nce you’ve decided to buy a new home, the excitement begins to build immediately.

Where to buy? What type of home? Is now the right time?

The answers to such questions will vary from person to person, depending on individual circumstances and needs. Choosing the type of home you can afford, and what finishes and design features you want, might be the easiest part of the process. A little more challenging, but nonetheless equally important, are matters such as finding a community in proximity to amenities such as shopping and schools, commuting times and transit options, and if your new home will still be suitable in three, five or 10 years.

As for the timing of your purchase, it’s natural to wonder whether now is the best time, given the constant discussion about market conditions.

But if your employment and finances are secure, you’re best served looking at the long term – say seven years. Where are new-home prices likely to be then?

Higher or lower? And if you missed out on building equity by delaying your purchase, would you be better off?

Recycling at its BEST… It never ceases to amaze me how creative we all are – I stumbled across these images while researching for a client who loves to do creative projects. I was amazed what people can create when they put their minds to it.

From my research, these were my top favorites on repurposing recycled items. Which is your favorite?

1. POP BOTTLE AND PLASTIC SPOONS: Lots of today’s modern lighting is made out of PVC plastic, this is a bit more fragile, but very cool pendant fixture for sure. Be careful to use a lowwattage LED bulb so you don’t melt your light!

2. BICYCLE WHEEL: For the cycling enthusiast, how perfect is this! You may have to make your own clock arms, but this really is a unique idea.

3. WINE BOTTLES: Create a beautiful chandelier with used bottles, keep them all one colour of glass or mix them up like you see here. Takes a bit of work to drill through the glass, and find small enough bulbs to fit, but what a great idea!

6. OLD CD HOLDER: Wow, I bet this happened when the inventor ran out of sandwich bags. Still, it’s a perfect solution for the bagel lover.

Mortgage Types All mortgages are of two basic types: Conventional: The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less.

The buyer has to pay 20% down.

A conventional mortgage cannot exceed 80% of the value of the property.

Insured or High-Ratio: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

Mortgage OPTIONS You can choose any of these mortgage options which fit into the two basic mortgage types.

Open mortgage: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty.

CMHC to increase mortgage insurance premiums Following the annual review of its insurance products and capital requirements, CMHC will increase its mortgage loan insurance premiums for homeowner and one to four unit rental properties, effective May 1, 2014.

The increase applies to mortgage loan insurance premiums for owner occupied, self-employed and one to four unit rental properties, including low-ratio refinance premiums. This does not apply to mortgages currently insured by CMHC. CMHC’s capital management framework is consistent with international practices and Canadian guidelines for mortgage insurers. Increased capital targets are consistent with Canadian and international industry trends and makes the financial system more stable and resilient.

“The higher premiums reflect CMHC’s higher capital targets,” says Steven Mennill, CMHC’s vice-president, insurance operations. “CMHC’s capital holdings reduce Canadian taxpayers’ exposure to the housing market and contribute to the long term stability of the financial system.”

95% Loan-to-Value

For the average Canadian homebuyer requiring CMHC insured financing, the higher premium will result in an increase of approximately $5 to their monthly mortgage payment, CMHC says. This is not expected to have a material impact on the housing market.

Effective May 1, CMHC mortgage insurance premiums will increase by approximately 15 per cent, on average, for all loan-to-value ranges.

CMHC reviews its premiums on an annual basis and, going forward, plans to announce decisions on premiums in the first quarter of each year. The homeowner premium increase follows changes CMHC made to its portfolio insurance product earlier this year.

GENWORTH CANADA ALSO ANNOUNCES NEW MORTGAGE INSURANCE PREMIUM RATES Effective May 1, 2014, Genworth Canada will also increase its mortgage insurance premium rates by an average of 15 per cent.

“We believe this new pricing is prudent and more reflective of increased regulatory capital requirements,” says Brian Hurley, chairman and CEO of Genworth Canada. “These pricing actions are supportive of the long-term safety and stability of the Canadian housing market.”

Edmonton is in an exclusive Canadian club. Along with Calgary, we’re the only major centre in the country where the residential vacancy rate is less than 1.5 per cent.

The law of supply and demand means landlords can call the shots when vacancies are scarce but the outlook for renters is not so sweet.

A recent report by CIBC made the case that rents are on the rise by six per cent a year in tight markets such as Edmonton – three times more than the soft markets in many other parts of Canada.

The good news for renters who are considering home ownership is that despite the strong economy, homes here remain among the most affordable in Canada.

RBC Economics regularly compares home prices to incomes to determine how much of a household’s cash is needed to pay for a home, including mortgage payments, utilities and property taxes.

The conclusion? Alberta remains one of Canada’s most affordable markets and its future prospects remain bright.

“In the final months of 2013, Alberta’s housing market cooled a little and owning a home in the province became slightly more affordable, continuing to compare favourably against both national and provincial historical averages,” says Craig Wright, RBC’s senior vice-president and chief economist.

“Looking ahead this year, we expect that constructive affordability conditions, a booming provincial economy and strong population growth will continue to fuel homebuyer demand in the province,” Wright added.

RBC pegs the cost of owning a bungalow in Edmonton at 33 per cent of income. Homebuyers in Toronto are seeing more than half of their income go to homeownership, while Vancouverites shell out an astounding 81 per cent of their incomes to own the same type of home.

Most economic forecasters see Edmonton’s energy-fueled economy continuing to grow strongly, attracting more people to the city.

The region grew by almost 48,000 people in a year, according to StatsCan estimates. That’s the equivalent to almost eight neighbourhoods the size of Ottewell in southeast Edmonton.

With rapid growth, it’s no surprise that home builders are busy, starting work on more than 14,500 homes last year – up 14 per cent in the strongest year since 2007.

That guarantees there’s a wide range of choices for Edmonton homebuyers, whether they are just starting out or are moving up in the market.

Most of those homes are built by CHBA members, long-time leaders in providing home warranties that have demonstrated their commitment to excellence and customer service over the long haul. Check the CHBA Edmonton website for a list of local builders.

Despite the strong activity, Edmonton homebuyers have also been cushioned against the sharp price increases seen in Calgary, where the new home price index jumped by more than five per cent compared to just four-tenths of a per cent in the Capital region.

With mortgage interest rates still at historically low levels, it may well be time to take the big step from renter to owner.

And when you consider that the average two-bedroom apartment in Edmonton will cost close to $14,000 in rent per year, this is a move that only your landlord is likely to regret.

Then came the economic change. Creditors stopped throwing credit at every Tom, Dick and Mary regardless of their ability to actually pay back that credit. The government got into the swim creating legislation that said lenders couldn’t just raise a person’s credit limit without telling them – further exposing them to credit risk. And people started losing their jobs.

The abundance of the previous years has turned to forced scarcity. Some people took steps to prepare for the worst and are holding on through the tough times. Others have found their debt loads too high and are headed to bankruptcy trustees to see what they can off-load. Still others are just drowning with no idea what to do next.

With less money to “blow” on stuff, you’ll actually end up achieving some of those goals that have always been so elusive

HOW DO YOU CREATE THE ILLUSION OF SCARCITY? WELL…

First, you make a budget that balances.

You transfer all the money that must be used to pay your fi xed and variable expenses to a “house” account, so you know those bills are covered and you can’t spend that money on stuff.

Second, you set some goals you want

to achieve. It may be paying down your mortgage annually, taking a fabulous family vacation, or going back to school.

I’m sad for all the people who can’t keep it together – people who are missing their rent or mortgage payments, falling behind on their car payments, pulling their kids out of sports or other extra-curricular activities. While things were good and they were constantly being offered more and more credit, they never imagined there would ever be an end to their ability to have what they wanted. I’ve worked with more than a few people who are totally astounded at the place they are currently in. How could this happen? You probably know a body or two who are scratching their heads.

I’m hoping that forced scarcity teaches an extremely important lesson about money: there may not be more money, and you better have some set aside just in case. It doesn’t take a world economic crisis to throw your budget into a tailspin if you have no money saved. It only takes a few weeks off work with a sick child, a call to jury duty, or a cut-back in your hours at work to make a house of cards fall down.

I wonder how many people will actually learn the lesson. And I wonder if anyone has figured out that you can create your own sense of scarcity to keep you constantly on your toes when it comes to managing your money.

Abundance has a way of permeating our very being and making us feel invulnerable. But we are all vulnerable, whether we want to accept that fact or not. And creating the illusion of scarcity may be what it takes to stay true to a sound fi nancial plan.

I’m not talking about creating such a sense of scarcity that you’re always whining about what you can’t do or can’t have. And I’m not suggesting you use the illusion of scarcity to cheap out on life. But if you’re the kind of creature who routinely spends every penny you make, maybe you need to implement the illusion of scarcity to keep yourself in check. And maybe if you move your money where you can’t touch it, leaving yourself with less to “blow” on stuff, you’ll actually end up achieving some of those goals that have always been so elusive.

Third, you set up savings accounts for

each of the goals you want to achieve, and have the money you want to save moved automatically to those accounts so that money is out of sight.

Now you only have money left in your fi rst account that you can actually spend on all that stuff you so love to buy: coffee, lunches out, another tool, magazines, DVDs, more clothes… name your weakness here. For me it’s houseplants and books. When I look at the money in my account, because I’ve made most of it disappear to places I don’t look regularly, I’m more cautious about just how I blow what’s left. I prioritize. I consciously decide to spend (or not to spend) the money. I don’t feel like I have so much money I’ll never run out so I can just have this one little thing.

And that’s the point of creating the illusion of scarcity: to recognize that money is an exhaustible resource so you better be sure your spending isn’t just a knee-jerk reaction to your sense of abundance.

U.S. tapering and its effect on Canadian mortgage rates » by alyssa richard What are “quantitative easing” and “tapering”? Over the last couple of months, you’ve likely read the words “quantitative easing” and “tapering” in any news story about the U.S. economy. What you may not have read about yet is the impact this has had on Canadian mortgage rates. Here’s a look at what’s been happening and what it could mean for mortgage rates in the future.

In the midst of the financial crisis, the U.S. Federal Reserve lowered its short-term overnight interest rate all the way to zero. This effectively left them with little power to further stimulate the economy. So, the central bank essentially printed more money to buy bonds and other financial assets from banks, in a program known as quantitative easing.

The banks, now flush with cash, were then able to loan more money to Americans, helping the economy grow. The bond-buying spree drove up bond prices and lowered yields (which have an inverse relation with prices). Lower yields then lowered borrowing costs, which stimulated the economy further.

The central bank repeated this a few times, until it eventually took its balance sheet to slightly more than $4 trillion – from roughly $800 billion pre-financial crisis.

In the first half of 2013, the U.S. Federal Reserve started talking about “tapering off ” the quantitative easing program. The taper was officially announced in December, with a plan to purchase only $75 billion of debt securities in January and to reduce the purchases in future months.

The effect on Canadian mortgage rates So, what does this all have to do with Canadian mortgage rates?

Under quantitative easing, the 10-year Treasury yield jumped from 1.65 per cent before any talk about tapering to 2.80 per cent in late August 2013. In January, it was sitting at 2.86 per cent.

U.S. markets often act as something of a “price setter” for the Canadian market, and Canadian bond yields tend to follow U.S. bond yields. Generally speaking, higher U.S. bond yields will result in higher Canadian bond yields.

Furthermore, Canadian fixed mortgage rates follow Canadian bond yields with a strong correlation. Since last May, both the five-year Canadian bond yield and average five-year fixed mortgage rate have risen substantially (shown in chart).

Overwhelmingly, economists expect U.S. bond yields to keep rising in 2014, as a result of an allegedly stronger U.S. economy and further (expected) tapering by the U.S. Federal Reserve; this would in turn push Canadian mortgage rates up even further.

At first, you’re afraid to put away winter gear because it is hard to believe that unrelenting, snow-filled season is coming to an end. But as spring slowly slides into place, and you’re finding spring jackets and raincoats being layered on hangers atop winter jackets.

The hall closet is bursting at the seams trying to contain the collection of everything from mitts and snow boots to umbrellas and Wellies.

It’s time for the seasonal switch-up.

Make some space for your spring and summer, and don’t give Jack Frost another thought.

It’s that wonderful time of year again when we can put away the winter gear and lighten the load. Although there’s never enough storage, there are creative ways to better utilize existing spaces when storing out-of-season items.

Here are some ideas to consider: add another shelf above the existing one in all the closets, and purchase underthe-bed organizers. If your bed is not high enough, you can get a bed riser to lift it. Consider creating a document on your computer that serves as an index to outline where you’ve stored what. When winter arrives, you won’t have to rely on your memory to find what you need.

How long have you been putting off that rummage sale? Have you been saving items for years with the intention of selling them, but never seem to get around to it? Pull out your calendar today and book a definite date to have your sale this spring. Blocking the time now increases the likelihood of following through with it later.

Another option is to forgo the big sell-off entirely and donate these items instead. It takes several days to orchestrate a successful sale, so determine whether the money you’ll make is worth the time and energy it will take. After all, you can always get more money but you can never replace lost time.

Jump-start your spring cleaning with baby steps. If you don’t know where to begin when it comes to spring-cleaning your home, start small. Pick just one room. Moving clockwise, remove anything that doesn’t belong in that room and place it in a “move elsewhere” box to deliver to the room it should live in. Pull out anything that doesn’t give you joy or value and place it in a “give away” box. Toss or recycle any papers and garbage that are left over. Designate this room as a “noclutter zone” so you will always have a sanctuary to escape to, regardless of what your other rooms look like.

Have you stored your winter coats yet? If you’ve been putting off the task of storing your winter coats because you don’t have an extra closet, there’s a solution.

A sturdy, rolling garment rack makes an ideal spot to store winter coats during the summer.

Be sure to dry-clean all items before storing, even if they look clean. Body oils and not-yet-visible food stains attract moths – especially on wool coats. Cover the clothes with a clean, cotton bed sheet or use a zippered canvas wardrobe cover specifically designed for this purpose to keep your clothes dust-free. If you don’t have room for a garment rack, store seasonal items in large garment bags, suitcases or under-bed storage bins.

Ambleside in Windermere celebrated its seventh annual Family Day Frolic event on Sunday, Feb. 16.

Crowds arrived to enjoy a wintery afternoon in this coveted community, which showcased its newest showhomes and provided for an exciting outing for the entire family. When buying real estate today, think about what your situation will be in 10, 20 and more years.

Will you have adequate resources available after taxes are paid? If all goes according to plan, you will age along with your investments. Discussing the appropriate ownership structure for your family, and how it will change over time, can save untold grief and taxes.

In the early stages, having the higher income spouse own properties and receive the deductions common to the early years of investment property ownership provides some tax advantages. As you earn additional income and sell properties, splitting properties between spouses may lower rates of tax within the family. But, changing property ownership can produce expensive tax consequences.

Considering alternative forms of ownership now, such as corporations and family trusts, is prudent. While alternative ownership may be completely inappropriate now, from a tax perspective it may be far more effective to allow for the benefits of a structure to accrue over time. For example, creating a family trust for real estate ownership while your children are five years old may provide an excellent vehicle to pay for post-secondary education while potentially protecting assets.

The more time you have to plan and implement, the more benefits are available. You just don’t want to go overboard in setting up an elaborate structure that generates additional costs and complexity to operate.

However, this is not a do-it-yourself project. While splitting income between family members is generally a good thing from a tax perspective, Canada Revenue Agency restrains certain activities with, for example, the “attribution”

We like to discuss structuring real estate investments within a framework of five major categories. Your priorities within the framework mean you can make the best decision for today, and tomorrow. Often, we provide completely different recommendations for very similar situations.

Ultimately, you must decide what is best for you and your family, but you need the input from your advisors to appreciate the choices and ramifications. Unfortunately, your advisors may have differences of opinion and so get them to explain why they believe in one course of action over another. Armed with this information, you can make more knowledgeable decisions.

Ideally, your advisors can have a brief discussion with each other and with you to highlight areas of agreement and disagreement. Then you can weigh the choices.

Generally, we consider our recommendations in the following order, allowing that priorities may differ. A quick overview of these priorities is provided.

1. Flexibility Personally, we like having as many choices as possible. Choices of how to remunerate owners, how to structure investments with co-investors without negatively affecting the co-investors, when to remunerate owners, who amongst the owners can be remunerated, how much owners should be remunerated, how properties within the portfolio may be disposed and changing the specific investors in a particular property. Corporations with joint ventures tend to provide more choices as compared to personal ownership or partnerships, for example.

2. Legal issues While this is the domain of lawyers and their advice is paramount, liability concerns are often critical for many investors, so we offer some general comments. From our perspective, we don’t believe that anything approaching a universal opinion exists amongst the legal profession with well respected lawyers on both sides of the “should I incorporate?” question. While not generally an initial concern for investors, discussions of using family trusts in the legal context often takes place for some purchases once you own a base level of real estate. Advisors often talk about limited partnerships in the context of attracting multiple investors.

3. Taxation impact From a tax perspective, no one answer exists concerning forms of ownership with accountants in a similar position to lawyers regarding universality. This is further exasperated by the fact that a structure may be better or worse for you in different cases. For example, your timeline for investment, objectives of your investments, nature of your investments, other business and financial activities currently and in the future, plus family situation, all play a role. For someone unconcerned with flexibility and legal issues, who earns reasonable employment income and who is interested in a “buy and hold” strategy there is little tax incentive to incorporate. Alternatively, someone who wants to flip or develop properties, has more family members interested in owning real estate, or currently earns business income through a corporation may be more inclined to incorporate. Further, someone wanting to attract multiple investors may prefer to remain more neutral from a tax perspective. This can be accomplished using the “flow-through” capabilities of a limited partnership because the investors can themselves decide how they prefer to own their partnership units (for example, personally or through a corporation).

4. Financing considerations With the guidance of your mortgage broker or financial institution representative, consider the impact of the potential structure on receiving financing for current and future properties. Various financing programs are often restricted to personal ownership, for example. Again, we’ve encountered a wide range of opinions from financing professionals but wish to emphasize that many legal and ethical ways exist to attract financing.

5. Professionalism and organizational issues Generally speaking, we think a corporation provides a more professional image and an ability to segregate personal from corporate activities. This level of professionalism may, however, scare off potential vendors or co-investors.

Similarly some people find it much easier to understand and track their real estate portfolio when everything is basically in the same pot, or owned personally as compared to having separate little “shelves” with one or more entities.

This brief synopsis shows that many choices exist, and in fact many more considerations and combinations are available, for ownership. But don’t get taken in by the sexiness of a fancy structure that you don’t understand and fails to meet your needs. You can grow into a structure when you’re ready.

Changing your structure in the future may cost a little more, but you will have additional assets and cash flow to address these costs.
