hether you’re relocating from one coast to the other or moving to your first place out of your parents’ home, moving can be hectic, exciting and certainly stressful. But, relax. You can eliminate all of the anxiety associated with moving by taking control of the situation with confidence. If you decide to move yourself, book a moving truck well in advance from a reliable company that can help with some tips on moving as well as advice regarding the size of vehicle you will need.
If you decide to go with a pro, ask your friends and family to recommend a mover. Call at least three companies to ask about their services and then decide. Professional movers can do everything for you if you wish, from packing and unpacking, to disconnecting appliances and electronics, but of course there’s extra cost involved. Make sure you understand the terms of your agreement no matter what you decide, as well as any additional costs such as insurance and mileage fees, so you can budget accordingly. Happy moving!

From personal observation, I’m happy to report that today’s homebuyer may be better informed than at any other time in history. Between easy-to-access information on the Internet, help provided by mortgage brokers and lending institutions and – perhaps most significantly – the abundance of real estate reality shows, most homebuyers are entering the market with fairly realistic expectations. That’s terrific, because there’s nothing I hate more than bursting a client’s bubble. I’ve found, however, that one consideration often put on the backburner is the monthly costs associated with owning a home. Most of my clients walk through my door with a figure in mind, representing the price they’re willing to pay for the right home. The crucial question: how have they arrived at this figure? Ideally, they’ve used a mortgage calculator that enables users to experiment with different scenarios. A wide variety of mortgage calculators can be accessed online; I encourage you to choose one that takes monthly expenses (in addition to your mortgage payments) into account. Home Insurance. This item isn’t optional – to carry a mortgage in Ontario, your home must be insured. New homes tend to be less expensive to insure than older homes. Decorating. While new homes don’t require expensive overhauls, it’s a good idea to budget for paint and wallpaper, window treatments and furniture that suits your new home. Happily, this is the one expense that will lessen after the first year. Final words: Don’t be afraid to crunch the numbers. There’s nothing scary about being prepared!

Pride in homeownership is something Canadians have long enjoyed. Over the past several decades, the issue of housing affordability has become of increasing concern, and today many young people are questioning whether they will ever be able to afford such a luxury. During the 30-year period between 1981 and 2011, the portion of 25- to 29year-olds living with their parents increased by 123 per cent. Over the same period, the number in this age group living independently as couples fell by a third. Also during this period, the total government fees, charges, taxes and levies included in the price of a new home increased from about three per cent to 23 per cent. Unless all three levels of government begin working together to reduce new home taxation, the trend will clearly force increasing numbers of young Canadians into a lifetime of rental accommodation. Buying a property solo or with friends or family?
TD advises on specific considerations when taking a less conventional approach to buying property Today’s homebuyers don’t always look like the traditional nuclear family of the past. As a recent TD survey discovered, a quarter of Canadians who bought
a home in the last 24 months – or are planning to in the near future – did so on their own. Furthermore, four in 10 Canadians think buying property – whether a primary residence or vacation home – with friends or family members is a great way to get started. With this shift towards non-traditional ways of purchasing property, planning carefully can help avoid potential bumps on the road. “Whether buying a home on your own or together in partnership with family members or friends, many of the guiding principles remain the same,” says Michelle Snow, associate vice-president, retail products at TD. “Start by setting a realistic budget, talking to a mortgage specialist for advice and taking the time

to make an informed decision. The real estate market may move fast, but that doesn’t mean you have to rush your decision.” Whether buying alone or with someone else, the first step is to decide how much you are comfortable spending, and what the down payment will be. Homebuyers pooling their resources may be able to make a larger down payment on their purchase, and there are benefits to this. For example, homebuyers who put down 20 per cent or more may avoid paying for mortgage default insurance. The premiums for mortgage default insurance are calculated as a percentage of the mortgage and paid up front or by adding it to the principal portion of the mortgage. Eliminating or decreasing this premium can result in significant savings over the lifetime of the mortgage. “Once homebuyers set their budget and down payment, they can take their prospective monthly mortgage payment for a test-drive and ‘pay’ into a TFSA or savings account,” says Snow. “This two-fold solution allows the homebuyer to see how comfortable the monthly mortgage payment is before locking in, and save for a larger down payment at the same time. For co-purchasers, it opens the line of communication to talk about how these monthly payments will work after the purchase.” While agreeing on a budget and down payment are essential, the conversation shouldn’t stop there, Snow advises. Co-purchasers also need to agree on the key characteristics they want in a property, and what they are and are not willing to compromise on. For example, will the primary
residence be a house or condominium? If it’s a second home to be used as a vacation destination, will it be a cabin in the woods or a cottage by the water? Once these decisions are made, consider how the associated costs, like taxes, insurance, utilities, repairs and maintenance fees will fit into the overall budget. “The last thing new homeowners want is an unwelcome surprise when they’re about to sign on the dotted line,” Snow says. “Whether purchasing alone, or with a co-purchaser, a mortgage specialist can help navigate home financing questions well before they’ve entered the house hunt, so they can make informed decisions that can save money and stress in the long run.”

The psychology of mortgage pre-approval 94 per cent of homebuyers say getting pre-approved reduced stress of looking for a home If you’re a first-time homebuyer, get pre-approved for a mortgage. This is the central message from a new report from BMO Bank of Montreal. The report shows that for first-time homebuyers that were pre-approved for a mortgage, an overwhelming number of respondents (94 per cent) say they found themselves to be in a much better position to start looking for a home, and had a good sense of what they could afford. The poll also revealed that the majority of Canadians (92 per cent) currently looking to buy their first home plan to get pre-approved. “Seven out of 10 first-time homebuyers say when they walk into a home, they know right away if it’s the right house for them,” says Laura Parsons, mortgage expert, BMO Bank of Montreal. “Being pre-approved for a mortgage and knowing you have a mortgage with a guaranteed interest rate for a certain period of time while you are looking could mean the difference between landing your dream home, and settling for second best.”

The value of homeownership still worth the wait: Genworth Canada study
According to a national survey commissioned by Genworth Canada, homebuyers are working harder and longer to save for a down payment and remain confident in the long-term benefits of buying a home. The annual poll, completed in conjunction with the Canadian
Association of Credit Counselling Services (CACCS), asked 1,507 Canadians questions about their financial well-being and preparedness. “Despite tighter mortgage qualification criteria over recent years, survey results point towards positive trends in homebuyer behaviour,” says Stuart Levings, chief operating officer of Genworth Canada. “With a stable economy and real estate market, Canadians appear to have more confidence in the value of homeownership and see their goals of homeownership and financial well-being as more achievable.”

Calculate the combined monthly before-tax income of you and your spouse.
Multiply this figure by the amount you need to borrow. Divide by 1,000.
Divide by three. This figure is the monthly payment you can afford to make on your home.
Add to this your estimated monthly heating costs and monthly property taxes.
Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)
If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
