It’s not news that there’s been an economic slowdown in Alberta that’s posed its own challenges over the past few years. But here’s what is new: homebuying prospects are looking up! According to a recent poll by RBC Royal Bank, prospective homebuyers in Alberta are the most confident in all of Canada. We can even say that homebuying intentions have reached their highest levels since 2010. This is thanks to improved housing affordability, employment growth, projected GDP growth and interest rates that, although higher than they were in recent years, are still low. And when it’s time to buy, the mortgage “stress test” can help ensure prospective homebuyers make informed decisions that fit their lifestyle and their budget. After all, the dream is to find a home that’s the right fit in all ways. For more tips on homebuying success and to read more about the poll’s findings, see page 22. And now that we’ve got a little bounce in our step, let’s put some oomph in our homes – with plants! Greenifying your home can purify the air and brighten up the space; check out page 46 for six low-maintenance plant suggestions. And if you’re interested in taking more action to reduce chemicals in your home, you can shop for eco-friendly cleaning solutions in your neighbourhood (page 24). Prospective homebuyers in Alberta are the most confident in all of Canada, according to a new poll from RBC Royal Bank. Resurging confidence in the economy and employment is boosting homebuying intentions among Canadians to the highest levels since 2010, despite the federal government’s new uninsured mortgage “stress test.” In fact, according to the annual RBC Home Ownership Poll, one-third of Canadians (32 per cent) are very or somewhat likely to buy a home in the next two years, up seven percentage points from last year. Millennials (ages 18 to 34) express the strongest of those homebuying intentions (50 per cent). As intention to buy continues to climb in Canada, slightly more than one third (35 per cent) of Canadians indicated they would be receiving financial assistance from family for a down payment, while almost an equal number (36 per cent) plan to do it on their own with a dedicated savings account. “Canadians continue to feel optimistic about getting into the housing market despite changes in government regulations,” says Nicole Wells, vice-president, Home Equity Financing, RBC. “They’re taking a more informed journey to homeownership by starting with affordability. With the right tools and a detailed roadmap that navigates the journey, Canadians are better prepared to make one of the biggest decisions – and it’s based on facts, not emotions.”

EDMONTON EXPERIENCING MARKET GROWTH In March 2018, month-over month-unit sales increased in all home sale categories, according to the Edmonton Census Metropolitan Area (CMA). Compared to February 2018, single-family home sales increased by 24.18 per cent, condominium sales by 16.90 per cent and duplex/rowhouse sales by 22.81 per cent. “We generally see housing market activity increase at this time of year,” says Darcy Torhjelm, Realtors Association of Edmonton chair. While month-over-month sales increased, year-over-year sales for all residential properties decreased by 11.73 per cent on average across all categories. Single-family home sales decreased by 11.32 per cent, condominium sales by 14.82 per cent, and duplex/rowhouse sales by 3.45 per cent. “Despite the year-over-year decreases, the market is still growing relative to February 2018 in preparation for the spring buying season,” says Torhjelm. “Market growth should continue in the coming months.”

DAYS ON MARKET

Days on market also decreased across all categories. For single family homes, the average days on market was 51, down from 59 in February 2018 and up from 49 in March 2017. Condominium average days on market was 72, down from 75 the previous month, and up from 67 in March 2017. For duplex/rowhouses, the average days on market was 57, down from 64 in February 2018 and up from 61 in March 2017.

On Saturday, March 17, the Canadian Home Builders’ Association – Edmonton Region honoured some of the industry’s finest at their annual gala. The 2018 Awards of Excellence in Housing took over the Shaw Conference Centre to applaud some of Edmonton’s best in home building, renovating, community development, sales and marketing. Plants and greenery seem to be everywhere these days. From living plant walls displayed in restaurants to tropical leaf print wallpaper and pillows in decor shops, plants are the new go-to design accessory. Wouldn’t you agree there is something so organic and soothing about incorporating natural elements into our living spaces? But, many struggle with cultivating their green thumb and worry about mass plant casualties. Can you relate? The key could be as simple as choosing the right plant for your lifestyle needs. Here are my top six low-maintenance yet wow-looking plants that your home will love.

RUBBER PLANT (FICUS ELASTICA) Details: Known for its beautiful, large, deep green leaves, it can grow to be quite large and act as a real focal point in any space. Care: Needs bright light but prefers indirect light that isn’t too hot. Placing it near a window that has sheer curtains is ideal. Soil needs to be kept moist. Once soil gets dry, definitely water it. Periodically wipe the leaves of your rubber tree houseplant with a damp cloth or spritz it with water. Leaves turning yellow or brown? Designer Jo Alcorn breathes new life into a dysfunctional family room. The result? Cosy living space the entire family enjoys! by JO ALCORN 1. FOCAL POINT

The fireplace was the jumping-off point for this room. I converted the family’s gas fireplace to an electric one. Electric fireplaces have come so far in recent years, and it’s something I incorporate into almost all my designs now. For this space, I selected a Dimplex (dimplex.com) electric fireplace that appears so real, people have to look twice! I started with a style that would fit the room and then created a stunning built-in unit to surround it. To create the look, I used Metrie’s French Curves Collection (metrie.com).

Then, with a few clicks of the mouse, we chose the frame style and size, and changed the photos to black and white. And, presto, they were delivered right to their home.

2. TECH TALK

this family of four. I chose an oversized sectional from Structube (structube.com). The great thing about this furniture is that it is super family-friendly and the prices are incredibly affordable. I was also able to add a side chair and a modern rocking chair. Since this company is so budget-conscious, I was also able to add in a gorgeous glass coffee table and raw wood side tables – all within my client’s budget.

To make this room multi-functional, I chose this amazing TV mount arm from Wayfair Canada, which allows you to pull the TV so that you can watch it from any seat in the room. I am obsessed with the Sonos (sonos.com) system, which I love having in my own home, so I naturally want all my clients to get it as well. The Sonos Playbar connects to the TV and makes everything sound better.

3. LET THERE BE LIGHT

For this room, potlights were not in the budget, but good lighting was a necessity. I chose lighting from Wayfair Canada’s (wayfair.ca) home improvement category, where we paired together two affordable ceiling lights to give the impression of one large track-lighting system in the room.

NextHome: There are so many financial tools out there. For those who’d like to manage their money better, where should they start? KELLEY KEEHN: Great question! We have a

wonderful website at the Financial Planning Standards Council (FPSC) – financialplanningforcanadians.ca. FPSC are the folks who certify financial planners on behalf of Canadians. There are nearly 100 articles and dozens of videos on a plethora of personal finance topics. We also have a tool to find a Certified Financial Planner anywhere in Canada at findyourplanner.ca. The Financial Consumer Agency of Canada also has some wonderful budgeting tools and calculators. See also getsmarteraboutmoney.ca and the investor tools on the Canadian Securities Administrators’ website. NH: On your website, you include helpful links to budgeting resources from your books. How might budgeting help someone save for a new home or pay off their mortgage faster? KK: Budgeting is so important but it’s not actually very easy for most people. It’s like a diet – if you feel deprived, you’re unlikely to stick to it for the long term. What I find works best is what I call my 30-Day Anti-Budget. It’s simple, fun and you can involve the whole family. All you need to do is track your spending for 30 days, then figure out your largest spending categories. Are they where you thought your money was going? Would you like to continue that way? It’s not about judgment or sacrifice – it’s about choice and awareness. You can have the chocolate cake and glass of wine, just not every night. If you multiply your 30-day spending by 12, you get an even clearer picture of where your money is going. And you might discover you could get that down payment saved sooner, contribute to your RRSP or even take a vacation if you just make some daily adjustments. NH: Financial literacy isn’t always – or often – taught in schools. As housing costs continue to rise, what can Millennials do to educate themselves in the realm of financial literacy and personal finance? KK: You’re right. We’re not taught and parents don’t always know how to teach their children, either. If someone was going to take up golf or start to watch hockey, it would behoove them to know that there are 18 holes in a game of golf, that a bogey is a bad thing, that there are three periods in hockey and that a hat trick is cool! The same can be said for Millennials looking to build their financial foundation – simply start with the basics. Get up five minutes earlier each

day and Google basic financial concepts so you ease into your financial literacy. Consider reading the business section of a newspaper each week, subscribe to a money magazine or start a Facebook money group to talk about all things finance. NH: Savings instruments come in so many shapes and forms (regular, TFSAs, RRSPs, GICs). Which factors should Millennials, homeowners and prospective homebuyers consider in regards to where to grow their savings? KK: This is why it’s important to sit down with their banker or Certified Financial Planner. A TFSA might be great for one person, but maybe for an older Millennial who has a great salary, putting their money into an RRSP and using the tax refund to save for their down payment and taking a homebuyers’ plan loan from themselves later could make sense. It may seem simple, but you want to understand the long-term benefits and drawbacks of each of these options. NH: A significant amount of banking is done online now. What are a few simple things homeowners and prospective homebuyers can do to protect themselves and improve cyber security? KK: Make sure you have all of your devices up to date, consider getting new ones if they’re older than three years old (because patches aren’t being made as completely), never log onto financial or access personal accounts when using public Wi-Fi, check your credit report often, and put credit and debit alerts on your accounts so you know in real time if a purchase is fraudulent or not. I wrote an entire book on the subject, so if you’d like to learn more check out Protecting You and Your Money: A Guide to Avoiding Identity Theft and Fraud. NH: There’s a lot of talk in Toronto and Vancouver about how difficult it is for today’s Millennials to afford a home, say neighbourhoods where they grew up. What advice would you give to Millennials looking to save up for a new home in their future? KK: It’s a different world and if homeownership is super important to you, you have to be flexible and creative. It might not be possible to live in that area. Or can you get creative and buy with several friends? Some people are doing this, but you have to make sure your legal agreement is rock solid. What about income properties and garage suites, or living outside of your ideal city? Will you hate the commute in a few years, could you and your spouse save big bucks if you bought close to work and could you both ditch your cars? You really need to try on all scenarios.
