Smaller households, smaller homes Canadian households are shrinking, according to Statistics Canada data.

Seven decades ago, the average household consisted of 4.3 people; by 2011, the average size had dropped to 2.5 people per household.

While the majority of Canadian homes over the last century were built to support larger families, nowadays one or two people make up the majority of households. This is why condominium living have become increasingly popular.

The impact of smaller families on the Canadian housing market has been significant, spurring a dramatic change in the types of homes and apartments being constructed.

The introduction of townhomes, lofts and condominiums is effectively servicing smaller families and singles who need homes and nearby amenities. While larger homes are still a need for some, the next time you see another crane in the air keep this new demographic dynamic in mind.

The move was intended to mostly impart a slight cooling on Canada’s hottest and most expensive real estate markets – Toronto and Vancouver.

But the federal government’s recent decision to raise the down payment requirement for new insured mortgages from five per cent to 10 per cent for the portion of the house price above $500,000, could well have other unintended consequences.

In particular, Edmonton is among those markets that these new rules

could inflict additional cooling upon, at a time when conditions are already chilly enough.

Prospective buyers have a few choices: buy before the new rules take effect Feb. 15, 2016; find a way to increase your down payment; or look at properties of less than $500,000.

Find a way to protect yourself from this additional chill, until later in 2016 and 2017 when the Edmonton economy and housing market is expected to begin warming up.

ARE ALL INSULATIONS CREATED EQUAL? As the temperature outside gets lower, we all start to spend more time indoors. We assume that the great indoors will protect us from the cold weather outside.

How well your home does this depends mostly on your building envelope; and it’s not quite as simple as you think.

Your building envelope is your only line of defense against the weather outside. It’s a multi-layered system that, when done correctly, will protect you and your family from the elements for years. Your envelope is a complex interlocking structure of barriers (Weather, Moisture, Air and Vapor), insulation and framing. Now I could write on for quite a while on all of the components and their interactions, but I thought we’d just tackle one: insulation.

Insulation is familiar to most of us, but the real ins and outs of it are not. We are told that R-value is the way to buy insulation and that higher is better. This is not necessarily the case. Let’s start with batt insulation.

Batt has been a staple in the homebuilding industry for years. Your standard batt insulation is rated based on a perfect installation and a variety of other variables in place. A perfect installation means that all the edges are flush with the studs, nothing tucked in (this causes compression and reduces the effectiveness of the insulation); also anything else in the cavity has been cut around (this too avoids compression). Ask your builder to see a home at insulation stage and look for these signs of a less than perfect installation. Each mistake could potentially cost you money & comfort. Batt insulation is also subject to air infiltration which can make it lose a substantial amount of effectiveness. This is easily handled by a properly installed exterior air barrier, ask to see it. Properly installed air barriers are as monolithic as possible & joints should be taped. Even with all this done, batt insulation will lose some of its value at low temperatures due to convective loops of air moving within the insulation itself.

Cellulose insulation has been around for years as well.

It is primarily recycled newspaper with some additives to resist fire & mold. Cellulose is denser than batt insulation

and is less susceptible to the internal convective currents that affect batt insulation. It still requires a good exterior air barrier to help it retain its insulation value. Cellulose does have a tendency to compact.

This reduces its insulation value. Both cellulose & batt insulation is subject to any kind of moisture reducing their effectiveness as well.

Foam insulations are the latest newcomers to the insulation field. These come in two main types: board stock and spray applied. Foam insulation is also the most expensive of the insulations available. Board stock foam is quite common. We see this very often in exterior applications. Foam board insulation can help cellulose & batt perform better by providing a pretty decent air barrier while also reducing the effect of the internal convective currents. The issue with outboard foam is that some can also be a vapour barrier and can trap moisture within your walls causing mold & rot. This should be calculated out by a professional.

Spray applied polyurethane is rising in popularity.

We’ve all seen it on TV and that’s because it provides a high insulation value, seals the air out (which can be as much as 25% of your heating bill) and handle moisture very well. It is also the most expensive of all common insulations.

As it becomes more popular, the cost is expected to drop. This is also a product that can be installed incorrectly. This product should only be installed by a certified technician.

As you can see, there’s more to comfort than meets the eye. Discuss with your builder their process for ensuring you and your family are getting the comfort you deserve. Stay warm.

IF YOU’RE PLANNING on buying a condo to live in or rent

out, here’s an important lesson: purchase prices and rents will be higher the closer you are to major transit hubs such as LRT stations.

Sure, it’s convenient to be located adjacent to transit, but it’ll cost you. How much? We’ll get to that in a minute.

But if you’re okay with a little walking between home and the station, you’ll also be in for significant savings.

Andrew Scott, senior market analyst, housing markets and indicators, Canada Mortgage and Housing Corp.

(CMHC), attaches some hard numbers to the concept.

Using the Toronto new highrise condo market, for example, the average purchase price per square foot for buildings less than 500 metres walking distance to the subway is $632. For buyers willing to walk a little further, say between 500 and 999 metres, it would cost them $595 per square foot; $557 between 1,000 and 1,999 metres; and $492 beyond 2,000 metres.

For renters, distance also pays – or costs, depending on how you look at it. Average rents for a two-bedroom apartment less than 500 metres from the subway are about $1,477. Between 501 and 1,000 metres, the rate drops to $1,280, and to $1,158 from 1,001 to 1,500 metres.

“Being close to the subway matters more for renters than buyers,” Scott told New Condo Guide.

“Renters often have lower incomes than owners, and are younger as well. I don’t think it’s a huge leap in logic to presume that these households are more likely to value subway access since they are not able to afford, or do not want to own, a private car.”

Proximity to transit as a key driver of real estate is not a new concept; we’ve long known that there’s a price to pay for access and convenience.

“Distance is now measured in minutes, not kilometres,” is how the Real Estate Investment Network (REIN) sums it up transportation as one of the most dramatic catalysts for real estate growth.

Generally, one of the attributes coveted by homebuyers is nearness to a city’s Central Business District (CBD). Access to good highway systems, mass transit and commuter rail is sought to afford easy access to the CBD. The basic theory in real estate is that the more attractive the location, the higher the value of the home. As the demand for homes in that area expands, the result is higher housing values.

REIN has found that transportation projects will deliver a 10 to 20 per cent enhancement of real estate values in the regions most affected. If the market goes up everywhere, these areas will increase by about 10 to 20 per cent more. If the values drop, these will drop by 10 to 20 per cent less.

The concept is not just a Canadian phenomenon.

In studies of the effect of transportation improvements on real estate around the world, value increases occur for properties located within 500 to 800 metres of stations on new transportation lines.

The great rate advantage for homebuyers

Interest rates don’t make news these days because the Bank of Canada has kept levels at near-records for months. That’s very good news for every Edmontonian with a mortgage or considering buying a home.

Major financial institutions are offering five-year mortgages with fixed rates less than three per cent.

That looks like a steal of a deal, compared to times when rates on the same term topped 15 per cent.

Despite regular rumblings in the media about how higher interest rates could be just around the corner, most analysts don’t see any changes coming until the middle of 2017, and then any increases will be modest compared to historic standards.

Even that possibility seems more remote with the Bank of Canada’s announcement on Dec. 8 that it is open to the possibility of lowering interest rates even more to stimulate the economy.

This gives homebuyers an enormous opportunity to pay down debt and build their own net worth at a pace that would make previous generations green with envy.

Mortgage rates are an especially important consideration for first-time homebuyers because debt levels are at their highest levels right after the purchase.

Locking in low rates also takes a lot of the guesswork out of a budget because a major portion of the monthly expenses is set for a significant time period.

Low interest rates are one factor helping to sustain Edmonton’s resilient housing market even with lower oil prices.

Construction of single-family homes has dipped from last year’s levels but it is important to keep in mind that 2014 was one of the strongest in Edmonton’s history and the highest total in seven years. Metro Edmonton is on track to finish this year with close to 6,000 new single-family homes under construction – which equals or betters the totals over most of the last six years.

Each of those homes represents an investment decision by an Edmonton family that looked at the own financial prospects and opportunities in today’s less heated housing market.

The advantages of new homes have also never been clearer. Carbon taxes coming to Alberta starting in 2017 will raise energy costs for all energy consumers – and that includes higher costs for home heating, hot water and electricity.

Each generation of homes is more energy efficient thanks to building codes that continually push up standards. Besides lowering greenhouse gas emissions and fighting climate change, the energy efficiency of new homes will pay off for years to come through lower bills for natural gas and electricity.

It’s key to note that if the floorplan doesn’t work for your way of life, don’t stick to it! One of the common changes we make in our clients’ homes is flipping the location of living and dining rooms. For many people they don’t use their dining room regularly so it doesn’t have to be as close to the kitchen as once assumed. Nowadays people sit at a breakfast bar or even on the living room furniture to eat and the dining table is used only for special occasions. With this change in lifestyle, the table need not have pride-of-place, but rather is nearby when needed.

Another alteration we often make is re-utilizing a separate dining space as an office instead. This provides an active family a place to set up the kids’ computer, file important documents and install a desk or workstations for homework. With French doors often part of the original dining room plans, this provides noise reduction and privacy when needed for office use. For many families, the kitchen becomes the main eating area so the dining room is excess.

Finding small nooks or unused areas of floorplans can provide excellent locations to include a small dressing area, a computer desk or even an additional closet. This is particularly true in condos where built-in niches provide excellent storage often not fully used, particularly when space is at a premium. In houses, adding additional kitchen cabinets to an empty wall can better utilize the space and

allow for a pantry, broom storage, a desk area or even a built-in eating bench with storage below.

Other examples of simple changes in floorplans can be the inclusion or exclusion of full or half walls (as long as they are not weight bearing), additional closets and the placement of kitchen appliances. But remember, any large change that actually alters the structure of the floorplan will be open to builder charges so consider what makes sense for you and your family.

Bottom line: Altering the use of a room or space to better reflect the needs of your lifestyle or departing from the suggested furniture layout will make your home more personal and better utilize your financial investment as you use the your home more effectively.

Ottawa moves to raise minimum down payment requirement

By Wayne Karl CALGARY, EDMONTON and other markets already experiencing a cooling are expected to be among the cities hardest hit by the federal government’s new minimum down payment requirement.

Finance Minister Bill Morneau on Dec. 11 announced changes to the rules for government-backed mortgage insurance, intended to contain risks in the housing market, reduce taxpayer exposure and support long-term stability.

Effective Feb. 15, 2016, the minimum down payment for new insured mortgages will increase from five per cent to 10 per cent for the portion of the house price above $500,000. The five-per-cent minimum down payment for properties up to $500,000 remains unchanged.

The move represents a graduated approach to increasing the down payment requirement proportionally to the cost of a home. Canadians who already hold mortgages will not be affected by this announcement.

“The government’s role in housing is to set and maintain a framework that is equitable, stable and sustainable,” Morneau says. “The actions taken today prudently address emerging vulnerabilities in certain housing markets, while not overburdening other regions. They also rebalance government support for the housing sector to promote long-term stability and balanced economic growth.

“This measure will increase homeowner equity, which plays a key role in maintaining a stable and secure housing market and economy over the long term,” he adds. “It also protects all homeowners, including many middle class Canadians whose greatest investment is in their homes.”

In making the announcement, Morneau also highlighted the increases in guarantee fees for Canada Mortgage and Housing Corp. (CMHC)-sponsored securitization programs, announced by CMHC. So, what might all this mean for consumers?

For those in Calgary, Edmonton and even Victoria, BC, the move could have the unintended consequences of imparting additional cooling on already chilly markets.

CIBC Deputy Chief Economist Benjamin Tal says the largest impact will be felt in Calgary, due to the large share of high-ratio mortgages. In this city, the new measures are estimated to impact about 10 per cent of new sales, while in Toronto the figure is five per cent; in Vancouver, just 2.5 per cent.

Overall, the ramifications of the move should be fairly minimal. “It will only affect a small number of buyers,” James Laird, president of mortgage broker CanWise Financial, told New Condo Guide. “People in the affected group may need to rent a little bit longer until they save 50 YPNEXTHOME.CA

the extra down payment required. They may still buy where they’re planning to by getting help from family. Or they may still buy right away, but buy a slightly smaller home than they were planning to.”

The changes primarily target high-end homebuyers – “two young professionals earning pretty good incomes,” Laird adds. “They are purchasing in this $500,000 to $1 million bracket.

“The other thing to think about is that it really shouldn’t affect non-first-time homebuyers. Presumably, they’d be selling their previous home to buy another home, and there’d be enough equity in their home.”

Mortgage broker and wealth planner Calum Ross expects the new rules to cause a spike in activity before the deadline.

“Unexpected changes to the market that make access to capital more difficult historically have had a significant short-term impact, followed by an adjustment,” he told New Condo Guide.

“Expect market activity to go up substantially on homes priced between $500,000 and $1 million through until the deadline. Personally, the only surprise part of this announcement is why they didn’t do this sooner. The fact people were able to do five per cent down beyond $500,000 was ridiculous to begin with. Homeownership is a privilege, not a right.”
