New Year, New Space 18

Happy New Year! I hope that 2018 is off to a great start for you. It’s a time of year with a lot of anticipation – resolutions, changes, taking account of things. I, for one, don’t like the pressure. What I do like about the arrival of a new year is the idea of a fresh start. I like to think of January 1 as the first day of a fresh slate. I know it’s arbitrary, and that there’s no magic at midnight, but I like to give myself the break and the encouragement each year. On January 1 you are free of last year, free to make what you want out of this year. From mistakes and missed opportunities to taking chances and tackling your dreams, the year holds opportunity. And that’s one reason why I find the new year an ideal time to assess your living situation. Is it time to make a change? Have you been living somewhere that isn’t quite working for you – or been tempted by a move to a place or a space that would embrace your needs and your lifestyle much better? Do you love your space but need to get the cobwebs out and give it a bit of TLC? Is it time for some new furnishings? Is it time to toss stuff that’s taking up space and not helping your home to be all that it could be? Whether you’re moving, making changes, reclaiming space or just undergoing a little style makeover, start the year off right – with the intentions and follow-through to make your space the perfect place for 2018. Check us out online at NextHome.ca, and get ready to rent your new home!

COVER STORY

151 GREENBANK NOT YOUR TYPICAL RENTAL Imagine coming home each night to your brand-new rental suite. Stainless-steel appliances, stackable washer and dryer, granite countertops and laminate hardwood floors. No condo fees, amazing amenities and luxury finishes. Forget your typical rental with parquet floors, holes in the walls, and random stains in the fridge. You will be the first tenant to rest your head here at night – this is not your typical rental. Phoenix Homes is excited to announce one of its newest properties: 151 Greenbank. Located at the corner of Greenbank and Craig Henry, this brand new, luxury building offers 60 first-class rental suites starting at just $1,350 per month plus utilities. There is also an added cost for available à la carte options such as underground parking and storage. This pet-friendly building has just finished construction and occupancy is being accepted for January or February, and the rent will be pro-rated for the date you

move in (one-year lease for all units). Renters can choose from one-bedroom, one-bedroom plus den, two-bedroom and twobedroom plus den. There are eight different models, and unit sizes range from 588 to 1,092 sq. ft. With 151 Greenbank, you get the perks of condo living, without the hassle of home ownership and pricey condo fees. Included with your rent is access to the party room, where you can host your next get-together. You also have access to the fully equipped exercise room, where you can hit the treadmill and unwind after a busy day. As an added perk, you will save 30 per cent off your Rogers internet and TV services for two years. Craig Henry is a great familyfriendly neighbourhood. With quick and easy access to the 417 and 416, the rest of the city is only a short drive away. There are also nearby OC Transpo bus stops, many local parks, restaurants, hospitals, as well as any major amenity you may need.

The model suite is ready for viewing and will be open Wednesday to Friday 11 a.m.7 p.m. and Saturday and Sunday 12 p.m. to 5 p.m. For more information on 151 Greenbank, please contact Kate Smith at 343.998.5499 info@phoenixrental.ca

ADVICE | THE RENTALIST

TO BE, OR NOT TO BE,

PASSIVE AGGRESSIVE JACKIE MARCHILDON Chances are, as a renter, you’ve experience your share of interesting neighbours. There are neighbours who turn into lifelong friends, neighbours you keep as acquaintances and dog walkers, 10  RentersGuide.ca

ERN Issue 01-06-18 FINAL.indd 10

“

and then there are the not-sogreat neighbours you tell stories about to your friends. The loud neighbour, the nosey neighbour, the barking-dog neighbour, the “I’m a jerk for no reason” neighbour — they all have a special spot in your story repertoire. Like it or not, living with a bad neighbour is almost like a rite of passage in the renting world, and we all have to learn how to deal with it.

Like it or not, living with a bad neighbour is almost like a rite of passage in the renting world, and we all have to learn how to deal with it.

”

2017-12-20 11:04 AM

THE LOUD NEIGHBOUR

Before accusing someone of being a loud neighbour, you need to take a few things into account. If you live in the basement of an old building, your upstairs neighbour is probably going to seem loud. There is a difference, though, in regular routine noise that unfortunately echoes through old buildings due to the recklessly loud and annoying schedule an actual loud neighbour insists on keeping. If you have a neighbour who consistently plays music at full volume past 11 p.m., or who is just generally excessively loud at all hours, it can be unpleasant for everyone. So, how to deal with it? The passive-aggressive way: Leave an unsigned note on their door or on the front door of the building for all residents to see in an attempt to embarrass them into submission. The other way: Go chat with them. Sometimes people genuinely don’t realize how clearly others can hear their music (and singing). Asking someone nicely to turn in early occasionally is far more likely to result in a compromise than leaving a note or banging on the ceiling. THE NOSEY NEIGHBOUR

When I think of a nosey neighbour, I picture the old lady that used to live next door to me who never seemed to approve of male guests coming over. In reality, she was nothing in comparison to a legitimate nosey neighbour — a neighbour who is constantly prying into other tenants’ lives, seemingly trying to catch them doing something wrong, like painting their walls without asking the landlord. If it’s truly bothersome, you need to find a way to deal with it. The passive-aggressive way: Make up some worrisome gossip about another tenant to send the nosey neighbour scurrying in fear

to get them off your back. The other way: You can talk to your neighbour — nicely— and let them know you’re a private person and don’t always want to share everything with them. Or you can be kind and still chat with them, but avoid divulging too much information. THE BARKING NEIGHBOUR

If you’re annoyed with a dog barking in your building, try to remember that a little barking is normal for dogs, especially in busy buildings. If the barking is excessive — and happening at all hours — then it’s a different story. You might be worried the dog is upset or alone too often. But you really don’t know, so again, you can go about this one of two ways. The passive-aggressive way: Leave an unsigned note on the door for the owner telling them you’re going to call animal control. The other way: Knock on your neighbour’s door and chat with them about their dog’s barking. It’s likely they don’t know that their dog barks when they aren’t home and they’d appreciate hearing your concern rather than a threat. THE DISAGREEABLE NEIGHBOUR

Ah, the worst neighbour of them all. They are loud when you don’t want to be, call the landlord when

you do want to be, and they don’t hold the elevator when you’re struggling to run in with multiple bags of groceries. If they have a dog, the dog is always barking. If they don’t have a dog, they are always complaining about yours. All around, they are the jerk of your community. How do we go about living with this kind of neighbour? The passive-aggressive way: There are many options here. Call the cops when they are loud, make up things to try to get them evicted, leave them notes, be mean to them, etc. The other way: Be the bigger person and ignore their quirks. If something big comes up (bigger than them just not holding the elevator), go talk to them, or talk to your landlord about options that might work for everyone. Remember — sometimes we just happen to catch someone on a really bad day. They might not be so bad all the time. Jackie Marchildon is a bilingual writer and editor. She spends her time searching for hidden gems across the city, whether it’s new neighbourhoods and restaurants or upcoming trends in real estate and home decor.

DAVID LINDSAY

Located close to Parliament Hill and the ByWard Market, Rockcliffe Park is bordered by the Ottawa River in the north and west, and the neighbourhood has a southern border that runs along Princess, Maple, Birch, St. Laurent and Montreal Road. The historic home of Canada’s parliamentary and diplomatic heritage, Rockcliffe Park has long been the pinnacle of prestigious neighbourhoods in Ottawa. Home to every parliamentary opposition leader since 1950, this is the area that Pierre Elliott Trudeau called home while he served as prime minister. His son, Justin, continued the tradition by moving back to

the neighbourhood in 2013. Home to politicians, ambassadors from 17 different countries and two private schools, Rockcliffe Park caters to residents with discerning tastes – and the budgets to match. The neighbourhood grew after World War II and is set to expand again with the sale of the neighbouring Canadian Armed Forces base, CFB Rockcliffe. Developers are proposing the creation of an ecologically sustainable community that will complement the current feel of the area. Rockcliffe Park enjoys the best of what Ottawa has to offer, and plans are underway to bring new growth in sustainable developments and stores to the area. Residents here rely on OC Transpo’s bus service, and bicycles, too. With close proximity to a huge array of amenities, it makes sense.

There’s quick and easy access to nature pathways along the Ottawa River, not to mention great dining options in the Byward Market. Renters can expect to pay the same for a basement or one-bedroom apartment as you would for a two-bedroom elsewhere in the city. Taking into consideration that Canada’s chief representative to Queen Elizabeth would be your neighbour, Rockcliffe Park is a costly club to join. However, to gain entry there means enjoying a place among Ottawa’s elite. David Lindsay is a writer and full time Ottawa resident, raised and educated in the NCR (National Capital Region, to the out-of-towner). This hometown boy wants you to know that Ottawa isn’t all stuffy bureaucracy, stone capital buildings, or a hockey team allergic to the playoffs – we also value meticulous lawn-care.

Tiffany Pratt on her speaking tour, at a stop at Urban Capital’s Queensway Park in Etobicoke.

1. KEEP A COLOUR LOG

3. USE WHAT YOU ALREADY HAVE

For a week, pay attention to colours you see when you’re watching TV, shopping at the mall or grocery store, or even taking a walk through a park. If you really open yourself up and pay attention to colours, you’ll notice which ones you react positively to. Take photos on your phone and when it comes time to decorate, try to incorporate those colours into your home.

We all have items that are dated or beat up that we can’t wait to get rid of. But often all these pieces need is a fresh coat of paint and new hardware to give your space a fresh new look! Be creative with that chipped bedside table, and don’t be afraid to re-upholster those dining room chairs with a fun new pattern and material. There are many step-by-step tutorials you can follow online.

2. WALLPAPER IS YOUR FRIEND

Her trademark hair and big energy make Tiffany Pratt unforgettable. Tiffany fell in love with beautiful things at a young age. Today, that appreciation for beauty has carried through to her day-to-day work. As a designer, stylist, maker and author, she is trained to see the exquisite in the unexpected. Her style mixes old with new and merges elegant with livable. Above all, she lives and breathes her truth that “this can be beautiful.”

Gone are the days of your grandmother’s wallpaper that took forever to remove and sometimes damaged the walls. Today’s wallpaper is easy to apply and is hassle-free when the time comes to change it up. I always recommend wallpaper, especially for accent walls, as it’s a cheap and easy way to totally change the look of a room, and it can be done as often as you like!

ADVICE | MOVING

READ & UNDERSTAND YOUR CONTRACT FOR A SUCCESSFUL MOVE

CHUCK RESNICK

There’s an old rule in business: what is not in writing was never said. Although some agreements may need just a handshake, others that involve a multitude of variables require a contract so that all the parties understand what is expected of them. This is particularly true when you hire professional movers. You’re obviously the “who,” but we also need to know exactly “what,” “where” and “when” in order to transport your items to your new place. Within those general categories, there can be many details, and finding out about them on moving day is counterproductive. Think ahead. The first thing to do is find a reputable mover. You can check online with the Better Business Bureau or the Canadian Association of Movers, and of course, find out who friends and family members have used. Select a company that has a tried-and-true track record. Then ask questions, and remember that the movers should be asking you a lot of questions as well to determine exactly what the move will entail. When we meet customers to arrange their move, we need to know about everything they expect to take so we can prepare as accurate an estimate as possible. In many ways, estimating is a science. Computers help, but the

results are only as good as the information we input. Telling us on moving day that you forgot you want to take the shed in the backyard can hold things up for hours. It will also add to your costs. And speaking of costs, we need to know well ahead of time if you want us to provide the service of packing. Deciding this two days before the move likely won’t work. In addition, if we have quoted only on moving and not on packing, a new contract will have to be drawn up with a higher price. If you do the packing yourself, read the contract as to whether or how much your items are covered, should damages occur. We also have to know whether you have anything other than Point A to Point B in mind for moving day. If you forgot to tell us that your dining room set has to be dropped off somewhere else first, it’s like the meter running in a taxicab. You will pay more for unexpected side trips. Plus, unless we know in advance, we may pack the dining set in an awkward place for unloading partway to your destination. Again, this will cost you time and money— two things that are precious commodities on moving day. It is our responsibility as professional movers to ask the right questions, but until we develop ESP, we need to rely on you to explain what you need from us. A contract protects you as much as the movers, but only if you read it, understand it and abide by it. At Two Men and a Truck Canada, we follow The Grandma Rule: we treat everyone the way

we would want our grandmothers to be treated….with dignity, courtesy, respect, honesty and trust. We all want everything to go smoothly on moving day — and when we communicate and work together, it does!
