Important considerations What are the critical things to consider when choosing a location? There are so many personal variables it’s really up to you to decide.

As an example, if it is just as important to you to be close to your children’s school as it is to your place of work, then look for a place that offers you the best of both worlds. If you own a car and want to use public transportation whenever possible to save on parking and gas costs, a location close to masstransit may be a better option for you. If you’re a walker, proximity

to major amenities should be a definite consideration.

Running errands such as grocery shopping and banking on foot affords many health benefits and provides you with a chance to meet your neighbours and discover new places, too.

Make a list of your priorities first, then take the time to assess each location for its merits and weigh your options.

How to avoid your own moving horror story

WHEN BUYING A HOME, you will

likely consult with a team of trusted professionals — a mortgage broker, a lawyer, perhaps a realtor or builder sales associate and maybe a home inspector. Then, assuming you move ahead with your purchase, eventually you will likely need a mover.

People often don’t consider a mover as an important member of their team of professionals.

However, given the critical role they perform — taking possession, at least temporarily, of all your worldly goods and moving them without loss or damage — it’s a function not to be taken for granted. Not doing your due diligence and taking the time to select a reputable mover can invite untold problems.

Case in point: the following example, which admittedly doesn’t involve a new-condo move, but the experience is all too common. So is the lesson learned — unfortunately, the hard way.

I recently contracted a “professional” moving company to carry out a last minute move of five pieces of furniture on behalf of my son, a university student. For a variety of reasons, we decided to hire movers rather than rent a truck.

After calling several firms — including large, well-known companies and smaller, independent ones — I selected a moving company in Whitby, where the pick-up was to take place. Drop-off would be in Waterloo.

We agreed on price ($350) and time

(9 a.m.) — after I was very clear the move would involve an out-of-town destination. All details were confirmed in a “contract” exchanged via email.

The crew was on time for the move the next morning, but almost immediately began talking about a higher rate — $360. Not a huge difference, but it immediately raised my suspicions.

I’ll spare you all the gory details, but it’s important to share the lowlights of what happened next: » The company I originally contracted the job to the night before was inexplicably unavailable to actually do the move the next morning, and apparently passed it off to another firm. » My original contact, who was easily available on cell phone repeatedly the night before, suddenly was nowhere to be found. » Once the truck was loaded, the fee increased to $450. » Upon arrival in Waterloo, the movers said the fee was $500. “It’s taking longer than we thought, and the furniture is heavier.” » “Sure,” I said, “right after I call the police.”

With that, the sordid tale ended.

The job not complete, left for us to move the furniture indoors, now the

victims of one of the top 10 scams monitored by the Better Business Bureau (BBB).

“I could write a thesis on this,” John Levi, president of the Canadian Association of Movers (CAM) told me.

CAM offers consumers the following tips on how to avoid being scammed by unscrupulous movers: » Find reputable movers through the CAM, BBB or provincial government consumer protection agencies » Ask three movers for estimates in writing » Get the terms and conditions in writing » Ensure your goods will be protected for loss or damage » Read customer reviews on movers’ websites and other forums “Consumers have recourse with their provincial government’s consumer affairs department and with the Better Business Bureau,” says Levi. “Both of these avenues are fraught with difficulties and often take many months to come to some form of resolution — satisfactory or otherwise. And often, the mover simply out-waits the consumer.

“It’s far simpler and more effective to engage a reputable mover in advance rather than trying to fix a bad situation after the fact.”

My example, though painful and infuriating, is minor compared to other common horror stories involving similarly unsuspecting clients.

Make sure you take the proper steps — and the time — to protect yourself.

“OLD” IS NEW AGAIN...

The reclaimed look is trending right now and it is not slowing down. Pinterest is teaming up with projects taking old items and turning them into new art or décor. Furniture and décor stores have many new items that have been designed to look old.

Manufacturers have been using reclaimed wood and fabricating what they call “heirloom” pieces.

You don’t have to spend hours sanding and repainting or spend large sums of money on custom made pieces to get a vintage look in your space. Use an old steamer trunk for a coffee table – You can find these on Kijiji for under $100. Use old windows as artwork or to frame family pictures, and an old door as a headboard – often these are free at garage sales or for a low cost at reusable stores.

You don’t have to fill the entire space with vintage items either.

An antique console at the front door or a collection of old keys in a shadow box brings a little interest to your room. A conversation piece could be

a collage of old floor vents that grandpa could not throw away, which are hung on the wall behind the sofa.

It doesn’t have to be perfect. In fact, the less perfect the better. The flaws are considered beautiful. Each crack or scrape tells a story and if you do not know the history of that particular item, you can certainly tell the story of how you acquired it. You may have inherited it from a distant relative or traveled the city or even the world to find just the perfect item. Mix and match old with new as well.

A dining table made from 100 year old wood will stand up to and equally complement contemporary chrome and acrylic dining chairs.

Reclaiming treasures is a responsibility we should all take on to preserve our history as well as keeping these beautiful things out of the landfills and into our homes and hearts.

Rebuilding after the wildfire

THE FORT MCMURRAY WILDFIRE

has raised key questions about how to help the community rebuild the homes that were damaged or destroyed.

This column was written shortly before the re-entry was to begin, but we already know that it will be a challenge to ramp up construction from the very low levels before the fire to meet a sudden rush of demand.

Like all Albertans, our Association has looked for ways to help.

CHBA - Alberta has been meeting with government and industry representatives to offer our expertise on how to co-ordinate a response.

Our CHBA locals in Edmonton and across the province have also raised hundreds of thousands of dollars to help support evacuees forced from their homes.

Looking ahead, we anticipate that a number of people returning to Fort McMurray will be very suddenly plunged into the process of making decisions about a new home.

New-home buyers typically spend a lot of time doing research – educating themselves about builders, prices and features. They also spend a lot of family time discussing what they want and need in a new home – both today and in the future.

While the people returning to Fort McMurray will face different timelines and circumstances than most new home buyers, they still have access to the same tools to help guide them through the process step by step.

section of our website, consumers will find information to walk them through the process, understand contracts and what to expect during various stages of construction.

There are a lot of things to take into consideration and these checklists will help ensure that none of them are missed.

CHBA also developed the Get It In Writing materials for consumers planning a major renovation that would be useful for Fort McMurray residents who face major repair work before they can return to their homes.

These resources are recommended reading for all consumers who want to buy or renovate a home. They would be especially valuable to Fort McMurray residents who may be targeted by the unskilled and unscrupulous so-called builders who always seem to descend on disaster zones.

We’re already hearing about some who claim they can get people into new homes faster and cheaper than companies with years of experience building in Alberta. Unrealistic promises should always set off alarm bells, and this is even more the case than in the difficult and uncertain environment of a disaster area.

One important safeguard against

incompetence or fraud is Alberta’s mandatory new home warranty program. Good builders – including all CHBA members – recognize that warranty coverage on a family’s most expensive purchase is essential.

In 2014, the Alberta government made it a requirement for all builders to provide a warranty for all new homes and major renovations. This will help screen out companies that do not have a track record in Fort McMurray or anywhere in Alberta.

We all want the best for the people of Fort McMurray after this traumatic experience. As an association, we hope to help make it possible for people to rebuild their homes and lives with the least possible stress.

Mid-2016 Housing Review: Benchmark of Major Canadian Markets Intelligence House has compiled a summary of key housing market indicators and drivers for major Canadian markets year-to-date in 2016. In the Calgary and Edmonton regions, home sales and new housing starts are notably down, with prices in the Edmonton region decreasing marginally. The negative performance of both housing markets reflects many expectations put forth at the beginning of 2016, particularly in regards to the strong declines in new housing starts. That is, however, a necessary step to bring supply levels in line

with current demands in order to relieve any downward price pressure that currently exists in these markets.

Access to major freeways makes getting around the rest of the city easy enough, but expect a longer commute to downtown or anywhere north of the river.

Real estate Although the newer homes are still priced comparably to nearby neighbourhoods, starter homes are no longer as affordable as they used to be. First-time homebuyers are renting out suites in their homes and this benefits the rental market.

for painting great looking walls

AS A NEW-HOME OWNER, you have

two choices: you can either stick with the standard “builder beige” or you can refine your painting skills, put on a pair of coveralls and give it a shot.

This is not to say that all new homes are adorned with builder beige, but unless you were able to pick multiple colours in the paint and finishes of your space, chances are your home could probably use a new coat.

I was trained to paint properly way back when I started my design career more than 20 years ago.

Some of you may know that I began as a junior designer at Benjamin Moore Paints. I never dreamed that I would learn so much useful knowledge about colour and paint.

So before you tackle any painting job, big or small, follow these simple rules for a seamless finish.

1. Buy a metal cage The cage is the metal handle that holds the actual roller or sleeve.

The better this is, the longer it will last, it won’t squeak when rolling or rust when washed.

2. Buy a sleeve with a plastic centre The sleeve is the furry cylinder that you put on the metal cage or handle. If you buy a cheap sleeve with a cardboard interior, it will start to fall apart when it gets wet in the paint. Then it will leave small fluffs on your wall and all your hard work ends up looking poor.

3. Buy a large paint tray!

This is so much easier, as you can pour almost a full can of paint into the tray which means less pouring of paint and hopefully less mess.

This also means less stopping of the job to pour paint into the tray.

4. Really coat the roller sleeve When putting paint on the roller, really coat the roller sleeve. It is designed to hold paint! Fluffier roller sleeves hold more paint, which means you go to the tray less often and this will speed up the job.

Really soak the roller in the tray so it absorbs the paint.

5. Avoid tiny strokes in a small area When applying the paint to the wall – do not roll it in tiny strokes back and forth in one small area. Begin by rolling a large “W” on the wall with the roller and then roll the wall fully from top to bottom. This will lie out the paint better and faster.

6. Apply the recommended amount of paint Apply the recommended amount of paint to the wall. People often try to stretch their can of paint a little farther by not applying as much as suggested by the manufacturer.

There is no value in this as the paint is meant to be applied to a certain thickness to give you the right colour and durability. Too little paint compromises this!

7. Don’t brush all the edges first Although it is tempting to cut-in or brush all the edges of the walls before rolling the paint on, you are less likely to get a good finish. It is best to brush a little of the edges then roll into that wet paint, and continue this process down the wall.

It takes longer but you will find the coverage of the colour more even.

8. Always use two coats of paint Yes, you usually need two coats of paint to develop the colour well or to ensure you don’t miss any spots.

There are some brands of paint that suggest you only need one coat, but I have found this to work only with a light colour over another light colour, and when I take my time applying the paint.

9. Store your paint cans upside down Paint does not “go bad” as long as it’s not kept in extremely cold conditions. Seal the lid very well (Place the lid on the can, cover with paper, and hammer the lid in

place, remove paper) and turn the can upside down in a cool dry area for storage. When the can is turned right side up again, it mixes before you dip your brush in.

10. Buy a good paintbrush Buy one good paintbrush. Cost can be an issue, but a good brush means you will only buy it once if you clean it after you have done the job. A good brush has “flagged” ends and is angled. Flagged ends look like the bristles are uneven and with split ends. This lays out the paint in a much smoother fashion.

And once you do clean your brush, use the hole in its handle to hang it up to dry. Never leave a paintbrush sitting in a pot! I use a wire coat hanger turned upside down to dry

my brush. (Hook the brush’s handle on the “J” shaped end of the hanger and hook the triangular part of the hanger over a doorknob.)

BONUS TIP Can’t find an opener for your paint can? A screwdriver or keys will work, but if you are Canadian the best thing ever is a loonie or toonie to open the lid of a paint can! It’s always available and super strong for this type of job. Thanks Canadian Mint for the convenient opener!

Even if you are not the best painter and not using the best paint, great tools will make the job easier, faster and it will look better! If you follow these simple rules, your newly built house or condo will turn into your home in no time.

Reasons to teach your kids about real estate sooner than later

IT’S JUNE AND SCHOOL will soon be out for the summer. What better time to teach your kids about real estate?

Why? There’s actually more than 500,000 reasons to do so. The number is really 508,097 – as in dollars, the average price of a home in Canada as of April 2016, according to the Canadian Real Estate Association (CREA). This represents a 13.1-per-cent year-over-year price gain.

Need another reason? How about 45 – as in the percentage of millennials, in a survey conducted by New Home Guide, who don’t believe they will be able to buy a home in Canada within the next five years.

Just 25 per cent per cent believe they will be able to buy a home in the next five years, while 25 per cent say “with a lot of help, maybe.”

Not exactly the most encouraging stats.

Need more, still? A new poll by CIBC reveals 63 per cent of millennial respondents plan to buy a home in the next five years – but almost half of them have not even begun to save.

Faced with a myriad of financial challenges, 54 per cent of future millennial buyers say coming up with the required down payment is the biggest obstacle to homeownership, the CIBC poll says. About half are concerned that job security (53 per cent) and rising real estate prices (46 per cent) will impact their ability to buy.

Given such realities, teaching young Canadians financial literacy at an earlier age is increasingly important.

Some organizations, such as the Financial Consumer Agency of Canada, major Canadian banks and even investor groups, are taking such

matters into their own hands, with programs for financial literacy for youth.

The CIBC poll underlines how strong the need is.

“Millennials want to own, and many plan to do so in the next few years, but they’re facing many obstacles and competing financial priorities,” says Barry Gollom, vice-president, mortgages and lending, CIBC. “It’s important that they sit down with an advisor and map out a realistic time frame for making their dreams of homeownership a reality – it’s not easy, but it’s attainable.”

Another CIBC poll finds Canadians are sympathetic to millennials’ struggles for homebuying. The majority (56 per cent) say something should be done to help the younger generation enter the housing market.

Three-quarters (77 per cent) believe buying a home is more difficult for young Canadians today than it was for previous generations.

“It’s not just young Canadians that feel that buying and maintaining a home is a challenge for their generation,” adds Gollom. “Canadians across the board regardless of age agree and a majority are calling out that something should be done to help.”

Because… those five years that millennials believe they need to save up for a down payment? If things continue as they are, prices could be further out of reach. In 2012, the average Canadian price was $363,606 – representing 39.7-per-cent gain to the current $508,0907. At that rate, in five years, the average would be about $709,811.

Mind you, the national average price is skewed by activity in Toronto and Vancouver. Take these two markets out of the equation, the average is a more modest $369,222 and year-over-year price growth 8.7 per cent, CREA says. There are markets in Canada that are more friendly to millennials.

5 ways to boost your down payment

in Canada now costing more than $500,000, many young people need all the help they can get when it comes to coming up with the down payment for their first home.

If you’ve just started saving and are looking for ways to give your down payment fund a boost, the five tips below will help you save more money faster to afford the home of your dreams and leave you with a smaller mortgage.

1. Make a tax-free withdrawal from your RRSP If you’re a first-time homebuyer, you can make a tax-free withdrawal of up to $25,000 tax free from your RRSP under the Home Buyers’ Plan (HBP). This means a couple purchasing their first house together can each withdraw up to $25,000 from their RRSPs, for a total of $50,000 towards a down-payment on their first home. The money must be paid back over a period of 15 years beginning in the second year after you made a withdrawal.

2. Use your tax refund If things such as unused tuition credits, moving expenses or RRSP contributions will net you an income tax refund when you file your taxes, resist the temptation to spend it!

Instead, save it as part of your down payment fund. Your income tax refund is one of the easiest ways to quickly boost the balance of your down payment without putting any strain on your everyday budget.

Cutting your daily coffee from your budget will probably only save you a few hundred dollars per year, which won’t go far if you’re planning to buy a home anytime soon. However, if you’re spending more than $100 a month on expensive cable packages or pricey gym memberships, axing these from your budget and redirecting the cash to your down payment fund will give it a noticeable boost. You don’t have to give up everything to become a homeownership but you should prioritize the goal over non-necessities you won’t really miss.

Your parents raised you, took care of you when you were sick, and prepared you for life. While you may feel bad about asking for a handout, many young Canadians expect financial support when buying a home. In fact, a 2015 BMO survey finds that 42 per cent of first-time buyers actually expect their parents or relatives to help pay for their first home. And 40 per cent of first-time buyers say they wouldn’t be able to afford a home without financial help from family.

For many young people, the down payment for their first home will be the largest sum of money they’ve had to save up so far, so it’s no surprise they find the task daunting. However, with commitment and a plan, you’ll be able to save up the down payment you need in order to afford the home you want.

You might be reluctant to put a few more hours in at a second job if you’re already working full-time, but if working evenings and weekends will make your home ownership dreams come true, it’s a worthy sacrifice.
