Built for real life all over Ottawa Families love coming home to Cardel
2
2015 Home Builders’ Annual
When Cardel began building homes way back in 1973, they didn’t imagine that their family business would grow to become one of Ottawa’s favourite builders.
But that’s where Cardel is today, over 40 years later, with thousands of satisfied customers and a plethora of industry awards for their “built for real life” homes. With single-family designs, townhomes and condos in many of Ottawa’s most popular communities, Cardel offers a full range of homes for every life stage, including first-time buyers, larger families and downsizers. Cardel builds in Kanata, Barrhaven, Carleton Place and Orléans, and offers its customers much more than what’s typically found in those communities. Being only 20-30 minutes from downtown has its advantages, including larger lots, growing neighbourhoods, excellent schools, parks and paths – and ultimately more value for your dollar. The community of Blackstone in Kanata South is a great place for families to plant roots and grow with their community. This master-planned community – now in its second phase – is taking shape nicely, with parks, ponds and walking trails waiting to be discovered. In addition to its popularity with families, Blackstone has also been attracting single professionals and downsizers with its townhome options.
Blackstone’s single-family buyers have a wide range of home designs to choose from. Ranging from 1,800 square feet to over 2,600 square feet, the homes feature open floorplans that encourage connections and exterior elevations with great curb appeal. With its great location at Terry Fox Drive and Fernbank Road, Blackstone has set a new benchmark for community planning. Other aspects that set Cardel homes apart in Blackstone are their higher standards and “Energy Star Plus” package. Each Blackstone home includes Energy Star certification and specs that go even beyond the rating – providing even more energy savings every year. Blackstone’s location offers easy access to shopping, great schools, parks and the Trans-Canada Highway. Only a few minutes from the Queensway, it’s also a comfortable commute to downtown.

For downsizers and single professionals who don’t require quite as much space, Cardel also offers townhomes with their signature quality at a multifamily price. Open-concept designs and unique features make these townhomes feel like a single-family home. Buyers can choose from 7 townhome models, including the 3-bedroom Wood Series or the 3- and 4-bedroom Stone Series. Both series include main floor hardwood and ceramic tile, 4 appliances, an air conditioner, a humidifier and a finished basement rec room with large Bowman Kemp windows. To the north end of Terry Fox Drive in Richardson Ridge, Kanata’s newest community, Cardel recently unveiled their 15-model lineup of single-family homes. Richardson Ridge is perched on a picturesque hillside and features unique lots and beautiful homes with stunning views in a family-friendly setting next to nature. Customers also have the option of customizing their home to suit their needs and lifestyle. Cardel Homes is preparing to launch townhomes there too, featuring layouts and finishes similar the Blackstone townhome collection. To the south, in the community of Longfields, Cardel offers single-family homes and townhomes in an intimate community with unique streetscapes and rear lane home access. A little further west is Stonewater Bay, where Cardel is wrapping up sales. Just three single-family homes remain in this exclusive riverfront community. For those wanting a little more space, Cardel has 2.5-acre lots in Ridgewood Estates near Stittsville. Buyers can build the custom home of their dreams while enjoying access to City of Ottawa schools and all the urban amenities. Just 20 minutes east of downtown, in Notting Hill South, Orléans, Cardel is in the final phase of their second condo building, which features underground parking, elevator, sprinklers and secure entry. The condos also include 6 appliances, air condition, hardwood floors, radiant in-floor heating, sound attenuation and private balconies. Starting at just $249,900, they’ve been extremely popular with downsizers. With their price point and extra value, they’ve also been attracting investors and first-time buyers. Units are available for immediate occupancy and are expected to sell quickly. Watch for Miller’s Crossing coming in 2016, offering singles and towns in another signature Cardel community.

Steady as she goes in Ottawa Selection and quality of new homes second to none
hen Eastern Ontario Home Builders’ Annual sat down to plan this issue, particularly the question we would pose to our Expert Panel (see page 41), the issues to address were clear. The economy is expected to perform well in 2015, but housing affordability is being increasingly tested. Location has always been central to real estate, but for a myriad of reasons, lifestyle and housing type are increasingly entering the equation. How should consumers weigh these considerations to make the best homebuying decision? That’s a lot of information – very serious information – for homebuyers to digest. The contributors to our Expert Panel – executives at some of Eastern Ontario’s most experienced home builders – already know this, because they live it every day. And they have excellent insight to help clarify your answers. The home building industry – like so many other sectors in Canada – is changing. Economic and market conditions, interest rates, affordability and consumer demands are just some of the many issues that affect their business, and of course, your homebuying decisions. Indeed, what we’re hoping you learn more about as you enjoy this 2015 edition of the Eastern Ontario Home Builders’ Annual, is the selection and quality on offer from Ottawa and area builders – among the best new home options anywhere in the country. They are keenly aware of today’s consumer needs, and are impressively adept at delivering on all counts. Other cities in Canada may experience more spectacular growth and receive more media attention, but after you read this issue and get out there to tour the communities, we’re confident you’ll agree that new homes in Ottawa are second to none.

Ashcroft Homes
Spring into Ashcroft and Discover a New Level of Luxurious Living
W
ith spring right around the corner, home buyers are itching to find the ideal first home, or upgrade into something more spacious. Whatever your reason for buying, the time to purchase is now. Ashcroft Homes has a wide array of hot properties for you to choose from. Founded in 1992 by David Choo, Ashcroft Homes is now one of Ottawa’s leading residential and commercial real estate developer. The company has built thousands of fine homes in communities throughout the National Capital Region and has been the proud recipient of numerous design awards from the Greater Ottawa Home Builders’ Association. Ashcroft has consistently earned top 8
2015 Home Builders’ Annual
rating for after-sales service from the Ontario New Home Warranty Program. When asked what makes Ashcroft different, Christia Zachariou, the Director of Marketing, stated, “It starts with the idea of community”. From the locations the Ashcroft team selects to the homes they produce, their ambition is to build neighbourhoods where people can realize their dreams. The Ashcroft team is passionate about creating environments where life can take place. Not only do they incorporate the natural surroundings into every one of their communities, but they also develop near existing amenities and services and create the space for new ones to spring up. Guided by the unique sensibilities of David Choo, Ashcroft fuses passion and practicality to produce top-quality, intelligently designed residential developments that exude a sense of style and make daily living simpler, more comfortable and fun. According to Ms. Zachariou, David Choo is “passionate about creating harmony in everything he does.” She continued to underline that Choo “cares who lives in the area and who will truly benefit from an Ashcroft Community”. It is clear, as she stated, “Ashcroft is not interested in building cookie-cutter homes”. The Ashcroft communities are anything but “cookie-cutter”. From East to West, Ashcroft has developed neighbourhoods that are visually pleasing. Whether you are in search of a new family home, or a stylish condo, Ashcroft has the home for you. Ideal for families in search of scenic space, Eastboro, nestled between Orleans and Navan, Eastboro, is surrounded by fertile farmlands and miles of country roads.
Conservation plays a significant role in the stimulation of the Eastboro community. Eastboro is not only a development, it is a self-contained community designed on 200 acres of land. Enjoy the country feel without having to sacrifice on the urban appeal. Blackburn Hamlet is only minutes away, and Innes Rd is just around the corner, giving you access to shops, restaurants, and all other amenities. Families can choose from a wide array of plans, including those for singles, semi-detached and townhomes, and the stylish New Yorker urban flats. The community Eastboro Phase 2 has just been launched with exciting new bungalow plans. For buyers in search of something in the heart of the action, Ashcroft presents, The Next Condominium. Located on Merivale Rd, in one of Ottawa’s most coveted communities, the Next gives an extraordinary experience enriched by the Experimental Farm, The Canal, The Arboretum, Dow’s Lake and so much more. The Next is ideal for those who want everything at their fingertips. This condominium is a fusion of residential, commercial and green space. These sleek condos are the epiphany of chic and modern. Nine ft ceilings and expansive
windows offer exceptional views of the city. Unlike most condominiums which are long and narrow, The Next offers wide and spacious layouts, providing the natural light throughout. Work up a sweat at the fully equipped fitness centre, mingle with friends in the sky lounge, or have a BBQ and enjoy a starry night on the rooftop patio. The Next is a village within a community – proving everything you may need only steps from your front door. David Choo’s vision of creating a vibrant sense of community in all of his projects is most evident in the luxurious condominiums of Q West. A once iconic convent is being transformed into a stylish urban retreat. The Q West team’s inspired vision both preserves and enhances this landmark property. It’s a marvel of community planning and building design, highlighted by inviting courtyards and communal spaces, upscale dining and shopping. From the preservation of the existing structures, to the new buildings, to the ample green space: it’s all been designed to balance beauty with functionality, and created with real living in mind. As Ms. Zachariou said, “This is a unique project. Buyers won’t find a building like this anywhere in Ottawa”. 2015 Home Builders’ Annual

Mortgage Advice
Don’t just focus on mortgage rates – accelerated bi-weekly payments can save you thousands by KIM MCKENNEY WHEN IT COMES TO SECURING A MORTGAGE for a home, many buyers – and some lenders – focus only on the interest rate. Remember all the attention that was paid in January when the Bank of Canada announced a quarter point reduction in interest rates? Of course you do – it was front page news! Interest rates are important, but if you really want to maximize your savings, you need to also consider your payment terms. While not as obvious as the posted interest rates, when and how you pay your mortgage can have a huge impact on your wallet. Over the past number of years, banks have come up with a rather confusing set of payment frequency options that have left some mortgage clients a little disappointed five years down the road. Let’s cut to the chase, if you want to reduce your mortgage payments by several years and several thousand dollars, you should consider an accelerated bi-weekly plan over a monthly or even bi-weekly payment plan. Here’s why: Paying your mortgage monthly means you are making the minimum payment – one a month for a total of 12 payments a year. Bi-weekly payments – twice a month for a total of 24 payments over the year – is not better for you. In fact, you may actually be paying more for this option. But for even more savings, accelerated bi-weekly payments are the way to go. This way you make your mortgage payment once every two weeks – for a total of 26 payments over the course of a year. In essence, you are making a couple of extra mortgage payments, which gets applied directly to the mortgage principle, saving you thousands of dollars in interest. DO ACCELERATED PAYMENTS REALLY SAVE ME MONEY? Let’s use a $100,000 mortgage amount (to make working out your own numbers simpler) with a 25-year amortization, a 2.74 per cent interest rate and a five-year term.
Now let’s calculate bi-weekly payments and the balance remaining at the end of the five-year term.
The balance is 42 cents higher. This is because you did not effectively pay anything extra over the 60 months to the lender. The sum of the annual payments is identical. Now let’s insert the word ‘accelerated’ (bi-weekly) into the equation.
Bi-Weekly Payments: $212.18 Ending balance 60 months later: $85,043.60
Accelerated bi-weekly Payment: $230.00 Ending balance 60 months later: $82,563.13
Monthly Payments: $460.01 Ending Balance 60 months later: $85,043.18
Ah-ha, now you have a $2,480.47 lower balance, and you have paid $163.87 less interest over the five years. Excellent! How did this happen? When one opts for accelerated in the above scenario, the payment increases by $17.82 per payment, or $463.32 per year. That’s a total of $2,316.60 in additional funds going straight to the mortgage balance. The big picture is improved as well, as you have effectively lowered your amortization from 25 years to 22 years and five months. Shaving 2.5 years off a 25-year mortgage might not seem huge, but in 22.5 years it surely will make you happy. Imagine having $460 more per month (per $100,000 of mortgage balance) to play with for 2.5 years. Now imagine the savings over the entire term of your mortgage! As an independent mortgage broker, we will show you all the ways to save money on your home purchase. So yes, keep an eye on those interest rates, but keep your sharp mind on making accelerated bi-weekly payments.

Knock on wood Innovative, affordable six-storey wood housing design is coming to a neighbourhood near you by JOE VACCARO, CEO ONTARIO HOME BUILDERS’ ASSOCIATION
IF YOU ARE LOOKING TO BUY a new home in the near future – you can expect to see some new, innovative and safe housing options to choose from in the GTA and across Ontario. Last year, the Ontario government made changes to the Ontario Building Code (OBC) that will now permit six-storey wood residential construction in our province as of January 2015. And that’s great news for consumers, municipalities and builders.
18
2015 Home Builders’ Annual
The arrival of six-storey construction in Ontario means there will be new housing, rental and mixed-use options for consumers, businesses and municipalities – and that ultimately means more choices for homebuyers – offering a variety of sizes and design features for people of all ages and different budgets. Prior to these OBC amendments, builders in the province
LAST YEAR, THE ONTARIO GOVERNMENT MADE CHANGES TO THE ONTARIO BUILDING CODE (OBC) THAT WILL NOW PERMIT SIX-STOREY WOOD RESIDENTIAL CONSTRUCTION IN OUR PROVINCE AS OF JANUARY 2015 were restricted to four-storey wood frame construction. Six-storey wood construction is currently being built in many countries around the world, and has been available in British Columbia since 2009. Since then, more than 5,000 units have been built in BC. When the Ontario government initiated a technical consultation on six-storey wood, it wanted to balance two primary “made in Ontario” objectives – to help increase opportunities for designers and builders to create innovative, flexible and affordable new buildings and to maintain Ontario’s high fire safety standards for both the public and fire service personnel. Thanks to wide-ranging, extensive consultations with many organizations involved in the residential construction industry and with Ontario fire officials, both of those objectives have been accomplished within the new Code amendments. The Ontario Home Builders’ Association (OHBA) and other stakeholder groups including the Building Industry and Land Development Association (BILD), RESCON, the Canadian Wood Council and the Ontario Architects Association (OAA) fully supported the provincial government’s desire to allow this innovative housing option in Ontario. And here are some reasons why: » The idea of building midrise residential and mixed-use buildings on urban corridors throughout the GTA and Ontario is a fundamental component of creating sustainable cities and regions.
Ontario is confident that six-storey wood construction will be a safe, community-friendly option for midrise construction. And with an increasing planning emphasis on the need to build higher density, mixed-use communities in the GTA and across Ontario, woodframe buildings will provide yet another opportunity for builders, architects and designers to be creative with some innovative housing designs. Builders and developers in Ontario’s housing industry are excited about this new housing option for their customers and are already meeting with municipal planners to develop best practices to provide this form of housing in communities across the province. More housing choice, construction innovation and flexibility – great opportunities await with six-storey wood homes in Ontario.
» At a time when the market is dominated by either highrise or lowrise building, six-storey wood construction will add another option to the market. » Wood construction is an excellent choice for any residential, commercial, industrial or public building – it has a low environmental impact, is safe, durable and aesthetically appealing. » These are safe buildings, with full sprinkler systems and inspected by the local municipality. » Expected benefits in Ontario include increased availability of housing options for consumers, increased tax base for municipalities, a minimized carbon footprint of building construction and job creation. » Use of Ontario/Canadian wood products is good for the economy and the environment.
Joe Vaccaro is CEO of the Ontario Home Builders’ Association, the voice of the residential construction industry in Ontario representing 4,000 member companies organized into 31 local associations across the province. The industry contributes more than $42 billion to Ontario’s economy, employing more than 325,000 people across the province.

designed with customers in mind. Creative floor plans and attractive architecture really set Glenview Homes apart. “Glenview Homes is a boutique home builder, offering a strong value proposition with high construction quality, unparalleled standard features and finishes in each and every home we build” says Jacob Shabinsky, Managing Director of Glenview Homes. There are currently six model homes open to customers, and a new model is set to be unveiled on March 28th! Although the particulars about this model are still under wraps, it is sure to be a hit with buyers.
Each home is designed to improve daily life, whether that translates into a cosy finished basement that’s perfect for game night, a handy USB plug for homework in the kitchen, or a spastyle bathroom that becomes mom’s favourite retreat. Every inch of the home is crafted to suit the family who lives there. Kitchens are built to welcome family and friends. Glenview is proud to include Deslaurier Custom Cabinets in its homes, these high-quality cabinets are manufactured locally and backed by a 20-year warranty. Cook, eat, drink and laugh with everyone in the same room – that’s how kitchens should be designed, layouts that inspire the gourmet in all of us. Enjoy coffee at the breakfast bar, read a book by the large windows; this space is meant for living. The bathroom designs are sure to win buyers over. The spastyle bathrooms with extra-deep tubs, oversized windows, and expansive mirrors are the perfect oasis in your own home. Glenview Homes sets a high bar - Built-in features and finishes, attainable pricing and room for family-specific customization. Buyers don’t need to pick and choose between which finishes are important to them – they have the luxury of choosing every extra that they want and need. “At Glenview, our philosophy is to “Start with More,” commented Mr. Shabinsky. “We take great pride in the included features in each home we build, by including the features that other builders charge extra for like hardwood floors, finished basement rec rooms, 9’ ceilings, upgraded kitchen cabinetry, and a superior reinforced subfloor system.” This isn’t an assembly line type process. Staff takes the time
to get to know you and your needs. Best of all, they continue to follow up with you after the possession date. Glenview Homes wants to ensure that every detail meets your satisfaction and have achieved this by implementing one of the highest site supervision-to-construction volume ratios in the industry. Buyers aren’t the only ones to notice Glenview’s commitment to customers. This year, at the Greater Ottawa Home Builders’ Association (GOHBA) Awards, Glenview took home four marketing and sales trophies. Glenview also won for the best single-family home between 2,000 and 2,499 sq.ft for The Copperwood. Monahan Landing offers something for everyone. From 2015 Home Builders’ Annual

Legal Advice
Buying from a builder by GRANT R. POULSEN MANY PEOPLE WILL BUY THEIR FIRST HOME FROM A BUILDER, as almost one-third of all homes sold in Canada each year are brand new. Buying from a builder means you can customize your home to your tastes. It means better energy efficiency ratings and lower maintenance costs. A new home is less likely to surprise you with serious issues such as foundation or plumbing problems. Buying a house from a builder comes with different pitfalls that are best considered early in the buying process. THE AGREEMENT OF PURCHASE In most new home transactions, the builder will have a standard agreement. These agreements are lengthy and contain a great deal of information, including: • Financial specifics of the purchase (taxes, purchase price, deposits, development charges and other fees; • Items included in the purchase price (landscaping, fencing, air conditioning); • Timelines for selecting extras and colours; • Timelines for closing and how it may be delayed; • Any restrictions on what can be done with the land; • Items to be rented (such as a hot water tank); • Mechanism for dispute resolution; • Stipulation of whether the agreement be transferred or assigned. Most builders won’t permit changes to their standard forms. It is essential to have the contract reviewed by a lawyer to learn your obligations and rights. The fine print could mean you are responsible for additional taxes or fees. Your lawyer should be able to review the agreement while it is still conditional, and provide you with a summary and advice before you sign. Without legal advice before you sign, you could end up with a utility box on your front lawn, the floorplan altered or other changes you won’t be able to do anything about. If something is important to you, make sure it’s in the contract. TARION WARRANTY COVERAGE All new homes bought in Ontario must include coverage under the Tarion Warranty Program, and builders must provide an information package about the warranty. A schedule to the agreement must list important dates and any expected additional costs due on closing. Carefully review the additional costs, as you may find large charges that suddenly materialize for hooking up gas and electricity meters, mortgage discharge fees, development fees and deposit verification fees. Homebuyers can also visit the Tarion website under the Licensed Builder Directory to see how many homes the builder has built in the past 10 years, whether they have won any awards and if any complaints have been filed. TITLE INSURANCE All home purchasers should ensure they get a title insurance policy. This is arranged by your lawyer and is often the easiest and most cost effective way of protecting you from various problems that may occur before or after closing. Although not all title insurance policies are the same, a good policy will protect you from title problems (such as unpaid debts or building violations) and legal errors and omissions. Some policies will protect you in the future if you lose your property as a result of a fraudulent property transfer or mortgage fraud.
32
2015 Home Builders’ Annual
CITY PROPERTY TAXES Municipal property taxes on new homes often have not yet been calculated. Although the builder has often paid the property taxes on the land itself, the house portion cannot be billed by the city until the assessment is completed. This can take a year or more to occur, but then buyers will receive a supplemental tax bill for property taxes from the purchase date. Make sure you save up this money as it can often be a considerable amount to pay at once, and often the municipality gives only a short time to pay it. GETTING YOUR KEYS Normally, you meet with your lawyer to sign documents a few days prior to the closing date. On the closing date, your lawyer will ensure that your money (both the down payment and the mortgage) goes to the builder. In exchange, the builder will send over the keys. Once all the items are exchanged, the lawyers will register the purchase through the Ontario Electronic Land Registry System and will contact you about picking up your keys and documents. Buying a home is one of the most exciting of times, especially when you get to visit so many beautiful builder models. With proper planning and advice, you can make sure that your purchase is a smooth and enjoyable experience.

Tarion Report
QUALITY ASSURANCE When buying new in Ontario, rest assured your warranty is backed by Tarion by HOWARD BOGACH
YOU FACE MANY DECISIONS WHEN BUYING A NEW HOME: downtown or suburbs, two or three bedrooms, hardwood or laminate. But the one thing you don’t have to worry about is your new home’s construction. That’s because almost every new home and condo sold in Ontario comes with a builder’s warranty, backed by Tarion Warranty Corp. The warranty process starts before your builder even breaks ground, and lasts for seven years from when your new home or condo is completed and ready for possession. Although it is often lumped into one warranty for simplicity’s sake, in reality, just about all new homes in Ontario come with deposit and delayed closing protection, in addition to three separate warranties that provide different types of coverage at different points in the life cycle of your home.
JUST ABOUT ALL NEW HOMES IN ONTARIO COME WITH DEPOSIT AND DELAYED CLOSING PROTECTION 2015 Home Builders’ Annual
39
Your deposit protection and delayed closing protection begins before you move in. Deposits are protected up to a maximum of $40,000 for freehold homes in the event that your builder goes bankrupt, breaches the purchase agreement or in situations where you are legally entitled to back out of the purchase agreement before closing. The delayed closing and occupancy provision means your builder guarantees that your home or condo will be ready for move in either by a date specified in the purchase agreement or by a date that has been properly extended if circumstances occur that delay your condo’s completion. In some cases, your builder will be required to compensate you if a delay occurs. The one-, two- and seven-year warranties begin when your home is complete and ready for possession. The one-year warranty covers defects in work and material, protects against unauthorized substitutions and ensures your home is fit for habitation and constructed according to the Ontario Building Code. The first-year warranty includes almost everything inside and outside your home that was provided by the builder, from flooring to drywall to heating and air conditioning systems, and is in place for one year from your home’s date of possession. The two-year warranty protects against defects in work or materials in the electrical, plumbing and heating delivery and distribution systems owned by your unit. It continues 40

to provide protection against violations of the Ontario Building Code that affect health and safety, and applies for two years beginning on the home’s date of possession. The seven-year warranty, referred to as the Major Structural Defect Warranty, provides coverage for any defect in work or materials that results in failure of a structural, load-bearing element of the building or one that would reduce the expected life span of a structural element. It also includes protection against a defect that adversely affects the use of the home.

Voices of Experience While the economy is expected to perform well in 2015, housing affordability is increasingly being tested. Location, lifestyle and housing type are factoring more in homebuyers’ decisions. How would you suggest consumers weigh these considerations to make the best homebuying decision? Rahul Kochar Vice-President, Operations, Phoenix Homes
THERE’S NO SUBSTITUTE FOR EXPERIENCE – so we’ve spoken to a few of our experts for insight into what homebuyers face today. “We are experiencing an economy that forces us to be much more pragmatic about our purchases,” says Rahul Kochar, vice-president of operations at Phoenix Homes. He suggests that your home purchase can be leveraged towards other expenses. “Selecting a home that helps to offset costs in other areas is a prudent decision.” But that’s only part of the reason to be careful where you choose to buy. “I’ve always felt that location was one of the most critical factors,” he says. “The cost of commuting as well as the time that it steals from your life is something that should be kept to a minimum.” Having a home where most family activities are close seems obvious, but Kochar cautions, “This isn’t always going to be possible if family members are split across the city for work or education.” So, keeping housing affordable may mean buying a more affordable home. “Lifestyle and housing type go hand in hand,” says Kochar. “We all want as much house as we can get, that is human nature, but getting a home that is the right size for your life-stage will help to reduce not only the explicit cost of your mortgage but also property taxes, utilities and maintenance costs.” If you can’t afford your dream home, should you wait or buy smaller and more affordable? “At the end of the day, homeownership is the most sensible approach in the long run for building wealth and financial security,” he says. “Even
if this means you must compromise on your housing type for the short-term.” His message, then: buy what you can afford in as convenient a location as possible, then move up as you build more equity in your home.

for multi-family/condo dwellings with that of consumer choice for single-family suburban dwellings, land costs have spiralled upwards.” He also points to increasing Tarion costs and trade costs as a result of certifications under the new College of Trades. Changes that tightened lending rules and reduced amortization times haven’t helped either, especially for first-time buyers, and an upcoming federal election impacts the Ottawa marketplace. “All this said, Ottawa remains one of the more affordable cities to live in,” says Graham. “Our prices for new homes are significantly lower than Toronto, Vancouver and Calgary. Our city’s amenities, the cultural environment and the relative stability of the economy make it a great place to live, work and play.”
“Our prices for new homes are significantly lower than Toronto, Vancouver and Calgary.” GREG GRAHAM You don’t necessarily have to give up on lifestyle by buying an affordable home either. “While the size of lots are smaller and homes’ square footage is reduced, we are seeing some creative elements in housing design to ensure the feel of space,” says Greg Graham, president of Cardel Homes. “Consumers are personalizing their homes and in some cases finishing basements with nine-ft. ceiling heights and deeper windows to increase livable square footage.” He agrees that affordability remains a major concern. “As the municipalities increase Development Charges and continue to explore special levies against the new home industry, it drives prices up. Compound that with the HST paid on top of these charges and now approximately 25 to 30 per cent of a new home’s cost is government charges and taxes.” Land prices are another factor affecting pricing. “As the municipality tries to balance the tensions of intensification

Graham also mentions the new light rail transit system, which will improve transportation. He says Cardel Homes remains bullish on Ottawa. “We think it is a great community with solid leadership, the basis for future growth and for continued migration which will support our economic engine. People who have relocated here all say the same thing – what a great city, great community and safe and friendly environment. I feel like I am home!” Homebuyers should buy what they can afford, he says, because costs will continue to go up, including prices for materials as the U.S. housing market recovers. “Buying decisions are based on location, product type desired (singlefamily home, townhome, condominium), builder reputation, specifications and finishes, community, local amenities such as transit, schools and parking and, of course, value for dollar. Consumers love choice and here they have plenty.”
Frank Nieuwkoop Director of Sales and Marketing Valecraft Homes
“If you’re prequalified, you know what price range you can feel comfortable with.” FRANK NIEUWKOOP An advantage to the Ottawa area is a wide range of affordability. “In Embrun, you can get a single-family home for $300,000,” says Frank Nieuwkoop, who is director of sales and marketing at Valecraft Homes. “In Kanata, townhomes can go for $320,000. So, there are definitely affordable properties from east to west.” His best suggestion? “Don’t spend more than you can afford.” $280,000 to $350,000 range.” Homebuyers should also meet with a The next most important consideration is location. banker or broker to get pre-approved “Look strategically. “The value of your investment is tied to the home builder’s reputation.” KEVIN O’SHEA
44
2015 Home Builders’ Annual
That’s something Kevin O’Shea, president of Mattamy Homes Ottawa, agrees with. “The value of your investment is tied to the home builder’s reputation. Today, we all want certainty to our investments, and selling a home with a recognizable brand and reputation can help yield higher returns for your investment. Do your research, plan your purchase and ask yourself a lot of questions. Know the builder you are buying from. Are they reputable? Are they in good standing with Tarion – meaning, how safe is your investment? What do current customers say about the buying experience? What amenities does the community have that address your short- and long-term needs?” O’Shea has been in the business since he got his first summer job as a labourer on construction sites, and he now oversees staff and projects across the Ottawa area. Because he understands every step of the process, he stresses preparation. “Know what you want to buy. Have a game plan when walking into the sales centre or design studio. Feeling hurried is a by-product of not being prepared. Ask yourself if this is a home that you are keeping long term. If so or not – what upgrades should you buy that can help your investment grow, or make your time in that home comfortable?” Like all our experts, he sees affordability as something needing careful consideration. “Make sure that you can afford a home and still enjoy the simple pleasures in life. You do not want the constant burden of overwhelming mortgage payments.” He tells new homebuyers to consider the future. “Knowing what a community will represent through its evolution is as important as what it represents today. Parks, amenities and commuting time are all integral components. Remember, this will be your home.”

After 70,000 homes we’ve never changed our approach. Call it the Mattamy Way.
F
rom our very first home, finished in 1978, we decided to design better and build better than any other builder. We insisted on listening to what our customers wanted and really needed rather than just constructing and hoping for the best.
See for yourself: Every Mattamy home presents a personal, welcoming face that reflects its own individual family. Living space is maximized and joyfully useable. And all Mattamy communities are created to encourage neighbours to become friends.
Lifestyles evolve, so too must our homes. That’s why we research and assess every community, consider and reconsider every elevation and every floorplan. We design and build for real people with modern-day lives.
Because of our insistence on doing things better, our first homeowners were so delighted with their Mattamy Home, they lived in it for over 25 years. And since then Mattamy has become the largest privately owned home-builder in North America. For more information visit mattamyhomes.com
