EDITOR’S NOTE

SPRING IS A GOOD TIME TO WALK THE NEIGHBOURHOODS Spring! It’s finally here. No matter that it’s still chilly outside. The days are brighter and longer, and will soon warm up, making it perfect for walking through different neighbourhoods to see where you’d like to live. This is probably one of the best ways to find a rental that suits your needs and lifestyle. Yes, budget is important, but so is feeling comfortable in the neighbourhood you choose. Walking through a variety of areas allows you to compare the housing and amenities, broadening your choices. Are there a lot of apartment buildings, condos or houses? Are they older construction or newly built? This will give you an idea of how rentable the area is, as well as an approximate idea of price. What about amenities? If you like to cook, you may want a few food shops nearby, and if you don’t cook very much, then a restaurant-dense neighbourhood may be more your style. If you have a dog, an area with some parks may suit you and if you commute to work, being close to public transit is a must. You can also check out the neighbourhood profiles in each issue of Renters Guide. They give you a snapshot of the neighbourhood, including hot spots, location and area amenities so you can narrow down your search. In this issue, we profile Barrhaven (pg. 12). So enjoy renting, and when it’s time to make a move, let Renters Guide help. You can also check us out at NextHome. ca and get ready to find your new next home!

ADVICE | THE RENTALIST

THE BEST NON-RENO RENOS FOR

YOUR RENTAL UNIT JACKIE MARCHILDON As a renter, you’ve likely had a moment or two when you wished you could make a big change to your rental unit — the countertops, the flooring — or, on a bad day, everything. But you also know you can’t make drastic changes, and you probably don’t really want to invest that much time and money into it anyway. Luckily, there are a number of options for renters that can help make big changes without the headache (and illegality) of renovating a rental. USE CONTACT PAPER

Generic countertops are a staple in rental units but they are easy to change without renovations. Contact paper comes in all kinds of colours and designs and applying it can make a huge difference in the kitchen. You can

change your counters or even add a backsplash without painting or breaking the bank.

they tend to look nice, too. INVEST IN A PORTABLE DISHWASHER AND/OR AN

REMOVE CUPBOARD DOORS

ISLAND

Most of the time we think we need to add things to make a big difference, but that’s not always true. If you remove the doors of your kitchen cupboards, for example, you create a bright, open-concept look. For an even richer effect, you can paint the insides of the cupboards or use contact paper to liven it all up.

In the spirit of creating more space (and keeping you sane if you feel like you’re always doing dishes), buy a portable dishwasher. Not only will it save you hours of dishwashing time, it’ll give you more counterspace! If you already have a dishwasher, and simply crave more counters, buy an island — it works as storage, a counter and a table.

CHANGE LIGHT FIXTURES AND SWITCHES

ADD SMART STORAGE

Replacing boring light fixtures with new distinctive ones like chandeliers or pendant lamps can really alter the look of your unit. If your home feels dark, this helps in the obvious way of brightening the space up, but it also helps a rental feel more unique. Check with your landlord before you play with anything electrical and you need to hire a professional. You can also change your light switch plates. Replace the dull plastic ones with something fancy like gold or brightly coloured plates to create little pops of colour throughout your home.

If you wish you could build more closets in your house (or build a garage), find unique ways to store stuff. Ceiling hooks are a great way to hang big items like bikes, and shelves can double as storage and decor. CHANGE THE HARDWARE

A new showerhead can make a huge difference in the bathroom. If you buy the right one, it’ll make you feel like you’ve renovated your shower and it’ll look nice and shiny. While you’re at it, see if you can change up your faucets and little drawer knobs, too. These little changes yield big results.

PAINT AND HANG MIRRORS

Painting can be a pain, but it can have dramatic effects on a space. To mimic the look of a chair rail, paint two-tone walls — use a dark colour in the upper area and a lighter one in the lower section. If your wish is for spaciousness, paint a light colour and hang mirrors. Incorporating mirrors into your decor helps lighten up a space and

NEIGHBOURHOOD PROFILE

BARRHAVEN AN URBAN OASIS by DAVID LINDSAY

+MORE PHOTOS AND STATS ONLINE: nexthome.ca/barrhaven Barrhaven is bounded to the north by the Greenbelt, to the east by the Rideau River, to the west by Hwy. 416, and to the south by the Jock River. Sometimes called ‘Farhaven’ by cynical outsiders, enlightened residents know that the quick 20-minute commute to downtown is well worth the countless benefits and hidden treasures this family-friendly oasis has to offer. Barrhaven is the family mecca of Ottawa. From the many parks and splash pads, to the abundance of family-oriented restaurants, Barrhaven is geared toward children and their parents. The unofficial mode of transportation is the mini-van, sharing the road amicably with cyclists and foot traffic on local sidewalks. In colder months, you’ll be hard-

pressed to find people outdoors; Barrhavenites know that winter is a time to hibernate by taking in a movie at the local theatre. Many take the drive out to Barrhaven because it’s a better value than neighbourhoods in the downtown core. It is said that once you move to Barrhaven you’ll never want to leave! As a result of this one-way migration, there’s a mix of young families, families with teenage kids and emptynesters. Retirement homes are on the rise, as the senior population wants to be close to their children and grandchildren. Yes, “Farhaven” is far, but as residents say, it’s a drive you get used to. Within minutes you have access to the 416 and 417. There is also a Via Rail station on Fallowfield. Barrhaven is also only

a few minutes from the Ottawa International Airport. With the new bridge connecting Strandherd to Prince of Wales, getting around the city has never been easier. Residents love Barrhaven because they never have to leave. Everything you need is within walking distance. There is an expansive supermall, and parks and schools at almost every corner. In fact, many of the schools in Barrhaven are some of the top-rated in the city. David Lindsay is a writer and full-time Ottawa resident, raised and educated in the NCR (National Capital Region, to the out-of-towner). This hometown boy wants you to know that Ottawa isn’t all stuffy bureaucracy, stone capital buildings, or a hockey team allergic to the playoffs – we also value meticulous lawn-care.

ADVICE | APARTMENTALITY

CREATING A SPACE IN YOUR HOME FOR YOUR HOME BUSINESS

KATHRYN KUSYSZYN You’re taking the plunge into entrepreneurship. Now you need to make myriad decisions, starting with where in your home to set up your workspace. The right space can make all the difference to the success of your venture. Here are some considerations for effectiveness and productivity. First off is the actual location. How much space is required and the type of space available will dictate where to set up shop. Depending on your space, a den, spare bedroom or mudroom can easily suit this purpose. Claiming part of a basement could work as well. When a full room isn’t available, consider converting a large foyer or the space under a staircase. Enclosing a porch or a balcony may do the trick. At the very least – and if it’s all your apartment can handle – designate a corner of one room as a workonly space. Ensure everyone knows this is a work-only area and off limits. A physical demarcation will assist with organization as well as support clear boundaries. Make a list of the needs and desires for the type of work you’re going to perform. You may prefer a space that offers such features as privacy, quiet, optimal ventilation, natural light, bright colours, artwork and an inspiring view. Choose the elements that are crucial for you to be at your best. Fulfill the needs first; the majority of desires will follow.

Let’s assume you need a desk, a phone and a computer. These require power, an Internet connection and lighting. Note the outlets and electricity available. Ensure there is enough power to handle a space heater or fan, computer, printer, desk lighting and whatever else you need all at once. Beware of tripping hazards like extension cords and power bars. If you will be seeing clients or colleagues in your space, there are other considerations. Check the local bylaws regarding signage and parking. The front walk will need to be well maintained with snow and ice removed when necessary. Clear entryways and preferably a direct route to the workspace rather than

through the living space are ideal. Ask friends and colleagues for their impressions and how you can make it more welcoming. Just as important is the mental space. Entering a workspace that meets your needs and is designated as such allows the mind to focus. When it’s both functional and pleasurable to be in, your work will flow. If you’re reading this and starting to envision the shiny, yellow brassy gold of decades past, put those thoughts out of your head. The brass of today is modern, less formal than gold and can add a pop of shine to any space in your home. When designing spaces for my clients, I find I’m drawn to brass for bathroom fittings, lighting, cabinet hardware and accessories. ADVICE | LEGALLY SPEAKING

WHO LET THE

LANDLORD IN? JAYSON SCHWARZ

Many renters wonder when a landlord can enter their premises and for what reason. Thankfully, there are rules that govern landlords and whether they can make unexpected visits to your home. YOUR RIGHTS AS A TENANT

Tenants have a right to privacy, and undisturbed possession from the landlord. The wording used in different provinces varies between reasonable enjoyment and quiet enjoyment. There are many ways that could lead you to believe that the landlord is interfering with your quiet enjoyment. Examples include: a. The landlord entering the rental premises frequently and without notice or permission; b. The landlord causing unreasonable and ongoing noise, i.e. from repairs construction, maintenance etc.; c. The landlord intentionally removing or restricting services explicitly promised in the rental agreement; d. The landlord allowing the property to fall into disrepair

served upon you as provided in your provincial legislation, a landlord may only enter your property under a few exceptions. Below are some examples of entry with notice: a. Fixing something or to check on appliances that are no longer working b. Making sure the home is safe (such as installing smoke alarms) c. Showing the home to someone who wants to buy it d. Other reasonable reasons stated in the signed rental agreement or provided by law

usually defined as something that is both unexpected and dangerous. A good example would be a fire or flood. In these circumstances, your landlord does not need to provide notice before entering your property. Repairing something that has broken in your home does not count as an emergency. b. Consent: You can always consent to the landlord entering your property. c. Provision of Services set out in the Rental Agreement: The landlord, or his agents, could enter their property for a variety of reasons outlined in the rental agreement. For example, a housekeeper could enter the property on the agreed times of the rental agreement. These services generally have to be between certain hours of the day. Check with your local Landlord and Tenant Bureau for the hours of when the landlord may provide these services. There are other issues, like moving, when written notice is not required and again, your local authority will set the hours. All in all, neither side can abuse their rights when it comes to this area, as the law is clear that all parties act reasonably and follow the law.

ENTRY WITHOUT ENTERING WITH WRITTEN

WRITTEN NOTICE

DIY DESSERT STAND Editor Sara Duck shows you how to make a customized three-tiered dessert stand. The best part? It dismantles easily for quick storage!

YOU WILL NEED THE FOLLOWING MATERIALS AND TOOLS BEFORE YOU START: • Three plates (small, medium and large) in your style of choice • Handle hardware. I sourced mine from Ebay • Safety glasses *because accidents can happen, it’s best to be safe! • Power drill

• 1/4-inch ceramic drill bit • 1/4-inch diamond drill bit • Sharpie marker • Ruler • Gorilla or Duct tape • Piece of wood

STEP ONE: On the front of the plate, find the centre by using a ruler to measure and mark a dot. STEP TWO: Turn the plate over and put a piece of reinforced tape like Gorilla or Duct tape in the centre, on the back of the plate. Smooth out any air bubbles. The tape helps to keep the plate from splintering once the drilling starts. STEP THREE: Turn the plate face up. Place a piece of wood under the plate to avoid damaging your tabletop. Put safety glasses on! Drill a pilot hole using the 1/4-inch ceramic drill bit in the centre marking. Use a good amount of pressure while drilling this pilot hole, so the drill bit doesn’t slip. A pilot hole does not go all the way through the plate. Make a strong indent without going all the way through; this will help the next drill bit grip easily to the plate.

STEP FOUR: Sprinkle a little water on the plate (to avoid burning out your drill), attach the 1/4-inch diamond grit drill bit and drill hole all the way through the plate. Depending on the quality of the plate, this could take 15 seconds or a few minutes. Be patient, don’t rush this process. STEP FIVE: Once the holes are drilled, assemble the plates using hardware.
