FINDLAY CREEK VILLAGE RUNS north to south from Hunt Club Rd. to Leitrim Rd., and east to west from Albion Rd. to Bank St. This is a small neighbourhood, but you won’t hear any of the residents complaining.

Once they walk through these boundaries, most feel that there is little reason to leave again.

One of the nice elements is that, as the community was built, developers made the effort to preserve the wetlands around the development.

Residents make the long commute to work, but once they’re home, they enjoy the greenspace.

Findlay Creek is your typical

Canadian suburb. In all seasons, kids block off the streets to play hockey and families hit the trails on their bikes. This kid-centric community is populated largely by young families, which is what makes this neighbourhood so appealing. Findlay Creek is not your old-fashioned, typical suburb where everyone refers to one another as Mr. and Mrs. This is a younger generation of families looking to escape the city and have fun while doing it.

This neighbourhood is built for young families. If you’re a young, single professional who works downtown, this is not where you

likely want to be. You’ll most definitely be woken up on a Saturday morning to a street full of screaming children.

But if you love kids, then you’ll love this neighbourhood.

Findlay Creek Village has a pretty wide price range – for housing and amenities. Sure, you can find your soy, no foam, double espresso coffee at the expected ridiculous price, but you can easily live on a budget and still enjoy the perks of this place.

If you live in Findlay Creek then you most likely own a car. The community boasts the slogan: Close to everything, away from it all. Very true! There are bus routes along Hunt Club and Bank St., but you aren’t near Highway 417 or 416. Bus route 144 goes directly through the entire community. There is also a park and ride on Leitrim Rd. The Findlay Creek Shopping Plaza offers everything from coffee to alcohol, and a grocery to the local physiotherapist. After all, active people on the go need a little TLC. There are also many schools in the area from all the Ottawa school boards. And if you can’t find what you’re looking for in Findlay Creek, simply drive down Bank S.t or Hunt Club and you’ll have many more options to choose from.

Findlay Creek Village is far. To make matters worse, there aren’t many different ways to get to this place and yet, it’s still hugely popular. Residents are accept the long commute down Hunt Club and the usual congestion just to enjoy the area. You probably won’t bike the 20 plus kms a day to get downtown, but you could make it your life goal to give it a shot…once!

Rental forums I occasionally pop into online rental forums. Social media is a great way to keep informed about the market. It’s also an ideal way to share listings and help out fellow renters, too.

I’ve witnessed some amazing things on forums: The community helping someone find a home when they were about to be homeless; people connecting sublets with friends who were looking. I’ve also witnessed some bad suggestions being shared. People try to be helpful, but often what a person believes to be a reasonable solution isn’t always legally accurate.

I regularly see people suggesting to withhold rent until the landlord does a repair – or to pay for a repair and taking it off of the rent. That’s a huge misconception. Withholding rent is a good way to get evicted, regardless of the reason. Another common misconception is giving notice to terminate a tenancy. You may, for example, have only paid a one-month rent deposit, but you need to give two months as notice. You need to find out your province’s requirements.

While sometimes social media is impressive in the way it creates a community of supportive people with a common interest, it’s also astounding to see just how much misinformation is floating around.

Bad advice, even if well-intended, can cause a not-so-helpful outcome.

As a renter, you should know your rights. There are three aspects of rental regulations that you need to be familiar with: The apartment search and the legally protected grounds for which you cannot be discriminated against; rental living rights and responsibilities; and ending a tenancy.

If you ever need help, you can contact your province’s governing body – there’s always a ministry or a department that oversees rental issues.

You can also get legal advice from a lawyer, a paralegal or a law clinic – and, of course, online forums. Just double-check the advice you take.

Ontario’s Rental Fairness Act, 2017 approved!

IN A STEP TO SUPPORT RENTERS with

rent stability and protection for rental rights, the province of Ontario has passed new rental legislation. The Rental Fairness Act, 2017, resolves significant issues that renters have been battling.

In the current heated real estate market, most cities are seeing rents soar.

Low levels of vacancy are creating a landlord’s market. In addition, existing rental conditions have caused renters a great deal of insecurity – from landlords evicting them under the guise of the Landlord’s Own Use rule in bad faith and then re-renting at a much higher rate – to leveraging the “1991 Loophole” allowing rentals not occupied before November 1, 1991 to be excluded from rent increase caps. Unsuspecting tenants received huge rent increases that either left them overextended – or displaced because they were unable to continue their tenancy at the new rate.

With a home being an essential need, and the Ontario government recognizing that people should have stability in their living arrangements, The Rental Fairness Act, 2017, addresses these concerns, and more. It is creating an environment of stability for renters.

“Today is a good day for tenants in

this province. In the face of dramatic rent increases and unfair practices, our government is answering the call to bring fairness and predictability to Ontario’s rental housing system. With the changes under the Rental Fairness Act, Ontarians can rest assured that they will continue to have an affordable place to call home,” said Chris Ballard, minister of Housing and minister responsible for the Poverty Reduction Strategy.

Passed on May 18, 2017, the act is backdated to apply from April 20, 2017.

The Rental Fairness Act includes: • No rent increases for any residential rental unit to exceed the provincially legislated annual maximum: 1.5 per cent for 2017 • Enabling a standard lease to help both tenants and landlords know their rights and responsibilities, while reducing the number of disputes • Protecting tenants from eviction due to abuse of the “landlord’s own use” provision • Ensuring landlords can’t pursue former tenants for unauthorized charges • Prohibiting above-guideline rent increases in buildings where elevator maintenance orders have not been addressed

• Removing above-guideline rent increases for utilities, to protect tenants from carbon costs and encourage landlords to make their buildings more energy efficient.

While this new Act provides significant protection to renters, it isn’t true rent control. Landlords are allowed to raise the rent when a unit becomes vacant, setting the rent at whatever they want to charge the new, incoming tenant.

Landlords also continue to have the ability to apply to the Landlord Tenant Board for above-guideline increases – but above-guideline increases must cover extraordinary increases in operating costs – or extraordinary capital expenditures. With a great deal of complaints stemming from elevator issues, the stipulation that elevators be in good repair may be the answer that a lot of tenants having been long awaiting.

Response from the proponents of the residential rental industry, however, are as to be expected – they’re not happy.

Rental housing developers in Ontario are reviewing the potential issues. In a province where purpose-built rental had lagged, many cities have only recently begun to see new apartment buildings.

These new rental properties are needed to increase stock and support demand.

Without them, a low vacancy rate will keep pushing market rates higher.

The new Act has been viewed as potentially limiting or reducing the profitability, of new purpose-built rental, and there has already been at least one rental project being reconsidered, with several other developers starting to examine whether continuing to invest in rental is best.

For now, tenants can enjoy the relief and stability that the new Rental Fairness Act, 2017, delivers. For more information, review the Rental Fairness Act, 2017, at ontla.on.ca.

Small-space survival guide

IT’S TRUE WHAT THEY SAY, good things really do come in small packages. Here’s another adage apartment dwellers should pay attention to: it’s not the size that matters, but how you use it. To make the most of your small space, all you need is a tape measure, an open mind, and these five small-space survival tips:

1. First impressions count When you walk into your apartment, what’s the first thing you see? Is it pleasing? Inviting? Does it reflect what you want your home to say about you? You only have one chance to make a first impression, so make it count!

2. Pleasing proportions For furniture to serve the double duty of fashion and function – a smallspace essential – it must be well proportioned to the space.

Rule of thumb: The smaller the room, the smaller the furnishings. This also applies to artwork and accessories.

3. Leave the traffic jam for the road Especially in a compact apartment, but applicable to any-sized space, it’s important to keep high-traffic areas clear of furniture, for functional reasons as well as aesthetic ones.

Tip: Ensure you can open doors without bumping into anything.

4. Focus!

Plan your room around one main focal point. Emphasize your favourite feature by arranging your furniture to complement and highlight it. It could be an impressive view, a cosy fireplace or a great piece of art.

5. Measure twice, buy once Last but not least, here’s one more saying that’s worth repeating: Measure twice, cut once. Before buying any piece of furniture, make sure the door opening will accommodate its size. Don’t forget to take your tape measure into the elevator, stairwell and corridors too.

Strange lifestyle laws around the world

ACROSS CANADA, HOUSING ISSUES are currently top of mind, and while some rules and regulations might seem outdated or unhelpful, we generally understand why certain laws are the way they are. I’ve talked about pet laws across the provinces, taken a closer look at Ontario’s newly unveiled housing measures and tackled landlord disputes. For the most part, our laws don’t seem too crazy. Here are a few less conventional laws around the world that would likely affect your renting lifestyle.

In Germany: You can only play a musical instrument during set timeframes.

The Federal Court of Justice states that singing, making music or practicing your instrument in your home is only allowed from 8am to noon and from 2pm to 8pm.

On the bright side, you know your upstairs neighbour’s noise won’t be a problem. On the downside, you’ll have to hope you feel most inspired in the morning and in the evening.

The allowable amount of playing time also varies depending on the instrument.

In San Francisco, California, USA: If your view is disturbed by construction, you can apply for reduced rent.

If your beloved view of the Golden Gate Bridge or the waterfront disappears, you can take action. If a great view from your apartment was advertised as part of your overall deal, and it is later blocked by construction, you can apply to have your rent reduced.

In Ames, Iowa, USA: A man cannot have three sips of beer while in bed with his wife.

I discovered this law in The Daily Telegraph’s article about strange laws. This law wouldn’t just affect renters, but anyone living in a home with their partner. So, if you’re relocating to Ames, Iowa with your husband, make sure he stays clear of the bed if he’s sipping a beer!

In Beaconsfield, Quebec, it’s illegal to have more than two colours of paint on your house!

In Oxford, Ohio, USA: A woman cannot undress in front of a picture of a man.

A rather inconvenient (and obviously outdated) law if you need to get changed – but only if you’re a woman and have photos of family and friends hung on your walls.

In Switzerland: Every citizen must have access to a bomb shelter.

In Switzerland, renters and homeowners alike need to have access to a bomb shelter.

The country, which is known for its political neutrality, among other things (like chocolate and banks), has more bomb shelters per capita than any other country. They do, in fact, have enough shelters to accommodate the entire population.

In Kanata, Ontario, Canada: Purple garage doors are illegal.

I’ve suggested before that asking your landlord about painting is the best way to avoid unnecessary conflicts. But if you live in Kanata, it’s not just your landlord’s preference to steer clear of purple garage doors — it’s the law.

It looks like Canada is home to many strange laws. In Etobicoke, Ontario, you cannot have more than 3.5 inches of water in a bathtub. In Uxbridge, Ontario, it’s illegal to have an Internet connection faster than 56K. In Beaconsfield, Quebec, it’s illegal to have more than two colours of paint on your house!

The impact of stuff

EVERYTHING AROUND YOU has an impact on you whether you realize it or not. When you create and develop your décor, you are trying to set the tone of the room – give it a certain look and feel. You take time to include pieces you like and enjoy, whether they are part of the design or part of the function of the room.

But other pieces make their way into your space, even though they may not belong there or may be there for the wrong reasons. By organizing, decluttering and streamlining, you can make sure your environment has the right effect!

Is clutter getting you down?

Surrounding ourselves with items that mean something to us brings pleasure. And then there’s all the other stuff. Often when we feel down but can’t figure out why, it could be the clutter. Even if it’s stuffed in the back of the closet, the basement or the garage, you know it’s there.

Every item holds a vibrational energy; if you’ve buried sad reminders of disappointments from your past, know that as long as you keep these emotionally toxic things in your space, they are still haunting you.

Break free from the past and make space for new opportunities to come into your life. If it’s in storage and bringing you sorrow, now is a great time to let it go. Out with the old, in with the new!

Eliminate your clutter hot spots

We all have certain spots in our homes that have become magnets for clutter, usually because they provide a 38

convenient, empty, flat surface to pile things on. Walk around your home to determine where the clutter hot spots are, then remove the clutter (toss it in a box or laundry basket for now) and put something beautiful in its place, like a vase or a sculpture. If it’s the dining room table, set it as if you were having a dinner party. This will deter you from using it as a drop zone. Walk around your home with the box you tossed everything into and deposit these items where they belong, either in the garbage or recycle box or stored elsewhere in your house.

If they don’t have a proper home, create one.

Detaching from sentimental attachment Things that have a story

attached to them are often difficult to let go of because of the sentimental attachment. Keep in mind that the item is not the memory; it simply triggers the memory. It may be beneficial to take a picture of the item and put it in a scrapbook or photo album with a short note telling its story. That way, the memory is preserved without taking up as much space. Another option is to pass along

the items to a family member who could put them to good use.

Daily de-clutter habit. You brush your teeth every day. You shower every day. Why not de-clutter every day too? Make it a habit, just like the examples I gave, and it will become second-nature. Throughout the day, when you pull something out, take a moment to put it back when you are finished with it. At the end of the day, take a couple of minutes to do a “clean sweep” of your home and put away anything that is out of place. Keep a sticky note somewhere on your way to your bedroom to remind you for the first little while.

After doing it for a month, you can take the note down because it will have become a habit – one that will serve you beautifully for the rest of your life. This simple practice can help you cut down on clutter without taking a lot of time and effort.

Boxing it all up without the headaches

IT’S NO BIG SECRET MOVING can be stressful — from broken dishes to lost items. But there are a few things you can do to make the whole process a little easier on the nerves.

Start by planning your moving day well in advance. Once you select your moving company, book your reservations two to four weeks before your scheduled move day to guarantee availability.

Next, it’s time to roll up those sleeves and begin boxing up your household or office space. Choosing boxes to do this may not be as much of a no-brainer as you’d presume:

» Boxes of books get heavy fast so ensure to use only small boxes when it comes to these items.

Apply this general rule to everything you’re packing: the heavier the item, the smaller the box. » Emptying the closet can be an organizing nightmare. Use specific wardrobe boxes to simplify the process. To save space, clothes in drawers can be packed into suitcases. » As tempting as it may be to pick up used cardboard boxes from the grocery store, don’t. You never know what little critter is hiding in the corner of food boxes — or if the box will be strong enough to support your possessions. In fact, don’t use used boxes in general; you don’t know how much weight they can handle or how much weight they’ve already handled.

Assign boxes to specific rooms.

Avoid mixing items from different rooms in the same box — it can make for a frustrating unpacking process or a wild goose chase if you’re looking for kitchen utensils in the living room box. Keep a record of what goes into which box so you can find what you need instantly.

When it comes to large appliances, take a peek at the owner’s manuals to see if there are special instructions for moving.

Packing breakables requires the utmost care. Always stack dishes upwards and never use newsprint to wrap fine china as it can be messy to clean. Instead, choose protective packing paper or bubble wrap.

With these tips and a few deep breaths, you’re well on your way to a smooth-sailing move.
