s you know, one of the biggest considerations you’re faced with when it comes to choosing a rental is your choice of location.

Unlike furniture, paint and decor, it’s the one thing that you cannot change, so it’s important to choose well.

What are the critical things to consider when choosing a location? There are so many personal variables it’s really up to you to decide. As an example, if it is just as important to you to be close to your children’s school as it is to your place of work, then look for a place that offers you the best of both worlds. If you own a car and want to use public transportation whenever possible to save on parking and gas costs, a well-connected mass transit location may be a better option for you. If you’re a walker, close proximity to major amenities should be a definite consideration. Doing errands such as grocery shopping and banking on foot has many health benefits and gives you a chance to meet your neighbours and discover new places too.

Don’t let the cost of rent solely dictate your choice of location. Make a list of your priorities first, and then take the time to assess each location for its merits and weigh your options.

Sometimes, even though life has changed and a new apartment is necessary, moving can feel too overwhelming or inconvenient to take on the challenge and make the effort. While there isn’t an honest person alive that will tell you moving is easy or effortless, you can minimize the impact, stress and headaches by planning it out carefully.

The first step is deciding what you want. Get a few points down on paper, such as: location, size, necessary amenities and budget. Be realistic and know the difference between your ideal and the market reality.

Start looking. Look in advance so you get a feel for what the market has to offer. If you like something, put your name on the wait list. Get your finances in order and your references in check. Start streamlining your possessions. If you’re moving with children you’ll have to get their stuff in order too.

If you start getting your move in order well before you actually give your notice and sign your lease there will be much less to do once the 60-day countdown is on.

RENTING IS YOUR BEST CHOICE

IT’S A TIME OF LIFE WHERE PEOPLE START THINKING ABOUT BUYING A HOME, but if you’re a young single, a freshlyat-work professional, or a recently married couple, and you’re wondering what to do, there are many good reasons why you should choose to rent instead of buying your first residence.

At this stage of your life, you may be finishing up your education, paying off student loans, or just beginning your first job(s). It’s not likely that you will have even accumulated enough cash to use as a down payment. One of the many advantages renting has over home ownership, is that there is no large down payment to be paid up front. You only have to come up with your first and last month’s rent.

And despite the message of real estate marketers who try to convince you that you can own a condominium or home for the same price as renting, here’s the truth: renting is always substantially less than owning. While it is possible that monthly mortgage payments might be comparable to what you’d pay to rent, as an owner you will also have to pay property taxes, all maintenance expenses (either monthly maintenance payments in a condo, or all costs of repairs and maintenance from appliance repairs, to landscaping, snow shoveling, etc. in a house). Many apartments include utilities or hydro in the rent, and when owning you would also have to pay an additional amount for these services. What about insurance? Tenants’ insurance is always less expensive than the cost of insuring your own home.

At this stage of your life, flexibility is most important because you are very likely to move again within the next three to five years, either to take another job, go back to school, or because your family is growing and your needs are changing. It’s RentersGuide.ca much easier to make a move when your only obligation is a one-year lease. The hassle and expense of having to sell your home would unnecessarily complicate any career move.

Some bankers and real estate professionals will try to convince you that with renting you’re not building equity.

RentersGuide.ca But when you factor in all the hidden costs of buying and

selling real estate, from commissions, to legal fees to land transfer taxes, etc. , the reality is that no condo or house is going to appreciate that much in the short term to offset those hidden costs. If you are lucky enough to actually have enough cash accumulated to use as a down payment on a house, keep it in a secure two or three year term investment with a good return. When you run the numbers you will be much further ahead three years down the road than if you had invested it in a condo.

The other good reason for renting at this stage of your life is that renting can offer all of the benefits of living in a prime neighbourhood – one that you likely couldn’t afford to buy in – such as convenience to transportation, shopping, recreation facilities, etc., along with condo-quality amenities such as fitness facilities, concierge, indoor/outdoor pools, etc. decorating upgrades, spectacular kitchens and bathrooms, etc. at a price that won’t leave you cash-strapped. With renting, you’ll be able to save a little every month, for emergencies, travel, retirement, or have a little more disposable income for furniture, a car, clothing, and entertainment, which is also important to you.

When you consider all the advantages that renting affords, you’ll see that your dream home is really an apartment!

Organize on a budget

Cost-effective tips to cut your clutter

PRICES KEEP GOING UP AND UP, SO WHEN YOU’RE CUTTING COSTS, WHY NOT CUT CLUTTER AT THE SAME TIME? You don’t need to spend your hard-earned money on expensive storage solutions – chances are, you may have the thrifty answers in your home already!

QUICK TIPS ON ORGANIZING YOUR HOME Use what you have. Organizing doesn’t have to cost a fortune; just get creative. Before rushing out to buy bins and baskets, look around your home for containers you can re-purpose. Here are some ideas: » Egg cartons or ice cube trays can be used to organize earring sets, cuff links or hair accessories. » Empty plastic baby-wipe containers can be used to store crayons, first aid or sewing supplies, and they stack easily on a shelf. » Empty baby food jars can be used to keep touch-up paint, spare buttons, or screws and nails. » A mug holder can be re-purposed into a scarf or baseball cap holder. » Empty tissue boxes can hold plastic grocery bags or, with the top cut off, packets of gravy and instant soup. » The large clear plastic container that you can buy prewashed salad in is perfect for storing special occasion shoes, keeping them visible yet dust-free.

Before you go shopping, eliminate the clothes you don’t wear to make room for new items. Use the “one in – one out” rule: for every item you bring home, let go of one. Zip bags are a cost-effective cure-all for clutter. Plastic bags that zip shut are for more than just keeping sandwiches fresh. Use the large ones to store shoes when travelling so that they don’t soil your clothing. Use the small ones to organize the contents of your drawers. Place elastic bands in one bag, and cotton swabs in another. Use them for band-aids, cosmetic sponges and bobby pins.

Items remain sorted, clean and dust-free. Bonus: no need to label because you can see the contents clearly.

QUICK TIPS ON ORGANIZING YOUR HOME OFFICE Want to reduce the amount of paper piling up in your office, and save trees and money as well? Pull the paper out of your printer and store it in a file folder across the room. Although this may seem counter-productive, you will actually be saving time in the long run. By making it less convenient to print, you will begin to print more consciously and less often. As a result, you’ll have fewer papers to pile, sort through and file later, and you’ll spend less money on print cartridges and paper.

QUICK TIPS ON ORGANIZING YOUR LIFE Why buy when you can rent or borrow? The next time you need something, rather than automatically driving to the store to purchase it, take a moment to consider a less-expensive, clutter-free alternative.

Try a rental store, a library, or ask friends/family to borrow the item you need. That way, you don’t have to store it forever. Acquiring and clinging is a habit that can be broken!
