Pivot is surrounded by mature trees and walking trails in Rutherford, a community that was built almost 15 years ago and that has abundant amenities.

Shopping, transit, schools, playgrounds--there is really nothing missing for homebuyers. In fact, recent announcements by both the City and Province will introduce future amenities for the community: the LRT and new hospital are coming to the area in the near future, and that kind of offering really isn’t available in any new development anywhere in Edmonton.

Rutherford is also close to the Anthony Henday and Gateway Boulevard, making it perfectly located for anyone who needs to commute downtown or anywhere in Edmonton.

The contemporary townhomes range from 1,000 sq. ft to well over 2,000 sq. ft, and include incomparable options like a fourth floor master bedroom retreat, a sky loft or rooftop patio. There are multiple home models and floor plans to choose from, including two, three and even four bedroom options.

Full sized kitchens include designer full-depth, soft-close cabinetry, quartz countertops, under cabinet lighting, and full height tile backsplash. Interiors include nine foot ceilings , laminate flooring and large ceramic or porcelain floor tile. One of the most attractive features of the homes is the huge windows and open riser stairs that let in tons of natural light.

Homes start in the $280,000s to the $600,000s, and while four showhomes were opened in May, construction for the project is well underway for Phase 1 (which is already 92% sold; Phase 2 has just been released). First occupancies for Pivot are expected in October of this year.

Lanni says that the most satisfying part of this project has been seeing Averton’s vision materialize and resonate with buyers. “When people visit our community for the first time, they are drawn in by the soaring trees, wowed by the impressive façades of our architecture and then excited by the innovation found in our showhomes. This is very rewarding for all of us at Averton.”

EDMONTON HOME PRICES INCREASE IN SECOND QUARTER THE LATEST REPORT FROM ROYAL LEPAGE reveals that Edmonton home prices saw a boost in the second

quarter of 2017 – a sign of economic recovery and renewed optimism in the housing market.

“Over the last three months, the Edmonton real estate market has made significant headway, clawing its way out of a recessionary period,” says Tom Shearer, broker and owner of Royal LePage Noralta Real Estate. “While consumer confidence has yet to fully recuperate, many positive signs can be found within the marketplace, as the economy continues to strengthen, and sales activity surges in certain neighbourhoods.” * Aggregate prices are calculated via a weighted average of the median values of homes for reported property types in the regions surveyed

ONE YEAR LATER: REBUILDING FORT MCMURRAY IN MAY 2016, Fort McMurray was hit with a severe wildfire that destroyed 10 per cent of its structures. One year later, the rebuild is well underway in the community. According to Canada Mortgage and Housing Corp.’s recent Housing Market Insight report, Fort McMurray’s residential market is experiencing strong construction activity. A spike in housing starts in the first half of 2017 have supported the ongoing rebuilding efforts.

BILD ALBERTA ANNOUNCES THE CHBA – ALBERTA HOUSING & SAFETY AWARDS FINALISTS EDMONTON – Building Industry and Land Development Alberta Association (BILD Alberta) is pleased to announce the 76 finalists for the 2017 CHBA-Alberta Awards of Excellence in Housing presented by The Alberta New Home Warranty Program Group of Companies.

This year’s awards feature 25 individual categories and three prestigious Builder of the Year Awards. BILD Alberta is also proud to announce the 12 finalists for the four Safety Leadership Awards sponsored by ATCO. Housing and safety awards winners will be announced September 15 at BILD Alberta’s Fall Conference in Jasper.

Builder of the Year Awards will be presented to the highest scoring builders in the smallvolume, large-volume and multi-family categories. These builders have demonstrated leadership in design, safety, volunteerism and customer satisfaction.

“This year’s finalists, chosen by over 140 judges, are a great representation of the innovative work being done across the entire spectrum of Alberta’s residential construction industry,” said Donna Moore, CEO, BILD Alberta, “We’re pleased to recognize many segments of the industry from single family and multi-family to green home, community development and renovation.”

Over 350 submissions came in from across Alberta to compete for top honours in the housing and safety awards. Edmonton region projects have 37 finalists, followed closely by Calgary region at 34. Lethbridge has four finalists and Medicine Hat has one project in the running for provincial awards.

HOW HEAVY IS YOUR DEBT LOAD? RISING INTEREST RATES A CAUSE FOR BELT TIGHTENING – AND NOT JUST FOR CANADIANS

WAY TO GO, Bank of Canada, you’ve freaked people out. Your first rate hike in seven years – on July 12, raising the target for your influential overnight rate to 0.75 per cent from 0.50 – is cause for concern, for some.

But it’s not all you. That same day, Canada’s big five banks all raised their prime lending rate by 25 basis points.

Canadians, naturally, worry how these rising rates might hurt them, particularly when experts suggest this may be the first in a series of hikes over the next year or 18 months. And no shortage of reports suggest, with high debt loads and rising rates, it’s time to batten down the hatches.

Even Canada Mortgage and Housing Corp. warns that, “While the credit situation of mortgage holders in Canada remains stable, record-high levels of household debt underscores the need to keep a close eye on trends and developments.”

Such concerns, however, may be overblown.

In fact, the ones doing the belt tightening should be the government, itself.

“Canadian households have taken on more debt over time, but they have used this debt to finance assets – real estate, for example – that are appreciating over time, causing their net worth to grow, also to unprecedented levels. The same cannot be said for government debt.”

Ouch.

This analysis comes from the Fraser Institute.

Concerns about household indebtedness focus on measures such as total household debt accumulated, or the ratio of household debt to income, the independent research and educational organization says.

Based on these metrics, Canadian household debt levels are indeed near historic highs. By the end of last year, household debt reached more than $2 trillion, up from $357 billion in 1990. The lion’s share of this debt – two thirds, in fact – is for mortgages, while the remaining third is split between consumer credit (29 per cent) and other loans (five per cent). Over the same period, the total financial liabilities of the government sector grew from approximately $700 billion to $2.5

trillion, while its net debt grew from more than $400 billion in 1990 to nearly $970 billion in 2016.

Wealth planner and mortgage expert Calum Ross is even more direct. “Rising rates is a sign for economic optimism,” he told NextHome. “Our economy is creating jobs, and if Bank of Canada GDP growth for 2017 does indeed reach 2.8, that’s great news.

“I am still very skeptical about the long-term strength of any of the western world economies until we get government spending under control. Factually, it is the single biggest threat to the standard of living in the western world and it must be addressed aggressively in the years to come.

“In Canada our federal and most of our provincial governments are spending more than they make.

You don’t need an accounting or finance degree from a fancy school to know that incredibly problematic.”

THE TOP PLACES TO INVEST IN ALBERTA’S REAL ESTATE

IF ONE OF THE FIRST RULES OF INVESTING is to buy low, there may be plenty of reasons 2017 could be the year to buy real estate in Alberta.

Coming off a prolonged slump in the economy and housing market, thanks to low oil and gas prices, Alberta seems poised for recovery.

For investors, this could mean it’s a good time to shop around, while keeping an eye on changing economic conditions.

“Until you have employment and people moving back into the province, creating demand for rental units, which will then drive the demand for sale units, the world of real estate right now is looking at opportunities to buy,” Patrick Francey, CEO of the Real Estate Investment Network (REIN), told NextHome. “Knowing that in the next couple of years as the economy starts to pick up, and gross domestic product actually increases, that’s what’s going to drive real estate.”

Insiders agree that the best places in Alberta to search for opportunities are within its two largest cities.

With this in mind, NextHome has assembled a list of the Top Places to Invest in Real Estate in Alberta, using the investment strategy known as “buy, hold and rent.”

We examined vacancy and rental rates (twobedroom units) from Canada Mortgage and Housing Corp., and validated these findings with the latest data on population, employment and wage growth.

For context, we’ve also included average home prices – with data provided exclusively by Royal LePage and Brookfield RPS. Our research was further guided by insight from investors and other experts.

“For both Edmonton and Calgary, there are great buying opportunities right now, but there’s no rush,” says Francey. “That’s the good news. You’re finding the properties that cash-flow in a single-family would have preferably come from basement suites.

Anything that’s in the $400,000 to $500,000 range is still very strong, but ultimately, there are good opportunities to buy. You’ve got to look for the deals, but they exist. And there are cash-flow opportunities, especially in single-family uptown suites.”

CALGARY

Edmonton and Calgary both are showing signs of recovery from three very difficult years, economically.

In the Calgary area, markets such as Okotoks, Chinook and downtown seem to be holding their own in terms of vacancy rates, rental growth and home prices.

“The number of rental properties are few and far between in Okotoks, Chinook and downtown Calgary, and this is unlikely to change in the near future,” says John Hripko, realtor, Royal LePage Benchmark, Calgary. “Demand for these regions is continually growing, as many buyers and potential renters have become increasingly interested in these markets.”

“The Edmonton market has been a real headscratcher the last little while,” says Tom Shearer, broker and owner, Royal LePage Noralta Real Estate, Edmonton.

“Investors keep asking me, ‘When is the big drop going to happen, so I can buy in?’ The big drop never really hit. Prices climbed in 2015, 2016 and now we’re finally seeing a small drop in prices. That might even be attributed to the changes in financing rules in October 2016.”

The St. Albert and University areas, as well as downtown, stand out as those that are holding their own.

St. Albert has held up, mainly due to the types of homes and residents in the area, says Shearer. A lot of people who reside in St. Albert are government workers, mingling with a mature crowd of executive types who are more established and less likely to be influenced by swings in the economy.

University, meanwhile, has actually benefited from the slowdown. “If you don’t easily find employment in a recession, generally speaking, you double down on education,” he says. The student population in this area is supporting the rental and resale market, while medical professionals also want to be close to the main hospital. “We haven’t suffered any major cutbacks yet to our medical system, so this neighbourhood is still going strong.”

Downtown Edmonton is seeing plenty of development from the Ice District and Rogers Arena, with several new condos under construction. “I believe that the excitement of having the Ice District and several other projects come to life downtown has created a new energy and is increasingly drawing interest from homebuyers and investors alike,” says Shearer. “Simply put, downtown Edmonton is becoming an even better place to live.”

is one of the only Canadian provinces that doesn’t have rent controls, allowing investor-owners to set and raise rents as they please. However, given current market conditions and the fact that anyone can buy a house with a five-per-cent down payment, renters are gaining buying power, which stalls growth in rental prices.

“If investors choose to suck it up and purchase a property at current rates, they would likely turn a monthly profit in the near future, as oil prices continue to stabilize and the Alberta economy returns to its former glory, causing rental rates and home prices to increase,” says Hripko.

LETHBRIDGE

Lethbridge boasts many of the characteristics that make it an appealing target market for investors.

An increasingly diverse economy, including in the important healthcare sector, and a growing student population make this location worth a look. Indeed, as much as 20 per cent of the population of about 93,000 residents in Lethbridge are students, primarily at the University of Lethbridge and Lethbridge College.

“Lethbridge is a college town, with both the university and the college hitting milestones in curriculum development and attendance,” says Karen Davis, associate broker delegate, Royal LePage South Country. “The hospital and senior care services also employ young graduates still in the rental market.”

Student housing, naturally, is a popular choice for investors here, who typically hit net income of about five per cent, she says.

Homebuyers from across Alberta are also attracted to the region for its quality of life. “Young people come to college here and stay to build a life,” says Davis.

“With the amenities of big city life, minus the long commutes, hectic pace and higher costs of living, Lethbridge is an attractive and affordable alternative to larger centres.”

FOR MOST HOMEBUYERS, the

search for the perfect home starts with location. When NextHome conducted our Great Canadian Real Estate Survey, we asked Canadians: what’s the most important thing you look for when buying a home? To no surprise, the most-popular response was “location.”

The area you choose will dictate how much you’ll need to spend in order to buy and live there, the type of home you’ll get, your lifestyle, and your home’s future resale value, among other things.

Location is also the one feature about your home that you can’t change, so it’s important to choose wisely.

What makes for a great location? It will include proximity to schools, services and shopping; be a stone’s throw from work place and green space; and offer easy access to highways and public transit. But it’ll cost you.

Many home hunters, particularly first-timer buyers, seek value and a good investment opportunity in “up-and-coming” neighbourhoods, which allow you to get your foot in the door at a more-affordable price point, and reap the rewards when the area comes into its own in a few years.

HOW A PRO PICKS ‘EM In a recent Q&A with outspoken real estate developer and affectionately dubbed “Condo King” Brad Lamb, I asked him how he identifies the next “it” neighbourhood for new residential development.

As a developer, his objectives are different from those of the average homebuyer, but the bottom line remains the same – finding the best value and return on his investment. Here’s what’s on his radar: “To date, I’ve worked in Montreal, Ottawa, Hamilton, Edmonton, Calgary and Toronto.

its overnight lending rate for the first time in seven years on July 12. The same day BoC increased its rate 0.25 percentage points, Canada’s five major financial institutions quickly followed suit.

How will this affect Canadians? Consumers with loans based on the prime rate will have to pay more interest on money borrowed for such things as variable-rate mortgages, home equity lines of credit, student loans and lines of credit.

homebuying decisions reveals that Canadians have measured optimism for the housing market and the economy. However, exceptions to this view are seen among new homebuyers in hot housing markets such as Vancouver and the Greater Toronto Area, which are influenced by local market conditions, according to a recent study by Mortgage Professionals Canada’s chief economist, Will Dunning.

New homebuyers in the GTA and Vancouver have the highest stress levels around home purchasing decisions and are least optimistic, while those in Atlantic Canada and Quebec have the lowest levels of stress and are most optimistic. Canadians generally consider mortgages as “good debt” with recent homebuyers most positive.

MORTGAGE STRESS TEST NOT REDUCING DEBT

The federal government introduced the mortgage stress test last October as a way of reducing household debt by assessing whether borrowers can afford mortgage payments at higher interest rates. Rather than decreasing debt load, the stress test is driving some consumers to uninsured lending options with sometimes significantly higher interest rates, thereby shifting the debt load of the most vulnerable consumers away from the stability of mortgage insurance.

• For an earthy, Zen atmosphere, pair white with off-white neutrals (greys, beiges or both) and let texture and materials become the focus, recalling the simple beauty of sandy shores and pebbled paths.

To ensure you’re getting the lowest mortgage rate, you should use a mortgage broker. A broker shops your application around to a variety of lenders before picking one with the lowest rate and the best terms.

However, finding a broker is similar to finding a real estate agent. You want the best, but how do you know who’s right for you?

3. WHAT’S THE APPLICATION PROCESS?

As we move away from faceto-face communications, you should use a broker whose communication style is similar to yours. Do they prefer to communicate via phone, in person or through email? Do they accept electronic signatures or prefer that you come in to sign documents?

Your broker should take you through the steps to ensure the mortgage is suitable for you and explain anything you don’t understand. The way they communicate this to you should

be in a way that you’re most comfortable with so the whole mortgage application process runs smoothly.

4. HOW ARE YOU PAID?

You don’t have to pay mortgage brokers for their services, but keep in mind they don’t work for free. They’re paid by the lender who takes on your mortgage and the broker’s commission is usually between 0.5 and 1.2 per cent of the mortgage amount.

Also, if the mortgage term is longer, they get paid a higher commission. Your broker should explain how he or she is paid.

THE BOTTOM LINE

When you’ve found a mortgage broker you like, you can start the mortgage application process. Once you’ve been pre-approved, compare the mortgage rate quote you receive with the best rates.

If it’s different, ask why. Your mortgage broker should be able to tell you why you do or don’t qualify for the lowest rate. If you’ve chosen the right broker, their answer should be clear.

ost people today are looking for some sort of balance in their lives. Whether that’s finding work/life balance or balancing time with family and time with friends, very few people have perfect harmony in their lives. So for those seeking balance between where they live and affordability need to look no further than P2000 Development’s new project, The Harmony in northwest Edmonton.

Located in the newly established community of Baranow, The Harmony is perfectly located for anyone who likes having lifestyle and professional amenities within walking distance. There are four grocery stores nearby, along with a YMCA, rec centres, golf courses, Londonderry Mall, restaurants, cafes, pharmacies and more. It’s also close to Christy’s Corner and the shops at Skyview Power Centre.

“We’ve been holding on to this land for five years now. It’s such a great location and we wanted to build something special here,” says David Phan of P2000 Developments. They build one project at a time, and wanted to make sure the time was right and community was established for their homebuyers. Phan: “Everything is already there, so it’s a very attractive location.”

Of course, location is not the only thing Phan focusses on. “We also wanted to build something with a beautiful exterior,” David Phan explains. He continues: “Something that’s pleasing to the eye, first and foremost.” That includes The Harmony’s wrought iron fencing around the building and stone pillar accents. Gone are the typical vinyl or stucco exterior, and instead the building features hardie boards that are water and hail resistant.

Phan also has a keen eye on green building practices, and is installing a metal roof on The Harmony—something typical for commercial not residential buildings.

“Basically, you don’t need to replace the roof in the building’s lifespan, so we’re not using resources that need to be replaced in the future.” There are LED lights throughout to reduce energy consumption and R40 rooftop insulation that can reduce building energy costs by up to 40%.

The Harmony has modern bachelor, one-bedroom, one bedroom + den and two-bedroom suites that range from 463 sq. ft to 915 sq. ft. (One unique feature of the bachelor condos are built-in, custom Murphy bed).

All suites have quartz countertops in the kitchen and bathrooms, stainless appliances, and luxury vinyl board flooring throughout (with a lifetime warranty).

The custom-made kitchen and bathroom cabinetry are two-toned and come with soft-closing hinges. French doors separate the suites from the balconies, and are designed to keep in the heat during the winter. Plus, all suites come with window coverings and in-suite washer and dryers.

Suites range from $173,000 to $300,000, and preselling starts this October. Move in is expected to begin in mid-2018.

that sells new homes and condos on behalf of builders, I see the merits of buying new construction daily. If you think I am biased, you’re right – I am. But rather than spewing out a bunch of boring facts about why you should buy new, ask yourself the following questions and decide for yourself.

Are you concerned about the environment? Virtually no older home or condo will offer the same standard of efficiency, as only newly built residences are required to meet the latest national building code standards for energy efficiency and consumption.

Do you want a “turn-key” move-in experience? Buying new means you’ve selected all your favourite colours, finishes and fixtures in advance of construction. When you open the door on movein day, your home should be in brand-new, ready-to-live-in condition. There should be no need to spend time or money on home improvements, except for decorating – that’s the fun part!

Do you like the idea of having a home warranty? Coverage for new homes and condos is done by province. Standard home warranties vary, but they generally protect you against issues such as delayed closings, defects in construction including basement foundations and structural issues, and more. Yes, many older homes were built to last, with incredible workmanship and sturdy materials, but new homes take advantage of the latest advances in materials, technology and construction standards, and products are covered by a manufacturer’s guarantee.

Do you like the idea of choosing the lot and view? If so, then when a new community or phase is released, try to get in to buy as early as possible, to pick your preferred view and the floor you want to be on in the case of a condo. When buying lowrise, many people have a preference as to whether their home catches more of the morning or afternoon sun, so buying new is your opportunity to decide. There is a site plan at the builder’s sales office to review as part of your

selection process. This is a distinct advantage that you do not have in the resale home market.

Do you want a competitive advantage in the real estate market? Inventory in the resale market has dwindled considerably in many areas over the last few years. New construction can be a great alternative, as you’ll see from the selection in this magazine.

Keep in mind, you’re looking at a waiting period of up to 18 months to build a new home, and up to four years or more in the case of a condominium. You’ll need a place to live during construction. Make sure it’s flexible, as occupancy dates can change. That longer waiting period means your down payment structure will be spread out, allowing you more time to save up for a larger down payment.

There are lots of advantages, but I can’t fit them all into this space!

IF YOUR TUMMY’S RUNNING ON EMPTY, a four-

wheel food frenzy is your ticket to sate that appetite.

Edmonton’s 30 or so food trucks are locked and loaded to hit prime spots this year, from farmers’ markets to festivals. To keep tabs on who’s running and serving every day, download the Street Food Edmonton app or visit them online.

Truckin’ Top 3 Feedback compiled by Street Food Edmonton produces rankings of food trucks in the city, listed according to popularity. While the results change regularly, the top three contenders are usually quite consistent. Drift, which boasts an array of sandwiches from standard roast beef to buttermilk-fried chicken, draws a crowd on a regular basis.

Not to be outdone is Bully, whose crowd favourite is an in-house mac ‘n’ cheese dish that’s more delectable than the corporate boil-from-the-box variety.

Hot on Bully’s heels is La Poutine, serving.... guess what?

Motorin’ for meat There’s no denying that in the land of prime AAA beef, you’ll get more than your share of bovine served up by Edmonton food trucks. Take your pick of barbecued brisket southern sliders from Sloppy Hogg’s, a doublepattie, double-cheese and double-bacon burger from Bubba’s, or a super-stacked burger with a crunch from Jack’s Mobile Burger Shack.

Try not to overlook other carnivorous offerings, including fall-of-the-bone ribs from Smokehouse

BBQ, sumptuous satays from Sizzling Stick and duck, kangaroo and alpaca burgers from The Crooked Fork.

Ethnic engines On any good day during the summer, you have the chance to get a taste of the world without ever having to venture a block away from the first food truck you hit. It wouldn’t be Edmonton without a few Ukrainian trucks, including Baba Finks and The Purple Pyrogy.

You’ll find no shortage of Latin fare from the likes of Calle Mexico, Hola La Taco and La Chula, and Asian cuisine courtesy of Rapscallions and Lemon Grass Grill.

Mediterranean offerings are served up by Dedo’s and Little Village, and don’t miss selections from Explore India, and Argentinean meaty morsels from Mr. Chimi Churri.

Anyone for dessert?

Still not quite full? Hold your breath for some waffle on a stick from Blue Giraffe, a choice of a dozen ice cream flavours (including root beer) from The Da Vinci Cone, maple bacon donuts from Jackie O’s or rolled (yes, rolled) ice cream from Scoop ‘n’ Roll.

It’s no doubt that Edmonton’s food truck industry is competitive, made even more so by the fact that weather permits them to operate for only half the year. But with that competition comes a great deal of selection, original recipes and tasty treats. While Edmontonians are happy with the options, many are hoping for an extended summer – if only to keep the trucks operating for at least a few more weeks.

Colour Outside the Lines…

his is one of my favorite ways to design – thinking out side the box. If you need to label this then the general styling of this is a Boho Chic look. Boho is whimsical, fun, wild, with bold hits of colour, texture and pattern. There is no set rules other than to know when to pull back and when to push boundaries. Designing outside the lines is a mind set and it is as individual as we are, it is the interior designer’s expertise to find out what turns you on, and what doesn’t.

Be wild, carefree – design your space and colour outside the lines!

5 1. Scale of Pattern Taking the green as a neutral and mixing small with large patterns takes a seasoned professional or a good friend that knows patterns, like a quilter. Becareful though, I’ve seen many a quilted look in an interior space that just doesn’t transition well into interiors. What you’d be happy to live with in a throw blanket, doesn’t always relate back well into a living space!

2. Artwork Investing in artwork you love can elevate a space from great to fabulous with just one painting. Shown here is a Work in Blue, which then is repeated down into the space in your upholstered furnishings. What keeps this interesting is the mixture blues used.

3. Whimsy We’ve talked about whimsy before, rather than be so ridged with your paint lines, why not wing it! Look how amazing this looks in a childs bedroom – so what if the lines don’t match up perfectly, this is a very cool look, and can be applied in a variety of style genres and room types.

4 4. Go Bold Wow, this dining room packs a punch! Don’t be afraid to mix your colour palette in smaller upholstered items like your dining chairs. Makes a statement rather than the typical sea of beige and gray.

5. Area Rug Shown here is a more traditional area rug pattern using a bold colour palette. This would be your inspiration point and you’d build a room from this item.

Use unique accessories to make your space feel pulled together, if you can’t find the exact colour – then paint them to match!
