Getting good advice When you tell people you’re shopping for a place to buy, you’ll find almost everyone will want to share their own experience. Some will offer personal advice while others will frighten you with details about a “friend’s” disastrous experience. With so many variables, it can be hard to figure out what’s actually good advice. It’s always best to get advice from the experts, especially when it comes to buying a home. No matter what your Uncle Joe says, when you’re

equipped with the right expert advice for your situation, you can move forward by making confident decisions that are right for you and your family. Much of what you’ll want to know about the road to finding the perfect place is right here in this magazine. If you don’t find what you’re looking for, write to us and we’ll help get you an answer from one of our experts. Let us know how your search goes. We’d love to hear from you.

Finally, a shot in the arm

Edmonton and elsewhere in Alberta have certainly had their share of challenges over the last couple years. Prolonged energy slump, costly wildfires and more recently, flooding in the Fort McMurray area. Through it all, the housing sector has proven its resilience. Sure, some categories have felt the impact, but the overall picture is one of stability. As our CHBA - Alberta report on page 50 discusses, builders have responded to conditions by limiting the number of housing starts, thereby delivering appropriate levels of homes to the market.

Among resale homes, average prices are up almost two per cent in July to $384,504 from the previous month, and condo prices are also holding their own. Soon will come another important shot in the arm – a building boom in Fort McMurray. Indeed, Canada Mortgage and Housing Corp. says it expects exactly that, in the way of large and potentially record numbers of housing starts. The impact is expected to be felt in the resale and rental sectors, the community at large and the surrounding economy in general. Finally.

63% CLOVERDALE IS ONE OF EDMONTON’S OLDEST COMMUNITIES, but the housing is not. New development starting in the 1980s brought distinct character to this mature neighbourhood. Many who lived here before the redevelopment built a new home on the same lot, and love it so much they’ll likely never leave.

Lifestyle Cloverdale residents have perfected the work-life balance. Recreation, leisure and the arts are all embraced in Cloverdale. Young and old alike walk to the Edmonton Ski Club to hit the slopes after work or school. Walkers and cyclists enjoy the river valley trails. During the Edmonton Folk Music Festival residents spill out of their homes with their shortlegged lawn chairs eager to take in music performed by artists from all over the world. Vibe Cloverdale feels like a small town. Neighbours wave hello, offer a

helping hand and are quick to volunteer at community events and festivals. The homes and gardens are meticulously maintained, providing a relaxing oasis after a work day downtown. Residents take the time to socialize and recreate, creating a friendly but relaxed atmosphere. Meet the neighbours Many residents have likely lived here for a long time or have moved back after living elsewhere. There is a healthy mix of mature couples, with or without children, families and retirees. Pride in ownership and the community, along with the higher income required to live here, are something they all have in common. In the area Housing comes at a premium in Cloverdale. Whether you’re renting or buying, expect to spend a little more than other central neighbourhoods. Programs offered within the community are still very affordable and nearby restaurants and cafes are averagely priced.

Planes, trains & automobiles Downtown is walking or biking distance from Cloverdale, a short drive over the Low Level Bridge and a quick express bus downtown can be caught on 98th Avenue. Once downtown the LRT or other major bus routes will take you anywhere in the city. Car commuters can quickly access 99th street or Connors Road to head south or jump on the James Macdonald Bridge to travel west. The good, the bad & the rest All downtown amenities are quickly accessible. Surrounding neighbourhoods located on top of the hill offer medical centres, schools, shopping centres, libraries and commercial services within a five-minute drive. Residents can participate in recreational and educational programs at the Bennett Centre and Edmonton Ski Club. The city offers summer programs for children at Gallagher Park.

White flower pots WRITTEN BY: C. MARIE HEBSON

Finally -summer! I love setting out my flower pots for the season, such a great way to bring textural interest and colour to our outdoor spaces. Good flower pots are an investment, and should make a statement – shown here are some of my favorite white flower pots, so you can change your outdoor décor every year without having to match anything – enjoy!

1

1. Old World Textural – for transitional to traditional homes: Look for interesting textures, mix up sizes and shapes. Place them on your table, along the deck, in with the shrubs in your planting beds. Found at potterybarn.com.

2. High Gloss White – for modern to transitional homes: Sleek, sophisticated, easy to keep clean, and comes in a variety of sizes and price points. The round – short planters are harder to find, and can be expensive.

2

3

3. Modern Texture – for modern to pushing traditional to modern homes: These have been around a while, but classic and timeless are always a wise investment for your home. Variety of heights, these landscape pots can be purchased at your local garden centre. 4. Laser Cut Steel – for a more modern home: These are more of an art installation than a flower pot, but I love that you get a play on light, along with a spot to put your favorite flowers.

4 28 YPNEXTHOME.CA

5. Geometric – for a modern home: If your more A-symmetrical than symmetrical, these flower pots are for you! With the modern movement making a strong come back here in Edmonton, these are a sure winner for contemporary landscapes. 6. Lotus - for traditional to modern homes: I love lotus flowers and orchids – pure serenity that brings calm and soothes the daily stresses away. This organic shaped flower pot definitely makes it into my personal garden. 7. Pot Lights - for modern to transitional homes: How cool is this for evening to have your planters light up the yard for those fireside chats, or neighbourhood BBQ’s. Made entirely of post-consumer recycled plastics, and are solar powered. Can be found on Rotoluxe.com (http://kuldesigns.com/ product-category/planters/)

Non-Apartment New Housing Supply Could Balance Amongst Lower Constructing Inventories & Lot Supply Forward: Intelligence House conducts quarterly performance surveys of all new real estate developments across Edmonton and Calgary to track emerging trends in new sales and development inventory levels across various product types. For the reader’s interest, the table presented shows some key inventory level comparisons that we track quarterly for the city of Edmonton.

Recent headlines devoted to trends in Alberta’s new residential market have all but assured that this year will represent a down year for the industry. As such, Intelligence House expected to find a lower level of new inventory under construction across the city of Edmonton in Q2 2016 when compared to Q1, and this was in fact the case (this topic will be discussed for the city of Calgary in our next article). That said, we were impressed by the city’s sustained levels of unabsorbed and ready-for-occupancy inventory of new non-apartment products amidst sustaining shares of units that are absorbed at completion by comparison.

Although this quarterly comparison does not assure a definitive trend, it is noteworthy nonetheless since continued sustainment generally indicates that builders have found a comfortable and/or committed level of speculation building (starting a home without it being pre-sold). Should this prove true, it would mark a key determinant to a “bottom” forming for annual rate reductions in the city’s unit starts moving forward. Moreover, should this trend prevail against recent trends that have shown a reduction in the city’s overall supply of housing development lots, one can expect any price reductions plaguing this market to be nearing the bottom of their current cycle as well, as starts continue to be more well matched to demand. For our Calgary readers who might be wondering if their city is experiencing a similar market situation, we will have more on this topic in our next article.

Millennials and Gen Xers far less confident they’ll meet financial goals: CIBC Poll FAR FEWER MILLENNIAL AND

Generation X Canadians are confident they’ll meet their financial goals than they were just six months ago, finds the latest CIBC Quarterly Financial Confidence Poll. After a sharp 12-percentage-point drop for both age groups, only 72 per cent of Millennials and 66 per cent of Gen Xers now say they will be able to attain their financial goals in the next 12 months. For Baby Boomers, however, financial confidence has edged up three percentage points, with 82 per cent now confident they will meet their goals. 32 YPNEXTHOME.CA

“We had a very gloomy start to 2016, with a reeling loonie and a soft economy and jobs market, and much of that sentiment continues to weigh on confidence,” says Sarah Widmeyer, managing director and head, Wealth Strategies Group, CIBC. “Our poll also reveals the stress of everyday life for Millennials and Gen Xers – going to school, working, paying your household bills, trying to save for a house or taking care of your family. Combined with a string of gloomy economic news no wonder this cohort is feeling less certain they’ll achieve their financial goals.”

Key poll findings include: • Overall, 73 per cent of Canadians say they are confident they will meet their financial goals over the next 12 months (down from 80 per cent in December 2015). • Millennials (18 to 34 years) were the most confident group back in December 2015, but confidence has since fallen significantly from 84 to 72 per cent. • Generation X (35 to 54 years) continues to be the least confident group, dropping from 78 to 66 per cent. • But Baby Boomers (55-plus years) feel more positive, with their

how they feel about their personal financial situation today. The findings were similar to their financial confidence outlook: Only 59 per cent of Millennials and even fewer (57 per cent) of Gen Xers feel positive about their finances, compared to 78 per cent of Baby Boomers, who are feeling the most optimistic. “When you feel negative about the status of your finances, you should sit down and talk to someone who can help you assess your situation, give advice and boost your confidence,” says Widmeyer. “There’s always something that can be done.” Mid-year is a good time to sit down and re-evaluate your personal financial situation, she adds. “If you have a plan, take a look to see if it is still realistic and whether changes in the market require you to make adjustments to your expectations, timeframe or investment choices,” says Widmeyer.

Five tips for financial fitness 1 Live within your means 2 Define your wants versus needs 3 Pay down highest interest rates first 4 Don’t make late payments 5 Set up account and auto-pay alerts confidence edging up from 79 to 82 per cent. • 68 per cent of Ontarians now feel confident, down from 80 per cent six months ago. While oil prices and a sluggish economy dented how Albertans felt about their finances in the first three months of the year (an eight percentage point drop to 64 per cent in the first quarter), their confidence has since rebounded, now at 69 per cent. Widmeyer notes that experience in riding out market and economic cycles can mean a lot in maintaining confidence that you will achieve

your goals. “While macro events, like Brexit, can spark fear and gloom in the markets, these are things beyond our control,” she says. “What you can control is your personal finances and how you manage them. The key is to set and prioritize realistic short- and long-term goals, and take concrete steps each month to achieve them. When you have the right plan, then periodic market noise becomes just that, noise, that really shouldn’t change your financial priorities.” Feelings about personal finances today closely tied to future outlook The poll also asked Canadians

Four tips to help boost your financial confidence 1. Get a check-up – CIBC’s Financial Health Check tool (cibc.com) is a great starting point. It takes only five minutes to complete and provides basic personal advice based on your goals, budget and savings ability, as well as an opportunity to meet with an advisor. 2. Write down your goals – Countless studies show that those who write down their goals are more apt to achieve them whether they are health, career or financial goals. 3. Set realistic goals – You might want to save or pay down debt as quickly as possible, but if your budget doesn’t support it, modify it. You can still set big goals, but achieving smaller goals along the way can boost your confidence and keep you on track. 4. Review your goals and track your progress – This is key to staying on track and gaining a sense of achievement over time. You can modify your goals if your situation changes. BoC holds interest rate but repeats warning on housing By Wayne Karl

THE BANK OF CANADA AGAIN

maintained its target for the overnight rate at 0.50 per cent in its interest rate announcement on July 13, citing a spotty performance of the Canadian economy, but also repeated an earlier warning about the housing market. While the Bank’s Monetary Policy Report, released the same day, stopped short of calling for to action to tackle rapid house price increases in Vancouver and Toronto, Governor Stephen Poloz did issue another warning that the risks in these two markets are “elevated and rising.” “We continue to have the same concerns that we expressed in our June Financial System Review about household indebtedness and housing, particularly in the Greater Vancouver and Toronto markets,” Senior Deputy Governor Carolyn Wilkins said. The sharp rise in housing prices in these markets is not supported by economic fundamentals. “House price growth, year over year, of 10 to 20 per cent… just doesn’t look like the growth in the fundamentals is going to keep up, so it’s in that sense that we say the growth rates are unsustainable.” While few experts predicted any movement on the interest rate front, some did expect a call to action on housing in the policy report. “There’s a lot of conversation happening around the Canadian housing market, especially with regards to Vancouver and Toronto,” Alyssa Furtado, CEO, ratehub.ca, told New Condo Guide. “While some were expecting housing to have a greater profile in the report, we don’t yet have new and exciting information on the market to share. 36 YPNEXTHOME.CA

“We continue to have the same concerns that we expressed in our June Financial System Review about household indebtedness and housing, particularly in the Greater Vancouver and Toronto markets”

The government has promised funding to monitor the housing market, and when we start seeing some of that data come to light, it’ll be a more exciting time to talk about the issues and what kinds of policy needs to be in place to address it.” An actual rate hike from the Bank of Canada isn’t expected until as late as 2019, according to some analysts, Furtado adds. “But if we see changes from the Department of Finance or CMHC in the coming weeks or month, it could possibly be regarding another change to the down payment requirements – moving the minimum to 10 per cent across the board – or changes to the land transfer tax within Toronto and

Vancouver, specifically. There have been similar changes in the last few years, intended to cool the market and it hasn’t worked. We shouldn’t be surprised if additional measures are taken.” As for the Canadian economy at large, the BoC says the quarterly pattern of growth has been uneven. Real GDP grew by 2.4 per cent in the first quarter, but is estimated to have contracted by one per cent in the second quarter, pulled down by volatile trade flows, uneven consumer spending and the Alberta wildfires. A pick-up to 3.5 per cent is expected in the third quarter, as oil production resumes and the rebuilding begins in Fort McMurray.

Consumer spending is also expected to get a boost from the Canada Child Benefit. Real GDP is expected to grow by 1.3 per cent in 2016, 2.2 per cent in 2017, and 2.1 per cent in 2018. The Bank projects above-potential growth from the second half of 2016, lifted by rising US demand and supported by accommodative monetary and financial conditions. Federal infrastructure spending and other fiscal measures announced in the March budget will also contribute to growth. Despite recent volatility, the Bank expects the underlying trend of export growth to continue, leading to a pick-up in business investment. Higher global oil prices are helping to stabilize Canada’s energy sector and household spending is expected to increase moderately.

Twenty-three of the 25 improving schools in Alberta are public THE FRASER INSTITUTE’S LATEST REPORT CARD on Alberta’s High

Schools indicates that most of the fastest improving schools are public schools. The study rates 307 public, private, separate and charter schools based on five academic indicators generated from grade 12 provincewide testing, grade-to-grade transition and graduation rates. “Alberta parents want the best for their families and having the ability to compare school performance helps them make a more informed decision about the school their children attend,” says Peter Cowley, Fraser Institute director of school performance studies. 44 YPNEXTHOME.CA

Taking into account the last five years, Alberta’s two charter high schools achieved the highest average rating of 8.3 (out of 10), followed by private schools (8.1), separate schools (6.3) and public schools (6.0). The data suggests that every school is capable of improvement regardless of the type of school, its location and the proportion of students with special needs or students in English as a Second Language programs. For example, the school enjoying the fastest statistically significant improvement over the past five years is École Mallaig School, a public school in north-eastern Alberta.

Despite having 25 per cent of its students identified as special needs learners, Mallaig’s overall rating has steadily improved to 7.7 (out of 10) in 2015 from 3.5 in 2011. Of the 10 fastest-improving schools, all are public schools. “When parents see the Report Card’s objective evidence that a school’s results are consistently low or declining, they often become very effective advocates for improvement,” Cowley says. “Every year, every school in the province should find ways to improve student results – it’s as simple as that.”

Inspiration | DESIGN SECRETS

THE NEW LIVING ROOM By Jane Lockhart

ONCE UPON A TIME A HOUSE had one living room and it was inside the home. That’s when your choice of outdoor furnishings included a wooden picnic table, scratchy, plastic woven slatted folding chairs, back-breaking cast iron or heatabsorbing metal seats. Today with advances in technology and a continuing desire to spend more time enjoying the outdoors, every backyard, balcony or patio has the potential to be transformed – with options such as full-sized sectionals to petite bistro sets, it’s the new living room. 46 YPNEXTHOME.CA

Materially speaking Like indoor furnishings, much of what you select depends on your taste and budget but durability, scale, maintenance and storage are also important factors to consider. With advancements, most outdoor furniture is now made to last. Materials such as rustproof aluminum offer a lightweight option especially if you need to move dining chairs in and out at the table. Aluminum can also take a lot of weight and is midpriced in all the options. Durable, stainless steel is the heavier, stronger option. It can withstand extreme temperatures,

(although it can get hot without cushions) but it can also rust if not properly coated. Steel is probably the most expensive of all the materials and can be difficult to move but will look beautiful in a contemporary setting. Synthetic resin wicker is a longerlasting, synthetic weave wrapped over an aluminum frame. “Wicker” refers to the weave pattern not the material used and is much more durable than traditional rattan. It will resist moisture and shouldn’t crack or fade especially if it’s High Density Polyethylene (HDPE) as opposed to PVC wickers.

Undercover fun Canopies, arbors, umbrellas, gazebos and awnings can provide shade and some protection in the summer months. From wood and steel to canvas and sail cloth, the materials used determine whether it’s a seasonal shelter or a permanent one. Whether you’re trying to evoke a bit of Tuscany in your outdoor dining room, a sleek Miami lounge or a chic Bohemian oasis, treating yourself to a vacation in your backyard is easier than ever.

Release your muse Although you may prefer a calm neutral setting, don’t be afraid to let your fun, summer muse out by considering bright colours and vivid patterns for your cushions. From nautical to tropical, beach motif to florals and stripes, with the outdoors as the backdrop anything goes.

Homework first

Teak is the best wood option for outdoor furniture. Teak produces its own natural oil and with care can last for years outside. It’s strong, not as heavy as steel but not as light as the synthetic or aluminum options. Some people prefer to let it age naturally to a silvery patina however it can absorb moisture, inviting mould, mildew and rot if you’re not careful.

Take a seat for a test drive With all options always test-drive the pieces for comfort and ease of movement. Well-made pieces will have caps covering nuts, bolts

and screws to protect them from moisture, which can lead to rust. Also look out for sharp unfinished edges that can catch and ruin clothing. The cushions are just as important as the frames when it comes to durability. Make sure the fabric is water-resistant. Most are filled with some form of polyester fibre and foam and some are treated to resist stains and mildew. For optimum performance from fading and wear, store the cushions in a deck container or indoors during rainy weather or when you’re not using them. Most can be cleaned with soap and water.

Before you shop, be sure to measure the space you want to furnish. That balcony or long porch may be best suited for a cozy love seat and a couple of scaled down armchairs rather than a bulky sectional. If you have a large space consider making outdoor “rooms” by separating dining from lounging, etc.

Embrace it! Outdoor summer living should be embraced to the fullest because before long we’ll be wondering where we’re going to store the furnishings off-season. Shed? Garage? Basement? Plan ahead and know before you buy. But try not to dwell on that part, after all you want to feel like the living is easy for as long as possible.

AUG 12 - SEP 9, 2016  |  NEW CONDO GUIDE  47

Downtown Edmonton SOME ASSEMBLY REQUIRED There’s a new trend in the home building industry that has some people scratching their heads and saying, “Huh?” What I’m talking about is the emergence of prefabrication into the normal stream of housing construction. Some forward-thinking homebuilders are prefabricating some, or nearly all, of their new homes in an indoor facility. This really isn’t anything new – the modular home industry has been doing this for years. The difference now is to what degree of industrialization the factory employs. Some companies are building the home in the conventional way, just indoors, and some are even using precision machinery to put the home together. There are several types of prefabrication, but two main ones – modular construction and panelization. Modular construction should be familiar to most Albertans. These are fully-assembled homes trucked to site in one or more pieces. We see these moving along our highways quite regularly. These are complete homes (for the most part) that just require placing onto a foundation. This method is less common in the urban areas as moving a home of this type down the street in a subdivision is difficult and exterior elevation possibilities are limited. The other method is panelization. The panelization method has come over from Europe where it has been used successfully for many years. In this system, walls, floors and roofs are assembled as components in the factory. The components are then taken to site and assembled into a house, townhome, duplex or multistory condominium. This assembly process results in a home coming together in a fraction of the time when compared to traditional site-building. There are a few homebuilders doing this now in Alberta, but many more will come in a short time. The level of completeness ranges from framed walls, to walls insulated with windows and doors in place, to complete closed-wall panels. Building a home indoors, away from the elements, makes sense. I cannot support the argument that a home built in -20°C with wind and snow is put together

as well as a home built in a climate-controlled +20°C. Furthermore, although some of our interior building components can take some exposure to weather, why would we want them to? Quality is usually higher in these products as well, especially if the factory is mechanized. The new European machinery available now is incredibly precise in cutting (less than 1mm tolerance) and the assembly machines put walls together precisely the way they are supposed to – with no variance. There used to be a stigma around “pre-fab” construction. Many of these concerns were quite real. However, with new building codes and stricter quality assurance standards, these issues are long past. The consumer still has to be vigilant though, and look carefully at the offerings from both a traditional builder and a prefabrication builder. Make sure the quality is what you expect. And, most of all, remember that no matter which style of home you purchase, there’s still some assembly required.

Advice | CHBA ALBERTA

Inventory levels begin to decline By Jim Rivait

MORE ADVICE ONLINE ypnexthome.ca/news/advice

MOST PEOPLE WHO ARE considering buying a new home are likely asking themselves the same question: is now the right time? The answer to that will always have a lot to do with personal circumstances such as job security and family needs. Another factor will be what’s happening in the housing market – and not just the latest news about outrageous prices in Vancouver. A service that the Canadian Home Builders’ Association – Alberta provides to members is regular market updates prepared by Economic Analyst Richard Goatcher. They are primarily intended to help companies understand the trends so they can make plans, but are posted at chbaalberta.ca to provide a concise scan of the new home and MLS markets that might help anyone who is thinking about a purchase. One of the economic indicators in the reports is the number of completed but unsold homes on the market. This is important to builders who are seeking to identify the sweet spot where the number of new homes ready to be occupied keeps pace with demand. A concern when the economy heads into negative territory is the potential for builders to overshoot the mark and end up with a lot of unsold homes that take time to be absorbed by the market. So, it’s not a big surprise that inventory levels trended up late last year and are still higher than before oil prices tumbled. What our staff economist notes in his most recent Edmonton 50 YPNEXTHOME.CA

market update is that the number of unoccupied single-family homes and duplexes started to level off recently and then dropped for the first time in more than half a year. The lowdensity sector of the new home market “appears to have turned the corner” with inventory falling from 1,389 to 1,280. Builders have been responding to the market by reducing the number of home starts for the past year, so fewer unsold homes will be reaching the market in coming months. For potential homebuyers, this also means we may be reaching the tail end of a period of opportunity when a range of choices also includes a quick possession date. TD Economics pointed out in a recent special report there is plenty of reason for optimism about Alberta. “While some of the Alberta Advantage has been eaten away by the pressures of lower oil and gas prices, a large part of the foundation remains in place. The province continues to boast a competitive tax system and a relatively

low government debt burden. Immigration rates may ebb and flow, but the province’s labour market remains relatively young, highly educated and more oriented towards science and engineering than most economies – ingredients that tend to go hand and hand with innovation and diversification. As such, we remain confident that Alberta can retain its status as a leading growth area not just in Canada, but within North America.” The Canadian Home Builders’ Association – Alberta represents over 1,600 business members including new home builders, renovators, developers, trade and supply companies and professional services. Jim Rivait is Chief Executive Officer of CHBA – Alberta. Starting his career working in government, Jim spent the last decade working in the private sector specializing in government relations, advocacy, strategic communications, policy development/analysis and association management.

hen people think about the typical apartment-style condo in Edmonton they think about a 600–800 sq ft home. That’s why BRASS III’s new project, The Leger, will come as a pleasant and unexpected surprise. Designed for those who love the Riverbend area, who want the maintenance-free lifestyle that a condo offers, but who want lots of living space, The Leger delivers.

the community’s main transit hub on 23rd Avenue. It’s also proximate to grocery stores, shopping, restaurants, cafes, doctors and other professionals, schools and golf courses. And being close to both the Anthony Henday and the Whitemud Freeway makes commuting quick and simple.

BRASS III has an excellent reputation as a builder of choice in the Riverbend/Terwillegar area. They know the community, they know the amenities and residents, and they know how to build great projects (they’ve built over a dozen projects in the area to date). This is amplified at The Leger. The Leger’s 60 units include two-bedroom, two-bathrooms, and are between 1,250 and 1,550 sq ft. All units features nine-foot ceilings, premier finishings like hardwood and tile floors, granite countertops, seven appliances (stainless steel appliances in the kitchen) and oversized balconies. All homes are self-contained, too, with their own hot water tank and heating system, and in-suite laundry. The building will also have low condo fees because there are no common amenities in the building—other than the heated underground parking. Instead, resources are put toward towards elements like soundproofing and improved construction materials. The Leger is in a prime location, in the heart of Terwillegar. It is steps from the new multimillion dollar Terwillegar Community Recreation Centre (with its pools, indoor track, gym, gymnasiums, ice sheets and indoor playground) and just a quick hop to
