Here are some things to keep in mind when shopping for your condo: » Have a realistic view of how much home you can afford by determining your down payment, household income, debt payments, monthly bills, and the lifestyle you expect to lead. » Don’t spend the maximum that you’re approved for. Just because you get approved for $700,000 doesn’t necessarily mean you should spend that much. As they say, life happens – a new baby, a change in jobs, or any number of other unexpected circumstances. It’s wise to have some savings set aside, just in case. » Choose a mortgage with the shortest amortization period possible. Yes, this will increase your monthly payments, but you’ll also save a bundle on interest over the life of your mortgage.

new year in a new home – that’s the big event in 2014 that a lot of Edmontonians will celebrate when the clock strikes midnight on Dec. 31.

Some of those new homeowners will not only be celebrating a new home, but a new city as well.

NOVEMBER HOUSING STARTS THE TREND MEASURE OF HOUSING STARTS IN CANADA

was 195,792 units in November compared to 195,796 in October, according to Canada Mortgage and Housing Corp. (CMHC). The trend is a six-month moving average of the monthly seasonally adjusted annual rates (SAAR) of housing starts.

“The trend essentially held steady for a third consecutive month in November,” says Bob Dugan, CMHC’s chief economist. “This is in line with our expectations for 2014, of a stable national picture with new home building concentrated in multiple starts – particularly in Quebec, British Columbia and Ontario.”

CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for considerable swings in monthly estimates and obtain a more complete picture of the state of Canada’s

housing market. In some situations, analyzing only SAAR data can be misleading, as they are largely driven by the multi-unit segment of the market which can vary significantly from one month to the next.

The standalone monthly SAAR was 195,620 units in November, up from 183,659 in October. The SAAR of urban starts increased to 176,343 in November, from 164,784 in October. The increase was concentrated in multiple urban starts, which reached 112,583 in November, while single-detached urban starts decreased to 63,760 units.

Urban housing starts decreased in the Prairies, while growth in starts was led by British Columbia and followed by Quebec, Ontario and Atlantic Canada.

Rural starts were estimated at a seasonally adjusted annual rate of 19,277 units.

WHAT CAN WE EXPECT FROM MORTGAGES IN 2015?

ost of us see the end of one year and the start of a new one as a time to reflect on all we’ve accomplished. In the mortgage industry, the Canadian Association of Accredited Mortgage Professionals (CAAMP) uses this time to reflect on all that’s happened in the residential mortgage market. The annual report the organization releases each November includes data from various sources, including a survey of more than 2,000 Canadians. Here are some of the most interesting facts we pulled from the latest report: More Canadians are becoming comfortable with variable-rate mortgages.

In fact, 20 per cent of those who bought homes in 2014 went with a variable rate, which is up 11 per cent from the nine per cent who did so in 2013. We suspect this increase comes from more than four years of watching the prime rate sit at three per cent, which makes variable rates seem less “risky.”

It’s not surprising that the average mortgage rate on all home purchases in 2014 dropped to 2.89 per cent (from 3.23 per cent in 2013). Both fixed and variable rates have been low all year, but those who went with a variable rate got some of the best mortgage rates that the residential market has ever seen.

Some more good news: the average down payment on the 10 million homes purchased in 2014 was 21 per cent of the purchase price! When asked why they bought homes, CAAMP found Canadians saw homes as 70 per cent a place to live and 30 per cent as an investment. For that reason, it’s not surprising that 91 per cent of the new buyers reported being happy they became homeowners, and many felt mortgages were “good debt” to take on.

While mortgage debt climbed this year (from $1.19 trillion to $1.3 trillion), so did the number of Canadians who are now 100 per cent mortgage debt-free.

According to the report, 3.98 million homeowners have paid off their mortgages. That’s 41 per cent of all homeowners.

Of course, that leaves 59 per cent of Canadian homeowners with some amount of mortgage debt on their plates – and pulling out equity from a home counts as part of that. In total in 2014, $63 billion of equity was taken out of homes and used for debt consolidation, home renovations, investments, education and other purchases.

As for 2015, while no one has a crystal ball, most economists agree there’s not likely to be any notable increase in mortgage rates next year. In its latest rate announcement on Dec. 3, the Bank of Canada once again maintained its target for the overnight rate at one per cent, citing Canada’s economy as showing signs of a broadening recovery. Stronger exports are leading to increased business investment and employment, which suggests the rebuilding that will lead to balanced and self-sustaining growth may finally have begun, BoC says.

The Bank’s next scheduled rate announcement will take place on Jan. 21, 2015.

f you’re in the market for a new home, you’re likely paying attention to the headlines – and sweating a bit. You know that the price of homes is rising. You’ve read Statistics Canada’s report that national household debt is at a record high. You’ve heard warnings from the Bank of Canada that high consumer debt and imbalances in the housing market are making Canada’s financial system vulnerable. Well, amid the doom and gloom there’s also some good news – housing affordability improved in the third quarter of 2014, according to RBC Economics’ latest Housing Trends and Affordability Report.

“Owning a home was a bit easier in Q3 thanks to rising household incomes, low and steady interest rates and cheaper utility costs in many parts of the country,” says Craig Wright, senior vice-president and chief economist, RBC. “With home resales sitting close to the highest levels since early 2010, the overall tone of Canada’s housing market is quite solid at this stage.”

RBC’s housing affordability index captures the proportion of pre-tax household income required to own and operate a home at current market value. The greater the measure, the worse the affordability. For example, a measure of 50 per cent means owning a home – including mortgage payments, utilities and property taxes – will eat up 50 per cent of a typical household’s pre-tax income.

According to the report, the national affordability level in the third quarter fell by 0.2 percentage points to 47.8 per cent for two-storey homes and by 0.3 percentage points to 27.1 per cent for condo apartments.

To put these numbers in perspective, when you’re applying for a mortgage, lenders add up your housing costs and calculate what percentage they are of your gross monthly income, known as your Gross Debt Service ratio (GDS). According to Canada Mortgage and Housing Corp., your GDS should be 32 per cent or less of your pre-tax household monthly income. And with affordability coming in at 27.1 per cent for condos, they’re a great choice.

“A trend that jumped out ... was a further broad improvement in affordability of condos where a strong majority of markets across Canada saw the measure for the segment fall,” Wright notes. “Condos no doubt continue to be the more affordable ownership option in every market.”

RBC attributes the booming housing market to declines in fi xed mortgage rates earlier this year, but predicts “interest rates to have a dampening effect on the market in 2015 with expectations that the Bank of Canada will raise its overnight rate mid-year and longer-term rates will rise well before that.”

As they say, what comes down must go up? Well, something like that.

So, what can you do to insulate yourself from the looming threat of rising rates? Simple – plan ahead. Stress-test your mortgage against a higher rate before you commit to your home purchase. Sure, you may be able to afford your dream home at today’s mortgage interest rate of 2.99 per cent, but in five years when it’s time to renew at 5.99 per cent (or whatever that number is at that time), will you still be able to make those payments?

Factor in all your expenses. Do you have student loans? Do you drive a car? Do you expect to eat on a daily basis? Do you have kids, or are you

Consult a financial advisor to help you determine what will work within your budget. With a clear view of the big picture, it’s easier to plan ahead, and purchase a property with confidence.

Buying a home is hugely rewarding, providing you’re prepared. Do your homework well in advance, and come mortgage renewal time and those Bank of Canada rate announcements, you won’t break a sweat.

While it’s a good idea to pay attention to the headlines and all the advice offered – professional and otherwise – take it with a grain of salt. You can never really predict what will happen in the real estate market, though many may try. And while the picture may look a certain way from a national, provincial or

city-wide perspective, what happens locally, in your price range and specific to your circumstances, can differ drastically. Your guess as to what the housing market holds is as good as anyone’s.

Is it a buyers’ or sellers’ market? Will prices rise or drop in the next few weeks while you search for the best home and the best deal? What will happen to mortgage interest rates in the short term? Should you buy now, or wait until the frenzy blows over? Rather than losing sleep worrying about things you can’t predict or control, think about your own circumstances and plan your future based on your personal facts.

Once you figure out your reality and your comfort level, you’ll be better equipped to make a decision without being bombarded by headlines.

be done in less than five minutes. For example, when a form needs to be filled out or a cheque has to be mailed, resist putting it off until the due date – do it now. This ensures that it won’t be forgotten or misplaced and frees up the mental energy that unfinished business consumes.

KEEP ROOMS TIDY IN LESS THAN TWO MINUTES. Items that don’t belong in a room are the main contributors to visual clutter. Get into the habit of removing “move elsewhere items” when you leave the room, and placing them on their way to where they do belong.

TIDY DOESN’T MEAN PERFECT. Organizing is not necessarily about how it

veryone has a list of things they’d like to accomplish, and a new year is the perfect time for a fresh start. Getting organized is a major resolution, and not an easy one to keep. It’s even difficult to figure out where to start on the road to becoming organized. Start by trying out these organizational tactics: KEEP YOUR NEW YEAR’S

RESOLUTIONS. If you’ve resolved to get organized in 2015 but are already feeling discouraged, detach from the results and focus on the process. We often fail to reach our goals simply because they were unrealistic in the first place. If it

looks, it’s about how it works. If you are not naturally neat, avoid storing everything behind closed doors. Not only can it make you feel ill at ease, it may also be virtually impossible for you to maintain that kind of system.

Choose furniture pieces that provide visible storage instead, like a coffee table with shelves underneath. Keep the system low maintenance. If you never seem to get around to hanging your clothes on hangers, place some open bins in your closet.

PURGING FOR “FRAIDY-CATS.” If you keep every paper that enters your home because you’re afraid you might need it someday, here’s a way to ease the fear. Designate a temporary holding tank, a box or bin for papers you don’t need, which you’ll dump once a month. Knowing that these papers won’t be tossed immediately and will be there “just in case” lessens the anxiety of letting them go.

Accomplish more in your day by knowing your style. Understand your high/low energy periods and schedule your tasks accordingly – tough tasks during your high-energy periods and less-demanding tasks during the low ones. Also consider your work style when planning your day.

You’ll be amazed at how much more you can accomplish by keeping your style in mind when planning your activities from day to day.
