Get it in writing The saying “get it in writing” has never been more important in the case of the new-home purchase, since such a document outlines everything your home will have in it, on it and around it. Otherwise known as the Agreement of Purchase and Sale, the contract spells out the terms and conditions between you and your builder. Without it, if there is a misunderstanding or disagreement, it’s impossible to prove what was agreed upon.
Before you sign a contract, review it carefully with the builder. Ask questions. Fully understand what it contains. Then take it to a real estate lawyer and have it reviewed. Once it is signed, it becomes a legal document and an agreed-upon contract, so seeking the services of an experienced real estate lawyer is an important step toward ensuring that your dream home becomes a reality. Let us know how it goes. We’d love to hear from you!

At time of writing, the Bank of Canada had yet to make its latest interest rate announcement and Monetary Policy Report. The expectation was that the BoC would again hold its overnight rate target at 0.5 per cent. With its Monetary Policy Report and other moves from the federal government, however, many experts expected action. Potential changes in mortgage regulations and housing policy seem inevitable, if not now then in the coming weeks, after federal Finance Minister Bill Morneau commissioned a
joint federal, provincial and municipal working group to study the housing market, largely to address market stresses in Toronto and Vancouver. The challenge with any action to tackle skyrocketing prices and declining affordability in these cities will be to not negatively affect other markets where such characteristics do not exist. Markets such as Calgary, Edmonton and other parts of Canada are experiencing very different conditions than Toronto and Vancouver. Indeed, if anything, they need changes to help, not hinder homebuying activity.

CHBA - Alberta supports move to protect Wood Buffalo residents
THE CANADIAN HOME BUILDERS’ ASSOCIATION - ALBERTA supports
new measures recently announced to protect Wood Buffalo residents from unqualified or unscrupulous contractors. In May, more than 1,900 residential units were destroyed by devastating wildfires in the Wood Buffalo region. As residents return home and look for companies to help them rebuild their homes, the province is providing extra support for homeowners. On June 29, Municipal Affairs Minister Danielle Larivee announced amendments to the New Home Buyer Protection Act and the Safety Codes Act. Builders will be required to complete a builder declaration through the New Home Buyer Registry before applying for a building permit in Wood Buffalo. The changes also allow information to be collected from the builder, including residential construction history, corporate and 16 YPNEXTHOME.CA
financial history and outstanding fines or orders. CHBA - Alberta CEO Jim Rivait made the following statement at Minister Larivee’s news conference: “Good builders will be able to comply and we believe that will raise confidence levels when choosing a contractor. This is especially important when opportunists are likely to make unrealistic claims about how quickly they can build a home in Fort McMurray. Rebuilding the community will be a long process that will need patience and coordination. It will also require skilled professionals who stand behind the homes they build instead of skipping town if problems come up. There is no short cut to success and we are pleased to see the government step up with increased consumer protection measures at this critical time for people and the community.”
Minister Larivee also announced that information sessions will be held later this summer to educate homeowners and builders about their rights and responsibilities. Details about the sessions will be released soon. The Association has called for a coordinated response to the devastating Fort McMurray wildfire and has met with government, industry and other stakeholders to offer information and share solutions to help the community recover. We will continue to be a partner in the process and are currently finalizing the framework of a working group to provide industry input and expertise. The province also says these changes in the Fort McMurray area are a first step towards developing a longer-term provincial builder-licensing program. Based on the success of this program, builder licensing may be phased in across Alberta.

JUL 15 - AUG 12, 2016 | NEW CONDO GUIDE 19
Alberta’s Nation-Topping Population Growth: A Bright Spot Amongst Recent Benchmarks With less than half of 2016 left, provincial economic outcomes to date have generally reinforced most initial expectations that saw Alberta’s economy contracting this year for a second year in a row. That said, most recent trusted forecasts – like those released by the Conference Board of Canada in June 2016 – have pegged provincial real GDP growth for 2016 at -2%. While this would represent a stronger performance than Alberta’s -4% contraction in 2015, it also indicates that Alberta would be the only major province facing contraction in 2016. Nationally, Canada’s real GDP is expected to grow by 1.5% in 2016, partially because of strong national housing sales and housing price growth (in May 2016 national existing home sale prices were up 12.5% on a year-over-year basis according to the Canadian Real Estate Association). By contrast, similar Albertan housing market performance measures have also aligned with the notion that the province’s economy will likely fair the poorest this year. However, with these losses counted, there have still been some strong wins in terms of Alberta’s housing market’s
2015 Population Composition by Age Cohort (Alberta vs. Canada)
leading indicators. Specifically, Alberta’s population grew faster than any other province in the first quarter of 2016, totaling 4% during that quarter. While this might seem like a head-scratching phenomenon giving all of the above, Intelligence House has noted two reasonable trends that are currently encouraging this growth: 1) Young Family Formation: There were 14,240 babies born in the province, 15% of the total babies born in Canada over that period (for reference, Alberta has roughly 11% of Canada’s overall population). This trend is undoubtedly concurring with the fact that Alberta’s standing adult population is compositionally much younger than the nation as a whole (see the left chart below). 2) Immigration: Canada saw its largest influx ever of international immigrants in the first quarter of 2016 (86,216), a large number of whom were Syrian refugees. Alberta’s share of that total was 12,050 or nearly 14% (see the right chart below).

6 homebuying tips for first-timers By Wayne Karl
PLANNING TO BUY YOUR FIRST home
and not sure where to begin? Here are six homebuying tips to help you prepare. 1 | Get with the programs There are various government programs available to help you buy a home. Home Buyers’ Plan (HBP): The HBP allows first-time buyers to withdraw up to $25,000 from their RRSP to put toward a down payment on a home. You have up to 15 years to repay the funds. First-Time Home Buyers’ Tax Credit (HBTC): Eligible first-time buyers can apply for the FTHB to help offset the costs associated with purchasing a home, such as legal fees, disbursements and land transfer taxes. The credit can provide up to $750 in federal tax relief. More information on these programs is available at cra.gc.ca 2 | Explore your options First-time buyers can buy a home with as little as five per cent of the purchase price as a down payment – as long as the property is less than $500,000. Anything higher than that, and the minimum down payment for the portion of the price higher than $500,000 is 10 per cent. So, assuming your price range is at that threshold, you’ll need to come up with at least $25,000. At that purchase price, depending on the market you’re in, this could mean you’d then be looking at a townhome, semi-detached or even a condo, instead of a detached home. 3 | Check with the bank of mom and dad If your parents are baby boomers who have had the good fortune of building equity over the years as they paid down their mortgage while the
value of their property multiplied, well… they may be in a position to help. Many buyers are hitting up the bank of mom and dad. In the last two years, 28 per cent of first-time buyers called on the bank of mom and dad to help finance their purchase; from 2010 to 2014, only 17 per cent did. 4 | Become tech savvy Mortgage consumers are becoming very tech savvy. In Canada Mortgage and Housing Corp.’s 2015 Mortgage Consumer Survey, 78 per cent of respondents researched online, with 70 per cent using an mortgage calculator to help determine their payments. And social media is playing a more important role – 20 per cent used sites such as Facebook to learn more, 17 per cent used a mobile device, and of those, 22 per cent used a mortgage related app. And all of these figures are growing. 5 | Befriend a broker or banker Like many things in life, it’s all about relationships. And whether you use broker or a banker to secure a mortgage, you’ll likely come to value the relationship. In the same CMHC
MORE TRENDING ONLINE ypnexthome.ca/news
survey, consumer loyalty strengthened the longer people stayed with their lender. But since we’re talking about money, people are willing to switch lenders to get a better rate and save – a fact which is much more prevalent for bankers than brokers. And because brokers are able to offer products from multiple lenders, as opposed to bankers who offer only the products of their own institution, the market share held by brokers is growing notably, particularly among repeat buyers. 6 | Research, research, research These days, with prices rising as they are and uncertainty in some markets, thorough research is an absolute must. Everything from your target area, desired housing type, builder or realtor, finances, how much you can afford, who you borrow from and the structure of your mortgage – take your time. Take months. Don’t rush anything. Anything. JUL 15 - AUG 12, 2016 | NEW CONDO GUIDE 29
DON’T BE AFRAID TO MIX METALS! Many people today are asking, “Is it okay to mix metal finishes in my home?” Not only is it okay, it creates a luxurious and interesting space. Something we are all trying to achieve! Metals are the jewelry of the interior design world. Weather it is used on lighting, textiles, walls or furniture. If you have visited a home décor store recently, it is likely you have noticed a strong resurgence of gold. Try pairing gold with bronze, black, brushed nickel or chrome in your home or even the same room. For a more layered look combine three or four finishes in your space.
Fabrics are an inexpensive way to change the feel of your space. Try adding pillows or a throw blanket with a metallic thread. If you really want to embrace this look try changing one of your end tables perhaps a metal and glass combination. Do you want to start but do not want to invest a lot? Start with small items like a gallery wall with silver and bronze picture frames. Remember to keep mixing metals when selecting lighting, faucets, bath hardware, railing and door hardware for your new home.
As trends in metal finishes come and go, no one wants to go to the expense of changing all the metal elements in their home. This proves to be costly and time consuming. Try adding a contrast metal finish with accessories and repeat a finish at least 3 times in a room. You can also change out a lamp for one that combines gold, black and brushed nickel, as shown in the above photo. Kim Campbell | Interior Designer for Landmark Homes

First-time homebuyers 3 steps required to get into the market By Alyssa Furtado
MORE ADVICE ONLINE ypnexthome.ca/news/advice
PURCHASING A HOME will be one of the biggest investments you’ll ever make. If you’re just starting to look, there are a few steps you’ll need to take before you can buy a home.
Determine how much you can afford First, you have to determine what you can afford. Your affordability is based on your household income, your current monthly debt payments and the costs associated with owning a home (such as property taxes, heating costs, and condo fees). A lender will also look at two ratios to figure out how large your mortgage can be. The first is called the gross debt service ratio. Your monthly housing costs for (principal and interest, taxes, and heating costs) shouldn’t be more than 32 per cent of your gross income. The second is called the total debt service ratio, which includes your housing costs as well as any loan expenses (such as credit card and line of credit payments, and car loans or leases). This ratio shouldn’t be higher than 40 per cent of your gross income. You also have to come up with enough money to make a down payment. You’ll need to have a minimum of five per cent. If you’re able to come up with a down payment of 20 per cent or more, you won’t need mortgage loan insurance. And you should also have money saved for closing costs, which could be between 1.5 and four per cent of the purchase price of your property. 34 YPNEXTHOME.CA
Dip into savings Once you’ve determined how much you’ll need, you’ll have to find a source for your down payment and closing costs, one of which can be your RRSP. Under the Home Buyers’ Plan, you can withdraw up to $25,000 from your RRSP on a tax-free basis as long as the funds have been in the plan for more than 90 days. If you’re purchasing a property with a partner who’s also a firsttime buyer, you’ll each be able with withdraw $25,000. Keep in mind that the money has to be paid back starting the second year after you make the withdrawal and you have up to 15 years to repay the amount. If you don’t make an annual payment, you’ll have to declare it as taxable income on your tax return for that year. If your RRSPs or other savings aren’t enough, your family may be able to help you. In fact, an April 2015 BMO survey found 42 per cent of first-time buyers expect their parents or relatives to help pay for their first home.
Shop for a mortgage It can pay to shop around. If you and your partner go with the first mortgage rate you find, you could end up paying a lot more. Let’s assume the following: you plan on buying a $500,000 home with a $400,000 mortgage, your amortization period will be 25 years, and you have a five-year fixed rate of 3.5 per cent. That means your total mortgage payment will be $1,997 a month. But if you do a little research, you could save some money. If you’re able to get a mortgage with a fiveyear fixed rate of 2.5 per cent, your payments will be $1,792, a difference of $205 a month or $2,460 a year. That’s why you should look for the best mortgage rates. You need to be ready financially before you’re able to purchase a property. Knowing what steps are involved to become a first-time homebuyer will allow you to start your search for buying a home. Alyssa Furtado is the founder and CEO of ratehub.ca, a mortgage rate comparison site that aims to empower Canadians to make smart financial decisions.

hen people think about the typical apartment-style condo in Edmonton they think about a 600–800 sq ft home. That’s why BRASS III’s new project, The Leger, will come as a pleasant and unexpected surprise. Designed for those who love the Riverbend area, who want the maintenance-free lifestyle that a condo offers, but who want lots of living space, The Leger delivers.
the community’s main transit hub on 23rd Avenue. It’s also proximate to grocery stores, shopping, restaurants, cafes, doctors and other professionals, schools and golf courses. And being close to both the Anthony Henday and the Whitemud Freeway makes commuting quick and simple.
BRASS III has an excellent reputation as a builder of choice in the Riverbend/Terwillegar area. They know the community, they know the amenities and residents, and they know how to build great projects (they’ve built over a dozen projects in the area to date). This is amplified at The Leger. The Leger’s 60 units include two-bedroom, two-bathrooms, and are between 1,250 and 1,550 sq ft. All units features nine-foot ceilings, premier finishings like hardwood and tile floors, granite countertops, seven appliances (stainless steel appliances in the kitchen) and oversized balconies. All homes are self-contained, too, with their own hot water tank and heating system, and in-suite laundry. The building will also have low condo fees because there are no common amenities in the building—other than the heated underground parking. Instead, resources are put toward towards elements like soundproofing and improved construction materials. The Leger is in a prime location, in the heart of Terwillegar. It is steps from the new multimillion dollar Terwillegar Community Recreation Centre (with its pools, indoor track, gym, gymnasiums, ice sheets and indoor playground) and just a quick hop to

ARTFUL LIVING A LLUR E INSP I R E S A L I F E S T Y L E THEY SAY A PICTURE IS WORTH A THOUSAND WORDS. That’s certainly true for Carrington Communities’ new south Edmonton condo project, the 47-suite Allure. The renderings of the contemporary west coast architectural building (think stucco, stone, and aluminum panels in rich woodgrain), enhanced by the community’s ponds and green space, speak volumes about how this project is unlike anything this city has ever seen. The stunning lobby, the contemporary and chic dining room, the yoga studio and fitness centre, the suites, the two-, three- and four-car garages…this project is second to none. Yes, you read that correctly. Allure is offering Edmonton homeowners something exceptionally uncommon for this city – luxury condos with two underground parking levels comprised of guest parking and private two-, three- and four-car garages for owners’ cars, motorcycles or other prized possessions. “We’re filling a niche,” says Kathy Douglas, project manager for Allure. “The project is inspired by people who know what they want—the worry-free lifestyle of a condo but in a luxurious setting with space for their valued belongings, including but notwithstanding, their vehicles. It’s the first of its kind in Edmonton and we’re really excited about it.” In short, Allure is for people who don’t want to compromise lifestyle and location for convenience. Allure’s location is The Uplands of Mactaggart in 42 YPNEXTHOME.CA
the city’s southwest. It’s situated amongst luxurious executive homes, overlooking a serene pond, and next door to both fine dining and a nature sanctuary—the Mactaggart Sanctuary, a stunning nature reserve full of native flora and fauna. Allure is also just minutes from several parks and walking trails including Terwillegar Park, which will soon be connected to the river valley trail system via the Terwillegar Park footbridge. There are also plenty of lifestyle and professional amenities in the area just minutes away. Yet, homeowners won’t need to leave the building to take advantage of lifestyle amenities. Allure boasts a Members’ Lounge with poker table, wet bar and flat screen TVs and a Celestial Conservatory for anyone wishing to lose themselves in the stars. For those wishing to entertain or unwind outside, Allure has a Rooftop Terrace that boasts spectacular views from all angles. And if you’re into throwing dinner parties, you can charm and delight your guests in Allure’s stately Silver Salon. With its elegant decor, demonstration kitchen and ample seating, it’s sure to charm your company and make for a memorable evening. If your company is from out of town, guests can retire for the evening in comfort and style: Allure has two Sojourner Sanctuaries. No need to say “goodbye” to your guests; say “good morning” instead! Finally, there’s also the Precision Athletic Club, with state-of-the-art fitness
equipment and flat screen TVs, and the Satya Studio, an in-house yoga studio open to all homeowners. Allure’s luxury suites range from 1,312 sq. ft two bedroom suites to two bedroom plus den 1,678 sq. ft homes, and each suite’s interior design is completely customizable. “These are anything but cookiecutter,” exclaims Douglas. “Homeowners can choose our lovely standard design features, or they can customize.” She muses: “So if you want Swarovski crystal door handles, we’ll do our best to find them for you.” All Allure clients have the opportunity to customize their homes, assisted by an interior designer, through Carrington’s in-house Interior Design Studio. The team will work with you to ensure all your needs are met when it comes to creating your perfect space. Speaking of perfect, the suites’ “standard” gourmet kitchens are perfect for any amateur or seasoned chef, and come with stainless steel appliances, slide-in gas range and built-in dishwasher with hidden control panel. Homeowners also have the option for a fully integrated refrigerator and dishwasher with paneled doors to match the kitchen cabinetry. Kitchens also include quartz countertops, sparkling full height glass tile backsplash and recessed pot lights. The spa-inspired ensuites have dual sinks, elegant quartz countertops, spacious glass showers and stunning faucets and hardware. Carrington always takes special care to incorporate the latest green innovations throughout the entire planning and building process. Allure is no exception. The suites have easy-to-maintain, sustainable engineered hardwood flooring, low VOC interior paints and finishes, thermally broken, triple-glazed aluminum, low-E, Argon-gas-filled windows, Energy Star appliances, water-saving plumbing fixtures, and individually controlled heating in each suite.
Allure homes start in the mid $600,000s, and the project is currently pre-selling with move-in to start in summer 2017. Trend alert…shiplap WRITTEN BY: C. MARIE HEBSON
From the country to the beach, modern contemporary to traditional - shiplap is the building material everyone’s talking about. But what exactly, is shiplap?
Shiplap is a wooden board that’s often used for constructing sheds, barns, and other rustic buildings. Traditional shiplap has a rabbet (or groove) cut into the top and bottom, which allows the pieces to fit together snugly, forming a tight seal. This also gives shiplap its distinctive appearance, with horizontal lines/reveals between each board. In the past it was more commonly installed on the vertical, today it is more commonly installed on the horizontal.
46 YPNEXTHOME.CA
Lately shiplap has become a popular choice for interior finishes, thanks to its rustic charm and subtle texture. Whether you choose to use real shiplap or fake the look by applying MDF boards to your drywall it’s a great way to add texture to your home. As you can see from the varying degrees of distressing and antiquing, it is up to you to create your perfect ship lap feature wall.
Shown here are a compilation of images and items found online to compose Marie’s article. Should you want information on any of these products, don’t hesitate to contact our design studio.

Move over paint,
WALLPAPER is here to stay By Jane Lockhart | Photography by John Heineman | Courtesy of Sorbara Group of Companies

FOR THOSE OF YOU WHO lived as
adults through the 1980s, you may view wallpaper as a thing of the past. But, if you are buying a new home, or are faced with the challenge of decorating a new space, wallpaper may be front of mind. Wallpaper is coming back, but not in the way you may think. It has been reinvented and has become trendier than ever. As we said goodbye to balloon curtains, high hair and neon colours, we thought wallpaper was on that list as well. It turns out, wallpaper manufacturers very savvy marketers, and their efforts are reflected in today’s interior design. Wallpaper has moved past chicken boarders in the kitchen, large and bold floral patterns, or entire rooms covered in the same look. We are seeing wallpaper used in new and exciting ways. There is now textured paintable wallpaper, wallpaper for focal walls, or fun designs that can be used in small spaces. The powder room is the best place to have fun and experiment with colour, texture and new designs. It is
a place where you can shut the door and walk away, but your guests will love your efforts. One of our favourite powder rooms was done in all-black wallpaper with trendy light and bathroom fixtures. Because powder rooms are on the smaller side, going with a dramatic colour or pattern is not too overwhelming. Creating a focal wall is another area when we use wallpaper a lot. Again, we are seeing things in wallpaper we have never seen before. There are large shapes and patterns that can be applied to the wall individually. Also, the focal wall doesn’t have to be a full wall, it can be a section or maybe it is a design that carries over slightly to the adjacent wall. Anther trend in wallpaper is the introduction of metallics. Gold has been huge for the last couple of seasons and this has also been evident in wallpaper. There are endless examples from neutral wallpaper peppered with gold geometric shapes to black wallpaper with large gold fans. And, since wallpaper is no longer themed, these can be used in just about any room in the house! Faced with the task of decorating a completely new space, sometimes it pays off to take risks and think outside of the box. Using wallpaper lets you do both. Not only have there been advancements in the wallpaper

patterns, but also in the product itself. Most companies have prepasted wallpaper that lasts longer and is more durable. A nice added bonus is the grid on the back that a lot of companies as using. This allows the homeowner to ensure straight cuts when lining up to an edge or matching the pattern on the next sheet. If you are unsure of your abilities, you can always hire a professional to hang it as well. However you decide to decorate your new space, just make sure it is something that you love and that speaks to you, after all, you have to live in it.

Advice | CHBA ALBERTA
Family vs Facebook: Who to trust? By Jim Rivait
MORE ADVICE ONLINE ypnexthome.ca/news/advice
THERE’S ALWAYS NEWS ABOUT THE HOUSING SECTOR because it’s such a
big part of the economy and homes are central to our quality of life. Here’s a selection of the newest research and analysis. First-time buyers Buying a home is a rewarding but demanding process – especially for those entering the market for the first time. A new survey by the Canada Mortgage and Housing Corp. sheds lights on the experience of first-time buyers. Younger buyers use social media when hunting for a home much more than those over 35. Facebook is the top source. While Facebook friends are important, family still comes first. Almost 40 per cent of first-time buyers said family members had the most influence on their decision. Family and friends likely hear a lot about the top concern of first-time buyers – unexpected expenses. That’s a legitimate worry because almost 40 per cent were faced with immediate repair bills. One way to eliminate this concern is to opt for a new home where a 10-year warranty provides a lot of peace of mind. Following the trends Housing markets are closely connected to population trends. Edmonton’s market boomed over that last few years when lots of people were headed to the Capital region looking for jobs. We all know the drop in oil prices 50 YPNEXTHOME.CA
has reduced the flow of Canadians moving here, but that’s not the only factor in population growth. Immigrants from other countries are boosting Alberta’s population. That’s helped by a baby boom in young Albertan families. As a result, Alberta remains the country’s fastest growing province. That may help to explain why there has been little change in homes prices or much relief from high rental rates. For example, Edmonton MLS prices are down just 0.5 per cent in the last year. Rental rates in the city are down just 0.3 per cent even though they soared more than 40 per cent during the boom years. New home market Construction of new single- and multifamily homes has declined from the sky-high levels we saw last year, but there are still a lot of singles, couples and families who see an opportunity to enter the housing market for the first time or move to something that better meets their needs. During the first five months of 2016, construction started on more than 4,000 single- and multi-family homes. That doesn’t get much
media attention, compared to the 31 garage suite permits granted in Edmonton during all of 2015. Yet it’s an important employment boost and signal of confidence in the long-term prospects for the economy. A new report from ATB Financial says construction levels are actually now on par with the Canadian average after periods when we were doubling the national pace. Edmonton is now the fourth busiest new home market in Canada, trailing only the much larger cities of Toronto, Vancouver and Montreal, and has more homes under construction than the combined total of Ottawa and Winnipeg.

Advice | MONEY MATTERS
Good reasons why you should not co-sign By Gail Vaz-Oxlade
PEOPLE HAVE GOOD HEARTS. And people often feel they should do something to help friends and family when the going gets tough. Hey, I’m all for offering help when it’s needed. But you should consider any financial help you offer as a gift, since loans often cause huge problems when it comes to repayment time. Here’s a letter I received recently: …continued on page 54 52 YPNEXTHOME.CA
Gail, I need some help. I don’t know what to do. My sister-in-law and brother-in-law are constantly in a mess, financially. They have young kids, and both my husband and I love those children. We don’t want to see them lose their home. But I also am very afraid of how our help could hurt us. My sister-in-law has asked us to co-sign a consolidation loan to help them out of the mess they have made. She’s a rampant shopper. He can’t manage to make his business work. My husband wants to do it, but I’m afraid that if we do this it might get in the way when we go to buy a home next year. Am I just being selfish? –D

…continued from page 52
D, you are not being selfish. Wanting to stay solvent so you can make your own dreams come true is not a selfish act. It’s a sensible act. And while your heart may go out to your family, particularly the kids, who is to say that another loan is actually going to solve the problem? What have your sister-in-law and brother-in-law done to demonstrate they’re serious about their debt problems? If their solution is simply to get a consolidation loan, that’s not enough. Here are more reasons why you should think twice about co-signing for their consolidation loan: People who need a co-signer can’t qualify on their own because the lender believes they will default. I have heard of the odd positive cosigning experience like a young adult with no credit history whose parents sign on because they know their kid is a stand-up person who would sooner die than stick them with debt. But I’ve heard five times as many negative stories: parents who have been stuck
MORE ADVICE ONLINE ypnexthome.ca/news/advice
with their children’s irresponsible behaviour; family who watch as the primary signer goes bankrupt leaving them holding the loan. If a body can’t qualify for a loan on its own merits, you have to wonder if you’re actually doing that body a favour by adding more weight to their debt load. Co-signed debt is 100 per cent your debt. A lot of people don’t seem to realize this, I’m not sure why since it is clearly stated in all the loan paperwork. But here it is in black and white: If the primary borrower drops dead or defaults on the loan, you are 100 per cent responsible for repaying any loans you may have co-signed. It doesn’t matter that you didn’t get the money. It doesn’t matter that the primary borrower swore you were off the hook. The reason you’re co-signing is to guarantee repayment, and if the lender can’t get blood from
one stone, it’ll come looking for your stones. Co-signed debt is factored into calculations that determine whether you’ll get approved for any kind of borrowing, including a mortgage. That’s right. Since you’re on the hook for that $27,000 loan you co-signed for, that’s $27,000 less you can borrow for your own purposes. Again, people seem not to realize that there is a limit to how much lenders will let you take on. Perhaps it’s because lenders have been so lax with this particular rule that folks think credit is unlimited. Well, the credit bucket is not bottomless. Taking on the responsibility of co-signing could mean your ability to borrow for your own goals is thwarted. So how do you say no to family or friends who see you as financially stable and a good resource for solving their problems? Try this… Tonya, both Paul and I would love to help, but right now we’re just not in a position to do so financially. We would be happy to sit down with you and Tony to talk about ways you could clean up the financial mess you’re in. And we’d be happy to help in other ways, like taking the kids when you guys are working extra hard to get that debt paid off. But we can’t co-sign right now. What else can we do to help you? If Tonya and Tony stomp out in a huff because all they want is your signature, you can count your blessings. It would only be a matter of time before that co-signed loan came between you anyway. At least now you’re not also on the hook financially.
