enting an apartment over owning a home makes lots of financial sense for people in many different life situations.

Maybe you just can’t afford to buy a home or don’t want to spend your hard-earned money on one. Maybe you have a plan to buy a home in a few years, and want to start saving for a down payment. Or maybe you’re simply not interested in the cost and commitment that come with being a homeowner. No matter why you’re renting an apartment, you need to know your rights as a tenant. As part of the process, your landlord must give you a copy of the agreement after you sign and return it. Since this document outlines all the terms you’ve agreed to, it’s an important document to have on hand.

You should avoid breaking a lease if at all possible. Each lease agreement has its own penalties for not honouring the outlined terms. Be sure to check your lease to make sure you can handle the financial ramifications that come with breaking a lease – before you break it.

’m not a huge TV watcher, but I do happen to love the reality TV shows.

Specifically, the ones that let you in for a peek at the mega mansions, millionaire lofts and rockstar pads of the insanely wealthy and incredibly famous. I also like those programs that go around the world looking at different homes – a casa in Costa Rica, an auberge in Paris, a London flat.

While my city home will never compare to a Kardashian castle, and I’m not moving anywhere exotic any time soon, it’s good to dream big. But more than just dreaming – glimpses of professionally styled, money’s-no-object, exotic settings offer amazing inspiration!

With the vacancy rate down around record lows across the country, it’s a bit tricky to find the exact apartment you’re looking to rent. The more rigid your needs, the smaller your selection will be. Budget, size and location dictate your options.

Instead of being disheartened because you can’t find the perfect layout, broaden your scope with some vision and creativity. One of my favourite tricks is inspired by a dressing room/make-up table I saw in a star’s loft bedroom. She used a floor-toceiling bookshelf as the headboard of her bed. Behind the bookshelf she created a lavish and lovely make-up table and dressing room – you’d never know her secret niche existed. It’s also a great way for dividing a room if you want the kids to share but still afford them each a lot of privacy, or perhaps create a home office nook.

Inspiration comes from all over, I just happen to enjoy all things home and decor, and I’m always impressed by the originality and unusual functionality of a space just by looking at it from a different perspective.

PACKING TIPS to make your move a little easier Gather boxes in all sizes – purchase them or gather them from friends and neighbours.

Label boxes containing fragile items with large red lettering.

Collect cushioning materials like bubble wrap, foam pellets, furniture pads, blankets, plastic bags, tissue paper and newspapers to use as padding inside boxes.

Place china in plastic bags and stack plates upright on their sides, not flat.

Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors.

Keep boxes to 50 pounds or less.

Reinforce the bottom of boxes with extra tape for added strength.

Label each box with the name of the room in your new home where it should be placed and unpacked.

List the contents of the box on its side.

Number the boxes and keep a list of which boxes go in which room in your new home.

Pack your TV, stereo and computer in their original boxes whenever possible.

choosing colour top paint challenge, survey Finds CIL brand launches unique ‘model home’ website to simplify When it comes to painting, applying paint to a Wall is an easier task than choosing a colour. That’s the finding of a country-wide survey of Canadian paint habits conducted by leading brand CIL paint.

Of survey respondents, 44 per cent pointed to colour selection as the biggest challenge they associate with painting projects. This compares with 34 per cent who cited preparation as their biggest obstacle.

The study also found that 36 per cent of respondents said they rely on in-store assistance to select a colour for their paint job. What’s more, CIL paint retailers report that even those who bring a fabric swatch or accessory from the room to be painted into the store still have trouble envisioning their completed paint projects.

In response to consumer demand, CIL paint has launched a new website (www.CIL.ca) that makes the paint selection process easier. Based on a “model home” concept, the website allows visitors to view dozens of room settings, each featuring a different wall colour.

Unlike the traditional method of showcasing paints by colour family, CIL paint presents its colour palette by room – from bedrooms and bathrooms to kitchens, living areas and dining rooms. Every room category features a wide range of photos, each with a different colour backdrop.

“The idea of the model home concept is to showcase paint colours in a true-to-life setting,” said Alison Goldman, brand manager for CIL paint, a brand of PPG Architectural Coatings.“Just as people walk through a physical model home TheRentersGuide.ca and get decorating ideas, so too can they navigate

through the new CIL paint website and make more confident colour and décor decisions,” she added, explaining that test-user feedback has been overwhelmingly positive.

“Although people have relied on paint chips to help them make colour selections for decades, it’s very difficult to envision how the chip they’re holding in the palm of their hand will look on the entire length of a wall,” Goldman said.“Now we’re saying to consumers, ‘Here’s an online library of room colour options that makes it easy for you to narrow your colour choices from the comfort of your home, before you even step into a store to look at paint swatches,’” she explained.

The website has a visualizer tool that allows users to choose their favourite décor setting and try different CIL paint colours and colour combinations in the room.

It also lets users upload – and virtually paint – photos of their own rooms, or they can pull colours from any uploaded image and bring them into a room setting. A special site feature enables visitors to save their choices in a project folder and share them through social media channels to get input from family and friends.

According to the survey by CIL paint, the most popular rooms painted by Canadians last year were bedrooms (24 per cent), living and family rooms (23 per cent) and kitchens (22 per cent).

of mess Little adjustments reduce the Clutter-making process

by HELLEN BUTTIGIEG ELIMINATE YOUR CLUTTER HOT SPOTS We all have certain spots in our homes that have become magnets for clutter, usually because they provide a convenient, empty flat surface to pile things on. Walk around your home to determine where the clutter hot spots are, then remove the clutter (toss it in a box or laundry basket for now) and put something beautiful in its place, like a vase or a sculpture. If it’s the dining room table, set it as if you were having a dinner party. This will deter you from using it as a drop zone. Walk around your home with the box you tossed everything into and deposit these items where they belong, either in the garbage or recycle box or stored elsewhere in your house. If they don’t have a proper home, create one.

KEEP YOUR PANTRY DECLUTTERED Most people can’t resist buying items when they go on sale. But when it comes to food, buying too much and neglecting to use it before the expiry will cost you more in the long run. It’s easy to forget what you have on hand when things build up. FEELING STUCK If you find yourself backsliding when it comes to maintaining your organizing systems, don’t berate yourself, as this will sap your energy and prevent you from doing anything about it. Renting a HoMe Know your rights and responsibilities WHetHeR you’Re a fiRst-tiMe RenteR or an experienced tenant, when it comes to renting a home, it’s important to make sure you understand your rights and responsibilities.

To help you through each stage of the rental process, Canada Mortgage and Housing Corporation (CMHC) offers the following tips on how to find the right place to call home, and what you need to know after you move in: The first step in looking for a home is to identify your needs as a renter. What’s your budget? Which neighbourhood do you want to live in? How many bedrooms do you need? What amenities are important to you? If you haven’t already created a list of your needs and preferences, CMHC’s Rental Search Worksheet can

help give you a head start.

Once you’ve identified what you’re looking for, it’s time to start looking for your new home. There are a number of resources available to help you find a place to rent. These can range from newspapers, apartment listing websites and bulletin boards in local libraries or community centres, to asking friends for recommendations or simply visiting neighbourhoods you like and looking for signs that say“For Rent.”{Ed’s note: And magazines like Renters Guide are a great go-to source!]

When you look at a prospective rental, have a list of questions ready to ask the landlord. For example, you may want to know if the rent includes parking or utilities, what type of lease will you be asked to sign, whether or not you can make any changes to the premises, and whether pets or smoking are allowed.

When meeting a landlord, try to make a good impression.

Dress neatly and arrive on time. Respect the current tenant’s

privacy. And make the landlord’s job easier by bringing your rental history and references, a letter from your current employer, and a cheque so you can leave a deposit in case you’re interested in the home.

If you will be viewing more than one apartment, write down the key features of each place so you can compare them later. CMHC’s Rental Unit Evaluation Worksheet can help you evaluate your options and make an informed decision.

When you rent a place, the landlord will usually ask you to sign a rental agreement, commonly known as a“lease.”Rental agreements vary from one province or territory to another, but they generally include the names of the landlord and tenant, the address of the property, the amount of the rent and what it includes, the date when the rent is due each month, the amount of any security or damage deposits, the term of the rental period, as well as things like who is responsible for maintaining the property, whether there are any restrictions on the tenant, and when and how the landlord can enter the premises.

Once you’ve signed your lease, it’s time to move in! Moving can be a hectic time. A planning checklist, such as CMHC’s Three Weeks to Moving Day, can help you keep track of all the details, and help make sure your move goes as smoothly as possible.

Before you move in, you and your landlord should inspect your new home together.

Use an Initial Inspection Worksheet to document everything you notice, so you won’t be held liable for any preexisting damage when you leave.

Once you’re living in your new home, make sure you and your landlord are clear on who is responsible for what, especially with issues such as emergency or regular repairs, rent increases, or how to handle any complaints that might arise.

In the event of an emergency (such as a leaking roof or broken furnace on a cold TheRentersGuide.ca winter day), try to contact your landlord or emergency contact at least twice, and give them a reasonable amount of time to respond. If you can’t reach your landlord

and have to authorize emergency repairs yourself, make sure to document and keep all paperwork related to the repair for later reimbursement.

If a problem arises that you can’t work out directly with your landlord, check with your provincial or territorial rental authority to find out if there are any tenant advocacy groups in your community. Do not withhold rent to pay for repairs, as this can be grounds to have you evicted.

When your lease expires, you may sign a new lease, or you might shift to a monthto-month lease. Depending on where you live, your landlord could also give notice that they will be increasing your rent. Eventually, the time will come when you’re ready to end your tenancy and move out. When this time comes, you and your landlord will again inspect the property together, to see if any repairs

are needed above and beyond the usual “wear and tear.”Your landlord will also have to return any damage or security deposits you paid when you moved in, plus interest.

Remember: you may need your old landlord to give you a reference in the future, so do your best to leave under good terms. Give them the proper amount of notice in writing. Make any necessary repairs. Allow the landlord to show the home to potential new tenants. And leave the place in as good a condition as you found it, so the next tenants will be able to enjoy their new home as much as you did.

Unpack yoUr common sense for a smooth move

When it comes to moving, a little common sense goes a long Way in transporting your belongings to your destination so that they arrive in good shape and on time.

no one being able to pick it up, or worse yet, the box breaking from the weight. Common sense will tell you that heavier items should be packed in smaller boxes, and vice versa.

Did I mention labeling?

Considering the importance our stuff has in making us feel comfortable in our surroundings, these items deserve special thought and care. Thinking ahead is the best thing you can do when it comes to making arrangements, packing, etc.

Organization should be your mantra, efficiency your goal.

Again, a little common sense goes a long way to success at the other end. When you pack the moving vehicle, remember to place the boxes you’ll need first, last — and label accordingly with the contents and which room it goes into. Even better, if you are driving to your next residence, place things such as garbage bags, tissues, dish liquid, etc. into the car. You should also carry valuables such as jewelry, your laptop, important papers and the like separately from the bulk of your items.

If you are doing your own packing, look ahead to lifting, stacking and unpacking the boxes during your move. People often run to the grocery or liquor store to pick up cartons, and then use newspaper as cushioning. Although this approach can save you a few dollars, in the long run, you may pay for it in stress, time and broken items. Instead, think about purchasing cartons and packing paper from the professional mover you’ve chosen. The boxes come in uniform small, medium and large sizes, which are easy to stack in a moving truck or van.

Another way to apply common sense to packing is to look at each item with the thought, do I really need and/or use this?

Especially if you are moving from a larger space into a smaller one, paring down possessions is important. The fewer things you move, the less your move will cost in terms of time and money.

And speaking of money, if your budget allows, hire movers to do your packing and transporting. We do this every day, and we have it all down to an efficient system. Professional movers want our moves to go smoothly as much as our clients do.

Trust me, this convenience is huge on moving day. Unlike newspaper, packing paper does not leave behind ink that then has to be cleaned during an already hectic time in your life.

Everyone is born with common sense, but few use it. If you are planning a move, I encourage you to be one of those savvy few!

During the packing itself, be generous with whatever you are using to cushion your things, especially fragile items. › 2 tbsp butter

› 2 cups 10% cream

› 2 cups chopped leeks, white portion only, rinsed well

› 1 bay leaf

› 1 head of cauliflower, cut into florets › 4 cups chicken or vegetable broth

› 2 tsp sea salt and freshly ground white pepper, to taste › fresh chives or chervil, for garnish

In a large soup pot over medium heat, warm the butter. Add the leeks and sauté, stirring constantly, until tender, about five minutes. Add the cauliflower and sauté for about five minutes. Add the stock, cream, bay leaf and sea salt, bring to a simmer, reduce the heat to medium-low and cover. Simmer, stirring occasionally, until the cauliflower is very tender, about 45 to 60 minutes. Remove the bay leaf.

Called Crème du barry in franCe, itS name lieS in hiStory, like many good frenCh reCipeS. This easy, rich and creamy soup was named after Madame Jeanne Bécu, comtesse du Barry, a famous French beauty who was the last official mistress of the ill-fated king, Louis XV. At the time, it was a common practice to recognize royalty and other public figures in the naming of new culinary creations, so whenever you see the term du Barry, you know the dish includes cauliflower. I can think of many foods I might want to be named after, other than cauliflower, but in this case TheRentersGuide.ca it had to do with the dish being considered “high class” in preparation and presentation...creamy, silky, smooth, and pure. Although, Madame Du Barry was not exactly pure, her legend lives on in this velvety smooth and delicious soup.

Using a stick blender, purée the soup directly in the pot until it’s very smooth and creamy. Alternatively, use a food processor, and puree the soup in batches. Press the soup through a chinois or other fine-mesh sieve set over a clean saucepan. Season with white pepper. Keep the soup warm over low heat until ready to serve.

Ladle the soup into warmed individual bowls, garnishing each serving with some fresh ground white pepper, snipped chives or chervil.

Serve immediately.

One Of the life events that Will have the Biggest impact On yOur mOney is the arrival Of a neW BaBe and the income loss associated with taking maternity leave. In Canada, new moms can take up to 52 weeks off from their jobs and have those jobs protected for their return to work. However, all that time off doesn’t necessarily come with a full paycheque. Yes, there are companies that offer a “top up”, but it hardly ever is for the full amount of your before-baby pay, and it seldom lasts for the full year.

For people who do not receive a top-up, employment insurance (EI) benefits will provide an income. EI benefits are calculated as 55 per cent of your normal earnings up to a maximum salary. So if you’re earning $40,000 a year, which translates into $3333 before taxes a month, or $769 gross a week, you’ll be entitled to 55 per cent of that or about $423 a week, before taxes. Ouch!

On top of that pain is the fact that the first two weeks of mat leave are unpaid, so your income calculation won’t start until the third week. And since it’ll take between four to six weeks to get your first EI benefit deposited into your bank account, you shouldn’t be counting on that money to make your mortgage payment or buy food.

Moms aren’t the only ones who can take time off with your new Mini-Me. Dads can take up to 35 weeks of parental leave; however EI benefits have to be shared between the mother and father so they can’t both collect EI at the same time.

Adoptive parents also get to take parental benefits and fall under the same rules as dads.

So, now that you know you’ll only be getting a fraction of the income you’ve become used to, how are you going to cope?

Many new moms and dads resort to using their credit cards or lines of credit to see them through. Dumb!

With a new long-term expense – that’s the baby – adding gobs of interest to the equation is no way to secure your financial future. Every month you’ll fall further and further behind, becoming almost desperate at the hole you’ve dug yourself. And if another baby arrives soon after, your goose will be cooked.

Just because Canadians are guaranteed a year of mat leave doesn’t mean we have the right to take it. We only have that right if we’ve taken the time to plan TheRentersGuide.ca for it, and have the money we’ll need to make ends meet without going into debt.

The best way to see the implication of the mat leave income drop-off is to live on the equivalent of your mat leave income for the duration of your pregnancy. Put the rest of the money you’re earning away for emergencies, to buy the stuff you’ll need for baby, or to start an education savings plan. If you can’t swing it for the months that you’re pregnant, you might want to reconsider taking the full year’s mat leave.

The other thing you have to consider is which member of the family should take the most time with the baby.

While, traditionally, women have done this, when the woman is the primary breadwinner in the family then the income loss to the family is felt doubly.

Do the math to see who should take time off and how much, and how that will impact on the family’s financial situation.

You have to make a budget that balances while you’re off, including a whole bunch of new categories that incorporate baby’s food, clothes, personal care (diapers, shampoo, cream), medical, toys, activities, and savings.

Don’t forget the costs associated with actually getting the baby here: hospital rooms and parking. If you have a health plan through work, you may be covered

for semi-private room. If not, you may have to settle for sharing a room with a lot of other crying babies. And don’t bank on being in hospital for only one day. If there’s any complication with baby, you’ll be “living” at the hospital until baby can come home. Don’t add financial stress to your already overstressed life.

The arrival of your newest family member should be a time full of joy and excitement. But you can’t expect things to run smoothly if you’re a dope and don’t do some planning. People like to say they didn’t have any time to plan… that they were “surprised” by baby’s arrival. You’re kidding me, right? Nine (I actually think of it as ten) months isn’t enough time to figure out how you’re going to cope? Or maybe it’s that you don’t want to have to face some hard truths. Well, you have a baby to consider now, so it’s time to wake up and smell the poop!
