Location trumps them all LOCATION, LOCATION, LOCATION: this real estate adage may be old

and of few words, but it speaks volumes. YP NextHome conducted a couple of surveys to find out what people really want in a new home. To no surprise, location topped the list. It was even chosen over price. And what made for the most-desirable locations? Convenience. The location of your home will affect every other aspect of your life: how much time you spend in transit, where your kids go to school and how they get there, where you and your family will socialize and spend your spare time, what you eat, where you shop, what you buy and how much it costs. You’re not just buying a home, you’re buying a lifestyle. Now, we can’t ignore price any longer so let’s be clear that there’s often a trade-off involved when buying a home – especially for firsttime buyers on a tight budget. Downtown locations offer proximity to work, entertainment and amenities, but often less square footage for your money. On the other hand, a suburban setting could mean more home for less money and the benefit of added privacy, but longer commute times and perhaps the need for a car or two. Weigh the pros and cons of various locations and different housing types that are within your price range. When you’re shopping for a home and you have some compromises to make, an open mind can be your greatest asset. Do your research, choose carefully and enjoy your new home!

Lynx (Phase 2) and the Terrace (Phase 3). Both areas offer homeowners the same great homes and amenities plus the freedom of no yard work or shoveling, but the communities are set up a bit differently: The Lynx has a condo board while the Terrace has a home owners’ association. There are two main floorplans available at the Villas, and each of the Lynx and Terrace showcase slight variations of each plan—there are options galore! For instance, in the Terrace, you’ll find the Awards of Excellence-nominated bungalow, the Sequoia. The Sequoia is 2,313 sq. ft (1,386 sq. ft on the main floor and 927 sq. ft of finished space downstairs) and starts at $609,900. At The Lynx, there are

larger and smaller versions of the Sequoia available. There’s a slightly smaller version of the Sequoia available in the Terrace called the Linden—with 1,183 sq. ft on the main floor and 795 sq. ft of finished space downstairs (totaling 1,978 sq. ft) and starts at $499,900. In the Lynx, there are two walkout lots available on the water starting at $589,900, as well as quick possessions available starting

from $489,900. (At the Villas, there are both quick possession homes and quicker possession homes available. The former are ready for move-in right now, while the latter are framed but not finished, so homeowners can still make adjustments to the plans.) The area in Lacombe Park is stunning with many options, styles andpossession dates available that can meet the needs of anyone planning for retirement. Wagar: “This project is the best of both worlds – the security of owning a home with the freedom of apartment living. And it doesn’t get better than this!” Of course, you can see that for yourself when you visit the community’s show suite at 31 Legacy Terrace, St. Albert, Monday to Thursday from 1–6pm, and weekends from 1–5pm. First homes released for sale at Grandin Parc Village

AMACON HAS RELEASED the first homes for sale at the highly anticipated Grandin Parc Village – a master-planned, 10-acre site located in downtown St. Albert. The Parc Residences, a crescentshaped, five-storey building at the south end of the property flanking Grenadier Park, is the first building available for reservation and sale. This marks a significant milestone for the City of St. Albert, Amacon and Grandin Parc Village, says Simon Taylor, director of development with Amacon. “We are extremely excited to see the Village start to take shape and have the first homes ready for occupancy by late February,” he says. The Parc Residences is the first of two buildings in phase one, which commenced construction in summer 2015. The second building, named Tache, will offer 48 homes that will be ready in the coming months, and will also include three commercial spaces, which are now actively being leased. 22 YPNEXTHOME.CA

With homes ranging in size from 658 to 1,407 sq. ft., The Parc Residences offers one-, two- or three-bedroom style homes. All homes are singlelevel, condominium-style homes which have nine-ft. ceilings, air conditioning, Whirlpool appliances, Moen fixtures and quartz countertops. Homes are priced from $199,900, and include secured underground parking and storage. Building amenities include an on-site fitness centre and social lounge, and additional underground visitor parking for guests. “The Parc Residences was simply and aptly named for its beautiful park-side location,” says Grace Austin, sales and marketing manager with Amacon. “We are offering a variety of home designs at the Parc Residences, comfortably set next to 42 acres of Grenadier Park, so there is something for everyone.” At the completion of all four

phases, Grandin Parc Village will include 1,200 new homes within lowrise, midrise and highrise residential buildings, as well as 160,000 sq. ft. of retail, additional office space, and a walkable village concept with public spaces. “This is a truly unique offering, where you can choose a brand new, move-in ready home, and be the first to live in this brand new community with so much more to come,” adds Austin. The sales centre is now open daily from noon to 5 p.m., and Fridays by appointment only, at #104 – 5 St. Louis St., St. Albert. Edmonton home sales up, prices increase in February HOME SALES IN THE EDMONTON

region saw a 26-per-cent increase in February, outperforming 2016 activity and hinting at a market recovery. The Realtors Association of Edmonton reports that unit prices remained stable compared to previous reported periods. Single-family home prices increased 2.61 per cent over January and 1.85 per cent compared to February 2016, to an average selling price of $427,726. Duplex and rowhouse unit prices decreased by 1.40 per cent compared to January but decreased 1.78 per cent relative to February of 2016. Condominium unit prices, which tend to experience higher fluctuations due to the wide variety of listings, continued to decrease, declining to 6.51 per cent in January 2017 and 6.65 per cent in February 2016. “As we head into the spring buying season with stable prices, coupled with 24 YPNEXTHOME.CA

increases in unit sales and seasonally appropriate inventory levels, it seems like a positive sign for our market,” says James Mabey, chair of the Realtors Association of Edmonton. While 2016 overall had higher inventory relative to previous years, 2017 inventory is more consistent with typical market activity for this time of year. Overall inventory decreased 8.58 per cent compared to February 2016, and increased 9.19 per cent compared to January 2017. Average days on market in February was 65 – up from 57 days in February 2016, and a decrease from 72 days in January. Single-family homes remained on the market for an average

of 59 days, down three days year over year. Meanwhile, average days on market for condominiums was 73, down five days year-over-year. The average days on market for duplex and rowhouse increased to 80 from 76 year-over-year. Certain segments of the market continued to gain in popularity with buyers in February. Condominiums under $250,000 represented the majority of reported sales for that category. Although duplexes and rowhouses account for only 11 per cent of total unit sales, reported sales for 2017 are up 41 per cent compared to 2016, signaling continued growth in popularity of this property type.

The Harmony THE PERFECT BALANCE OF DESIGN, AFFORDABILITY AND LOCATION

M

ost people today are looking for some sort of balance in their lives. Whether that’s finding work/life balance or balancing time with family and time with friends, very few people have perfect harmony in their lives. So for those seeking balance between where they live and affordability need to look no further than P2000 Development’s new project, The Harmony in northwest Edmonton. Located in the newly established community of Baranow, The Harmony is perfectly located for anyone who likes having lifestyle and professional amenities within walking distance. There are four grocery stores nearby, along with a YMCA, rec centres, golf courses, Londonderry Mall, restaurants, cafes, pharmacies and more. It’s also close to Christy’s Corner and the shops at Skyview Power Centre. “We’ve been holding on to this land for five years now. It’s such a great location and we wanted to build something special here,” says David Phan of P2000 Developments. They build one project at a time, and wanted to make sure the time was right and community was established for their homebuyers. Phan: “Everything is already there, so it’s a very attractive location.” Of course, location is not the only thing Phan focusses on. “We also wanted to build something with a beautiful exterior,” David Phan explains. He continues: “Something that’s pleasing to the eye, first and foremost.” That includes The Harmony’s wrought iron fencing around the building and stone pillar accents. Gone are the typical vinyl or stucco exterior, and instead the building features hardie boards that are water and hail resistant. Phan also has a keen eye on green building practices, and is installing a metal roof on The Harmony—something typical for commercial not residential buildings. “Basically, you don’t need to replace the roof in the building’s lifespan, so we’re not using resources that need to be replaced in the future.” There are LED lights throughout to reduce energy consumption and R40 rooftop insulation that can reduce building energy costs by up to 40%. The Harmony has modern bachelor, one-bedroom, one bedroom + den and two-bedroom suites that range from 463 sq. ft to 915 sq. ft. (One unique feature of the bachelor condos are built-in, custom Murphy bed). All suites have quartz countertops in the kitchen and bathrooms, stainless appliances, and luxury vinyl board flooring throughout (with a lifetime warranty). The custom-made kitchen and bathroom cabinetry are two-toned and come with soft-closing hinges. French doors separate the suites from the balconies, and are designed to keep in the heat during the winter. Plus, all suites come with window coverings and in-suite washer and dryers. Suites range from $173,000 to $300,000, and preselling starts this October. Move in is expected to begin in mid-2018.

Advice | CONDO SENSE

The 10 commandments

of elevator etiquette By Jane Herman

MORE ADVICE ONLINE ypnexthome.ca/news/advice

THERE’S A CERTAIN AMOUNT of common sense when it comes to elevator etiquette. If you live in a highrise, the elevator is the main way in and out of your home. In this confined space, you briefly encounter your neighbours several times daily. The natural instinct is to be absorbed in your own headspace, preoccupied with where you’re headed, and keeping strangers at a distance. And yet, the other elevator occupants, unfamiliar as they may be, deserve a modicum of courtesy. Unfortunately, most people have forgotten their elevator etiquette. Here’s a refresher, for those who need it:

10 rules of elevator etiquette: 1. Out first, then in. It only makes sense. Allow passengers to exit before attempting to board the elevator. 2. Take the stairs if you are only going one or two floors, except if the elevator is empty or you have a cart, stroller, large packages or are disabled. 3. Hold the door for others who are running to catch the elevator — especially your neighbours coming from down the hall. A plague on anyone who watches the door slide shut in someone’s face! 4. If you’re sick, wait for an empty elevator. If that is impossible, don’t cough and sneeze for the duration of the ride. And if that is impossible, never put your germ-infested hands on the floor buttons. 32 YPNEXTHOME.CA

5. If you are first on the elevator or closest to the control panel, ask other riders what floor they would like. On the other hand, it’s somewhat rude to call out your floor to the person standing nearest the buttons as if that person is the elevator operator. 6. When other passengers board, move a little to give everyone some personal space. 7. Avoid carrying out interpersonal conversations, be they face-toface or — particularly — talking on your cellphone. The elevator is not a phone booth. 8. Likewise, if you’re listening to your iPod, turn down the volume so you don’t disturb other riders. 9. If you’re carrying a backpack,

make sure it doesn’t land in someone’s face when you turn around. 10. Never drop litter or deface the walls of the elevator. Vandalism hurts everyone. Riding in an elevator can bring out the best — or worst — in people. Think of the elevator as an extension of the building’s lobby, and of other riders as your guests. Remember, a little elevator etiquette goes a long way. Now, enjoy the ride!

THE GARNEAU IS ONE OF the oldest neighbourhoods in Edmonton, where historic buildings and heritage homes share the tree-lined streets with new highrise condominiums, walk-up apartments and 1950s houses.

The vibe The relaxed residential streets of The Garneau are shaded by a canopy of mature trees, and lead to bustling 109th Street. Here, you will find craft beer-drinking hipsters, university students lining up for chai lattes, and perhaps a boisterous group of retirees enjoying each other’s company outside of the old cigar shop. Despite the buzz of activity, the atmosphere in The Garneau is casual and quaint. In the area The Garneau is known for its fancy coffee shops, award-winning restaurants, obscure craft beer pubs and eclectic shops. Although happy hour might feature bargainpriced specials, expect to pay a little more at establishments here. Prices range from average to above average, but business owners in this 34 YPNEXTHOME.CA

neighbourhood have proved that you’ll always get what you pay for, and they rarely disappoint. Meet the neighbours Expect to find people who have lived in The Garneau for decades next door to a house of transient university students. Young professionals and families with children live among residences for seniors and persons with disabilities. The neighbourhood culture is one of acceptance, helpfulness, consideration and community. Planes, trains & automobiles Pedestrians rule in The Garneau. Those who live, work and play here can easily walk to all amenities, which include shops, healthcare facilities and community centres. The LRT and major bus routes run through the neighbourhood, making Whyte Avenue, downtown and Edmonton’s booming south side very easily accessible. The area’s superb location, popularity, and high population density have increased real estate prices. Expect to pay more and prepare to act quickly if you want to buy in The Garneau. The neighbourhood’s central location, proximity to the university and hospitals, the river valley and downtown have always made it a sought-after neighbourhood for renters, too.

Advice | INSIDER INSIGHT

Why the new home and condo market is Canada’s best-kept secret By Debbie Cosic

MORE ADVICE ONLINE ypnexthome.ca/news/advice

WHEN IT COMES TO the business of housing and ensuring that people get the biggest bang for their buck, I believe that Canadian developers and builders do it best. The funny thing is, the new home and condo market is Canada’s best-kept secret – even to most Canadians! Many Canadians don’t realize the opportunities and advantages that exist on their home turf, and when shopping for a home or condominium, they will often skip over this market completely. Meanwhile, international home shoppers zero-in on our market for many reasons. Having studied many housing markets in the U.S. and Europe with other industry experts, we always conclude that the Canadian new home and condo market is far superior in many respects – particularly when it comes to the quality, selection, protection and value we offer here. When we talk to other home-building professionals abroad, we often find they want to come to Canada to learn more about our strategies and tactics. Some often do, and become more competitive in their own markets as a result. In New York City for example, where the condo market attracts people from all over the globe, it’s not unusual to find that luxury condo developers will offer only one standard kitchen and one set of design and décor options to its clientele. In fact, buyers will often ask 36 YPNEXTHOME.CA

the builder to skip the installation of the kitchen because the standard is not to their liking. Imagine if a luxury builder down the street decided to offer more than one option of kitchen? Or if that builder had an interior designer and décor centre on site that offered help with selecting their kitchen’s finishes and features at no extra charge, like we do in Canada? Talk about a competitive advantage. Customers in NYC will often bring in their own designers, adding to the time and cost, and creating unnecessary construction chaos for other residents in the building after they move in. In Canada, the selection of a new home or condo’s finishes, fixtures and cabinetry is incredible and on-trend. Builders offer a vast selection of standard finishes and upgrades. They keep up with design trends by ensuring that they have professional décor centres that are staffed with highly skilled design managers to help buyers with their selections before construction even begins. The process is efficient, and the end result is a buyer who is happy and confident with their choices.

On the financial side of the business, Canadians have the advantage of a highly regulated mortgage industry through Canada Mortgage and Housing Corp. A mortgage insurance protection program is mandatory in Canada for down payments between five and 19.99 per cent. In fact, five per cent is the minimum amount you can put down on a home in Canada. This is our secret weapon to help protect the financial stability of our housing market across the country. This insurance protects lenders, in the event that a borrower stops making payments and defaults on their mortgage. For Canadians, it gives us an opportunity to get into the housing marketing with as little as five per cent down. Although some people may argue we don’t need such protections, historically our housing market has been stable, and our booms and busts are not as severe or as long-term as those we’ve seen south of the border. There you have it – some of the home turf advantages and secrets of Canada’s hot real estate market. I will be exploring more about Canada’s exciting new home and condo market in the future. If there’s something specific you’d like to ask, reach out to the editor and we’ll address the issues. Debbie Cosic, CEO and founder of In2ition Realty, has worked in all facets of the real estate industry for over 25 years. She has sold and overseen the sales of more than $15 billion worth of real estate. With Debbie at its helm, In2ition has become one of the fastestgrowing and most innovative new home and condo sales companies. In2ition has received numerous awards from the Building Industry and Land Development Association and the National Association of Home Builders.

Advice | NEWS AND VIEWS

Why 2017 could see more homeowners

renovating versus relocating By Lydia McNutt

MORE ADVICE ONLINE

Whether you’re buying a new home or selling your old one – and many will be doing both this spring – know that some smart upgrades can go a long way to getting you the return on investment that you’re after.

ypnexthome.ca/news/advice

SPRING HAS LONG BEEN associated with the start of renovation season. Maybe it’s the warm weather that’s stirring your inner do-it-yourselfer. Or, perhaps, it’s the housing market that’s the real wake-up call. Canada’s hottest housing markets – namely Vancouver and Toronto – are seeing the price of homes rise beyond the reach of the average homebuyer. Meanwhile, cooler housing markets, like Edmonton’s and Calgary’s, are starting to see an increase in activity, but some homebuyers and sellers are still sitting on the fence. Interestingly, these opposing market conditions have prompted Canadians from coast to coast to come to the same conclusion – take the renovation route, in an effort to make that dream home come true. The most recent CIBC Home Renovation Poll reported that 37 per cent of Canadian homeowners planned to renovate or improve their home in 2016, with an average spend of $13,017 per household. This was up from $12,293 in 2015. Indeed, residential construction is big business. According to Statistics Canada, the total investment in Canadian residential construction climbed 2.8 per cent in the third quarter of 2016 on a year-over-year basis. This marks the 11 consecutive year-over-year quarterly increase, with renovation investment contributing to the total $32.7 billion spent in that short three-month window. 42 YPNEXTHOME.CA

Reno for resale: Before you put your home on the market this spring, get an objective assessment. Ask someone who will feel comfortable giving you their honest opinion, like a real estate agent or a professional home stager. The right renovation can certainly boost the sale price of your home, but before you start knocking down walls, ask yourself if the return will be worth the cost, time and inconvenience of it all. Demand should also factor into your decision. Would you pay extra for solid gold bathroom faucets? Not likely. Here’s where it pays off to follow the crowd. Prospective homebuyers are considering your neighbourhood because they like what it has to offer – including the look, feel and price of the homes there. Upgrading to stay Just as renovating your home can yield a better return on resale, it’s also how many people are able to purchase in their area of choice without breaking the bank. If neighbourhood is the most important factor – and for many it is – then get in at a price you can afford, and once you’ve built up some equity and figured out exactly what you want and need, start renovating. Whether you’re buying an old fixer-upper or a brand new place, remember that Rome wasn’t built in a day, and neither will your dream home be. Your financial picture will change in time, along with your family structure, needs, wants and home-

building trends. Taking your time with something as pricey as a home renovation could pay off in the long run – especially if you’re planning to stay a while. Get ready to reno! When you’re ready to renovate, hire the right contractor for the job. The Canadian Home Builders’ Association suggests you ask these questions: » What services do you offer? » Have you done renovations like this before? » Can we visit one of your current projects? » Do you carry workers’ compensation and liability insurance? » What warranty do you offer on your work? » Do you have references? Call them and ask about the contractor’s experience. » Was the work completed within the specified time frame and for the agreed-upon price? Are they happy with the work? Do your dream home due diligence – after all, your home is your castle. Lydia McNutt is an award-winning writer and senior editor of New Condo Guide. Canadian housing story remains a tale of two markets in 2017-18 CANADA’S HOUSING STORY will

remain a tale of two markets in 2017 and into 2018 with considerable regional divergence, the Canadian Real Estate Association (CREA) reports in its latest resale forecast. In the resource-intensive provinces of Alberta, Saskatchewan, and 46 YPNEXTHOME.CA

Newfoundland and Labrador, sales activity is still running at lower levels and supply is elevated. This has resulted in weakened price trends for these provinces. Meanwhile in British Columbia, activity in the Lower Mainland has cooled markedly from all-time highs

recorded early in 2016; however, sales and price pressures elsewhere in the province remain historically strong. In housing markets around the Greater Toronto Area and including the furthest reaches of Ontario’s Greater Golden Horseshoe (the

region includes the GTA, HamiltonBurlington, Oakville-Milton, Guelph, Kitchener-Waterloo, Cambridge, Brantford, the Niagara Region, Barrie and nearby cottage country), the balance between supply and demand has become increasingly tight. This is expected to lead to continued double-digit price growth, resulting in further erosion in affordability and sales activity in the absence of a significant and sustained rise in new supply. Elsewhere, housing markets in places like Manitoba, Eastern Ontario, Quebec, New Brunswick, Nova Scotia and Prince Edward Island have all experienced, to varying degrees, a breakout year in 2016 following a number of years of stagnation, with rising sales drawing down elevated supply. Recently tightened mortgage rules, higher mortgage default insurance premiums and an expected rise in mortgage interest rates all represent headwinds to affordability in all Canadian housing markets. It will be some time before their full impact on housing markets is evident. In some regions, the recently tightened “stress test” for mortgage financing qualification will force some first-time buyers to re-think how much home they can afford and may lead to a drop in home purchases as they shop for a lower priced home. In regions where there is a shortage of lower-priced inventory, some sales may be delayed as buyers save longer for a larger down payment. In markets like Vancouver and Toronto, where single-family homes are in short supply and there are few affordable options, some buyers may find themselves priced out of the market entirely. In Toronto, the stress test for mortgage qualification may prompt some buyers to move further out into communities located in the Greater Golden Horseshoe where homes are more affordably priced. Nationally, sales activity is forecast to decline by three per cent to

Alberta is forecast to have the largest increase in activity in 2017, up five per cent, however that still leaves it nearly 10 per cent below the 10-year average 518,700 units in 2017. In line with CREA’s previous forecast, the upward revision to the sales forecast for Ontario offsets a downward revision to British Columbia’s. British Columbia is forecast to see the largest decline in sales in 2017 (down 17.5 per cent), followed by Prince Edward Island (down 10.8 per cent). Activity in both provinces is retreating from all-time highs reached last year. Newfoundland and Labrador is also forecast to see a decline in sales in 2017 (down 8.4 per cent), continuing a softening trend that stretches back nearly a decade. Alberta is forecast to have the largest increase in activity in 2017 (up five per cent), however that still leaves it nearly 10 per cent below the 10-year average. Elsewhere, sales activity is forecast to be little changed from 2016 to 2017. Ontario sales are forecast to rise by less than one per cent in 2017, as strong demand runs up against an increasingly acute supply shortage. In provinces where economic and housing market prospects are closely tied to the outlook for oil and other natural resource industries, average prices are showing tentative signs of stabilizing in Alberta while softening in Saskatchewan and Newfoundland and Labrador. While prices are still rising rapidly in Ontario, British Columbia has seen a compositional shift in the average price that reflects softer sales activity in the Lower Mainland which has some of the most expensive real estate in Canada. Average prices in other provinces are either rising modestly or holding steady, reflecting well balanced

supply and demand. The national average price is forecast to rise by 4.8 per cent to $513,500 in 2017, with significant regional variations. The average price is expected to retreat by more than five per cent in British Columbia as well as Newfoundland and Labrador, by 2.8 per cent in Saskatchewan, while rising by more than 15 per cent in Ontario. In other provinces where average price last year began showing tentative signs of improving, average price gains are forecast to hold below the rate of inflation in 2017 as the impact of recent regulatory changes and higher expected mortgage rates lean against stronger demand and tighter market conditions. In 2018, national sales are forecast to number 513,400 units, representing a one-per-cent decline compared to the 2017 forecast. Most of the annual decline is expected result from fewer sales in Ontario. The national average price is forecast to rise by five per cent to $539,400 in 2018, reflecting ongoing market tightness in Ontario and a further return to more normal levels in British Columbia. Price gains outside of the Greater Golden Horseshoe are not expected to approach the increase in the national average price. Saskatchewan and Newfoundland and Labrador are projected to see average prices decline in 2018 by less than one per cent. In most other parts of Canada, home price increases are forecast to more or less track overall consumer price inflation in 2018. MAR 24 - APR 21, 2017  |  NEW CONDO GUIDE  47

Desserts good enough to eat for dinner By Juliana Laface

LIFE IS SHORT, which probably means that you should eat dessert for dinner at least once in your life. I mean, if you can eat cake for breakfast, who says that you can’t have dessert for dinner? Either way, these places will keep your sweet tooth in check whether you choose to eat them during the day or at night.

Famoso Neapolitan Pizzeria 10421 82 Ave. NW If a dessert has the word “Nutella” in it, I’m pretty much sold on it. The Nutella Pizza at Famoso is no exception, and it’s probably my kryptonite – meaning I have to order it every time I’m there. There’s something about the warm, melted Nutella, sandwiched in between bread and topped with whipped cream and caramel that I just can’t resist! If you want to up decadence factor for this dessert, try adding banana to it – it won’t disappoint!

Earls 11830 Jasper Ave. NW The sticky toffee pudding at Earl’s is another dessert that I just can’t resist! It’s a fan favourite and there’s a good reason why. The warm chocolate cake covered in melted toffee is a delicious dessert for sharing. It’s also paired with a vanilla bean gelato nestled in a sugar candy basket, which you’ll appreciate, as the gelato helps to cut the sweetness of the dessert.

comforting. But, even if that isn’t the case, The Keg does an excellent job at helping me sooth my wounds with their creamy, rich crème brulee. You should try it!

XIX Terwillegar 5940 Mullen Way NW Their apple cinnamon tart has to be one of my favourites, simply because it is a classic, homey dessert that makes me feel all warm and cozy inside (apples and cinnamon tend to have that effect on me). And, the fact that the apples are baked into a flaky tart and paired with a generous scoop of vanilla ice cream just puts me over the moon. This is a dessert I will not share with you - ever.

cream topped with chocolate sauce and whipped cream - what could be better? I’d recommend extra spoons for sharing if you’re the generous kind.

The Melting Pot

Corso 32

117-2920 Calgary Trail NW If you want a more playful dessert experience, I highly recommend The Melting Pot’s chocolate fondue. Here, you can choose from five different chocolate fondues such as the Original (chocolate and peanut butter), the Flaming Turtle (like eating a Turtle’s chocolate in fondue form), Chocolate and S’mores, Ying & Yang (dark and white chocolate), or you can go with a pure chocolate fondue for those who like to keep it simple. And, if you don’t like any of those options you can even customize your own – chocolate and Baileys, anyone?

10345 Jasper Ave. NW There are many chocolate tortes out there but none are as good as the one from Corso 32. This dark chocolate flourless dessert is both light and decadent, and is served with crunchy hazelnuts on top. It’s perfect for those who love chocolate and Nutella and want the best of both worlds.

Moxie’s Grill & Bar The Keg Steakhouse & Bar 8020 105th St. NW I have to admit, I never thought of The Keg as a place for good dessert, but when I tried the crème brulee, my reaction was: “Holy crap, this is good!” There is just something about custard that I love – maybe it’s because it’s 48 YPNEXTHOME.CA

4790 Calgary Trail NW This list would not be complete without mentioning the classic white chocolate brownie from Moxie’s. I used to eat this dessert when I was a child, and I still eat it now. It’s that good. A warm white chocolate brownie with two scoops of vanilla ice

Leva 11053 86th Ave. NW I think we can all agree that the best thing about carrot cake is the cream cheese icing, not the carrots. When you get a slice of carrot cake from Leva, you do not get one, two or even three layers of cream cheese – you get four! It has a quadruple layer of creamy goodness sandwiched in between moist carrot cake and topped with pecans. This dessert is lovely! This content was originally published on YP.ca.
