Solid investment decisions begin at home

I

s there a positive to buying a new home in our current economic climate?

You bet there is.

When you buy from a new-home builder, your investment is backed by a strong warranty program. It protects your deposit before the home is built and it offers protection against defects in work and materials, unauthorized substitutions and delayed closings or occupancies after the home is constructed.

What are the other positives of buying a new home? New housing prices are extremely competitive at this time and interest rates are low. If you think posted rates look good, ask your bank or mortgage broker if they can do better.

While no one can guarantee what their home will be worth in the next 10 or 20 years, ask a recent new-home buyer what the value of their home is now. Chances are you will see them smile. There has been a steady increase in the price of new homes, especially in communities with new amenities such as schools, shopping and transit. There are no rules about what exactly a builder or sales representative must tell you about your prospective new neighbourhood, so do some homework of your own and investigate the area.

The media often stresses the negative side of the story. It’s time to make solid investment decisions, and look beyond the doom and gloom. Investigate how you can make Canada’s economic environment work for you.

Making informed choices

Canadians are making rational decisions when it comes to buying their first home

B

uying a home is a dream for many Canadians, but with rising prices, increasingly tight mortgage regulations and reports of questionable market conditions in some areas and housing categories, where to begin?

With careful planning and research, that’s where.

Indeed, Canadians are showing that despite any challenges facing the real estate market, they are taking the time to learn what they need to, and to make rational, informed choices.

A new survey from Genworth Financial Mortgage Insurance Company Canada reports a significant rise in the number of recent first-time buyers who put down more than 20 per cent on their homes – 56 per cent, up from 36 per cent last year.

Other new research, the BMO First-Time Home Buyer’s Report, indicates that two-thirds of first-time buyers say the latest changes to mortgage regulations – which reduced the maximum amortization for government-insured mortgages to 25 years from 30 – have not affected their buying timeline. Many even favour a 20-year amortization.

By saving longer for larger down payments, and aiming to pay off their mortgages sooner, clearly Canadians are becoming increasingly responsible about these important homebuying steps.

Identifying the housing needs of

Generation Y

When considering future trends in housing, builders

need to take a long, hard look at demographics. The young adults of today are the homeowners of tomorrow – or so we hope. Generation Y (which ranges roughly from teens to 30-year-olds) has been analyzed from here to eternity; the group is usually described as eco-conscious, tech-savvy, urban, exceptionally social and prone to postponing marriage and children. Given labels like these, builders are left to consider what type of housing will appeal to this generation.

Let’s take them one by one.

Eco-conscious: It’s not hard to believe that this generation is Greener than those before: these kids have been taught about saving the planet throughout their school years, and have been recycling their entire lives. Many of them will be drawn to homes with Green features – the splashier, the better. Homes with Green roofs and solar power, for instance, will catch their eye.

Tech-savvy: Naturally, this generation will look for homes that are wired for current and future technologies. To sell a home that’s truly “Internet-ready,” developers may consider purchasing package deals at a discount from the provider, with fees to be bundled into condo fees. But where Gen Y’s technomania will really come into play is in the way homes are marketed: through social media, smartphone apps and whatever else is headed down the pipe. This is beginning to happen, but soon it will be the norm.

Urban, social and single: It’s true that many Gen Y (or echo boomers, as they’re sometimes known) are drawn to bigger cities for school, work, the culture and the nightlife. To satisfy their social needs, their ideal home might be situated in a lively, walkable downtown area, close to cafes, restaurants, trendy shops and dog parks. Condominiums are the most likely bet to meet all these criteria; they can also function as meeting-places, if they’re outfitted with rooftop patios, gyms and lounges. Condos are usually the most affordable option for buyers with a single income; and buyers without children are typically less likely to miss backyard space.

It’s also been well documented that many Gen Yers live at home with their parents – never having left or having “boomeranged” after college or university. (This fits with one of the other stereotypes about this group – that they are emotionally close to their parents.) Some are wisely saving for a down payment on a home, but certainly not all. Gen Yers are just beginning their career paths, and many of them don’t make a whole lot of money. Many rent their own places and will continue to rent for a long time.

So, what’s the answer? As far as urban homes go, it might be a radical downsizing of condos and apartments.

“Pocket condos” have been around forever in New York City, and are now showing up in many major cities. They can combine location, thoughtful features and terrific common spaces at an affordable price. The only question is whether Generation Y is willing to make the trade-off: fewer possessions for a greater urban experience. Only time will tell!

customer service excellence Tarion Warrant y Corp. has announced

the finalists for the 2013 Tarion Awards of Excellence, the only awards in Ontario that recognize new-home builders based solely on their customer service delivery.

“Exceptional customer service is the cornerstone of building a positive experience with new homebuyers,” says Tarion President and CEO Howard Bogach. “The 2013 Tarion Awards of Excellence finalists have demonstrated that they are committed to providing a superior experience for new home buyers by providing first-in-class aftersales service.”

Finalists were determined based on the results of a comprehensive survey sent to more than 40,000 Ontario homeowners who took possession of a new home between Oct. 1, 2011 and Sept. 30, 2012.

More than 6,800 survey responses were received, representing 17 per cent of consumers who bought a new home in Ontario during that time. The results were tabulated by Crunch Research in partnership with Harris Decima.

Survey questions focused on homeowners’ satisfaction with their builder, covering every stage in the homeowner-builder relationship from the signing of the Agreement of Purchase and Sale, through construction and the pre-delivery period, to after-sales service.

To qualify for the Awards, builders must have at least five new home possessions during the survey time frame and a specified number of completed questionnaires must have been received.

Award recipients will be announced at a luncheon in Toronto on Tuesday, April 23, 2013.

The following new-home builders compete in four award categories: small, medium, large volume and highrise.

energy-efficient are new homes?

by John W. Herbert The energy efficiency of Canadian homes has seen continuous improvement for more than three decades. In order to try and quantify the degree of improvement the Canadian Home Builders’ Association (CHBA), with the assistance of CanmetENERGY, an R&D division of Natural Resources Canada, recently compared the energy use of a mid 1970s era, 2,100-sq.-ft., twostorey home in Ottawa with the same home built to today’s code requirements.

Overall, the new home built today would use 66 per cent less energy than in 1975.

This includes energy used for all purposes – heating, lighting and everyday living.

Analysis shows that, as built in 1975, a typical home would consume 7,498 cubic metres of natural gas per year. The 2012 version of the same home would require just 1,695 cubic metres of gas. Based on current natural gas rates in the Ottawa area, this would deliver annual natural gas savings of approximately $1,390.

Much of this improvement has resulted from new materials and building techniques that have dramatically reduced heat loss. Air leakage through a home’s exterior can be a major source of heat loss. If all the holes, cracks and seams in a typical 1975 home were brought together, they would add up to 350 square inches – or a round hole more than 21 inches in diameter. In the same home built to the 2012 Ontario Building Code, the air leakage area would be reduced by more than two thirds.

Just to put the magnitude of energy improvements that have been achieved in Ottawa’s housing in context, let’s compare them to the energy consumption of automobiles. A typical family car of the day, such as the Chevrolet Impala, would have delivered fuel efficiency of about 19 MPG or 12.4 litres per 100 km of travel.

A 2012 Chevrolet Impala delivers 22 MPG or 10.7 litres per 100 km of travel, a 15.8-per-cent improvement. In short, the home’s energy efficiency has improved four times more than the car’s.

Older homes are also becoming more energy efficient, as furnaces and other energy-consuming equipment is replaced with new, more efficient models, and homeowners carry out renovations to upgrade their living spaces.

Government data show that a mid-1970s home uses 28 to 44 per cent less energy today than when it was originally built. In 2010, there were 35 per cent more home in Canada than in 1990 but emissions of greenhouse gases from all houses had fallen by nearly six per cent. The bottom line – homeowners are saving a lot of money on their utility bills, and our environment benefits.

This remarkable success came about in a distinctly Canadian way. Canada’s home building industry – both new-home builders and professional renovators – brought a host of innovations to their customers, saving energy and providing a healthier, more comfortable living environment.

First-time buyers expect to spend $300,000, with average down payment of $48,000: BMO Home Buying Report According to the BMO First-Time Home

Buyer’s Report, the average amount Canadians planning to buy their first home in the next five years plan to spend is approximately $300,000, with an average down payment amount of $48,000 (16 per cent).

The report also revealed:

› On average, first-time homebuyers expect to be mortgage free in 20 years, with 20per cent estimating it will take between 10 and 19 years › Those planning to enter the real estate market for the first time are twice as likely to choose a fixed rate over a variable rate mortgage (46 per cent versus 20 per cent) › Furthermore, first-timers who expect interest rates to stay the same or decrease over the next five years, still prefer fixed rate over variable rate mortgages (39 per cent versus 23 per cent) “Buying a home is one of the most important financial decisions one can make,” says Laura Parsons, mortgage expert, BMO Bank of Montreal. “It’s crucial that those planning to enter the market are well prepared – not only to manage their costs, but also to pay off their mortgage as soon as possible. Determining what your mortgage payments and overall costs of home ownership will look like, and then living in that financial reality for a year before entering the market, can be an effective strategy.”

Parsons adds that it is encouraging to see that buyers say they are in a position to pay down

› Six-in-10 (63 per cent) first-time buyers have made cutbacks to their lifestyle to save for their first home, with just one-in-four (27 per cent) expecting their parents or other family members to help them pay for their first home › The majority (59 per cent) of first-time buyers have had to hold off buying their first home because of increasing housing prices › The same number (59 per cent) wish they had bought their first home five years ago.

conducted by Genworth Financial Mortgage Insurance Company Canada (Genworth Canada), first-time homebuyers are adjusting to the new mortgage requirements and making informed choices about homeownership.

The annual poll, completed in conjunction with the Canadian Association of Credit Counselling Services (CACCS), asked 1,514 Canadians questions about their financial well-being and preparedness. The 2013 survey revealed that there was a significant rise in the number of recent first-time buyers who say they put down more than 20 per cent on their homes (56 per cent versus 36 per cent in the 2012 survey). In addition, only 17 per cent of respondents thought it was a good time to buy, suggesting that low interest rates alone are not enough to entice Canadians to purchase a home.

“Canadians entering the real estate market are making financially astute choices by saving longer and putting down larger deposits on their homes,” says Brian Hurley, chairman and CEO of Genworth Canada. “They continue to value homeownership and are being responsible about the way they enter into mortgage debt. This trend bodes well for a soft-landing of the housing market.”

Among first-time homebuyers, the proportion saving for less than two years has decreased by nearly 30 per cent, while the proportion saving for more than five years rose by more than 50 per cent. This appears to indicate that fewer first-time homebuyers feel a sense of urgency about entering the real estate market, which is consistent with the fact that fewer expect house prices to rise in the next twelve months.

“There is still a strong need for Canadians to have a better grasp on their financial situation,” says Henrietta Ross, CEO of CACCS. “More than 40 per cent don’t think their credit rating reflects them or don’t know what their credit rating is. Counselling could help ensure they are financially prepared to enter and maintain substantial investments, such as homeownership.”

While fixed mortgages were popular in the poll, this year’s results also saw an increase in Canadians uncertain as to whether a fixed or variable rate mortgage would be right for them, highlighting the importance of getting advice about which option is the best fit with your finances.

When will rates rise? Canadians see rates remaining low

Forty-six per cent of Canadians believe today’s low rates will remain unchanged over the next 12 months. This is a change from past poll results, where Canadians were more likely to believe that these historically low mortgage rates would be increasing in the short term.

This trend suggests Canadians could face challenges in the future if they don’t consider rate changes as part of their long term mortgage strategy.

“Our poll suggests that some Canadians are growing accustomed to the low rates we are experiencing, however it’s important to take a long term view when deciding which mortgage is right for you,” says Delaney. “You need

homeowners, when the weather feels warmer and the days get longer, you might find yourself thinking about how to make your yard as beautiful as your new home. Before you dig in, there are a few things you should consider when planning landscaping or building additional structures around your house.

When building your new home, the builder has taken care to ensure that water will not accumulate at or near the foundation. Any landscaping that alters this grade could lead to poor surface drainage, ponding, flooding, basement dampness or foundation settlement – all of which could result in damage that may not be covered by your new home warranty.

When planning to add flowerbeds, a pool, a deck, a second driveway or any new structure around your home, take care not to alter your property’s drainage patterns. The Ontario

Building Code requires that a building should be located or graded so that water will not accumulate at or near the building or adversely affect adjacent properties and that exterior foundation walls should be extended a minimum of 150 mm above the finished ground level.

Lot grading requirements vary from municipality to municipality, so before making changes to what your builder has put in place, check with your local building department to understand the requirements that apply to your home.

In general, the following guidelines should be followed: • T he top of your foundation should be above grade a minimum of 150 mm for masonry cladding and 200 mm for wood cladding.

• Grade the lot so that the land slopes away from your house for at least 1.8 metres around the foundation.

• Do not change the elevation around the lot perimeter.

• Extend downspouts so water flows away from the house and does not collect next to the basement walls and windows. No matter how much the elbow joint of the downward drain spout disrupts your flower beds, don’t take it off or water will drain from the roof straight down into your foundation.

• Ensure surface drainage is directed away from window wells and exterior stairwells.

• Swales (depressions in grading between tract properties that are intended to manage water run-off) should be located within the limits of the lot and have a maximum depth of 150 mm and a side slope of three to one.

• Don’t cover up weeping holes (small openings located near the base of masonry structures). These allow water inside a building to move outside and evaporate. Raising the grade above weeping holes could not only allow water to back up and weaken your foundation, but may also allow insects and small animals to enter the building.

Understanding this information before you start landscaping will save you time, money and frustration. It may also help keep your basement dry and your warranty in place.

The BMO Small Business Confidence Report is designed to produce an index score that measures the level of confidence small business owners have in the economy and their business prospects based on a series of key indicators, including their predictions for performance, economic outlook, growth expectations and plans for investment. As a single-figure snapshot of small business confidence, the current index score would register at 59 out of 100 â&#x20AC;&#x201C; a slight drop of four points from October.

Based on their answers to a series of questions, the majority (62 per cent) of business owners have a positive outlook for 2013. Again, businesses in Atlantic Canada (70 per cent) and British Columbia (69 per cent) lead the charge as the most optimistic.

More than half (52 per cent) expect 2013 to be a better year for business and 45 per cent anticipate their business will grow. Further, a sizeable number expect the economy will improve rather than worsen (34 per cent versus 16 per cent).

However, the positive sentiment has waned since the fall when optimists outnumbered pessimists by a 5-to-1 ratio (39 per cent versus eight per cent).

The report, conducted by Pollara, also revealed that plans to invest are trending upward. Small business owners indicated they plan to invest more (28 per cent) into their business this year, up since the fall.

“The Canadian economy has weathered many storms through the recent economic downturn, and businesses across the country continue to perform well. However, it’s important that businesses remain adaptable to change and look for ways to grow beyond our borders,” says Steve Murphy, senior vice-president, commercial banking, BMO Bank of Montreal. “The U.S. economy is showing strong signs for growth this year, providing positive implications for Canadian businesses looking south for opportunities.”

Follow these steps to see if you’ll qualify for a mortgage on your dream home

Calculate the combined monthly before-tax income of you and your spouse.

Multiply this figure by the amount you need to borrow.

Divide by 1,000.

Divide by three. This figure is the monthly payment you can afford to make on your home.

Add to this your estimated monthly heating costs and monthly property taxes.

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice.

(Most first-time buyers take the 25-year amortization.)

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less.

Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
