What rules your new-home choice? Lifestyle increasingly influential for buyers

N

ew-home buyers are often driven by different influences, but there’s no doubt lifestyle is an increasingly important factor. Whether you’re considering a home near the beach, a golf course or a city penthouse or pied-à-terre, you’re likely looking to compensate for what you don’t have in your current residence. The amount of living space is usually the issue – either too much or too little. Most young families are looking for more living space, which is why builders are designing homes with interiors that maximize every square foot of living space to make the most of your money. As we get older, the quest for living space may take a different direction. Downsizing is usually the answer, although many homeowners with existing homes in suburban or rural areas are acquiring townhomes or pied-à-terres in the city. An urban location gives owners and their friends a chance to enjoy the social and cultural activities of the city without having to drive for hours to get home. In today’s hectic world, your new home will be your retreat, so it’s important to find is to find a home that suits your needs and lifestyle. In this issue, we profile new communities which offer the perfect place to put up your feet, plus the latest industry news and features about buying and owning a new home. Enjoy!

Location, location, location What’s important to you when looking for a new-home location?

W

hen looking for a new home, a number of factors come into play: How far from work? How close to schools and shopping? What other amenities are near by? The answers to these questions are varied and depend on your personal situation and preferences. A new survey from BMO Bank of Montreal, however, sheds some light on exactly what Canadians look for when searching for their perfect “location, location, location.” It comes as no surprise, either, that being close to public transit and having a short commute are among the features that rank most highly. But the number one priority? Being in a safe neighbourhood. This is where buying a new home gives you an advantage; many of the communities featured in New Home & Condo Guide are part of master-planned developments, with builders placing emphasis on the many considerations that are important to you. What makes your perfect location, location, location? We’re confident you’ll find the answers here in this issue.

New Family Ties Growing connections in Longfields at Barrhaven

I

t’s a big question on the minds of new families: where are we going to plant roots? There’s so much to consider, from important things like schools, medical services and groceries to those “nice to haves” like recreation opportunities and a comfortable commute. Families want urban comforts and easy access to where they need to go. That’s part of the appeal of suburban communities like Barrhaven, where Cardel Homes recently unveiled Longfields, a brand new neighbourhood surrounded by parks, paths and greenspace. At just 20 minutes from downtown, Longfields is sure to be a popular draw for young families and anyone else looking for a relaxed lifestyle in an established area. Barrhaven is one of Ottawa’s fastest growing suburban communities. Residents love its perfect blend of modern comforts and historical connections. Being so close to Kanata helps too. Whether you’re going by car, train or transit, it’s easy to get there. A Cineplex theatre, Barrhaven Centre Station, Goodlife Fitness and the Nepean Sportsplex are just some of Barrhaven’s entertainment and recreation options, and major shops like Home Depot and Walmart are at arm’s reach. Restaurant options abound too – from quick-and-casual Tim Hortons to sushi, Boston Pizza and gourmet dining. When it comes to schools, Barrhaven residents enjoy access to a variety of English- and French-speaking options from pre-school to secondary. With so much to offer in Barrhaven, it’s no surprise that young families are choosing to call it home. 20 New home & Condo guide eastern Ontario | jun 1 - 15, 2013

Barrhaven’s newest neighbourhood, Longfields, was designed to encourage family ties and community connections. Close to transit, first-rate schools, recreation and shopping, Longfields offers the best of urban conveniences in a family-friendly community. As a long-established builder with a commitment to communities, Cardel has a clear vision for Longfields. The first phase of that vision includes an innovative lineup of townhomes designed with families in mind. “We wanted to give buyers a choice,” says Greg Graham, President of Cardel Homes Ottawa. “So we designed two styles of modern townhomes with 10 floorplans.” Families can get the indoor-outdoor lifestyle of a private courtyard – perfect for

Cardel Homes

Longfields at Barrhaven

entertaining – or opt for a more traditional layout with a double detached garage. Loaded with features like hardwood, ceramic tile, nine-foot ceilings, 36-inch upper cabinets, two garage styles and several colours to choose from, Cardel’s townhomes also include finished basements, four appliances (Refrigerator, stove, dishwasher & microwave) and landscaping. Cardel hasn’t overlooked a single detail in their designs, which were crafted exclusively for Longfields. Floorplans range up to 2,137 square feet and include three bedrooms and two and a half baths. Spaciousness is at a premium too. All of the 10 floorplans designs are open-concept, making optimal use of space and maximizing natural light through large windows. Even with so many features included as standard, buyers can still select a whole range of additional options. At the Cardel Design Centre, professional designers guide buyers through an array of selections from fireplaces to nooks. Customizing your townhome to your family’s tastes and lifestyle is a big part of the fun. Who says crafting a home can’t be enjoyable – and affordable? “Longfields’ first phase is a chance for young families to get Cardel quality in an affordable multi-family home,” says Graham.

“With Barrhaven’s shops and services so close, Longfields is really about connections – to community, family and friends.” It’s those connections that make Longfields popular with more than just new families. Downsizers who want to maintain their ties to Barrhaven are looking to Longfields too. “What better way to stay close to the grandkids” says Graham. Early reservations are now being accepted on courtyard and double-garage townhomes, Single-family homes are coming soon. To learn more about Longfields and to reserve a townhome, call Nicholas Karrandjas at 613.424.6780 or email him at nicholas.karrandjas@cardelhomes.com cardelhomes.com

Galleria 2

The condo units have huge windows to maximize natural light and the views of the city and the Gatineau Hills. Inside Galleria 2 features engineered hardwood flooring, granite countertops throughout, and four stainless steel appliances: a refrigerator, mounted microwave oven, stove, and dishwasher, as well as a washer/dryer combination. Prices start at only $277,000, and units range from 590 to 1,004 sq. ft., with either one or two bedrooms, and for a limited time you can get in with a five per cent down payment. It’s no wonder that of the 196 units over three-quarters are already sold, and many are occupied. There are five model suites available to view and Bellman says other residents are a mix of first-time buyers, singles and couples, empty-nesters and young professionals. Condos here are also great investments and appreciating in value rapidly, so the time to get in is now. Architect Rod Lahey designed the classic but contemporary 15-storey building at the corner of King Edward Avenue and Besserer Street. Besides the market and university, the area offers the Ottawa Little Theatre, skating on the canal in the winter, enjoying Canada Day on Parliament Hill, walking distance to all kinds of stores including all the Rideau Centre has to offer, and Casino Lac Leamy and Gatineau Park just across the Ottawa River. The natural peace of the Rideau River is nearby too, as well as parks and shady streets for quiet strolls in the Sandy Hill neighbourhood. Understated and elegant, The Slater is undeniably lovely, inside and out. The graphic black and white exterior is a nod to the streamlined genius of mid-century design. A bold black grid overlays clean white elements, evoking the iconic design of a well-known French fragrance, with all the allure and sophistication to match. The Slater is beautiful by day, but when the sun goes down, it’s nothing short of breathtaking. Our baby’s growing up:

The second annual Ottawa Condo Show by Marnie Bennett This time last year, I was eagerly anticipating our first

ever Condo Show. Like a first-time parent, I was both excited and nervous; I didn’t know quite know what to expect. Today, as we send out invitations for the second annual Ottawa Condo Show, those nerves have given way to pride: our baby’s growing up! My team and I know our way around the city’s condo scene. And it’s been our experience that, as prospective buyers travel from sales centre to sales centre, shoppers’ fatigue can set in pretty quickly. Though it had never been tried before in Ottawa, it seemed like a no-brainer: for one day, we’d gather those sales centres in one central location, giving the public a rare chance to investigate the options in one fell swoop. So last summer, for the first time, Bennett Property Shop Realty invited builders from across the Ottawa region, representing condos of every description and price range. Did it fly? It did. More than 400 people attended, and our seminars were jam-packed. The feedback confirmed our suspicions: buyers appreciated that we were saving them legwork, and giving them quick access to projects they might have missed. For many, it sped up the condo shopping process significantly. C28 New home & Condo guide eastern Ontario | jun 1 - 15, 2013

This year, we’ve got more builders and more condos: from preconstruction to immediate occupancy, from entry level bachelor condos to luxury penthouses. Builders are offering exclusive savings – up to $10,000 in some cases – for Condo Show attendees. We’ve got a booth dedicated specifically to resale condos. And again, we’re offering seminars on topics ranging from financing to interior design. I’m particularly thrilled to announce that Olympic hopeful Cody Sorensen will be on hand – bobsleigh in tow – to meet the public, sign autographs and talk about what inspires him. The Bennett team is extremely proud to be Cody’s official sponsor: we believe in dreaming big, and it doesn’t get bigger than Olympic gold. So, we hope you’ll join us at 190 Lisgar St. on Tuesday, June 18, 2013. Visit our website at ottawacondoshow.com to register for your VIP pass.

Drywall and your new home

Shrinkage, temperature, settlement by John W. Herbert Drywall nail pops and cracks are a common occurrence in new homes and they can occur to varying degrees in each home depending on several factors. The three most common causes of cracks and nail pops are the drying of wood framing material (shrinkage), temperature changes associated with the four seasons and normal settlement. These factors contribute to the drywall cracking and nail pops at the wall and ceiling corners (inside and outside corners). This is especially common in every home built in our northern climate and is usually more prominent during the first year of occupying a new home. For this reason, most new home builders recommend waiting a minimum of one year before applying custom paint colors to walls or ceilings. This is also the same reason that most builders use a mid quality paint product that is builder grade as they are aware most homeowners will add their own paint colors to match their taste and choice after patching drywall cracks and nail pops. In addition, it is much easier to determine color and texture choices once you have lived in your home for a while and get a feel for what design elements would work best for you. The Tarion Warranty Corp. Construction Performance Guidelines that govern minimum warranty requirements and protect Ontario new-home buyers considers the occurrence of nil pops and cracks:

One-Year – Work and Materials • Cracks resulting from normal shrinkage of materials due to drying after construction are excluded from the statutory warranty. For further details regarding nail pops and cracks, visit tarion.com to review the construction performance guidelines in their entirety.

Truss uplift The occurrence of truss uplift is most frequently reported during the colder months of the year, as temperature is one of the primary factors influencing this condition. Truss uplift becomes visible when the bottom chords (the ceiling joist part of the truss above your ceiling), which are covered by insulation, stay warm and dry but the top chords are exposed to moisture changes. The resulting stress causes the truss to lift up at its center thus causing cracks and gaps to appear. 24 New home & Condo guide eastern Ontario | jun 1 - 15, 2013

John W. Herbert is executive director of the Greater Ottawa Home Builders’ Association. He can be reached at 613.723.2926, ext. 224, or visit gohba.ca

Signs of truss uplift are observed as gaps between the wall/ceiling juncture and usually measure four mm or less. It is important to note that this does not represent a structural problem or defect, but at worst is a cosmetic issue that in some cases could repeat itself every year during the colder months. As this does not occur in all homes and is often the result of conditions beyond a builder’s control, no action is required unless the gap exceeds four mm. Although there are a number of ways that this cosmetic condition can be remedied, the easiest is to install crown moulding directly connected to the ceiling. (Where the condition is within the acceptable tolerance, the cost of repair would be the responsibility of the homeowner). By using this technique, the molding is allowed to move freely up and down whenever truss uplift occurs and because the molding is not attached to the wall this movement does not affect the molding. Best of all, the gap is no longer visible and the fix is cosmetically pleasing to the eye. A variety of contractors can be hired to perform this type of work, such as trim installers, carpenters or general contractors. Lastly, Tarion’s Construction Performance Guidelines state the following: Cracks resulting from normal shrinkage are acceptable; crack width in excess of four mm is not acceptable. OneYear – Work and Materials • Cracks resulting from normal shrinkage of materials caused by drying after construction are excluded from the statutory warranty. For further detail regarding truss uplift, visit tarion.com to review the construction performance guidelines in their entirety.

Mortgage smarts

separating fact from fiction for first-time buyers by peter kinch

If you’re a first-time home-

buyer, you’re hearing a lot of talk in the real estate market these days. Will prices go up? Will the market crash? Will I ever be able to afford a house? How will the new mortgage rule changes affect me? How will I ever pay off this debt? It’s easy to get caught up in all the noise, but harder to separate the fact from the fiction. As I edge closer to celebrating my first half century on this planet, I find myself using the phrase “If I knew then…” more and Time is your ally. more – which got Time can turn me thinking about next wave of any bad real estate the first-time homebuydecision into a ers, and what pearls good one. of wisdom I could bestow on them. 34 New home & Condo guide eastern Ontario | jun 1 - 15, 2013

I had an interesting conversation with a colleague the other day regarding property values in Vancouver. He relayed me a story of a friend who had bought a house on the west side of Vancouver in the mid 1990s and it is now worth more than four times the amount he paid. In terms of equity, it was the equivalent of winning the lottery. We pondered the question, what will people be saying 20 to 25 years from now? Is it quite possible that a young 25-yearold couple today might look back in the year 2033 and say “If only we had bought that house back in 2013? Why didn’t we? Oh yeah, there were new mortgage rules and a lot of global uncertainty…” Here are a few things that I’ve learned about real estate 1. Real estate has peaks and valleys, but there has never been a future peak that is lower than the past one. Just give it time. 2. Time is your ally. Time can turn any bad real estate decision into a good one. 3. Equity is your safety net. It can supplement a pension and give you financial options in later years. 4. Your mortgage is a forced savings program.

heated housing market. Again, this is to the advantage of first-time buyers because it will help to bring house prices back within your range.

So let’s assume that 20 to 25 years from now, you’ll be looking back and saying to yourself one of two things ›› I’m sure glad I bought that first house, or ›› I wish I had just bought something back in 2013 A lot of people are in this situation today and paralyzed by all the noise around them. And in the absence of facts or perspective, fear will take over. So what are the factors that are influencing your decisions today?

Global uncertainty There is no doubt that we live in an age of global uncertainty and face the threat of financial chaos in Europe and a pending credit crisis in the U.S. However, this is not the first time our world has faced these challenges, and it won’t be the last. The key factor to look at is what you can control in your world. Ask yourself about your own employment options – your own employment future. The key to creating long-term wealth in real estate through equity is your ability to afford your monthly mortgage payments and making them consistently over a long period of time – regardless of what is happening on the other side of the world. If you do so, one day you’ll wake up and realize two things: 1. Your mortgage is paid off, and 2. Calculate your mortgage payments interest rate

amortization period

chart figure

example: 5%

25 years

5.82

mortgage amount ÷ 1,000 (mortgage amount $125,000)

125

Follow these steps to see if you’ll qualify for a mortgage on your dream home

01

05

Calculate the combined monthly before-tax income of you and your spouse.

Multiply this figure by the amount you need to borrow. Divide by 1,000.

02

06

Divide by three. This figure is the monthly payment you can afford to make on your home.

Add to this your estimated monthly heating costs and monthly property taxes.

03

07

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
