There’s something about being surrounded by nature that creates a sense of calm. Sure, that can be disrupted the moment a bug whizzes by your ear, but it can be so beneficial to take the time to connect with nature and just be still.

According to a survey by Royal LePage, Canadians are being drawn to recreational properties, mainly as a retirement residence or as a place to raise their family in some of the most beautiful natural settings in the country.

The survey indicates that Canada’s recreational real estate market is experiencing healthy growth, especially in Alberta. From carpets to countertops, purchasing a newly built home gives you a lot of options. Before you get to the aesthetics of your home, you will need to make two important decisions: Where you want to live and who will build your new home.

LOCATION VERSUS BUILDER

Really, your first step is to decide whether to prioritize location or builder. If you have your heart set on a specific builder, you will have to be flexible with your location since home builders only have lots in certain communities. If you’re not intent on a specific builder then you may want to consider the location of your home first.

FIND YOUR IDEAL LOCATION

Over the years, there are many things you can change in your home but the location isn’t one of them. Be sure to take time to really discover neighbourhoods and research the new communities you are interested in.

Take a stroll around the area so you can get a good feel for it.

Keep in mind nearby amenities, schools and transportation options. Don’t be afraid to talk to people on the street or knock on doors to ask prospective neighbours for their thoughts on 22 NextHome.ca | Beaumont / Leduc

FORECAST: HEALTHY PRICE GROWTH FOR

RECREATIONAL PROPERTIES Thinking of buying or selling a recreational property in Alberta? You may wish to time your purchase strategically and consider location when searching for your dream getaway.

According to a cross-Canada survey of Royal LePage’s recreational property specialists, the nation’s recreational market is primed for healthy single-digit growth in 2018, with Ontario and Alberta leading the way.

“Driven by the strength of the nation’s economy, Canada’s recreational real estate market is set to experience another strong year,” says Phil Soper, president and CEO, Royal LePage. “Demand for recreational properties remains robust in most regions. The search for that perfect summer getaway continues unabated.”

THE SPECULATION TAX EFFECT

Alberta is home to the highest recreational property prices in the country. With prices forecast to rise by 8.9 per cent year-over-year to $770,100, the province leads all other jurisdictions by more than $200,000, and will likely continue to into the future.

This is thanks in part to the implementation of the BC government’s speculation tax. Albertans, who are one of the largest and most tenured cohorts of buyers in British Columbia’s recreational property market, are expected to increasingly look to their own province for secondary vacation properties, driving prices higher in popular regions such as Canmore, and west of Calgary in the Rocky Mountains.

DEMAND AND PRICING

“Unlike British Columbia or Ontario, where you’re essentially a stone’s throw away from a lake at all times, Alberta has a very limited amount of ‘traditional’ recreational markets,” says Tom Shearer, broker and owner, Royal LePage Noralta Real Estate. “This has created a significant premium on all recreational properties within the province, and with more locals looking in their own backyard, demand and pricing will continue to grow.”

STILL AN ATTRACTIVE OPTION

Recreational properties remain an attractive option for prospective buyers; purchasers are flocking to lakes and mountain tops with an eye towards retirement or a secondary home to raise children.

According to the survey, 59.0 per cent of respondents state that Generation Xers (36 to 51 years old) are the preeminent purchasers of recreational properties in Canada. And more than two-thirds of respondents (68.5 per cent) have witnessed a growing trend in Baby Boomers and prospective retirees purchasing recreational properties with the intention of using them as their primary residence, with many agreeing that sales activity attributed to this cohort will rise throughout the year (43.0 per cent).

“As Canada’s generational shift continues, prospective recreational property purchasers are coming from both the Baby Boomers and Gen-Xers,” says Soper. “The market is being driven both by those in search of the retirement home of their dreams, and as a place to introduce children to the wonder of the world’s largest and most pristine collection of wilderness areas. Not only do these families view recreational property as a good investment due to its relative affordability and history of steady appreciation in value, but also as a means to start the next exciting chapter of their life.”

According to a survey by Manulife, nearly two thirds of Canadians didn’t negotiate their mortgage when they renewed it. And you’re even less likely to ask if you’re a new buyer because there’s so much emotion tied up in the purchase.

WHOM CAN YOU TURN TO?

Considering the recent mortgage qualification changes, it’s more important than ever to seek the advice of a professional before you make a financing decision for your property.

“Mortgage brokers are specialists in home financing,” says Paul Taylor, president and CEO, Mortgage Professionals Canada.

“Brokers scan the marketplace, looking for the product that is the best fit for your personal situation. The lowest interest rates are generally available through a mortgage broker; however, the best fit is not always the lowest rate. Consider working with a Certified Financial Planner (CFP). “People working with CFPs are more confident in their goals and have a better understanding of what is affecting them not just now, but also in the future,” says Shawn Todd, certified financial planner with ECIVDA Financial Planning Boutique. “Turning to a broker (once you have a financial plan in place) to help with getting a great rate can make a huge difference in your mortgage planning. The last time my wife and I negotiated a mortgage, we utilized an excellent broker and they were able to get a rate that the banks could not offer.”

HOW MUCH OF A DIFFERENCE CAN ASKING MAKE?

Whether you use a broker or do the negotiating yourself, you

could save big bucks over the life of your mortgage. Let’s use a simple calculation of a $400,000 mortgage with a 25year amortization and a five-year fixed rate at 3.74 per cent (versus 3.24, both paid monthly). Getting just a half percentage point reduction could save you nearly $40,000 over the life of your mortgage. However, switching from monthly payments to accelerated weekly payments and making extra payments towards your mortgage principal can burn years off your mortgage, too.

The Bank of Canada stood pat in its benchmark for the overnight rate in late May, opting to hold it at 1.25 per cent – but hinted that future rate increases are in the offing.

So, what does that mean for homebuyers who are currently grappling with whether to choose fixed or variable rates? (The Bank of Canada’s overnight rate is one of the major factors banks use when setting their own prime rates, which are tied to variable rates.)

First, let’s take a look at what is guiding the Bank of Canada when it comes to deciding the future of its overnight rate.

“The Bank of Canada assessed the housing industry as ‘soft’ as a result of the B-20 stress test and increasing interest rates,” says James Laird, president of CanWise Financial. “The Bank expects housing activity to pick up; however, if it doesn’t, housing will be a strong moderating factor in delaying future interest rate hikes.

It is apparent that the Bank of Canada has some concern about activity in the housing market, and they’re going to keep a close eye on the stabilization of the market as they determine future interest rate policy.”

USE ARCHITECTURAL DETAILS TO DEFINE A LOOK

Many times simple architectural details like adding mouldings, rounding a square pass through, creating an arch or adding built-in bookshelves can do wonders to transform an existing space. Shown here are gorgeous back-lit bookshelves and matching painted black ceiling coiffure for maximum drama.

LIGHTING AS JEWELRY

Some lights are utilitarian and others are like jewelry. It’s crucial to differentiate, to satisfy both needs - great when they overlap but do not sacrifice one for the other. Throughout this home, I used strategically placed wall sconces, perfectly balanced chandelier and pendant lights mixing silver, chrome, gold and black metals to reflect the homeowners style and taste.

TELL A DESIGN STORY

When working with my clients, I want to be sure I definitely listen to their needs, that includes budget, function and maintenance for an interior design. Then I delve one step deeper and create a sensation or mood for each room. More often than not, it can be accomplished with artwork and accessories, sometimes we need to create special cabinetry and or zones the activities as needed. Stay true to your design vision and the style genre you are wanting, if it’s a show home, then create a client or personality for each room and have the design reflect that creative outline.

BE CONSISTENT

Whether it’s your home or a retail space, the most important thing is to be consistent. Every room can be different but they must all have a common thread, an accent color that repeats throughout your home. I call this harmony and flow, and it is all too often forgotten in interior design.

With these basic design rules, your sure to have success.

Remember, every rule can be broken, but not until you’ve mastered the basics! Good luck.
