As the days grow warmer and we open our windows to let in the fresh air, we also risk letting in pesky insects and flies. A friend of mine recently told me the tranquility of her sunroom is being disrupted by some wasps. So far, she has managed to find someone to guide the stinging, buzzing pests outside, but she’s finding it hard to relax in her sunroom, lest they return. Her husband suggested calling an exterminator to see if there is a nest, but although my friend is afraid of wasps, she doesn’t want to kill them. I get her desire to respect all living things, but frankly, I’ve never been a fan of spiders, flies, ants or anything creepy crawly when I’m outside, never mind when they invade my living space. As kindhearted as I am, it’s wham-slam, into the garbage can as soon as I see an ant, spider or bug in my house. And if I had an infestation, I would call my landlord to take care of it. If you’re being pestered by unwanted house guests, call your landlord. It is their responsibility to take care of the problem. Most landlords appreciate knowing about a situation when it starts, as they would prefer to keep their properties clean. And when it’s time to make a move, let Renters Guide help. If there is something you’d like us to write about, or if you have a comment or suggestion, please send me an email.

ADVICE | RENTERS’ HELP
DON’T BUG ME GETTING RID OF CREEPY, CRAWLY HOUSEGUESTS by MARLENE EISNER It can happen to anyone at any time: you’re sitting in the living room peacefully watching TV and munching on popcorn when suddenly you’re hit by an unwanted guest — a carpenter ant. The lowly black insect may seem lonely crawling along the edge of your coffee table, but you know that if there is one, there have got to be more. Household pests can crop up in some rental properties. These opportunistic pests live anywhere they can find food, water, warmth and shelter. Some pests can become a serious health hazard and your landlord is responsible for getting rid of them. If you’ve already tried to fix the problem with a product from the hardware
store but have had no success, tell your landlord. He or she is obliged to hire a professional exterminator. Most landlords want to help, as it’s in their best interest to keep their properties clean. If your landlord is reluctant to do anything, the local
health department can aid you in handling the pest problem. Although you may never be disturbed by carpenter ants or silverfish, it’s a good idea to learn how to identify pests, their risks and how to get rid of them.
THREE COMMON HOUSEHOLD PESTS
Source: CMHC
SILVERFISH Long, flat silver-grey body. Broad at head and narrow at rear. Move quickly. Prefer damp, warm areas. Active at night. Contaminate food.
ELIMINATION/PREVENTION Seal areas of entry. Eliminate dampness.
BEDBUGS Small, oval and flattened. Reddish-brown. Active at night. Bites leave minor to severe lumps or swelling and can cause bleeding.
ELIMINATION/PREVENTION Clean and air bedding. Replace mattresses that are infected. Vacuum frequently.
CARPENTER ANTS Large black ant or black with red marks. Active at night. Prefer moist areas. Live in walls, ceilings, doors and insulation. Destroy wood structures by tunnelling. Carry germs with their bite.
ELIMINATION/PREVENTION Keep areas dry. Remove food sources. Seal honey, jelly, fruit and meat. Keep areas around the outside of house free of wood. Spread diatomaceous earth along the foundation. If infestation is present, locate and destroy the nest.

151 GREENBANK NOT YOUR TYPICAL RENTAL Imagine coming home each night to your brand-new rental suite. Stainless-steel appliances, stackable washer and dryer, granite countertops and laminate hardwood floors. No condo fees, amazing amenities and luxury finishes. Forget your typical rental with parquet floors, holes in the walls, and random stains in the fridge. You will be the first tenant to rest your head here at night – this is not your typical rental. Phoenix Homes is excited to announce one of its newest properties: 151 Greenbank. Located at the corner of Greenbank and Craig Henry, this brand new, luxury building offers 60 first-class rental suites starting at just $1,475 per month plus utilities. There is also an added cost for available à la carte options such as underground parking and storage. This pet-friendly building has just finished construction, and occupancy is being accepted for immediate, June, July or August, and the rent will be pro-rated for the date you move in (one-year
lease for all units). Renters can choose from one-bedroom, onebedroom plus den, two-bedroom and two-bedroom plus den. There are eight different models, and unit sizes range from 588 to 1,092 sq. ft. Included with your rent is access to the party room, where you can host your next get-together. You also have access to the fully equipped exercise room, where you can hit the treadmill and unwind after a busy day. As an added perk, you will save 30 per cent off your Rogers internet and TV services for two years. Craig Henry is a great familyfriendly neighbourhood. ADVICE | THE RENTALIST
THAT SPOT IN YOUR APARTMENT:
THE ORIGINAL BUNZ TRADING ZONE JACKIE MARCHILDON If you’ve ever rented before, especially in a building, you might remember (either fondly or with hate) that one spot where everyone left their discarded items. They weren’t necessarily unwanted items; in fact, oftentimes they were great household objects that just weren’t needed anymore. Some might even say it was the original Bunz Trading Zone – a popular online barter/ trade site – albeit without the actual meet up and trade. Even before Bunz, there were other sites that helped people get rid of their stuff. Freecycle, for example, allows you to join or start a local group, post items you no longer want and look for items you might need, but trading is not allowed. The free stuff section on Craigslist is another example. Bunz, Freecycle and Craigslist are all great ways to find some free stuff, but it’s not quite the same. Arguably it’s much better than having a ‘donations’ bag hanging around the apartment half full, waiting to be filled in order to warrant a trip to the drop-off donation site. Lifelong renters often claim that renting is a lifestyle. Renters that hate being renters probably disagree. But even if renting is a stopover for you before homeownership, it really does offer a sort of unique lifestyle for
a few reasons – one being that specific “spot.” While you still have access to neighbourhood groups, curbside finds and online trading groups when you own a home, the rental “spot” is different and pretty unique to renters. Even in a big city like Hogtown, that special spot flourishes and reminds us that while we may not know all of our neighbours well, we know we like their stuff. My apartment’s spot is just outside our gate – and occasionally inside the gate if it’s a particularly good item. Almost every time I place something there – from worn-out Sperrys to glassware to empties – it’s gone within the hour. The spot also makes it easy to get rid of clutter. Instead of holding on to unnecessary items, I just leave my stuff in that spot and it’s done – no second guessing. City living often means tight
quarters, so the more often you purge, the better. If you’ve never rented, this probably sounds like dumpster diving, but it’s not – it’s an unspoken trade really. I leave that IKEA lamp I don’t want anymore that is just the thing someone else needs, and sometime down the line, I’ll likely score a new printer. It’s a unique bond that renters share, and we may all dislike certain things about renting, but this is surely something we can all agree to love. You know the spot. What have you left for your neighbours? What have you found for yourself? Jackie Marchildon is a freelance writer in Toronto.

THE GLEBE FAMILY-FRIENDLY WITH A TRENDY VIBE LINDSAY FORAN The Glebe is one of Ottawa’s oldest suburbs, and it is, by far, still regarded as the place to live in Ottawa. The Glebe is bordered by the Rideau Canal to the south and the east, it runs as far as Dow’s Lake, and finishes at Hwy. 417. The Glebe is Ottawa’s ‘it’ place. From trendy hair salons, to unique clothing stores, people want to shop here, but most can’t afford to live here. Most residents drive to their offices, but many also bike, walk or hop on the bus. It’s one of the only places in Ottawa where suburbia meets the trendy hipster lifestyle. From one corner to the next the atmosphere
changes. Large, expansive, million-dollar homes, to student complexes where residents sit on the grass strumming their guitars – there’s a bit of everything. From the busy and scenic Rideau Canal to the hustle and bustle of Bank Street, the Glebe literally has everything you could need. The Glebe boasts a motley crew, from student renters to artists, families and retirees. The area attracts wealthy buyers who want to live downtown, but who are still in need of a suburban feel. Don’t be mistaken – the Glebe is anything but a sleepy suburb. There is a constant energy pulsing throughout the streets of the Glebe. Walk down Powel Avenue and you’ll find quiet suburbia. Head a few blocks west and hit Bank Street and you’ll find a rush
of pedestrians, commuters and cyclists. With an array of artwork, funky shops and hip restaurants, this area is family friendly with the trendy vibe that keeps you feeling young. The Queen Elizabeth Parkway is an easy way to get across the Glebe. This route leads you to Hwy. 417, downtown, or continue west. There are also many bus routes along Bank Street, which will easily get you where you need to be. The best way to commute in this area? Take your bike along the Rideau Canal. This lengthy route will lead you wherever you need to go. Lindsay has lived in the Ottawa/ Gatineau area her whole life. When she’s not touring the city in search of the hottest new neighbourhood spots, she’s busy writing fiction. lindsay_foran01@hotmail.com

ADVICE | RENTAL RANTINGS
DO THIS AND YOU’RE GOING TO GET EVICTED
JENNIFER BRAUN Have you ever seen your neighbour do something so ridiculous you wondered: “Is he trying to get evicted?” We’ve all had a lack of judgment at one point or another, but there are some actions that could seriously jeopardize your current lease. If you are actually doing this in an attempt to get out of your rental agreement, note that you do not want an eviction notice on your record. Instead, talk with your landlord to try and break your lease or look for someone to sublet your apartment. If you actually love where you live and you want to stay (I hope you do), don’t say I didn’t warn you. If you’re doing any of these things, you’re asking to get evicted.
enough to have you evicted in some provinces. Letting it jump all over neighbours, not picking up after it and letting it cause property damage will definitely get you evicted in all provinces.
that hole in the wall, which is the size of my head! I don’t even want to know how it happened, just pay to get it fixed or it can get you evicted. NOISE POLLUTION
CASH FLOW… SLOW, SLOW, SLOW
Non-payment of rent is the most obvious reason for an eviction, but your landlord can also file to have you evicted for habitual late payments. Get your cash flow situation in check and pay your landlord on time. RULE BREAKER
Hiding that stray cat in your room when you were nine didn’t work, so don’t think you can get away with having an English Bulldog in your non-pet-friendly apartment. It may seem like you’re only breaking a small regulation, but if it’s listed in your lease agreement and you’re breaking it, it could be
ARE YOU ALONE IN THERE?
Your friend was only suppose to crash at your place for a week, but next thing you know a week becomes a month and all of a sudden he’s living with you. It’s not a big deal until your landlord finds out. The name of everyone who is living in your rental should be listed on your lease agreement. If not, your friend might not be the only one who’s looking for a place to crash. DAMAGE CONTROL
Things break, I get it. I know that wine stain on the carpet was an accident and you didn’t mean to rip the shower curtains. What I really want to talk to you about is
Break-ups are tough, but it’s been two months Johnny! The neighbours can’t deal anymore with the outrageously loud crying session, followed by an hour of heavy metal music and your rendition of Shakespeare. There is never a good reason to disturb the other tenants in your building and it could be enough to have you kicked out.

Designer Jaclyn Harper creates a dainty nursery for her daughter Evie and shares some information on how you can create your own personalized baby room There are so many things to consider when designing your baby’s nursery. Do you want it to be gender specific? Do you want furniture that will grow with your child? Is it a small space? Are you on a tight budget? I’ll stop there. It can be overwhelming for sure! I’m here to help. Let’s get you thinking about your nursery by breaking the design down into three parts.
FLOORPLAN Before you decide on a colour or finishes for your room, it’s important to consider the space that you’re working with. If you have a small nursery (like I do), I’d suggest avoiding heavy and bulky furniture items. This means opting for a crib that has thin spindles and sleek lines. Keep this in mind when shopping for your dresser and glider as well. The bigger the furniture, the smaller your room will feel. The only item this does not apply to is an area rug. I love the look of a layered rug to make a room feel cosy. There are some fantastic washable options for kids that you can throw right into the washing machine. I then like to ground the space with a large neutral rug. This can add texture and warmth to the nursery.
You can use green painter’s tape to measure out the furniture you’re sourcing. It will help give you an idea of how everything will fit into the room.
COLOUR When it comes to the colour of your space, I’ve got a great rule for you to consider. I call it the 60-30-10 rule – 60 per cent will be the primary colour. For example, let’s choose white (I love a neutral white wall for any space). Then you’d choose a secondary colour at 30 per cent for the room – let’s go with pink. Lastly, your accent colour, which is your 10 per cent, could be green. I know this sounds like a strange combination, but if you look at my nursery for Evie, that’s exactly what I’ve done. This is a great colour theory for any room in your home. Also keep in mind, when it comes to colour, you don’t have to go crazy with your paint selection. Stick to areas that you can change easily such as smaller accessories. Crib sheets, throw blankets, pillows and rugs are a great place to play with colour and pattern. Bouclair (bouclair.com) has quite the selection of colourful accessories to choose from in its baby and kids’ line, but you can also use items from its regular line, which can then grow with the space.
FINISHING TOUCHES Speaking of accessories, the biggest tip I can give you would be – don’t over do it. A lot of the time, people put too many trinkets on display, which can ultimately make the space look and feel cluttered. Go for fewer items on display to finish off your nursery. For instance, I’ve decorated Evie’s nursery with simple accessories such as a curated selection of children’s books, a plush stuffie, an adorable frilly dress, potted plants and even a single pair of shoes. Now, that’s practical decor, right? The Shoe Fairy (shoefairy.ca) has an amazing selection of shoes for your nursery. I also suggest artwork that isn’t just for your baby. You’re the one that will be spending copious amounts of time in this space. Make it liveable and enjoyable for you. Purchase a piece that you love – you will be staring at it a lot!
