In a hot real estate market like Edmonton’s, the term “get it in writing” has never been more important. In the case of a new condo purchase, your Agreement of Purchase and Sale is a contract that spells out the terms between you and your developer and/or builder. Without it, if there is a misunderstanding or disagreement, it’s impossible to prove what was agreed upon.

Since buying a new condo is more complicated than a resale purchase, where a home likely already exists, there is no set Agreement of Purchase and Sale or standard contract. In some provinces, builders may have standard contracts prepared by the local home builders’ association or their new-home warranty program. Builders and developers often prepare their own agreements, which can vary from one company to the next, and from province to province.

Before you sign a contract, review it carefully with the builder and ask questions to make sure you fully understand it. Your next step is to then take it to a real estate lawyer and have it reviewed. Once it is signed it becomes a legal document, so seeking the services of an experienced lawyer is an important step toward ensuring that your condo purchase goes smoothly.

f you purchased a home in 2009, your mortgage is likely going to come up for renewal soon. If he hasn’t already done so, your lender will start popping early renewal notices into your mailbox – usually within the last 30 to 120 days of your current mortgage term. And while the renewal slip makes the process all too easy (you just sign the offer and send it back), it’s not in your best interest to accept this offer.

For starters, the lender who had the best mortgage rate for you before is almost never the same lender who will have the best mortgage rate for you at renewal time. It’s sad – if you’re someone who stays loyal to lenders, that is – but true. On those mortgage renewal slips you find in your mailbox, lenders offer an average of only 0.25 per cent off their posted rate – that’s nothing, in comparison to the rates you can find online or from mortgage brokers across Canada. Unfortunately, lenders market their renewals as being easy and convenient, which is something most consumers are attracted to. But how much would it hurt to later find out you could’ve gotten a full one per cent or more off your rate, if you’d taken the time to shop around and negotiate?

The lender who had the best mortgage rate for you before is almost never the same lender who will have the best mortgage rate for you at renewal time. It’s sad – if you’re someone who stays loyal to lenders, that is – but true.

Besides just the mortgage rate, it’s also unlikely that your current lender will be the one to offer you the best mortgage product for your needs at renewal time. Think about it this way: your financial goals from when you took on your current mortgage term were likely much different than what they are today, right? You could be at a completely different stage in your life now. Well, the same can be said for your lender. It’s convenient to stay with your current lender, but the terms and conditions your existing lender offers may no longer suit your needs. Consider all your mortgage needs – the rate and prepayment options – and go with the lender who can offer everything you’re looking for.

One thing to keep in mind: if you don’t renew your mortgage with a new lender before the date your current mortgage term expires, your lender will automatically renew you for another term with them. A week isn’t enough time for most mortgage brokers to switch your mortgage from one provider to the next, so start shopping around early and make sure you find the best mortgage rate and terms for you.

e’re big proponents of condominium and townhouse living.

Aside from the lifestyle benefits, a home in a multi-family residential building is significantly more financially accessible than a singlefamily home. However, there are other monthly costs associated with multi-family home ownership.

In addition to the initial costs that apply to buying any type of new home, such as legal fees, property transfer tax, and federal and provincial taxes, you will also need to factor in condo fees to your monthly mortgage payments and monthly allowance for your property.

Condo ownership is a common type of legal ownership that was designed to equitably distribute the costs of the day-to-day upkeep and long-term maintenance of a jointly owned building and property. Condo fees, which are due each month, cover expenses such as alarm monitoring for the front door, annual building envelope inspection, janitorial services for all common spaces such as the lobby and corridors, common property building insurance, fire equipment maintenance and testing, electricity, landscaping, mechanical equipment maintenance, snow removal, window cleaning, etc. These costs would apply to most base-level new condominium buildings.

Some new condo buildings come with extra amenities such as a 24-hour concierge, indoor pool, lounge area, media room, fitness centre and perhaps a rooftop garden. These are all additional expenses that will be reflected in the monthly condo fees to be shared by every legal owner.

While home ownership is an incredible and worthwhile investment for your lifetime, you’ll want to be realistic about how much you can afford each month While you’re visiting presentation centres to scope out your new home options, be sure to ask the sales team about the estimated condo fees for the home you are interested in purchasing. Condo fees are based on the size of the home, so the fees will vary from one plan to the next. Once you know the fee, add it to your monthly mortgage payment and property taxes to determine if you can afford the home you want.

Based on their experience (and legal obligation), the condominium builder will provide an estimated dollar value for the fees each month, but keep in mind that condo fees do fluctuate to represent the actual costs of maintaining the building over time. The builder will hand over the operation of the condo once a minimum number of homeowners have moved in, and at that point, you and your fellow homeowners will be in control of determining and managing your condo budget within the regulations of Alberta’s Condominium Property Act. So when you’re considering your first new condo purchase, be sure to list all of your initial expenses as well as your projected monthly expenses.

Ensure that you can afford the monthly cash-flow. While home ownership is an incredible and worthwhile investment for your lifetime, you’ll want to be realistic about how much you can afford each month. This will ensure that it’s a positive, stress-free experience in addition to being a great investment.

solar power. Kyle Kasawski, general manager of Landmark Power, welcomed guests to a “solarbration” where attendees were offered a chance to tour Landmark’s rooftop solar installation at the 95th Street Landmark Business Centre.

The building features solar awnings on the southfacing facades on each of its three levels, with a total of 159 solar panels making up the solar awnings. The roof features another 351 solar panels, bringing the total count to 510 photovoltaic solar panels.

“Here, we have replaced lazy building material with hard-working solar panels,” Kasawski explained. “They generate electricity and shade the building.”

Kasawski puts that into perspective: “To get the equivalent energy out of this system, we could set up 84 treadmills in the parking lot, connect them to generators and have our staff run on them. If Landmark’s team runs on those 84 treadmills for eight hours per day, five days per week, with weekends and stat holidays off like any hardworking team, we’d need to keep those treadmills going for eight years, seven months and six days.

At a minimum wage, we’d have to pay $11,592,000 to keep those treadmills running.”

Solar power is clean, sustainable energy and it just makes sense to use the natural resource that is available to Albertans – which Kasawski points out, is the sunniest province in Canada.

Kasawski also noted that as a financial investment, the system

will provide a stable five-per-cent return on investment, generate more than 144,000 kWh per year, and reduce the operating costs of the building by more than $15,000.

“I’d like you to think about a rail car full of coal,” Kasawski said. “Have you got that image in your mind? Burning coal is the most common way we generate electricity in Alberta. The solar panels on the 95th Street Landmark Business Centre will keep 25 rail cars of coal in the ground and keep their toxic emissions out of the air we breathe. It is a win in every way.”

Bank of Canada maintains

OVERNIGHT RATE TARGET AT ONE PER CENT THE BANK OF CANADA HAS ONCE

again announced that it is maintaining its target for the overnight rate at one per cent.

The Bank Rate is correspondingly 1 1/4 per cent and the deposit rate is 3/4 per cent.

Inflation is close to the twoper-cent target and is evolving as the Bank anticipated in its July Monetary Policy Report (MPR).

Recent data reinforce the Bank’s view that the earlier pickup in inflation was attributable to the temporary effects of higher energy prices, exchange rate pass-through, and other sector-specific factors rather than to any change in domestic economic fundamentals.

The global economy is performing largely as expected. The recovery in Europe appears to be faltering as the situation in Ukraine weighs on confidence. In the United States, a solid recovery seems to be back on track, with business investment now making a significant contribution to growth.

Global financial conditions remain very stimulative and longer-term bond yields have eased even further.

second quarter after a weak winter, supported notably by stronger U.S. investment spending and the past depreciation of the Canadian dollar. While an increasing number of export sectors appear to be turning the corner toward recovery, this pickup will need to be sustained before it will translate into higher business investment and hiring. Meanwhile, activity in the housing market has been stronger than anticipated. The Bank still expects excess capacity in the economy to be absorbed during the next two years.

Overall, the risks to the outlook for inflation remain roughly balanced, while the risks associated with household imbalances have not diminished.

The balance of these risks is still within the zone for which the current stance of monetary policy is appropriate and therefore the target for the overnight rate remains at one per cent. The Bank remains neutral with respect to the next change to the policy rate: its timing and direction will depend on how new information influences the outlook and assessment of risks.

The next scheduled date for announcing the overnight rate target is October 22.

Which ones give you the best bang for your buck?

e are living in a world where customization and individuality is sought in almost every consumer product in the world. From cellphone covers to running shoes to vehicle options, there is an abundance of choice. New homes are no different, and builders have long realized that giving buyers the ability to make upgrades is essential.

Entering into a firm offer to purchase a new condominium is only half of the work. The most exciting part of a new-home purchase for a buyer is going to the design centre and choosing colour schemes, finishes and upgrades. And, to make things easier, an interior designer pre-selects all floor, tile and wall finishes/colours, grouping them into three or four beautifully coordinated packages.

However, there are rules and bylaws for condominiums that prohibit certain unit upgrades and renovations after you move in, and you will require the approval of your condo board to proceed. It is therefore recommended that upgrades be done through the builder to save time and avoid potential issues such as warranty concerns.

For instance, if you move in and then decide to replace the tiles in your bathtub or shower using your own contractor, and over time there is water leakage caused by this work, the builder and your warranty provider may not cover the damage. Keeping the warranty in place for all components of your condo is a major advantage of upgrading through the builder. The question then becomes: which upgrades make the most sense for your real estate investment? Whether you decide to inhabit the unit, rent it out, or flip it on a quick sale, upgrades may protect the value of your investment and increase its saleability in the future.

APPLIANCES Stainless steel appliances are the most

common upgrade. These can make your unit more attractive, and a quicker sell among your competitors within the same building. They are durable, rust-proof, non-porous, easier to maintain and aesthetically pleasing.

FLOOR PLAN MODIFICATIONS New condo units are less likely than new houses to permit interior layout changes.

However, minor floor plan modifications to a condo unit always prove to be beneficial in the long run. For example, adding a door to enclose a den enables the space to become a guest suite, nursery or private office.

FLOOR FINISHES Buyers always question why there is

living space of your unit. Hard floors are more hygienic and significantly increase the resale value of the home. It is best to have the builder perform this upgrade. If you do it yourself, you may have a difficult time matching the type and colour of flooring.

KITCHEN FIXTURES AND HARDWARE The most sensible upgrades to a kitchen are material finishes and cabinetry extensions. It is certainly a plus if your unit has more cabinet space than a competitive unit. Builders also offer kitchen island upgrades that add functionality and storage space. Some other notable upgrades to the kitchen are: undermount sinks, backsplashes, stone counters like Corian, granite or quartz, and drawer and cupboard dampeners.

WHEN MOVING, EVERYONE WINS PLAYING BY THE RULES

W

hen hiring a professional mover, you expect to have your possessions packed and/or transported safely.

It is a common expectation, also shared by your movers. However, sometimes movers may be unable to take some of your belongings onto their truck.

Let your mover know where the loading/ unloading zone is, or whether they will have to walk items through the lobby to get to the elevator.

The more your mover knows ahead of time, the more accurate their estimate will be.

Federal and provincial regulations prohibit movers from transporting hazardous materials such as, but not limited to, propane canisters, flammables and gasoline cans unless they are empty of fuel, as well as paints, solvents, firearms or anything deemed to be a “hazardous material.” It is important for consumers to understand what can and cannot be moved beforehand.

Movers also establish their own guidelines. At Two Men And A Truck - Canada, it is challenging for us to secure plants on our trucks and we prefer not to move valuables such as jewelry, stocks, bonds and cash, as examples. Common sense dictates that these are items you would want to take yourself.

If you have items of extraordinary value such as paintings, sculptures and antiques, let your mover know ahead of time. The issue here is insurance, and the basic package your mover offers may not cover these exceptional goods. Although we don’t offer additional insurance to cover these at our company, we can arrange for it. You can also check with your own insurance company about covering these special items; your homeowner’s policy may have a rider for goods in transit. If it does, there’s no need to reinvent the wheel.

It is still critical to know and understand how much insurance your moving company carries. Alberta’s Conditions of Carriage requires movers to insure at least $0.60 per pound per article when moving long distance and $0.30 per pound when moving locally. At Two Men And A Truck - Canada, you are insured up to $250,000, which is far greater than the minimum. We also offer replacement cost with a $250 deductible.

Extremely large items and tough-to-move items such as pianos, pool tables and massive wall units are a challenge. We do move them every day.

We use a piano board that makes it easier to move a baby grand, but it is much harder to move an upright piano, which takes muscle power, heavy-duty dollies and a truck with a lift gate.

Another “rule” to be aware of if you live in a condo highrise is arranging with your property manager to reserve the elevator for the day and time of your move.

Right up front, you should determine how this process works. Let your mover know where the loading/unloading zone is, or whether they will have to walk items through the lobby to get to the elevator. The more your mover knows ahead of time, the more accurate their estimate will be.

No one likes moving day surprises – including your mover.

Communication is key. Once we all know where we stand, we can work together for a successful move.

PRAIRIE HOUSING STARTS

TO INCREASE IN 2014, EASE IN 2015 HOUSING STARTS IN THE PRAIRIE REGION are projected to increase to 52,900 units in 2014 before moderating to 50,800 in 2015, according to Canada Mortgage and Housing Corp.’s (CMHC) third quarter 2014 Housing Market Outlook, Prairies Highlights.

“Following a 2.2-per-cent gain this year, housing starts across the Prairie provinces will move lower in 2015. Net migration is expected to decline from the record achieved in 2013, while employment growth is also expected to moderate. On the supply side, an elevated supply of multi-family units will shift some focus next year from initiating new projects to selling those under construction and in inventory. The resale market will also become more competitive, drawing some sales away from the new-home market in 2015,” says Richard Cho, CMHC’s senior market analyst.

Housing starts in Alberta are projected to rise seven per cent to 38,600 units in 2014, then moderate to 36,800 in 2015. Alberta MLS sales are projected to increase to 69,900 in 2014 and 71,900 in 2015. A record number of migrants over the past few years is generating momentum for resale housing demand.

Of the three Prairie Provinces, price growth will be highest this year in Alberta where demand is increasing the most. The average resale price in Alberta is forecast to increase 4.2 per cent to $396,800 in 2014, and to $407,000 in 2015.

situations, multi-tasking can cause you to lose your focus and make costly and time-consuming mistakes. When working on important tasks, multi-tasking is probably not a good idea. Some things require your undivided attention.

Multi-tasking distracts us from being in the present moment, which can drain our energy and leave us feeling exhausted and unfulfilled. Next time you are participating in an activity, focus on that activity rather than thinking about all the other things you should be doing instead, or have to do later.

Resist the habit of trying to do two things at once.

3 BEING MESSY AUTOMATICALLY MEANS YOU ARE DISORGANIZED. False.

Organizing is not about how it looks, it’s about how it works. Visual, creative types need to have things out where they can see them, because to them, out-of-sight is out-of-mind. This may cause their spaces to appear disorganized to others, but they probably know exactly where everything is. The flip side of this is that visual types lose focus when there is too much to look at, so they need to find products that will allow them to contain their stuff to keep down the visual clutter. For example, a literature sorter allows them to contain their papers while still keeping them within view.

4 YOU HAVE TO TOSS EVERYTHING TO GET ORGANIZED. False. I often

hear people say to me, “There’s no way I could get organized because I am too sentimental. I don’t want to get rid of everything.” Although you shouldn’t keep things you don’t like or will never use, there’s always a way to either display or store the things that matter. For example, shadow boxes or display cases allow you to protect as well as showcase the possessions that truly mean something to you.

5 IF YOU WRITE IT ON A TO-DO LIST, IT WILL GET DONE. False. I had a client who was so proud of her to-do list. It was prioritized, colour-coded and categorized, yet she was frustrated and overwhelmed at how many things on the list were not getting done. To get anything accomplished, you have to actually schedule time to do the things on your list. Simply putting a task on a list is not a commitment. Blocking time on your calendar to do it is.

f you are younger, taking extra time to decide on a home purchase and hungry for more information on the subject, there is a good chance you are an FTB – a first-time buyer.

Canada Mortgage and Housing Corp. (CMHC) surveyed 500 first-time buyers online and then followed up with focus group discussions with recent and prospective buyers. What they found tells us a lot about first-time buyers and how their approach to the search for a home compares with repeat buyers.

For starters, CMHC found 72 per cent of FTBs searched online for “home buying info,” compared to just 29 per cent of repeat buyers.

Their key reasons for wanting to enter the housing market were “not wanting to rent” and “wanting to own their home.” Those explanations will sound familiar to

many potential FTBs in this community, who see people flocking to Edmonton because of good wages and a strong job market.

Population growth is driving down the city’s apartment vacancy rate to among the lowest levels in Canada. That tight market will make good apartments harder to find and swing the doors wide open for landlords to raise rents. Besides wanting to start building personal equity and wave goodbye to the landlord, first-time buyers have other things in common.

They are young – almost two-thirds are under 35 years of age – and because they are still in the earlier stages of their careers, they have lower incomes than repeat buyers.

First-time buyers also need a little more time to complete a purchase, taking an average of 10 months to plan a move instead of the seven-month norm for repeat buyers. But once they have purchased a home, they are 50 per cent more likely to move again within the next five years than repeat buyers.

One question facing FTBs that the survey did not cover was whether to buy a brand new or a resale home. The survey did touch on one factor that should be part of that decision – the need to spend more money to fix problems or improve the property after the purchase is completed. More than half of first-timers expect to make major repairs or improvements within five years of the purchase.

The reality is many rookies in the real estate market will find comfort levels are higher with new homes because they can tailor the home to best fit their needs, take advantage of technological advances that will lower utility bills, and enjoy peace of mind knowing they will not face big repair bills.

First-time buyers also need a little more time to complete a purchase, taking an average of 10 months to plan a move instead of the sevenmonth norm for repeat buyers They can also avoid the stress and hassles of trying to find a resale property that fits both their needs and budget only to then to be forced to make a hurried decision on whether to put in an offer.

One excellent source of information on homebuying – and we know FTBs are looking for all the material they can find – is the CHBA Edmonton Region website. It includes a host of tools and resources to help consumers find the right location, style of home and features for them. It’s also where you can find a list of CHBA members with the experience and expertise to satisfy both first-time and repeat buyers.

The CHBA – Alberta represents more than 1,500 business members including new home builders, renovators, developers, trade and supply companies, and professional services.
