I was 22 years old when I signed my first lease. Even at that age I understood that no matter how hard I tried, bad things could happen, so I got myself some tenants’ insurance.

Since that first one-bedroom apartment in Montreal – where, incidentally, I was robbed – I have lived in many rentals, and was robbed two other times. Each time I called my insurance company to make a claim. The last time someone broke into my apartment was in 2010. Replacing my stolen engagement ring and wedding band was not possible, but both of my daughters’ laptops were taken and let me say, having the insurance money to buy new ones saved the day. There was no way I could have replaced them had I not been insured.

Sometimes it may feel as if we’re wasting money paying premiums year after year. Consider yourself lucky if you’ve never had to make a claim – having your stuff stolen or ruined is not fun. But if you have the misfortune of being a victim of a home burglary, a fire or flood, you’re going to be glad you kept your insurance paid up because that’s when you’ll need them to pay out. Bring the kitchen to you, not vice versa.

Don’t make guests shuffle from outside to inside for necessities such as napkins and ice.

Bring it all outdoors for easy access.

Good quality, environmentally friendly disposable plates are a lifesaver. You can pick them up at decent supermarkets nowadays. They’re inexpensive, guilt-free and the chore of stacking the dishwasher vanishes.

Bring the bar to you. Delegate one of your guests to bring two bags of ice on their way over. Pour it in a bucket and that’s your outdoor bar area – done!

RHUBARB & RASPBERRY JAM GALETTE Once you’ve prepared your dough, you can play all day with your fruit toppings.

Explore and have fun with this one, it’s impossible to fail.

INGREDIENTS • 3/4 cup all-purpose flour • 2/3 cup whole-wheat flour • 1 tbsp. white sugar • 1/2 tsp. salt • 5 1/2 tbsp. chilled unsalted butter, cut into 1/2-inch pieces • 3 tbsp. whole milk • 1/4 cup Greek yogurt • 2 tbsp. raspberry jam • 4 rhubarb stems, cut into 1- to 2-in. pieces • 2 tbsp. brown sugar • 1 egg (white only) INSTRUCTIONS » In a food processor, pulse all-purpose flour, whole-wheat flour, white sugar and salt, six or so times to combine.

Then add butter and pulse 10 more times, or until mixture resembles a coarse meal. Add milk and yogurt and pulse for 60 seconds or until pea size lumps form. Remove and shape into a lump, wrap with plastic wrap and refrigerate for a minimum of two hours. Can also be made the day before. » Preheat oven to 400 F. Lightly flour parchment paper and roll out dough to around a 15-in. diameter – 1/8-in. thickness. » In a small bowl, microwave raspberry jam for 30 to 60 seconds or until warm and runny. Brush entire upfacing surface of dough generously with jam. » Toss rhubarb and brown sugar in a mixing bowl. Place rhubarb onto dough and sprinkle with remaining brown sugar, leaving a two-inch edge.

Brush remainder of jam over rhubarb.

Fold over dough edge, brush with egg white, slide onto an oven tray and bake for 25 to 30 minutes or until golden brown. Let rest for five minutes and serve with whipped cream or ice cream. You can also dust with confectioners’ sugar, if desired.

FINDLAY CREEK VILLAGE A KID-CENTRIC COMMUNITY

LINDSAY FORAN Findlay Creek Village runs north to south from Hunt Club Rd. to Leitrim Rd., and east to west from Albion Rd. to Bank St. This is a small neighbourhood, but you won’t hear any of the residents complaining.

Once they walk through these boundaries, most feel there is little reason to leave again.

One of the nice elements about the neighbourhood is that when the community was built, developers made the effort to preserve the wetlands around the area. Residents make the long commute to work, but once they’re home, they enjoy the greenspace.

Findlay Creek is your typical Canadian suburb. In all seasons, kids block off the streets to play hockey, and families hit the trails on their bikes. This kid-centric community is populated largely

by young families, which is what makes this neighbourhood so appealing. Findlay Creek is not your old-fashioned, typical suburb; this is a younger generation of families looking to escape the city and have fun while doing it.

This neighbourhood is built for families. If you’re a young, single professional who works downtown, this is not where you likely want to be. But if you love kids, Findlay Creek offers renters single-family homes, townhomes and semi-detached in either bungalows or two-storeys. This is an ideal place to live for those who crave this ever-popular niche, but can’t afford their own home.

You can rent a single-family home with all the benefits that this neighbourhood has to offer.

If you live in Findlay Creek then you most likely own a car. The community boasts the slogan: Close to everything, away from it all. Very true! There are bus routes along Hunt Club and Bank St., but you aren’t near Hwy. 417 or 416.

Bus route 144 goes directly through the entire community. There is also a park-and-ride on Leitrim Rd. The Findlay Creek Shopping Plaza offers everything from coffee and alcohol to grocery and physiotherapy. There are also many schools in the area from all the Ottawa school boards. And if you can’t find what you’re looking for in Findlay Creek, simply drive down Bank St. or Hunt Club and you’ll have many more options to choose from.

Findlay Creek Village is far. There aren’t many different ways to get to this place yet it’s still hugely popular. Residents accept the long commute down Hunt Club and the usual congestion just to enjoy the area. You probably won’t bike the 20-plus kms a day to get downtown, but you could make it your life goal to give it a shot…at least once!

HOW INSURANCE WORKS While it may seem complex, insurance is really quite simple: Your premiums go into a large pool, if you will, at your insurance company. The claims of the few are paid from that pool.

Because there are more people contributing to the pool than there are making claims, there is always enough to pay the claims – even large single claims like when someone is permanently disabled as a result of a car collision, or many smaller claims like those resulting from a natural disaster.

(The 1998 ice storm that hit parts of Ontario, Quebec and New Brunswick resulted in an estimated 700,000 claims for damages totalling $1.4 billion.) However, large disasters (such as the ice storm) do come close to emptying the pool.

INSURANCE FOR INSURANCE COMPANIES

Even when the pool comes close to emptying, there is another pool from which insurance companies can draw to pay claims. Some of your premiums are used by your insurance company to buy reinsurance – insurance for insurance companies. Sometimes losses are so big – like those resulting from an earthquake – that there is no way an insurance company can cover the costs.

Reinsurance is an extra layer of protection against large losses.

Your insurance is an annual contract, so the pool operates for only one year at a time. Your premiums and the premiums of

INSURANCE PAYS FOR …

Insurance pays for only those types of losses described in your contract. It is very important that you read your policy and/or talk to your insurance representative about what you are covered for and what you’re not. Insurance will not pay for every problem that you may encounter, nor is it a maintenance contract. Insurance is generally intended – and priced accordingly – to help policyholders cope with the financial consequences of unpredictable events that are “sudden and accidental.” If, for example, you live on a floodplain by a river, flooding of your property in the spring is not sudden or accidental; it is inevitable and, therefore, not insurable.

YOUR NEW START CAN BE SOMEONE ELSE’S, TOO

CHUCK RESNICK Moving into a new apartment is an exciting and stressful time. Think: A new space, a different layout, a blank canvas!

But before you move into your new residence, you’ve got to move out of the old. You’ve got lots of stuff, which means many boxes, which means lots of work. As they say about new beginnings: To make room for more, sometimes you’ve got to let things go.

In anticipation of the move, purge your belongings. There’s value in de-cluttering your home before you move. The process itself forces you to itemize and organize your belongings, which is always helpful before tackling moving day.

Take note of what your must-haves are, what will work in your new space and what you want to leave behind.

Know that when you hire a mover, you pay for space and time. Items that you don’t use or need, if packed, take up valuable space in the truck that could be used to carry something else. Also, the labour and effort of properly packing and carrying those items costs you time. Don’t pay to transport something you don’t need.

Moving needn’t be expensive if you plan properly. Consumers can help subsidize the cost of hiring a professional mover by selling unwanted items like couches or

furniture sets. Use online classified websites or social media platforms to help spread the word, and watch how quickly your goods get sold.

A rewarding alternative to selling your items is to donate them. Find a home for those belongings by giving them to people in need. Donate your comforters and couches to a local women’s shelter. That old office desk you were going to leave behind could be someone else’s place of inspiration. That jacket you haven’t worn in years could keep someone warm. Give someone else a fresh start from belongings that don’t make the cut for your new space.

For most, moving is an emotional time, in part because of the stress of packing but also because of the sentimentality of saying goodbye to a place in

which you’ve lived and created memories.

De-cluttering your home before a big move is valuable. Not only does it help with packing efficiency that lends itself to being financially helpful, but it also helps with the emotional stress of moving out and moving on.

De-cluttering begins the process of saying “goodbye” to get you ready for all those “hellos” in your new neighbourhood.

STAYING HOME

WITH THE KIDS GAIL VAZ-OXLADE

One of the big questions new moms and dads grapple with is whether to go back to work. Many parents find that they really want to stay home and raise their kids.

Just as it makes no sense to go into pregnancy with your eyes closed, clueless as to how you’ll cope financially, the same holds true for making the decision to stay home with the kids or go back to work. It shouldn’t be a guess. It should be based on the black and red of your situation.

Here are some things you’ll need to add into the equation: TAXES. A lot of the income you will make will be eaten up by taxes.

If you’re returning to an existing job, you need only to look at an old pay stub or last year’s tax return. If you’re looking for a new job, you’ll need to figure how just how much tax you’ll pay.

CHILD CARE. The next biggie is paying someone to do at least part of the job you’d be doing if you stayed home. You can hire a nanny, pay for daycare or, if you’re really lucky, rope your parents into being all things to your kids while you’re off in the mines. There’s a cost to it all, and you’ve got to figure out what that cost will be for your family.

TRANSPORTATION. You’ll have to be able to get to and from work.

If you live further than walking distance to where you work, it could be as inexpensive as public

transportation, or as expensive as a plane-ride. If you’re driving, you’ll have to figure out the cost of gas and the additional wear and tear on the car, resulting in higher maintenance costs. Don’t forget the additional trips to and from your childcare provider.

CLOTHES. If you have to maintain a “professional” appearance at work, what’s it going to cost?

If you’re carrying a lot of babyweight, are you going to need a whole new work wardrobe?

DRY CLEANING. If you’re wearing a power suit to work, it’ll have to be cleaned once in a while.

FOOD. While it may be your (best) intention to take your lunch to work, you should also budget for the occasional lunch out, the occasional coffee with coworkers, the occasional birthday celebration. That stuff happens. If you pretend it doesn’t, it’ll bite you in the budget.

GIFTS. Speaking of birthdays, let’s not forget the presents you’ll be chipping in on, or the charitable donations you may be expected to make as part of belonging to that work community.

HOUSEKEEPING. If you’re both back to work full time with a new baby to look after, you may need to hire someone to do the vacuuming. Even if it’s twice a month, it’s an expense for which you need to budget.

LOST WAGES. If you’re both working, someone’s going to have to take time off if baby gets sick.

Will one or the other of you get docked if you have to stay home with a sick child?

That’s the money, but there’s another equation you have to think about… the happiness equation.

If you love the work you do, that’ll go in the pro column. If you’re doing a job just for the money, your motivation to leave your baby will be very low. If you’ve worked out the money thang, and it says “go back” but you hate your job, you hate your boss, you hate your commute, it may be time to think about making money some other way.

There are lots of people who change careers, develop new skills (while off with baby in that first year), or upgrade their skills. There are people who find ways to work a full week in three days, so they’re home four days with baby. There are couples who work off-shift, so one or the other parent is home with the kids. There are tons of ways to have the life you want.

But you have to think about it. You have to plan.
