Much like that bank commercial that says, “You’re richer than you think,” a new home may be more affordable than you originally thought. Perhaps you need only to change your definition of “home” to get into the market.

While a detached home is the traditional choice for many, highrise and lowrise suites, lofts and townhomes have become a prime choice among first-time buyers and empty nesters in the market for new place to call “home.”

Not only do townhomes and condos afford you the opportunity to live in a prime neighbourhood at a great starting price, but when it’s time to up-size, you can often opt to remain in the same neighbourhood, which isn’t always the case for buyers in the single-detached market.

Today’s communities generally have a range of sizes and prices that start at the “affordable” end of the spectrum. Many builders and developers are celebrating grand openings and have new communities available for quick occupancy. It’s an exciting time to be shopping for a new place, so don’t miss this excellent buying opportunity.

A home is one of the biggest financial investments you’ll make in your lifetime, so it’s understandably intimidating for first-time buyers. But it doesn’t have to be if you’re well prepared.

Start the process by speaking with a financial adviser to determine how much home you can realistically afford. This does not necessarily mean spending the amount you get pre-approved for by the lender. If you enjoy dinners out or travels abroad, factor your lifestyle into the budget.

Next, think “location.” Where you choose to settle down will impact your lifestyle while you live there, and it will also affect the resale value if you ever choose to sell.

Again, factor lifestyle into your decision. Do you rely on public transit to get around? Do you wish for greenspace nearby? Perhaps you’d like to live close to family, or your workplace. Choose wisely – while you can change the look and layout of your home relatively easily, you can’t change its location.

Speaking of layout, study the floor plans and tour the show suites to evaluate the flow of space. Think about how you live from day to day, and the furniture you’d like your home to have. If the layout doesn’t suit your lifestyle, either keep looking, or see if changes can be made. The beautiful thing about buying pre-construction is that your suite hasn’t been built yet, which means your preferences can often be built right in.

Edmonton still going strong

E

dmontonians are demonstrating their continued confidence in the Capital Region’s bright economic future by investing in new homes.

Builders have started work on 8,000 new homes so far in 2015 – a surge of more than two-thirds from already-strong levels last year. Interest in the multi-family sector is driving a lot of that activity, but single-family construction is up a solid five per cent with almost 2,500 home starts.

That strong performance isn’t what some housing market analysts expected back in January but the Alberta economy has shown great resilience in the face of lower oil prices. A look at the fundamentals helps explain why.

For one thing, the province continues to be seen as a beacon of opportunity. Alberta gained another 6,700 in population in the first three months of the year because of people voting with their feet – more people moved to the province than moved out. A rising population creates demand that helps generate new investment and employment.

The labour market is also a sign of strength. A year after oil prices dropped from $100-plus a barrel, Alberta’s economy has created 38,000 new jobs – 6,000 of them in Edmonton. The province’s 5.8-per-cent unemployment rate is a full point below the national average, and only Saskatchewan and Manitoba boast lower levels.

Homebuyers today also benefit from low interest rates. It seems hard to believe now that in the 1980s, homebuyers faced five-year mortgage rates of more than 15 per cent, and some unlucky buyers locked in at rates higher than 20 per cent. That was like having your mortgage on a Visa card.

Financial institutions now offer five-year rates of about 2.75 per cent, and that allows borrowers to make rapid progress on paying off debt.

To keep the math simple, let’s use $100,000 as the loan amount and a plan to pay that off in 25 years.

In the first year of a 15-per-cent mortgage, less than $500 would be knocked off the principal, and interest charges over 12 months would top $14,000. At 2.75 per cent, a homeowner would pay off almost $2,800 in principle in the first year – interest charges would be less than that.

Edmonton also remains an attractive market compared to many Canadian cities.

A recent RBC Economics report shows that buying a standard two-storey home here would require a qualifying income of about $84,000. Payments for the mortgage, utilities and taxes would eat up about 35 per cent of a household’s monthly payments.

Buying the same house in Toronto would require income of $146,000 and payments would consume 67 per cent of the family budget. The numbers are almost off the charts for Vancouver.

Housing starts spike in the Prairies

T

he lazy days of summer have been anything but quiet on construction sites across Canada – particularly in the Prairie provinces, where housing starts spiked to 48,384 units in June, up from 37,889 in May, according to Canada Mortgage and Housing Corp.

(CMHC). Nationally, starts reached 183,959 units in June versus 179,908 the month prior. CMHC attributes the increase to a boost in condo construction, counteracting the drop in single-detached starts.

“The trend in housing starts increased this month as multiple starts trended upward, offsetting a downward trend in single-detached home starts,” says Bob Dugan, CMHC’s chief economist. “The rise in the trend of multiple starts reflects a 53-per-cent increase in seasonally adjusted multiple starts from February to June 2015.

Seasonally adjusted multiple starts are at their highest level since September 2012, but are expected to moderate over the coming months.”

CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for swings in monthly estimates and obtain a more complete picture of the state of Canada’s housing market. In some situations analyzing only SAAR data can be misleading, as they are largely driven by the multi-unit segment of the market, which can vary greatly from month to month.

The standalone monthly SAAR was 202,818 units in June, up from 196,981 units in May. The SAAR of urban starts increased by 3.2 per cent in June to 188,720 units. Multi-unit urban starts increased by 3.7 per cent to 130,933 units in June, while the single-detached urban starts segment increased by 2.0 per cent to 57,787 units.

In June, the seasonally adjusted annual rate of urban starts increased in British Columbia, Québec, the Prairies and Atlantic Canada, while it decreased in Ontario.

Rural starts were estimated at a seasonally adjusted annual rate of 14,098 units.

What first-time homebuyers need to know before getting a mortgage

C

ontinuing low interest rates present a window of opportunity for first-time homebuyers, but before you begin touring homes or hire a real estate lawyer, you need to get pre-approved for a mortgage.

Once you’ve been pre-approved, remember that this is the absolute maximum amount a bank or mortgage broker would be willing to give you – and the mortgage payment at that top price is often outside of people’s comfort zones, when it comes to their personal budgets.

To ensure you’re not strapped for cash and become house poor, try to buy something at a lower price point.

Your budget will especially thank you when – not if, when – interest rates go up.

Finance officials and economists have said for years that an interest rate hike was on the horizon. Since our economy follows the U.S.’s, the Bank of Canada will watch what the Federal Reserve does then go from there. It’s predicted that our prime rate could go up by as much as 1.25 to 1.50 per cent, though, which would affect anyone who had a loan attached to prime (variable mortgage, bank loan or line of credit). First-time homebuyers thinking of taking advantage of a low variable mortgage rate this year, should first run the numbers to see if you could afford this potential increase.

According to the Canadian Real Estate Association, the average home price in Canada is slightly more than $413,000. If we plug that number into a mortgage calculator, put down 20 per cent and choose a five-year variable rate (2.09 per cent, for example), your monthly mortgage payment would be $1,413. Now, if prime went up by 1.50 per cent, so would your mortgage rate. If yours went up from 2.09 per cent to 3.59 per cent, your monthly mortgage payment would go up to $1,665 – that’s $252 per month or $3,024 per year extra that you’d need to find in your budget.

Imagine how difficult that would be to come up with, if you’d already purchased something at the top of your max budget. And fixed-rate mortgage holders won’t be immune to the interest rate increase, either – those will likely go up, too, but you’d be protected from that until

your mortgage came up for renewal.

Still, I wouldn’t be surprised if we saw more people go fixed this year, in light of this potential interest rate increase. Even if it weren’t on the horizon, it’s always best to stress test a mortgage before you buy. A good rule of thumb: if you can’t afford a two-per-cent interest rate hike, you may want to look at a home within a more appropriate price range.

t’s time to dispel some organizing myths that may be keeping you stuck and getting in your way of a more organized life. I’ve focused on the five most common

beliefs about organizing, so you can get clear on what works and what doesn’t. Once we bust the myths, you’ll be on your way to organizing yourself like a pro.

Containers will always get you organized.

FALSE. Contrary to what the ads want you to believe, containers alone are not the answer to your organizing dilemmas. In fact, they can become part of the problem. Let’s take Nancy for example. She purchased several large plastic containers to organize all of her craft supplies and memorabilia.

But she still couldn’t find what she was looking for when she needed it.

Nancy mistakenly thought all she needed to get herself organized was a few containers. But what she really needed was to learn a bit about organizing.

Before you go out and spend money on containers or other organizing products, do some preliminary work and planning. The first thing I recommend is doing the purge. Only when you know exactly what it is you need to store, how much of it, and where the most suitable location is to store it, should you go out and purchase containers. And don’t forget to measure first. Bringing home the wrong containers for the job simply creates more clutter.

Multi-tasking is always productive.

FALSE. Although useful in some situations, multi-tasking can cause you to lose your focus and make costly and time-consuming mistakes.

When working on important tasks, multi-tasking is probably not a good idea. Some things require your undivided attention.

Multi-tasking distracts us from being in the present moment, which can drain our energy and leave us feeling exhausted and unfulfilled.

Next time you are participating in an activity, be with that activity rather than thinking about all the things you should be doing instead, or have to do later. Resist the habit of trying to do two things at once.

Edmonton housing market reaches a turning point?

F

or the first time in 2015, the Realtors Association of Edmonton has recorded an increase in year-overyear reported sales for the month. Total sales in June 2015 reached 2,008, up 2.4 per cent over the 1,961 sales reported in June 2014. Of these, 1,243 were singlefamily sales (up 2.1 per cent over 2014), 572 were condo (up 1.6 per cent more from 2014) and 156 were duplex/ rowhouses (11.4 per cent more than 2014). June sales were also up 13 per cent from figures reported in May. “We finally saw prices take the expected small dip month over month that we have been waiting to see due to lower sales and higher inventory. Prices still remain higher than the same time last year, and with sales ramping up again and inventory starting to settle, we likely won’t see our prices drop much more than this,” says Geneva Tetreault, president of the Realtors Association of Edmonton.

Single-family prices were up two per cent year-overyear at $444,862 for June 2015. Condo prices continue to remain static at $255,662. Duplex/rowhouse are still popular and have seen price growth of two per cent year over year. June prices have dropped slightly from May by 1.4 per cent for single-family, 0.1 per cent for condo and 0.8 per cent for all residential.

Edmonton’s housing inventory is at a healthy level, at 7,177 by the end of June 2015, down from 7,303 in May. All residential listings were up year-over-year by 7.7 per cent but down 3.6 per cent month-over-month.

There is currently just over three and half months’ supply of inventory, meaning it will take 3.5 months to sell the homes currently on the market.

Low mortgage rates and a healthy selection means that people are realizing that this is still a good time to buy “The reality of what we are seeing in the market is that the slight hesitation from buyers that came with the drop in oil prices is lessening. Edmonton has not been hit nearly as bad as what many predicted, and buyers are becoming more confident that our market won’t plummet. This renewed confidence coupled with low mortgage rates and a healthy selection means that people are realizing that this is still a good time to buy.”

Tetreault continues, “People move when their lifestyle warrants a change. This will always be true.

There are always buyers and sellers, no matter what the market looks like or what analysts predict.”

The average number of days on market for all residential property types was up again in June, at 49.

Single-family homes too 46 days to sell, up from 43 in May. Condominiums were averaging 52 days compared to 49 in May. Duplexes/rowhouses took an average of 50 days to sell.

t’s a scary question many homeowners are afraid to answer: how much will your mortgage interest total over the lifetime of your mortgage? Well, wonder no more – a recent poll from BMO Bank of Montreal has the answer: $60,000.

It’s not surprising that British Columbians are paying the most mortgage interest, since house prices in that province are the highest in the country, he says. The average was $623,000 in April, compared with $437,000 nationwide.

“In any interest rate environment, it’s important that Canadians stress-test their mortgage against a higher rate to ensure they can afford it over the long term,” says Martin Nel, vicepresident of personal lending and investment products, BMO Bank of Montreal.

Average age of mortgage freedom inches higher: On average, Canadians expect to become mortgage-free by the age of 59 – up from 58 in the last two years. One-third (31 per cent) expect to still be making mortgage payments on their 65th birthday.

I

t’s not often you come across a housing development smack dab in the middle of an urban park.

In fact, there hasn’t been a project like that in Metro Edmonton until Cove Properties’ new townhome development, Silverleaf at Jubilee Park. It’s arguably the nicest townhome site you’ll ever see. It’s literally right in Jubilee Park, on a 2.5-acre site that’s bordered on both sides by the park.

The 41 townhomes have been designed with a keen focus on affordability and aesthetics. Cove Properties owner Clay Hamdon says they really focused on architecture on this project, “so the back of the homes looks as nice as the front.”

Now, those viewing the project from anywhere in the park are as blown away by the project as those lucky enough to live there.

“Let’s face it. The back of homes are usually boring, but we took the time to create something different, something interesting. It’s rare for singlefamily and townhomes to be designed like that. But we wanted people in the park to look at the project and see something lovely.” As such, Silverleaf townhomes have different design elements like bellyband trims, big decks and interesting siding.

The condo project started one-and-a-half years ago, and is now completely finished. There’s no more construction – all landscaping is finished, the asphalt is in, decks and mailboxes are done too. As Hamdon says, “there’s nothing more to do, that is, except for the last 15 units in the project to find owners!”

All 15 units are 1,409 sq. ft. with single-attached garages and adjoining driveways. They’re all two-storeys with three bedrooms, two and a half bathrooms and a full (undeveloped) basement. Of special note: basements have nine-ft. ceilings.

Silverleaf at Jubilee Park townhomes follow a modern aesthetic, with clean lines, upscale cabinetry, hardwood floors, quartz countertops (in most) and stainless steel appliances. There are two or three colour schemes to choose from.

Since Silverleaf is a condo project, these homes are maintenance-free with the modest condo fees going toward upkeep on the buildings and grounds. This makes Silverleaf perfect for young families or empty nesters looking to downsize. It’s also great for anyone who wants to be a hop, skip and jump away from a multitude of outdoor activities including picnic sites, Frisbee golf, walking trails, skating and sledding, and a large children’s playground.

Silverleaf at Jubilee Park is also located close to schools – within walking distance, in fact – and a myriad of amenities like grocery stores, restaurants and various professionals. It’s also between Highway 16 and Highway 16A, making it perfectly situated for commuting to Edmonton or heading out to the mountains.

The 15 units left start in the low $300,000s and range to $334,900.

The price difference depends on finishes and location of the homes.

Not that location in the project really matters, says Hamdon.

“Every time I go to the site, stand on those back decks, it’s dead quiet; 60 acres of park, creek, lake, ravine… it’s like living in Hawrelak Park, and while that’s not possible in Edmonton, it is in Spruce Grove. The view alone is worth the price of the homes, and then some! And every one of the remaining units has this feature. It’s really quite unique.”

3 mistakes people make when choosing paint colour

oes the thought of choosing a paint colour turn you yellow with fear?

“When it comes to paint colour, many people are so afraid of change that they end up sticking with the same colours for years,” says Martin Tustin-Fuchs, brand manager, Dulux Paints. “Yet, all they often need is a bit of guidance to get out of their colour rut and adopt a more current look for their living spaces.” Here are three common mistakes people make when choosing paint colour and how to avoid them:

1. Choosing a paint colour out of context. Taping a small paint swatch to a wall won’t help you choose the right colour for your room. Instead, examine paint chips against furniture, rugs and countertops, making sure to test the colours in direct, indirect and artificial light at all times of day.

2. Playing it safe with neutrals. Neutral paint colours are a popular choice, yet there are times when a more saturated colour may bring out the best in a room. Introduce colour to your walls with “new neutrals” – whites, beiges or greys that are infused with a small amount of colour such as lilac, sage or blue.

Take a neutral room up a notch by painting an accent wall a deeper shade of the wall colour or a more vibrant, coordinating colour.

3. Failing to consider a room’s function. Will you be playing, sleeping, eating or relaxing in the space to be painted? Make sure you choose your colour accordingly.

Yellow, red, orange, soft grey, violet, blue and green are known to be more conducive to appetite-building, entertaining and conversation, making them good choices for the kitchen and any main-floor living space. Bright red will energize and stimulate kids in a playroom, while cooler blues have a calming, serene effect ideal for a bedroom. Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse.

05 Multiply this figure by the amount you need to borrow. Divide by 1,000.

02 Divide by three. This figure is the monthly payment you can afford to make on your condo.

06 Add to this your estimated monthly heating costs and monthly property taxes.

03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.

04 Refer to the chart above. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice.

(Most first-time buyers take the 25-year amortization.)

Bear in mind that this is a rough estimate.

If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
