During periods of market fluctuation and uncertainly, people may be hesitant to move or buy a home, saying they are waiting for “better times.” The issue with this approach is that better times usually become evident only after prices and interest rates have already risen. Potential homebuyers who have been sitting on the fence soon find they have missed a valuable opportunity to participate in a ripe marketplace. Before you shop for a new home or condo, do your homework. Take the time to get pre-approved for a mortgage so you can shop with confidence. Not only does being armed with a pre-approved mortgage define what you can afford, it locks you into today’s excellent mortgage rates for 90 days or more. Locking in means you don’t have to worry about rising mortgage rates and if they drop, yours should too. Be sure to get your home-buying team together well before you shop. Choose an experienced builder/developer who is building in a neighbourhood you love, along with a specialized real estate lawyer and mortgage expert. Having these key people in place will make your transaction easier and less stressful, regardless of market conditions.

Of the 620,000 homes sold annually in Canada, almost half of them (45 per cent) are bought by first-time homebuyers, according to a report by the Canadian Association of Accredited Mortgage Professionals (CAAMP). This speaks to Canadians’ keen interest in getting into the housing market and the value of real estate – financial, as well as the pride of ownership. There’s no doubt that owning a home is one of life’s most rewarding experiences, emotionally and financially speaking. At the same time, it can also be taxing in both respects. But as they say, nothing worth having comes easy. In its consumer survey, CAAMP asked first-time homebuyers why they purchased their property. Fifty-one per cent said it was to stop renting. Other reasons cited include a change in lifestyle or improved financial circumstances, for pride of ownership, and to build financial security. Real estate happens to be one of life’s necessities that actually pays off in the long run. While no one can guarantee what the value of your home will be in 20 years, ask your parents what they paid for their place and compare that to current market values. Odds are that you’ll be pleasantly surprised. And what other investment vehicle out there allows you to purchase and use something, then sell it for a profit, and not have to pay any tax on that earned income? This, in a nutshell, is what happens when you sell your principal residence. Home ownership is a way of forced savings, and that equity is how many Canadians can afford to move up into their million-dollar dream home, or head to the sunny south to enjoy a worry-free retirement. Buy now, while mortgage lending rates are still low, and the pickings are plentiful.

Low lending rates changing Canadians’ mortgage habits By Lydia McNutt
C
anadians have been sitting, very comfortably, in an ultra-low mortgage interest rate environment for years now. Just when we thought rates couldn’t go any lower, they did, as the Bank of Canada dropped its key lending rate to 0.75 per cent in January, and the big banks followed suit. At the BoC’s latest rate announcement on May 27, that rate stayed put. Twenty years ago, the lending rate for a five-year, fixed-rate mortgage was 10.75 per cent. Back in 1981, it was 20.25 per cent! (source: RateHub.ca) Today’s numbers in the two-per-cent range are hard to believe, and they’re changing how Canadians handle their debt load. Canadians are doing everything they can to make the most of these low lending rates, according to the 2015 Mortgage Consumer Survey by conducted Canada Mortgage and Housing Corp. (CMHC). Survey says… According to CMHC, 60 per cent of mortgage renewers did so before their mortgage term expired, and 55 per cent of them did it to avoid a rise in rates in the future. Furthermore, mortgage renewers reported taking action to pay off their mortgage sooner. Forty-nine per cent set their mortgage payment higher than the minimum required, while 32 per cent made either lump-sum payments, increased their regular payment, or both.

Going Broker: CMHC also investigated the share of mortgage consumers who used the services of a mortgage broker. The survey found that broker market share is on the rise, having increased from 32 per cent in 2012 to 42 per cent in 2015. Almost twice as many homebuyers (both first-time and repeat) used a broker (49 per cent), versus existing homeowners who were refinancing their mortgage (24 per cent). Lender loyalty: When it comes to loyalty, first-time homebuyers were flightier than their repeat-buyer counterparts. Renewers were more likely to stay with their current lender (86 per cent) whereas only 47 per cent of first-timers stuck with the financial institution they deal with regularly. Interest rates were the main reason for consumers to jump ship to another lender, at 63 per cent.

What today’s buyers want in their new homes By Jim Rivait
W
hat do today’s new-home buyers want? Answers to that question and many more are found in a new survey of Canada’s new-home buyers. The CHBA Home Buyer Preference Survey reveals new data in more than 50 areas of home design, building features, buying preferences and demographics. Conducted by Avid Ratings Canada, the survey is based on responses from more than 12,000 recent buyers, so it provides a lot of solid data to help builders understand and satisfy a broad range of customer needs. Start with the question of who is buying new homes. Nearly half of buyers are of Generation X, with Millennials representing another 38 per cent of buyers. Single couples with no kids are the largest group buying new homes. They are just one of the distinctly different categories of buyers. New homes also attract singles, growing families with children, downsizing families, semiretired or retirees seeking both mixed-age or age-restricted communities, investors, and vacation-home buyers. Quality and energy efficiency are areas where buyers don’t want to compromise, but a fifth of buyers will choose a smaller home to lower costs. The most popular choice of house style on the market remains a two-story single-family home. Walk-in closets and energy-efficient appliances top the “must-have” list for new-home buyers. Buyers also want their new community to provide the same high quality of life as their new home. Walking and cycling paths, parks and recreation centres and fully landscaped communities lead the way for the majority of consumers. When it comes to finding their dream home, Canadians have embraced the power of technology – regardless of age. An overwhelming 85 per cent of Canadians start searching online and more than half find social media a useful tool. The new computer tools that allow buyers to see how their home will look are a hit with almost all buyers. House hunters are also reaching beyond the traditional circle of friends and family for opinions about what to buy, with 89 per cent using online customer reviews to guide their decision. These are just a sampling of the findings from the latest homebuyer preference survey. Successful home builders are always looking for ways to be at the leading edge of the marketplace while keeping on top of code changes and innovations when it comes to new fixtures and appliances. Customer surveys offer valuable insights that professional homebuilders such as CHBA members use to offer their Edmonton customers – of all different kinds – the right home at the right price. This was the first year for the CHBA/Avid survey, but it won’t be the last. Smart builders know that the foundation of customer satisfaction is

Regional swings forecast for Canada’s housing market By Lydia McNutt
L
ower oil prices are a key contributor to the two different tales being told of the housing market by Canada Mortgage and Housing Corp. (CMHC) in its second quarter 2015 Housing Market Outlook. From a national view, eroding market conditions in the Prairies will be stabilized by activity in Ontario and BC, bringing the overall picture into more balanced territory. CMHC predicts national housing starts will decline in 2015 and 2016, but with some regional disparities. While oil-producing provinces like Alberta are seeing a slowdown in starts and sales, Ontario and BC are enjoying an upswing from some notable downs – lower energy prices, a lower Canadian dollar and low mortgage rates, according to Bob Dugan, chief economist, CMHC. “Moreover, since the inventory of completed and unabsorbed units remains above the historical average, we expect the pace of new home construction to moderate over the next couple of years as builders focus on managing the existing inventory,” Dugan adds. In the Prairies, starts are continuing on their downward trend, numbering 55,067 units in 2014, with a
forecast of 43,400 to 49,500 units in 2015, and between 38,900 and 46,300 units in 2016. Canada wide, CMHC expects between 166,540 and 188,580 housing starts in 2015 with a point forecast of 181,618 units. In 2016, starts are forecast between 162,840 to 190,830 units, with a point forecast of 181,800 units. In its latest release of May housing starts data, CMHC saw a slight uptick in May, due to an increase in multiple-unit construction starts in Ontario, the Atlantic region and Québec. The trend is a six-month moving average of the monthly seasonally adjusted annual rates (SAAR) of housing starts. The standalone monthly SAAR was 201,705 units in May, up from 183,329 units in April. The SAAR of urban starts increased by 10.8 per cent in May to 185,235 units. Multi-unit urban starts increased by 16.9 per cent to 126,367 units in May, while the single-detached urban starts segment essentially held steady at 58,868 units. In May, the seasonally adjusted annual rate of urban starts increased in Atlantic Canada, Ontario and Québec, while it decreased in British Columbia and the Prairies.

As a Canadian, and an avid BBQ’er, my back yard is just as important to me as my kitchen. A well-thought out exterior design will give you years of enjoyment. For your next outdoor project, put it to paper first with these important tips. 1. Make your backyard a destination. Budget for your yard like you do your interior, include the accessories that make it comfortable, like furniture and lighting. We tend to forget about the soft stuff for outside. 2. Beyond the basics: FIVE DESIGNER ESSENTIALS By Yanic Simard

here are some furnishing basics every space needs, that we all see every day: comfortable chairs, room-brightening lamps, desks for perching that laptop or good book, beautiful art dressing the walls. As a designer, it’s my job to see beyond the basics, and look to pieces that don’t just serve an obvious function, but solve specific design dilemmas while adding true beauty, and a sense of surprise. When you really open your eyes – and know where to look – you can find unexpected answers to design questions and take your space to a whole new standard of living.

1. Multi-task masters ⊲ A staple I’ve returned to time and time again, simple stools can function as side tables, extra seats or cocktail tables (especially when clustered together), and tuck away or move easily to suit so many uses. ⊲ Hard stools are great if you prioritize the table space (pulled up to seats to hold a drink), and soft stools make for plusher seating (but can still hold a serving tray). Either way, use this as a chance to add a new texture, like faux fur, cowhide, rich wood, or natural stone. 2. Lighten up ⊲ Adding layers of light to a room is key to beautiful design: harsh shadows from one lonely lamp drag down any decor, so you should always include as many types of lighting as possible (sconces, floor lamps, table lights, pendants, etc). However, the lighting source doesn’t have to be strictly functional. Consider choosing a piece that makes its own statement – after all, it’ll be in the spotlight! ⊲ Simple white shades are timeless (the modern trend being nontapered cylinders and squares), but even more trendy is the bare Edison-style bulb. This touch of industrial style plays well against traditional or modern furnishings because of the raw, elemental nature of the exposed filament.
3. Get seated ⊲ While most homes will have a standby sofa or sectional for everyday lounging, don’t underestimate the value of a full-sized, single seat chair. You’ll want something that will cocoon you when you just need some alone time. A pair of matching sofas can be a great look, but don’t be afraid of asymmetry and different periods – the best groupings include some variety to suit all different seating situations. ⊲ Upholstered furniture does not have to use the same material on the front and back, which gives you another great chance to embrace a high impact look in a smaller dose. A bold fabric or finish on just one side gives a touch of drama without sacrificing any practicality. Then use accent pillows in a relating fabric to connect it back to your sofa for harmony.

I recently designed a custom aged glass mirror for a client, but you can simulate this look with a fun DIY project by picking up a stripping or antiquing kit, some gold spray paint, and a budget mirror. Make sure to read the directions carefully (and wear protective gear), and once the antiquing is finished a few tiny spurts of the spray paint will give it an extra level of dimension.

find if you need to refer to it. For portable items like cell phones and MP3 players, store the manuals in an accordion file by category.
Where did I put the... Have you ever stored a special item in a safe place and then forgotten where you put it when you need it three months later? A simple solution is to create a document in Microsoft Word or a similar program on your computer to record the location of seldom-used articles. Use the ‘find’ feature in Word (located in the Edit drop-down menu) to retrieve the information quickly within the document. Be sure to name the document something obvious so you can find it on your computer.
Where did I leave my keys? The most common excuse for lateness? “I couldn’t find my keys”. Save yourself the frustration and embarrassment by simply making an extra set of keys and keeping them in a special place. Give another set to a relative or neighbour in case of emergency. Create a home for your keys and always place them there when you arrive. You can use a bowl, a small basket or a hook. If all else fails, attach a beeper to your keys that you can activate when they go missing.
hether you have a sprawling home with plenty of room or a cosy place that has little in the way of extra space, you need to create a system so that your home functions in a manner that accommodates your lifestyle. And whether you live large or small, chances are there’s a favourite spot in your home that sees more than its fair share of action. It’s a corner of the sofa you curl up in, or a spot at the breakfast counter that has a pile of things you want to get to “when you have a minute” which could use a little bit of help. Without designated spaces, you’re forever tucking things away that don’t have a real home – and wasting far too much time trying to remember where to retrieve them. Develop a place for each activity you do, and a space to keep those items that go with it to add some organization to your home – and your life!
Name that room. Rooms that don’t have a specific purpose often become dumping grounds for clutter. Before you begin de-cluttering, go through your home, room by room, and determine how you want to use each space. Identify which items support the purpose of the room and which ones should be moved elsewhere. Keep a few boxes handy so you can easily transport smaller items to their appropriate rooms. Everything needs a home. Whenever you bring a new item into your home, immediately find a permanent place for it to live. To help you determine the best spot for it, ask yourself what else is like it, and where (and how often) you will use it. Store similar things together and store items near their place of use. Items used daily should be placed in the most accessible areas (within arm’s reach), whereas seldom-used items can be stored in out-ofthe way spaces. Keep a label maker handy to label drawers, shelves and containers so you don’t have to rely on your memory when you need to find something quickly. What did I do with that manual? Did you add new appliances and electronics to your collection recently? Staple the receipt and warranty to the instruction manual and tape it to the bottom of the item so it’s easy to

05 Multiply this figure by the amount you need to borrow. Divide by 1,000.
02 Divide by three. This figure is the monthly payment you can afford to make on your condo.
06 Add to this your estimated monthly heating costs and monthly property taxes.
03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.
04 Refer to the chart above. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)
