Since 2016 is a leap year, and Feb. 29 approaches, we thought it would be interesting to examine Canadian home price growth by looking at four-year intervals.

In a story on YPNextHome.ca, we’ve done just that – we’ve gone all the way back to 1984 – and the home price growth is staggering.

If you’ve ever heard the axiom, “Don’t wait to buy real estate, buy real estate and wait,” this story will define its meaning.

You won’t believe it. We looked at market by market average home price

growth, and while the usual suspects – Toronto and Vancouver – are among the leaders, other areas, including Edmonton, demonstrate their value.

The growth over such a long period of time is impressive, if not expected.

But when you look at it in four-year windows, you see variable growth rates and regional vacillations. This speaks to the importance of economic and job growth as key drivers of real estate.

And more than anything, the exercise underlines the value of real estate over the long term.

BENEFITS OF CONDO FEES A lot of people might not be aware of the benefits of owning property that is considered “Condominium”.

First and foremost, it protects your investment. The integrity of the community stays intact. Everyone has to maintain a certain standard of living. There are rules and regulations in place to protect the homeowner. If a rogue owner is creating any type of actions deemed inappropriate, he or she can be dealt with accordingly.

You have recourse. When you purchase a “Freehold” (no condo fees) type of property, you are at the mercy of your neighbour being a good neighbour. Unless they are breaking City bylaws, there is not much you can do about it, and can create some bad blood between you and your neighbour. In a condo type project, you simply contact your board, and bring up the issue at hand. It can be dealt with swiftly, and from a distance.

Lower Cost of Ownership Your cost of ownership will be much lower than freehold. Insurance is included in your monthly fees at a much lower rate than freehold. When you insure a 100 Unit project versus a single family home, you are receiving a volume discount from the insurance companies. When you insure a single house, you will pay a much higher rate. Also, liability and structural insurance is included in your monthly fees.

Low Maintenance Things like snow removal and grass cutting will get done for you. You can spend more time doing what you really want. For Snowbirds or out of town workers, this is the perfect scenario. No need to worry if you are a 1000 miles from home.

Your Utilities In most townhome projects, you will pay your own heat, electricity, natural gas, water, cable, etc. This way you can control your own expenses. You can save even more based on the number of people living in your townhouse.

Low Monthly Fees Fees in a townhome type of project will generally stay

low for decades. Normally adjusting for things like inflation. You also have a say in how things are being looked after. If you notice something out of kilter, contact the board and raise the issue. There generally will be a healthy reserve fund, to look after any unforeseen expenditures.

Pride of Ownership Whether you choose to live in your townhome for 5 years or 25 years, it should continue to have an “as new” appearance as you walk or drive though the community. Fences, soffits, and downspouts in good condition, shingles replaced as needed, trees and shrubs growing properly, grass well maintained.

Common areas should also have an impressive appearance. Again, securing your long term investment.

Lower Property Taxes Most projects will also include waste disposal, thus lowering your property tax bill from the city.

Peace of Mind With the items mentioned above, as well as numerous other benefits, at the end of the day condo living makes your life easier. You do not get this style of living in a freehold type of home. Condo living is not for everyone, but for the ones that see the upside, in a well-managed project built by a reputable builder, you can have many years of stress free living. Edmonton shows surprising strength

ALL THE NUMBERS on Edmonton’s

housing market for 2015 have trickled in and the results may surprise you.

Plenty of people bought new homes despite a non-stop barrage of news about plunging oil prices.

Builders started work on an average of 15 homes every day of the year – a total of slightly less than 5,700 single-family homes.

That’s down 16 per cent from the year before but compares well to the level of activity over the past half dozen years. For traditional homes, we’re actually about dead even with 2012 – a year when oil prices averaged US $94 a barrel, double last year’s price.

Over on the multi-family home side, Edmonton set an all-time record with construction starting on more than 11,000 units. To put that in perspective, we dipped to less than 3,000 units back in 2009.

Economists have noted that Edmonton’s relatively diversified economy means that energy price fluctuations are not having the same sharp impact as in other Alberta cities.

One factor that buffers Edmonton is the high proportion of people employed in health care, education and public administration. Under the NDP, government jobs are being maintained, and that no doubt helps the confidence levels of many nurses, teachers and others with good salaries.

same moderate changes in the new home market during 2015 were also apparent in the resale market. MLS sales were down about nine per cent from the previous year’s very high level, but still topped the totals in the five years before that.

Prices of single and multi-family homes actually gained 1.4 per cent over the year and remained higher than in the last six years. Even in Calgary, which is more directly exposed to the energy sector, resale single-family home prices slipped only two per cent during a year of repeated layoff announcements.

No doubt the fact that interest rates remain far below historical levels is also prompting people with secure employment prospects to go house hunting.

It should come as no surprise that new homes are high on the list for those buyers. Homes these days are built better than ever and offer more comfort, style and efficiency.

Better energy efficiency is an especially critical difference with new carbon taxes coming to Alberta in 2017 that will raise the costs of energy for all consumers – and that includes higher costs for home heating, hot water and electricity.

Each new generation of homes makes better use of energy because building codes raise standards.

Besides lowering greenhouse gas emissions and fighting climate change, the energy efficiency of new homes will pay off for years to come through lower bills for natural gas and electricity.

Tapping your RRSP before retirement?

Do it prudently: CIBC BEWARE OF THE DOS and don’ts around Registered Retirement Savings Plans (RRSPs) if you’re planning to make a contribution or an early withdrawal, says Jamie Golombek, managing director, tax and estate planning, CIBC Wealth Advisory Services.

“It’s tempting to tap your RRSPs for an emergency, but RRSPs should generally be viewed as long-term savings tools,” says Golombek. “Borrowing money from your RRSP can make sense if you use the funds prudently to fund longer term goals that deliver their own return, such as buying a home, which hopefully increases your net worth, or investing in your education, which may help boost your earnings potential.”

A Tax-Free Savings Account (TFSA), which allows you to recontribute any amounts withdrawn in a future year, may be a better option if you need more flexibility with your finances, he says.

Resist using your RRSP as an emergency fund

Using an RRSP to help buy your first home Under the Home Buyers’ Plan (HBP), you can withdraw up to $25,000 from your RRSP to purchase a new home. Your spouse or partner may also be able to withdraw $25,000, for a combined total of $50,000. To take advantage of the HBP, you need to be a “first-time home buyer,” which is generally defined as someone who hasn’t owned a home in the past five years.

“This is a smart option for first-time home-buyers who are just pulling together their funds,” says Golombek.

“It can help you meet your downpayment requirements and save you a lot of money on a mortgage loan insurance you might otherwise need.”

Amounts withdrawn under the HBP, however, must be repaid over a maximum of 15 years or the amount not repaid in a year is added to your income and becomes taxable.

Using an RRSP to go back to school Through the Lifelong Learning Plan (LLP), you can borrow $10,000 a year, up to a total of $20,000, from your RRSP to finance your education. To take advantage of this plan, you must be enrolled or must have received an offer to enroll on a full-time basis in a qualifying Canadian or foreign educational institution. The funds can then be used for any purpose with no proof of expenses required, and must be repaid over a 10-year period.

The LLP cannot be used to fund your child’s education.

With both the HBP and LLP, there are no penalties for paying back the funds earlier than required. “If you repay early, you can benefit from the tax-free compounding of investment returns inside your RRSP as soon as possible,” says Golombek.

“If you dip into your RRSP for extra cash, you will not only be taxed, but you will lose the ability to recontribute those funds to your RRSP without generating additional room,” says Golombek.

If you think you may have to draw on your long term savings before retirement, a TFSA may be the better option because it offers more flexibility.

A financial advisor or tax expert can help you determine the best option for your retirement savings.

This year’s deadline to make a RRSP contribution is Feb. 29.

“Regardless of whether you opt for an RRSP or a TFSA, the important thing is to save so you can meet your life goals today and in retirement,” says Golombek.

Tips to brighten your mood and

keep you warm and cosy this winter WITH THE DARK DAYS (AND NIGHTS) of winter upon us, it’s hard to stay upbeat and not want to curl up in a ball and hibernate until spring.

Fortunately, I have some tips to help get you out of that winter funk, embrace our cold and dark climate, and stay warm at the same time.

— this is an easy way to create a nice centrepiece that can be changed with the seasons. Another easy winter DIY project is to spice up your bland and outdated accessories; sometimes all it takes is a can of spray paint and some bright colours to really add punch to a space. I have used Krylon to spray bathroom drawer pulls, vases and even kids accessories that need new life and new colour!

Colour – You’d be surprised by the impact colour can have on your mood. Add colour into your space with your pillows and accessories — my Jo Alcorn pillows have great colours to choose from. A good trick I use is to fill a mirrored tray with white or bright accessories

midst of a huge resurgence. With a number of developments underway, the area is rapidly growing into a vibrant community, transforming into both a residential and commercial area, sporting an increasingly diverse and up-beat nature.

COLOUR OUTSIDE THE LINES…

BY C. MARIE HEBSON Instead of trending this year I wanted to highlight one of my favorite ways to design – that is thinking out side the box. If you need to label this then the general styling of this is a Boho Chic look. Boho is whimsical, fun, wild, with bold hits of colour, texture and pattern. There is no set rules other than to know when to pull back and when to push boundaries. Designing outside the lines is a mind set and it is as individual as we are, it is the interior designer’s expertise to find out what turns you on, and what doesn’t to make this look successful.

Here are a few of my favorite looks in more original interior designs, be wild, carefree – design your space and colour outside the lines!

1. SCALE OF PATTERN Taking the green as a neutral and mixing small with large patterns takes a seasoned professional or a good friend that knows patterns, like a quilter. Becareful though, I’ve seen many a quilted look in an interior space that just doesn’t transition well into interiors. What you’d be happy to live with in a throw blanket, doesn’t always relate back well into a living space!

2. ARTWORK Investing in artwork you love can elevate a space from great to fabulous with just one painting. Shown here is a Work in Blue, which then is repeated down into the space in your upholstered furnishings. What keeps this interesting is the mixture of blues used.

3. WHIMSY We’ve talked about whimsy before, rather than be so ridged with your paint lines, why not wing it! Look how amazing this looks in a childs bedroom – so what if the lines don’t match up perfectly, this is a very cool look, and can be applied in a variety of style genres and room types.

4. GO BOLD Wow, this dining room packs a punch! Don’t be afraid to mix your colour palette in smaller upholstered items like your dining chairs. Makes a statement rather than the typical sea of beige and gray.

5. AREA RUG Shown here is a more traditional area rug pattern using a bold colour palette. This would be your inspiration point and you’d build a room from this item. Use unique accessories to make your space feel pulled together, if you can’t find the exact colour – then paint them to match!
