The perfect place for 2017 Happy new year! I hope that 2017 is off to a great start for you. It’s a time of year with a lot of anticipation – resolutions, changes, taking account of things. I, for one, don’t like the pressure. What I do like about the arrival of a new year is the idea of a fresh start. I like to think of January 1st as the first day of a fresh slate. I know it’s arbitrary, and that there’s no magic at midnight, but I like to give myself the break and the encouragement each year. On January 1st you are free of last year, free to make what you want out of this year. From mistakes and missed opportunities to taking chances and tackling your dreams, the year holds opportunity. And that’s one reason why I find the new year an ideal time to assess your living situation. Is it time to make a change? Have you been living somewhere that

isn’t quite working for you – or been tempted by a move to a place or a space that would embrace your needs and your lifestyle much better? Do you love your space but need to get the cobwebs out and give it a bit of TLC? Is it time for some new furnishings? Is it time to toss stuff that’s taking up space and not helping your home to be all that it could be? Whether you’re moving, making changes, reclaiming space or just undergoing a little style makeover, start the year off right – with the intentions and follow-through to make your space the perfect place for 2017. I hope the holidays were wonderful and that I’ve inspired you to start 2017 off with a clean slate and some thought about your home. If it’s time to make a move, hope this issue of Renters Guide can help. Check us out online at YPNextHome.ca, and get ready to rent your new home!

Advice | MOVING

Avoid common

packing mistakes

MORE ADVICE ONLINE ypnexthome.ca/news/advice

By Chuck Resnick

HERE A RE A FEW TIPS TO HELP you avoid finding damaged items at your destination: 1. CONSIDER PURCHASING BOXES FROM YOUR MOVER. The most common packing mistake we see is people getting free boxes at the grocery or liquor store and then putting too much weight in them. For example, using a large box to pack books and magazines may make it too heavy to lift, and the box might break during the move due to the weight.

everything with tie-off straps to keep belongings from getting jostled during the move. If you’re not completely packed and ready on moving day, we can’t create that box wall early on and, this decreases the capacity of the items that can be moved at one time. It also eats up precious time and, therefore, money!

Use this rule of thumb: the heavier the item, the smaller the box. Be choosy about your boxes; free boxes from a grocery store that have been used to ship produce could contain insect larvae that may transfer to your belongings. 2. BE REALISTIC ABOUT THE NUMBER OF BOXES YOU NEED. Depending on how long you have lived in your current location, you will most likely underestimate your boxes requirement. Often, we hear of people who think 50 or 60 boxes will be enough, and then realize they need 250, two days before moving day. 3. START PACKING EARLY AND BE COMPLETELY PACKED WHEN THE MOVERS ARRIVE. Sometimes we arrive at a customer’s home and they’re not packed. There’s nothing more frustrating than trying to move a customer’s belongings while they are attempting to shove items into boxes and we get in each others’ way.

4. THINK AHEAD. Begin packing items you don’t use daily. As you pack your boxes move them to the front of your apartment and stack them along a wall near the front door. Say it takes 2.5 minutes, on average, to move a box from an upper bedroom to the truck. Having it on the main floor can shave 45 seconds off the time for each box. Saving 45 seconds multiplied by 200 boxes can save lots of time and money.

This also interferes with the optimal loading of the moving truck. We have a loading system where the first things we place in the truck are light items such as chairs, lampshades, cushions, etc; we place these items in the ‘attic’ (the area over the cab) of the truck. We can get lots of light items up there and they stay secure.

5. CONSIDER HAVING YOUR MOVING COMPANY PACK FOR YOU. We are skilled, have more experience and have standard-size small, medium and large boxes that are designed to fit into our trucks to create a perfect box wall for optimum efficiency and safety.

Next, we create a ‘box wall’ stacked to the ceiling to hold the items in the attic in place. We then stand plastic wrapped mattresses against the box wall and secure

So, when it comes to moving, forethought goes a long way. Because your belongings mean a lot to you, take extra care when packing so that they arrive at your destination safely.

Advice | THE RENTALIST

Roommate living:

How to deal with replenishables

MORE ADVICE ONLINE ypnexthome.ca/news/advice

By Jackie Marchildon LIVING WITH ROOMMATES has many benefits: it can be fun, you can often afford a bigger place, and you can all pitch in on furniture and household items that can be kind of pricey to purchase alone. Having said that, living with roomies can get a little tricky if you don’t decide how to deal with the usual living costs that go along with rent. I’m talking about replenishables. the things that everyone in the household will use: toilet paper, food, dish soap, light bulbs, paper towels, etc. The sooner you choose the best way for you and your roomies to buy this stuff, the better. It will help you avoid fighting over who uses the most toilet paper.

Take turns buying: This works if – and only if – everyone agrees to it. If not, it’s chaos. You probably don’t want to buy toilet paper and just assume your roommate will grab it next time, because that roommate might never buy any. But, you also can’t live without toilet paper. Be clear — I’ll buy this pack; you buy the next. In one of my homes, my bathroom was on the main floor by the kitchen, so naturally it was used more frequently by everyone — guests and roommates alike. The two of us on the main floor tried to keep it stocked, but the upstairs roommates weren’t quick to help since they also had another bathroom. We all felt like we were constantly buying toilet paper. Decide who buys what and for where if you’re going to take turns. Same goes for groceries, cleaning supplies and anything else you might share. The slush fund: If you think it’s necessary, create a fund that you all contribute to that will be there when you need essentials. Placing a jar in the kitchen works as long as everyone agrees not to use the funds for takeout (it can be tempting when you get low on groceries). Decide on an amount that everyone will contribute on a weekly or monthly basis, and confirm what the funds will be used to buy. Will they strictly be used for household supplies or will they pay for groceries too?

Keep things separate: If you can’t all agree on the best way to deal with replenishables, it’s best to keep it all separate. If you’re living with someone you strictly consider a roommate, and not necessarily a friend, this is often the best bet. It can get tiresome to split up toilet paper but it can also avoid awkward scenarios and fights about money. There’s nothing wrong with keeping things to yourself, plus it can make your monthly budgeting a lot easier. Embrace family living: If you’re close with your roommates, you might not need an actual system. For some roommates, especially those that have lived together for a long time, these things just work themselves out. You’ll grab toilet paper when it’s on sale, and so will your roommate. You’ll make dinner, they’ll do the dishes, and vice versa. If you like to bake, and your roommates like to eat your baking, they’ll make sure the house is always stocked with flour. When you live like this, you have more of a family dynamic than a roommate agreement. It can be wonderful to have a relationship like this, but it’s not for everyone. Make sure you’re all on board before you start using your roomies’ shampoo or eating their cereal!

Advice | APARTMENTALITY

bY Kimberly Leung WHETHER YOU’RE LOOKING FOR YOUR FIRST OR NTH RENTAL,

finding the right one can pose a challenge. Here are 10 things you should think about before saying yes to the address. 1. ACCESSIBILITY: While realtors might emphasize the importance of location, it doesn’t necessarily mean just proximity to the things you care about. A unit geographically closer to work might take longer to get to than one further away but right along a major highway. Living along a subway route might make your commute more pleasant in the winter, when a 20 minute walk will chill you to the bone. 2. PRICE: A big one for most people, a good rule of thumb is to keep your housing costs (including utilities and other essentials) at about 30% of your net income. After all, what good the perfect unit if you have to drastically change your lifestyle to stay in it? You should be living your best life! 3. PROXIMITY: Although it doesn’t necessarily guarantee accessibility (see 1), there’s usually a positive correlation between

how far away you are from somewhere, to how long it’ll take for you to get there. So if there are some places you know you’ll go frequently (work, school, maybe your mom’s house), it pays to consider how close they are to your new home. 4. AMENITIES: A newly built condo with all the bells and whistles will generally cost more to live in than an older, lower rise building with

huntington place Completely rebuilt suites with stunning features: • 4 newer appliances • Extra–large suites • Included Heat & Water • Seniors Welcome • Close to All Amenities • No Pets or Smoking • Over 1000 Sqft • 1.5 Bath • Storage

5. DEMOGRAPHICS: Think about whether your life meshes with those of your neighbours, businesses and establishments located nearby. Like peace and quiet? Living on a major road, near student housing, for example, may not be the best fit for you. On the other hand, if you’re a party animal, you might find being in a suburban, family friendly area a bit stifling. 6. TRANSPORTATION: How do you get around? Do you love to walk? An area with convenient shops and services nearby could be perfect for you. If you love driving, you might not mind your favourite stores further away, as long as there’s plenty of parking. And if you’re reliant on public transit? Living on a well-served bus route can make your life a lot easier. 7. PRACTICALITY: It’s easy to fall in love with a wellstaged apartment, or even an empty one. You start dreaming about new furniture, and decorating...but sometimes your initial excitement over a gorgeous unit runs up against reality when you realize, after you move in, that it doesn’t fit your needs. So try to take a moment to

consider how it’ll fit into your life now, and in the future. 8. RESTRICTIONS: Have a furry friend as a roommate? Maybe you haven’t been able to kick your smoking habit yet? Some landlords have strict rules on what they’ll allow on their property, and in the interest of maintaining a good relationship with them, it’s best to respect their wishes. Ask whether there are any restrictions against pets, smoking, noise, etc, before moving in. 9. SAFETY: Are the entrances well-lit? Is there security or cameras installed on the premises? Is the building located on a bustling road, or a secluded inside street? When looking for a unit, consider how safe you’ll feel living in it. You should never live somewhere that makes you feel the need to sleep with one eye open. 10. THE FINE PRINT: Talk to your landlord or building management, and scrutinize the rental agreement before you sign anything. Find out who’s in charge of repairs, and how complaints will be handled. Ask what your rental fee covers and the rate of future rent increases. Be informed, and make sure know your rights as a tenant. Now move in, and enjoy your new place!
