Neighbourhood focused One of the most exciting innovations at YPNextHome over the last few years has been creating Neighbourhood Profiles – comprising a wealth of data and information – from across the country. In every issue of New Condo Guide, we’ll show you at least one of these featured neighbourhoods. And if you look online, you’ll find more than 2,800 neighbourhoods you can search as part of your experience on YPNextHome.ca. That’s a lot of information.
Our curated neighbourhood content provides a lively snapshot of some of Canada’s more popular neighbourhoods. These profiles have been researched and compiled by a nationwide team of writers and editors, and they include photos and, in some cases, exclusive video tours with local celebrities and well-known residents. Demographics, housing types and other information... all leading to listings in the area. Check it out and let us know what you think.
The burden of drywall

Yes, drywall – that ubiquitous but mostly unseen panel of calcium sulfate dihydrate used to make interior walls and ceilings – is about to add a significant chunk to new home costs. How? You can thank a party completely unrelated to the home building industry – Canada Border Services Agency (CBSA). As our story on page 68 discusses, CBSA in September arbitrarily slapped huge levies on drywall coming into Canada from the U.S. Duties ranging from 105 to 276 per cent were imposed immediately, delivering “detrimental effects” on Canadian businesses and economies.
Just how detrimental? With drywall producers announcing price increases as high as 50 per cent, builders can no longer absorb the tariff; buyers could be looking at home price increases of $10,000 or more – all within the last month. “We are urging the government to do what it can to alleviate this extraordinary burden on the industry, especially for those already with contracts in place, and on new homebuyers,” Canadian Home Builders’ Association CEO Kevin Lee told New Condo Guide. Drywall may be a small part of what goes into a home, but with numbers this large, it’s the last thing we need.

CHBA - Alberta welcomes new CEO Donna Moore THE CANADIAN HOME BUILDER’S ASSOCIATION - ALBERTA (CHBA ALBERTA) is pleased Donna Moore has accepted the position of CEO. The appointment was announced during the Annual General Meeting held in conjunction with BUILD 2016, the Association’s annual conference, Sept. 15 to 18, in Jasper, Alta. “Donna’s three decades as an innovative association executive and effective industry advocate will provide CHBA - Alberta with the strong leadership that’s needed on major provincial issues,” says Ryan Scott, president, CHBA - Alberta. “These include the Municipal Government Act
review, City Charters, builder licensing and carbon levies. Donna also played a key leadership role in the successful amalgamation of CHBA - Calgary Region and UDI Calgary. This will be valuable experience during discussions with the Urban Development Institute – Alberta over a potential amalgamation.” Moore recently announced her resignation as co-CEO of the CHBA - UDI Calgary Region. She replaces Jim Rivait as CEO of CHBA - Alberta. “I have always been proud to be part of CHBA, and am honoured by the opportunity to serve the Association’s more than 1,600 Alberta members in this new role. I look forward to continuing to build positive relationships with government decision makers and stakeholders to achieve the vision of ‘A Home for Every Albertan,’” says Moore. The Canadian Home Builders’ Association – Alberta (CHBA – Alberta) is the voice of the residential construction industry in the province. It represents more than 1,600 business members including new home builders, renovators, developers, trade and supply companies, and professional services. OCT 7 - NOV 4, 2016 | NEW CONDO GUIDE 15
What to do when you hire a contractor Many experienced and reliable contractors work in your community – highly skilled professionals who do business the right way. Unfortunately not all contractors play by the same rules. Some cut corners to offer lower prices. They promise you a “good deal” as long as nothing is written down and you pay in cash. These cash deals can mean a lot of risk for you. Contractors who don’t do business properly don’t protect you from accidents or their mistakes. If there is a work-related injury or damage to your home, you could face lawsuits and financial loss. You could be responsible for your contractor’s unpaid bills. And you could be stuck with work that is incomplete or badly done. While serious, these risks are easy to avoid. Before you agree to let anyone work on your home, take these three simple steps: know who you’re dealing with, make sure you’re protected from risks, and always Get in in Writing! ™
How to find
a good contractor • Ask friends, family and neighbors about contractors they have hired to work on their homes. • Contact your local Home Builders’ Association or other trade association for a list of professional contractors in your community. • Ask your local building materials store if it has a list of recommended contractors. • Ask your utility company if it has a list of recommended contractors. • Check with your local Better Business Bureau to find out if a contractor is a member.
For more advice, including detailed information about contracts plus worksheets you can use when interviewing contractors, visit HiringAContractor.com For a listing of builder and renovator members, contact the Canadian Home Builder’s Association - Edmonton Region. Call 425-1020 or visit their website at chbaedmonton.ca Get it in Writing! provides information to help you make informed choices when you build, renovate, or repair your home. This program is managed by the Canadian Home Builders’ Association with support from the Government of Canada.

hen people think about the typical apartment-style condo in Edmonton they think about a 600–800 sq ft home. That’s why BRASS III’s new project, The Leger, will come as a pleasant and unexpected surprise. Designed for those who love the Riverbend area, who want the maintenance-free lifestyle that a condo offers, but who want lots of living space, The Leger delivers.
the community’s main transit hub on 23rd Avenue. It’s also proximate to grocery stores, shopping, restaurants, cafes, doctors and other professionals, schools and golf courses. And being close to both the Anthony Henday and the Whitemud Freeway makes commuting quick and simple.
BRASS III has an excellent reputation as a builder of choice in the Riverbend/Terwillegar area. They know the community, they know the amenities and residents, and they know how to build great projects (they’ve built over a dozen projects in the area to date). This is amplified at The Leger. The Leger’s 60 units include two-bedroom, two-bathrooms, and are between 1,250 and 1,550 sq ft. All units features nine-foot ceilings, premier finishings like hardwood and tile floors, granite countertops, seven appliances (stainless steel appliances in the kitchen) and oversized balconies. All homes are self-contained, too, with their own hot water tank and heating system, and in-suite laundry. The building will also have low condo fees because there are no common amenities in the building—other than the heated underground parking. Instead, resources are put toward towards elements like soundproofing and improved construction materials. The Leger is in a prime location, in the heart of Terwillegar. THE TIME TO BUY IS NOW! That is the Multi Million Dollar question. Having started in the New Home industry as far back as 1991, I have seen many ups and downs along the way.Have we reached the bottom? I would say yes we have as far as pricing goes. In my travels recently, I noticed inventory levels in single family, duplex and townhome inventory drying up. Builders have delayed new projects and spec building from the 4th quarter of 2015, thus will put some pressure on available units. A good selection still exists, so you have some choices to consider. Builders have sharpened their pencil, so take advantage of this and find your new home. If your employment is stable, this should also give you confidence in your pursuit. Our dollar is showing signs of recovery, as well as oil has seen gains recently. The biggest challenge I see is in the financial qualification process for first time buyers and new
Canadians. The Banks are tough, but that is a good thing for our economy as a whole. Thank God we do not have to deal with the craziness they have in Vancouver. Nice place to visit, but wouldn’t want to live there. If you have spoken to a Mortgage Specialist, see where you stand, and get you there and buy! If you are not quite there yet, continue your pursuit of home ownership. For the ones renting, need I say stop paying off your landlords mortgage, and start paying off yours. Consider yourself one of the lucky ones if you have your finances in order. There are thousands of families out there who would love to be in your shoes. They will get there one day if that is what their goal is. There are deals to be had out there as we speak, but this will not last forever. I have heard rumblings of price increases coming in the second quarter. Yes, we have seen this Rodeo before. The time to buy is now!

63% CLOVERDALE IS ONE OF EDMONTON’S OLDEST COMMUNITIES, but the housing is not. New development starting in the 1980s brought distinct character to this mature neighbourhood. Many who lived here before the redevelopment built a new home on the same lot, and love it so much they’ll likely never leave.
Lifestyle Cloverdale residents have perfected the work-life balance. Recreation, leisure and the arts are all embraced in Cloverdale. Young and old alike walk to the Edmonton Ski Club to hit the slopes after work or school. Walkers and cyclists enjoy the river valley trails. During the Edmonton Folk Music Festival residents spill out of their homes with their shortlegged lawn chairs eager to take in music performed by artists from all over the world. Vibe Cloverdale feels like a small town. Neighbours wave hello, offer a
helping hand and are quick to volunteer at community events and festivals. The homes and gardens are meticulously maintained, providing a relaxing oasis after a work day downtown. Residents take the time to socialize and recreate, creating a friendly but relaxed atmosphere. Meet the neighbours Many residents have likely lived here for a long time or have moved back after living elsewhere. There is a healthy mix of mature couples, with or without children, families and retirees. Pride in ownership and the community, along with the higher income required to live here, are something they all have in common. In the area Housing comes at a premium in Cloverdale. Whether you’re renting or buying, expect to spend a little more than other central neighbourhoods. Programs offered within the community are still very affordable and nearby restaurants and cafes are averagely priced.

The Harmony THE PERFECT BALANCE OF DESIGN, AFFORABILITY AND LOCATION
M
ost people today are looking for some sort of balance in their lives. Whether that’s finding work/life balance or balancing time with family and time with friends, very few people have perfect harmony in their lives. So for those seeking balance between where they live and affordability need to look no further than P2000 Development’s new project, The Harmony in northwest Edmonton. Located in the newly established community of Baranow, The Harmony is perfectly located for anyone who likes having lifestyle and professional amenities within walking distance. There are four grocery stores nearby, along with a YMCA, rec centres, golf courses, Londonderry Mall, restaurants, cafes, pharmacies and more. It’s also close to Christy’s Corner and the shops at Skyview Power Centre. “We’ve been holding on to this land for five years now. It’s such a great location and we wanted to build something special here,” says David Phan of P2000 Developments. They build one project at a time, and wanted to make sure the time was right and community was established for their homebuyers. Phan: “Everything is already there, so it’s a very attractive location.” Of course, location is not the only thing Phan focusses on. “We also wanted to build something with a beautiful exterior,” David Phan explains. He continues: “Something that’s pleasing to the eye, first and foremost.” That includes The Harmony’s wrought iron fencing around the building and stone pillar accents. Gone are the typical vinyl or stucco exterior, and instead the building features hardie boards that are water and hail resistant. Phan also has a keen eye on green building practices, and is installing a metal roof on The Harmony—something typical for commercial not residential buildings. “Basically, you don’t need to replace the roof in the building’s lifespan, so we’re not using resources that need to be replaced in the future.” There are LED lights throughout to reduce energy consumption and R40 rooftop insulation that can reduce building energy costs by up to 40%. The Harmony has modern bachelor, one-bedroom, one bedroom + den and two-bedroom suites that range from 463 sq. ft to 915 sq. ft. (One unique feature of the bachelor condos are built-in, custom Murphy bed). All suites have quartz countertops in the kitchen and bathrooms, stainless appliances, and luxury vinyl board flooring throughout (with a lifetime warranty). The custom-made kitchen and bathroom cabinetry are two-toned and come with soft-closing hinges. French doors separate the suites from the balconies, and are designed to keep in the heat during the winter. Plus, all suites come with window coverings and in-suite washer and dryers. Suites range from $173,000 to $300,000, and preselling starts this October. Move in is expected to begin in mid-2018.

Canadian economy set to snap back after wildfires: RBC Economics
MORE TRENDING ONLINE ypnexthome.ca/news
CANADIAN ECONOMIC growth will
snap back after a second-quarter contraction and will get further lift in 2017 from rising energy prices, low interest rates and federal stimulus, according to the latest RBC Economics Outlook report. The RBC forecast calls for real Gross Domestic Product (GDP) growth of 3.7 per cent (annualized) in the third quarter of 2016, as rebuilding takes place in Alberta, followed by a slower 1.9-per-cent gain in the fourth quarter. “The Alberta wildfires and sharp pullback in oil sands production in May took the Canadian economy on a brief detour into negative growth,” says Craig Wright, senior vice-president and chief economist at RBC. “Yet the recovery should spur a similarly sharp rebound in growth in the latter half of this year and we anticipate that momentum will carry over into next year.”
Canadian GDP growth is expected to accelerate to 1.8 per cent in 2017 from 1.3 per cent in 2016. With core inflation likely to hover around the Bank of Canada’s two per cent target, there is little reason for the central bank to take any action on interest rates. RBC expects the Canadian central bank to hold its overnight rate steady through the remainder of 2016 and 2017 as well. RBC projects that oil prices will gradually rise to $50 a barrel in 2016 and push higher toward $60/barrel in 2017. However, the Canadian dollar is expected to see minimal benefit from higher oil prices: a U.S. Federal Reserve interest rate hike is likely in the first half of 2017, which would bolster the U.S. dollar, while the Bank of Canada is expected to hold steady on rates. RBC expects the economies
of Alberta, Saskatchewan and Newfoundland and Labrador to contract further this year as the oil-producing provinces continue to struggle with low revenues and private sector restraint. Some of the recent weakness in Alberta from the wildfires in Fort McMurray should start to reverse in the second half of 2016. All other provinces except New Brunswick are expected to continue to expand in 2016, albeit at varying paces. “Momentum appeared to slow this spring in several oil-consuming provinces, including Ontario, Quebec and Manitoba, and we lowered our 2016 growth forecasts for eight provinces,” says Wright. “Our 2017 outlook shows more balanced growth across the country, with Alberta and Saskatchewan returning to positive growth and economic activity moderating in British Columbia.”

Exorbitant duty on drywall hurts homebuyers, business: CHBA PROVISIONAL DUTIES on gypsum board
(drywall) recently announced by the Canada Border Services Agency (CBSA) represent punitively high additional costs for business and homebuyers, according to the Canadian Home Builders’ Association (CHBA). CBSA invoked the Special Import Measures Act on Sept. 6, making a preliminary determination of alleged dumping with respect to certain gypsum board originating from the United States to western and northern Canada. Unfortunately, the ensuing duties, effective immediately, will have far reaching detrimental effects on struggling Canadian businesses and economies, CHBA says. “The scope of the anti-dumping investigation only considers the domestic market for drywall producers, not the impact on the rest of the industry and end-users,” says Kevin Lee, chief executive officer, CHBA. “There was not sufficient attention paid to the unintended downstream effects of this decision or the implications for the public interest. “These extremely high duties ranging from 105.2 to 276.5 per cent, on about half of the drywall sold in western Canada, will severely affect the businesses of drywall contractors, builders and renovators, who will face losses on contracts already in place for the months ahead. At a time when our governments are seeking to avoid further housing price increases, this duty will send both house prices and affordability further in the wrong direction.” “Supply shortages and higher costs for drywall are the last thing we need in the already vulnerable Alberta market,” adds Carol Oxtoby, a developer in Calgary. “We should be concerned that smaller companies may be forced into bankruptcy, as existing contracts may force them to fully absorb cost increases. As the Alberta economy seeks to recover, a duty that harms 68 YPNEXTHOME.CA
MORE TRENDING ONLINE ypnexthome.ca/news
businesses and damages affordability for homebuyers is a major step in the wrong direction. Worst of all, the impacts of higher prices and shortages will be felt severely in Fort McMurray, affecting the rebuild there so important after the fires.” “You already have a high-priced housing market in Greater Vancouver and the lower mainland,” says Nathan Stone, a builder in the BC Fraser Valley. “No one can afford further increases to construction costs. This increase will have a negative impact on new-home buyers and homeowners’ renovation projects. Many of our drywall companies are at serious risk with contracts already in place.” Although the duty is on imports to Canada’s western provinces, this issue will also be felt across Canada. “This is quickly becoming a national issue,” says Bob Finnigan, national president of the CHBA and a builder in Toronto. “We are already seeing ripple effects on price and warnings of supply restrictions in Ontario, as uncertainty about the supply of
drywall grows and Ontario plants potentially start to have to supplying the western markets. As we try to keep house prices contained in the GTA, increases in drywall prices and potential shortages will only make matters worse.” The CBSA decision on this came with an immediate imposition of the duties. While the process is ongoing and final determination is still months away, the negative impacts on industry and consumers of the duty are already being felt. “While we respect the process, suffering companies cannot wait (until January) to see the final decision on this,” says Lee. “Even if duties are reduced or eliminated in the end of the review process, or if we have to request a hearing into the public interest because the duties are upheld – the damage to industry will be done. In the meantime, efforts to reduce house prices and protect affordability, as well as those to support the economy as it seeks to recover, are being undermined severely.”

Advice | FUNDAMENTALLY SPEAKING
What type of home should you buy? By Wayne Karl
MORE ADVICE ONLINE ypnexthome.ca/news/advice
WHAT TYPE OF HOME should you buy? This question used to be a lot easier to answer. First-time buyers would often prefer a townhome or semi. Downsizers might also like something smaller, such as a condo. Move-up buyers quite likely would go for their “forever” home. The answer has always depended on buyers’ situations and preferences – everything from the amount of down payment to where you work to whether you have kids. But increasingly, people’s decisions are being influenced by factors beyond personal choice. Government policy and other issues that impact prices are shaping the housing landscape. Of course, most of us would love a large house on an expansive property on a quiet culde-sac in the best neighbourhood. 70 YPNEXTHOME.CA
But that’s looking less and less likely – at least as a first choice – for many buyers. All of this puts increasing focus on buyers’ decision-making. Where do you want to live? This question is becoming more important, influenced primarily by where you work, how much of a commute you want and what your transportation options are. Indeed, proximity to mass transit is something more and more people are looking for in their new home location. It may not be as simple as choosing to live in the city, suburbs or small town. What type of home do you want? Single-family detached, semidetached, townhome or duplex? While you may have a strong preference for one or the other, your realistic options might be determined by a combination of where you want to live, and, most importantly, how much you can afford. It may not be as simple as selecting the type of home you were really hoping for. How much can you afford? Experts agree it is never a good idea to make yourself house-poor,
and it is a very common mistake, particularly of first-time buyers, to buy more home than you can really afford. Meeting with a mortgage broker or your banker will help determine your full financial picture, assessing everything from your credit rating to how much you have saved for a down payment. And with tougher mortgage rules recently taking effect, buyers should “stress-test” their plans – seeing how well you could cope with higher mortgage payments brought on by rising interest rates. Some many questions, so many choices. The good news is, home builders today are in sync with customer preferences for location and amenities, and with market realities with regard to pricing and needs for energy efficiency, so your options for new-home product have never been better.
