CROSSING THE RIDEAU RIVER BY WAY
of the shallow ford at Strathcona Park is a scenic part of life in Ottawa, and this very act lends Overbrook its name. Bounded by the Rideau River in the west, Donald Street in the north, and the Queensway in the south, Overbrook stretches east from the Rideau River to St. Laurent Boulevard, offering great access to downtown. Overbrook has long been home to families who work in the nearby downtown core, as well as in the neighbourhood itself. Strong local business and family bonds make Overbrook a tightknit Ottawa community. As other nearby
neighbourhoods become less affordable, Overbrook manages to maintain affordability. Overbrook has a long-standing history as a place of ethnic diversity and economic opportunity in the city. Current statistical data shows a predominantly aging community made up of 40 per cent of emptynesters, citing the next closest group of young professionals at 31 per cent. Approximately 59 per cent of the overall population is childless. With 11,590 people living within its boundaries, Overbrook’s population density is higher than average in Ottawa.
The nearby St Laurent Shopping Centre offers entertainment, convenience and free parking. Residents can play tennis at the RA Centre’s indoor/outdoor clubs right next door, or explore the new eco-friendly Overbrook Community Centre on Quill. There is arguably better car accessibility and parking east of the downtown core, but pedestrian traffic suffers. Cyclists have scenic paths along the Rideau River. OC Transpo has a station at St. Laurent with access to the transitway, but those further away from the shopping centre settle for slower local routes.

Average rent There is a lot of discussion about the average rent in a city. Organizations like the Canadian Mortgage and Housing Association collect data on rent, and this number is often cited in the news. But don’t expect to budget by that average. Rent varies between provinces and cities – but there’s also significant variation within a city. While stats are collected and developed on each product – one bedrooms, two bedrooms, etc. – the data is generally based on the rates set by purpose-built rental apartment buildings. It doesn’t account for investor-owned condo renals, second suites or private residences. Average rent also doesn’t address the differences in neighbourhoods – safer, trendier and more upscale areas are going to be much more expensive, while there will cheaper options at the other end of the spectrum. It’s supply

and demand that dictates pricing. Average rent also doesn’t take into account elements like onsite amenities, parking or even address the difference between all inclusive units versus units where all of the utilities and laundry are additional expenses. When you’re ready to move you’ll need to start looking around in your preferred neighbourhood and see what the average rent is where you want to live. It’s a more effective way of budgeting because location and style dictate price. If you search solely based on price, investigate the neighbourhoood to ensure you know what to expect. I love wall detailing – even the most subtle elements can make an incredible impact. Both wallpaper and wood detailing can give you an elegant custom look, but if a project of this scale isn’t in the cards for you, try a Bohemian wall hanging. Homesense has some great options that will make a huge impact in your space.
Nothing is more natural and calming than a fireplace. My favourite unit is the new Dimplex Stockbridge Optimyst stove that is functional and mobile. The flames look and sound as real as a wood burning, crackling fire. For pennies a day you can have all the comfort and nostalgia of a roaring fire without any mess or a pricy gas bill.

An alternate to adding in bold, dramatic dark colours is to incorporate bright and cheery accents. Try a new headboard which will make a dramatic statement. Adding a few stools in the same pattern but different colours will also make a huge impact. joalcorn.ca

It allows you to test a dramatic colour, but at the same time you can easily swap it out or try another colour. This works in any room – from bedroom to bathroom, kitchen to family rooms. THE NEW YEAR OFTEN marks the
start of new changes, and the rental industry is no exception to that. Landlords are permitted to increase their rental prices annually in most provinces. Which month they increase the rent depends on when you moved in – or when your last increase happened, since most provinces stipulate that you can only have the rent raised once every 12 months (365 days). Provinces with rent control will mandate a maximum annual increase. This is the maximum increase effective from January 1st 30

until December 31st. I always thought that if you stayed in the same rental long enough, you would outsmart the average rental price, as long as the allowable yearly increase remained realistic. As it turns out though, the allowable increase set by the government is generally in line with our average rental prices. Who knew there was method to their madness? Don’t get me wrong, this doesn’t mean our average rents aren’t problematic, it just means the allowable increase is as
reasonable as can be for both landlord and tenant. The permitted increase varies from province to province, as do our average costs. To determine if you’re getting ahead by staying put and dealing with rent increases versus finding a new rental in a market where rent is on the rise, I’ve run the numbers. Take a look and see what your rent would look like now if you’d moved into an average twobedroom apartment in 2012 and stayed put, versus what the average rent today looks like.

The standard allowable rent increase for 2017 in British Columbia is 3.7 per cent for residential tenancies. Landlords must provide tenants with three months’ notice before implementing the increase. The Laws for Landlords and Tenants in Alberta states that there is no limit on how much a landlord can increase rent in Alberta. Having said that, landlords can only increase rent after a year of tenancy or a year after the last rent increase was implemented. Because there is no limit, I was not able to accurately

Read & Understand your contract for a successful move By Chuck Resnick
THERE’S AN OLD RULE IN BUSINESS: WHAT IS NOT IN WRITING
was never said. Although some agreements may need just a handshake, others that involve a multitude of variables require a contract so that all the parties understand what is expected of them. This is particularly true when you hire professional movers. You’re obviously the “who,” but we also need to know exactly “what,” “where” and “when” in order to transport your items to your new place. Within those general categories, there can be many details, and finding out about them on moving day is counterproductive. Think ahead. The first thing to do is find a reputable mover. You can check online with the Better Business Bureau or the Canadian Association of Movers, and of course, find out who friends and family members have used. Select a company that has a tried-and-true track record. Then ask questions, and remember that the movers should be asking you a lot of questions as well to determine exactly what the move will entail. When we meet customers to arrange their move, we need to know about everything they expect to take so we can prepare as accurate an estimate as possible. In many ways, estimating is a science. Computers help, but the results are only as good as the information we input. Telling us on moving day that you forgot you want to take the shed in the backyard can hold things up for hours. It will also add to your costs. And speaking of costs, we need to know well ahead of time if you want us to provide the service of packing. Deciding this two days before the move likely won’t work. In addition, if we have quoted only on moving and not on packing, a new contract will have to be drawn up with a higher price. If you do the packing yourself, read the contract as to whether or how much your items are covered, should damages occur. We also have to know whether you have anything other than Point A to Point B in mind for moving day. If you forgot to tell us that your dining room set has to be dropped off somewhere else first, it’s like the meter running in a taxicab. You will pay more for unexpected side trips. Plus, unless we know in advance, we may pack the dining set in an awkward place for unloading partway to your destination. Again, this will cost you time and money—two things that are precious commodities on moving day. It is our responsibility as professional movers to ask the right questions, but until we develop ESP, we need to rely on you to

explain what you need from us. A contract protects you as much as the movers, but only if you read it, understand it and abide by it.
