to take the basket back downstairs on your way down the next day. The key is to get into the habit of doing this daily so the basket doesn’t get too full, otherwise it becomes too time consuming to put everything away. Do it now and save time: Delaying tasks actually creates more work and wastes time. Fold or hang your clothes immediately after the dryer cycle is complete and you will spend less (or no) time ironing. Load the dishwasher (or wash the dishes) as soon as you’re done eating and you’ll spend less time rinsing, scraping and scrubbing. Smart storage: You’ve probably heard the term ‘a place for everything and everything in its place’. This is so true, but it’s only part of the solution. The second half of this wisdom is to keep things in a logical position. For example, keep keys by the exit door, coffee and filters in the cupboard above the coffee maker, and magazines in a basket beside the chair you do most of your reading from. Not only will this make it easier to find what you need quickly, it will also cut down on steps and save you time. Next time you are trying to find a home for something, instead of asking ‘where should I put it’ ask ‘where would I use it’.

Choosing
the right landlord Six tips from an industry insider By Sheryl Erenberg
2 3 4 5
T
here are a lot of choices out there. Here are six tips from Marketing Consultant Sheryl Erenberg, who specializes in rental communities:
1
How attractive is the exterior of the building?
6
Finding the person who does rentals It shouldn’t be an obstacle course or an episode of CSI to get from the parking lot to the person who rents apartments. We call this “The Golden Path” to the product. The “path” should be clean, welllit and have plenty of signs along the way. Ideally, a sign above the enterphone panel should tell you who to call. First impressions are important Are you made to feel welcome when you arrive? How hard is the person representing the building trying to assist you? Encourage you to rent? If they are distracted or unpleasant would you want to live there? Trust your instincts. Watch and listen to how the staff interact with one another Do they appear to be working as a team? Listen to the radio chatter if you have the chance. Is the conversation between employees pleasant? Professional? A lot can be learned about the landlord by who they choose to represent them and how they train/motivate their employees. Yes, you can predict the future! If, while they are with you, the staff come in contact with an existing tenant, listen carefully to their tone of voice, their willingness to assist that customer and watch their body language. Do they know tenants by name when they meet them in the building? How effectively do they handle complaints? This could be you next month or next year! The lobby test After your visit, sit in the lobby and do an informal survey by asking passing/waiting tenants how long they’ve lived at the property and whether they would recommend it. A good sample for your survey is five to seven people.
We call this “curb appeal” in the industry. TheRentersGuide.ca
Are the grounds kept? Are the hedges trimmed? Is the grass cut and are the flower beds planted? Is the building sign visible and up to date? If the property looks neglected, the chances are good that TheRentersGuide.ca tenants will be too!
Sheryl Erenberg is president of Sheryl Erenberg and Associates. Her marketing consulting firm has advised TheRentersGuide.ca hundreds of developers and landlords over the past three decades. BOXING IT ALL UP without the headaches BY CHUCK RESNICK
IT’S NO BIG SECRET MOVING CAN BE STRESSFUL – from broken dishes to lost items. But there are a few things you can do to make the whole process a little easier on the nerves. x Start by planning your moving day well in advance. Once you select your moving company, book your reservations two to four weeks before your scheduled move day to guarantee availability. Next, it’s time to roll up those sleeves and begin boxing up your household or office space. Choosing boxes to do this may not be as much of a nobrainer as you’d presume: • Boxes of books get heavy fast so ensure to use only small boxes when it comes to these items. Apply this general rule to everything you’re packing: the heavier the item, the smaller the box. • Emptying the closet can be an organizing nightmare. Use specific wardrobe boxes to simplify the process. To save space, clothes in drawers can be packed into suitcases.
Assign boxes to specific rooms. Avoid mixing items from different rooms in the same box – it can make for a frustrating unpacking process or a wild goose chase if you’re looking for kitchen utensils in the living room box. Keep a record of what goes into which box so you can find what you need instantly. When it comes to large appliances, take a peek at the owner’s manuals to see if there are special instructions for moving. Packing breakables requires the utmost care. Always stack dishes upwards and never use newsprint to wrap fine china as it can be messy to clean. Instead, choose protective packing paper or bubble wrap. With these tips and a few deep breaths, you’re well on your way to a smooth-sailing move.
TheRentersGuide.ca

Saving for your dreamS —
The financial experts at Desjardins Insurance believe that you can make it happen and that it all starts with a budget. It doesn’t have to be too complex, just start by listing your expected income and expenses. Some expenses are easy to identify: rent, car loan, groceries, entertainment, utilities, etc. Remember to also add a savings component to your budget. If you feel like there isn’t much wiggle room for savings, try tracking all your expenses for a month. If you use your debit or credit card for most purchases, all you have to do is download the information from your statement into a spreadsheet or financial software. That way you can see where your money goes and identify those items that can be cut back or eliminated. The result is that you may find some extra money that you can stash away. Another easy way to improve your savings habit is through pre-authorized transfers from your chequing account to a regular savings account or a registered savings account like an RRSP or a TFSA. The best part is that you’re in control because you’re choosing the amount and frequency (i.e. monthly, weekly, bi-weekly).

decorating kidS’ roomS iS child’S Play With theSe five tiPS Choice of colour can make or break a décor project, according to DULUX Paint Sending your kidS to their roomS for a timeout may take on a whole new meaning after a paint renovation. If the walls sport the right colours, a child may just want to stay there. “Colours can have a tremendous effect on the mood and well-being of children, so it’s important to do your research before tackling a décor project for a kid’s room,” said Martin Tustin-Fuchs, brand manager of DULUX paint, a brand of PPG Architectural Coatings. Bright red, he said, is known to energize and stimulate, but may interfere with a restful sleep. Cooler shades like blue, according to Tustin-Fuchs, have a calming, serene effect. Pastel hues are also known to be soothing, he said, while bright, bold tones can promote a sense of playfulness.
Bold colours, such as Indigo Sea (90BG 14/337) blue by DULUX, painted on the accent wall of this bedroom, are a good choice for kids’ rooms as they can suit the tastes of a toddler through to a young adult.
Tustin-Fuchs said a number of colour trends are currently popular for kids’ rooms, including cheery citrus hues like lemon and lime that add fun pops of colour on focal walls or furniture; complementary colour combinations such as lavender mixed with soft green; and warm grey tones paired with creamy white or muted green, yellow, orange or purple. Classic black and white is also in vogue and can act as a clean backdrop for a room filled with bright accessories, painted furniture, and decorative bedding and window treatments.
TheRentersGuide.ca Popular 2014 kids’ rooms colours from DULUX paint include citrus tones Daisy Chain (45YY 79/376) yellow and Limelight (90YY 58/424) green; pastels Smooth Grape (30RB 53/117) violet, Winter Mauve (70RR 57/070) pink, and Indigo Sea (90BG 14/337) blue; Lilac Splendor (90BB 26/227) purple combined with Spring Willow (70YY 66/265) green; Whiter Shade (50YR 62/008) grey; and Noble Grey (30BB 10/019) black. TheRentersGuide.ca
“Trends can provide great decorating insight and ideas,” Tustin-Fuchs said. ”It’s important to recognize, though, that trends come and go, so plan for the long term and opt for colours that best suit your child’s personality.” He offers these five fail-proof tips for a child’s room makeover: Involve the kids. They’re going to spend a lot of timeTheRentersGuide.ca in the space, so make sure your kids are consulted on the décor. When kids take ownership of a project, they value the outcome that much more.
TheRentersGuide.ca
Ask them what colours they want for their rooms, or have them choose their own bedding and work around that colour scheme. Browse magazines and online websites together to get a sense of your children’s taste and preferences. Once the job is done, reserve a space on the wall for your kids to “sign” their work with handprints. Plan for growth. Kids grow up pretty quickly, so ensure the colours you choose can mature with them. Bright pink may be your child’s favourite colour today, but for a longer-term investment, try settling on dusty rose, which can be adapted for a teen simply by changing the room’s accessories. Pastel hues from any colour family transition well as a child grows and tastes change. Similarly, bolder colours, like royal blue and violet, can suit the tastes of a toddler through to a young adult. See it their way. Get down on your knees and look at the space from your children’s perspective. Consider creating a more livable environment by painting a focal wall with a mural, like a jungle scene, to ensure the room is a desired place to hang out and play. Or, paint only part of the wall with a whimsical design. That one wall can easily be repainted later on. Affix stars or other fun designs to the ceiling and the kids will actually look forward to bedtime. Glue small toys or puzzle pieces on photo frames, mirrors, curtain rods and lamp tops to add extra appeal.
Create a more livable environment in your child’s room with whimsical designs, such as this image of a wardrobe painted on the wall using Poinsettia (05YR 15/555) red by DULUX paint.
Think “off the wall.” Consider livening up your child’s room by creating fun-looking walls. Faux finishing is one way to go, from simple methods like sponging to more complicated ragging and combing. Unique designs can easily be made using common household items like plastic bags, container lids, scrub brushes, combs or old clothing. Another option is colour blocking. Choose an accent wall and paint stripes, squares or other geometric shapes using two or three different colours.

Wash worries away: The walls of kids’ rooms go through ample wear and tear, so ensure the paint you use can take a beating. Sit closer to the TV – it’s allowed
H
aven’t we all had someone tell us we’re sitting too close to the television? It’s a common perception, with 46 per cent of Canadians polled in an Angus Reid survey believing you need to sit three times the length of your TV away from the screen.
The scientists in the Sharp Labs of America recommend the following calculation: take the diagonal length of your television and multiply by 1.5 to determine how far away to sit. For example, with an 80-inch TV you’d only need to sit 10 feet away for an optimal viewing experience. If you don’t think you have the room, think again. In fact, 65 per cent of Canadians surveyed say they keep their largest TV in a room estimated to
Experts in the field, however, say that due to the improved picture quality of HDTV, you can TheRentersGuide.ca actually sit closer to the TV than ever before while still enjoying a beautiful picture. This means, even for a smaller room, you can, in fact, bring home one of TheRentersGuide.ca those large screen models.
be between 150 and 300 square feet, meaning most have the room for a screen 80-inches or larger.
If you’re still not sure, use this handy chart to pick the perfect size TV for your home: • For a 60-inch TV, sit 7.5 feet back • For a 70-inch TV, sit 8.75 feet back • For an 80-inch TV, sit 10 feet back • For a 90-inch TV, sit 11.25 feet back NC

Don’t fall for sprIng cleanIng Myths In antIcIpatIon of aprIl showers turnIng Into May flowers, many families will be pulling out sprays and wipes, and beginning to freshen up their homes as part of their annual spring cleaning tradition. While cleaning the whole home may seem like a daunting task, not falling for these common myths will keep your cleaning team on track:
concerned with the safety and harshness of bleach – and don’t like the harsh fumes or harsh chemical residue that is left behind by bleach. Now, however, there are cleaning products available that do not require rubber gloves, a mask, or rinsing, such as Lysol Power & Free, which is made with hydrogen peroxide and breaks down simply into water and oxygen. Myth 3: Bathrooms are the dirtiest part of the home
Myth 1: Visibly clean is clean
While people may think the bathroom is one of the most germ-laden rooms of the house, the kitchen is actually much worse. Canadians were found to have more mould inside their fridges, than in their bathrooms, according to a Hygiene Council survey.
While the kitchen may look sparkling clean, it may be harbouring bacteria or viruses that are harmful to your health. Bacteria, fungi and viruses can survive on surfaces for extended periods of time, from hours to days, so disinfectants need to be used to remove them. To help prevent the spread and cross-contamination of germs and mould, use a quality disinfectant on kitchen surfaces, cleaning cloths, mops, bathrooms, floors, toilets, door handles, telephones, toys and computer TheRentersGuide.ca keyboards – all hotspots for germs.
Kitchen towels were found to be the most contaminated, followed by the fridge. Other germ hotspots that shouldn’t be forgotten when spring cleaning include: door knobs, phone receivers and mouth pieces, refrigerator and microwave door handles, light switches, computer keyboards, remote controls and handheld games. Bacteria, fungi and viruses can survive on surfaces for extended periods of time, so disinfectant wipes or paper towels and a disinfecting cleaner should be used.
Myth 2: a clean home must smell like harsh chemicals

Take a test before you paint PAINT IS THE BEST WAY TO BRING NEW LIFE AND STYLE INTO YOUR HOME, BUT SOMETIMES FINDING the perfect colour can be a challenge. It can be overwhelming to go into a paint store and see an array of paint chips in a sea of colours – even if you think you know the colour you want.
lighting in each room will cause the colour to look different on the wall. “The trick is to bring home a few tester cans in various shades of the same colour to see how it looks in your space,” says blogger Jennifer Flores of Rambling Renovators.“The paint may look great in the store, but in your own home with the mix of natural and electric light the colour may be completely different.” Flores cites PARA Paints’ various shades of white from bright white to the warmer white to cool, crisp white - as each bringing a different energy to a room. Wall paint will also look different when it’s wet and will often dry to a lighter shade so having a test patch that dries completely is the best way to be sure. Tips for Paint Perfection • Flat or matte finish will absorb light and hide imperfections - Best used in bedrooms, dining or living rooms • Semi-gloss or high-gloss reflects light and is best used on perfectly smooth surfaces - Best used on trim and doors, and is not recommended for walls
We’ve all had that experience where we’ve seen the“perfect”colour in a magazine or on television, only to get it home and find it looks different in our space. Often, landing on the right colour is all about the lighting. While paint formulas remain consistent, the combination of natural and ambient

Sharing a home workspace means compromise BY KIM CARLTON
TheRentersGuide.ca
while the zones of the home that are used for sleep, eating and play get more of the glory, it’s important to have a place where you can get down to business. Whether that is a home business, or homework, correspondence, crafts, paying bills or occasional work from home, the spaceTheRentersGuide.ca must fit the purpose. But what if there are various people who need to use the home office for different reasons? Or if you just need to entertain your kids so that you can keep an eye on them while you work? We talked to experts about how you can make the most of your family home office. TheRentersGuide.ca
TheRentersGuide.ca
Location, Location, Location Do you have a spare bedroom, den or a basement that can be used for this purpose? “You need quiet, especially if you telecommute. A high-traffic area doesn’t really work,” says Adam Shearer, president of California Closets. In smaller spaces, families must be creative. A spare bedroom can have options for a home office, says Enrico Terisigni, general manager of Organized Interiors. The company even offers a wall bed home office system. It has a double- or a queen-sized bed that pulls down from wall when needed – with space for pillows and clothing. “When the bed is not needed, it goes back up against the wall, and there’s room for a home office, as well as files and secret documents,” he says. Organized Interiors even has an “office in a closet” solution that is very popular. FuLLy equipped and designed For your FamiLy Once you’ve decided where your office will go, think about what will be needed in it. Shearer says that most offices include lower or base cabinetry that could house file drawers, a work surface or countertop, and upper storage. Seating is also very important. Having enough legroom is key. “We recommend a minimum of 30 inches under that countertop for someone to sit and work.” Don’t forget about the little details about the unique people who are going to use the office. Are the people who use it right or left handed? Is the chair at the right height and ergonomic? Is there adequate light at each workspace? Some people may want to combine the home office with a home craft centre if someone in the family is artistic or wraps a lot of gifts. Remember technological concerns such as power. Are there enough electrical outlets and are they where they need to be so that everyone can plug in their computers? If you need help planning your home office, companies such as California Closets and Organized Interiors can send a designer to evaluate your space and create a customized solution for your family. think about the chiLdren Safety is paramount. If kids are going to be using the space, is it childproofed for them? Where should the wee ones sit? A child-sized desk or table is great for little ones to colour or do their homework while you work. Having art supplies and toys at their level also promotes creativity and keeps them occupied. sharing a workspace How do you make the home office work so that people can work together at the same time? “Ideally, it needs to be laid out so there are areas for everyone to sit,” says Shearer. “If you don’t have enough room, you are going to have to trade off.”
TheRentersGuide.ca
Professional organizer Hellen Buttigieg, owner of We Organize U says that “face to face” desks – like for detectives in the movies – “are great for family members that enjoy the
interaction while they work.” If this is too distracting for some people, desks can be placed in each corner of the room. “Keep in mind that each person has their own way of working, and it’s important to set up a space that takes that into consideration,” adds Buttigieg. Sharing some things can make life a lot easier, such as office supplies, and a printer/scanner/copier, says Buttigieg. Shearer suggests a cabinet or file drawer for each family member. Each parent has a drawer for their bills, each child has a drawer for their artwork. Alternatively colour-coded files for each family member can work. Functionality aside, there is the human element of sharing and getting along that makes working together a challenge. How can you make working together pleasant? “Boundaries and respect,” says Buttigieg. “Everyone should have their own space carved out, even if it’s a small section of the room. Family members need to respect and not infringe on someone else’s space. That means one person can’t pile their papers on someone else’s desk when their own desk gets TheRentersGuide.ca buried.”
