DECOR TRENDS FOR 2018! 12
+ get social
Making a decision can be very liberating – like making the decision to move. Once you’ve got your mind made up and you’re ready to go, though, your momentum can come to a full stop because you just don’t know where to start. Start looking around two to three months before you give notice. You want to be able to gauge where the market is at. Get out and see places. Have your references, deposit cheque, credit check and all other info lined up so you are prepared to jump on any opportunities that arise. One of the most common questions I get is, whether to give notice first or to find a place first. This is a very tough call and depends on your finances and your ability to handle some risk. You need to give notice - it varies from province to province, but most landlords need 60 days – and that 60 days needs to start from the day your rent is due. Give notice in writing. You can find an apartment first, and then give notice. It’s the safe route, but this will cost you. You’ll likely pay one or two months of rent to both your new and your old landlord where your notice period overlaps your new tenancy. You’re on the hook for the notice period that you’re legally obligated to give. You may ask your landlord if they’re flexible – in a hot market many landlords have a waiting list and can facilitate your early exit – but they don’t have to, so ask. Once you give notice, there’s no going back! I always found that it put the passion in me to find the right place. It can be frightening in a tight market, when apartments are in demand and vacancy is low. Hope this issue of Renters Guide can help. Check us out online at nexthome.ca, and get ready to rent your new home!

LINDSAY FORAN
Wellington St. West is bordered by the Somerset St. Bridge to the east and Island Park Dr. to the west. The neighbourhood runs from Scott St. to the north and the Queensway to the south. The boundaries of Wellington St. West are easily blurred with the neighbouring communities of Westboro and Hintonburg, but many residents are quick to say the areas are quite distinct. Once all referred to as Mechanicsville, it’s establishing itself as a prime location for renters, buyers, shoppers and diners! Buy local, eat organic, be consciously aware, and most definitely grow a beard! This is the overall hipster vibe of Wellington
St. West, but it’s not over-the-top like some trendy neighbourhoods. In fact, you can spend an entire day without even realizing just how trendy it is. With so many local vendors, and the farmers’ market, there is no excuse not to eat fresh and local, while supporting your neighbours. Along Wellington there are numerous shops – many residents are owners or employees, and it creates a great sense of community pride, all wanting the area to thrive. The area is still up-and-coming, and so it caters to young professionals, some students and young families. There are still parts of the neighbourhood that are in transition, but it won’t be long before developers and renovators takeover. The atmosphere here is exciting, fun and young. Wellington St. West is only a few kilometers away from
the Ottawa Hospital, the Royal Ottawa, and many small malls. There are also quite a few schools in the area, including Notre-Dame and Nepean High School. In the summer, there is the always-popular Parkdale Market and many smaller markets along Wellington. Wellington St. West is in a prime location. The area is close to the 417, the OC Transpo bus routes, and the new LRT station will be located only metres away at Tunney’s Pasture. Within biking distance to downtown and the NCR pathways, this area is perfect for those on foot or in a car.
Lindsay has lived in the Ottawa/ Gatineau area her whole life. When she’s not touring the city in search of the hottest new neighbourhood spots, she’s busy writing fiction and enjoying life with her husband and two dogs. lindsay_foran01@hotmail.com

TREND FORECAST DESIGNER JO ALCORN GIVES YOU THE LOWDOWN ON WHAT WILL BE TRENDING THIS YEAR
by JO ALCORN I LOVE WHEN DESIGN TRENDS FOR THE NEW YEAR
BOLDLY Canadian
ARE REVEALED. IT’S THE PERFECT TIME TO START THINKING ABOUT UPDATING YOUR HOME AND DECOR.
YO
THIS YEAR, I AM SEEING (AND LOVING!) ALL THINGS DRAMATIC. HERE IS A SNEAK PEEK AT THE TRENDS I SEE EMERGING THIS YEAR – MANY OF WHICH WILL BE INCORPORATED INTO MY 2018 DESIGN PROJECTS!
Think PINK I’ve always been obsessed with white, but this year it’s time for my love affair with white to take a backseat. I predict pink to be a big design trend in 2018, and I have already started incorporating the hue into my latest design projects (stay tuned). Want to add a bit of blush to your space? Why not try Pleasant Pink 2094-60 by Benjamin Moore on your walls. For decor options, check out the super affordable items from Bouclair, from side tables and throws to artwork and accessories – they’ll have you tickled pink.
This year, expect to see big and bold patterns and more items made in Canada. That’s certainly the case with my Jo Alcorn Line. From my matching dog beds and throw pillows, to my new wallpaper line, both are following these trends: Made-in-Canada and big, bold patterns.

HEAVY Metal
Brass and bronze items are slowly creeping into every part of the home. From brass tableware (a great selection can be found at wayfair.ca) to bronze lamps, clocks, bookends and artwork from HomeSense, there are so many options to add a pop of shine to your home – even with kitchen appliances! The Sunset Bronze kitchen suite from Whirlpool is functional and stylish, bringing warmth to any cooking space with its rich, metallic, bronze finish.
MIXED Materials Look out for a mix of materials in furniture pieces this year, such as this gorgeous, multi-function table from Structube (left). It incorporates many of the trends I am seeing this year, such as a mix of wood, glass and metal along with drawers. This piece is the perfect blend of function and style.
Back in BLACK
It’s all about black in the bathroom for 2018! This concept is drastically different from the all-white trend of late and packs a punch when you enter the bathroom. The inky and edgy sophistication of matte black is the goto finish for the design-savvy homeowner, looking for a dose of drama in their space. From shower heads to faucets, towel bars and hooks, these black accents from Delta Faucet are offered in a variety of showstopping collections including the Trinsic and Ara.
Jo Alcorn is a design specialist and designer on HGTV’s Home to Win, out this spring. She has her own furniture collection, signature pillow and dog bed line and is known for her savvy design concepts. Visit Jo at whitewashco.ca 12 RentersGuide.ca

ADVICE | APARTMENTALITY
THE LEASE YOU’RE SIGNING A CONTRACT by ELISA KROVBLIT KEAY
You want the apartment and you are going to sign the lease. But are you clear on what that means? It’s a legal contract and you’re legally obligated to fulfill the terms it contains. The lease is there to protect both the landlord and the tenant. This legal contract spells out what each party’s obligations are. Though leases are not legally necessary to rent an apartment, and the landlord and tenant can just agree upon terms, shake hands and go about their lives, this doesn’t give either party any recourse should issues arise. If there’s nothing in writing, it’s just a matter of one person’s word and memory of events against the other. You may be thinking that renting a place is straightforward, and that the lease just complicates things with legalities, but you’d be wrong. It’s best to have a contract that spells out all obligations and then nothing is left to memory or chance. This is, after all, protecting your right to your home, and without that confidence that your expectations will be met, you may find your rental experience subpar. The lease must contain some basics: THE LANDLORD, THE TENANT AND THE ADDRESS:
These are the basics and they identify the parties involved. All people living in an apartment should be on the lease. THE DURATION:
Is it week-to-week, monthto-month or something else?
Is there a minimum residency, like six months or one year as a minimum? The rules around tenancy are determined by this information, so clarify it. THE MAINTENANCE OBLIGATIONS:
Who shovels the snow, who cuts the grass, who takes care of repairs? If you rent in an apartment building, this may be all under the property management. But if you’re renting a whole home, you may have to look after more of the property. INCLUSIONS:
The lease should state how much the rent is, and what that includes. It varies from property to property – you may have utilities included, or you may have to pay your own, such as hydro, gas and water. Is laundry included? EXCLUSIONS:
Are there areas of the property other than your unit for your use? In a duplex, for example, the rights to garage access or backyard usage may lie with one tenant or both units. If they’re not included,
you have no rights to use them. Don’t end up disappointed. EXPECTATIONS:
The landlord may include clauses about what is and isn’t permitted. These expectations can include items such as having tenant’s insurance, no smoking, pets or painting the walls. Read your lease carefully before signing it, and make sure you get a copy of what you’ve signed. That’s your right. If it’s not in the lease, it doesn’t count. Before you sign, discuss any concerns or requests with the landlord. Often, if there is an issue, there may be some resolution you can come to – leases can be changed, but only before they’re signed. It becomes trickier down the road if you change your mind. Remember, this really is a legal document and you’re obligated to follow the terms you agreed upon with the landlord. And that’s why you sign a lease.
