Edmonton area is home to some of the best builders around, many of which will be honoured by the Canadian Home Builders’ Association – Edmonton Region at the upcoming 2017 Awards of Excellence in Housing. Held on March 18, these awards will highlight the best of the best in categories including Single-Family, Multi-Family, Renovation, Sales Centre, Advertising, Development, Leadership, Environmental, Builders Choice, Sales Volume, Sales People, Builder/Realtor and Customer Choice. The finalists have been announced and the list is long, which is a testament to the creativity, craftsmanship and commitment in Edmonton’s home-building industry. With so many great builders out there, how do you know which one is right for you? To answer that question, you’ll first need to ask a few more: What builders are out there? How long have they been in business? How many new communities have they completed? What are they building, and where? Can they deliver your list of must-have? At what price? Visit builders’ sales centres and show suites, speak with staff, and tour new-home communities – completed and in progress, to see the team in action. Don’t be afraid to knock on some doors and ask existing residents about their home-buying experience. There’s so much choice in the Edmonton Region, whether you seek a compact condo or a sprawling country estate – potentially by an award-winning home builder, which makes you, the homebuyer, the real winner.

The Harmony THE PERFECT BALANCE OF DESIGN, AFFORDABILITY AND LOCATION
M
ost people today are looking for some sort of balance in their lives. Whether that’s finding work/life balance or balancing time with family and time with friends, very few people have perfect harmony in their lives. So for those seeking balance between where they live and affordability need to look no further than P2000 Development’s new project, The Harmony in northwest Edmonton. Located in the newly established community of Baranow, The Harmony is perfectly located for anyone who likes having lifestyle and professional amenities within walking distance. There are four grocery stores nearby, along with a YMCA, rec centres, golf courses, Londonderry Mall, restaurants, cafes, pharmacies and more. It’s also close to Christy’s Corner and the shops at Skyview Power Centre. “We’ve been holding on to this land for five years now. It’s such a great location and we wanted to build something special here,” says David Phan of P2000 Developments. They build one project at a time, and wanted to make sure the time was right and community was established for their homebuyers. Phan: “Everything is already there, so it’s a very attractive location.” Of course, location is not the only thing Phan focusses on. “We also wanted to build something with a beautiful exterior,” David Phan explains. He continues: “Something that’s pleasing to the eye, first and foremost.” That includes The Harmony’s wrought iron fencing around the building and stone pillar accents. Gone are the typical vinyl or stucco exterior, and instead the building features hardie boards that are water and hail resistant. Phan also has a keen eye on green building practices, and is installing a metal roof on The Harmony—something typical for commercial not residential buildings. “Basically, you don’t need to replace the roof in the building’s lifespan, so we’re not using resources that need to be replaced in the future.” There are LED lights throughout to reduce energy consumption and R40 rooftop insulation that can reduce building energy costs by up to 40%. The Harmony has modern bachelor, one-bedroom, one bedroom + den and two-bedroom suites that range from 463 sq. ft to 915 sq. ft. (One unique feature of the bachelor condos are built-in, custom Murphy bed). All suites have quartz countertops in the kitchen and bathrooms, stainless appliances, and luxury vinyl board flooring throughout (with a lifetime warranty). The custom-made kitchen and bathroom cabinetry are two-toned and come with soft-closing hinges. French doors separate the suites from the balconies, and are designed to keep in the heat during the winter. Plus, all suites come with window coverings and in-suite washer and dryers. Suites range from $173,000 to $300,000, and preselling starts this October. Move in is expected to begin in mid-2018.

Tim Horton’s is a staple for the early morning commuters, and Original Joe’s always has something special going on. With the considerable average income, one might expect expensive services, but this is not the case. Many outlet and bulk grocery stores are within a five-minute drive of Cumberland. Planes, trains & automobiles Bus routes are best enjoyed with a book in hand, as they are infrequent and provide a lengthy trip to downtown. Real estate Townhouses are a rare sight in Cumberland, as most of the properties are detached homes with attached garages. While the homes here are newer, they usually do not surpass the $600,000 mark, likely due to the location. St. Albert is nearby, but the rest of Edmonton, including downtown, is at least 20 minutes away by car.

Sales begin at Grandin Parc Village, 10-acre master-planned community
Pictured: Glenda Patrick,Grandin Parc Village sales team member; Marcello De Cotiis of Amacon Construction; Mayor Nolan Crouse; and Colleen McLeod, Grandin Parc Village sales team member
AMACON, THE DEVELOPER OF
Grandin Parc Village, has released the first homes for sale at its highly anticipated, master-planned, 10-acre site in downtown St. Albert. The Parc Residences, a crescentshaped, five-storey building located at the south end of the property flanking Grenadier Park, is the first building with homes available for reservation and sale, following a ceremonial ribbon-cutting attended by St. Albert Mayor Nolan Crouse, among others. “The ribbon-cutting will represent a significant step for the City of St. Albert, Amacon and Grandin Parc Village, marking the completion of the first phase of this masterplanned, mixed-use, 10-acre development,” says Simon Taylor, director of development with Amacon. “We are extremely excited to see the Village start to take shape and have the first homes ready for occupancy by late February.” The Parc Residences is the first of two buildings in phase one, which commenced construction in 24

summer 2015. The second building, named Tache, will offer 48 homes that will be ready in the coming months, and will also include three commercial spaces, which are now actively being leased. With homes ranging in size from 658 to 1,407 sq. ft., The Parc Residences offers one-, two- or three-bedroom style homes. All homes are singlelevel, condominium-style homes which have nine-ft. ceilings, air conditioning, Whirlpool appliances, Moen fixtures and quartz countertops. Homes are priced from $199,900, and include secured underground parking and storage. Building amenities include an on-site fitness centre and social lounge, and additional underground visitor parking for guests. “The Parc Residences was simply and aptly named for its beautiful park-side location,” says Grace Austin, sales and marketing manager with Amacon. “We are offering a variety of home designs at the Parc
Residences, comfortably set next to 42 acres of Grenadier Park, so there is something for everyone.” At the completion of all four phases, Grandin Parc Village will include 1,200 new homes within lowrise, midrise and highrise residential buildings, as well as 160,000 sq. ft. of retail, additional office space, and a walkable village concept with public spaces. “This is a truly unique offering, where you can choose a brand new, move-in ready home, and be the first to live in this brand new community with so much more to come,” adds Austin. The sales centre is now open daily from noon to 5 p.m., and Fridays by appointment only, at #104 – 5 St. Louis St., St. Albert. According to the latest data from the Realtors Association of Edmonton, prices were stable with only modest decreases across each housing type. Year-over-year, condominium prices rose 8.7 per cent and duplex/ rowhouses were also up eight per cent. Both categories decreased only slightly relative to December 2016, with condominiums down 0.37 per cent and duplex/rowhouses down 0.46 per cent. The average price of single-family homes also remained stable at $416,859, which is down 0.49 per cent relative to January 2016, and down 0.97 per cent compared to December 2016. 30

“2017 has started strong, with an increase in year-over-year unit sales and prices remaining stable,” says James Mabey, chair of the Realtors Association of Edmonton. “While it is still early in the year, the rise in sales suggests that consumer confidence in the housing market is on the rise.” The average days on market for all residential listings increased, which is typical for the winter season. Single-family homes average days on market was 68, compared to 62 days on market in the previous month. Condominium average days on market increased to 82 relative to 80 days in December 2016. Duplex/ rowhouses continue to be popular,
with the average days on market decreasing to 68 days, which is 10 days faster than in December 2016. All residential inventory decreased 2.7 per cent compared to January 2016, and increased by 7.4 per cent relative to December 2016. While the overall listings for January more than doubled compared to December 2016, from 1,067 to 2,185, they decreased year-over-year by 7.6 per cent compared to January 2016. “Realtors always look forward to fresh inventory in the spring. Inventory was a big story in 2016, so it is positive to see more seasonally appropriate inventory for 2017,” adds Mabey.

7 questions to ask your condo builder By Lydia McNutt SO, YOU’VE DECIDED TO BUY a new condo. While you’ll be faced with dozens, if not hundreds, of choices throughout the purchasing process, perhaps the most important decision you’ll make is choosing which builder is right for you. The good news is, there are lots of great home and condo builders in the Edmonton area, vying for your attention. 32
YPNEXTHOME.CA
To distinguish themselves from the crowd, some builders offer financial incentives to entice buyers. Others differentiate themselves with their product. Some builders specialize in skyscrapers, while others build more intimate midrise and townhome communities. Some condo builders have an eco-friendly agenda, while others are all about the luxury features. Ensure you’re comparing
apples to apples. Be clear as to what you want and need in your new home or condo, and then determine who can deliver. Remember that a little research goes a long way. Here are seven questions every buyer needs to ask before they sign on the dotted line, along with some helpful tips from Canada Mortgage and Housing Corp.
1 | Who’s building what? Determine your area of choice, and who’s building what there. Ask friends, family members and co-workers for names of reputable builders they have dealt with. Nothing beats first-hand experience. You can also check with the Canadian Home Builders’ Association – Edmonton Region for a list of builders in the area.
How long has the builder been in business? How many homes do they build each year? Ask for references. If this is starting to sound like a job interview, you’re on the right track.
2 | What is the builder’s experience? If this is starting to sound like a job interview, then you’re on the right track. How long has the builder been in business? How many homes or condos do they build each year? What kind of background and experience do they have? Ask for references, and contact them to find out if previous buyers are satisfied with the homes they purchased and the service they received. 3 | Is the builder licensed with the proper registrations required for Alberta? If they don’t take care of their own house, how can you trust them to take care of yours? 4 | Is there a show suite? Tour each one in detail, taking note of what you like and what you don’t. Take your time, and if you feel you don’t know enough about construction to make a decision, bring someone with you who does. 5 | Can I get a site tour? This isn’t always possible, but it’s definitely worth asking. You can tell a lot about a builder by seeing them in action. 6 | Can I see the master plan? Request this from the builder as well as the municipality. If you’re moving into a brand-new community, know that it will most likely look very different in 10 years than it does when you buy your home. What’s the future plan in terms of retail, schools and services, public spaces and infrastructure? These can affect the value of your home – positively or negatively.
7 | Can I ask a few more questions? Ask as many questions as you can think of, and note the answers to review and compare at your leisure. Know that if a builder or representative is unable or unwilling to answer your questions, this is a red flag. A home is the biggest purchase you’ll make in your lifetime. It can be tempting to buy on a whim, but look before you leap. Some careful consideration on your part will help to ensure you make a wise move that will enhance your lifestyle for today, and make a great investment for tomorrow! Advice | CHBA ALBERTA
Low interest rates a bonus for homebuyers By Donna Moore
MORE ADVICE ONLINE ypnexthome.ca/news/advice
LOW INTEREST RATES continue to provide a big incentive to Edmonton home buyers. Major financial institutions are offering five-year mortgages with fixed rates at less than three per cent. Variable rates are even lower. That looks like a bargain compared to times when rates on the same term topped 15 per cent. Despite regular rumblings in the media through 2016 about how higher interest rates could be just around the corner, the Bank of Canada never budged. Most analysts don’t see major changes coming in 2017 and rates will remain low compared to historic standards. This gives homebuyers an enormous opportunity to pay down debt and build their own net worth at a pace that would make previous generations envious. Mortgage rates are an especially important consideration for first-time homebuyers because debt levels are at their highest immediately after the purchase. Locking in low rates also takes a lot of the guesswork out of a budget because a major portion of the monthly expenses is set for a significant time period. Low interest rates are one factor helping to sustain Edmonton’s resilient housing market, even with lower oil prices. 38
YPNEXTHOME.CA
Each of the new homes being built and bought today, represents an investment decision by an Edmonton family that looked at their own financial prospects and opportunities in today’s less heated housing market. The advantages of new homes have also never been clearer. Carbon taxes that took effect on Jan. 1 will raise energy costs for all energy consumers – and that includes higher costs for homeowners. Each generation of homes is more energy-efficient than the last, thanks to building codes that continually raise standards. Besides lowering greenhouse gas emissions and fighting climate change, the energy efficiency of new homes will pay off for years to come through lower bills for natural gas and electricity. To learn more about the advantages of new homes, check out the consumer resources on the CHBA – Edmonton Region website. It’s also where you can find CHBA members with the experience and expertise to guide you through your purchase. The Canadian Home Builders’ Association – Alberta represents more than 1,600 business members including new home builders, renovators, developers, trade and supply companies, and professional services.

Advice | NEWS AND VIEWS
When housing markets heat up, cooler heads prevail
By Lydia McNutt
MORE ADVICE ONLINE ypnexthome.ca/news/advice
STATISTICS CANADA HAS RELEASED
the first installment of data gathered in the 2016 Census, with this initial snapshot offering insight on Canada’s population and dwelling counts. What have we learned? Canada is growing – particularly its western provinces. Back in 1871, when the first census was recorded, there were 3.5 million people living in Canada. By the time Canada celebrated its 100th birthday, the population had grown to 20 million. In 2016, we surpassed 35 million people – up five per cent from the last count in 2011, and 10 times greater than the first tally postConfederation. This is the fastest rate of population growth among the G7 countries, according to Statistics Canada. Edmonton alone saw its population swell a whopping 14.8 per cent between 2011 and 2016 – and it’s not just Edmonton that’s growing, but surrounding areas as well. Reflective of Canada’s population growth, there are now more big cities too – 35 census metropolitan areas counted in 2016 (with a population of at least 100,000), versus 33 in 2011. Among the newest members of the “big city” club is Lethbridge, Alta. 42
YPNEXTHOME.CA
Even Canada’s small towns are getting bigger, with eight new Census Agglomerations (CAs) counted in 2016 versus 2011, boasting a core population of 10,000 people or more. While Edmonton may not be seeing the flurry of housing activity that’s become commonplace in Vancouver and Toronto, the Realtors Association of Edmonton reported a 19-per-cent jump in sales in January 2017 versus 2016, perhaps signalling a revival of consumer confidence in the housing market. If you’re planning to buy a home, here are three bits of sound advice that always apply, regardless of what is happening in the housing market: 1. Set your budget and perhaps more importantly, stick to it! Multiple offers may be rolling in on your dream home, but don’t let yourself become a bidding war casualty. A home is only worth so much. It’s up to you to decide what that magic number is. 2. Work with the pros. Your real estate agent, financial advisor/lender and lawyer are your holy trinity – all key resources in the home-buying process. Their job, aside from collecting their fee, is to help you keep your emotions
in check and make a purchasing decision based on facts and figures, not emotions. 3. Know when to quit. Just because a competing bid comes in way over asking (as is commonly the case in overheated housing markets like Toronto’s and Vancouver’s), that doesn’t mean the home is actually worth that much – and it definitely doesn’t mean you’ll get that return on resale, if that’s what you’re banking on. Make a smart bid that reflects what the home is actually worth. Compare the property you’re considering buying to others that sold in the same area. Your realtor has access to the Multiple Listing Service (MLS), allowing you details on sales volumes, average price and days on market, both by housing type and neighbourhood, allowing you to make a fair offer that you can live with.

4 ways to save your down payment faster By Alyssa Furtado
MORE ADVICE ONLINE ypnexthome.ca/news/advice
Trying to save for a down payment on a home can be a difficult task. To speed things up, here are some tips to make saving easier. Set a savings goal When you decide to set a savings goal, it’s best to have an exact number in mind. You don’t want to start your home-buying journey with an inaccurate estimate of how much you’ll need. Once you have an idea of what the prices are for homes in your target area, you’ll have a much clearer picture of how much you’ll need to save. A mortgage affordability calculator will show you the maximum purchase price you can qualify for. When you know that amount, you can determine how much you’ll need to save each year, month or week. Find other sources for your down payment If the savings goal seems difficult to reach, there are likely other sources you can tap to reach your target faster. Lump-sum contributions can come from a range of sources, like: » Income tax refunds » An RRSP (be sure to take advantage of the Home Buyers’ Plan) » Selling assets (such as a car) » Parents or family members Next, look at other ways to save. Examine your monthly spending and see where you can cut back. If 44

you have an aggressive savings goal, you may need to cut expenses by a large amount. Canceling your TV subscription, moving to a cheaper rental, or giving up a second car can lead to significant savings. Keep track of your progress When you want to check how close you are to your savings goal, it helps to monitor your progress. You can do this in a spreadsheet and update it each time you make a contribution. It’s also helpful to create projections and see whether you’re on track. As you see how much closer you are to your goal, it can be quite motivating. You can create your own savings spreadsheet or choose from a number that are available online. If it’s not perfect, you can always make some changes and customize it to suit your needs. To motivate yourself, consider giving yourself a reward if you can reach your monthly or quarterly savings goals. Reaffirm your motivation Motivation is key to any savings goal. But staying motivated can sometimes be difficult if you’re trying to save
more than the minimum five per cent down payment in a short time. For example, if you don’t want to pay mortgage insurance, you’ll need to save 20 per cent of the purchase price. This is a significant amount of money, but it’ll save you a lot of money because your interest costs will be even lower in the long run. Make sure to get the best mortgage rate to save even more money. Knowing that a larger down payment can reduce the amount required for monthly mortgage payments is often enough to motivate some homebuyers to save more for a down payment. The bottom line Saving for a down payment can be daunting, but it shouldn’t take decades to save. If you use these tips, you’ll be able to cut down the amount of time you need to save and become a homeowner sooner.

7 LUXE LOOKS that won’t break the bank By Yanic Simard
WANT TO ELEVATE your condo look
without having to spend a week living in a hotel — or in a construction zone? I’ve put together some of my top tips for giving your home a major boost without tearing open the walls, for a big decor upgrade at any time.
Area rugs » Don’t want to commit to wallpaper? This is where a large area rug comes in to add that sense of richness and texture in a big way. Even if you have beautiful hardwood floors, a large rug adds a layer of new texture (and optionally, a pop of colour) while defining a seating or dining area, with a softness that adds 48
YPNEXTHOME.CA
a sense of “home.” When it’s time for change, roll up the rug and place it in a new space, or resell it as vintage. » Size your rug to tuck fully under the furniture. For the biggest impact, run a custom sized rug from wall to wall, leaving a 12- to 18-inch border of exposed floor. A custom cut, plain, solid colour carpet can achieve this look without breaking the budget.
MORE ADVICE ONLINE ypnexthome.ca/news/advice
oversized gallery frames. » Using a grid of 10, 20-by-20-inch frames, you can fill an area over three ft. tall and eight inches wide – perfect for livening up a wall in the sitting area or a hallway.
Wallpaper murals » Another way to add the look of wallpaper without the labour is to use a single roll of paper and hang it poster style across one accent wall (for the casual sophistication of a Paris apartment), or cut it to fill
Layered lighting » No amount of pot lights can provide enough even lighting to unlock your space’s full potential. Plug-in sconces with beautiful cords are perfect for flanking a sofa or
cabinet, and will help balance to a heavy furniture piece with some extra light. » Try a long swing-arm sconce to add light over hard-to-reach places, like on a compact desk or over a favourite reading chair.
Headboards » Upgrading to an oversized, upholstered headboard can really fill in the look of a bedroom, especially if you choose an extra-tall style to give some play of height. Many companies supply standalone headboards that can be attached to any bed, so you can make this upgrade without changing your existing frame and mattress. » Choose an oatmeal beige to subtly contrast white walls, or use a royal blue for a restful pop of colour (and leave the sheets clean and white).
Regal mouldings » Whenever possible, now I usually install extra deep baseboards (eight inches plus) in homes to give a highend European look. You can upgrade just your baseboards to give your walls a new look, or for an even easier solution, simply add an extra strip of moulding above the top of your baseboards to stretch the existing boards a little taller. » Consider crown moulding in places like ceiling coves or windowless bathrooms. It finishes the ceiling in a stately way that lends a sense of history.
Mixed and match » Matching furniture can be pleasant, but can lack personality. Mixing materials and textures lends a sense of energy, so try contrasting opposites like wood versus sleek mirror, or stainless steel against
antiqued bronze. This applies to fabrics too, like leather and wool. » A sofa with two chairs is a classic seating configuration, but there’s no rule that says the chairs have to be the same. Try a low lounger for when you feel like sinking in, and a more formal upright seat for reading or conversation. Blending periods and silhouettes will give your home a little edge.
Flowers » A vase of fresh flowers isn’t only for magazine shoots. A few blossoms can add life to your space. One of my favourite clients would keep vivid carnation blossoms in bud vases and this simple touch gave a sense of care to her entire home. » Blooms in the bathroom are extraunexpected. Add a live tropical orchid to your vanity or perched on a stool next to the shower/tub.

3 reasons Americans won’t be scooping up Canadian homes By Wayne Karl
MORE ADVICE ONLINE ypnexthome.ca/news/advice
NOW THAT DONALD TRUMP has been sworn in as president of the United States, should we prepare for an onslaught of Americans moving to Canada and buying up our homes?
Don’t bank on it. The “possibility” was well publicized leading up to the election last November, with search terms such as “How to move to Canada” and “How to become a Canadian citizen” skyrocketing on Google. Then, on the morning of the Jan. 20 inauguration, Royal LePage Canada issued a press release titled U.S. Interest in Canadian Real Estate Surges Following U.S. Presidential Election. “American web traffic on royallepage.ca, has been highly correlated to recent U.S. political events. U.S.-originated sessions surged 329 per cent the day following the election and climbed 210.1 per cent year-over-year the week after Donald Trump’s victory,” the release said. We can’t blame Royal LePage for publicizing the web search trend. It’s the company’s job, after all, to sell homes. But it’s a bit of a stretch that Canadians should batten down the hatches and prepare for an onslaught of Americans offering wheelbarrows full of U.S. greenbacks for their Canadian homes. Here’s why: 50

deductions and credits. “Owning a home for personal use, versus investing in a rental property, from a tax perspective, is easier to deal with. There are still issues such as changes to the principal residence exemption rules that came about last fall.”
“We also have the labour market impact stream, so employers in many cases must first try to hire a Canadian or permanent resident for the job,” she says. “However, there are many exemptions, including intra-company transfers and NAFTA exemptions.”
MORTGAGE REGULATIONS “Foreign buyers – including Americans – will have a more difficult time qualifying for a mortgage than Canadians,” says James Laird, cofounder of RateHub and president of CanWise brokerage. “The down payment requirement is higher, and there are additional challenges around proving income.”
TAX ISSUES “For U.S., citizens, they will need to deal with various U.S. tax issues as a result of their U.S. citizenship,” says George Dube, a partner at BDO Canada LLP, Waterloo, Ont. “And, they will need to abide by different tax regulations while considered a non-resident of Canada versus as a resident, such as withholding taxes, filing requirements, eligibility for

Own a luxurious condo on Edmonton’s most desirable downtown street Live in downtown Edmonton’s best location
Fox Two sits on the corner of 102 Avenue and the 104 Street Promenade. This eclectic street was once the heart of Edmonton’s warehouse district and is now a friendly urban neighbourhood populated with a unique mix of residential condos, independent shops and first-rate restaurants. A variety of entrepreneurial businesses and professional offices also call this street home—there is even a local Farmers’ Market held every Saturday throughout the summer months.
Invest in the future of Edmonton
Whether your focus is investment, education, entertainment or lifestyle, Fox Two is ideally situated to take advantage of the very best Edmonton has to offer. Many of Edmonton’s secondary education facilities are either within walking distance: Grant MacEwan University, the University of Alberta City Centre Campus, or a sevenminute LRT ride away: the University of Alberta Main Campus and NAIT.
