he Bank of Canada’s latest announcement to hold its interest rate target at one per cent does not come as a surprise. The rate has been holding at that level since September 2010, which is good news if you’re in the market for a mortgage.

There are many excellent mortgage products available from banks and brokers that will suit your individual needs, and could well be lower than posted bank rates, which are currently hovering around three per cent for a variable rate. With a pre-approval in hand, you’re protected if rates rise; if they go down, you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers, since it means you don’t have to wait to get financing

approval on a home when you put in an offer. This is an especially good tool to have when markets are hot. Removing the “conditional on financing” clause could mean your offer is accepted first since you already have your financing in place.

So when will rates rise? It’s anyone’s guess, but most experts agree it’s unlikely there will be any significant movement until mid 2014.

However, we can’t assume that will be the case, and you shouldn’t wait too long to get pre-approved for a mortgage.

It can take a few days. Many lenders offer online pre-approvals to make the process faster and easier.

Start the New Year off right by taking advantage while you still can.

he past year certainly presented some interesting times – simultaneous talk of slowdowns and soft landings in some markets, increases, upticks and value gains in others. Indeed, now more than ever, housing and economic conditions serve as reminders of how local real estate is. What’s going on in one part of the country or province or in a specific property type, may be completely different from another.

On the positive side as we head into 2014 are interest rates that are still at or near historic lows, with the next Bank of Canada rate announcement to come Jan. 22. Many experts don’t expect

rates to begin rising until mid-year at least, while cautioning that Canadians should not confuse cheap money – if they qualify – with free money. The BoC continually keeps a close eye on household debt and other signposts for any warnings that we’re taking on more debt than we should.

Fixed versus variable rate? Long versus short? Open versus closed? These are among the questions you may be pondering as you prepare for your next steps as a homebuyer.

Alberta Government Introduces Mandatory Home Warranty Protection Owner-builders, who meet certain criteria, are eligible for an exemption from the mandatory coverage and can apply for an owner builder authorization. If it is sold within the warranty period time frame, the owner-builder will be required to provide the remaining warranty to the new home buyer.

“It is expected that the new home warranty would cost about $1,700 to $2,000 for an average home, or less than one per cent of the cost of the average house.”

Effective February 1, 2014 all builders are required to provide new home warranty coverage for all new homes built in Alberta.

Alberta now has one of the strongest coverage in Canada as mandated under the new Act. Under the Alberta government legislation the New Home Buyer Protection Act, all new detached homes and condominiums would, at minimum, include a warranty for: • One year labour and materials; • Two years for defects in labour and materials related to delivery and distribution systems; • Five years building envelope protection, with a requirement for the warranty provider to offer the consumer the option to purchase additional years of coverage; and, • 10 years coverage for major structural components.

“With this new program, Albertans buying new homes will have some of the strongest warranty coverage in the country. This is important, given that a home is the largest purchase most people will ever make,” said Heather Kaszuba, spokesperson for Alberta Municipal Affairs.

The new legislation will expand the current coverage to two years on the various systems, such as electrical and plumbing, ten years on major structural and five years on the building envelope. Building envelope refers to the exterior shell of the home, including the roof and walls.

The mandatory warranty will offer a greater protection and comprehensive coverage for home buyers.

This extension of time is important as many defects, such as improperly installed windows, vapour barrier, or insulation to name a few, can take some time to appear.

Currently about 80% of all new homes only have a one year warranty covering the building envelope, fit and finish, delivery and distribution system and major structural covered for five years.

Potential buyers will be able to go onto the registry and see how much warranty is available on the home of their interest. The registry will not cover homes that predate the new mandated warranty legislation. Anyone can go online, type in the address, find out if the home has coverage and what remains. Even if the home has had previous owners the coverage transfers to the new buyer as the warranty resides with the home. The public registry will also show current status and who the warranty provider is so you can find out who to contact to make a claim. The Public Registry will be in place Feb 1st.

The Act’s additional warranty coverage for new homes will ease home owner’s minds and make their home owning experience one of enjoyment, not of worry.

New-home buyers set to enter new era in consumer protection

Jim Rivait is Chief Executive Officer of CHBA – Alberta. Starting his career working in government, Jim spent the last decade working in the private sector specializing in government relations, advocacy, strategic communications, policy development/analysis and association management.

Our builders pioneered warranty coverage on new homes starting in 1974 and it has long been a requirement of membership to provide a warranty. The Alberta government’s New Home Buyer Protection Act will ensure all builders meet the same important standard.

With the new legislation comes a provincially run registry where warranty details will be posted online, and a requirement that coverage be in place in most cases before a building permit is issued.

What types of home require warranty coverage?

Warranty is required for houses, condominiums, recreational properties, and modular and manufactured homes unless they will be used as purpose-built rentals, social housing, Habitat for Humanity, hotels, or motels. Coverage is also required for common property or facilities in a condominium development.

Owner-builders can apply for an exemption from the warranty requirement if they agree to strict conditions that include promising to live in the home for the 10-year period when coverage is required.

What is covered and for how long?

Materials and labour are covered for a year; delivery and distribution systems such as electrical, gas, plumbing and heating for two years; defects to the building envelope for five years with an option to purchase two additional years; and structural defects for 10 years.

What are coverage limits?

The limit for a single-family home is $265,000 and $130,000 on multi-family unit. There is also up to $3.3 million in additional coverage for common property in each building of multi-family projects. Most warranty issues relate to minor defects. The most expensive claims are structural and building envelope problems. These are rare and even then can be repaired for well under the limit.

When does coverage commence?

For single-family and multi-family units, coverage begins on the date when the home is first occupied, permission to occupy is granted or the transfer of title is registered. Coverage for

common property is more complicated because of project phasing. Talk to your builder about the specifics for your property.

What are the responsibilities of the homeowner?

The legislation recognizes that homeowners play an essential role in limiting damages. Homeowners have a duty to report problems in a “reasonable” time, notify the warranty provider, take “reasonable” steps to prevent more damage and provide access to the property.

What’s the fee to register a home?

The fee is set at $95. The government says the fee level will recover costs of operating the registry. Owner-builders are expected to pay a higher fee to cover the higher expected costs of processing the application.

Who will use the registry?

Warranty providers will have access to the system to confirm that coverage is in place. Homeowners will be able to check the warranty status of a property.

Municipal officials may use the registry to check if a warranty is in place before issuing a building permit but procedures will vary in different communities. In the future, realtors and homebuyers will likely want to check on warranty coverage before making an offer on a property.

Lenders will also likely be interested in this information.

Canada to benefit from a strengthening U.S. economy in 2014 RBC Economics After another year of mediocre growth, Canada’s economy is expected to perk up in 2014, supported by a pick-up in exports and strengthening business investment, according to the latest Economic and Financial Market Outlook from RBC Economics. RBC is forecasting real GDP growth of 1.7 per cent for 2013, 2.6 per cent in 2014 and 2.7 per cent in 2015.

“The U.S.’s slow and subpar recovery has no doubt played a part in the underperformance of Canadian exports through 2013,” says Craig Wright, senior vice-president and chief economist, RBC. “Looking ahead to 2014, we anticipate that stronger growth south of the border will translate to increased demand for Canadian exports, especially as the expansion fans out and business investment accelerates. This expected uptick in both exports and business investment is a critical component of our outlook for Canada’s economy.”

The report indicates that strong exports relative to imports in 2014 will result in trade contributing more than it has in a decade to Canada’s annual growth rate. RBC anticipates that this will cause a rebound in investment activity particularly in the manufacturing and mining and oil and gas sectors.

Extra support to external trade will come from a weakening Canadian dollar over the course of next year, says RBC. The softer currency reflects a leveling off in commodity prices alongside a generally firmer tone for the U.S. dollar.

RBC also assumes that neither the Bank of Canada nor the Fed is likely to adjust the overnight policy rate in 2014, meaning short-term interest rate spreads will hold steady. Longer-term yields on government bonds, however, are likely to rise in line with the gradual, upward shift in U.S. treasury yields; RBC indicates that the pace of increase will be gradual enough to ensure that the economy doesn’t falter and that the Canadian housing market stabilizes.

Canada’s labour market has been resilient with 148,000 jobs created so far in 2013 and the unemployment rate falling to a cycle low of 6.9 per cent, RBC says. This increase in employment has driven up wages by close to 2.0 per cent on average so far this year while inflation has only increased at an average 0.9 per cent pace. As labour markets tighten further, wage pressures are expected to have a greater upward impact on inflation through the forecast moving it closer to the Bank of Canada’s 2.0 per cent target rate. RBC notes that real wage gains will continue to fuel consumer spending going forward.

“Rising incomes and improving household balance sheets will be the key factors supporting consumer spending which we expect to grow by 2.5 per cent in 2014, up from 2.2 per cent this year,” adds Wright.

On the provincial front, RBC says that an improvement in underperforming provincial economies will be reflected in Canada’s real GDP growth rising in 2014.

The country will continue to see the west out-performing the east with the dividing line shifting slightly east to the OntarioQuebec border.

Money trumps love when it comes to 2014 New Year’s resolutions: BMO More than one-third of Canadians making New Year’s resolutions for 2014 resolved to improve their personal finances, according to a new study from the BMO Wealth Institute.

Resolutions related to personal finances, at 36 per cent, ranked second only to health and fitness, at 51 per cent – and ahead of resolutions related to love life or the workplace.

“It’s encouraging to see that so many Canadians making financial issues a priority,” says Chris Buttigieg, senior manager, wealth planning strategy, BMO Financial Group. “Planning is essential to achieving your goals. If your New Year’s resolution is to lose weight, you will need to follow a plan that includes an exercise schedule and a diet regimen. Similarly, developing a financial plan is only the first step, the second and most crucial step is to implement the strategies recommended in the plan, and finally review the progress of the financial plan at least on an annual basis. Following these steps will increase the chances of reaching your financial goals.”

A financial plan helps people work towards their short and long-term goals, such as the purchase of a new home, saving for a child’s education or investing for retirement. It provides a roadmap that outlines the path from where they are today to where they want to be in the future. At BMO, the process begins with a financial professional reviewing a person’s finances – including assets, liabilities, income, spending habits and investments – then building a personalized plan that takes these items and risk tolerance into account and fits with the rest of his/her life.

The survey found that 59 per cent of Canadians currently have a financial plan (down from 64 per cent in 2012). Of those who have a financial plan: • Eighty-two per cent reported that their financial plan has helped them achieve their goals.

• Sixty-nine per cent wished they would have created one earlier.

• Ninety-three per cent review their financial plan at least once a year.

When asked to identify the reason why they do not have a financial plan, the top reasons cited by Canadians included: • Do not have enough money to warrant a financial plan (37 per cent).

• Never thought of doing a financial plan (29 per cent).

“Having a financial plan is not contingent on your income or how much you have in investments,” says Buttigieg.

“A financial plan can benefit anyone who has goals which require funding and is seeking a roadmap to help achieve them.”

Tips to find the money to begin investing today With the RSP deadline just weeks away, Scotiabank’s Annual Investment Poll found that three in 10 (31 per cent) Canadians plan to contribute to their RSP this year, a decrease from 39 per cent in both 2012 and 2011. Three-quarters of Canadians (74 per cent) who hold

RSPs, and have thought about contributing more, cite lack of affordability as the top reason for not contributing more often (84 per cent in 2012).

The study also found that among Canadians who hold an RSP, 40 per cent have withdrawn funds from their RSP, up four per cent from 2012 (36 per cent). Again this year, the top reason for taking money out of RSPs is to take advantage of the Home Buyers’ Plan to buy/build a first home (16 per cent vs. 15 per cent in 2012), followed by covering day-to-day living expenses (eight per cent vs. five per cent in 2012) and paying down debt (eight per cent vs. six per cent in 2012).

“With the new year underway and the RSP contribution deadline less than two months away, we want to encourage Canadians to meet with a financial advisor,” says Mike Henry, senior vice-president of retail payments, deposits and lending at Scotiabank. “RSPs continue to be an important and tax-effective way to maximize retirement savings. If affordability is an issue, a financial advisor can help identify ways to make that all-important contribution, big or small, as well as develop a financial plan to help achieve retirement goals.”

RSP contribution tips:

» Talk to your financial advisor to make a plan to find out what works best for you for both long and short-term financial goals. » Set-up pre-authorized contributions, such as Scotiabank’s Pay Yourself First plan, that let you make regular and automatic contributions from your bank account directly into your RSP. Start with a small amount and adjust it depending on your financial situation. » Spousal RSPs can be an effective tool in planning for retirement, giving you the ability to contribute to your spouse’s RSP, realize income splitting opportunities and potentially reduce your family’s overall tax burden. » Consider borrowing to top up any unused contribution room and maximize your RSP, as the contribution may generate a tax refund that can be used to pay off the loan. The Scotia RSP Catch-up Line of Credit, for example, is an opportunity to maximize both your current and previous years’ contributions.

Mortgage payments According to a recent RBC Home Ownership survey, 65 per cent of Canadian homeowners are worried about mortgage rate increases, and 56 per cent admit that their mortgage is higher than they expected.

The bi-weekly accelerated payment works to help you pay down your mortgage faster as you actually end up making 26 bi-weekly payments a year versus 12 monthly payments. You’ve seen how easy renovating and flipping real estate properties is on TV, and you think you’d make the perfect landlord while making piles of money, right? Now give your head a shake and check out Julie Broad’s new book or switch the channel.

Broad’s book, More Than Cashflow: The Real Risks & Rewards of Profitable Real Estate Investing, puts some much-needed advice into the hands of wannabe real estate investors considering making a career out of building a profitable portfolio of properties.

A Canadian investor herself, Broad took a step-by-step approach with her new book – which went to number one on Amazon.ca – by providing some basic strategies and fundamentals about the investment real estate market, and she did it without pulling any punches.

“We help you get into real estate investing without the hype that comes with far too many newsletters, blogs and programs in the market today. But you will have to work for it,” says Broad. The book covers plenty of ground, including ways to increase cash-flow using rent-to-own strategies, tips on finding and keeping tenants, the low-down on property managers and ideas about where to invest.

There’s even a chapter on female intuition – love that! Much of the advice comes from the real-life adventures of Broad’s own investments with (and without) her husband, Dave. Interestingly, the couple’s most successful investments were mutually agreed upon at the outset.

In terms of the time commitment an income property demands, Broad says it depends on how many properties you have and whether you hire someone to oversee tasks such as finding tenants and property maintenance. “It may take an hour or two a month, or it could be a full-time job,” she says. And costs can add up. Placement management fees, for example, can take a chunk of cash out of your pocket, but the time you save on getting the right tenant may be well worth the investment, particularly if you’re looking at a property that’s difficult to rent or if you can’t spare the time yourself to show the property to potential tenants.

Condo or freehold?

When asked about the difference between buying a home or a condo as an investment, Broad says she prefers a condo-fee free options. “You can control the costs of a freehold investment,” but even a freehold home has its caveats. “If it’s not a solid, well-cared for property, for example, recovering the costs of a new roof can take several years.” ...continued on pg 58 56 New home Guide | JAN 17 - Feb 14, 2014

Rent-to-own The rent-to-own strategy of purchasing a home is still an option, as people see that the Canadian real estate market is strong and the likelihood that home prices will increase is high. The rent-to-own scenario is a good one if you’re thinking about buying a property with the idea of selling to the tenant using the rental income, but you need to be sure to have a proper legal agreement in place, says Broad. “If the tenant suddenly decides the property isn’t worth buying, what recourse do you have if they walk away?”

Mortgage interest rates, still at historical lows and expected to remain so well into this year and maybe 2015, represent a window of opportunity for those looking to buy a home.

The mortgage industry is ultra-competitive, lenders often introduce new products and otherwise there are plenty of options for borrowers.

If you could lock in at a low rate over 10 years, for example, that gives you the comfort of knowing what your mortgage payments will be over that period, while over that time you can also take advantage of any pre-payment and lump-sum payment options to pay down your mortgage.

Another appeal of this scenario is that, as we often point out, experts advise you take a long-term view of your home purchase.

For example, there has been some talk recently about cooling prices and softening sales. But even if that were to happen in your market and housing type, ask yourself: in 10 years, is a home you buy today likely to be worth more or less? If you need an answer to this question, just take a look back at prices 10 years ago. Of course, there are no guarantees, but if you’re in the homebuying mode anyway, today’s low rate environment makes a pretty compelling reason to act sooner than later to take advantage of these opportunities.

Low rates notwithstanding, the banks, financial firms, brokers and other experts still advise homebuyers to practice smart borrowing – everything from putting down a larger down payment to taking advantage of pre-payment options and even “stress-testing” your mortgage at a higher rate to ensure your finances can accommodate rate fluctuations or other unforeseen circumstances.

This spread can increase or decrease in response to movements in the overnight lending rate set by the Bank of Canada and the Government of Canada bond market. This difference in rate represents the premium that mortgage consumers have to pay for the peace of mind that a longer term fixed mortgage offers. Conversely, the difference in savings for going variable represents the reward for taking on the extra risk of not locking in your rate and protecting yourself against future potential rate movements.

In reality, the only thing a longer term fixed mortgage gives you is a guarantee against your rate and subsequently your payment moving for a longer period. In fact, it is essentially an insurance premium against interest rate risk, and like all insurance premiums, they change and are more or less valuable to different market participants.

The difference between this longer term fixed rate and the variable rates, rise and fall in different market conditions.

Traditionally, the difference between short and long-term rates is highest when inflation is high – at some of these points in time, the difference was more than two per cent.

When inflation is extraordinarily low, the difference in these two rates has been as low as less than 0.5 per cent. Regardless of the difference in the two rates, the relative cost-benefit analysis really comes down to your own tolerance for risk and how much you ultimately pay (cost) for that piece of mind, or stand to gain (save) from taking the extra risk.

Only you can ultimately gauge that decision, but if you want to do the math, it is fairly simple – just multiply the mortgage balance you have or were considering taking between the difference in the fixed versus variable.

For example – if you have a $100,000 mortgage and the difference between a competitive fixed rate mortgage and a variable rate mortgage is one per cent, then the additional premium per year for that peace of mind is $1,000 or $100,0000 x (the difference in interest rates). If this cost seems reasonable, you are likely psychologically suited for a longer term fixed mortgage.

If it seems expensive, you are more likely a candidate for a variable rate mortgage.

One final caveat: there is no amount of financial gain that ever warrants putting yourself under financial duress.

When it comes to mortgage or financial decisions, the wise consumer does not take on more risk than they can financially handle. The implication – if you can’t afford an upswing in rates then going variable is not a sound decision in any economy.

The equity solution How canadians can cash in without cashing out » by peter kinch You hear a lot of talk these days – from media and government – about debt and how the average Canadian has too much of it. Although it may well be true that many Canadians need to rein in their spending habits, there is a flip side that doesn’t get talked about enough: a record number of Canadian homeowners are sitting on an unprecedented amount of home equity.

Given today’s economic environment, the mere mention of spending home equity is considered taboo – especially in light of the recent sub-prime mortgage crisis in the United States.

None of that, however, changes a few fundamental facts: 1. I n spite of all the talk about debt, many Canadians are sitting on an unprecedented amount of home equity.

2. A large number of those Canadians sitting on their latent equity have two pressing concerns: a. Will I have enough money when I retire? b. How will my children ever be able to afford to buy their own house?

This scenario presents an interesting dilemma. The proverbial elephant in the room is home equity. Could it be a solution to the most pressing concerns of Canadians as they near their retirement years – or is it part of the problem?

The pendulum has swung quite a bit on this topic over the past five years. We’ve gone from the free-wheeling days leading up to 2008, where those investing in real estate thought they could do no wrong, to an about-face, where spending home equity was akin to an evil deed. And, like most things in life, the truth lies somewhere in the middle.

First and foremost, we need to address some of the issues that face most Canadians today: • It is true that many Canadians are carrying too much debt and need to find a way to spend less than they make.

• It is also true that many Canadians are sitting on an unprecedented amount of home equity.

•Y et a record number of Canadians are also concerned about their ability to have enough money to retire.

• Few working Canadians have faith in their pensions.

• A record number of Canadians are now self-employed and have no pension plan.

• Few working Canadians are confident in the ability for CPP and OAP to take care of them when they retire.

• Canadians are living longer than ever.

Add this up and it begs the question: Can home equity be part of the solution?

The concept of using your home equity to invest has fallen out of vogue in the past few years, but in many respects, we have thrown the baby out with the bathwater. Sure, the idea of spending your home equity to buy investments equates to getting further in debt – but perhaps we need to define debt. Is it possible to have good debt and bad debt?

Bad debt is easy to define – any debt that is used to purchase an item that adds no value to your bottom line (lifestyle expenses such as a car, boat or vacation).

Good debt is any debt that is used to increase your net worth (a house, a rental property or other investment intended to make money).

When you use credit to subsidize lifestyle, you are simply spending beyond your means and arguably buying items that may not fit into your family budget. The only return on this type of expenditure is immediate personal gratification. However, the potential longterm consequences of this type of expenditure could be increased debt without the ability to pay it off. This is exactly the type of debt the government is concerned about. They don’t want Canadians to look at their houses as personal ATMs – especially at a time when interest rates are at record lows.

The real concern is what would happen if a great number of Canadians were to access home equity, go further in debt at a time of low interest rates, only to see those rates increase. If the only thing those individuals had to show for their debt were depreciating consumer goods and a YouTube video of their last vacation, then the government’s concerns would be completely justified. In fact, you should be very cautious of increasing home or consumer debt in today’s economic environment. Interest rates have nowhere to go but up, and any use of home equity should only be undertaken after an analysis of both the long-term benefits and consequences.

However, this example should not be confused with the ability to utilize home equity to increase personal wealth, address pension concerns or assist adult children with getting started on their road to homeownership. The key is to analyze the long-term benefits versus potential consequences. It is entirely feasible to utilize home equity in such a way as to improve your personal financial situation over the long-term – even if interest rates were to rise. This process would involve increasing personal debt initially but only through the acquisition of an asset that would create a long-term financial benefit. An example of this would be to access a portion of your home equity for the down payment on the purchase of a rental property that, over time, would shift from a deficit to an asset that could provide a supplement to your pension plan.

Many people reading this might still say, “There is no way I’m touching my home equity.”

I completely understand that emotion, but to that I would ask: Are you 100 per cent comfortable that your current pension plan is sufficient and that you will not have any need to supplement it at the point of retirement in order to live the lifestyle you desire?

However, If the answer is no, then it begs another question: What is your plan to resolve this?

But I’m simply not comfortable with risking any of that equity in an investment venture. What if we ended up losing it all? Then where would we be?”

for the rookie homebuyer Buying a home is the biggest purchase most Canadians will ever make, and with the high cost of real estate today, understanding the full financial commitment is critical. TD Canada Trust breaks down three key home

financing decisions for first-time homebuyers to consider: down payments (20 per cent is the goal), mortgage options (it’s not just about the lowest interest rate possible) and accelerated payments (pay down more than you need to).

“Homeownership is a major goal for many Canadians, and in today’s market it is especially important that prospective buyers understand home financing options in order to manage their overall monthly costs, assess the flexibility they will need, and help plan for the future,” says Farhaneh Haque, director of mortgage advice at TD Canada Trust.

The following tips can help fi rst-time homebuyers structure their mortgage so that it works best for them before signing on the dotted line:

1

Down payment: how much and how to finance?

There are many benefits to a larger down payment. For example, homebuyers with a down payment of greater than 20 per cent do not have to obtain mortgage default insurance, the premium for which is calculated as a percentage of the mortgage and is paid up front or by adding it to the principal portion of the mortgage. So, the larger the mortgage balance, the higher the monthly mortgage payments. Eliminating or decreasing this premium can result in significant savings.

Haque suggests that first-time buyers can take advantage of the government’s Home Buyers’ Plan and use savings in their RSP to bolster the down payment.

“Homebuyers can also consider withdrawing up to $25,000 from an RRSP to put towards the down payment on a first home,” says Haque. “While this

A low interest rate isn’t the only factor to consider when choosing a mortgage. A mortgage specialist can help you navigate options like flexible payment features, and discuss monthly payment amounts in the context of your overall cash flow and future home-buying plans.

“Buyers choose a home because it fits their lifestyle needs,” says Haque. “A

If interest rates go down, more of the monthly payment is applied to the principal, helping to pay off a mortgage faster. addition, with a variable interest rate mortgage, you may be required to revise your payment arrangements at certain times.

“This choice usually comes down to whether homeowners are comfortable with the possibility of paying more money toward interest and less to principal some months as a trade-off for potential interest savings other months, or if they prefer the stability of a fixed interest rate mortgage,” says Haque.

Open vs. closed mortgage: With a closed mortgage, a homeowner agrees to a term anywhere from six months to 10 years. There are conditions that limit when a closed mortgage can be renegotiated or refinanced and there may be a prepayment charge for renegotiating early or paying off the mortgage prior to the end of the term. Often negotiated for a shorter term, an open mortgage can be paid off at any time without prepayment charges. While it offers greater flexibility in terms of repayment, the interest rate for an open mortgage may be higher than for a closed mortgage.

Flexible payment features: Some mortgages offer features that give homeowners added flexibility to react to changes in their financial situation. For instance, flexible mortgage options may allow homeowners to make prepayments on their mortgage when they can and then reduce their monthly mortgage payment or take a payment vacation for a short period of time when they need to.

“Until it’s paid off, a mortgage will become a part of a homeowner’s life. Homebuyers need to ensure the terms of their mortgage match their plans, now and for the future,” says Haque.

Accelerated payments: how can a mortgage get paid down faster?

Homebuyers can pay off their mortgage faster and save money on interest by choosing a shorter amortization period or setting up an accelerated weekly or biweekly payment schedule instead of a monthly payment schedule. Prepayments are another way for homebuyers to pay their mortgage faster without locking into a payment schedule that could make it a challenge to manage their monthly cash flow. Many lenders allow mortgage holders to make prepayments up to a percentage of the original mortgage amount each year.

“It’s wise for homeowners to strive to be mortgage-free quickly; however it’s important they don’t stretch themselves too thin with the amount of their payments,” says Haque. “Beyond their mortgage, there are ongoing expenses that come with homeownership such as property taxes, utility bills and maintenance. It’s important that homebuyers budget for these expenses when deciding on the mortgage payment schedule they can afford. They need to be realistic and not put themselves in a position where they’re struggling to keep up with payments.”

To pre-empt the likelihood of unpleasant surprises, astute homebuyers should begin the financial education, preparation and assessment process the moment they start contemplating a purchase. tips for buyers 1 | Have Equifax, TransUnion or another credit reporting agency pull your credit report. If necessary, you can commit to improving a poor credit rating by paying off creditors and loans before applying for your mortgage.

2 | Crunch the numbers! Can you afford it? Is this the right decision for you? Canada Mortgage and Housing Corp. (CMHC) offers tools at cmhc.ca to help you calculate your net worth, current household budget, monthly debt payments, and how much you can afford to spend on a home purchase.

Plan on a down payment of at least five per cent. However, your affordability assessment may indicate you need a larger down payment or need to reduce the price range you were considering for your purchase.

3 | Get your mortgage and financing documentation in order. At the very least, lenders and mortgage brokers will require documentation that proves your personal information, your net worth, income, employment, the amount/source of your down payment, and your ability to pay the closing costs. Closing costs generally range from 1.5 to four per cent of the purchase price and your lender may provide a loan to cover those.

4 | Get pre-approved for a mortgage to determine the amount you can afford based on the lender’s review of your finances. This will also provide written confirmation of the interest rate that will hold for around 90 days.

5 | Search ads for homes in your desired location and price range with your preferred features. (You’ve already got a copy of New Home Guide, so consider yourself a step ahead!) Visit presentation centres, and explore new communities in person to get a feel for what living there will be like.

Calculate the combined monthly before-tax income of you and your spouse.

Divide by three. This figure is the monthly payment you can afford to make on your home.

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay.

Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.

were unrealistic in the first place. If it took 10 years for your clutter to accumulate, you can’t expect yourself to clear it all in a few days. The key is to do only what you can, but do it consistently. Just 15 minutes a day spent organizing will add up to seven hours a month and 84 hours a year! Commit to 15 minutes every day and make organizing part of your daily life rather than dwelling on how much more there is to do.

Tackle quick tasks now. Adopt a “do it now” policy for anything that can be done in less than five minutes. For example, when a form needs to be filled out or a cheque has to be mailed, resist putting it off until the due date – do it now. This ensures that it won’t be forgotten or misplaced and frees up the mental energy that unfinished business consumes.

Time-saving ways to shop. Pressed for time? Rather than wasting time running back and forth to the store, consider shopping online. The time and gas savings usually offset the cost of shipping. Some sites offer free delivery when you spend a minimum

Keep rooms tidy in less than two minutes. Items that don’t belong in a room are the main contributors to visual clutter.

Get into the habit of removing “move elsewhere items” when you leave the room, and placing them on their way to where they do belong. You’ll be amazed at how effective this technique can be in keeping rooms tidy with minimal effort.

Tidy doesn’t mean perfect. Organizing is not necessarily about how it looks, it’s about how it works. If you are not naturally neat, avoid storing everything behind closed doors. Not only can it make you feel ill at ease, it may also be virtually impossible for you to maintain that kind of system. Choose furniture pieces that provide visible storage instead, like a coffee table with shelves underneath.

Keep the system low maintenance. If you never seem to get around to hanging your clothes on hangers, place some open bins in your closet.

Purging for “fraidy-cats.” If you keep every paper that enters your home because you’re afraid you might need it someday, here’s a way to ease the fear. Designate a temporary holding tank, a box or bin for papers you don’t need, which you’ll dump once a month. Knowing that these papers won’t be tossed immediately and will be there “just in case” lessens the anxiety of letting them go.

Store your sheets in sets in the linen closet.

For each set, fold the flat sheet, the fitted sheet and one pillowcase.

Place the set inside the remaining pillowcase. These tidy packages stack nicely on the shelves and make changing the sheets quick and easy. Fabric softener sheets tucked into the linen closet will keep bedding smelling fresh.

Encourage filing, discourage piling. Keep extra file folders in the back of your filing drawer, and have a label-maker handy. Having these supplies ready to go will encourage you to quickly create new files as you need them rather than pile papers on top of your filing cabinet “just for now.”

Accomplish more in your day by knowing your style.

Understand your high/low energy periods and schedule your daily tasks accordingly – tough tasks during your high-energy periods and less-demanding tasks during the low ones.

Also consider your work style when planning your day. You’ll be amazed at how much more you can accomplish by keeping your style in mind when planning your activities from day to day.

It’s already 2014, and time to take fresh inspiration from the new trends the year will bring. Although it never pays to cling to trends too closely, they can be a great source of ideas that will add a little life when you find your space suffering from the wintertime blahs. Here’s my suggestion of five furniture trends to watch, that you can count on sticking around longer than a year.

Miniature vs Oversized Small space aficionados know that “condo-sized” furniture is no new invention. I’ve often said “go big or go home!” – or maybe “go big and go home!” – but lately people are also going the opposite route, and choosing a size extra small. Rather than compromising on versions of favourite furnishings shrunk slightly to fit into a compact floor plan, choose statement pieces - big or small - that will bring full satisfaction.

How to do it » For the ultimate seating plan, fit in the largest sofa you can (for when one or two people are lounging comfortably) and add European-sized compact seats as side chairs to fit in the maximum number of guests during get-togethers. » Miniature chairs in particular are a trend - even beyond the usual 18-in. seat. Petite accent chairs (child sized or even smaller) are charming conversation pieces nestled up to a coffee table, and can be used as occasional side tables when you need to rest a book or beverage.

Rugs Over the past few seasons, we’ve really seen the return of the area rug, and now the magic carpet has officially landed. In a condo space with hard floors, area rugs of all shapes and sizes are an excellent way to bring warmth, colour, and a feeling of home, even in the most modernist schemes – they look excellent paired with traditional furnishings or contrasted against sleek minimal forms.

The timeless Persian rug especially brings a heritage appeal, although contemporary rugs come in endless patterns and prints to suit any taste.

How to do it » For a living area, choose a rug large enough to tuck under furniture legs. Add a runner (a skinny rectangle) in a kitchen or hallway, or a large rug to any room for the feeling of carpeting (leaving approximately a 12-in. border around the room). » The inky tones in classic traditional rugs are neutral enough to blend into most schemes. For an already neutral space, consider this an opportunity to add some colour – you can roll the rug away or move it to a new room between seasons for a little change up.

tuFting Button-tufting is a style invented for practical reasons: the buttons which hold a fabric to its backing (on a chair, headboard – anything upholstered) help keep stuffing in place by creating square or diamond shaped pockets. The traditional look has lasted through centuries, and for 2014 it will be popular for modern settings as well. The geometric forms created by tufting can enrich the look of even the most streamlined sofa, and can be achieved without buttons for a more subtle quilted effect.

How to do it » A tufted leather sofa is a must-have investment piece, for a look that speaks to luxury but is also practical – the material will hold up to wear and be easy to maintain. Visit Zilli home to see their current selections. » Quilting isn’t just for pieces you sit on.

OrigaMi People have been developing a fascination with facets, and this love of all things angular is leading to a rise in the ancient art of Origami as an inspiration for complex bent forms in various areas of design. Like with tufting, the angles break up a material for visual interest and allow light to catch the item in different ways, adding the subtle drama that contemporary spaces were missing in years past.

How to do it » Table bases are an easily overlooked detail that can benefit from a more fun form. I recently found this chunky golden nugget of a side table to make a simple statement in a client’s home – order yours from boutiques like L’Atelier.

» Origami also makes for great art, brought to a large scale and in new materials, like the simple but intriguing Fold sculpture I recently spied at Avenue Road PLastic For the most future-forward look, it’s hard to beat the appeal of plastic. With people once again celebrating colour, the vivid tones of translucent materials like acrylic and polycarbonate will be the ultimate source of a hue infusion. Semi-transparent materials work best grouped together (so their colours overlap and intermingle) or near a light source that will shine through and spread the colour love around.

How to do it » For a quick addition, a few floating shelves (such as the Shellfish series by Kartell, available through Elte) can brighten up a wall – you might not even want to bother finding anything to put on them. » To really make a synthetic statement, try a transparent coffee table or nightstand. A piece like this visually floats to keep an airy look while adding a shock of colour that defines a furniture grouping.
