Think you can’t afford a home? It’s more affordable than you first thought

uch like that bank commercial that says, “You’re richer than you think,” a new home may be more affordable than you originally thought. Perhaps you need only to change your definition of “home” to get into the market. While a detached home is the traditional choice for many, highrise and lowrise suites, lofts and townhomes have become a prime choice among first-time buyers and empty nesters in the market for new place to call home. Not only does townhouse and condominium living afford you the opportunity to live in a prime neighbourhood at a great starting price, when it’s time to move you can often opt to remain in the same neighbourhood, since many communities offer a mix of designs and sizes, which allows families to relocate easily without having to change jobs or schools. Today’s communities generally have a range of sizes and prices that start at the “affordable” end of the price spectrum. Many builders and developers are gearing up for their grand openings and have new communities available for quick occupancy. Being close to transit, highways and other infrastructure more important than ever

T

he ongoing debate over infrastructure improvement – and more importantly, how to pay for it – continues to be a contentious issue. Many Canadian cities face a growing need to repair existing infrastructure that is decades old, as well as build new infrastructure to accommodate growth. The latest federal budget, tabled in March, promised increased funding for infrastructure improvement. Bodies representing the home building industry are weighing in with their needs and wants, and the potential impact of this issue on communities and homebuyers. Meanwhile, a recent survey from BMO Bank of Montreal shows that being close to public transit and having a short commute are among the top features people look for when buying a home. Do you see the predicament? Proximity and access to transit and amenities are critical for buyers and builders alike. New-home communities close to existing infrastructure – or committed expansions – are at an increasing premium. Prospective homebuyers should note this fact as they scout for their new home location.

BMO Housing Confidence Report: regional shift in buying intentions while affordability improves Despite cooling conditions in

Canada’s housing market, the latest BMO Housing Confidence Report shows nearly half of Canadian homeowners (48 per cent) intend to buy a property in the next five years – mostly unchanged from fall 2012 – signalling a high level of confidence in Canada’s housing market is continuing into 2013. However, regional data reflect a different story. In major city centres, intent to buy in Vancouver is on the rise, while Calgary has dropped by 13 points. Further east, buying intentions in the Greater Toronto Area (GTA) and Montreal have stayed steady over the same period. Provincially, Atlantic Canada has seen the largest increase in buying intentions, jumping by 15 points since the fall. The report also reveals that perceptions

of mortgage affordability have improved since the fall, with a 10-point drop in the proportion of mortgage holders making spending or saving cutbacks to afford their mortgage payments. “The relative strength of the Canadian housing market continues to bolster homeowners confidence, while improving affordability across all regions reflects that Canadians are making responsible choices when it comes to financing a home,” says Martin Nel, vice-president of lending and investments, BMO Bank of Montreal. Price sensitivity eases while expectations stay mostly flat »» Nationally, sensitivity to price increases has lessened significantly. Intentions to buy would drop only four points in the event of a five-per-cent increase in home prices compared to a 10-point drop last fall. Over the next year, homeowners expect prices to rise by 2.0 per cent. »» In Ontario, intentions to buy would not change as a result of a five-per-cent increase in prices. Ontario Building Code change that will result in the construction of safe, affordable homes for residents was released recently by the Building Industry and Land Development Association (BILD), the Residential Construction Council of Ontario (RESCON) and the Canadian Wood Council. “It’s good urban planning, it’s safe and it’s good for future homebuyers in the GTA and across Ontario,” says Bryan Tuckey, BILD president and CEO. “We’re calling on the Ontario government to change the Code to allow for six-storey woodframe construction to help unlock the immense potential in neighbourhoods that have underutilized land on major avenues and corridors. “Our report shows that these lands are often well-served by existing infrastructure and transit, and midrise buildings can help to meet the demand of the increasing population of our region, offering a variety of sizes and design features for people of all ages.” Currently, the Ontario Building Code limits woodframe construction to four storeys. The building industry is advocating for a change to the Code to allow for up to six-storey woodframe construction, which will result in the affordable construction of midrise buildings. “Building midrise housing becomes more expensive when you go above four storeys because you have to use materials like concrete and steel,” says Leith Moore, president of the Ontario Home Builders’ Association and vice-president, development, at Sorbara Development Group. “If the Ontario Building Code allowed for six-storey woodframe construction, costs would go down and options for new homebuyers would go up.” Strong planning and economic rationales are outlined C24 New home & Condo guide eastern Ontario | jun 15 - Jul 13, 2013

In addition, BILD and the Residential Construction Council of Ontario (RESCON) commissioned a complementary report, Midrise Combustible Construction in Ontario – Building Code Issues, to investigate fire safety issues related to an increased use of combustible material in construction. “The number of fire incidents does not increase just because buildings have more combustible material. Our study found that data collected by the National Fire Incident Reporting System doesn’t show that fire incidents are related to the type of construction, rather to the use and occupancy of the building,” says Richard Lyall, president of RESCON. “As well, the National Fire Code and regulations in Ontario’s Occupational Health and Safety Act contain many provisions for construction projects that address potential fire hazards and provide solutions to reduce risks. Woodframe buildings have to meet the same standards as those built using other materials,” adds Marianne Berube, executive director, Ontario Wood Works, Canadian Wood Council. The changes to the Ontario Building Code would be similar to changes made to the British Columbia Building Code in 2009, which had an immediate impact on the local economy. With BC as a case study, Ontario can expect increased job creation, increased tax revenue from the addition of new residences, more affordable options for new homebuyers and a minimized carbon footprint in the construction of these buildings.

If you have hundreds of photos under one category, simply label the outside of the box with the topic.

Bringing home

mid-century modern design by Yanic Simard photos by Brandon Barre Mid-Century Modern: a period which began mid 1940s and continued to the mid 1960s, was all about simplicity, clean lines, organic lines and of course quality construction. It was design ahead of its time and remains classic to this day. When Grimsby couple Patricia and Frank came to our firm, they asked us to design the front den of their home to become a multifunctional getaway where the family of

five could relax and hang out, and also use as a makeshift office area when working from home. They wanted it to be calm and relaxing, yet still have a sophisticated edge to it. I then knew right away that this space would host an eclectic mix of furnishings including those inspired by the mid-century modern era. When my firm Toronto Interior Design Group first came in, the white walls were bare and there was little furniture in the room. The possibilities were endless, as the clients allowed us to really let our imagination run wild with this project and trusted us completely with whatever we wanted to do. The first task was determining the floor plan and flow of the space.


Yanic Simard is the principal designer of the Toronto Interior Design Group. Specializing in residential and commercial projects, Simard often applies his signature high/low and old/new combination design techniques in developing unique designs. Simard has created designs for clients in Toronto, Montreal and Miami, and has appeared as a regular guest expert on Citytv’s CityLine. For more information visit tidg.ca

After trying several different configurations on paper, we decided to incorporate a small sofa, desk and two lounge chairs, which could be used for either working at the desk area or moved toward the sofa for a conversation area – perfect for the purpose they wanted the room to serve. After the homeowners fell in love with the floor plan, it was time to create a design they would fall in love with too. Our starting point in terms of the design was painting the walls in Benjamin Moore’s OC-23 Classic Gray (my go-to shade) and then coming up with this unique feature wall which is a combination of alternating mirror slabs and grass cloth wallpaper installed on MDF – this adds instant drama to the room while still remaining quite subtle. We then moved on to sourcing the furniture; we decided to go with a custom sofa, floating glass top desk and two of my favourite beautiful mid-century inspired Brno chairs, which we re-covered in a luxurious velvet for a more personalized look. The small space room was really beginning to take shape. Fast forwarding to the finishing touches, we brought in a mix of chrome and brass, which really balanced out the entire look, while also adding the edge and sophistication that Patricia and Frank longed for. For a hint of exotic, a natural brown cowhide rug hugs the floor, while extremely textural horse sculptures linger in the background near the retro looking walnut lamp. But the element that we all felt really brought life to the room was this amazing art piece by world photographer Tony Koukos. However, the real key component that tied this space together takes me back to the beginning of this article – the mid-century items. The beauty of them, which you can notice from looking at this space, is that they would work well in any setting effortlessly, while always remaining timeless. These pieces are such a great way in connecting the old world with the new and in adding a touch of elegance to any interior. My job at this residence was done when the homeowners told me they absolutely loved their new den and that they have been using the space every day – another happy client, which keeps me motivated to continue doing what I’m doing.
