ith value and affordability on the minds of virtually every homebuyer today, many are looking to condo living as a way to find the perfect balance. So it’s no surprise that Cardel Homes’ second condo building at Notting Hill South in Orléans is getting significant attention from first-time homebuyers to empty nesters alike. Nestled among an inspired mix of townhomes and single-family homes, Cardel’s two four-storey condo buildings at Notting Hill South offer low-maintenance convenience and the neighbourhood charm that Orléans is known for. With its cosy streets, urban comforts and a 10-acre Millenium Park, Notting Hill South was an ideal location for

Cardel’s feature-rich condos – close to amenities, fitness centres, paths and greenspace. “We knew Notting Hill South would be a popular community,” says Cardel Ottawa’s Regional President Greg Graham. “More and more buyers are looking for suburban condo units with underground parking, elevators and air conditioning, and Notting Hill South has it all.” From nine-ft. fourth floor ceilings and hardwood floors to sound attenuation, secure entry, private balconies, radiant in-floor heating and sprinklers – not to mention an elevator – Cardel’s Notting Hill South offering is designed with form, functionality and all the comforts of city condo living in mind, minus the downtown bustle. The one- and two-bedroom units range from 625 to slightly less than 1,000 sq. ft. and feature bright, open-concept layouts that maximize square footage. Extras that come standard include six appliances, garbage/snow removal, air conditioning and the inclusion of heated, secure, underground parking in the base price (a $30,000 value). With its pedestrian-friendly neighbourhood appeal, Cardel’s Notting

Hill South development has been particularly popular among first-time homebuyers and those seeking to downsize, including professional couples and empty nesters looking for turnkey convenience and suburban tranquility. No more shoveling snow, no more cutting the lawn, and no more chasing after the garbage truck. Perhaps the best perk of all, though, is getting Cardel quality at a condominium price. Those currently living in the Orléans area can appreciate Cardel’s full life-stage product line, which offers a balance of single-family homes, townhomes and condos. Downsizing no longer means sacrificing location. Move-down clients can maintain their neighbourhood ties while still enjoying the hassle-free lifestyle that comes with multi-family homeownership. Notting Hill South’s lock-and-leave convenience means snowbirds can seek out sunnier wintertime weather secure in the knowledge that any necessary maintenance and upkeep will be taken care of. “Quite a few of our customers have been long-time Orléans residents,” notes Graham. “They want to stay in the community where they’ve lived for the past 20 or 30 years. Now that it’s time to downsize or for the kids to move out, a Notting Hill South condo just makes sense.” Orléans’ cultural vibrancy, nearby schools, restaurants, shops

and recreational offerings appeal to more than just move-down buyers with area ties, though. The community is also popular with new market entrants who want to break free from the landlordtenant relationship. “Notting Hill South is a great chance for first-time buyers to build equity while enjoying the neighbourhood aspects that give Orléans its small-town feel,” says Graham. “And a mortgage payment in Notting Hill South will most likely be less than what they’re currently paying in monthly rent.” With a limited number of units available, demand for a Cardel condo has been understandably strong. Models are now available for viewing.

Knowledge & confidence When shopping for a new home, both are critical

hen you’re out shopping for a new home, it’s easy to be swept up by appearances. But, as they say, beauty is only skin deep. The best way to discover the home of your dreams is to seek out the right builder – which is one with experience, vision and know-how. The 2013 Home Builders’ Annual is a great research tool and resource to help with you with this task. It showcases not only who is building what and where, it also features background information on each company and where you can find more information about them. We’ve included a social media directory in this issue, too, so you can see any promotions, updates and information builders are sharing. Once you’ve narrowed your search for a new home or condo, it’s time to visit some sales offices and models – and you should prepare to be impressed! Always carry a notebook to record information and questions you may have about the places you’re visiting, to make it easier to digest later. If there’s a model suite to tour, be sure to inspect the quality of everything – from the cabinetry, carpeting, drywall and fixtures. Note which features are standard and which are upgrades, to get a sense of what the basic home will include. Questions you might want to ask while shopping include: - How long has the company been in business? - How does the after-sales service program work? - Who will be responsible for after-sales service? - Does the builder include energy-saving features in its homes? A new home is one of the biggest and most important purchases you will make in your lifetime. You will be able to shop for a new home with a sense of confidence, using the knowledge you’ll glean from this publication as well as online research and site visits. Best of luck in your search! Ashcroft Homes: Q West Discover a New Level of Luxurious Living

F

ounded in 1992 by David Choo, Ashcroft Homes is now one of Ottawa’s leading residential and commercial real estate developer. The company has built thousands of fine homes in communities throughout the National Capital Region and has been the proud recipient of numerous design awards from the Greater Ottawa Home Builders’ Association. Ashcroft has consistently earned top rating for 8

after-sales service from the Ontario New Home Warranty Program. Ashcroft Homes is committed to creating and building prestige developments in prime locations. Such projects include Eastboro nestled between Navan and Orleans, CitiPlace at Prince of Wales Drive and Colonnade, and Central Park, one of the city’s first master-planned communities. More recently, Ashcroft developed the luxurious re Hotel and Residences in the downtown core, and Q West, a unique new urban community where Westboro and Wellington Village meet. When asked what makes Ashcroft different, the team stated, “It starts with the idea of community”. From the locations they select to the homes they produce, their ambition is to build neighbourhoods where people can realize their dreams. The Ashcroft team is passionate about creating environments where life can take place. Not only do they incorporate the natural surroundings into every one of their

developments, but they also build near existing amenities and services and create the space for new ones to spring up. Guided by the unique sensibilities of David Choo, Ashcroft fuses passion and practicality to produce top-quality, intelligently designed residential developments that exude a sense of style and make daily living simpler, more comfortable and fun. David Choo’s vision of creating a vibrant sense of community in all of his projects is most evident in the luxurious condominiums of Q West. A once iconic convent is being transformed into a stylish urban retreat. The Q West team’s inspired vision both preserves and enhances this landmark property. It’s a marvel of community planning and building design, highlighted by inviting courtyards and communal spaces, upscale dining and shopping. From the preservation of the existing structures, to the new buildings, to the ample green space: it’s all been designed to balance beauty with functionality, and created with real living in mind. From the initial planning stages, the vision for Q West has always been to leverage smart design and planning to create a unique community living experience. Today this vision is embodied by Abbey Court, the heart of Q West and the essence of its offering to residents and guests. Abbey Court was made to bring people together for good times: for sumptuous food, or cocktails and conversation; for coffee on the terraces, a walk in the garden courtyard, or browsing in the shops. This multi-level, multi-use building is a new kind of public space—one designed to be the center of the action and a new destination for all kinds of enjoyment in all four seasons. Located at the intersection of Westboro and Wellington Village, Q West offers every amenity you could imagine, and more, right at your fingertips. Step out your front door and enjoy the many boutiques, or tantalize your taste buds at one of the many fine dining restaurants both neighbourhoods have to offer. Looking for something more casual? Meet your friends at the local pub and watch the game, or head out for a run along the Ottawa River. Exciting arts and culture abound, 2013 Home Builders’ Annual

DCR/Phoenix Group 25 years in the Ottawa Community

T

his year marks the DCR/Phoenix Group of Companies’ 25th anniversary. The company has come a long way from its humble beginnings in 1988, and years of land development knowledge and experience, combined with an exceptional entrepreneurial spirit, has allowed founder Cuckoo Kochar to make the DCR/Phoenix Group of Companies into one of Ottawa’s premier land development and homebuilding companies. Cuckoo Kochar, who holds an Honours Bachelor of Engineering degree from the Birla Institute of Technology and Science in Pilani, India, arrived in Canada in 1972. After earning a Master of Engineering degree from Concordia University

in Montreal, he began his career as a project designer and site engineer. He worked on various municipal infrastructure projects in Quebec, including hydraulics at Mirabel Airport and the Matagami access road for the James Bay Project. After moving to Ottawa in 1977, Kochar began working for the Canada Mortgage and Housing Corporation (CMHC). As manager of CMHC’s Land Management Group, he was responsible for a portfolio that consisted of thousands of acres of land in nine provinces, worth several hundred million dollars. Later, in 1997, he was asked to return as a member of the Board of Directors for CMHC. Recognizing the potential for development in Ottawa and seeing a niche for a developer catering to small builders, he formed DCR/ Phoenix in 1988.

Phoenix developed land in well-known Ottawa neighbourhoods such as Centrepointe in Nepean and Longfields in Barrhaven, and sold serviced lots to many builders. Then in 1997, the housing division, Phoenix Homes, was formed. To date it has built 22 established communities and has seven communities currently under construction— welcoming over 4500 families into their new homes. In 2003 a commercial division was launched with projects including commercial retail plazas and rental highrise buildings. To complement the construction side, in 2005 Phoenix launched a Granite and Flooring operation called Stone Design Concepts. This provided Phoenix the opportunity to offer granite kitchen countertops as standard in most of their homes.

12

2013 Home Builders’ Annual

Under the leadership of Cuckoo Kochar and his son, Rahul, DCR/Phoenix continues to shape the landscape of the National Capital region. Phoenix has exciting growth on the horizon, with many large-scale projects coming such as high-rise condominium and commercial projects slated for downtown locations, and large-scale suburban communities coming in 2014. A brand new showroom and production facility for Stone Design Concepts is also under construction, adding to the overall corporate expansion. With all of this growth comes an opportunity to give thanks to the community which supported Phoenix all along. In the last five years Phoenix has increased its philanthropic contributions substantially, including:

• Contributions to over 35 local youth sports teams throughout the city. • VP of Operations Rahul Kochar participates annually in Ride for Dad and has personally raised over $8000. • Mentoring students from the Ottawa School Board with reallife learning experiences on homebuilding sites. • Sponsoring various cultural events throughout the city. • Ongoing donations to Habitat for Humanity, of which Rahul was a member of the Board of Directors for three years. • Kiwanis Club Adventure Playground in Orleans. • $10,000 to the construction of the Chinatown Entrance Gate. • $25,000 to the renovation campaign for the Bruyere Continuing Care Centre. • $25,000 to the Jewish Foundation. • $26,000 to CHEO.

• $50,000 toward the building of the Algonquin Centre for Construction Excellence. • $100,000 to the YMCA of Ottawa. • $250,000 to the Ottawa Heart Institute. • $250,000 to the Ottawa Hospital Foundation. The DCR/Phoenix Group would like to once again thank the Ottawa community for supporting the company for over 25 years. Says Rahul Kochar, “We look forward to building on our past successes and welcome the next group of proud Phoenix homeowners.”

Canadian housing still

affordable by Nelly van berlo

It’s difficult to scan the latest news without coming across one headline or another that talks about Canada’s housing market being on the verge of collapse or its bubble bursting. But the true market experts beg to differ. That’s why it’s important to look at the facts. According to BMO Capital Markets, an examination of valuations and affordability across the country – not just in Toronto and Vancouver – suggests less risk of a nationwide

14

2013 Home Builders’ Annual

hard landing than implied by many headlines. In fact, aside from detached properties in Vancouver, Toronto and Victoria, the other major cities BMO Capital Markets studies, including Ottawa, appear affordable for median homebuyers. In other words, mortgage payments and other housingrelated costs do not exceed 39 per cent of family income (that’s the guideline established by the government in July 2012 for obtaining a insured mortgage).

If interest rates remain low, income continues to rise and home prices stabilize in 2013 – as BMO anticipates – fears of a deep housing correction should recede.

In addition, with the exception of Vancouver’s condos, Canada’s major cities would remain affordable even if mortgage rates rose two percentage points to more normal levels. Nationwide, mortgage payments on the average-priced house consume a moderate 28 per cent of household income, or 23 per cent for people living outside Vancouver and Toronto, says BMO. Keep in mind that national mortgage-service cost ratio peaked at 44 per cent in 1989 and 36 per cent in 2007. Most important, the current 28 per cent matches the long-term norm, suggesting that rising income and falling mortgage rates have largely offset the deterioration in affordability caused by higher home prices. To pump life into the economy, the Bank of Canada (BoC) has kept Canada’s overnight rate at just 1 per cent since September 2010. According to BMO, a normalized overnight rate would be closer to 3.5 per cent given the inflation target of about 2 per cent. RBC Economics also notes that, while home prices are currently elevated, exceptionally low interest rates keep the ownership cost burden manageable for the most part. While affordability levels generally do not appear to pose a threat to the Canadian housing market at the moment, RBC cautions things could be radically different if interest rates were to move rapidly and significantly higher, explaining that exceptionally low mortgage rates have been the main factor preventing affordability from reaching dangerous levels in recent years. Thankfully, RBC sees continued lower interest rates, expecting the BoC to leave its overnight rate unchanged at 1 per cent throughout 2013 and raise it only gradually starting in 2014. The CD Howe Institute’s monetary policy council is recommending the BoC keep the target at 1 per cent until March 2014.

RBC believes the eventual rise in rates will take place at a time when the Canadian economy is on a stronger footing, thereby generating solid household income gains, which, in turn, provide some offset to any negative effects from rising rates. If interest rates remain low, income continues to rise and home prices stabilize in 2013 – as BMO anticipates – fears of a deep housing correction should recede. With mortgage rates remaining at all-time lows, now’s a great time to get a new mortgage and/or take measures to accelerate your mortgage payments while rates are still low. There are many ways to pay your mortgage off quicker such as increasing the frequency of your payments from monthly to weekly or every other week, or making extra or lump sum payments.

Insight from Experience, Inspiration for the Future

The Next Generation of Claridge Homes

16

2013 Home Builders’ Annual

B

eing a leader in today’s fast-paced and competitive homebuilding market means not just keeping up with the times, but staying ahead of them. At family owned and operated Claridge Homes, Founder and CEO Bill Malhotra along with his sons Neil and Shawn know firsthand that getting ahead in this industry requires a thorough understanding of the customer, market, and city. Claridge Homes has grown immensely over the years because of this knowledge. Now, as they to transition to the next generation of management, they are using their longstanding experience to inform their innovative approach to homebuilding. They are redefining the way they do business. The new generation of management is making fundamental changes through upgrades and advances to ensure the homes they build, as well as their future home owners, remain one step ahead. This new approach has been well received – Claridge Homes was recently named winner of the 2013 Consumer Choice Award for commercial builders in Ottawa, as well as Ottawa’s Number 1 High-Rise Builder by the 2012 Tarion Award of Excellence. However, much of the company’s success today follows from the experience gained from building a company from the ground up. Founder and CEO Bill Malhotra immigrated to Canada in 1971 at the youthful age of 21 and worked nearly a decade for the City of Ottawa as its Chief Structural Engineer. There, he gained an intricate understanding of

the city and its people – knowledge which helped form the foundation for Claridge Homes which has been building condominiums since 1986, and homes since 1994. Bill Malhotra’s two sons, Neil and Shawn, now work with their father to help manage a company which has seen its success grow to the tune of over 35 condominiums and 13,000 homes in and around Ottawa. Being in the Ottawa homebuilding industry for nearly three decades has given Claridge Homes a definite competitive edge – Claridge has long been a name synonymous with the best locations in Ottawa real estate and unsurpassed value. Despite all the advantages that accompany a lengthy tenure as a preeminent homebuilder in Ottawa, the new generation of management at Claridge Homes faces new challenges as the homebuilding industry becomes more crowded and the housing market evolves. To safeguard their place as industry forerunners, the next generation of Claridge management has worked diligently to develop an innovative approach to homebuilding in Ottawa that has set them apart, redefining the way they do business all the way from floor plans to home features. At the core of this new approach lies a proprietary design methodology that showcases their stunning designs as well as their high quality standards for all different lifestyles – from condos, to houses, to retirement living. A major hallmark of the new generation of Claridge 2013 Home Builders’ Annual

17

Homes is a revived commitment to high quality products and innovative design. To this end, Claridge has made significant upgrades to its specifications for its new homes, and have heightened the quality standards for the products they use. For example, the inclusion of 9’ main floor ceilings is now standard across all new town homes, as well as adding granite countertops as a standard yet elegant feature in all new singles. They’ve greatly increased the amount of hardwood installed throughout their homes, and have made ceramic a standard feature within their foyers, bathrooms, and kitchens. They continue to go above and beyond by certifying all their homes as Energy Star – a move which has been very well received amongst homebuyers in Ottawa. As if adding that list of incredible new features to their homes wasn’t enough, they’ve also raised the 18

2013 Home Builders’ Annual

overall quality standards in their homes. Perhaps this is most evident in their upgrades to new trim and door packages which add a nice touch and a modern feel. Similarly, the new generation of Claridge Homes has updated the type of construction materials used to ensure the highest quality and durability standards. Ultimately, the new face of Claridge Homes will bring positive change, enhanced quality standards, and illustrious new options to the Ottawa housing market. Now, as they transition to the next generation of Claridge, they’re poised to emerge as industry leaders across the board, all the way from quality to cutting-edge design. Claridge Homes has embarked on a new path to redefine the way they do business, using their past experience in the industry to forge an innovative approach to always keep them one step ahead.

The residential construction industry The engine that drives ontario’s economy by Joe Vaccaro, COO Ontario Home Builders’ Association

For most of us, buying a home is generally the

The harmonized sales tax significantly increased provincial sales tax revenue on new homes and renovations when it was implemented on July 1, 2010 $1.45 billion – total Canada Pension Plan premiums paid $610 million – total Employment Insurance premiums generated $149 million – total WSIB premiums billed the Home Builder Rate in Ontario Given these facts, it’s easy to understand why the residential construction industry is considered to be the engine that drives Ontario’s economy. So, if you have purchased or plan to purchase a new home, or are renovating an existing home, be assured you are contributing to the economic health of our province. Your neighbour down the street may have a job thanks to the strength of the residential construction industry. Seniors in your community benefit from a strong Canada Pension Plan, in part from the contributions paid to the plan from the residential construction industry. We all benefit from a myriad of government services, thanks in part, to the tax revenue generated from Ontario housing starts and renovations. So when you purchase your new home or renovate your existing home, you are buying much more than bricks and mortar and a roof over your family’s head – you are playing a vital role in ensuring the continued health of the residential construction industry and the economic well-being of our province as a whole.

Joe Vaccaro is the Chief Operating Officer (COO) of the Ontario Home Builders’ Association (OHBA). Urban Living: This past year, Minto stepped back into the condo scene and is quickly making an impact. With three spectacular new projects -- Minto@lansdowne, UpperWest in Westboro, and a new project on Beechwood – there are many locations to choose from. Each project is located in the heart of it all, within minutes of downtown, shops, restaurants, and scenic bike trails. These condos offer the ultimate urban lifestyle in three of Ottawa’s hottest neighbourhoods. Step out your front door and enjoy all the city has to offer, or leave the hustle and bustle behind and enjoy the Rideau Canal, the Ottawa River, or the many local parks and open spaces nearby. Minto strives to deliver sustainable projects in which design and construction are top priorities, which is why all three projects are targeting LEED certification. Regardless of the project you choose, you can trust that with Minto you are guaranteed style, luxury, and most importantly, quality craftsmanship. Ottawa East: One of Minto’s many communities in the east end is Avalon. Avalon is a beautifully designed 750-acre masterplanned community in Orleans, east of Ottawa, which offers picturesque streetscapes, landscaped greenways, and neighbourhood pocket parks, to name a few features. Avalon West, an extension of Avalon, is a new section of Minto’s growing master-planned community in Orleans. With plenty of room to grow, Avalon and Avalon West have been carefully planned to be the kind 28

of community people of all ages love to live in. Mahogany in Manotick is only a short drive from the city, but residents will feel as though they’ve stepped into their own oasis. An unprecedented combination of craftsmanship and land stewardship means Mahogany will be a place unlike any other, and a place you feel you naturally belong. Ottawa South: Chapman Mills offers many reasons why it is south west Ottawa’s fastest growing community and the largest in Barrhaven. Part of the reason it feels so right is the beautifully designed new homes in attractive neighbourhoods, which appeal to first time and mature buyers alike. Chapman Mills provides park areas for all ages - from passive parks for easy strolls to soccer, football and baseball fields for more active pursuits. Close to stores, schools, and transit, Chapman Mills offers all the amenities you desire. Ampersand at Chapman Mills is a pedestrian focused and environmentally sustainable community of new homes that blends the best of urban and suburban. Ottawa West: Arcadia is a 200-acre community in Kanata located north of the Queensway, west of the Carp River, and east of Huntmar Dr, with easy access to the 417. With excellent proximity to great shopping and services, plus plans for riverside nature and bike trails, new roads and convenient transit access, Arcadia is a progressive Kanata community that you will be pleased and proud to call home. New Opportunity to Own a Holitzner Home

W

in Carleton Place

ith beautiful upscale homes in fantastic locations Holitzner Homes has plenty to offer the discerning buyer. And this year Holitzner is thrilled to be offering homes in their newest community of HighGate in Carleton Place. Carmen Fleguel, president, believes Carleton Place is the Ottawa region’s next wonderful location. The HighGate community will be one-

30

of-a-kind, with beautiful customized homes on lots 50 to 60 feet wide and 110 to 175 feet deep, with prices starting in the low$400,000s. That is $50,000 less than Stittsville and $100,000 less than Kanata, with lots of land too. HighGate borders High Street and Townline West in Carleton Place, and rests only a few minutes away from the serene Mississippi River and lake. You can walk to the beach, be at the boat launch in no time, stroll the exceptionally beautiful river walk, fish, swim, canoe, and just enjoy being near the deep, clear water.

But you needn’t feel isolated. Only 20 minutes from Kanata/Stittsville, travel is a breeze now that Highway 7 is expanded to four lanes. HighGate enjoys the advantage of being in Carleton Place—a longestablished, self-contained business community with almost all the professional services of the city. As for shopping, on the edge of town visit all the big stores, like Canadian Tire, Home Depot, Rona, YIG, Walmart and more, or head downtown to charming Bridge Street and enjoy the friendly personal service small independent vendors provide. Schools, community groups, clubs, recreational facilities, churches, parks and a local hospital provide all the supports a family needs and even if you are retiring. Quaff beverages by the water in a quaint pub, try a variety of eateries, play golf or soccer, or head further west into lake and ski country. Everything you need is right here, and Kanata/Ottawa is just next door. Holitzner also has one lot and two inventory homes remaining in Stittsville’s lovely Deer Run. Deer Run lots have standard depths of 105 ft., and widths between 46 and 50 ft. The site is surrounded by greenspace, and the variety of homes, most with stone, stucco or brick exteriors, produces a beautiful and unique streetscape. In Carp’s Hidden Lake community has two lots and two inventory homes remaining. Hidden Lake Estates is nestled on the edge of the charming village of Carp, renowned for its agricultural fair and extensive recreation facilities. Like Carleton Place, Carp is a selfcontained business community with all the commercial supports a family needs. The village has parks, churches and clubs, and is surrounded by a nature preserve which shelters the hidden lake. Kanata and Ottawa are easy commutes. At all their sites Holitzner offers a wide range of exciting, fully-customizable designs. Whether you choose a bungalow, main floor master home or mid- to large-size two-storey home, knowledgeable staff in the design centre will help you create your own gorgeous interior finishes. All homes offer nine-ft. main floor ceilings, hardwood in the living and dining rooms, ceramic flooring in the vestibule, kitchen, laundry and bathrooms, and 39-inch upper cabinets in the kitchen. Rooms are spacious, windows oversized and basements insulated. Quality doesn’t stop where visibility ends either. Holitzner

homes have all-plywood sheathing, meaning durability for generations, and all Holitzner’s homes are Energy Star rated for daily energy savings. Thoughtful touches from Laurysen kitchens, such as kitchen walk-in pantries, pot and pan drawers, and kitchen desks, make for an efficient and livable work space. Oversized windows welcome the light. Holitzner designs beautiful outdoor spaces as well, like covered porches, sunrooms and screened rooms overlooking your stunning backyard. Homes in all the Holitzner communities are soughtafter, and no wonder, with their locations, beautiful settings, and positions in established communities. The homes are “practically custom” says President Carmen Fleguel. “They are made specifically to our clients’ tastes.” Buyers can be intimately involved in the process of customizing their homes, taking one of these plans and individualizing it, or even bringing their own designs to Holitzner’s dedicated team. Legal Advice

Buying a

new home by Grant r. poulsen

Buying a home is usually the largest purchase you make in your life. When buying a resale property you have the chance to look around, poke and prod in the alcoves and often even obtain the opinion of a home inspector. When looking at buying a new home however, you often are presented with a model home, drawings of what the house will look like, and a selection of lots that are currently part of a flat muddy field. Obviously, a purchase of a new home from a builder differs significantly from a purchase of a used residence and requires particular vigilance on the buyer’s part. The agreement to buy a new home is frequently the single most serious legal contract of a lifetime. Although the size of a builder’s contract is daunting, the vast majority of builder deals work very well. Ultimately

36

2013 Home Builders’ Annual

the purchaser wants a nice home and the builder wants to keep a good reputation and provide homes that people want to purchase. When bad things happen, however, the signed agreement will decide what options are available and what the outcome will be. SIGNING THE AGREEMENT OF PURCHASE

In most new home transactions, the builder will have a standard agreement which they wish to use. These agreements are lengthy, but contain a great deal of information about your purchase including: • The financial specifics of the purchase (taxes, purchase price, deposits, development charges and other fees that can be expected); • The items included in the purchase price (landscaping, fencing, air conditioning); • The timelines for selecting extras and colours • The timelines for closing and how it may be delayed • Any restrictions on what can be done with the land • Will any items be rented (such as a hot water tank)? • What happens if there is a dispute?

Most builders will not permit changes to their standard forms. The importance of consulting a lawyer prior to signing cannot be understated so that you at least know your obligations and rights under the contract. The fine print in a builder’s contract could mean you are responsible for certain additional taxes or fees, especially if you are buying a rental property. Your lawyer should be able to review the agreement while it is still conditional and provide you with a summary and advice prior to your signing. TARION COVERAGE

All new homes bought in Ontario include coverage under the Tarion Warranty Program. Normally, purchasers pay for this coverage on closing so it is important to know what is and what is not covered under your warranty. This program handles any items that may need repair and it also manages potential delays to the closing date. All builders must give their purchasers an information package about the warranty which should be carefully reviewed. Additionally, a schedule to the agreement must list important dates showing possible delays and as of 2012 a schedule must list the expected additional costs that will be payable on closing. Purchasers can find more information at the Tarion website located at www. tarion.com to ensure they are getting the most out of their warranty. TITLE INSURANCE

All home purchasers should ensure they get a title insurance policy. This is arranged by your lawyer and is often the easiest and most cost effective way of protecting you from various problems that may occur before or after closing. Although not all title insurance policies are the same, a good policy will protect you from title problems (such as unpaid debts or building violations) and legal errors and omissions. Some policies will protect you in the future if you lose your property as a result of a property or mortgage fraud.

CITY PROPERTY TAXES

Often the municipal property taxes on new homes have not been calculated. This is because the Ontario Municipal Property Assessment Corporation has not assessed the value of the new house portion for city taxes yet. Although the builder has often paid the property taxes on the land itself, the house portion cannot be billed by the city until the assessment is completed. This can take a year or more to occur, but once the new assessment is complete, buyers will receive a supplemental tax bill for property taxes on the building from the purchase date. Make sure you save up this money as it can often be a considerable amount to pay at once. GETTING YOUR KEYS

On the closing date, your lawyer will ensure that your money (both the downpayment and the mortgage) goes to the builder. In exchange the builder will send over the keys. Once all the items are exchanged, the lawyers will register the purchase through the Ontario Electronic Land Registry System and will contact you about picking up your keys and documents which are usually ready late in the afternoon of the closing day. Buying a home is one of the most exciting of times, especially when you get to visit so many beautiful builder models! With proper planning and advice, you can make sure that your purchase is a smooth and enjoyable experience.

Everything they do is conceived, designed, and constructed to protect and enhance the local community and its ecosystems. For managing partner Jonathan Westeinde, the formula is simple: “People + Planet + Profit”. As he said, “You can’t get sustained profit, without focusing on people and the planet”. The company harnesses innovations in land use, water, air, energy, design, waste management, and smart building technologies to create healthy, high-performance green buildings and communities. The founders of Windmill have held prominent positions in the Canadian design, construction, brownfield, and green real estate industry for over thirty years resulting in an unmatched value proposition when it comes to responsible urban infill and property revitalization. All of the staff at Windmill strive to align the values of the builder with those of the homeowner resulting in increased comfort, lower expenses and of course, a reduced carbon footprint. As Windmill founders stated, “In the development industry, the only thing you have is your reputation. That is why, in every development we do, it has to be something we are proud of ”. Windmill is the only developer in Canada to develop all of their condo projects to a LEED Platinum certification level. Their buildings are designed to maximize the urban homeowner experience while levying the smallest possible environmental impact. They are currently developing three unique, high quality, and sustainable condominiums in Ottawa and Toronto. For these developers, a condo building means more than a place to live – it is also about creating a sense of community, and adding value 42

to an already desired neighbourhood. Rising 21 storeys, Cathedral Hill offers an exceptionally luxurious and balanced urban lifestyle. Located in a quiet, yet central part of Ottawa, this condo building offers all the amenities you dream of: fitness centre, yoga studio, concierge service, a dog-washing room, a bike and ski-tuning room, and so much more. With unparalleled and protected views of the Ottawa river, Parliament, and the Gatineau Hills, Cathedral Hill promises to offer residents some of the best views in the City. The incredible location is complimented by striking and sophisticated modern architecture and contemporary interior design. A short walk to transit stations, bike routes, and restaurants, this project promises to be one of the most healthy, environmentally friendly and sought-after condominiums in Canada. The Eddy is a bold new addition to Hintonburg – a historic working class neighbourhood in Ottawa that has recently been reborn as a popular, but authentic community. With only six storeys, this contemporary condo building is architecturally striking. 53 unique units offer downtown loft living, large balconies, geothermal heating and cooling, stunning European finishes, and Ottawa’s first automated parking system. The building’s signature amenity, a shared rooftop urban park, The

Highpocket, features garden plots available for purchase with your unit, along with a shared social space, BBQs and a hot tub. Union Lofts, located in the coveted west-side neighbourhood of Toronto, combines the old and the progressively new. In this project, Windmill repurposes a former Church into 40 contemporary units infusing a new, modern style to compliment the heritage architecture of the legendary community. The existing building is retrofitted to the highest green standards of healthy living, designed not only to stand the test of time, but also to defy the high energy costs of the future. Windmill approaches all of their projects with the same goal in mind: integrating property into the existing environment in order to develop a holistic sense of compatibility. For this development team, it isn’t just about curb appeal; they are concerned with every level of development, from the exterior, to the most minute interior details. As one buyer said, “Windmill doesn’t stop after the property is sold”. In fact, Windmill strives to ensure that all of their properties continue to uphold the same value even after a sale. Sustainability is the key to Windmill’s success as a developer. For more information on Windmill Development Group and all they have to offer, please visit their website at windmilldevelopments.com. Tarion Report

Your new home comes with a

Tarion backed warranty by Howard Bogach

2013 Home Builders’ Annual

Welcome to my first column in New Home and Condo Guide. I’m excited to have this opportunity to share information about your home’s new warranty. If you have questions about what you read or there’s a topic you’d like me to cover, please drop us at note on our Facebook page at facebook. com/TarionWarrantyCorp. When buying a new home, there are many decisions to make; downtown or suburbs, two bedroom or three, hardwood or laminate. But the one decision you don’t have to make is about your new home’s warranty. That’s because almost every new home sold in Ontario comes with a builder’s warranty, backed by Tarion. The warranty process starts before your builder even breaks ground, and lasts for seven years from when your new home is completed and ready for possession. Although it is often lumped into one warranty for simplicity’s sake, in reality, just about all new homes in Ontario come with deposit and delayed closing protection in addition to three separate warranties that provide different types of coverage at different points in the life cycle of your home.. Your deposit protection and delayed closing protection begins before you move in. Deposits are protected up to a maximum of $40,000 for freehold homes in the event that your builder goes bankrupt, breaches the purchase agreement or in situations where you are legally entitled to back out of the purchase agreement before closing. Deposits made on condominiums are protected for similar circumstances, up to a maximum of $20,000. Deposit amounts exceeding that are protected under the Condominium Act. The delayed closing and occupancy provision means your builder guarantees that your home will be ready for move in either by a date specified in the purchase agreement or by a date

that has been properly extended if circumstances occur that delay the home’s completion. In many cases, your builder will be required to compensate you if a delay occurs. The one, two and seven year warranties begin when your home is complete and ready for possession. The one year warranty covers defects in work and material, protects against unauthorized substitutions and ensures your home is fit for habitation and constructed according to the Ontario Building Code. The first year warranty includes almost everything inside and outside your home that was provided by the builder, from flooring to drywall to heating and air conditioning systems and is in place for one year from your home’s date of possession. The two year warranty protects against water penetration through the basement or foundation walls; defects in materials that affect windows, doors and caulking and defects in work that result in water penetration into the building envelope. It also covers defects in work or materials in the electrical, plumbing and heating delivery and distribution systems, and defects in work or materials that result in the detachment, displacement or deterioration of exterior cladding, such as brickwork, aluminum or vinyl siding. It continues to provide protection against violations of the Ontario Building Code that affect health and safety and

applies for two years, beginning on the home’s date of possession. The seven year warranty, referred to as the Major Structural Defect Warranty, provides coverage for any defect in work or materials that results in failure of a structural, load-bearing element of the building or one that would reduce the expected life span of a structural element. It also includes protection against a defect that adversely affects the use of the home. If you’re looking to buy a condo, you’ll also have extra warranty coverage for the common elements of your condominium.

Domicile Developments’ latest project

The Kavanaugh J

ohn Doran and Jose Dinis founded Domicile Developments in 1976, beginning with a passion for renovating and restoring antiquated homes in Ottawa’s urban neighbourhoods. Domicile has come a long way since its inception, while still holding true to the original values of reliability, innovation and integrity. With the early success of its newest project, The Kavanaugh, in Beechwood Village, Domicile shines again. Throughout the years Doran, Dinis and staff have built in all of Ottawa’s most notable urban neighbourhoods: Little Italy, Centretown, The Glebe, Westboro, Hintonburg, Wellington West, and now The Kavanaugh in Beechwood Village. Their successes have been achieved through excellent relationship building, with their own people, their partners, the neighbourhoods in which they build, and of course, with their clients. Cognizant that changing Ottawa’s urban landscape is a big responsibility, they remain committed to building in an ethical and aesthetically pleasing fashion. 46

Their goals are to revitalize an area, to preserve the charming elements, and to give back to the community in some way, be it through public art, support of community initiatives, or through mixed-use projects which bring services and goods. Urban development is challenging, though. Says John Doran, “Building on an infill site, wherever it might be, is a challenge. The approvals, the planning, the design— everything is turned up a notch. I think that’s why I’m still having fun after all this time.” Beechwood Village has so much to offer. Abundant green space, kilometres of bike and walking trails, shops, restaurants and local services—it is urban living at its finest, with the comforts of village life right at your doorstep. The Kavanaugh is located on the previous site of the Kavanaugh Esso and Service Centre. Since opening in 1955, Rupert Kavanaugh and his family delivered top-notch service to thousands of locals and travelers alike. Says Doran, “We

couldn’t think of a better way to thank Rupert and his family than by naming the project The Kavanaugh.” Over the next few months you will see lots of action on site. Domicile has achieved its pre-sales target on time, meaning the market has accepted Domicile’s vision for adding to the Beechwood neighbourhood. In December Kavanaugh’s Esso relocated to a nearby location at 145 Marier Avenue. Once the site is cleared construction will be starting. Domicile and the Beechwood Village community are delighted The Kavanaugh will be a catalyst for more renewal along Beechwood’s main street. The Kavanaugh boasts suites of all sizes, ranging from one-bedrooms at 604 sq. ft. to spacious two-bedrooms plus dens at 1676 sq. ft. All of the suites feature state of the art finishes and energy efficient appliances. Owners can enjoy the all-season rooftop sunset lounge, furnished reception lounge, indoor bicycle storage and repair room, and car wash, just to name a few amenities. 2013 Home Builders’ Annual

47

The building is similar to past projects One3One and hōm, focusing on sustainable, efficient and beautifully crafted buildings. The special amenities make condominium living an easy choice, with panoramic views, large balconies and terraces, storage and security, fitness facilities, indoor and outdoor entertainment areas, and guest suites. Among other accolades, one of Domicile’s proudest moments this past year was the Smoke-Free Champion Award from Ottawa Public Health for making One3One, hōm and now The Kavanaugh entirely smoke-free. Making the decision to go smoke-free in its buildings was surprisingly easy and the positive response from buyers and the community at large show Domicile made the right decision. It’s all part of their efforts to build safer, healthier environments in Ottawa’s urban communities. To learn more about The Kavanaugh, which will be ready for occupancy in late 2014, visit the sales centre at 222 Beechwood Avenue, call 613.868.7597 or see thekavanaugh.ca. 48

Expert Panel

What are the truly important factors buyers should focus on when looking to buy a new home in today’s market? There’s no substitute for experience —including understanding the most important factors new home buyers should focus on. We talked to the following six experts to get their take: Greg Graham, Cardel Ottawa Regional President; Rahul Kochar, Vice-President of Operations of DCR/Phoenix Homes; Vince Campanale, Vice-President of Campanale Homes; Kevin O’Shea, Monarch Homes’ Director of Ottawa operations; Mattamy Homes Ottawa President Mark Parsons; and Marnie Bennett of Bennett Property Shop. Here is what these voices of experience say buyers should consider. They all agree on number one. Says Greg Graham, “Location, location, location remains the key objective.” All our experts put proximity to work, schools, shopping, transportation and transit, amenities, parks, paths, doctors’ offices, grocery stores, and entertainment venues first. Says Campanale, whose Longfields Station is a few seconds walk from the Transitway, a school, park, and bicycle path. “Being close to these amenities makes a very big difference to quality of life.” Location includes the community itself. Says Graham, “People want a nice-looking home in a nice setting, to be proud of where they live, and proud of the community they share.” O’Shea suggests considering the future. “Knowing what a community will represent through its evolution is as important as what it represents today. Parks, amenities and commuting time are all integral components.” Adds Kochar, “Compromises may have to be made regarding commute times. For example, a larger yard may mean living in a more rural setting.” As someone who has advised buyers Marnie Bennett has an additional slant. “Ensure you aren’t the castle on the street. Future buyers will look for homes in

your neighbourhood’s average price range. If you desire a castle consider other developments where that home style is the norm.” This leads to design. Graham says, “People are inspired by design and functionality—natural light, open concept floor plans, functional kitchens. Families want a home which encourages family connections—where lasting relationships are formed within families and with neighbours.” Kochar says, “Find a builder which offers a large selection of layouts so you can find the one that works best for your particular family. For example, you may be big on entertaining, thus a larger emphasis on open concept and Great Room is desirable. You may have a large or extended family, necessitating more bedrooms and multiple ensuites.” He adds that some builders may allow some changes to an existing layout, but others may not. “Ask up front what can and cannot be changed.” This leads to a point Marnie Bennett stresses when buying a home before it is built. “Walk through the model, understand what you are buying and what is standard in the specifications. Is hardwood standard? Carpet? The granite countertop shown in the

model? Many model homes showcase a few upgrades—which items are they? Understand the floorplan and how you will utilize the space. Sales and décor staff can help you.” Says Campanale, “You want a really nice product design, something that matches how you live, and you want quality finishes.” Price is also crucial. “Your home must also be a sound investment.” Graham agrees. “People should ensure they are receiving value for their hard-earned capital. The builder and trades should pay attention to detail. Buyers should get the best ‘really well-built home’ their dollars will buy.” Kochar discusses enhancing your home’s value. “To optimize good value for money consider, on the front end, trading off upgrades for additional living space. With do-it-yourself trends and renovation products coming out that are easy to use, it might be worth considering a home in which you can improve the aesthetics over time. One of the best ways to add equity to a home is to put the effort in on your own.” The experts all see affordability as something needing careful consideration. O’Shea says, “Make sure that you can afford a home

and still enjoy the simple pleasures in life. You do not want the constant burden of overwhelming mortgage payments.” Bennett advises that buyers only search for homes in the range their mortgage has been pre-approved for. “Don’t forget additional costs such as lawyer’s fees and Land Transfer Tax. Establish what your future city taxes might be. You don’t want to fall in love with the home of your dreams, only to have your dream come crashing down because you can’t afford it.” O’Shea, who also chairs the Builder Trade Council of the Greater Ottawa Home Builders’ Association, ties the investment to the home builder’s reputation. “Today we all want certainty to our investments and selling a home with a recognizable brand and reputation can help yield higher returns for your investment.” Parsons takes the long view. “Treat the purchase as a long-term partnership between you—the purchaser, and

52

2013 Home Builders’ Annual

your builder. Price is important, but often the satisfaction of getting the best deal is tainted by lack of service down the road. Customer satisfaction is not something that is earned quickly. It takes time to nurture. Before you buy, ask yourself, is this the same builder you want to be dealing with two or three years from now? Ask questions of the people who have bought in the community. A builder’s customers should be its best advertising! Don’t be afraid to knock on a few doors and get existing buyers’ recommendations. Also check the Tarion website which has all licensed builders in Ontario. You can check their track records as monitored by the warranty program itself.” Campanale says the same thing. “Ask questions. Knock on doors.” Graham sums up, “Find your location and price, then work with builders who care, who stand behind their product, who provide exceptional service, with whom you feel a connection and can build a relationship.”

We have a range of affordable Village Homes, very stylish Two and Three-Storey Townhomes as well as Double-Car Garage Detached homes. Fairwinds also features 5 Model Homes so you can find the style and floor plan that best suits the needs of your family.
