By knowing your rights and responsibilities ahead of time, you will be well informed and able to determine if the location is right for you. Once you choose your location, make sure you understand your lease – and all the provisions in it – before you sign. Over the course of your tenancy a landlord should give you adequate written notice, in accordance with the timelines set out in The Landlord and Tenant Act, when rent or landlord services will be adjusted. You should be able to discuss any clarifications or adjustments before they take effect or a new lease is signed.

Many landlords and property management companies do their jobs well and care about the property they own as well as the people who live there. It is in their best interest to keep good tenants. Many go above and beyond.

Choosing the right landlord Six tips from an industry insider

here are a lot of choices out there. Here are six tips from Marketing Consultant Sheryl Erenberg:

1 How attractive is the exterior of the building?: We call this “curb appeal” in the industry. Are the grounds kept? Are the hedges trimmed? Is the grass cut and are the flower beds planted? Is the building sign visible and up to date? If the property looks neglected, the chances are good that tenants will be too!

2 Finding the person who does rentals: It shouldn’t be an obstacle course or an episode of CSI to get from the parking lot to the person who rents apartments. We call this “The Golden Path” TheRentersGuide.ca to the product. The “path” should be clean, welllit and have plenty of signs along the way. Ideally, a sign above the enterphone panel should tell you who to call.

4 Watch and listen to how the staff interact with one another: Do they appear to be working as a team? Listen to the radio chatter if you have the chance. Is the conversation between employees pleasant? Professional? A lot can be learned about the landlord by who they choose to represent them and how they train/motivate their employees.

5 Yes, you can predict the future!: If, while they are with you, the staff come in contact with an existing tenant, listen carefully to their tone of voice, their willingness to assist that customer and watch their body language. Do they know tenants by name when they meet them in the building? How effectively do they handle complaints? This could be you next month or next year!

6 The lobby test: After your visit, sit in the lobby and do an informal survey by asking passing/waiting tenants how long they’ve lived at the property and whether they would recommend it. A good sample for your survey is five to seven people.

As you begin the decorating process, start by establishing the sofa and area rug.

The sofa should be proportionate to the room.

A clean, sleek shape with narrow arms suits a small room, and doesn’t waste space. I like to use a neutral fabric – something that will wear well and anchor the room. Accessorizing with patterned and solid pillows in a complementary colour scheme is sure to bring excitement to the sofa and space.

Area rugs can also be your beginning point of reference for your living area, especially if there is a particular pattern and colour that you are fond of. I prefer the use of rugs over carpets, as they come in various sizes, colours and designs, but they also allow you to show the surrounding flooring.

I am sure most of us have fond memories of living at home with our parents, and saying, “I can’t wait to get my own place so I can decorate it the way I want to,” after being grounded for painting the walls a horrid colour to our parents’ dismay. We couldn’t wait to get out into the real world and do it “our” way. “Its only paint,” we’d retort, but this somehow never appeased them.

Some of us were fortunate to move out sooner than others, usually to university or college, but it still meant we were living in strict policy – dorms (where at the fraternity or sorority houses, anything goes) or a cheap rental – a room in someone’s home or a shared accommodation where painting just wasn’t a option. Make their favorite cookies, offer to cook them a meal or a bunch of meals for the freezer for those extra busy workdays, or create a coupon for three nights of free babysitting. Maybe you’re a computer genius and can offer to do maintenance or repairs. Perhaps you’re a mechanic and can offer a tune-up.

After the buzz of the holidays, you were happy to stay home for the first couple of weeks. Then you may have started feeling the itch. You’ve got to get out. Time to hit that great new restaurant that just opened up, or head out to the clubs. Wait a minute. This is Make Do Month.

By February you’re finances need a breather. Enter Make Do Month. This is the month when you stretch everything a little farther so you spend a lot less. If you get invited to a party, you don’t rush out and buy something new, you get creative and shop your closet. And if you need a little something different, you shop a friend’s closet. Or hold a clothing exchange. What you don’t do is spend money.

When the weather is warm, it’s easy to do lots of free things. When it’s cold, entertainment gets more expensive. Sure there’s that great movie you’d love to take the family to for a night out of the house. For a family of four, you’re probably looking at $100 or more with popcorn and drinks. Recycle a movie you already own or do a movie swap with friends, add some home-made popcorn and a 12pack of pop and you can probably do it for $10. Now that’s making do.

It is also a good month to experiment with a new routine as you make do. If you’re used to buying coffee every day, brew your own at home or work and save bigtime.

Call up a couple of friend and throw a pot-luck game night instead. See if you can do it at their house this time.

Dolly, LD, corrugated, internal move – hearing the terms used to describe your move may give you panicked flashbacks of high school second language classes.

Professional moving can be a very technical business. There are industry-specific terms to describe moving processes and products that most people have never heard before. No need to worry.

Giving kids a financial head-start

xperts estimate that it costs close to $200,000 to raise a child from birth to age 18, not counting post-secondary education.

So when a new child joins a family, parents and grand-parents tend to think about starting an education fund like a Registered Education Savings Plan. While this is a very practical way to help the child get a head-start in life, it’s a tactic that’s limited to their education years. To find out if there are other long-term options to help get kids on the right financial path into their adulthood, we checked in with the life insurance experts from Desjardins Insurance for their advice: What would you suggest as another long-term savings product for children?

One option is a life insurance policy for the child that is purchased by the parents, grand-parents or another friend or family member. The child will then be protected for his entire life and can take advantage of an added savings component that is tax exempt.

What happens when they’ve grown up?

When the child reaches the age of majority, the policy ownership can be transferred to them and continues to protect them for life. At this point, all the premiums may have been paid. What’s great about this insurance is that it provides the child with a head-start on life. For example, the policy can be used as collateral when applying for a loan.
