What’s Old is New Again

W

e’re all familiar with the standard practice of buying a new home in a new subdivision, but have you considered buying a new home in an old subdivision? While not mainstream yet, this practice is really catching on.

One of the ways to reduce the “Urban Sprawl” type of development we currently have is to rejuvenate older areas of the city. The City of Edmonton has determined that we need at least 25% of our growth to be in existing areas to make us a more sustainable city. This means taking existing older areas and increasing their build density. Where there were 3 single family homes before, now we can build 4-5 row houses. We will also start seeing low-rise multifamily in these areas as well. This provides opportunity for some single family homes as well.

This is a great sustainability model. What we are replacing are old, energy inefficient homes with new ones. Many of the areas popular for this currently have homes built in the 40’s to early 60’s. Back in that day, just building shelter was the priority. We had the baby boom going on and much of our skilled workforce was lost in the Second World War. Homes were built mostly for function with a couple of bedrooms a living room and an eat-in kitchen. They were small and there wasn’t a lot of thought into the design. Insulation and good windows weren’t a priority; neither was moisture control and restriction of air infiltration.

Additionally, many of these homes are not good candidates for renovation, a better investment is a total teardown and redo. Some homes in these areas can be renovated economically, and these homes should be redone to a new home standard.

There are a number of benefits to everyone with this type of development. New homes use less natural

gas, electricity and water than older homes. This helps the city increase density with little investment into the infrastructure, using services already in place. Environmentally, this is a huge win.

Homes built in this period are energy hogs. Typically you can build a new home twice the size and still have lower energy consumption. C3 (formerly Alberta Climate Change Central) has identified renewing or renovating the existing housing stock as one of the best and least costly ways for Alberta to reduce its greenhouse gas emissions. Also, this type of redevelopment keeps the existing trees and soils as opposed to the land stripping that goes on in current new development.

The homeowner benefits are the best of the bunch. Imagine waking up in your new home, going out for a coffee on your brand new deck in the shade of the 40 year old trees in your yard. Your new home is close to all the amenities you require: schools are just down the street as is the local grocery store. You have a great community league nearby and public transportation is within easy reach. Paints a pretty nice picture, doesn’t it?

It’s not all sunshine and roses however. The city’s current process for redeveloping these areas is onerous to say the least, so patience is a requirement. The city is looking into changing this and is currently consulting industry and the public. This will change; it will just take a bit of time, and your patience will be rewarded.

If you’ve always fantasized about buying a brand new home, here are a few tips that can help you make the process a pleasant one: ›› Shop the mortgage market to see what you can afford before you start your hunt; ›› Contract a lawyer who is willing to review your offer and close the deal; ›› Don’t be persuaded by high pressure sales tactics while you’re out shopping; ›› Determine which options and upgrades you want as part of your offer and ensure your lender will finance what’s required, if needed; ›› To save money, consider which upgrades you could purchase and install yourself after the sale closes. Some upgrades such as rough-ins and wiring inside the walls are easier to do before construction.

Factors such as the cost of the home, neighbourhood, lot size and special features play a big role in your final decision. Determining which features your new house absolutely must have, and which features you could live without, should be among your first steps in the home-buying process.

What price Development Charges?

Government fees, other costs rising to the point that future affordability may be threatened

ant to startle yourself just a little? Dog-ear this page, and turn to page 20 of this issue (but be sure to come back!) and read my column on the increasingly challenging issue of Development Charges and other government fees associated with new-home development.

You may be surprised to learn that such fees are rising at an alarming rate and are becoming an increasingly contentious topic. In Edmonton, as well as in other cities across the country, Development Charges are even becoming a critical issue.

Why should you care? You should care because these costs are transferred straight on to you, the new-home buyer, when purchasing such property. And they’re rising to the point that they are threatening affordability.

Do you know what portion of the cost of your prospective new home goes toward Development Charges? Do you know if the fees in your potential community are rising (spoiler alert: they are), how fast and what the increases are based on?

WHY BUYERS SHOULD BE AWARE OF

Development Charges

GET READY, NEW-HOME BUYERS. NO, NOT JUST

in your general preparedness for buying a home, but for an increasingly difficult – not to mention controversial – issue that’s costing you more money.

And you likely don’t even know it.

Development Charges. If you’re not familiar with the term, you likely will be soon, as it’s a contentious issue facing home builders – and therefore buyers – across the country.

Just what are Development Charges? In short, they are the fees applied by various levels of government when new homes are built, to pay for new infrastructure such as roads, transit and other necessities.

That part you may know. But what you likely aren’t aware of is that these fees are rising exponentially, have been for years, and they’re occupying an increasingly high portion of new-home costs. And they’re passed right on to you, the homebuyer.

years ago, the costs accounted for just three per cent.

In Metro Vancouver, the various government fees and levies range from 16 to 27 per cent of the cost of a new home, depending on the city and the type of housing.

In Toronto, City Council recently voted to increase Development Charges by 75 per cent, to almost $30,000 for a semi or single-detached home. It’s even worse in the Greater Toronto Area, where fees and charges collected by six GTA municipalities average out to about $116,200 on a new singledetached home, representing 22 per cent of the cost. For a new highrise, the fees average $64,000 – or 20 per cent.

Though the problem may differ slightly from one city and province to the next, with critics arguing the fee increases are largely arbitrary, the concern is universal: new-home buyers are picking up a disproportionate part of the tab for infrastructure development, causing new-home prices to rise to a point that threatens affordability.

HOW SERIOUS AN ISSUE IS THIS?

In Edmonton, government imposed levies for suburban development are a “top issue” in the city, indeed, the entire region, says Rick Preston, executive director of the Urban Development Institute, Edmonton.

New residential construction in suburban Edmonton will generate about $8.2 billion in revenue for the city over the next 25 years, he says. However, Development Charges have become a revenue stream and an expectation in the absence of sufficient infrastructure funding from both the provincial and federal governments.

The charges are passed on to the building industry, which in turn passes them on to homebuyers, impacting affordability, says Preston.

But this is not just an Edmonton problem.

In Calgary, government imposed levies for suburban development have risen from $52,000 per hectare in 2001 to about $316,000 per hectare in 2013, according to Guy Huntingford, CEO of the Urban Development Institute, Calgary. How much that amounts to for each home depends on the specific area and housing type.

In Ottawa, Development Charges and other governmentimposed fees account for about 23 per cent of the cost of a new home – or about $100,000 of a single-family home. Twenty-five 20 NEW HOME GUIDE | DEC 20, 2013 - JAN 17, 2014

SO, WHAT CAN BUYERS DO ABOUT IT?

The first step is simple awareness. Indeed, as a prospective new-home buyer, you may not appreciate the importance of the Development Charges issue just yet. But if you or your family members are a few or even several months away from making a purchase, you may want to educate yourself on the matter, and ask prospective builders about it.

Otherwise, join those who are already concerned that if such fees are allowed to rise unchecked, new-home affordability will eventually be severely threatened.

And that will be a price that, ultimately, no one can afford to pay.

First-time buyers:

what they look for

by Jim Rivait If you are younger, taking extra time to decide on a home

purchase and hungry for more information on the subject there is a good chance you are an FTB – a first-time buyer.

The Canada Mortgage and Housing Corp. (CMHC) recently surveyed 500 first-time buyers online and then followed up with focus group discussions with recent and prospective homebuyers.

What they found tells us a lot about first-time buyers and how their approach to the search for a home compares with repeat buyers.

For starters, they found 72 per cent of FTBs searched online for “home buying info,” compared to just 29 per cent of repeat buyers.

Their key reasons for wanting to enter the housing market were “not wanting to rent” and “wanting to own their home.” Those explanations will sound familiar to many potential FTBs in this community, who see people flocking to Edmonton because of good wages and a strong job market.

Population growth is driving down the city’s apartment vacancy rate to among the lowest levels in Canada. That tight market will make good apartments harder to find and swing the doors wide open for landlords to raise rents.

Besides wanting to start building personal equity and wave goodbye to the landlord, first-time buyers have other things in common.

They are young – almost two-thirds are under 35 years of age – and because they are still in the earlier stages of their careers, they have lower incomes than repeat buyers.

First-time buyers also need a little more time to complete a purchase, taking an average of 10 months to plan a move instead of the sevenmonth norm for repeat buyers. But once they have purchased a home, they are 50 per cent more likely to move again within the next five years than repeat buyers.

In some ways, FTBs are not a lot different than people with experience in buying real estate: both groups favour single family homes.

One big question facing FTBs that the survey did not cover was whether to buy a new or a used home. The survey did touch on one factor that should be part of that decision – the need to spend more to fix problems 26 New home Guide | Dec 20, 2013 - jan 17, 2014

or improve the property after the purchase is completed. More than half of first-timers expect to make major repairs or improvements within five years of the purchase.

The reality is many rookies in the real estate market will find comfort levels are higher with new homes because they can tailor a home to best fit their needs, take advantage of technological advances that will lower utility bills, and enjoy peace of mind knowing they will not face big repair bills.

They can also avoid the stress and hassles of trying to find a resale property that fits both their needs and budget only to then to be forced to make a hurried decision on whether to put in an offer.

One excellent source of information on homebuying – and we know FTBs are looking for all the material they can find – is the CHBA Edmonton Region website. It includes a host of consumer tools and resources to help consumers find the right location, style of home and features for them.

It’s also where you can find a list of CHBA members with the experience and expertise to satisfy both first-time and repeat buyers.

The Canadian Home Builders’ Association – Alberta represents more than 1,500 business members including new home builders, renovators, developers, trade and supply companies and professional services.

never been in a better position to capitalize on a U.S. economic recovery, CIBC World Markets Inc. reports in the latest Composite Indicator of Corporate Canada’s Strength.

“While it is widely expected that stronger growth in the U.S. next year will have an upside benefit for Canada, what might surprise many is how quickly and significantly corporate Canada will ramp up spending to capitalize on the long awaited rebound in global demand,” says Benjamin Tal, deputy chief economist at CIBC. Using the bank’s Composite Indicator of Corporate Canada’s Strength, he finds that, while softening somewhat recently, the index is still hovering around an alltime high and is almost a full point above its long-term average. “That’s important since the higher the level of our index, the more responsive corporate Canada has been to a shift in U.S. demand.”

Tal notes that, on average, a one-per-cent change in U.S. growth has led to a full threepercentage-point change in capital expenditures by Canadian corporations. However, during periods of high-index readings like we have currently, the same increase in U.S. demand has translated into a fourpercentage-point acceleration in capital spending by Canadian companies.

“The response by corporate Canada is directly linked not only to the speed of the recovery south of the border, but also to its financial position at the eve of that acceleration,” he says. “Given the highly elevated level of our index, the ability of Canadian corporations to respond to improving U.S. demand has never been better.

“What’s more, this is not a tale of one or two major industries that biased the aggregate results. The index performance is widely based. In fact, improvement in key measures such as cash position and profit margin in recent years actually appears more impressive when the mighty energy sector is excluded.”

CIBC Economics is calling for the U.S. economy to expand by 3.2 per cent in 2014, more than double the projected pace in 2013, with the global economy growing by four per cent next year.

Outdoor kitchens are another big trend. These new outdoor kitchen areas are much more than just a barbecue grill and a lawn chair. With home entertaining and gourmet cooking becoming more popular in recent years, it is only natural that outdoor kitchens evolve as well. Until recently, most outdoor kitchens where seen in places such as California and Arizona due to the milder client.

“People run into problems when they continually purchase new decorative items each year, and then end up with a home full of goods – none of which work together,” Heather says. “So, a plan is your best friend.”

1. Heather’s tips for a Holiday Home: » Examine the style of your space, and follow that direction with your decorations. Is it traditional, contemporary or something in between? » Choose your colour scheme. For a cohesive aesthetic, look to your everyday décor to inspire your holiday palette. For example, if you have brass hardware, then gold ornaments may work for you. If you’re a brushed nickel or chrome kind of person, then silver will probably catch your eye. Starting with a colour palette will keep you on track when you are out shopping. You will stick to your colours – if you have opted to go gold, you will pass on the silver garland, even though it is on sale. » Less is more. The festive items you choose should blend in with your existing décor without looking out of place or cluttered. This may mean relocating some of your everyday accessories, or putting them away over the festive season to make way for the wonderfully themed decorative items you’d like to put on display.

The gift of great style: » Glass vases filled with silver and white ornaments can replace your yearround dining room centrepiece. » Silver candlesticks tucked among sprigs of aromatic cedar can replace your usual year-round mantel décor. » “Real” cedar and pine decorative garland to line the mantel or dining table is always a classic choice and looks good in any style space. I am a fan of the real thing when it comes to greenery, however there are many good replicas on the market that will last through many holiday seasons.

First, clear out the existing mantel décor so you have a clean slate to work with. Start with some fresh greenery in keeping with the holiday spirit – cedar or pine work well. If you can add lights which plug in discretely, then go ahead. If not, opt for the battery-operated light strings to eliminate unsightly power cords.

Next, take some decorative ribbon that matches your colour scheme and wind it loosely through the garland. Add candles, pinecones and glass ornaments to finish off the look.

The mantel is the place to display your fragile or sentimental ornaments – especially if you have children or pets. It’s out of the way, yet the centre of attention. Replace the artwork you have hanging above the mantel with a starburst mirror or a festive wreath.

Remember to stick to your theme, and coordinate the mantel with the other pieces of holiday décor that is on display.

The hearth is another place that will require some attention. Consider creating a landscape of tall standing figures, such as snowmen or a wonderful wooden Nutcracker. Just remember not to clutter things up too much. The key is to remove your year-round décor and replace it with your favorite festive pieces. It’s hard to imagine that in our prosperous region, 120,000 people are affected by poverty, including 37,000 children.

Poverty is very complex and can affect anyone. Numerous factors contribute to families or individuals falling into poverty, including job loss, change in family circumstances, injury or other unforeseen circumstances. And once someone experiences a descent into poverty, it’s a daily struggle to emerge. In addition to the social impact on our community, poverty costs Alberta billions of dollars to manage.

It’s time for a change. We can’t just focus on managing poverty. Together, we must help lift people out of it. After several years of work and listening to our community, United Way launched a new direction, “Creating Pathways Out of Poverty,” in June 2013. This new direction includes the vision of a poverty-free region where all children can reach their full potential, all families have financial stability and all communities are safe and inclusive.

100 Women…

2,400 Reasons to Celebrate!

Rohit Group of Companies, on Nov. 4, what started as a small gathering of friends in 2010 to fill baskets with items for WIN House, has grown to 100 women arriving with hundreds of new, beautiful items for “Baskets of Hope,” an initiative intended to help make Christmas special for women escaping violence. More than 2,400 new items were donated, everything from plush bathrobes, snuggly blankets and beautiful handbags, to chocolates and gift certificates… all intended to help wounded women feel cared about and valued.

Baskets of Hope founder Dianne Young says, “I am overwhelmed with the response to what began as a small group of friends who joined me to do something to support women escaping violence. Last night, 100 women came together to reach out and touch the hearts of those who feel alone, scared and often forgotten. I am truly humbled by this outpouring of support. There are no words to describe the generosity of women in Edmonton… a wonderful demonstration of the special bond that links us all.”

Business leaders, community members, family and friends gathered to make the 2013 event a memorable one. Krishna Gupta, president of Rohit Charities closed the evening with, “Words cannot express my gratitude for what has been accomplished here tonight and I want to thank each of you from the bottom of my heart for taking the time to be kind and generous.”

Moving last minute? No problem, if it’s during the cold months. Choosing to move in the “off season” – sometime between November and March – can save you time and money.

Summer is the busiest season for moving companies. This means you must be well prepared, booking six to eight weeks in advance to ensure your preferred moving company is available. Not only are they higher in demand but generally their rates are also more expensive.

Some companies may be more willing to negotiate their rates during the winter months as they’re competing for business during the slow season.

Likewise, less rush and stress for companies in the winter means you get their best employees resulting in a higher quality of service.

With everything booked, now comes the packing. Follow these tips for a relaxed and toasty move – no matter what’s going on outside those frosted windows. ›› Have a contingency plan. Keep up to date with local weather forecasts and change your plans accordingly. If a big snowfall or freezing rain is expected the morning of your move day, don’t risk it. ›› Keep cosy. Carry extra warm clothes for you and your family – including hats, gloves and snow pants. Pack these ahead of time and clearly label them so you can locate them immediately. ›› Remember your items will be in a non-heated environment for a while.

Ensure your plants, electronics and liquids are properly packed and protected from the cold. ›› Allow extra time on the move day – cold weather slows things down.

Additionally, rushing in the winter can lead to accidents and injuries. ›› Have driveways and sidewalks cleared of snow before the movers arrive.

Your driveway needs to be ploughed wider than usual – enough to allow the moving truck’s loading ramp to be positioned as close to your front door as possible. Lay plywood down on muddy or slushy areas. Slipping can not only lead to dropped boxes and broken possessions but also personal injury.

Better days ahead

for most provincial economies in 2014 Over the past few years, we have seen a

two-tiered economy in Canada, in which resource-rich Saskatchewan, Alberta and Newfoundland and Labrador outperformed the rest of the country. Led by Alberta, most provinces can expect stronger economic growth in 2014, according to the Conference Board of Canada’s Provincial Outlook for Autumn 2013.

“While many provinces have struggled in the past few years, Saskatchewan, Alberta, and Newfoundland and Labrador thrived as their primary resources were in high demand and fuelled solid economic growth,” says Marie-Christine Bernard, associate director, provincial forecast. “However, the prospect of a stronger U.S. economy will now help boost exports and improve the outlook for other provinces over the next two years.”

Despite the damage caused by the severe floods in June, Alberta’s economy has grown at a fast pace in 2013 and economic conditions are extremely favourable heading into 2014. Buoyed by investment in the oil sands and a very strong labour market, Alberta’s real gross domestic product (GDP) is forecast to expand by a robust 3.4 per cent in 2014.

Strong gains in the primary sector, a rebound in construction, and improved job creation will help lift British Columbia’s real GDP by 2.7 per cent in 2014.

Following an estimated four per cent gain in 2013, Saskatchewan’s booming economy can expect to cool next year. Weaker prices will hold back potash production increases and lower the province’s economic growth to 2.3 per cent in 2014, in line with Canada’s growth.

Manitoba’s economy will expand by two per cent in 2014, fuelled by better performances in the province’s goods and services industries, along with strong job growth and gains in personal disposable income.

Newfoundland and Labrador’s real GDP growth will slow from a nation-leading six per cent in 2013 to 1.8 per cent in 2014. A much smaller increase in oil production and the completion of construction work on Vale’s Long Harbour project will limit economic growth in the province.

The economic outlook for Central Canada and some of the Atlantic provinces is set to improve in 2014. Stronger growth in the U.S. economy will help improve export volumes and the manufacturing sectors in many regions.

How home equity can be a key part of your and

your family’s financial future by peter kinch Does real estate play a role in Canadians’

financial plan and/or should it play a more important role?

As we grapple with ongoing concerns about taking on more debt, there are a few other realities that cannot be ignored: 1. Canadians are sitting on an unprecedented amount of home equity 2. A lthough many may be “house rich,” they have growing concerns about their financial future and that of their children.

Can your home equity be part of the solution?

Let me share the story of a client of mine – we’ll call him Dave.

Dave is in his early 40s with a house and young family, works in a great industry with a well paying job, but like many Canadians he has concerns over long-term job security along with his long-term pension needs. He has allocated some savings to his RSP and other investments, but has decided that buying one or two rental properties would be a great way to supplement his current pension.

Of course, a big question was affordability. Since Dave lives in a suburb of Vancouver, a greater concern was the inability to find a positive cash-flowing investment property, given the high cost of housing where he lives. I suggested that he review his family budget. We looked at how much money he could afford to invest on a monthly basis over and above what the family was currently spending.

His answer was between $300 and $400. How can anyone afford to buy a property with only $300 or $400 a month?, you may ask.

Let’s consider the following: Let’s assume we chose a conservative long-term investment vehicle – a bond, GIC, mutual fund, stock investment – whichever you prefer. It would likely look something like this over a 20-year period: ›› $ 300 cash (out of pocket/part of your family budget), every month for the next 20 years ›› Total cash out of pocket invested over 20 years = $72,000 ›› Value of the $72,000 invested over 20 years = Depends on the average annual rate of return, but if you were lucky enough to earn an annual average of eight per cent, you would have between roughly $164,000 and $178,000 to add to your pension

Remember, these calculations were based on the fact that: a. Dave feels the need to supplement his current pension with an investment, and b. He is willing to invest at least $300 a month for the next 20 years out of the family budget Now let’s take a different approach to looking at real estate as an alternative option.

Dave, his wife and I sat down and analyzed the following: ›› Dave currently has a home valued at $600,000 ›› T he mortgage is $290,000 ›› Dave will qualify to refinance the home to 80 per cent of its value = $480,000 ›› Potential new mortgage – existing mortgage = potential accessible equity. In Dave’s case, this is $190,000 ›› I don’t want Dave or his wife to feel that they are over-leveraged, so we’ll only use $100,000 of the accessible equity ›› We set up a new mortgage/line of credit on their home based on 65 per cent of their house value, an amount both Dave and his wife are comfortable with ›› T his structure provides Dave with $100,000 of “investable capital” from his home equity ›› Dave can use the $90,000 as a down payment on a $400,000 rental property and keep $10,000 from the LOC to place in a contingency fund You may be saying that this is going to cost a lot more than $300 a month. Just the interest alone on the down payment of $100,000 is more than $300 a month. The answer to this is Yes and No. When buying an investment property, the down payment is typically considered the main expense. However, Dave and I analyzed the true out-ofpocket expense of making this purchase.

The first thing you have to realize is the fact that real estate, unlike many other investments, has the potential to create revenue. The amount of monthly rent you can get for a $400,000 purchase will vary greatly depending on the city, so we’ll try to be conservative with the numbers we use.

Remember, Dave was willing to invest between $300 and $400 per month additional money out of the family budget. So let’s break this investment down to see what the true monthly cost is.

Let’s assume a monthly rental income of $2,000 (which is very possible in many parts of Canada) ›› W e would access $100,000 from a line of credit on the principal residence ›› We would take $10,000 of that and set it aside in a “contingency fund.” This is equal to roughly five month’s rent. ›› We would have a new first mortgage on the rental property for $310,000 Monthly Expenses: ›› Interest on the line of credit taken out on the home = $334 (based on rate of four per cent) ›› Interest on new first mortgage on rental property = $1,390 (based on a five-year rate @ 3.5 per cent with a 30-year amortization) ›› Property taxes = $140 ›› Property insurance = $100 ›› Property management (eight per cent of rent) = $160 ›› Condo/strata fees (if applicable) = $200

$2,324 Assuming Dave’s first purchase had the above scenario, he would find himself subsidizing this rental property by about $324 a month. Conventional thinking would say that Dave is “losing” $324 a month on this investment – but I would like to challenge that thought process. Again, assuming the above scenario, the only amount of money that would actually be coming out of Dave’s family budget in order to make this investment purchase part of his long-term financial goal is $324 a month. Remember, the key here is to realize that even though Dave and his family are making a down payment of $90,000 to buy this property, the only actual money that is being spent out of their family budget is the difference between his total monthly expenses and the amount of revenue the property is generating every month.

Based on the above assumptions, the purchase of a $400,000 investment property that has a shortfall of less than $400 a month, fits into Dave’s investment, long-term planning and budget criteria.

It may seem counter-intuitive to suggest that an investment that loses money every month is a good thing, but let’s take a closer look: ›› Assuming that the property has to be subsidized by $300 a month every month for the next 20 years. ›› $300 x 12 months x 20 years = $72,000. This is the same amount of total invested money that we discussed in our earlier example.

Now, let’s see what the end result could be if Dave keeps this property for the next 20 years and pays off the mortgage: ›› I’m going to be very conservative and suggest that the value of his property is the exact same in 20 years = $400,000 60 New home Guide | Dec 20, 2013 - jan 17, 2014

›› Dave and his wife would have a $400,000 asset ›› Let’s assume that the rent stays the same in 20 years (that’s not realistic, so we’ll keep the expenses the same for argument’s sake) ›› Rental income = $2,000 ›› Non-mortgage expenses = $1,000 (I’ve allocated some extra to pay off the remaining LOC on the principal residence which was used for the down payment) ›› Net income = $1,000 a month The simple comparison is quite startling: ›› You have an alternative investment of $300 a month at an eight-per-cent annual rate of return over 20 years, which = roughly $178,000 with potentially no cash flow or income OR ›› You have the exact same investment of $300 a month for 20 years in an investment property valued at $400,000, which equals a $400,000 asset with $1,000 per month net revenue Many would-be investors have been scared off from purchasing real estate in major centres such as Vancouver and Toronto out of fear or concern that the investment would have a monthly shortfall. What if we re-labelled the term “negative cash-flow” and instead saw the monthly shortfall as your long term “investment capital”? All you need to do in order to make a sound investment is to determine the maximum amount of “investment capital” that your budget could afford each month and that would act as a filter when shopping for the right property to fit your needs. Keep in mind that in many parts of Canada, a $400,000 investment would actually create a “positive cash flow,” which makes the potential returns virtually infinite.

The purpose of this article is not to convince you to buy investment real estate, but to at least think about it. Too many Canadians are passively handing their savings over to investment advisors in hopes that their financial goals will be met. When it comes to wealth management in this country, real estate can and should play a bigger role.

Dave and his wife realized this potential and made a choice that will positively impact their financial future.

by Yanic Simard Those Colourful potions that we now call “paint” have been popular for thousands of years – after all cave drawings in simple red and yellow concoctions have been dressing up nature’s interiors for about 400 centuries!

Early artists used mixtures of natural dyes and egg yolks to create colourful (if a little crude) liquids that would harden in place to dress buildings, canvases, faces, and yes, even homes.

TIP: Light colours naturally reflect more light, while darker ones absorb light and will appear more flat. Keep this in mind when choosing a finish: white paint in a glossy finish becomes highly shiny and will reveal the smallest flaws, so you may want to stick to satin or matte.

To help you create your own palette with confidence, here’s my guide to choosing the best paint, from start to finish. It’s easy as 1-2-3!

1. Start with the finish Matte or “flat” paint has the least sheen. It reflects very little light, and thus hides imperfections on a wall surface. It’s the traditional finish for rustic looks, but has also become trendy for modern schemes. Also common for ceilings. Matte finish paints are more difficult to maintain.

Satin is partially glossy with a slight sheen. It’s great for adding slight depth while still minimizing imperfections, like matte. (I often use matte for the main surfaces and satin for trim and doors.)

Eggshell is halfway between matte and glossy. It’s a popular go-to for homeowners as it balances the pros and cons of each.

Semi-gloss carries a definite, noticeable sheen. It can withstand repeated cleanings, great for moist areas such as bathrooms, or for trim in high-traffic areas like children’s rooms.

Visible changes in the way light bounces off dents or bumps will make imperfections more obvious. It’s great for giving ceilings extra light reflectiveness, brightening a room.

Gloss is highly reflective with lots of sheen, and generally harder to apply due to the slow drying times (which can cause dripping and unevenness when applied without professional equipment). It’s easy to clean, but the high degree of sheen will make any dents or bumps stand out dramatically. Use it sparingly (such as on trim, or on brand new, flawless ceilings) and only on surfaces which have been carefully sanded and prepped.

2. Composition The main difference between water-based paint and oilbased paint is the substance used to carry the pretty pigments in liquid for application. In both cases, these liquids evaporate while drying to leave a solid coat of colour on your walls and surfaces.

Water-based paint Latex and acrylic paints use water to dissolve the mixture of pigments and binders (that is, the glues that hold the pigments together), which creates less of an odour during application. These paints are usually easy to touch up, hold colour well over time, and are less flammable.

Oil-based paint Alkyd paints use pigment and resin dissolved in a thinner, which dries to a harder coating but creates far more fumes during application than water-based paint does. These paints generally create a smoother and more level finish, with fewer brush and roller marks.

3. Top Tips Knowing what type of paint to select is of course only half the battle. Once you’ve found a beautiful finish, you have to select an equally striking colour. There are infinite hues from which to choose, and every space calls out for a unique scheme. Here are my top tips for how to go about choosing the best for you.

You may already know that paint will change its appearance under natural versus artificial light. Don’t forget, however, that different light bulbs, lamps and combinations will create a unique lighting environment for every space.

Look at the big picture

Although every room in your house is unique, the happiest homes see each space living in harmony. Consider the view from a long hallway to get a sense of how rooms relate. When you look down a corridor, notice what connected areas you can see through the doorways. These spaces don’t have to match, but they should coordinate. Look at paint chips for different rooms next to each other to see if they add up to one beautiful picture.

The bigger, the better

Professionals will have a painter apply large “colour strikes” (wide test stripes) in a room to see a few options in person before making a final selection. If this sounds like too drastic of an experiment for you, you should still go bigger than a tiny paint chip to get a real feel for the hue at room scale. Purchase a plywood plank and some small cans of a few options, and paint yourself a tester you can move around; or look for paint companies that offer large-format paint chips (such as Benjamin Moore’s Big Chips from bigchips.ca).

Start small

One of the safest ways to take a risk with colour is by starting out small. If you love a colour you aren’t sure you can live with, make your first leap into colour in a smaller room that you don’t spend as much time in, such as a foyer, a walk-in closet or powder room. These in-an-out spaces suit a strong colour, and if you really love the hue you can carry it out to the main areas later (or go a shade lighter).

When in doubt...

There are certain colours I return to time and time again, because they work in almost any space without fail. If you find a favourite colour, don’t be ashamed of using it in every room. Each space can be made

unique by applying different accents for contrast in your furnishings, fabrics and art – the noncommittal accessories that add interest. I frequently recommend Benjamin Moore’s OC-23 Classic Gray as a neutral with depth that makes any space sing. Pair this with their 2121-70 Chantilly Lace (a very clean and pure white) and HC-168 Chelsea Gray (a sumptuous essential grey) for crisp ceilings and rich accents, and you’ll have a foolproof scheme, stress-free.

Multiply this figure by the amount you need to borrow. Divide by

Divide by three. This figure is the monthly payment you can afford to make on your home.

Add to this your estimated monthly heating costs and monthly property taxes.

The buyer has to pay 20% down.

A conventional mortgage cannot exceed 80% of the value of the property.

INSURED OR HIGH-RATIO: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

MORTGAGE OPTIONS You can choose any of these mortgage options which fit into the two basic mortgage types.

Lenders may even customize these options to suit your needs.

OPEN MORTGAGE: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty.

Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a shortterm mortgage at high interest rates to a longer term when mortgage interest rates fall.

CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options.

A good choice for those who want the security of knowing their monthly payment is fixed for a longer term.

Prepayment options are available but they are subject to conditions.

PORTABLE MORTGAGE: Flexibility if borrowers move.

Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
