homebuyers eager to take advantage of lower interest payments; mortgage holders losing sleep at the prospect of a rate hike; and everyone wondering what will happen when the Bank of Canada finally makes a move. Well, there could be trouble brewing – at least according to the latest Manulife Bank Homeowner Debt Survey. Manulife reports that many Canadian homeowners, particularly Millennials, lack the financial flexibility needed to manage rising interest rates, unforeseen expenses or interruption in their income. The survey results reveal that: • Twenty-five per cent of Millennials have no emergency savings. • One in four homeowners were “caught short” at least once in the past year, with insufficient money on hand to manage daily expenses. • Seventy per cent of Canadians would not be able to handle a 10-percent mortgage rate increase. The likelihood of mortgage rates jumping 10 per cent in the near future is slim to none, but it never hurts to be prepared. Try these tips: • Stress-test your mortgage against a higher rate, to ensure you can service a larger debt load. • Don’t spend the maximum you can afford. With the current five-year fixed rate as low as 2.24 per cent, your dream home may be a reality today, but can you still afford the payments at a rate of 5.5 per cent, or higher? • Consider all your expenses including student loans, car payments, taxes, bills – and don’t forget about savings and retirement! In the meantime, rather than piling on the debt, take this low rate environment as an opportunity to pay down your existing debt faster, so when rates do rise, you won’t lose any sleep.

a new way of living B r e a k away f r o m t h e m u n d a n e a n d d i s c o v e r

Life can become habitual. We drink the same coffee, drive the same roads, and prepare the same meals. Habits are powerful, and while the right

ones can lead to great achievement, the wrong ones will stifle success. Sometimes it takes more than willpower to set yourself free. Sometimes it takes a whole new environment. Allure offers just that: a new way of living. This is a building designed to encourage the spontaneity needed for a dinner party with friends, the motivation that drives your daily workout, and the space to relax and enjoy the moment. Allure is designed for you, the driven few who want the most out of life.

A New Way of Living Allure is southwest Edmonton’s newest, most exclusive, and innovative concept in architecture, design, and maintenance-free living. The building and the suites have been outfitted through careful attention to detail to ensure that your dream lifestyle soon becomes second nature. Allure offers unparalleled amenity spaces designed to maximize the convenience and luxury of condo living. The journey begins in the soaring two-storey lobby, and on each floor are unique spaces that ignite the imagination and inspire a new way of living. On the main floor, is the Silver Salon Dining Room. This stunning dining room provides an exquisite setting to host guests, and the fully-equipped chef’s kitchen means no one has to leave their guests’ side. Whether a caterer is behind the range or the host takes the opportunity to show their own artistry in the kitchen, this space brings friends and family closer together. The second floor holds all the swagger and style of a private Vegas room with its Members’ Lounge Game Room. Outfitted with a poker table, wet bar, and flat screen TVs, this space will be the envy of every lounge in the area. On the third floor, the Precision Athletics Club and Satya Studio provide a dedicated fitness space to train the body and mind for the all the challenges life brings. The state-of-the-art fitness equipment, flat screen TVs, and stunning design elements are enough to get the heart beating a little bit faster.

Then, continuing upward, is the Rooftop Vista Terrace. A truly inspiring setting, the Terrace provides stunning views of starlight and sunsets, or the perfect place to curl up with a latte on a relaxing Saturday morning. Underneath it all is a one-of-a-kind underground parking garage. Features include two levels, visitor parking on the first and resident parking through a second, vigilantly secured entrance. Allure luxury demands a special place for your treasured vehicles and offers private double, triple, and even quadruple garages. And after all the inspiration of the building, the suites do not disappoint. The culinary artist will have a place to thrive with gourmet chef-inspired kitchens. Equipped with a slide-in gas range, stainless steel hood fan, and paneled appliances that match the kitchen cabinetry, this is the pinnacle of modern kitchen design. The meticulous attention to detail is more than enough to inspire residents to expand their culinary repertoire. The attention to detail continues in to the spacious naturally-lit living areas, warmed in the winter by the crackle of an elegant linear fireplace, and cooled in the summer by suite-controlled central air conditioning. That is, of course, if the gentle breeze isn’t already wafting in from the spacious balcony. Spa-inspired en-suite bathrooms, soaring over-height ceilings, and luxurious finishes like granite, hardwood, and porcelain tile continue to delight throughout these beautiful homes.

An Inspired Community Nestled in the burgeoning area of Mactaggart,

Allure boasts one of the most exclusive addresses in the most desirable new area of Edmonton. These homes are minutes away from a stunning nature preserve—one of Edmonton’s most wonderful hidden gems—and to fine dining, fabulous shopping, world class fitness centres. On the other side of Whitemud Creek residents are immersed in nature, a beautiful place to spend an hour strolling the trails or a day exploring the creeks and the indigenous flora and fauna. Allure’s central location provides balance for an ever-changing life. Sophistication and luxury are everywhere in this exquisite development, creating an artful community tailored to the most discerning individuals.

Edmonton home sales up in May, single-detached prices follow suit EDMONTON HOME SALES WERE UP 25 per cent in May

compared to the month prior. It’s a welcomed change in-line with earlier forecasts that the housing market is at a turning point. Relative to 2016, year-to-date sales are up 38 per cent on a month-over-month basis, and up 2.7 per cent year over year, according to the Realtors Association of Edmonton. Prices are also on the upswing, with single-family homes up on a month-over-month and year-over-year basis, to $440,907. Condominium prices saw a slight decline in May, averaging $250,818. Average prices for duplexes/rowhouses also fell to $344,406. “We are in the middle of our busiest season for real estate,” says James Mabey, chair of the Realtors Association of Edmonton. “More sellers are entering the market and are motivated to move their properties before the summer months, which provides the best selection of properties for buyers who are actively looking and taking advantage of the increased number of listings typical for this time of year.” Inventory continued to increase in May and is up 10.16 per cent over April 2017, and up 4.33 per cent relative to May 2016. New listings increased 16.21 per cent month over month, and increased 15.09 per cent year over year. Average days on market saw relative stability, down slightly across most housing types. The average days on market for single-family homes was 48 – unchanged from the month prior, and down marginally compared to 51 average days in May 2016. Condominiums increased to 62 days on market from 60 days in April 2017 and May 2016. Average days on market for duplexes and rowhouses fell to 61, compared to 64 days in April 2017 and increased compared to 59 days in May 2016.

Housing starts are up in Alberta Sign of optimism: CMHC

HOUSING STARTS ACROSS CANADA was were up in May compared to April

2017, with construction kicking off on 214,621 units, according to Canada Mortgage and Housing Corp. (CMHC). This trend measure is a six-month moving average of the monthly seasonally adjusted annual rates (SAAR) of housing starts. “Row and apartment units led the upward move, while construction has slowed for pricier single- and semi-detached houses,” says Bob Dugan, CMHC’s chief economist. In Alberta, housing starts are on the rise this year in most urban centres – a good indication the region is on the road to recovery. Strengthening labour market conditions in Edmonton and Calgary generated more optimism among local home builders. CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for considerable swings in monthly estimates and obtain a more complete picture of Canada’s housing market. In some situations analyzing only SAAR data can be misleading, as they are largely

driven by the multi-unit segment of the market which can vary significantly from month to month. The standalone monthly SAAR of housing starts for all areas in Canada was 194,663 units in May, down from 213,498 units in April. The SAAR of urban starts fell by 10.2 per cent in May to 178,518 units. Multiple urban starts decreased by 10.8 per cent to 118,694 units in May and singledetached urban starts decreased by 8.9 per cent, to 59,824 units. Rural starts were estimated at a seasonally adjusted annual rate of 16,145 units.

Trending

Troubling trends in debt and homeownership among Canadian seniors THERE’S A TROUBLING TREND on the

horizon: as Canada’s population ages, the ability to retain and maintain a home is progressively compromised by record household debt levels, modest long-term savings, the decline of defined-benefit pensions and extended life expectancies. HomEquity Bank, provider of the CHIP Reverse Mortgage, recently published the findings of a national research study, The Home Stretch: A Review of Debt and Home Ownership Among Canadian Seniors. The data shows that 15 per cent of Canadian seniors have a mortgage (compared with 34 per cent of nonseniors) and 17 per cent have car loans (compared with 34 per cent of non-seniors). But when it comes to unsecured lines of credit (LOC), that gap narrows: 30 per cent of seniors carry this form of debt compared with 33 per cent of non-seniors, and 10 per cent of Canadian seniors have a home equity line of credit (HELOC) compared with nine per cent of non-seniors. “HomEquity Bank has long called for an honest, national conversation regarding the financial health of Canadian seniors. This study further solidifies that need,” says Steven Ranson, president and CEO of HomEquity Bank. “But it’s not all doom and gloom,” Ranson adds. “Canadians are privileged to be living in a country of relatively strong and stable fiscal health. We must use this type of data as a foundation for launching an informed, national conversation with Canadian seniors. We can’t rely on a status quo approach. Collectively, we will have to think about finances, home ownership and debt in new, strategic ways to ensure seniors can plan for a stable, worry-free retirement.” 26 YPNEXTHOME.CA

Survey says… According to The Home Stretch survey, 91 per cent of Canadians over the age of 65 say that staying in their home after retirement is important, while at the same time, only 78 per cent have any savings and investments, 40 per cent of them have less than $100,000 set aside. Inspiration | DESIGNER ADVICE

10 TIPS FOR PAINTING

GREAT LOOKING WALLS By Jane Lockhart

As a new-condo dweller, you have two choices: you can either stick with the standard “builder beige” or you can refine your painting skills, put on a pair of coveralls, and give your space a colourful coat. Before you tackle any painting job, big or small, follow these simple rules for a seamless finish.

28 YPNEXTHOME.CA

I was trained to paint properly way back when I started my design career more than 20 years ago. Some of you may know that I began as a junior designer at Benjamin Moore Paints. I never dreamed that I would learn so much useful information about colour and paint.

rolling the paint on, you are less likely to get a good finish. It is best to brush a little of the edges then roll into that wet paint, and continue this process down the wall. It takes longer but you will find the coverage of the colour more even. 8. Always use two coats of paint Yes, you usually need two coats of paint to develop the colour well or to ensure you don’t miss any spots. There are some brands of paint that suggest you only need one coat, but I have found this to work only with a light colour over another light colour, and when I take my time applying the paint.

2. Buy a sleeve with a plastic centre The sleeve is the furry cylinder that you put on the metal cage or handle. If you buy a cheap sleeve with a cardboard interior, it will start to fall apart when it gets wet in the paint. Then it will leave small fluffs on your wall and all your hard work ends up looking poor. 3. Buy a large paint tray This is so much easier, as you can pour almost a full can of paint into the tray which means less pouring of paint and hopefully less mess. This also means less stopping of the job to pour paint into the tray. 4. Really coat the roller sleeve When putting paint on the roller, really coat the roller sleeve. It is designed to hold paint! Fluffier roller sleeves hold

more paint, which means you go to the tray less often and this will speed up the job. Really soak the roller in the tray so it absorbs the paint. 5. Avoid tiny strokes in a small area When applying the paint to the wall, do not roll it in tiny strokes back and forth in one small area. Begin by rolling a large “W” on the wall with the roller and then roll the wall fully from top to bottom. This will lay out the paint better and faster. 6. Apply the recommended amount of paint People often try to stretch their can of paint a little further by not applying as much as suggested by the manufacturer. There is no value in this as the paint is meant to be applied to a certain thickness to give you the right colour and durability. Too little paint compromises this. 7. Don’t brush all the edges first Although it is tempting to cut-in or brush all the edges of the walls before

9. Store your paint cans upside down Paint does not “go bad” as long as it’s not kept in extremely cold conditions. Seal the lid very well (place the lid on the can, cover with paper, and hammer the lid in place, remove paper) and turn the can upside down in a cool, dry area for storage. When the can is turned right side up again, it mixes before you dip your brush in. 10. Buy a good paintbrush Buy one good paintbrush. Cost can be an issue, but a good brush means you will only buy it once if you clean it after you have done the job. A good brush has “flagged” ends and is angled. Flagged ends look like the bristles are uneven and with split ends. This lays out the paint in a much smoother fashion. And once you do clean your brush, use the hole in its handle to hang it up to dry. Never leave a paintbrush sitting in a pot! I use a wire coat hanger turned upside down to dry my brush. (Hook the brush’s handle on the “J” shaped end of the hanger and hook the triangular part of the hanger over a doorknob.)

PHOTOGRAPHY BY BRANDON BARRE, BRANDONBARRE.COM

1. Buy a metal cage The cage is the metal handle that holds the actual roller or sleeve. The better this is, the longer it will last. It won’t squeak when rolling or rust when washed.

Advice | INSIDER INSIGHT

Spaces and places for the next generation By Debbie Cosic

MORE ADVICE ONLINE ypnexthome.ca/news/advice

A GENERATION AGO, condominiums

were considered the perfect housing solution for older people in Canada. In fact, before 1981, condos made up less than 10 per cent of homes built in this country. Back then, we often used the terms “active adult” or “lifestyle” communities to describe their purpose. Condos were modern, apartment-style buildings where our grandparents enjoyed an easier, more cost-effective lifestyle, and it was a home ownership model that was preferable to renting. The benefits of this lifestyle still resonate strongly with this demographic today, but condo living has turned the corner. Today, young people and new Canadians have been buying up condos more than ever before. While many older generations of urban Canadians still enjoy condo living, younger and new Canadians have embraced this lifestyle, too. While it’s definitely affordability that’s driving this decision, it’s necessity and lifestyle too. The time and the commitment involved in owning a traditional home can be a turn-off for some, and the need for younger generations to live close to the city for work and play is important to them. Tasks such as shovelling show, landscaping, window washing and general yearly maintenance takes time away from busy schedules. Who wants to spend the long weekends doing yard work when you could be out roller-blading, bike riding or 30 YPNEXTHOME.CA

catching up with friends instead? Today, one in eight Canadians lives in a residential condo dwelling in Canada. It’s easy to see why. If you buy wisely, the condo life should mean less expense and upkeep than a detached home, and more free time. Buying wisely means sticking to a budget, understanding all the costs involved in condo ownership, including items such as property taxes, maintenance fees and insurance, and most of all, selecting a location that you’ll love and enjoy. According to a BMO study last year, 51 per cent of Millennials hoped to buy a detached home in the future, but condominiums/lofts were the second-highest choice, ranking higher than townhomes and semidetached housing. It’s clear that condo living has caught on and it’s here to stay. Builders and developers work hard to plan and build affordable new housing alternatives that address affordability. But it is not easy. They are constantly working with all levels of government and want to provide sustainable communities that are dynamic and desirable in terms of the location, floor plans, interior design, architecture and amenities they offer.

Today you’ll find amazing new communities being built in premium locations across the country. You’ll find most urban condominium locations are places where enjoying fine food, arts and theatre, shopping and sporting events are the norm, and they are places where important infrastructure changes and improvements are being made, and where employment opportunities need to continual evolve to benefit everyone. Across Canada in cities such as Edmonton, Calgary, Vancouver, Burnaby, Regina, Toronto, Ottawa, Montreal and many others, there is a demand and a need for condominium living. This homeownership model creates thriving, livable communities for our next generation of homeowners and new Canadians. Condos are not just a place for Grandma and Gramps to live anymore.

Neighbourhood Profile

Londonderry By Amy Hancock

LONDONDERRY is an area located in

STREET CORNER

Northeast Edmonton, made up of the neighbourhoods that surround the Londonderry Mall. The expanded area is situated between 82nd street and Fort Road, with 127th and 153rd avenues bordering south and north. Londonderry Mall is the hub of activity here, dotted with schools, leisure centres, and a wide variety of family homes.

“There’s a real sense of community. Everything is close to home and I’m not worried about my safety. There’s a lot of space here, so I never feel cramped.” – Whitney, Londonderry resident, born and raised

The vibe It feels busy here, but in a good way – in the same way a family would be busy going through their daily routines. Kids are rushed off to soccer at the multi-field sports centre, and buses take crowds to and from the mall. But like many neighbourhoods, the residential streets off the main drag are quiet, dotted with parks and offer the peace of home. Meet the neighbours The majority of residents are families and seniors. Nearly 50 per cent of residents are married couples, 38 per cent with children at home. About a third of residents are over the age of 60. Visit Londonderry Mall and you’ll see lots of families representing cultures from all over the world, and groups of seniors meeting for coffee in the food court. 34 YPNEXTHOME.CA

“The north side is where it’s at! I do a lot of business in the mall, which is close to my house where I’m raising a family. Everything we need is here.” –Sam, entrepreneur & family man

“I just got a job here at the mall and so far I like it. The people are really nice and it’s easy to take the bus here every day for work.” –Anh, tea shop employee

Planes, trains & automobiles Thanks to the mall, Londonderry has easy access to major bus routes and has the nearby LRT station in Belevedere. The expansion of the

Anthony Henday ring-road allows residents to head west and south with ease, and Yellowhead Trail provides access east and west. 137th avenue leads west to Mark Messier Trail to St. Albert and east to the Manning Freeway. Dollars & sense With ethnic diversity comes an abundance of family-run take-away joints offering food from all over the globe that will fill your tummy without emptying out your bank account. According to Edmonton MLS, apartment and townhome condos can be found for under $200,000 but the larger homes north of the mall attract higher-income earners. Real estate The average listing price, including apartment condos, townhomes and single-family detached homes, around the mall area is about $255,000 according to the MLS system. That’s a bargain compared to other Edmonton neighbourhoods, however the larger homes tucked away on quiet residential streets are much more expensive. Those looking to rent should have no problem finding a suitable unit, as rental options are a’plenty, especially along major arteries and close to the mall.

Advice | MORTGAGE ADVICE

Mortgage broker or bank... Which is best for you?

Here are a few things you should know if you’re unsure whether to go with a bank or a mortgage broker to fund your purchase.

By Alyssa Furtado

MORE ADVICE ONLINE

Banks

Mortgage brokers

Pros Most Canadians already have an ongoing relationship with a bank, so going to that institution for a mortgage seems like an obvious choice. Banks often provide special deals to existing customers. So, if your chequing account, credit card, investments and mortgage are all with the same bank, you may receive a discount on some or all of your fees. Banks generally provide face time with their specialists, which many borrowers find comforting.

Pros Brokers have established relationships with lenders and are knowledgeable about the market and what special discounts are available. They will shop around for you and ensure you get the lowest possible rate you can qualify for. Whereas banks typically require you to arrange a meeting with a loan officer, mortgage brokers tend to be available through a variety of means, including phone and email. They are easy to communicate with and often provide faster response times. Brokers negotiate with the lenders on your behalf, saving you valuable time and stress.

ypnexthome.ca/news/advice

FOR MANY CANADIANS, their first stop while shopping for a mortgage is their local bank branch. More than half of Canadian homeowners – 56 per cent to be precise – who currently have a mortgage went to a bank, according to a recent report from Mortgage Professionals Canada. However, consumers should be aware that they have other options. Mortgage brokers – who captured a 33-per-cent share of the mortgage market – can prove to be a helpful resource when it comes to comparison shopping for the best mortgage rates. (The remainder of the mortgage market was made up of credit unions at seven per cent, life insurance companies at two per cent, and other sources at two per cent, according to the report.) Alyssa Furtado is founder and CEO of RateHub.ca, a website that compares mortgage rates, credit cards, highinterest savings accounts, chequing accounts, and insurance with the goal to empower Canadians to search smarter and save money. 38 YPNEXTHOME.CA

Cons You can choose only from the bank’s portfolio of products, meaning your options are limited and your chances of getting the lowest rate are diminished. There’s less flexibility offered in terms of qualifying for the loan. If your credit rating is sub-par, you may not qualify for a mortgage from one of the big banks. If you are self-employed, you may also have a hard time qualifying.

The bottom line

VS

Cons Face-to-face availability differs from one broker to the next. So, if this is something that you require, you’ll want to ask if they can meet in person. Because many first-time buyers are unlikely to have an existing relationship with a broker, it may take some time to find one who’s right for you.

When it comes to getting a mortgage, going with a broker – rather than directly to a bank – is the best choice, as it will allow you to get the best possible rate on the market and save you money over the long run.

larger and smaller versions of the Sequoia available. There’s a slightly smaller version of the Sequoia available in the Terrace called the Linden—with 1,183 sq. ft on the main floor and 795 sq. ft of finished space downstairs (totaling 1,978 sq. ft) and starts at $499,900. In the Lynx, there are two walkout lots available on the water starting at $589,900, as well as quick possessions available starting

from $489,900. (At the Villas, there are both quick possession homes and quicker possession homes available. The former are ready for move-in right now, while the latter are framed but not finished, so homeowners can still make adjustments to the plans.) Advice | NEWS & VIEWS

Navigating the housing market and winning the game By Lydia McNutt

MORE ADVICE ONLINE ypnexthome.ca/news/advice

EDMONTON’S HOUSING MARKET

could be in recovery mode. You already know that, if you’ve been paying attention to the latest monthly sales statistics. According to the Realtors Association of Edmonton, home sales increased 25 per cent in May on a month-over-month basis, and average prices followed suit. What does that mean for the prospective homebuyer? Demand increases, price increases – competition increases. If you’re in the market to buy a home, here are some strategies to help you win the game. IT’S TIME FOR A REALITY CHECK

Keep a level head when making an offer, and don’t let your emotions get the best of you. Multiple offers may be rolling in on your dream home, but don’t become a bidding war casualty. A home is only worth so much, and it’s up to you to decide what that magic number will be. Set your budget and more importantly, stick to it! PRE-APPROVAL PEACE OF MIND

Nothing beats the sting of finding your dream home after a lengthy 42 YPNEXTHOME.CA

and exhaustive search, only to learn that it’s not actually in your price range. Ouch! A mortgage pre-approval gives you the freedom to shop for your home, knowing that: a) your lender has agreed to the sum; a) you can actually afford the mortgage payments; and c) you’ll lock-in your low mortgage rate for up to 90 days, without the worry of rate increases weighing you down while you shop. If you do find yourself in a multipleoffer scenario, you’ll know exactly how much you can bid without breaking the bank. Then, make your best offer, and keep your fingers (and toes!) crossed. LINE UP YOUR SOLDIERS

An experienced real estate agent, financial adviser and lawyer will guide you across the potential mine-field that is the housing market. These professionals will help you keep your emotions in check, and make a wise purchasing decision based on facts and figures, not feelings. Remember that a home is an emotional purchase, but it’s also one to be made with your head, not your heart. This team of experts will guide you with an unbiased eye. COMPARE AND CONQUER

Once you have a budget and a team of professionals, you can hit the streets. Compare homes to others that sold in the same area. Your realtor has access to the Multiple Listing Service (MLS),

Winning means knowing the difference between good value and over-value, and making a sound purchasing decision that you can live with giving you information like sales volumes, average price and days on market, both by housing type and neighbourhood. You can then make an offer that you’re comfortable with, based on real market data. #WINNING

Make a smart bid that reflects what the home is worth and what you can comfortably afford, even when interest rates rise by one, two, three per cent or more. Winning the housing market game can be viewed in a number of ways. To some, winning means getting the home they love – at any cost. To the smart buyers out there, winning means knowing the difference between good value and over-value, and making a sound purchasing decision that you can live with for years to come.

The Harmony THE PERFECT BALANCE OF DESIGN, AFFORDABILITY AND LOCATION

M

ost people today are looking for some sort of balance in their lives. Whether that’s finding work/life balance or balancing time with family and time with friends, very few people have perfect harmony in their lives. So for those seeking balance between where they live and affordability need to look no further than P2000 Development’s new project, The Harmony in northwest Edmonton. Located in the newly established community of Baranow, The Harmony is perfectly located for anyone who likes having lifestyle and professional amenities within walking distance. There are four grocery stores nearby, along with a YMCA, rec centres, golf courses, Londonderry Mall, restaurants, cafes, pharmacies and more. It’s also close to Christy’s Corner and the shops at Skyview Power Centre. “We’ve been holding on to this land for five years now. It’s such a great location and we wanted to build something special here,” says David Phan of P2000 Developments. They build one project at a time, and wanted to make sure the time was right and community was established for their homebuyers. Phan: “Everything is already there, so it’s a very attractive location.” Of course, location is not the only thing Phan focusses on. “We also wanted to build something with a beautiful exterior,” David Phan explains. He continues: “Something that’s pleasing to the eye, first and foremost.” That includes The Harmony’s wrought iron fencing around the building and stone pillar accents. Gone are the typical vinyl or stucco exterior, and instead the building features hardie boards that are water and hail resistant. Phan also has a keen eye on green building practices, and is installing a metal roof on The Harmony—something typical for commercial not residential buildings. “Basically, you don’t need to replace the roof in the building’s lifespan, so we’re not using resources that need to be replaced in the future.” There are LED lights throughout to reduce energy consumption and R40 rooftop insulation that can reduce building energy costs by up to 40%. The Harmony has modern bachelor, one-bedroom, one bedroom + den and two-bedroom suites that range from 463 sq. ft to 915 sq. ft. (One unique feature of the bachelor condos are built-in, custom Murphy bed). All suites have quartz countertops in the kitchen and bathrooms, stainless appliances, and luxury vinyl board flooring throughout (with a lifetime warranty). The custom-made kitchen and bathroom cabinetry are two-toned and come with soft-closing hinges. French doors separate the suites from the balconies, and are designed to keep in the heat during the winter. Plus, all suites come with window coverings and in-suite washer and dryers. Suites range from $173,000 to $300,000, and preselling starts this October. Move in is expected to begin in mid-2018.

For more information about The Harmony, visit theharmony.ca or visit the sales trailer onsite at 14904 – 125 Street NW Edmonton

Own a luxurious condo on Edmonton’s most desirable downtown street Live in downtown Edmonton’s best location

Fox Two sits on the corner of 102 Avenue and the 104 Street Promenade. This eclectic street was once the heart of Edmonton’s warehouse district and is now a friendly urban neighbourhood populated with a unique mix of residential condos, independent shops and first-rate restaurants. A variety of entrepreneurial businesses and professional offices also call this street home—there is even a local Farmers’ Market held every Saturday throughout the summer months.

Invest in the future of Edmonton

Whether your focus is investment, education, entertainment or lifestyle, Fox Two is ideally situated to take advantage of the very best Edmonton has to offer. Many of Edmonton’s secondary education facilities are either within walking distance: Grant MacEwan University, the University of Alberta City Centre Campus, or a sevenminute LRT ride away: the University of Alberta Main Campus and NAIT.

Summer 2017 occupancy A short walk to the east you’ll find Edmonton’s bustling financial district, city centre shopping and YMCA fitness centre. Directly north is Rogers Place—Edmonton’s brandnew, state-of-the-art sports and entertainment venue— which includes the surrounding Ice District with five-star hotels, world-class dining and multi-plex cinema.

The ultimate urban lifestyle

Edmonton transit is easily accessed from Fox Two, with several bus stops and two major LRT stations on 104 Street—offering fast access to destinations like West Edmonton Mall, Southgate Mall and Commonwealth Stadium—even the international airport is easily reached via Edmonton’s transit system.

Nature too is right outside your door with Edmonton’s unique river valley—the largest urban park in Canada— bordering the downtown core to the south. Enjoy over 18,000 hectares of hiking and biking paths meandering along the beautiful Saskatchewan River, try boating or fishing, even play a round of golf at Victoria Golf Course—all within minutes of Fox Two.

Unparalleled architectural excellence

A project of superior design and quality, Fox Two is the taller of the Fox Towers project at 33 storeys and is your last opportunity to own a brand-new, upscale condo on Edmonton’s best downtown street. The building’s fluid articulation and elegant contours ensure its longevity and timeless beauty. A breathtaking glass curtain wall and large windows offer sweeping city views, while efficient, welldesigned suites maximize living space and promise stylish functionality. • Summer 2017 occupancy • Spacious 2- and 3-bedroom units still a vailable on various floors • Well-appointed units with superior-quality finishes including quartz countertops, high gloss cabinetry, top-grade flooring and stainless steel appliances all come standard • All remaining suites have air conditioning and at least one private balcony • At least 1 heated and secured parking stall included in purchase price • Three high-speed elevators

Another project by Langham Developments Ltd.

Since 2001, Langham Developments has played the most significant role in rejuvenating Edmonton’s downtown core. Listed among Edmonton’s most experienced and reputable high-rise builders, Langham Developments has completed 4 outstanding downtown high rises to date: The Omega, Icon Tower I, Icon Tower II, and the first phase of the Fox Towers project: Fox One. The fully occupied Fox One and nearly completed Fox Two.

Summer move coming up?

Time to get organized!

IF YOU’RE PLANNING on moving this summer, now is the time to start organizing all your belongings. Between contents and clutter, packing up a home is a huge job. Most people underestimate how much stuff they have and how long it will take to sort through it all. Fortunately, there are some easy techniques to help you get a jump-start on decluttering. The following steps will help get your home organized and ready for your big move.

» Start by sorting and organizing closets. It’s time to get serious — if you don’t wear it, get rid of it. There’s no point in moving unwanted items. It’s just extra work, time and money spent. Wardrobe boxes are excellent for hanging coats, sweaters and snow pants. » Sort items no longer used. Families outgrow things, styles change, 50 YPNEXTHOME.CA

and needs change, too. If it hasn’t been touched in more than a year, then it probably won’t be touched again. Set aside a couple of empty boxes for donations or items to sell. Use sturdy boxes with dividers for packing breakables. Make sure cardboard boxes are structurally sound. Dish-pack boxes with adjustable inserts that form individual cells are a great option for fragile items. Think “Green.” Survey local recycling options to find the most convenient solution for recyclables. Organize recyclables by category: plastic, glass, aluminum, paper, cardboard, etc. Earth911.com can help you find recycling drop-off locations for different materials and products. Address hazardous materials safely. Be conscientious about the materials being disposed. Toxic items such as paint, batteries, cleaning products, automobile oils, pesticides and fertilizers are dangerous to transport and should not be thrown away with your non-toxic garbage. These items should be taken to specialized depots. Pack it up if it’s not in use. Box up those things at the back of your closet that you’re keeping, but don’t use regularly — like fall and winter equipment and clothing, mementos and fine china.

Who wants a free house?

Stewart Greens is hosting their second free lottery event that aims to give away a brand new home

EDMONTON DEVELOPER TROIKA Management Corp. is hoping that one lucky participant will win a free house in the newest phase of their West Edmonton development, Stewart Greens. On Sat., June 17, and Sun., June 18, between 10 a.m. and 2 p.m., Stewart Greens will host a lottery event, in which participants can win a free house simply by visiting the three show homes and entering a seven-digit number of their choosing into a certified lottery machine. There is no cost to register, however only the first 1,000 entrants will have the chance to win. This is Stewart Greens’ second free lottery, celebrating the newest phase of what has been dubbed “West Edmonton’s happiest community.” The first event for Edmonton was held in 2015. “We are committed to creating a happy community, and what better way to make people happy than by trying to give away a free house,” says Troika CEO, Renee Wasylyk. “With the success of the first four stages at Stewart Greens and the anticipation of our fifth, it seems like a great time to celebrate the community in a unique way. This event is fun, it’s suspenseful, it’s entertaining – the perfect weekend activity for families.” The family-focused developer will also be providing a free lunch on June 18 to celebrate Father’s Day. Located at 20621 98 A Ave. NW, in the popular Lewis Estates area of West Edmonton, Stewart Greens is a setting that inspires healthy outdoor living and promotes a happier future for families. Surrounded by beautiful parkland, established neighbourhoods, and an extensive network of trails that offer convenient biking and walking options, it’s easy to get wherever you need to go. Just minutes from family doctors and dentists, shopping centres, schools, and sports and recreational facilities, growing families will certainly find themselves at home here. 54 YPNEXTHOME.CA
