SMART HOMES HOW BADLY DO YOU WANT THE LATEST & GREATEST?

It’s no secret that buyers today increasingly expect that new homes automatically come with the latest and greatest in tech and Green features – energy efficient appliances, lighting, windows, electrical and heating systems... you name it. It all has to be intuitive, easy to use, extremely reliable and save them money. But what these eco-friendly products cannot do is cost more, or at least significantly more.

For developers, the challenge is knowing what to deliver – what customers want and are also willing to pay for.

At least one builder – Mattamy Homes – is trying to break through this quandary by partnering with home automation company ecobee to create “smart homes of the future.” Beginning in March, every new Mattamy home will include a voice-enabled ecobee4 smart thermostat. Homeowners will be able to use their ecobee4 device – even remotely, if they wish – to optimize their HVAC schedules and save money on utility bills, without comprising convenience or comfort in their home.

In a time when consumers seem to always demand more but aren’t always willing to pay for it, this example affords homebuyers an easy entry into the smart home environment.

FIRE SAFETY HOW THE BUILDING CODE WORKS TO PROTECT YOU

Congratulations on your decision to purchase a newly built home.

By now, you’ve familiarized yourself with your builder and their new home warranty provider, and you may be wondering what else is in place to help protect your newest asset.

Understanding fire safety is an important aspect of homeownership – even though you hope you will never need to put this knowledge to use.

BUILDING CODES SMOKE ALARMS – YOUR FIRST LINE OF DEFENCE

Smoke alarms are the first line of defence in the event of a fire.

Recent changes to the Building Code have improved the safety provided by smoke alarms in new homes. Previously, only one smoke alarm was required outside bedrooms, but now there must be a smoke alarm on every level of your home. The type of smoke alarm required has also changed so that they are louder.

In new homes, the Building Code requires smoke alarms to be hardwired into the electrical system of your house. This ensures that your alarms are always working even if the batteries fail. While this is a great back-up, make sure to always replace the batteries in your smoke alarms at least once per year.

Building Codes help protect you and your home in the event of a fire. There are other ways the Building Code is working to protect you beyond the use of smoke alarms. To reduce the spread of fire between homes, Building Codes require better fire protection for walls, smaller window openings and roof overhangs in houses close to property lines. If you have any questions about Building Codes in your new home, talk to your builder.

MAKE A SAFETY PLAN

While smoke alarms and the Building Code are working hard to keep you and your loved ones safe in your new home, it’s now time to do your part. Get to know your new home by locating all the exits and create an escape plan for each room with a safe meeting

point outside the home. Make sure to practice the escape plan with everyone living in the home, especially the little ones!

THREE KEY DRIVERS MOTIVATE CANADIAN HOMEBUYERS No longer paying rent is top-ofmind when buying a house for Canadians surveyed in a newly released 2018 Prospective Home Buyer Survey by Canada Mortgage and Housing Corp. (CMHC).

The three groups surveyed — first-time buyers, previous owners and current owners — say the main reason for buying a house is to stop paying rent to someone else (65 per cent for first-time buyers and 60 per cent for previous owners).

The other two top homebuying motivators across all groups were to improve accessibility (less physical obstacles and barriers) and as an investment opportunity.

Changes to mortgage regulations and possible future interest rate increases were not among the top motivators for participants in the October 2017 online survey of 1,501 first-time buyers, 506 current owners, and 500 previous owners.

“The survey findings provide insights and valuable information for mortgage professionals about their future clients and their needs,” says Nathalie Fredette, vice-president, Client Relationship Management.

“It brings awareness amongst the industry and contributes to financial literacy by helping Canadians make informed and responsible homebuying decisions.”

Other areas addressed in the survey were housing expectations, financing and saving for a down payment.

MATTAMY HOMES LAUNCHES ITS FIRST MASTER PLANNED COMMUNITY IN EDMONTON After building and developing sought-after communities in Canada and the U.S., Mattamy Homes is thrilled to launch its first master-planned community in Edmonton.

Mattamy is both the developer and homebuilder in Stillwater, a 230acre community located in West Edmonton at 199th Street and 23rd Avenue, comprised of six stages to be developed over the next six to eight years and estimated to include 1,300 homes when complete.

Mattamy will host Stillwater’s grand opening event on March 10 from noon to 5 p.m. Stillwater’s first phase will offer three distinct housing styles, offering between two to four bedrooms between all product types and designed for everyone from first-time to move-up buyers.

Phan: “Everything is already there, so it’s a very attractive location.”

Of course, location is not the only thing Phan focusses on. “We also wanted to build something with a beautiful exterior,” David Phan explains. He continues: “Something that’s pleasing to the eye, first and foremost.” That includes The Harmony’s wrought iron fencing around the building and stone pillar accents. Gone are the typical vinyl or stucco exterior, and instead the building features hardie boards that are water and hail resistant.

Phan also has a keen eye on green building practices, and is installing a metal roof on The Harmony—something typical for commercial not residential buildings.

“Basically, you don’t need to replace the roof in the building’s lifespan, so we’re not using resources that need to be replaced in the future.” There are LED lights throughout to reduce energy consumption and R40 rooftop insulation that can reduce building energy costs by up to 40%.

The Harmony has modern bachelor, one-bedroom, one bedroom + den and two-bedroom suites that range from 463 sq. ft to 915 sq. ft. (One unique feature of the bachelor condos are built-in, custom Murphy bed).

All suites have quartz countertops in the kitchen and bathrooms, stainless appliances, and luxury vinyl board flooring throughout (with a lifetime warranty).

The custom-made kitchen and bathroom cabinetry are two-toned and come with soft-closing hinges. French doors separate the suites from the balconies, and are designed to keep in the heat during the winter. Plus, all suites come with window coverings and in-suite washer and dryers.

Suites range from $173,000 to $300,000, and preselling starts this October. Move in is expected to begin in mid-2018.
