Insecure… left out… hungry…under-valued… hopeless… embarrassed. Poverty hurts.

It’s hard to imagine that in our prosperous region, 120,000 people are affected by poverty, including 37,000 children.

Poverty is very complex and can affect anyone. Numerous factors contribute to families or individuals falling into poverty, including job loss, change in family circumstances, injury or other unforeseen circumstances. And once someone experiences a descent into poverty, it’s a daily struggle to emerge. In addition to the social impact on our community, poverty costs Alberta billions of dollars to manage.

It’s time for a change. We can’t just focus on managing poverty. Together, we must help lift people out of it. After several years of work and listening to our community, United Way launched a new direction, “Creating Pathways Out of Poverty,” in June 2013. This new direction includes the vision of a poverty-free region where all children can reach their full potential, all families have financial stability and all communities are safe and inclusive.

It’s more affordable than you first thought

M

uch like that bank commercial that says, “You’re richer than you think,” a new home may be more affordable than you originally thought. Perhaps you need only to change your definition of “home” to get into the market.

While a detached home is the traditional choice for many, highrise and lowrise suites, lofts and townhomes have become a prime choice among first-time buyers and empty nesters in the market for new place to call home.

Not only does townhouse and condominium living afford you the opportunity to live in a prime neighbourhood at a great starting price, when it’s time to move you can often opt to remain in the same neighbourhood, since many communities offer a mix of designs and sizes, which allows families to relocate easily without having to change jobs or schools.

Today’s communities generally have a range of sizes and prices that start at the “affordable” end of the price spectrum. Many builders and developers are gearing up for their grand openings and have new communities available for quick occupancy. This adage is never more true than when buying your first home

he moment you decide to buy your first home is an important one – from getting your finances in order, to learning about mortgages, to researching builders and to getting out there to look at potential communities. Indeed, the excitement grows at every step.

Buying your first home can also be an emotional experience. There will be houses you fall in love with, communities you really want to live in and neighbours you can envision befriending.

A vibrant new community that offers new homebuyers unique architectural styling and affordable luxury was recently launched in North Edmonton.

Walton Development and Management L.P. (Walton) is creating VITA at Crystallina Nera, one of only a handful of master planned communities in Edmonton offering a stylish, modern feel combined with an affordable price point.

The interiors of these homes come in a variety different high-quality finishing packages, with energy-efficient designs and six low-energy appliances.

R-20 insulation is used in the walls and R-40 in the ceilings. Use of high efficiency furnaces provides that the homes are built to high efficiency standards and save on utilities.

The area surrounding Waters Edge offers a healthy list of amenities. A convenience store and gas station are a few blocks away. Prepping your landscaping

for the winter

after flowering and to prune summer blooming shrubs in the dormant season. Pruning too late in the growing season will encourage new growth that will be damaged by frost. When pruning, use caution to make the cut at a slight angle about a quarter-inch from the branch. Some shrubs need to be wrapped with burlap to protect them from frost. Spreading a layer of mulch around the base of the plants to provide insulation for the winter is a great help.

With the arrival of our long cold winter, it is

essential to complete a few projects to keep your landscaping and garden protected through the dormant winter months.

Prepare shrubs, trees and grass now, and they will return healthy in the spring. Hopefully, you were able to get a few of these done in the last few weeks before the snow.

Winter Landscapes: Preparing Your Lawn It may appear that the grass has stopped growing in the fall. However, the roots are actually growing deeper to prepare for winter. Fall is the best time to fertilize and reseed your lawn. Feeding the lawn in the fall will give the roots a boost before winter arrives. A second feeding before the first snowfall, will keep it winterized and strong through the freezing weather. If your lawn has some bare patches, fall is a great time to sod or reseed. Adding sod gives you an instantly perfect lawn that will be a pleasure when the warm weather returns. To firmly establish new sod, keep it moist for the first week after it is laid. After the first week, it can be watered as needed.

“Real GDP is on pace to expand 2.5 per cent this year before picking up to 3.3 per cent in 2014 amid postflood spending and continued growth in the energy sector,” says Robert Kavcic, senior economist, BMO Capital Markets.

Flooding in southern Alberta was a major economic disruption in the summer. “While the initial impact was clearly negative for the provincial economy – given the disruptions to consumer spending, tourism, distribution and a pipeline – the province estimates that repair and rebuilding activity will add 0.2 percentage points to real GDP growth in 2013,” says Kavcic.

“Across the province, our commercial clients continue to express optimism about the economic environment for business growth,” says Robert Hayes, senior vicepresident, Alberta and NWT

The origin of the #YEG hashtag is the code used to identify the Edmonton International Airport – but the letters could well stand for something else: Youth, Energy, Growth.

Home builders have a great vantage point to observe how the energy of a young and growing population is transforming Edmonton.

This year, Canada Mortgage and Housing Corp. predicts Edmonton area builders will start on 13,900 units, up a healthy eight per cent from 2012, as a combination of employment growth, low interest rates and a rush of new residents gives the market extra energy. Contrast the strong upward trend here with the rest of Canada, where the number of new homes built this year is expected to fall by almost 14 per cent.

Each new home represents a major vote of confidence in the future of Edmonton as a place to build a career, start a business or raise a family.

New-home buyers – many of whom are buying their first place – are seeing Edmonton as a great place to put down roots and participate in the region’s economic growth.

The same youthful energy that is driving the housing market can be seen in the election of Mayor Don Iveson, who at 34 years of age is a couple of years younger than the median age for the city. It can been be found in the Make Something Edmonton campaign to promote new ideas here or the Light the Bridge project that is raising $3 million to install thousands of programmable LED lights on the High Level Bridge.

New ideas have a chance to take flight when a city is growing the way Edmonton is.

And we are growing dramatically. Edmonton itself has added more than 100,000 residents in the last half decade. Nearby communities are also growing fast, with Spruce Grove, Stony Plain, Leduc and Fort Saskatchewan all increasing in population by more than 20 per cent over the period covered in the last five-year census. Beaumont grew an astounding 48 per cent.

Growth is nothing new in this part of the world. Population statistics from the City of Edmonton show that the population has increased every year since 1932, when the number of residents dipped by 672 to 78,387 36 New home Guide | nov 22 - dec 20, 2013

during one of the worst years of the Great Depression. That’s an 80-year-long winning streak that remained unbroken despite the ups and downs of our energybased economy.

Newcomers may notice that growth is not always welcomed here in the same enthusiastic way it is embraced in cities that are struggling economically and fighting desperately to hang onto jobs and people.

There is a lot of grumbling in the media about the pressure to provide new roads, schools and hospitals to accommodate a growing population.

But our newest fellow citizens have recognized that despite the stresses that can arise from growth, they are more than outweighed by the opportunities available in an expanding economy.

Let’s welcome our new neighbours and recognize they are helping to write a new chapter in Edmonton’s story.

They are bringing a great deal more to the region than infrastructure costs, just as did the newcomers in the past that arrived with their own dreams and built the city we enjoy today.

Are all Insulations created equal?

A

s the temperature outside gets lower, we all start to spend more time indoors. We assume that the great indoors will protect us from the cold weather outside.

How well your home does this depends mostly on your building envelope; and it’s not quite as simple as you think.

Your building envelope is your only line of defense against the weather outside. It’s a multi-layered system that, when done correctly, will protect you and your family from the elements for years. Your envelope is a complex interlocking structure of barriers (Weather, Moisture, Air and Vapor), insulation and framing. Now I could write on for quite a while on all of the components and their interactions, but I thought we’d just tackle one: insulation.

Insulation is familiar to most of us, but the real ins and outs of it are not. We are told that R-value is the way to buy insulation and that higher is better. This is not necessarily the case. Let’s start with batt insulation. Batt has been a staple in the homebuilding industry for years. Your standard batt insulation is rated based on a perfect installation and a variety of other variables in place. A perfect installation means that all the edges are flush with the studs, nothing tucked in (this causes compression and reduces the effectiveness of the insulation); also anything else in the cavity has been cut around (this too avoids compression). Ask your builder to see a home at insulation stage and look for these signs of a less than perfect installation. Each mistake could potentially cost you money & comfort. Batt insulation is also subject to air infiltration which can make it lose a substantial amount of effectiveness. This is easily handled by a properly installed exterior air barrier, ask to see it. Properly installed air barriers are as monolithic as possible & joints should be taped.

Even with all this done, batt insulation will lose some of its value at low temperatures due to convective loops of air moving within the insulation itself.

Cellulose insulation has been around for years as well.

It is primarily recycled newspaper with some additives to resist fire & mold. Cellulose is denser than batt insulation and

is less susceptible to the internal convective currents that affect batt insulation. It still requires a good exterior air barrier to help it retain its insulation value. Cellulose does have a tendency to compact. This reduces its insulation value. Both cellulose & batt insulation is subject to any kind of moisture reducing their effectiveness as well.

Foam insulations are the latest newcomers to the insulation field. These come in two main types: board stock and spray applied. Foam insulation is also the most expensive of the insulations available, so it is up to you to decide if it’s worth it. Board stock foam is quite common. We see this very often in exterior applications. Foam board insulation can help cellulose & batt perform better by providing a pretty decent air barrier while also reducing the effect of the internal convective currents. The issue with outboard foam is that some can also be a vapour barrier and can trap moisture within your walls causing mold & rot. This should be calculated out by a professional. Spray applied polyurethane is rising in popularity. We’ve all seen it on TV and that’s because it provides a high insulation value, seals the air out (which can be as much as 25% of your heating bill) and handle moisture very well. It is also the most expensive of all common insulations. As it becomes more popular, the cost is expected to drop. This is also a product that can be installed incorrectly.

This product should only be installed by a certified technician.

As you can see, there’s more to comfort than meets the eye. Discuss with your builder their process for ensuring you and your family are getting the comfort you deserve. Stay warm.

Rohit Group of Companies, on Nov. 4, what started as a small gathering of friends in 2010 to fill baskets with items for WIN House, has grown to 100 women arriving with hundreds of new, beautiful items for “Baskets of Hope”, an initiative intended to help make Christmas special for women escaping violence. Over 2,400 new items were donated, everything from plush bathrobes, snuggly blankets and beautiful handbags, to chocolates and gift certificates… all intended to help wounded women feel cared about and valued.

Baskets of Hope founder Dianne Young says, “I am overwhelmed with the response to what began as a small group of friends who joined me to do something to support women escaping violence. Last night, 100 women came together to reach out and touch the hearts of those who feel alone, scared and often forgotten. I am truly humbled by this outpouring of support. There are no words to describe the generosity of women in Edmonton… a wonderful demonstration of the special bond that links us all.”

Business leaders, community members, family and friends gathered to make the 2013 event a memorable one. Krishna Gupta, president of Rohit Charities closed the evening with, “Words cannot express my gratitude for what has been accomplished here tonight and I want to thank each of you from the bottom of my heart for taking the time to be kind and generous.”

I had an interesting conversation with a colleague the other day regarding property values in Vancouver. He relayed me a story of a friend who had bought a house on the west side of Vancouver in the mid 1990s and it is now worth more than four times the amount he paid. In terms of equity, it was the equivalent of winning the lottery. We pondered the question, what will people be saying 20 to 25 years from now? Is it quite possible that a young 25year-old couple today might look back in the year 2033 and say “If only we had bought that house back in 2013?

Why didn’t we? Oh yeah, there were new mortgage rules and a lot of global uncertainty…”

Canadians paying off their debt the good old-fashioned way –

spending less: RBC poll Debt levels are on the rise across Canada,

the number of Canadians who report being debt-free has decreased. Fewer than one-quarter (24 per cent) of Canadians are now debt free, down from 26 per cent in 2012, according to the third annual RBC Debt Poll.

Canadians are focusing on financial fitness with a yearround emphasis on spending less and saving more.

As the number of people carrying debt has increased, the average personal debt (non-mortgage) reached $15,920 in 2013 (up from $13,141 in 2012). Anxiety around debt is still a reality for many, as nearly four-in-10 (38 per cent) Canadians are anxious about their debt levels, up from 34 per cent in 2012, but the same number of Canadians (38 per cent) are comfortable with their debt. According to the poll, in an effort to practice financial fitness and reduce personal debt, Canadians have gone back to basics – reining in spending by putting off big-ticket items, including vacations and vehicles.

“Despite the rising debt figure, there is a noticeable trend to responsible debt behaviour over the past year,” says Kim Taylor, director, personal lending, RBC. “We are also seeing that others need to take a step back to better manage the debt they are carrying. Before you start on any new routine, it is always best to set goals and have a plan in place. Marathon training often begins with a 5k race, and a financial plan with a path to debt repayment is key to your financial fitness success.”

The RBC Debt Poll found that there was a great divide between western and eastern Canada, with debt levels increasing a staggering 35 per cent in the west compared to 10 per cent in the east since 2012. Alberta, faced with regional floods earlier this year, showed a significant increase in debt load, rising 63 per cent from 2012.

Despite the higher percentage of debt in the west, residents of eastern Canada (41 per cent) are more anxious than their western neighbours (34 per cent) about their debt levels.

“Regardless of where you live, it remains clear that Canadians on the whole can benefit from understanding the true cost of debt and responsible borrowing practices,” says Taylor. “If you’re uncertain about debt, talk to a professional and build a roadmap on how to get to where you need to be. Knowledge is power, and a planner can help provide you with the tools you need to move forward.”

Whether a couple is cohabitating in their 20s, getting married in their 30s or remarrying in their 60s, at some point in any serious relationship, the conversation about joint finances will surface. Regardless of life stage, successfully integrating finances requires open and honest communication to determine how to best combine and plan for the future together.

According to research from TD Canada Trust, which surveyed adults in committed relationships, the top three personal finance products that Canadians combine with their partner are a joint bank account (64 per cent), a mortgage (60 per cent) and a joint credit card (50 per cent), compared to only 36 per cent of couples who have a joint financial plan.

“First and foremost, couples at this life-stage should focus on what will make life easier, financially, together,” says Farrell Jones. “Consider working with an expert to make sure each individual financial strategy aligns with the other to maximize savings potential and keep all of the household financial priorities on track. Couples can also further streamline by making savings automatic with pre-authorized transfers into a TFSA, RSP and a child’s RESP.” Some couples may choose to merge certain aspects of their finances, while retaining individual accounts for additional saving or discretionary spending. Whether a couple decides to combine everything, keep everything separate, or somewhere in the middle, it’s important that both parties are ultimately working towards the same financial goals.

The 60s Likely, many couples in their 60s have a solid financial base, but with fewer peak income earning years remaining, it’s important to have a clear picture of what retirement looks like and what it will take, financially, to get there.

“Spending time with the grandkids will have a much different price tag than travelling the world, so alignment on the retirement vision is essential,” says Farrell Jones. “If there is not enough saved for the type of retirement a couple wants, they should work with an expert to help determine how much more needs to be saved and ensure each individual financial plan complements the other to maximize savings and investments.”

Whether married or common-law, couples should also ensure their retirement savings strategy takes advantage of spousal RSP contributions to help reach their retirement goals faster while lowering income taxes now and in retirement.
