The Bank of Canada’s recent announcement to hold its interest rate target at one per cent does not come as a surprise. The rate has been holding at that level since September 2010, which is good news if you’re in the market for a mortgage.

There are many excellent mortgage products available from banks and brokers that will suit your individual needs, and could well be lower than posted bank rates, which are currently hovering around three per cent for a variable rate. With a pre-approval in hand, you’re protected if rates rise; if they go down, you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers, since it means you don’t have to wait to get financing approval on a home when you put in an offer. This is an especially good tool to have when markets are hot. Removing the “conditional on financing” clause could mean your offer is accepted first since you already have your financing in place.

So when will rates rise? It’s anyone’s guess, but most experts agree it’s unlikely there will be any significant movement this year.

However, we can’t assume that will be the case, and you shouldn’t wait too long to get pre-approved for a mortgage. It can take a few days. Many lenders offer online pre-approvals to make the process faster and easier.

So, what are you waiting for?

Keep an open mind, but know what you want. Here’s where it helps to make a list. Note your must-haves, and what you’re willing to compromise on. Can you give up that spare bedroom in the interest of a master with ensuite and walk-in closet? It’s your decision.

Don’t forget to check out the amenity areas. While not within your four walls, the lobby, gym, pool and rooftop patio are all extensions of your living space, impacting your lifestyle while you live there as well as the resale value of the condo when you choose to sell.

EDMONTON’S $6.5-BILLION INDUSTRY

t this time of year, it seems you can’t drive across town without detouring to dodge construction crews on city streets.

Edmonton is spending more than $430 million for roadway projects this year. That’s a big chunk of change, but nothing like the investment quietly pouring into residential construction.

The value of new home construction and renovations in Edmonton neared $6.5 billion in 2013, according to a new report

by Will Dunning Inc. The majority was spent on building new homes, helping to create almost 27,000 jobs in our community and a total of nearly 50,000 jobs across Canada.

Construction jobs are among the best paying, so all this work means a lot of fat pay cheques – a total of $3.1 billion in wages.

Unlike public works projects, residential construction tends to fly under the radar. Perhaps that’s because a lot of work takes place in new neighbourhoods when there are not yet a lot of people around. But out of sight should not mean out of mind.

The decision to buy a new home is a phenomenal demonstration of confidence in the future, even if individuals, couples and families who decide to buy a home don’t hold a news conference to announce their spending plans.

They are, however, still analyzing the market and agonizing over making the right decision on this major investment.

In Edmonton, prospective buyers can see that the region’s solid economic fundamentals are both attracting a rush of newcomers to the city and raising the optimism levels of longtime residents.

Every week, it seems, one of the big banks forecasts that Edmonton and the rest of Alberta will out-perform the rest of Canada. TD Economics was the latest with a report early in July that picked Edmonton and Calgary to lead the country in home price growth over the next few years. Statistics Canada just confirmed that Alberta’s job market is the tightest in the country.

This positive news translated into more shovels in the ground. Last year, our industry started work on 14,689 new homes – that’s 40 every single day.

So far this year, a dip in big condo projects has lowered the overall pace of construction starts, but demand for single-family homes continues to grow.

Builders poured foundations for almost 3,000 new homes in the first half of this year. That’s a healthy five-per-cent increase over 2013.

Consumers also can’t help but notice the spike in new home prices and the big uptick in demand for resale homes. Canada Mortgage and Housing Corp. estimates the average price of a new home is up over seven per cent since last year. MLS statistics show both the number of homes sold and prices are up.

Even with all the trends looking good for Edmonton, there is still a fear factor to overcome because buying a home is by far the biggest investment most consumers will ever make.

It does not help that there has been a steady barrage of negative media coverage that focuses on the predictions of a handful of housing analysts who are convinced the sky is about to fall.

These predictions first started getting a lot of play in the media back in February 2011 – and they are still getting quoted in news stories today.

Fortunately, a lot of Edmontonians ignored the “experts” in the last three-plus years. Over that period, the price of the average resale home in Edmonton climbed from $312,000 to around $372,000 – a very high price to pay for advice from Chicken Little & Co. ight on track with what is the busiest moving day across Canada, my own family packed up and moved out last month. Over the past couple of months, my columns have documented my experiences in the home selling and buying process, and I finally reached the peak of all the excitement.

Moving day.

I’ll admit that I haven’t changed homes very many times in my life. I can count my moves on one hand. And after going through the process of packing, clearing and cleaning a whole house worth of stuff – or “junk,” as my husband affectionately calls it – I can honestly say that moving officially tops my “most-hated things to do” list. The fact that my husband and I opted for a do-ityourself move didn’t help matters.

What further complicated things was the fact that my sale and purchase closed on the same day. So, between running to the lawyer’s office, renting vans – yes, plural – packing up the last of our “junk,” moving out and moving in, it was a hectic day to say the least. I can certainly see why many choose to go with a pro rather than taking the DIY route.

Sure, doing it yourself gives you some control – of your stuff, your timing, and your costs. Unless you’ve made errors in judgement, in which case, all that goes out the window.

ALTHOUGH IT NEVER PAYS TO CLING TO TRENDS TOO CLOSELY,

they can be a great source of ideas that will add a little life to your new condo. On that note, here are five furniture trends that you can count on:

Miniature vs. oversized Small space aficionados know that “condo-sized” furniture is no new invention. I’ve often said “go big or go home!” or maybe “go big and go home!” But lately people are also going the opposite route, and choosing a size extra small.

Rather than compromising on versions of favourite furnishings shrunk slightly to fit into a compact floor plan, choose statement pieces – big or small – that will bring full satisfaction.

› For the ultimate seating plan, fit in the largest sofa you can (for when one or two people are lounging comfortably) and add European-sized compact seats as side chairs to fit in the maximum number of guests during gettogethers. › Miniature chairs in particular are a hot trend – even beyond the usual 18-inch seat. Petite accent chairs (child sized or even smaller) make for a charming conversation piece nestled up to a coffee table, and can be used as occasional side tables when you need to rest a book or beverage.

Rugs

Over the past few seasons we’ve seen the return of the area rug, and now the magic carpet has officially landed.

In a condo space with hard floors, area rugs of all shapes and sizes are an excellent way to bring warmth, colour, and a feeling of home – even in the most modernist schemes. They look excellent when paired with traditional furnishings or contrasted against sleek, minimal forms. The timeless Persian rug especially brings a heritage appeal, although contemporary rugs come in endless patterns and prints to suit any taste.

DO IT YOURSELF

› For a living area, choose a rug large enough to tuck under all the furniture legs. Add a runner (a skinny rectangle) in a kitchen or hallway, or a large rug to any room for the feeling of carpeting (leaving approximately a 12-inch border around the room). › The inky tones in classic traditional rugs are neutral enough to blend into most schemes. For an already neutral space, consider this your opportunity to add some colour. You can roll the rug away or move it to a new room between seasons for a little change-up.

Tufting

Button-tufting is a style invented for practical reasons: the buttons which hold a fabric to its backing (on a chair, headboard or anything upholstered) help keep stuffing in place by creating square or diamond-shaped pockets.

The traditional look has lasted through centuries, and its popularity will continue in modern settings as well. The geometric forms created by tufting can enrich the look of even the most streamlined sofa, and can be achieved without buttons for a more subtle quilted effect.

› Table bases are an easily overlooked detail that can benefit from a fun form. I recently found a chunky “golden nugget” side table to make a simple but bold statement. › Origami also makes for great art, brought to a large scale and in new materials.

Plastic

For the most futureforward look, it’s hard to beat the appeal of plastic.

With people once again celebrating colour, the vivid tones of translucent materials like acrylic and polycarbonate will be the ultimate source of a hue infusion. Semitransparent materials work best when grouped IMAGE COURTESY together (so their colours OF ELTE overlap and intermingle) or near a light source that will shine through and spread the colour love around.

› For a quick addition to your condo, a few coloured plastic floating shelves can brighten up a wall. You might not even want to bother finding anything to put on them. › To really make a synthetic statement, try a transparent coffee table or night stand. A piece like this visually floats to keep an airy look while adding a shock of colour that defines a furniture grouping.

DO IT YOURSELF

› A tufted leather sofa is a must-have investment piece, for a luxurious look that is also practical. The material will hold up to wear and be easy to maintain. › Quilting isn’t just for pieces you sit on. It can also dress a cabinet front for a private club appeal.

Origami

People have been developing a fascination with facets, and this love of all things angular is leading to a rise in the ancient art of Origami as an inspiration for complex bent forms in various areas of design. Like with tufting, the angles break up a material for visual interest and allow light to catch the item in different ways, adding the subtle drama that contemporary spaces have been missing in years past.

FINALISTS ANNOUNCED The Canadian Home Builders’ Association – Alberta (CHBA – Alberta) is pleased to announce the 69 finalists for the Awards of Excellence in Housing presented by RBC Royal Bank. A record 417 entries were submitted for judging by 156 industry members. Winners in the 23 individual categories plus three prestigious Builder of the Year Awards will be announced September 19 at BUILD 2014 in Jasper.

“Many things have changed since the first province-wide housing awards competition was held 30 years ago. Back in 1984 the awards focused on affordable housing with a $39,000 cap on construction costs for single family homes. Today’s awards celebrate the full range of housing options – starting with homes under $245,000 without lot or GST right up to estate homes that top $1,750,000. The best multi-family, green homes, community developments and renovations will also be honoured,” said Stephen Amonson, President, CHBA – Alberta.

The Calgary Region leads this year’s competition with 32 finalists, followed closely by the Edmonton Region at 29, and four for both Central Alberta and Lethbridge. In total, 45 companies are in the running for an award. Two companies have a combined total of six homes among the finalists: Albi Homes/Albi Renova and Homes by Avi/Avi Urban. Two builders have three finalists and another 14 companies have double finalists.

The highlight of the event is the announcement of the Builder of the Year Awards for the best overall scores in the competition. CHBA – Alberta will present awards to the top multi-family and small-volume builders and the Ralph Scurfield Award to the top large-volume builder. The finalists will be revealed at the awards ceremony.

“We are delighted to see record participation in the awards and the broad range of companies chosen as finalists. Our industry has come a long way since 1984 when we built about 7,300 new homes – almost all for single families. Over the years consumer demand has shifted. Now we’re building more than 36,000 homes a year but almost half are duplexes, townhomes and apartments. Whatever their needs, buyers will find outstanding choices by visiting the show homes in their community,” said Jim Rivait, CEO, CHBA – Alberta.

in terms of paying down their mortgages faster A NEW CIBC POLL FINDS THERE HAS BEEN A SIGNIFICANT

decrease in the number of Canadians using today’s low interest rates as an opportunity to accelerate repayment of their mortgages. Alberta residents, however, are among the tops in the country at taking actions to pay down their mortgages faster.

While more than half of Canadians with mortgages (55 per cent) are taking one or more actions to pay their mortgages down sooner, a similar poll last year found that more than two-thirds (68 per cent) were taking steps to accelerate their repayments. The poll also finds Canadians with mortgages saying, on average, that they will be 58 years of age before they become mortgage-free.

Key findings of the poll:

» 55 per cent of Canadians with mortgages are taking one or more actions to repay their mortgage faster, down from 68 per cent in a similar poll last year » Among those taking some action: • 32 per cent accelerated their payment frequency (down from 42 per cent in 2013) • 28 per cent increased their payment amount (compared to 30 per cent last year) • 18 per cent made a prepayment/lump sum payment (15 per cent in 2013) » 58 is the average age that Canadians with mortgages expect to be mortgage-free, a small increase from age 57 in last year’s poll “A mortgage is the largest debt most Canadians will take on in their lifetime, and being mortgage-free is an important goal for many,” says Barry Gollom, vicepresident, secured lending and product policy, CIBC. “With current low interest rates, this may be an opportune time to make progress against your mortgage – even a few small changes can make a big difference in the length of time it takes to pay off your mortgage and the amount you pay in interest charges.”

Recent research from CIBC shows that Canadians are spending more this year on other items such as home renovations (up 30 per cent from a year ago), and summer vacations (up 20 per cent from last year).

“With mortgage rates remaining relatively stable and at historic lows for the last few years, some

Canadians may not be as focused on paying down their mortgages as when interest rates are higher,” says Gollom. “Generally, paying off debt as quickly as possible is a smart decision, but you do need to ensure you’re not focusing on your mortgage at the expense of your other financial plans, or by increasing debt elsewhere.”

Paying off your mortgage sooner can result in significant savings, which can have a large impact when applied to your other financial goals.

Here are some specific examples of how the savings can add up, using a mortgage of $250,000 (the Canadian average), with a 4.99-per-cent interest rate and a 25-year amortization, and regular monthly payments of $1,453: » Increase payment amount: Taking the regular monthly payment amount and topping it up by $147 per month would save you four years and $34,362 in interest on your mortgage. » Accelerate payment frequency: Most Canadians are paid every two weeks; aligning your mortgage payments with your pay deposit and making accelerated bi-weekly payments of $726 would result in saving four years off the life of your mortgage, and a reduction of $30,970 in interest charges. Combining this with increased payments as above (an extra $74 bi-weekly) would together save you seven years and $57,182. » Make pre-payments/lump sum payments: Not a lot of families have a few thousand “extra” dollars lying around, but even using your annual tax refund towards your mortgage can make a difference. The average Canadian tax refund is $1,600 – applying that amount to your mortgage each year would reduce the amortization by four years and save you $33,103 in interest.

Using all three of these strategies in combination would shave nine years off the life of your mortgage, and result in total savings of $73,785.

“If becoming mortgage-free sooner is something you want to achieve, it’s important to look at your mortgage as part of your overall financial picture, and to balance your mortgage payment plan against your other goals,” says Gollom.

The U.S. retail giant announced in 2011 it was moving north with a $1.8-billion acquisition of up to 200 Zellers store leases, with most of the initial openings coming from renovating existing Zellers locations.

This is why major retail expansion is good news: it’s an indicator the economy continues to strengthen; and, for those looking to buy a home, it’s a sign to look out for new or expanding neighbourhoods and solid buying opportunities.

Such retail developments, combined with the associated employment gains, and economic and infrastructure improvements, point to new and expanding homebuying options.

IS THE LOWEST RATE ALWAYS THE BEST DEAL? » L OW PREPAYMENT PRIVILEGES: Most mortgage products give holders the option to increase their monthly mortgage payment amount once per year and/or make lump-sum payments throughout the year. While many lenders offer 20 per cent/20 per cent prepayment privileges (meaning you could increase your payment by 20 per cent each year and/or make a lump-sum payment of 20 per cent of your original mortgage), some promotional rates only offer 10 per cent/10 per cent. If your goal is to become mortgage-free fast, this may not be the right product for you. »

While most mortgages in Canada are closed, some mortgage products’ restrictions are tougher than others. For example, the 1.99 per cent fixed-rate mortgage product Investors Group offered a couple months ago didn’t allow borrowers to prepay, negotiate or refinance their mortgage throughout the three-year term. The only way to break your mortgage in that agreement was to sell your home. Again, if you are someone who wants to pay down your mortgage debt fast or may need to borrow from your home in the future, this may not be the best product for you.

If the lowest rate ends up being for a collateral mortgage, you’ll want to carefully consider how taking one on could affect your finances in the future. Collateral mortgages are readvanceable mortgage products that allow you to borrow money from your home at anytime, without having to refinance (and pay the legal fees to do so).

Sounds great, right? Unfortunately, they also lock you into staying with that particular lender, even when your mortgage comes up for renewal. To get out of a collateral mortgage after the fact, you would need to hire a real estate lawyer (and pay legal fees).

Of course, if your mortgage product comes with the lowest rate on the market and has few restrictions, you should jump at the chance to get it! But if you have any concerns about what’s included in the mortgage agreement, don’t be scared to shop around and find the right mortgage for you – even if it doesn’t come with the absolute lowest rate.

That it exists! I just happened to Google townhouses for sale and it was something that came up - I had never heard of it before. I think the big thing is getting the word out that this program exists, and that it’s an option for young professionals.

Keep it real. You’ll never get organized. Read that again. Yes, that’s what I said. You’ll never get organized because being perfectly organized is not a realistic expectation. Just to be clear, organization is not a destination. You don’t just wake up one day and find that you’ve arrived. It’s a process – a work in progress. So, if you are judging yourself against unrealistic expectations, or holding back on pursuing a goal because you are waiting until you “get organized, once and for all,” perhaps it’s time to look at things differently.

Instead of trying to get organized, strive to become more and more organized every day. Doesn’t that feel more attainable? Instead of feeling stuck, you’ll be able to take a step forward.

Use your instincts. Are you surrounded by piles of papers on your desk, your floor and any other flat surface in your office? Don’t fight your instincts, work with them. Rather than trying to adapt to traditional ways of filing, like using a lateral filing cabinet, use horizontal methods instead. Use stacking trays or literature sorters, which can be placed on your desk or installed on the wall.

Now label them with the categories you use most. It will be easier to adapt to filing papers when you don’t have to change your piling habit.

Being organized doesn’t happen overnight and it doesn’t have a finish line. Getting organized is a process, learn what works for you.

Organization is not a destination. You don’t just wake up one day and find that you’ve arrived.

It’s a process – a work in progress.

Plan before de-cluttering. Before beginning any de-cluttering project, determine in advance how you will dispose of the items you no longer want.

If you have valuable pieces and would like to sell them, decide whether you will do this yourself or hire someone to do it for you. If you would like them to go to charity, which one and where are they located? Some charities will pick up, so call them to find out when they will be in your area. It’s not until those boxes and bags leave your home that you will reap the full rewards of de-cluttering. Planning in advance will curb procrastination and ensure full completion of the task.

Feeling stuck? If you find yourself backsliding when it comes to maintaining your organizing systems, don’t berate yourself, as this will sap your energy and prevent you from doing anything about it. Rather than dwelling on what went wrong, focus instead on what needs to be done. Just say “oops” and move on to taking action.

o, you’ve decided to buy an investment condo.

Congratulations! As a first-time investor, there are five questions you need to ask yourself before buying a new condo:

Are you looking to make a short- or longterm investment? What kind of return are you looking to achieve? Are you more interested in income or capital gain – or both? Deciding what your goals are up front will better help you achieve them in the long run.

2 | What can you afford?

Talk to your mortgage broker or lender and get a mortgage pre-approval before you start your search. This will help you figure out what you can afford, and will help you start to narrow your search.

Also, make sure you are prepared for the developer’s requirements with respect to financing. Most new condos will require a 15- to 20-per-cent deposit up front, as well as a mortgage approval letter showing you can afford the unit you are purchasing.

3 | What is your exit strategy?

This is a very important question many first-time investors fail to answer before buying a new condo. Will you buy, hold and rent for the long term before selling? Will you buy pre-construction and then flip (assign) your unit prior to the final closing? Will you buy pre-construction, close on the unit, rent it out for one or two years, and then sell it? Will you buy, wait for completion, and then refinance and re-invest the proceeds?

Take time to assess the risks and rewards associated with the different exit strategies and start with the end goal in mind.

4 | What should you buy?

Buying a new condo for investment purposes is different than buying for yourself. Some units make better investments than others.

Questions to consider include: Which locations are likely to experience the most growth in the next few years? What type of unit is the most attractive to renters? Which type of unit tends to appreciate faster than others?

5 | When should you buy?

Understanding the typical marketing cycle that a new condo goes through from pre-construction to completion will help you identify the right time to buy.

When buying for investment, it is generally best to buy at the earliest possible stage when a new building launches. This is when prices are the lowest, and availability of investor-grade suites is highest. But there are other great opportunities to buy, including right before the developer meets the sales target to secure construction financing, or during the occupancy stage.

In both of these instances developers tend to be highly motivated to sell and this is when they often introduce great buyer-incentives or cash discounts.

What to do when you hire a contractor Many experienced and reliable contractors work in your community – highly skilled professionals who do business the right way.

Unfortunately not all contractors play by the same rules. Some cut corners to offer lower prices. They promise you a “good deal” as long as nothing is written down and you pay in cash.

These cash deals can mean a lot of risk for you.
