DevMcGill's ArtHaus

In Ottawa Marks A Spectacular National Debut

O

ne of the most respected real estate developers in Québec is has recently announced its presence on the national stage in a most impressive manner, by developing in Ottawa one of Canada’s most innovative and unique mixed-use urban developments. DevMcGill is an award-winning urban residential developer who for the past 20 years has built more than 18 residential condominium projects in Montréal. Now, they are creating their first project outside of Montréal with ArtHaus in the heart of the trendy ByWard Market area of downtown Ottawa. ArtHaus will be the residential component of a centre of creativity known as Arts Court, one of Canada’s most innovative and future-forward multi-partnered urban developments. Arts Court will also contain a chic world-class boutique hotel, theatre space, an arts gallery and exciting retail – all of it located in the centre of one of the country’s most eclectic and inspirational neighbourhoods.

8 YPNEXTHOME.CA

Arts Court in Ottawa is a joint venture of the City of Ottawa, the Ottawa Art Gallery (which will see a doubling of its current exhibition space), The University of Ottawa, who will oversee the programming of culture events in the new approximately 1,600 square foot theatre, and Group Germain, launching the first of its world-renowned hotels in the nation’s capital.

“ArtHaus is an exciting and natural extension of DevMcGill outside of Montréal,” says Stephane Cote, President of DevMcGill. “With our vast experience in restoring heritage properties in Old Montréal, we are honoured to be a part of what we feel will be one of the most remarkable urban developments in North America. Our goal is to bring cutting-edge design to the Ottawa market, with respect for what has come before, by adding the sophisticated flair found in Montréal, Toronto and New York City.” ArtHaus condominiums, with only 89 private residences available and currently under construction for completion in 2017, is a natural opportunity for DevMcGill to organically grow beyond its Montréal base by using its expertise developing multifaceted projects which combine residential with commercial and office space. The uniqueness of Arts Court in Ottawa is that it also contains Gallery and Theatre space which will make it such an inspired development in the centre of the city.

The ByWard Market in Ottawa is home to the best and trendiest restaurants, the hippest mixologists in the coolest clubs, the most unique artists in the most secretive galleries and the most fashionable shops in the entire national capital region. ArtHaus will seamlessly fit within this atmosphere and be perfectly reflective of the lifestyle of ByWard Market residents. This has been a trademark of DevMcGill, enhancing the landscape in every area in which they build, while respecting the existing architecture of the neighbourhood. Combining retail, the arts, entertainment and Ottawa’s first-ever European-inspired Le Germain boutique hotel, the entire Arts Court development in many ways showcases the future possibilities of condominium living in Canada. ArtHaus features a walk score of 98 and a transit score of 93, certain to improve as the new LRT station opens in 2018. The development is nearby the shops of the Rideau Centre with the University of Ottawa within walking distance. “We expect our residents to be urban professionals, young couples and empty-nesters,” says Cote. “Sophisticated younger

people will appreciate the proximity to the University, nightlife and shopping, while empty-nesters can enjoy the very best of city living and culture in their backyard, and leave worry free when they travel. With Le Germain Hotel anchoring the condominium tower, ArtHaus residential suites are located on floors 15-23, with residential amenities also located on those floors, providing spectacular cityscape views from both the suites and amenity spaces such as a fitness centre and lounge area. DevMcGill has attracted an impressive team of partners to ArtHaus. The renowned firms Barry Padolsky Associates Inc. and KPMB Architects have been in place since the beginning, with the prestigious architectural firm Regis Cote designing the suites and the award-winning U31 of Toronto doing the interior design. ArtHaus at Arts Court in Ottawa is a spectacular national debut for DevMcGill, certain to be a continuation of its award-winning and well-earned expertise. Visit www.arthauscondos.com

In Fernbank Crossing, which bridges Kanata and Stittsville, you can enjoy a master-planned community with schools, services, parks and retailers all nearby. Lots are spacious at 35, 43 or 50 feet wide, but homes start as low as $349,900 for a single family bungalow or two-storey home. THE EASTERN BUILDERS’ ANNUAL 2016  11

Nearby amenities include hundreds of shops and restaurants, trails, YM-YWCA, Shenkman Arts Centre, medical/dental offices, major OC Transpo stations, and sunsets on the beach at

Petrie Island– all within walking distance. The ever popular Shadow Ridge community in Greely is being released for sale once again this summer. This site features semi-detached two-storey and semi-detached bungalows as well as 66 foot wide lots with numerous bungalow and two-storey single home designs. This community is sought after for its balance of in-city amenities and proximity to urban areas and it’s proximity to rural settings. The second exciting community will be adjacent to the private Carp Airport. 50 foot and 60 foot wide lots will offer our traditional suburban homes, on fully serviced lots for up to $50,000 less than their counter-parts in Kanata. Mortgage Advice

The 5 worst mortgage mistakes you can make by ALYSSA RICHARD

also hire a mortgage broker who can do all the legwork at no cost to you.

NOW THAT YOU’VE DECIDED TO BUY A HOME, THERE ARE NUMEROUS

steps in the process you’ll have to follow. When it comes to getting a mortgage, it could cost you in the long run if you make a mistake or two. To help you save money and avoid potential problems down the road, here are some mistakes you should avoid: 1. Not knowing your credit score/rating Lenders love borrowers with a good credit rating. They’re often the ones who pay their bills on time, don’t use a large percentage of their available credit, and have different types of credit, such as a credit card, car loan, and line of credit. If you have good credit, you should be able to qualify for the best mortgage rates. But if you have bad credit, expect to get a mortgage with a higher interest rate. Not sure of what your rating is? You can get your credit score from Equifax or TransUnion. 2. Not being pre-approved for a mortgage If you’ve been looking at properties for a while, you might suddenly find the perfect home. But it’s possible you won’t be able to afford the place. That’s why it’s best to get pre-approved for a mortgage so you’ll know how much you can afford. Many lenders will guarantee your pre-approved rate for a period of between 60 and 120 days. That’ll give you time to find a property in your price range. 3. Not shopping around a mortgage If you think you’ll get rewarded with the lowest rate from your financial institution because you’ve been a loyal customer for a number of years, think again. Your institution may not have the best rate while a rival across the street might have a lower rate. You should do some comparison shopping on a site like RateHub.ca before getting a mortgage. You can

4. Not making more payments No one really likes to carry a large mortgage. Typically, mortgage payments are made on a monthly basis but there are ways to pay it off faster by using accelerated biweekly payments. For example, if you have a $400,000 mortgage with a 25-year amortization and make monthly payments, your mortgage won’t be paid off until 2041. We used RateHub’s mortgage payment calculator and found if you make accelerated payments, you’d pay off your mortgage nearly three years earlier and save about $15,000 in interest. Also, most lenders allow you to make lump-sum payments, which will let you pay your mortgage down faster and save you thousands of dollars in interest. 5. Not preparing for extra costs Buying a home can end up costing a lot more than you’d expect. First, there are closing costs, which include legal fees, title insurance and the land transfer tax. You might also need to reimburse the seller for the property taxes and utility bills they’ve already paid. These costs will add up to from anywhere between 1.5 and four per cent of the property’s purchase price.

Alyssa Richard is the founder and CEO of ratehub. ca, a mortgage rate comparison site that aims to empower Canadians to make smart financial decisions. THE EASTERN BUILDERS’ ANNUAL 2016  17

OHBA Report

Bungalows, unicorns and flying cars by JOE VACCARO, CEO ONTARIO HOME BUILDERS’ ASSOCIATION

A DECADE AGO, TO MARK ITS 60TH ANNIVERSARY,

Canada Mortgage and Housing Corp. (CMHC) published a report entitled Sixty Years of Housing Progress in Canada. It offers a fascinating review of how our parents and grandparents lived when the corporation was created in 1946 to house returning war veterans. Chronicling how housing conditions have improved and changed over the decades, the report notes that in the early 1940s, less than half of Canada’s three million homes had an installed bath or shower and that close to 30 per cent of dwellings were in need of major repairs. Remarkably, 44 per cent of homes in the early 1940s had no inside flush toilet and 93 per cent were heated by coal, coke or wood fuel.

18 YPNEXTHOME.CA

We’ve certainly come a long way since then, and it’s interesting to think about what the world might look like in 50 years from now. Will we be flying around in cars like the Jetsons or teleporting to work to avoid traffic gridlock? Some of the predictions may seem far-fetched, but if you recall, so did something called the World Wide Web back in the 1990s, and look where we are today with the internet’s takeover of global communication. Looking to the future – be it 50

LOOKING TO THE FUTURE – BE IT 50 YEARS FROM NOW, THE NEXT DECADE, NEXT YEAR OR NEXT MONTH – INSPIRES MUCH OF OUR WORK WE DO AT OHBA. WHERE ONTARIO RESIDENTS WILL LIVE, WORK AND PLAY TOMORROW WILL BE SHAPED BY OUR EFFORTS TODAY ON A VARIETY OF FRONTS. years from now, the next decade, next year or next month – inspires much of our work we do at OHBA. Where Ontario residents will live, work and play tomorrow will be shaped by our efforts today on a variety of fronts. The housing options available to consumers today are a reflection of big picture government thinking. I’m often asked the question where have all the bungalows gone and why are we building so many condos? With governments focused on intensification, density, transit-oriented communities and mixed-use buildings – it should be no surprise that the traditional ranch-style bungalow on a 60-ft. lot is quickly becoming as elusive as the unicorn. OHBA has taken a positive and proactive approach to discussions around growth and planning for the future of our province. This means taking into account that the population in regions like the Greater Golden Horseshoe (GGH) is expected to skyrocket in the next 20 years, adapting building practices and standards to support and exceed the country’s

commitments to fight climate change and providing sustainable, complete communities along transit corridors. It means planning for a new generation whose needs and wants differ from those who have come before. Big government thinking on these complex issues really does shape the housing options that consumers face today. As you are surveying your options for new homes, you’ll quickly see how yesterday’s subdivisions of bungalows are being replaced with Net Zero homes and communities. In the future, the workshop in the garage will be replaced with a charging station for your electric vehicle. And just like in the Jetson’s, we’ll eventually have to find a spot for that flying car.

Joe Vaccaro is CEO of the Ontario Home Builders’ Association, the voice of the residential construction industry in Ontario representing 4,000 member companies organized into 31 local associations across the province. The industry contributes more than $42 billion to Ontario’s economy, employing more than 325,000 people across the province.

D

avid Wallace, the new President of eQ Homes, brings with him a wealth of experience and a fresh and exciting outlook for eQ’s future in Ottawa. The first thing that attracted David to eQ and its parent company, Regional, is the fact that it is a family business. “Regional has been in Ottawa for over 55 years and has extensive knowledge of the capital region,” explains David. However, what was most important to David is eQ and Regional’s motto. “We shared a vision: creating great places for people to live, work and play.” Of course a builder needs land in order to develop the product, but for this President, building homes is more than simply clearing land and putting up walls. “We want to enrich the lives of our customers.” Part of enriching lives includes developing LEED neighbourhoods and doing something innovative to create great communities. As David points out, in eQ’s young history as a business, it has already established itself in Ottawa by laying a strong foundation. “The next step is about building on that initial brand of success and taking eQ to the next level by putting

in the operational infrastructure that will distinguish us on the marketplace.” Part of standing out includes focusing on the customer experience. “Customers are entrusting us with the purchase of their home, which is likely the biggest item they will ever buy. We want to make this experience enjoyable, stress-free and satisfying.” One of David’s main goals for the next year is to create the best customer experience possible. This involves the integration of new technologies to improve the customer experience. Over the next twelve months, eQ will be releasing a series of major initiatives, including the integration of new elements to the website. “The home building industry isn’t always quick to innovate,” David explains. “The industry tends to do things conventionally for a while; however, technology is a core part of the customer service experience.” On top of the technological advancements coming to eQ, there will also be a wide range of new features all creating a new look and feel to the style of homes. Part of this new feel will involve some new faces. eQ’s long time Sales Manager, THE EASTERN BUILDERS’ ANNUAL 2016  23

Legal Advice

Buying from a builder by GRANT R. POULSEN BUYING A BRAND NEW HOME IS A BIG DECISION and an important investment, and there is a lot to think about. You want to buy with confidence, enjoy the experience and know that you have made the best decision. Typically, the process of buying a brand new home takes place over time and in several stages. To begin with, you want to take some time deciding on your priorities – what you want in a home, where you want to live and how much you want to spend – and then explore what’s available. Once you have narrowed your choices down to one community, one builder and one home, you are ready to work out the details and sign a contract with your builder. THE AGREEMENT OF PURCHASE In most new home transactions, the builder will have a standard agreement. These are lengthy and contain a great deal of information about your purchase, including: • Financial specifics of the purchase (taxes, purchase price, deposits, development charges and other fees that can be expected) • Items included in the purchase price (landscaping, fencing, air conditioning) • Timelines for selecting extras and colours • Timelines for closing and how it may be delayed • Any restrictions on what can be done with the land • Any items to be rented (such as a hot water tank) • Dispute resolution mechanisms • Stipulations for transferring or assigned the agreement Most builders will not permit changes to their standard forms. This means you should have the contract reviewed by your lawyer before you sign. Fine print in a builder’s contract could mean you are responsible for certain additional taxes or fees, especially if you are buying a rental property. Your lawyer should be able to review the agreement while it is still conditional and provide advice before you sign. TARION WARRANTY COVERAGE All new homes bought in Ontario must include coverage under the Tarion Warranty Program. All builders must give their purchasers an information package about the warranty, which you should carefully review. Additionally, a schedule to the agreement must list important dates, along with any expected additional costs that will be payable on closing. Carefully review the additional costs, as you may find large charges that suddenly materialize for hooking up gas and electricity, Development Charges, deposit fees or other surprise expenses. Homebuyers can also look at the Tarion website under the Licensed Builder Directory to see how many homes the builder has built in the past 10 years, whether they have won awards and if any complaints have been filed against them. TITLE INSURANCE All home purchasers should ensure they get a title insurance policy. This is arranged by your lawyer and is usually the easiest and most cost effective way of protecting you from various problems that may occur before or after closing. Although not all title insurance policies are the same, a good policy will protect you from issues such as title problems (unpaid debts or building violations) or other legal errors and omissions. Some policies also protect you in the future if you lose your property as a result of a fraudulent property transfer or mortgage fraud.

32 YPNEXTHOME.CA

CITY PROPERTY TAXES Municipal property taxes have not been calculated when you buy a new home. This is because the Ontario Municipal Property Assessment Corp. has not yet assessed the value of the house portion for city taxes. Although the builder often pays the property taxes on the land itself, the house portion cannot be billed by until the assessment is complete. This can take a year or more, but once complete, buyers will receive a supplemental tax bill for property taxes on the building from the purchase date. Make sure you save up this money, as it can often be a considerable amount to pay at once, and the municipality often gives only a short notice. GETTING YOUR KEYS Normally, you meet with your lawyer to sign documents a few days prior to the closing date. On the closing date, your lawyer will ensure that your money (both the down payment and the mortgage) goes to the builder. In exchange, the builder releases the keys. Once all the items are exchanged, your lawyer will register the purchase and will contact you to pick up your keys and documents. These are usually ready late in the afternoon of the closing day. Buying a home is one of the most exciting times, especially when you visit beautiful builder models! With proper planning and advice, you can make sure that your purchase is a smooth and enjoyable experience.

Expert Panel

Affordability, location, lifestyle Today’s homebuyers face many questions. What are the most important determining factors they should consider when buying a home in 2016?

THE HOUSING MARKET IN OTTAWA has been greatly affected by two key players: Toronto and Vancouver. As the country watches the house prices skyrocket in these metropolitans, there is fear amongst the Ottawa buyers that we face a similar fate. Not so, according to Greg Graham, president of Cardel Homes. Of course, house prices here have risen and will continue to rise, partly because government bodies continue to increase Development Charges; HST costs and land prices continue to soar due to land development restrictions within Ottawa. However, the housing market in Ottawa remains stable. Despite the stable market, Graham has noticed some trends that have affected Ottawa. Banks have tried to help cool down new home sales by a change in amortizations from 35 years to 25 years,

“Many people like the option of buying something brand new that is move-in ready. Its fresh and it’s hassle-free.” GREG GRAHAM 42 YPNEXTHOME.CA

Greg Graham President Cardel Homes

and most recently increased the required amount of down payment on homes with a value exceeding $500,000. “This has greatly affected millennials who may not get approved for a mortgage or may have difficulty securing a down payment for their first home. Affordability remains our industry’s single biggest concern,” says Graham.

However, millennials are still buying, and Graham has noticed a drastic change between this generation and baby boomers. “Millennials appear to be much more transient. They don’t need to plant roots in one particular place like their parents’ generation.” They determine what their short-term needs are, they buy, and then in a couple years they reassess and if necessary move. “Millennials aren’t necessarily looking for that large four-bedroom home either. They want something practical and comfortable that meets their lifestyles. “Some of the major things buyers need to consider before buying this year,” says Graham, “are location, affordability and who their builder is.” Graham cautions buyers against heading into the resale market with the intent of purchasing a fixer-upper in order to save cost on the ticket price. “There are many hidden costs involved with renos and until your knee deep into a reno, you never really know what your costs will be. You need to ask yourself: do you have the money, talent and time for taking on a reno?” For most of us, the answer to these questions is no. “Many people like the option of buying something brand new that is move-in ready. Its fresh and it’s hassle-free.” Graham and his team at Cardel continue to research the market and the trends in order to provide a product that is in demand. “Large windows providing an abundance of natural light, open-concept living spaces, a variety of floorplans, curb appeal and quality constructed homes that give our clients great value, are all things that buyers are looking for from Cardel.”

Secondly, “buyers should purchase in areas with amenities, parks, community centres and areas with good city transit,” says O’Shea. “These factors will contribute to you getting ‘the best bang for your buck,’ which I believe, will be a key factor in 2016.” “Some of our purchasers have a five-year plan to sell, as families and lifestyles change.” With that in mind, buyers should consider what they need for this stage in their lives, and more importantly, what will fit into their budget. “You want a property that will help you build as much equity as possible in the coming years.” When purchasing a newly-built home, buyers should consider what will add the most value to their homes. “The number of bedrooms, adding hardwood floors and granite countertops, various structural KEVIN O’SHEA aspects of the home – these are all changes that will help sell a home on the resale market.” Lastly, the builder’s reputation The one thing on all buyers’ minds should also be a key factor in a before purchasing a home is location. buyer’s decision. “Do you feel like a “How far are you willing to commute? valued customer or just a number?” Where is a safe place to raise your asks O’Shea. Rahul Kochar, vice-president of operations at Phoenix Homes, recognizes that Ottawa has been a more favourable market for buyers over the past few years. “Builders have been providing more and more incentives in order to try and maintain sales volume,” says Kochar. “This puts a homebuyer in 2016 in the driver’s seat.” According to Rahul, location and lifestyle will always be the primary drivers for buyers, and this isn’t expected to change in 2016. However, buyers must “ensure that value is on their minds as well,” says Kochar. Because this is a buyers’ market, there are many options available, not just in terms of particular houses. Interest rates are at a record low, which is very attractive to buyers. As

he points out, “Rock bottom interest rates will not be around forever, so ensure you are getting the best value for your money.” Don’t walk into a bank or mortgage brokerage and accept the first offer you receive. “Spend the time to carefully create an “apples to apples” comparison of your options,” says Kochar. Buyers have the upper-hand at this point, so use that to your advantage. What’s more, if you’ve been sitting on the sidelines for a while, contemplating buying, 2016 is your chance. “Until our current housing market heats up again,” begins Kochar, “you won’t find better opportunities to enter the housing market than what is available today.”

Frank Nieuwkoop Director of Sales and Marketing Valecraft Homes

FRANK NIEUWKOOP According to Frank Nieuwkoop, director of sales and marketing at Valecraft Homes, there are three main factors home buyers should consider before buying a home. The first is location. “Do you want to live close to work, or perhaps near your family? Suburbs or downtown?” These are among some of the questions Frank suggests home buyers hash out before they begin their homebuying search. Once you’ve narrowed down a specific location, the next step is to make sure you can afford it. Many buyers opt for trendy locations in the centre of the city, but they don’t realize that these locations are sometimes out of their price range. “Meeting with a mortgage broker or your bank is the next crucial step,” says Nieuwkoop. “Buyers need to 44 YPNEXTHOME.CA

know what they’re pre-approved for before they start house hunting.” It would be a disappointment to find your dream home only to discover it’s out of your price range. The third, and possibly most important step, is research. According to Nieuwkoop, buyers are just now beginning to research their builders. One of the things you need to know about your builder is whether or not they meet closing dates. Delayed closing dates can cause major headaches for buyers. How can you avoid this stress? “Ask the builder if the location is registered,” recommends Frank. “If it’s registered, then you know the builder will meet the closing date. If it’s not registered, then the builder is hoping to meet the date. This is a problem.” Once a property has been registered,

then the builder has all the necessary permits to build your home. Many hiccups can happen during the registration phase, all of which can greatly delay your closing date. In Valecraft’s 34 years, they’ve never missed a closing date. Why? “Because we only release the closing date once the property is registered.”

Tarion Report

Tarion stands behind your new home’s construction by HOWARD BOGACH BUYING A NEW HOME is one of the most significant, and financially impactful decisions that someone can make in their lifetime. Since 1976, Tarion has helped Ontarians choosing to buy a newly constructed home make that decision with confidence. Our homes help shape the way we live. Whether we are finding the best place to lay down our roots, raise our families or enjoy our retirement – we rely on our new homes to improve the quality of our lives. Once we decide on the right home, we expect that home will be built properly, by a skilled builder who will be there to fix issues after we move in. To provide that assurance, almost every new home built in the province also comes with a warranty. That warranty is provided by Ontario’s new home builders and is backstopped by Tarion. As a new-home buyer, when you sign an Agreement of Purchase and Sale you are immediately covered with deposit protection and delayed closing compensation. Then, once you take possession of your new home, there are three separate warranties that provide coverage on your purchase. The one-year warranty covers defects in work and material, protects against unauthorized substitutions and ensures your home is fit for habitation and constructed according to the Ontario Building Code. The two-year warranty protects against defects in work or materials in the electrical, plumbing and heating delivery and distribution systems, and continues to provide protection against violations of the Ontario Building Code that affect health and safety. The seven-year warranty covers major structural 48 YPNEXTHOME.CA

defects. There is also a separate warranty for the Common Elements of a condominium. In addition to administering the warranty, Tarion also regulates the province’s new home builders. We set the registration standards when it comes to licensing new home builders, including financial and educational capabilities. We step in whenever the builder cannot or will not fulfill their warranty obligations. And at the end of the day, we are here to ensure builders stand by their construction and provide you with the new home that you signed for. After 40 years of protecting new-home buyers, Tarion has registered close to two million new homes throughout the province and

has continued to raise the bar in terms of standards in the new home building industry. And it all comes down to standing behind each and every new home, so that Ontarians can continue to buy new homes with confidence.

Howard Bogach is president and CEO of Tarion Warranty Corp. For more information about how Tarion helps new home and condo buyers, visit tarion.com, find them on Facebook at Facebook.com/TarionWarrantyCorp. or follow them on Twitter: @tarionwarranty.

6 financial homebuying tips by WAYNE KARL PLANNING TO BUY A HOME AND NOT SURE WHERE TO BEGIN? Maybe it’s

your first home, or it’s been a while and you’re ready to move up to a larger property. Here are six homebuying tips to help you prepare. 1. Get with the programs There are various government programs available to help you buy a home. Home Buyers’ Plan (HBP): The HBP allows first-time buyers to withdraw up to $25,000 from their RRSP to put toward a down payment on a home. You have up to 15 years to repay the funds. Prime Minister Justin Trudeau has promised to modernize the program to allow Canadians to dip into their RRSPs to buy a home more than once, including when impacted by life changes such as job relocation, death of a spouse or marital breakdown. First-Time Home Buyers’ Tax Credit (HBTC): Eligible first-time buyers can apply for the FTHB to help offset the costs associated with purchasing a home, such as legal fees, disbursements and land transfer taxes. The credit can provide up to $750 in federal tax relief. More information on these programs is available at cra.gc.ca 2. Save your a-- off First-time buyers require a minimum five per cent of the purchase price as a down payment. For a house price of $451,000, that would amount to $22,500. To put down 20 per cent and thus avoid high-ratio mortgage insurance, you’d have to save $90,200. Ouch. Oh, it gets better – er, worse. In Toronto, 20 per cent of the average price would be $130,000; in Vancouver, $181,000. 3. Plead with the bank of mom and dad If your parents are baby boomers who have had the good fortune of building equity over the years as they paid down their mortgage while the value of their property multiplied, well… they may be in a position to help. And more buyers are hitting up the bank of mom and dad. In the last two years, 28 per cent of first-time buyers called on the bank of mom and dad to help finance their purchase; from 2010 to 2014, only 17 per cent did. 4. Become tech savvy Mortgage consumers are becoming very tech savvy. In Canada Mortgage and Housing Corp.’s 2015 Mortgage Consumer Survey, 78 per cent of respondents researched online, with 70 per cent using an mortgage calculator to help determine their payments. And social media is playing a more important role – 20 per cent used sites such as Facebook to learn

more, 17 per cent used a mobile device – and of those, 22 per cent used a mortgage related app. All of these figures are growing. 5. Befriend a broker or banker Like many things in life, it’s all about relationships. And whether you use broker or a banker to secure a mortgage, you’ll likely come to value the relationship. In the same CMHC survey, consumer loyalty strengthened the longer people stayed with their lender. But since we’re talking about money, people are willing to switch lenders to get a better rate and save – a fact which is much more prevalent for bankers than brokers. And because brokers are able to offer products from multiple lenders, as opposed to bankers which offer only the products of their own institution, the market share held by brokers is growing notably, particularly among repeat buyers. 6. Research, research, research These days, with prices rising as they are and uncertainty in some markets, thorough research is an absolute must. Everything from your target area, desired housing type, builder or realtor, finances, how much you can afford, who you borrow from and the structure of your mortgage – take your time. Take months. Don’t rush anything. Anything. THE EASTERN BUILDERS’ ANNUAL 2016  49

5 reasons 2016 is a good year to buy a home in Canada by WAYNE KARL WHY IS 2016 A GOOD YEAR TO BUY A HOME IN CANADA? Let us count

the ways. 1. LOW INTEREST RATES In its latest rate announcement on March 9, the Bank of Canada held its target for the overnight rate at 0.50 per cent, citing a setback brought on by a decline in oil and commodities prices. BoC expects the economy to grow by about 1.5 per cent in 2016 and 2.5 per cent in 2017. Some experts, such as Benjamin Tal, deputy chief economist at CIBC World Markets, even anticipated the Bank would reduce the rate. Though it didn’t happen then, he still expects 50 YPNEXTHOME.CA

interest rates to remain low through 2016, if not fall. At least one lender, in Ontario, even recently introduced what it says is the lowest posted fixed mortgage rate on the market – at 1.69 per cent for a one-year term. 2. THE UPSIDE OF DOWN PRICES When the The Canadian Real Estate Association (CREA) released its latest statistics on Feb. 16, one number jumped off the page and into the headlines: 17 per cent – the rate by which the national average sale price rose on a year-over-year basis in January. “Holy,” prospective homebuyers

might have thought, “how will I ever be able to buy a home if this keeps happening?” The key thing to look for when you see such news, however, is what’s happening in your market. Real estate is local, not national. You don’t buy the Canadian market, or even a provincial or regional one. You buy one home in one location. Excluding British Columbia and Ontario from CREA’s January stats, the national average sale price actually declined slightly, by 0.3 per cent. Economies and housing sectors in markets such as Calgary, Edmonton and Saskatoon are feeling the pinch of the extended slowdown in oil and gas.

For existing homeowners, of course, this isn’t great news, as average home prices in Calgary dropped 3.05 per cent year-over-year in January; in Saskatoon, they fell 2.11 per cent. For prospective buyers, however, this means opportunity. Naturally, buyers might not be too jazzed about getting in when prices are dropping, fearing their home’s value will go down after they purchase. But look at the longer term. In Calgary, prices have increased 14.29 per cent over the last three years; in Saskatoon, 2.07 per cent. 3. THE HOT GETS HOTTER The Toronto and Vancouver housing markets continue to roll along, recording record sales and prices. If you live there and you’re fortunate enough to be able to buy, particularly in the lowrise category, the forecasts for 2016 are for more growth. Again looking at the CREA’s stats for January, B.C.’s Lower Mainland and the GTA contributed most to the national increase. Greater Vancouver (20.56 per cent) and the Fraser Valley

(16.94 per cent) posted the largest gains, followed by Greater Toronto (10.69 per cent). Longer-term performance for these markets is off the charts. Greater Vancouver average home prices rose 20.56 per cent in the last year, 31.58 per cent over the last three years. For the GTA, the figures are 10.69 and 27.44 per cent, respectively. Housing starts – an important indicator of economic health – continue to hum along in Ontario, up slightly in January, according to Canada Mortgage and Housing Corp.
