Targeted info for your benefit Before we launched our new look and website, YPNextHome.ca, we brought a formal focus group of Canadians together to ask about real estate. We specifically questioned what factors in someone’s life would make them want to move. One of the top three reasons was the desire to live in a different neighbourhood. Respondents said they wanted access to better schools and amenities such as transit, shopping, greenspace and parks. With so many areas for you to choose from, we created a Canada-wide resource of neighbourhood information
and listings – on a local level. At YPNextHome.ca, you’ll find statistical information on more than 2,700 neighbourhoods, featuring data, listings, fun facts and more. We’ve included interesting info on key residential neighbourhoods, including photos and video tours. Check out Lake Summerside, for example. We hope you’ll explore a few of the neighbourhoods we’ve curated for you at YPNextHome.ca. Drop us a line and a photo about what you love about your favourite neighbourhood. We’d love to hear from you!
CMHC seeing red this fall

Canada Mortgage and Housing Corp. has issued its first red flag for Canada’s housing market, citing overvaluation and price acceleration as the key drivers behind the heightened warning. CMHC identified nine of Canada’s 15 biggest housing markets as being overvalued. Edmonton scored a “moderate” rating, but this is more than just food for thought. CMHC’s last Housing Market Assessment published in July predicted a red rating for this fall. The quarterly report “serves as an early warning system, alerting Canadians to areas of concern developing in our housing markets, so that they may take action in a way that promotes market stability,” says CMHC.
If money matters are on your mind, you’re not alone. Earlier this fall, Finance Minister Bill Morneau announced changes to Canada’s mortgage rules, to cool overheating housing markets and curb overspending in this current low interest rate environment. Under the new rules, homebuyers who have less than 20 per cent to put down on a home, will have to qualify for the mortgaged amount at the Bank of Canada’s posted rate, currently 4.64 per cent. This is the case, even if the rate offered by your lender is lower. This will take some hopeful homebuyers out of the running, but the real hope is that it will also protect Canada’s economy in the long run.

Advice | CHBA ALBERTA
Where Edmonton is growing By Donna Moore
MORE ADVICE ONLINE ypnexthome.ca/news/advice
WHEN YOU’RE SHOPPING FOR A NEW HOME, it helps to understand
what’s happening in the local housing market. The city of Edmonton’s Growth Monitoring Report provides an annual snapshot of the housing choices of the capital’s residents. The 114-page report is packed with nuggets of information that may come as a surprise. For example, despite massive media focus on garage suites, only 29 permits were granted in 2015. That’s one garage suite for every 120 new single-family homes built within city limits. Here are 10 more facts about residential development in Edmonton and the neighbourhoods that are attracting the most new-home buyers. 1. Homebuyers are overwhelmingly heading for areas outside of the Henday, with 82 per cent of new single- and multi-family homes being built in developing neighbourhoods.
4. In 2015, developing neighbourhoods grew by 10,503 units. Single- and semi-detached homes remain the most popular choice, with 46 per cent of the market, followed by condo suites (35 per cent) and row housing (19 per cent). 5. The Chappelle Area was the growth champion – gaining 994 homes. Together with Walker (857 units) and Allard (556 units), these three neighbourhoods grew more than all the core and established neighbourhoods combined. 6. Over the last five years, a total of 11 new neighbourhoods have added more than 1,000 singleand multi-family homes. The top five choices: • Windermere – 2,892 • Walker – 2,473 • Summerside – 2,443 • Chappelle Area – 2,197 • Laurel – 1,949
2. The City of Edmonton attracted 78 per cent of the region’s home starts – up sharply from the 10-year average of 67 per cent. A big surge in construction downtown helped lift the capital city’s share of the metro market.
7. Rounding out the list of most popular neighbourhoods are: McConachie, Callahan, Allard, Ambleside, The Hamptons and Secord.
3. New neighbourhoods gained nearly 25,000 people – that’s 10 times the number in older areas of Edmonton.
8. All of this activity adds up to a huge direct investment for residential construction – more than $19 billion in the last decade
18 YPNEXTHOME.CA
and $3.2 billion just last year. That’s almost double the value of non-residential construction permits granted by the city. 9. The big driver of housing construction is the city’s remarkable growth during the last decade – an extra 165,535 people. There were 91,508 housing starts over the same period to accommodate all those new Edmontonians. 10.The flood of people coming to Edmonton has given the region the youngest age profile of Canada’s big metro areas. And the city is expected to grow by another 484,000 to 593,000 people by the year 2044, so we’ll be building a lot more new homes in the coming decades. You can learn more about Edmonton’s expansion from the Growth Monitoring Report posted on the city’s website. And you can always learn more about the advantages of buying a new home and how to find quality builders by checking out the resources at the CHBA Edmonton Region website. LAKE SUMMERSIDE is an established
neighbourhood located south of Ellerslie Road between 66th Street and Parsons Road. Its most distinct feature is the 28-ft. deep, 32-acre lake made for swimming, fishing and non-motorized boating, exclusive to members of the Lake Summerside Residents Association. With quick access to South Edmonton Common and the Edmonton International Airport, Lake Summerside combines city living with lakeside leisure. The vibe Rows of cottage-style homes line the green boulevards. The wide sidewalks are busy with young parents pushing baby strollers and tikes learning to ride without training wheels on their way to the lake for a day of fun at the beach. A to-do list of errands is easily tackled with nearby commercial services, leaving more time to spend with family at the lake. Meet the neighbours Lake Summerside is a family
neighbourhood. Although there are young professionals, empty nesters and seniors residing here, it is obvious young parents have chosen this safe and friendly neighbourhood to raise their children and start their families. Income levels among residents vary, due to the wide range of housing options available here. In the area All commercial and community services are available in close proximity to Lake Summerside. Shopping centres, supermarkets, restaurants, cafes and bars run along Ellerslie Road. There are schools, dental and medical centres right in the neighbourhood, and major hospitals within a few minutes drive. Movie theatres and big box stores can be found at nearby South Edmonton Common. Real estate About three-quarters of the dwellings in Lake Summerside are detached homes, while the other 25 per cent

is split between apartments and townhome-style condos. The latter has provided some affordable starter options; homebuyers can find a new townhome from the $270’s, or a condo from the $180’s. Homebuyers are also renting out suites in their homes, which supports the rental market in the area.

iving in your own condo near the shores of a gorgeous lake isn’t something reserved for snowbirds. That’s thanks to Pelham Master Builder’s new three-building, 184-suite project, The Village at Summerside. Lake Summerside is located just south of Ellerslie Rd, and is quickly becoming one of Edmonton’s most popular communities. Along with Lake Summerside and the areas abundant walking trails and recreational amenities, there’s also a K–9 school within walking distance of The Village, as well as supermarkets, banks and other professional amenities. It’s close to the Anthony Henday, which means the rest of the city is easily accessible. Not that you’ll even want to leave. Kemala Skoric from Pelham Master Builder sees The Village at Summerside project as an excellent option for homebuyers. “We saw this as a really great opportunity,” she says. Lake Summerside features mostly single-family homes and townhouses, and Pelham saw a great opportunity to introduce the unique neighbourhood to younger people just starting out as well as people looking to downsize their homes without losing the lifestyle benefits of living
22 YPNEXTHOME.CA
in an established, new community. “It’s our mandate to build quality, energy-efficient buildings with high-end finishes,” continues Skoric. “From people looking to get into the market to those downsizing to something maintenancefree, we think people deserve to live in the best neighbourhoods in the best homes.” “We really focus on the quality. We have over 60 checklists for our building process to make sure nothing is missed. We use materials like fibre cement siding that’s fire resistant, air conditioning and granite countertops are standard, as are heat pumps in each home. Our flooring system is better than anything else we’ve seen around.” The Village at Summerside’s openplanned suites range from 600–1200 sq. ft, and include one bedroom floorplans to spacious two-bedroom, two-bathroom suites. Some features of the homes are porcelain tile in bathrooms and laundry rooms, 12mm laminate in living areas, 40oz carpeting in bedrooms and underground parking with storage. Kitchens have fullheight tile backsplashes, and owners can choose from four different kitchen cabinets (from contemporary to traditional oak).
ABOUT LAKE SUMMERSIDE Lake Summerside is touted as the place to play — especially if you love the outdoors. The community has pathways, parks and public gathering spaces that are designed to bring your family and friends together for one thing: fun. The community also boasts a Summerside Beach Club that sits on a 10-acre park and is the access point to the central beach. The park has a 32-acre lake, tennis and volleyball courts, basketball, picnic areas and boat rentals. Summerside Beach Club is an active, central gathering place for the community. In it, you’ll find a meeting room, a skate-change area and multi-function room. hen people think about the typical apartment-style condo in Edmonton they think about a 600–800 sq ft home. That’s why BRASS III’s new project, The Leger, will come as a pleasant and unexpected surprise. Designed for those who love the Riverbend area, who want the maintenance-free lifestyle that a condo offers, but who want lots of living space, The Leger delivers.
the community’s main transit hub on 23rd Avenue. It’s also proximate to grocery stores, shopping, restaurants, cafes, doctors and other professionals, schools and golf courses. And being close to both the Anthony Henday and the Whitemud Freeway makes commuting quick and simple.
BRASS III has an excellent reputation as a builder of choice in the Riverbend/Terwillegar area. They know the community, they know the amenities and residents, and they know how to build great projects (they’ve built over a dozen projects in the area to date). This is amplified at The Leger. The Leger’s 60 units include two-bedroom, two-bathrooms, and are between 1,250 and 1,550 sq ft. All units features nine-foot ceilings, premier finishings like hardwood and tile floors, granite countertops, seven appliances (stainless steel appliances in the kitchen) and oversized balconies. All homes are self-contained, too, with their own hot water tank and heating system, and in-suite laundry. The building will also have low condo fees because there are no common amenities in the building—other than the heated underground parking. Instead, resources are put toward towards elements like soundproofing and improved construction materials. The Leger is in a prime location, in the heart of Terwillegar. It is steps from the new multimillion dollar Terwillegar Community Recreation Centre (with its pools, indoor track, gym, gymnasiums, ice sheets and indoor playground) and just a quick hop to

Most Canadian housing markets overvalued, price growth to slow through 2018: CMHC CANADA MORTGAGE AND HOUSING CORP. (CMHC) is finding strong
evidence of problematic conditions for Canada’s housing markets. Home prices have surpassed economic fundamentals like personal disposable income and population growth, resulting in overvaluation in many Canadian housing markets. However, the combination of overvaluation and overbuilding should help slow the growth in resales and house prices and lead to a moderation in the pace of housing starts. This analysis is the result of combined insight from two major CMHC reports published concurrently for the first time: the Housing Market Assessment (HMA) and Housing Market Outlook (HMO). According to the HMA, Canada now shows strong evidence of problematic conditions overall due to overvaluation and price acceleration. CMHC’s last HMA report in July flagged the likelihood of seeing this evidence, by the fall. In addition, overvaluation continues to be detected in nine census metropolitan areas (CMAs) across the country and overbuilding in seven. The HMA serves as an early warning system, alerting Canadians to areas of concern developing in our housing markets, so that they may take action in a way that promotes market stability. Meanwhile, the HMO highlights important regional differences in housing activity which will gradually dissipate over the forecast horizon. At the national level, housing starts and MLS sales are expected to decline slightly in 2017 before stabilizing in 2018 to levels more consistent with economic fundamentals and demographic changes. The HMO is 28 YPNEXTHOME.CA

a forecasting tool which provides a range of possible outcomes to better help Canadians in their decisionmaking process. REGIONAL REPORTS: » In the Prairie region this year, low commodity prices continue to impact investment, employment and housing demand. The result is slower new-home construction as builders focus on selling their existing stock of new homes, especially multi-family units. Housing starts are forecasted to stabilize in 2017 as inventory reduction continues to hold back growth. By 2018, reduced inventories, stronger economic and employment growth will help boost new home construction. » Housing demand in Vancouver is partially supported by robust employment growth, a growing population and low mortgage interest
rates. These factors are expected to remain solid through 2018. That said, some moderation in housing starts and resales is forecast for 2017 and 2018, as the market continues to adjust to recent policy changes as well as an overvaluation of home prices. Price growth is also expected to slow, which should help to alleviate some of the imbalances currently detected by our HMA. » The Toronto housing market is showing strong evidence of problematic conditions, in part due to imbalances between house prices and fundamental drivers like incomes and population growth. These imbalances are expected to moderate through a slow-down in home price growth in 2017 and 2018 as factors such as rising mortgage rates and modest job growth later in the forecast period lead to resales moving off their record highs.

BE GREEN LIKE A PRO, BY CONSERVING H2O! Water is the most important resource we have. You can go for long periods of time without oil, but try going too long without water and you won’t like the result. When the City of Edmonton was developing The Way We Green, an analysis was done on our water supply. Oddly enough, Edmontonians do fairly well comparatively as far as water consumption goes. Apparently we don’t waste as much water on our lawns as many jurisdictions do, likely because we get ample rain. Edmontonians use an average of 226 litres of water per day, 40 litres less than the national average, well done! Yet, there is an opportunity to do better. Water is one of those resources we tend to ignore. It seems we just turn the tap and it appears. Compounded with the fact that it is relatively inexpensive and that we have a large river flowing through our city, it doesn’t garner much attention from most people. But reducing our consumption of water isn’t expensive either so let’s see how things shape up. Showers account for approximately 35% of household water use which makes it an area of opportunity for water savings. Most conventional showerheads have a flow of 9.5 litres per minute, whereas new Watersense® rated showerheads use as little as 6.65 litres per minute, a 30% savings. In addition to water savings you reduce your energy use by not heating all that extra water. Now these are not the old water saving showerheads we had in the 80’s & 90’s. These are actually designed to operate with less water and provide give a very similar shower experience with comparable pressure. The “Car Wash” type of showers should be avoided; we all know the kind, 1 showerhead plus 2-10 other body sprays that come at you hard enough to flay the flesh off your bones. Even with 3 sprays and a typical showerhead, you are pumping out 10 gallons of hot water per minute. How long is your 50 gallon water tank going to last? Bathroom faucets are another easy retrofit. Simply changing the aerator on the end of the spigot to a more restrictive one
can change the flow from 8.36 litres per minute to 5.7 litres per minute; another 30% savings. Toilets are another huge water user in the home, accounting for 29% of water consumption. Current flushing technology is 6 litres per flush, but there are several high efficiency toilets on the market now that flush with 4.8 litres or less and outperform many of the 6 litre toilets; either one is a major step up from the old 13.8 litre and even older 20 litre toilets. Your dishwasher is an opportunity to save water and energy. Water usages vary between brands and models. Look for a unit that uses less than 20 litres per load. Some of the really efficient units can go as low as 12 litres per load. These will reduce your water and natural gas bill. Front load washing machines are a great water saver and energy saver. Additionally most of these units have a spin dry cycle that really gets the water out saving drying time. Front loads use less water, less detergent and, for the most part, out clean any top load washer. In our family (we have 4 kids) a drying cycle that is the same as washing cycle is very welcome. We’ve explored a large list of items here, so the question is: How much does this all cost? Well the answer is somewhat complicated, but on a new build, I’d say very little. There are Watersense® showerheads and faucets that are the same price as regular ones; it’s just a choice you and your builder make. The same goes for the toilets. Unless you’re comparing against an entry level product, a water saving dishwasher should only cost $0-100 more than a comparable standard dishwasher. Front load washing machines are rarely more than $100-200 more than a comparable top load model. All in all, a very easy upgrade and the payoff is probably less than 5 years and you will get improved performance.

The Harmony THE PERFECT BALANCE OF DESIGN, AFFORDABILITY AND LOCATION
M
ost people today are looking for some sort of balance in their lives. Whether that’s finding work/life balance or balancing time with family and time with friends, very few people have perfect harmony in their lives. So for those seeking balance between where they live and affordability need to look no further than P2000 Development’s new project, The Harmony in northwest Edmonton. Located in the newly established community of Baranow, The Harmony is perfectly located for anyone who likes having lifestyle and professional amenities within walking distance. There are four grocery stores nearby, along with a YMCA, rec centres, golf courses, Londonderry Mall, restaurants, cafes, pharmacies and more. It’s also close to Christy’s Corner and the shops at Skyview Power Centre. “We’ve been holding on to this land for five years now. It’s such a great location and we wanted to build something special here,” says David Phan of P2000 Developments. They build one project at a time, and wanted to make sure the time was right and community was established for their homebuyers. Phan: “Everything is already there, so it’s a very attractive location.” Of course, location is not the only thing Phan focusses on. “We also wanted to build something with a beautiful exterior,” David Phan explains. He continues: “Something that’s pleasing to the eye, first and foremost.” That includes The Harmony’s wrought iron fencing around the building and stone pillar accents. Gone are the typical vinyl or stucco exterior, and instead the building features hardie boards that are water and hail resistant. Phan also has a keen eye on green building practices, and is installing a metal roof on The Harmony—something typical for commercial not residential buildings. “Basically, you don’t need to replace the roof in the building’s lifespan, so we’re not using resources that need to be replaced in the future.” There are LED lights throughout to reduce energy consumption and R40 rooftop insulation that can reduce building energy costs by up to 40%. The Harmony has modern bachelor, one-bedroom, one bedroom + den and two-bedroom suites that range from 463 sq. ft to 915 sq. ft. (One unique feature of the bachelor condos are built-in, custom Murphy bed). All suites have quartz countertops in the kitchen and bathrooms, stainless appliances, and luxury vinyl board flooring throughout (with a lifetime warranty). The custom-made kitchen and bathroom cabinetry are two-toned and come with soft-closing hinges. French doors separate the suites from the balconies, and are designed to keep in the heat during the winter. Plus, all suites come with window coverings and in-suite washer and dryers. Suites range from $173,000 to $300,000, and preselling starts this October. Move in is expected to begin in mid-2018.

Advice | MORTGAGE ADVICE
The 5 biggest mortgage mistakes to avoid By Alyssa Furtado
MORE ADVICE ONLINE ypnexthome.ca/news/advice
NOW THAT YOU’VE decided to buy a home, there are numerous steps in the process you’ll have to follow. When it comes to getting a mortgage, it could cost you in the long run if you make a mistake or two. To help you save money and avoid potential problems down the road, here are some mistakes you should avoid:
1. Not knowing your credit score/rating Lenders love borrowers with a good credit rating. They’re often the ones who pay their bills on time, don’t use a large percentage of their available credit, and have different types of credit, such as a credit card, car loan, and line of credit. If you have good credit, you should be able to qualify for the best mortgage rates. But if you have bad credit, expect to get a mortgage with a higher interest rate. Not sure of what your rating is? You can get your credit score from Equifax or TransUnion. 2. Not being pre-approved for a mortgage If you’ve been looking at properties for a while, you might suddenly find the perfect home. But it’s possible you won’t be able to afford the place. That’s why it’s best to get preapproved for a mortgage so you’ll know how much you can afford. Many lenders will guarantee your pre-approved rate for a period of 44 YPNEXTHOME.CA
between 60 and 120 days. That’ll give you time to find a property in your price range. 3. Not shopping around a mortgage If you think you’ll get rewarded with the lowest rate from your financial institution because you’ve been a loyal customer for a number of years, think again. Your institution may not have the best rate while a rival across the street might have a lower rate. You should do some comparison shopping on a site like RateHub.ca before getting a mortgage. You can also hire a mortgage broker who can do all the legwork at no cost to you. 4. Not making more payments No one really likes to carry a large mortgage. Typically, mortgage payments are made on a monthly basis but there are ways to pay it off faster by using accelerated biweekly payments. For example, if you have a $400,000 mortgage with a 25-year amortization and make monthly payments, your mortgage
won’t be paid off until 2041. We used RateHub’s mortgage payment calculator and found if you make accelerated payments, you’d pay off your mortgage nearly three years earlier and save about $15,000 in interest. Also, most lenders allow you to make lump-sum payments, which will let you pay your mortgage down faster and save you thousands of dollars in interest. 5. Not preparing for extra costs Buying a home can end up costing a lot more than you’d expect. First, there are closing costs, which include legal fees, title insurance and the land transfer tax. You might also need to reimburse the seller for the property taxes and utility bills they’ve already paid. These costs will add up to from anywhere between 1.5 and four per cent of the property’s purchase price. Alyssa Furtado is the founder and CEO of ratehub.ca, a mortgage rate comparison site that aims to empower Canadians to make smart financial decisions.

We shoot, we score! New arenas boost real estate values By Wayne Karl
GREAT NEWS, SPORTS FANS. The common belief that
new arenas and sports stadiums are slam-dunk wins for their billionaire owners and millionaire players, but big fat goose eggs for the local economy… Well, that could be dead wrong. A new report not only suggests the opposite, but says such projects actually boost surrounding real estate values. The one key proviso is that tax increases to help foot the bill can’t be part of the plan. The Impact of Stadium Construction on Real Estate Values, from the Real Estate Investment Network (REIN), explores the effects – positive and negative – new arenas, such as the newly opened Rogers Place in the Ice District in Edmonton, have on real estate values. 50 YPNEXTHOME.CA
Highlights of the report include: » An arena’s positive impact on housing values can be felt most within a five-kilometre radius and has the largest effect when appealing architecture, community plazas, park landscapes, retail, commercial and entertainment spaces, and the stadium’s construction itself are incorporated into its design. » A negative effect on property values is felt when the costs of a proposed stadium necessitates the increase of property taxes. » Homes in neighbourhoods close to new stadiums, on average, have premiums ranging between three and 15 per cent, depending on the different types of housing, parking options and the distance from the facility. » Housing values increase on average 1.75 per cent for each 10-per-cent decrease in distance from a stadium, with the positive price increase being highest for homes closest to the stadiums and decreasing gradually outwards within the five-kilometre radius. When a stadium is located outside the downtown core, and is not connected to any other economic development activities or urban redevelopment program, residential properties around the facility will still see a positive increase in value. However, this increase will not be as dramatic as those that are built in, or with nearby accessibility, to the Central Business District. While proximity to the stadium usually results in the largest price increases, the regular presence of fans may lead to a constant source of noise, incivilities, traffic congestion and a scarcity of parking.
MORE TRENDING ONLINE ypnexthome.ca/news
These are all factors with the potential to create a price depreciating effect. The conclusions are somewhat surprising, given previous perceptions that such projects yield little real economic boost, and that a city’s health depends mostly on its economic fundamentals and infrastructure. “The presence and subsequent impact on the value of infrastructure is quite unrelated to the economic fundamentals, which reign as having the most impact on real estate values in the short, medium and long term,” says Melanie Reuter, REIN’s director of research. The findings regarding arenas can be likened to the impact of transportation improvements such as LRT stations, she adds. “Think of the infrastructure findings (transportation and arenas) as a micro effect, compared to broader and deeper fundamentals. So, once you choose a place to invest based on strong fundamentals, give yourself an additional lift by investing around an arena or an LRT station.” In Canada, while hockey may be the number one sport, a project’s positive impact on real estate values is unrelated to the type of sport – or even whether a team is a winner. “Surprisingly, type of sport and whether a team is winning or losing has little impact on the results,” Reuter says. More important factors are proximity to downtown (positive), ample parking (poorly planned or non-existent parking can have a negative impact on values) and integration with the surrounding community. Incorporating mixed and constant uses – think bars, offices, shops, outdoor spaces – was also key, as was access to good transit. “Equally important is nearness to the arena,” says Reuter. “Properties within walking distance (one kilometre) saw the biggest price jumps, and the impact diminished the farther out one went, until there was no impact past four kilometres.” Edmonton’s Rogers Place, the newly opened home of the NHL’s Oilers, is a good example of a pro-sports facility with spin-off benefits to the local economy. It is being constructed in the heart of downtown Edmonton, has well laid-out urban design plans, and excellent links to public transportation, REIN says. By creating an entertainment district around the arena, hundreds of local amenities will be available for neighbouring residents.
The list of planned projects for the Ice District is “staggering,” REIN says, with $2.5 billion in downtown development directly connected to Rogers Place. 2016 projects include: » The NHL arena, with a capacity of 18,641 for hockey and 20,734 for concerts » A community arena, home to the MacEwan University hockey teams, practice facility for the Oilers and junior Oil Kings, and available for community rental » Edmonton Civic Tower – a 27-storey tower that will house more than 65 per cent of the City of Edmonton’s downtown employees » Grand Villa Edmonton Casino – 60,000 sq. ft. of world-class gaming, dining and live entertainment » New headquarters for the Oilers Entertainment Group » MacEwan LRT Station, one of three LRT stations within a five-minute walk of the district Other components are slated to open from 2017 to 2020, including more than 1,000 residential units, some of which will be premium condos located atop a four-star hotel. “Edmonton appears to have nailed it on all fronts,” Reuter says. A similar downtown project is under discussion for Calgary. “As long as Calgary follows Edmonton’s lead, it should be a successful project for property owners around the project.” NOV 4 - DEC 2, 2016 | NEW CONDO GUIDE 51

Canadians jumping into mortgages too quickly: survey LOOKS LIKE CANADIANS spend almost
as much time shopping for a new sofa as they do shopping for their mortgage. A new Ipsos survey commissioned by LowestRates.ca, a personal finance comparison site, shows Canadians are jumping into their mortgage way too quickly. While smart financial decision-making is perceived to be very important, the survey found Canadians’ financial behaviours are actually on auto-pilot. Sixty-seven per cent of Canadians believe their mortgage is a very important life decision, but embarrassingly, Canadians spend nearly as much time deciding on a new piece of furniture for their home (4.5 hrs) as they do their mortgage (5.75 hrs), and significantly more time
