EDITORS’ NOTE
BUYING BRAND NEW When only a new home will do, those in the market will be pleasantly surprised by the exceptional value and attention to detail a new home offers. When you buy brand new, you don’t inherit somebody else’s worn carpeting, personal taste in kitchen appliances or paint colour preferences. You get a fresh, clean space that’s waiting for your personal imprint. If you’ve always fantasized about buying a new home, here are a few tips that can help you make the process a pleasant one:
SUSAN LEGGE Editor-in-chief
Susan.Legge@ypnexthome.ca Follow me on Twitter at Twitter.com/SusanLegge Like us on Facebook Search: Condo Guide
» Shop the mortgage market to see what you can afford before you start your hunt; » Find a lawyer who is willing to review your offer and close the deal; » Don’t be persuaded by high-pressure sales tactics while you’re out shopping; » Determine which options and upgrades you want as part of your offer and ensure your lender will finance what’s required, if needed; » To save money, consider which upgrades you could purchase and install yourself after the sale closes. Some upgrades such as rough-ins and wiring inside the walls are easier to do before construction. Factors such as the cost of the home, neighbourhood, lot size and special features play a big role in your final decision. Determining which features your new house absolutely must have, and which features you could live without, should be among your first steps in the home-buying process.
FALL IN LOVE WITH CONDO HUNTING
MARLENE EISNER Editor
Marlene.eisner@ypnexthome.ca
This time of year is a busy one on the condo scene, with many new project launches and grand openings to see. If you’re in the market for a new condo, let autumn’s brilliant colours inspire you as you hit the streets, explore different neighbourhoods and discover what sets one condo apart from another. The best way to proceed is to visit as many presentation centres and model suites as possible. You may find each one more impressive than the last, so bring along a notebook or iPad and takes notes and photos. Keep a list of your must-haves. And ask questions. This is the builder’s chance to make a good first impression – and hopefully, a sale. Today’s model suites are very impressive. From the trendiest colour palettes and furnishings, to smart technology, lighting, unique storage ideas and efficient layouts, there’s a surprise awaiting you at every turn. If you see certain aspects in a suite design that lacks something you must have, not a problem. One of the great things about buying brand new is that your home has not yet been built. You don’t have to settle for less. You can choose the features, finishes, upgrades and options that will make your new condo unique to you, and truly a home. During your condo search this fall, take the time to talk with the builders about your dreams and desires, your personal vision of your perfect living space. You’d be surprised how much is possible with a brand new condo — it’s a clean slate upon which you can create your “dream home”.

DOWNTOWN UPTOWN Luxury condo living at The Signature – Tower Three – in Ambleside
estrich Pacific Corp. is excited to announce the launch of the 16-storey third tower of their The Signature project in Edmonton’s thriving Ambleside community in the Windermere area. No other area of the city is growing as rapidly in size and popularity as the Windermere area. And most fittingly, no other project in the area is like The Signature. 20 NEW CONDO GUIDE | VOLUME 23 ISSUE 10 | NewHomeAndCondoGuide.ca
The Signature project consists of three luxury high-rise condo towers, two of which are already built (8 stories and 12 stories, respectively). All three towers are unmatched in the area in size (they’re the highest buildings in Windermere), style, structure, living options, stylish amenities and enhanced finishes. The luxurious third tower will cater to people who want more space in a chic but affordable setting, including young professionals and those looking to downsize to a spacious but maintenance-free home. Tower Three is full concrete, and every suite in the
building has two bedrooms and two bathrooms. (They range from 850 sq. ft to 1270 sq. ft) The building has a two-storey entrance and its own fitness area with floor-to-ceiling windows. Additionally, all residents will have the benefit of underground parking. The suites come fully loaded with eloquent finishes and sensible features. All open-planned suites feature a contemporary colour package, with standard upgraded features like laminate in the main living areas, porcelain tile in the bathrooms and laundry room and quartz countertops in the kitchen and bathrooms. Kitchens come wrapped in luxury with a stainless steel appliance package and each suite has the added convenience of in-suite laundry. The Signature also backs onto a lake, bringing you the best of both worlds. In fact, you can live in a condo and enjoy a leisurely lifestyle with an abundance of walking paths and lush lakeside greenery, situated in your own backyard. Residents can escape to the nearby peaceful river valley and spend an afternoon at the River Ridge golf course that’s mere moments away.
The neighbouring Currents of Windermere offers one-stop-shop access to all your daily banking, dining, shopping, and entertainment needs, including Edmonton’s first VIP Movie Cinema. Plus, residents can appreciate quick, easy access to the International Airport, West Edmonton Mall, and South Edmonton Common via the Anthony Henday freeway, or take advantage of public transportation to get you where you need to be. The project officially launches on September 26, and already it’s in hot demand. To register for more information, visit sigtower.com or call 780-803-0888. You can also head down to see the existing two Signature buildings yourself, and experience high-rise living—with unparalleled views and convenience—firsthand. The buildings are located at 5151 Windermere Boulevard. NewHomeAndCondoGuide.ca | VOLUME 23 ISSUE 10 | NEW CONDO GUIDE 21

BRASS III has an excellent reputation as a builder of choice in the Riverbend/Terwillegar area. They know the community, they know the amenities and residents, and they know how to build great projects (they’ve built over a dozen projects in the area to date). This is amplified at The Leger. The Leger’s 60 units range from two-bedroom, two-bathrooms, to two-bedroom plus den plus two bathrooms, and are between 1,250 and 1,550 sq ft. All units features nine-foot ceilings, premier finishings like hardwood and tile floors, granite countertops, seven appliances (stainless steel appliances in the kitchen) and oversized balconies. All homes are self-contained, too, with their own hot water tank and heating system, and in-suite laundry. The building will also have low condo fees because there are no common amenities in the building—other than the heated underground parking. Instead, resources are put toward towards elements like soundproofing and improved construction materials. The Leger is in a prime location, in the heart of Terwillegar. MONEY MATTERS
Owning versus renting By Gail Vaz-Oxlade
Location, location Buying a home in a neighbourhood you don’t know well is one a common mistake. If you’re new in town, consider renting for six months or a year to get a feel for the area. If you like living there, you’ll feel more comfortable buying a home.
T
he housing market has gone wild with people panting for good investments opportunities. Slow down and consider all the angles before you dive into home ownership.
There’s something about money Did you see that? The issue has shifted from “shelter” to “profit.” That’s because people believe that a home is a good investment. While money is a key consideration, it shouldn’t be the only consideration. If you’re going to make the move from renting to buying, look at the dollars and cents. First there’s the straight calculation that compares the cost of carrying your own home (your principal and interest payments and property taxes) with the cost of renting one. Renters aren’t responsible for maintenance. Homebuyers also need to consider closing costs which include legal fees, land transfer tax, and other miscellaneous expenses that you avoid by renting. First and last months’ rent is also a ways smaller than the typical down payment on a home. Of course, when you own, no matter how small the principal portion of your mortgage is (and it’s miniscule in the early years), as long as the market is stable, and you’re not looking to make a quick sale, homeowners are building equity and increasing their net worth with every mortgage payment. And when you sell your principal residence one day, the money earned is tax-free. It’s a wonderful life When I was in my 20s, I lived in a neighbourhood that was suited to a single girl hell bent on a good time. Back then, renting was the perfect solution: one of limited responsibilities and commitment. Renting is virtually a worry-free existence – assuming you have a decent landlord. Home ownership is a responsibility that also brings a ton of warm, fuzzy feelings. It means you can put down roots. You have complete control of your environment so, yes, you can paint your living room red. 30 NEW CONDO GUIDE | VOLUME 23 ISSUE 10 | NewHomeAndCondoGuide.ca
Steady as she goes Your employment prospects should be stable before you consider buying a home. Home ownership requires a number of regular payments – mortgage, property taxes, utilities, maintenance and insurance. Missing any of these payments can trigger dire consequences. There are a number of financial factors to consider when it comes to the buying versus renting. But the decision involves much more than just running the numbers. You’ve also got to look at the emotional rewards and challenges of each alternative. I’ve been a renter and I’ve been an home owner, and overall I like ownership more.

INDUSTRY UPDATE
Positive signs for Edmonton market By Jim Rivait
S
ome days it seems like there are as many housing bubble stories circulating on the Internet as cute cat videos. The connection may not be obvious, but it’s really very simple – publishers are fiercely competing to get you to click on their links so they can earn ad revenue. The web makes it easy to count clicks and identify what attracts an audience. Then there is an irresistible incentive to serve up more of the same. Watching a lot of Grumpy Cat is fun for most folks, but a bombardment of Chicken Littlestyle scare stories about how the sky is falling is another matter. Especially when the vast majority of real estate news focuses on Toronto and treats cities like Edmonton as an afterthought. So, if Grumpy Cat and Chicken Little don’t mind taking a break from the spotlight, here are some facts about the Edmonton housing market that may surprise you. After the first seven months of 2015, new home construction is up 50 per cent over last year. The multi-family sector has surged, but single-family sales are on par with 2014 – a year that was busier than any since 2007. Not only are people buying new homes, there’s a shift to slightly higher priced homes, with the average up 11 per cent in the first half of the year. Edmonton’s performance in the resale home market is also better
than most of the province. Sales here are down about 10 per cent over the year, but that’s less than half of the decline across Alberta. Prices in our city are up 2.5 per cent so far as well, so the trend is positive. Housing markets are closely connected, so the performance of the rental sector is a good indicator of confidence. One of Alberta’s biggest landlords is Boardwalk Equities, with more than 12,000 suites in Edmonton alone. Boardwalk’s financial results show that across its portfolio, occupancy rates fell just slightly more than one per cent to 97.5 per cent. At the same time, major investors are pouring a lot of money into high-profile projects aimed at the rental market, especially downtown. Canada Mortgage and Housing Corp. (CMHC) expects rents to continue edging up in Edmonton even as new supply comes on stream. As a result, the cost of renting an average two-bedroom apartment – now more than $14,000 a year – is likely to climb. Rising rents are not great news, except to landlords, but they are another indicator of a healthy housing market. That view was confirmed by CMHC in a recent assessment of 15 Canadian housing markets. Edmonton was rated at low risk of a market correction, as were most other cities. Toronto was one of the exceptions,
34 NEW CONDO GUIDE | VOLUME 23 ISSUE 10 | NewHomeAndCondoGuide.ca
with risk levels rated as high. A lot of the national media is based in Toronto, so it’s no surprise that there are a lot of stories that take the Grumpy Cat view of housing markets across Canada, even for cities such as Edmonton, where conditions are much different. That’s something to remember the next time that another scare story shows up in your news feed. Maybe it would be better to click on the link to that hilarious cat video instead. The Canadian Home Builders’ Association – Alberta represents more than 1,500 business members including new home builders, renovators, developers, trade and supply companies, and professional services.

it literally. Westrich Pacific Corp., however, doesn’t mince words. When it says that its newest Prices ranging from project, Encore, will take things to the next level in $359,000 to $2.5 million downtown Edmonton, it literally means, the next level. on 2 bed/ 2 bath suites
Due to the high demand of its first downtown Register at tower, Ultima, Westrich decided to give the city an encoretower.com “Encore”. Located on 103 Street and 102 Avenue, Encore will be Edmonton’s tallest residential building. The 40-storey luxury glass tower, adjacent to the Ice District development, will set the standard for urban living in downtown Edmonton. The building’s footprint is in the shape of a cross, which means that thanks to the all-glass exterior, every unit is a corner unit. And with that sleek, allglass, triple-glazed window-walled exterior comes
163 beautiful and bright homes with high ceilings and floor-to-ceiling windows. (You just know the views will be spectacular.) Inside, the building features two colour palettes (light and dark). Flooring will be high-grade laminate with porcelain tile in the bath and laundry rooms. The high-end kitchen will feature quartz countertops, softclose, flat-panel contemporary cabinets and a gourmet stainless steel appliance package. All homes will also have forced-air with air conditioning, too, so no matter the climate outside, inside will always feel perfect. There are 10 penthouses and sub-penthouses in the building with private rooftop terraces. Those top floor suites will be spacious — penthouses start at 1,295 sq. ft and go up to 2,689 sq. ft. All other Encore suites are two-bedroom, two-bathroom and up (there are no onebedroom units), and range from 759 sq. ft to 1,500 sq. ft.
The luxury building will also include an interior and exterior amenities floor that will feature a threestorey lobby with concierge service, a sun deck with cabana, wading pool, exercise room and wet bar. The spectacular tower also happens to be in one of the most exciting, growing and happening areas of the city. Restaurants, gyms, shops, theatres, bars and of course the new arena are all within minutes of the tower, as are a supermarket, boutiques and the 104th Street Market. Encore is also the last site available in close proximity to the financial core. Encore will definitely cater to those looking to live a maintenance-free lifestyle, where everything is within walking distance. Young professionals and downsizers alike will find something in Encore that fits their needs and price point. (Suites will range from the high $300,000s to $2.5 million.) While Encore won’t be ready for occupancy for a few years, the project already has 1,500 followers. Presales are set to begin in early October, and Encore is poised to have the Edmonton condo market buzzing with excitement this fall. To register for more information — and to be kept up to date with the project — visit encoretower.com.

Edmonton’s best downtown location At 33 stories, Fox Two occupies the centre of Edmonton’s most sought-after downtown neighbourhood — the 104 Street Promenade. Situated on the corner of 102 Avenue and 104 Street, it is the last major tower to be built on this popular street. Fox Two is the final and taller phase of Langham Developments’ Fox Towers project. The first phase — Fox One — is currently under construction and almost sold out. Edmonton’s 104 Street Promenade was one of 4 finalists on the 2013 list of Great Streets in Canada, and is home to eclectic shops, restaurants and a summertime street-wide farmers’ market. Boasting a walk score of 98/100*, residents also enjoy unparalleled walkable and LRT access to the best of Edmonton, including the highly anticipated downtown arena. Another Langham development, Icon Towers completed in 2010, was instrumental in hastening the rejuvenation of this popular neighbourhood, and the Fox Towers project will further cement its popularity.

AWARDS OF EXCELLENCE IN HOUSING
FINALISTS ANNOUNCED The Canadian Home Builders’ Association – Alberta is pleased to announce the 75 finalists for the 2015 Awards of Excellence in Housing presented by RBC Royal Bank. More than 400 entries were submitted for judging by over 140 industry members. Winners in the 25 individual categories plus three prestigious Builder of the Year Awards will be announced September 18 at BUILD 2015 in Jasper. “This year we have finalists from all six of the local home builder associations from across the province. That demonstrates the tremendous pride our builders, renovators and developers take in their work. Our Members are competing to be named Alberta’s best in a range of categories that reflect the options available in today’s marketplace. The single family home award categories start with homes priced at under $250,000 without lot or GST and go up to beautiful estate homes selling for more than $1.5 million. Other sectors of the housing market are well represented with awards for the best multi-family, green home, community developments and renovations,” said Tally Hutchinson, President, CHBA – Alberta. The Calgary Region leads this year’s competition with 34 finalists, followed by Edmonton Region with 29, Lethbridge with 8, two for Central Alberta and one each for Grande Prairie and Medicine Hat. The highlight of the evening is the announcement of the Builder of the Year Awards for the best overall scores in the competition. CHBA – Alberta will present awards to the top multi-family, small-volume and the Ralph Scurfield Award to the large-volume builder. The finalists and winners will be at the awards ceremony. “Alberta builders are always looking for new and innovative ways to satisfy consumer demand for attractive homes that suit their individual lifestyles and budgets. This year’s award finalists are wonderful examples of the projects produced by the province’s highly competitive residential construction industry. Whether you are looking to buy or renovate a home, you will find lots of great choices by starting with a visit to the show homes and websites of this year’s finalists,” said Jim Rivait, CEO, CHBA – Alberta. CHBA – Alberta is also thrilled to announce the finalists for the Safety Leadership Awards. Nine companies are finalists for the awards sponsored by ATCO Gas. The awards will also be presented at BUILD 2015, CHBA – Alberta’s annual conference.

CONDO SENSE
Condos for the 50-plus crowd 5 great reasons why now is the time to buy new By Marlene Eisner
T
hink new condos are only for young first-time homebuyers or investors? Well, think again. A 2012 Canada Mortgage and Housing Corp. (CMHC) study revealed in its 2006 census housing survey that while 17 per cent of condominium owners in Canada were under the age of 35, a whopping 30 per cent were 65 or older. This news is not really surprising considering many in this demographic have downsized from a large home to take advantage of the maintenance-free living of condo life. But why wait until 65? With so many new projects to choose from, now is a great time for anyone entering their fifth decade to consider purchasing a condo.
Whether you now own a large home or you are a dedicated renter, here are five reasons why a new condo could be for you: Easier to clean. Many of the units available in new builds are small and compact, between 500 and 600 sq. ft. A smaller space is a snap to clean. Accessibility. This doesn’t just mean elevators. It also means new projects are located in choice neighbourhoods close to transportation, shopping and entertainment. You can have everything you need, right outside your door. No maintenance. And that’s a blessing. Who wants a lawn to take care of or a driveway to shovel? Amenities. Nothing says convenience like a swimming pool, gym, doorman, security and party room at your disposal. And depending on your budget, the sky’s the limit on how many amenities are in your condo — all of which are available to you regardless of the size of your unit. Affordability. With such a range of price points, a new condo is an affordable option to finally putting down roots and calling a place your own.

MAKE YOUR MOVE
DIY or go with a pro? By Chuck Resnick
With moving comes packing. Some people want to pack their own items, while others prefer to leave it to a pro. Weigh the pros and cons before you decide. DIY packing only saves money if your items make it from Point A to B in one piece. Moving companies will not be responsible for items damaged due to your poor packing skills. A critical element in packing is taking into consideration how far and long the items will remain in the boxes during transit. Consumers often underestimate how much jostling their items will endure on the road. Accessories like lamps may seem to be packed well, but may shift inside the carton and break or chip as a result.
Professional packers make it their business to know what is best for various categories of items and they pack accordingly. Having your mover pack your stuff also offers the peace of mind in knowing that if damage occurs, your possessions will be repaired or replaced. When done properly, the DIY method is more economical. If you’re able to pack yourself, ensure you have the proper materials. Your list of must-haves will include tape dispensers, packing paper, markers, pads/blankets and bubble wrap. Whether you choose to pack yourself or have your mover do it, choose a company with a solid track record for providing topnotch service.

IN THE NEWS
Luxury home sales up
S
ales of homes priced over $1 million were up yearover-year in Canada’s largest markets in the first seven months of the year, with the exception of Calgary, where sales in the $1-million range decreased 28 per cent over the same period in 2014. In Toronto and Vancouver, Canada’s two largest luxury markets, sales of homes priced $3 million and up, saw impressive gains, up by 119 per cent and 79 per cent respectively, between January 1 and July 31. The increase of sales at the top-end of the luxury market can be attributed to two factors: overall price appreciation driven by low inventory and high demand for singlefamily homes; and high demand for luxury homes from foreign buyers. In Calgary, a healthy 2.3 to 2.5 months’ supply of inventory in the $1-million-plus range has brought a more balanced market to the city. “What we’re seeing in Calgary is that luxury buyers are not witnessing a notable decrease in prices, but there is less pressure and stress for buyers during the negotiation process,” says Elton Ash, regional executive vice-president, Re/Max of Western Canada. “We’re
seeing that normal conditions like home inspection and financing, which were rarer when buyers were frequently in competing offer situations, have become part of the normal negotiation process again.” Re/Max brokers and agents reported that foreign buyers have continued to drive demand in the Toronto and Vancouver luxury markets in the first half of 2015. These buyers, primarily from China, are typically families with children who are relocating to Canada to live. Although foreign buyers are less active in Montreal’s luxury market compared to Toronto and Vancouver, Re/ Max brokers and agents have reported a substantial increase in foreign buyers in Montreal during the first seven months of 2015. Its relative affordability, aided by the strength of the yuan compared to the Canadian dollar during this period, make the city a good value.

New mailbox fee on hold Canada Post gives new homebuyers a reprieve on $200 community mailbox payment By Marlene Eisner
I
f the thought of going outside to get your mail in the dead of winter makes you shiver – not to mention having to pay an additional fee to cover the cost of said community mailboxes – maybe this news will warm you up. According to the Canadian Home Builders’ Association (CHBA), discussions between it and Canada Post have resulted in a reprieve until January 2016 for new homeowners having to pay a $200 Community Mailbox (CMB) fee. “We are very pleased with this outcome — this is an important victory for CHBA and Canadian homebuyers,” says Kevin Lee, CEO, CHBA. “Very importantly, we also send kudos throughout CHBA at the local, provincial and national levels of our Association for the collective effort.” In late 2012, Canada Post announced its intention to charge new-home buyers a $200 Community Mailbox (CMB) fee per mailbox that would be collected during the subdivision process in brand new residential and commercial developments. 74 NEW CONDO GUIDE | VOLUME 23 ISSUE 10 | NewHomeAndCondoGuide.ca
Upset by another additional cost when government charges and fees on new homes are already substantial and increasing, the CHBA and its members began a vigorous campaign against the initiative. It seemed to work, at least in the short-term. In July 2013, Canada Post agreed to suspend the CMB fee until January 1, 2014. The one-year suspension saved the industry and new-home buyers tens of millions of dollars in 2013, which prompted the CHBA to first try and convince Canada Post to reduce the fee, and eventually, actively oppose it outright. While the reprieve is welcome news for new homebuyers, the decision is not set in stone. According to CHBA, Canada Post stated that although the fee is not a necessity right now, it could become so when the crown corporation reviews its financial position in 2019. Yet another great reason to not put off buying a new home for much longer.
It’s not rocket science, but we can’t promise some chemistry won’t be involved!
