CONDOMINIUM LAWS to be strengthened for Albertans

of the Alberta Condominium Owners Association. “They will help to ensure best practices for condominium boards and management companies, level the playing field among developers, and protect the rights and property values of purchasers and owners.”

Work on the regulations, including details about the dispute tribunal and clarification of insurance obligations for corporations and owners, will begin shortly.

In Alberta, there are more than 8,000 condominium corporations in operation and condominiums account for approximately 20 per cent of homes sold annually.

ENHANCED PROTECTION IS COMING TO ALBERTA’S CONDOMINIUM OWNERS,

thanks to a new bill being introduced to improve condo communities.

“Buying a condo is an affordable option for Albertans entering the housing market, and is often their first real estate experience. After careful review and discussion with stakeholders and Albertans, our government will update the Condominium Property Act to make it easier for owners and builders to understand their responsibilities on the sale of condos,” says Doug Griffiths, Minister of Service Alberta.

Bill 13: The Condominium Property Amendment Act, includes more than 50 amendments to the Act which were tabled in the Legislature. The proposed changes include: ›› the creation of a new condominium dispute tribunal; ›› improved disclosure of financial and other necessary information to buyers of new and converted condominiums; ›› updates to qualifications and standards of practice for condominium managers; and, ›› improved governance for condominium corporations.

Low interest rates are great for your bottom line. How? By helping you pay down your principal faster while paying less interest.

Consider this: on a $300,000 investment condo with 20 per cent down, at a three-per-cent interest rate, you will pay off $34,860 in principal in the first five years of your mortgage and $33,287 in interest. At a six-per-cent interest rate, you would pay down only $24,391 in principal and a whopping $67,739 in interest over the first five years of your mortgage.

Buying the right condo, at the right mortgage interest rate, is a great move.

he mortgage rate wars are now in full effect. Recently we’ve seen the return of the 2.99-per-cent five-year fi xed-rate mortgage, and a huge surprise was when one lender announced an incredible 1.99-per-cent three-year variable-rate mortgage. Wow! So what do the mortgage rate wars mean to condo investors? It’s all good news, that’s for sure.

Low interest rates are here to stay. For the last five years it’s been the same old song from the skeptics: “Yes, interest rates are low, but what happens to everyone when rates jump back up to normal?” The reality is that the interest rates are not going anywhere any time soon.

The Bank of Canada has recently come out and admitted that rates aren’t moving for the next one and half years or so. The U.S. federal reserve is saying the same thing. No civilized country on Earth is raising interest rates, so why would Canada?

The U.S. economy, and therefore the world’s economy, is still sputtering along at a snail’s pace. It’s time to accept the fact that we will be in a low interest rate environment perhaps for the next decade or more.

Are you going to sit on the sidelines and wait for higher rates, or are you going to take advantage and act now?

A better economy means more jobs and higher wages, which means more demand for real estate, and thus prices will rise, not fall When interest rates eventually do start to rise, don’t worry.

Here’s why: The fears that people have about rising interest rates and a subsequent falling real estate market are irrational. Here’s why: if and when the Bank of Canada raises interest rates, that will mean that the economy is doing better than it is now, not worse. A better economy means more jobs and higher wages, which means more demand for real estate, and thus prices will rise, not fall. Prices fall during recessions, not during times of growth.

Rental rate increases may slow down as more people shift from renting to buying in the future, but as a landlord you win either way. Interest rates stay the same and more people will rent, driving up your investment condo income. Interest rates start to rise and more people will buy, driving up your property’s value.

n my 10 years as an editor of real estate magazines, I have picked up a few things. Get pre-approved for a mortgage. Don’t buy beyond your means. Choose your location wisely. I’ve read this same advice time and time again, reiterated by various experts in their columns. I’ve even written a few articles myself on these subjects.

But when it comes to learning, nothing beats first-hand experience.

Having recently bought and sold a home, one thing I’ve discovered is that it’s always better to learn from someone else’s mistakes rather than your own.

In our hunt for a home, my husband and I came across some interesting scenarios worth sharing.

With a whole year of open houses under our belts before putting our own house on the market, we quickly learned how not to attract buyers.

In the “dog house.” My family’s beloved yellow Lab, Fred, holds a special place in our hearts, but I know not everyone feels the same way about house pets. Some people have allergies, some have phobias, and others just don’t care for them. My husband and I visited an open house with a pretty living room, a renovated and updated kitchen, and a large garage – perfect! But wait, what’s that noise? A pair of howling dogs crated in the garage were making their presence known to everyone who walked through that front door, and probably everyone within a five-mile radius! After enduring 10 minutes of incessant barking, we couldn’t get out of there fast enough.

LESSON LEARNED Before opening your home to potential buyers, neutralize it of anything questionable. This includes the lingering aroma of last night’s fish fry, the remnants of that do-it-yourself cheese-making experiment, and every indication of pets. Even seemingly insignificant things can be enough to influence a prospective homebuyer’s decision – consciously or subconsciously.

When in doubt, take it out.

Our home is your home? It’s not mandatory that the sellers vacate the home for an open house, but it’s a good idea. You’ve heard that prospective buyers can have difficulties picturing themselves living in your house if they see your family photos on display. Well, that goes double for seeing you in the flesh. We went to an open house and there were the homeowners, drinking coffee with their feet up in their living room – not ours. We felt like intruders.

LESSON LEARNED Typically an open house lasts for only about two hours. Go for a walk, go out for lunch, go to the grocery store. Just go!

Dumping ground I actually went to an open house where I found a filthy toilet brush, dirty rags and a slop bucket stashed in the shower. Unfortunately for the sellers, this shower was enclosed in glass and thus, a very poor hiding place. “Gross,” I thought. I didn’t need to see any more.

Speaking of “dumps,” there’s a house in my neighbourhood that has been on the market for more than a year. It’s not a bad looking house, so what’s the problem? Maybe it’s the slightly high asking price, or perhaps it’s the trashy, totalled car parked in the driveway, dripping oil, its bumper dangling by a thread.

LESSON LEARNED A first impression is the only impression. Don’t waste this valuable opportunity by showing your home in a less-than-perfect light.

While this all seems like common sense, some people don’t have it. The funny thing about these three scenarios is, the homeowners were all represented by selling agents who likely advised them on best practices. Do yourself a favour – follow professional advice, and learn by example. Before having your own open house, visit as many as you can, take note of what you liked about them, and what you didn’t. Then, learn from other people’s mistakes – not your own!

CMHC REPORT

MAY 2014 HOUSING STARTS were trending at 184,438 units in May compared to 183,872 in April, according to Canada Mortgage and Housing Corp. (CMHC). The trend is a six-month moving average of the monthly seasonally adjusted annual rates (SAAR)1 of housing starts.

“In May, the trend in housing starts was virtually unchanged for the third consecutive month. This is in line with CMHC’s analysis indicating that the new home construction market in Canada is headed for a soft landing in 2014,” says Bruno Duhamel, manager, Housing and Economic Analysis. “Builders are expected to continue to manage their starts activity in order to ensure that demand from buyers seeking new units is first channeled toward unsold completed units or unsold units that are currently under construction, including condominium units.”

CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for considerable swings in monthly estimates and obtain a more complete picture of the state of the housing market.

In some situations analyzing only SAAR data can be misleading in some markets, as they are largely driven by the multiples segment of the markets which can be quite variable from one month to the next.

The standalone monthly SAAR was 198,324 units in May, a slight increase from 196,687 in April. The SAAR of urban starts increased to 180,813 units. Multiple urban starts decreased to 117,709 units while the singledetached urban starts segment increased to 63,104 units.

In May, the seasonally adjusted annual rate of urban starts increased in Atlantic Canada, Quebec, and British Columbia, held steady in Ontario, and decreased in the Prairies.

Rural starts2 were estimated at a seasonally adjusted annual rate of 17,511 units.

HOUSING STARTS IN CANADA

All starts figures in this release, other than actual starts and the trend estimate, are seasonally adjusted annual rates (SAAR) – that is, monthly figures adjusted to remove normal seasonal variation and multiplied by 12 to reflect annual levels. By removing seasonal ups and downs, seasonal adjustment allows for a comparison from one season to the next and from one month to the next. Reporting monthly figures at annual rates indicates the annual level of starts that would be obtained if the monthly pace was maintained for 12 months. This facilitates comparison of the current pace of activity to annual forecasts as well as to historical annual levels.

2 CMHC estimates the level of starts in centres with a population of less than 10,000 for each of the three months of the quarter, at the beginning of each quarter. During the last month of the quarter, CMHC conducts the survey in these centres and revises the estimate.

The Tawa Landing grand opening event included the showing of two beautiful two-storey townhomes. Guests were treated to food and beverages during the event, and a ribbon cutting that included the new Tawa Landing community. News that a record number of children were born in the province last year confirms the impression gained from frequent stroller sightings – Alberta is enjoying a baby boom.

The media hubbub about the popularity of the names Liam and Olivia drowned out any talk about what the birth of 53,090 babies means for Alberta communities.

Just imagine this. That’s enough babies to require more than 11 million diapers in a single year. Enough babies to fill 736 full-sized school buses that would stretch out in a convoy for more than eight kilometres. I

t’s unlikely that the first home you buy will be the one you stay in forever. At some point, you’ll want to sell and buy a new home – either to upsize, downsize or move to a new location. And when you find yourself in that situation, there’s a good chance you’ll be relying on the equity from your existing home to help you purchase your next one.

Unfortunately, you could get stuck in a situation where the closing date for your new home is before the closing date of the home you’re selling, which leaves your down payment tied up in equity. Mortgage brokers estimate that 20 to 30 per cent of Canadian homeowners find themselves in this predicament; if you’re one of them, bridge financing is the tool that can help you out of it.

How does a bridge loan work?

Well, let’s say the closing date for 44

the home you’re buying is 40 days before the closing date for the home you’re selling. A bridge loan is simply a loan for the amount of equity you want to take from your existing home that covers you for those 40 days. Bridge loans are automatically repaid when your sale goes through and your equity is put against the mortgage on your new home.

Because bridge financing is so common, all of the big banks offer it to their mortgage customers. (Note that some smaller lenders and credit unions do not.) Most lenders are comfortable lending up to $200,000 for as many as 120 days. If you require a larger loan or an extended period of time, you may need to hire a real estate lawyer, which makes the financing process more expensive, as legal fees will be involved.

To qualify for a bridge loan, all you need is a copy of the Sale Agreement from your existing home and the Purchase Agreement for your new home Of course, as much as a bridge loan is meant to help you out with your home purchase, it is still subject to interest – often at a rate similar to an open mortgage or a personal line of credit (such as prime plus two or three per cent). The interest rate may seem high, but remember it’s only charged for a short period of time, before the equity from your first home will be available to repay the loan. Your lender may also charge a flat administration fee in the range of $200 to $500.

To qualify for a bridge loan, all you need is a copy of the Sale Agreement from your existing home and the Purchase Agreement for your new home.

Oh, and firm closing dates on both properties – without them, you may need to get a bridge loan from a private lender, who will charge you a much higher interest rate than what one of the big banks would. Good luck!

Bank of Canada maintains

OVERNIGHT RATE TARGET AT 1 PER CENT THE BANK OF CANADA HAS ANNOUNCED THAT IT IS

maintaining its target for the overnight rate at one per cent. The Bank Rate is correspondingly 1 1/4 per cent and the deposit rate is 3/4 per cent.

Total CPI inflation has moved up to around the two-per-cent target, sooner than anticipated in the Bank’s April Monetary Policy Report (MPR), largely due to the temporary effects of higher energy prices and exchange rate pass-through. Core inflation remains significantly below two per cent, although it has drifted up slightly, partly owing to past exchange rate movements.

Global economic growth in the first quarter of 2014 was weaker than anticipated in the MPR and recent developments give slightly greater weight to downside risks. The U.S. economy is rebounding after a pause in the first quarter, but there could be slightly less underlying momentum than previously expected.

Globally, long-term bond yields have continued their decline, reflecting in part growing market anticipation that interest rates will remain low over the long term.

This, along with buoyant stock markets and tight credit spreads, indicates that financial conditions remain very stimulative.

The Canadian economy grew at a modest rate in the first quarter, held back by severe weather and supply constraints. The ingredients for a pickup in exports remain in place, including the lower Canadian dollar and an anticipated strengthening of foreign demand.

Improved corporate profits, especially in exchange ratesensitive sectors, should also support higher business investment in the coming quarters. There are continued signs of a soft landing in the housing market and a constructive evolution of household imbalances.

We still expect excess supply to be absorbed gradually as the fundamental drivers of growth and inflation in Canada strengthen.

The timing and direction of the next change to the policy rate will depend on how new information influences the balance of risks.

That’s because people believe that a home is a good investment.

While the money is a key consideration – and it’s a pretty complex one – it shouldn’t be the only consideration. That being said, if you’re going to make the decision to move from renting to buying, you have to look at the dollars and cents.

First there’s the straight calculation that compares the cost of carrying your own home (your principal and interest payments and property taxes) with the cost of renting one. Sometimes that comes out a wash, which immediately brings people to the conclusion that renting sucks.

hether you have a sprawling home with plenty of room or a cosy place that has little in the way of extra space, you need to create a system so that your home functions in a manner that accommodates your lifestyle. And whether you live large or small, chances are there’s a favourite spot in your home that sees more than its fair share of action. It’s a corner of the sofa you curl up in, or a spot at the breakfast counter that has a pile of things you want to get to “when you have a minute” which could use a little bit of help. Without designated spaces, you’re forever tucking things away that don’t have a real home – and wasting far too much time trying to remember where to retrieve them. Develop a place for each activity you do, and a space to keep those items that go with it to add some organization to your home – and your life!

Where did I put the... Have you ever stored a special item in a safe place and then forgotten where you put it when you need it three months later?

A simple solution is to create a document in Microsoft Word or a similar program on your computer to record the location of seldom-used articles. Use the ‘find’ feature in Word (located in the Edit drop-down menu) to retrieve the information quickly within the document. Be sure to name the document something obvious so you can find it on your computer.

Name that room. Rooms that don’t have a specific purpose often become dumping grounds for clutter. Before you begin de-cluttering, go through your home, room by room, and determine how you want to use each space. Identify which items support the purpose of the room and which ones should be moved elsewhere.

Keep a few boxes handy so you can easily transport smaller items to their appropriate rooms.

Everything needs a home.

Whenever you bring a new item into your home, immediately find a permanent place for it to live. To help you determine the best spot for it, ask yourself what else is like it, and where (and how often) you will use it.

Store similar things together and store items near their place of use.

Items used daily should be placed in the most accessible areas (within arm’s reach), whereas seldom-used items can be stored in out-of-the way spaces. Keep a label maker handy to

label drawers, shelves and containers so you don’t have to rely on your memory when you need to find something quickly.

What did I do with that manual?

Did you add new appliances and electronics to your collection recently? Staple the receipt and warranty to the instruction manual and tape it to the bottom of the item so it’s easy to find if you need to refer to it. For portable items like cell phones and MP3 players, store the manuals in an accordion file by category.

Where did I leave my keys? The most common excuse for lateness? “I couldn’t find my keys”. It’s hard to be successful if you can’t even leave your home. Save yourself the frustration and embarrassment by simply making an extra set of keys and keeping them in a special place. Give another set to a relative or neighbour in case of emergency. Create a home for your keys and always place them there when you arrive. You can use a bowl, a small basket or a hook. If all else fails, attach a beeper to your keys that you can activate when they go missing.

Learn how to make the most of your small bath with a little creativity and a few space-saving tricks.

Under the sink Using roll-out drawers creates easy access to extra toilet paper, cleaning supplies and large bottles. The two-tiered design provides perfect storage for the small items that you want off your countertop. These rolling systems can be found in the kitchen and/or bath department at your local home improvement store.

In the shower/bath If bottles of shampoo and soap are “spilling” into your tub, use the shower wall to keep the mess at bay. Suction storage baskets are easy to clean, can be repositioned and store everything from kids’ bath toys to hair products. Power lock hooks work well to hang face cloths, razors and shower squeegees.

On the wall Mount a repurposed wine rack to the wall to store rolled face, hand and smaller bath towels. Need more space for the large towels? Try installing a wall of hooks rather than a traditional towel rod. Use the back of your door if you’re short on wall space to hang a shoe/pocket organizer. This way, you gain a ton of storage without drilling any holes in the wall!

Above the sink/toilet Rod-based organizing systems Ikea uses in their kitchens work just as well in the loo and can be tailored to your needs. Containers that hang from the chrome rod can corral toothbrushes and hair gel, keeping your vanity clear of clutter and making clean-up a snap. Reuse a couple of baskets or small wine crates to create unique storage. Mount two or three of these backside to the wall and use the cubby area to store rolled towels, bath soaps and containers of hair accessories.

PACKING TIPS

to make your move a little easier PACKING TIPS ❏ Gather boxes in all sizes from friends, neighbours and stores.

❏ Label boxes containing fragile items with large red lettering.

❏ Collect cushioning material such as bubble wrap, foam pellets, furniture pads, old blankets, plastic bags, tissue paper, newspapers and small towels to use as padding inside boxes.

❏ Place china in plastic bags and stack plates upright on their sides, not flat.

❏ Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors. Carry it with you as you pack up items in your home.

❏ Pack your TV, stereo and computer in their original boxes whenever possible. ❏ Keep boxes to 50 pounds or less.

❏ Reinforce the bottom of boxes with extra tape for added strength.

❏ Pack heavy items into their own smaller boxes and place lighter items together into larger boxes. (Hint: Don’t pack all your books into one box!)

❏ Label each box with the name of the room in your new home where it should be placed.

❏ Don’t move flammable, combustible, corrosive or explosive items such as paint, gasoline and ammunition.

❏ List the contents of the box on the side of it.

❏ Pack a bag of personal items you’ll need during the move and keep it in an easy-to-find place when you pack.

GENERAL MOVING TIPS ❏ Disconnect and bundle cords on television and stereo components. Label each cord with masking tape and a description of where to re-connect it.

❏ To save time on moving day, move your boxes from the basement, upstairs or attic to the main floor prior to the move date. Consider carrying items from the backyard to the front yard or garage ahead of time.

❏ Plan and measure where your furniture will be placed in your new home. It’s helpful to draw a layout of your new home and sketch in the major furniture pieces.

$10 MILLION GIFT TO U OF A ENGINEERING WILL BUILD GREEN TECHNOLOGY and practices for construction industry

particularly residential construction, is an energy-intensive activity generating enormous amounts of waste and greenhouse gas emissions. But the recent announcement of a new school of building science and engineering at the University of Alberta, established

by Landmark Homes founder Reza Nasseri, is about to change that.

Fuelled by a $10-million gift from Reza and Sylvia Nasseri to the U of A Faculty of Engineering, the Nasseri School of Building Science and Engineering will serve as a teaching and research hub in which engineering students, professors, researchers and supporting staff will focus on improving the use of materials and energy in the construction and design of homes and buildings. Advances made through this research will reduce environmental impact, enhance safety for workers and occupants, and increase affordability of residential construction.

Dean of Engineering David Lynch praised Nasseri’s generosity, foresight and vision, explaining that the Nasseri School will have an impact across all of the engineering disciplines.

“When you think of everything involved in building a home, it crosses many boundaries, from the foundations and concrete work to wiring and electrical appliances, plumbing and heating; and there

are all sorts of materials,” Lynch explained. “We expect that the Nasseri School will have an impact on all of our departments including biomedical engineering, where new technologies can be applied to make homes safer for seniors and those living with disabilities.”

University of Alberta Board of Governors chair Doug Goss said collaborations like this bring the challenges of the industry closer to today’s students and build a bridge that speeds the transfer of research in universities to industry.

Lynch believes that creating the Nasseri School is just the beginning of support for new directions in the construction industry and engineering practices. “This very special gift opens the doors to even more support,” he said, adding that the faculty hopes to bolster the school with sponsored teaching and research positions.

Nasseri himself has a history of encouraging teaching and research innovations in the Faculty of Engineering. In 2011 his company was a major force in establishing an industrial research chair in the industrialization of building construction. Seeing the results of that collaboration, Nasseri says he felt compelled to increase his support, building even greater momentum for change he hopes to see in the industry.

“You need the people who understand these changes working in the industry in order to see the changes made,” he said. “You have to bring the opportunity to people and get them excited about it.”

Lynch agrees, saying the Nasseri School will have an impact on the next generation of engineers in many disciplines.

“By establishing the Nasseri School we are building a path that students of tomorrow can follow,” Lynch said. “This gift will have a truly transformative impact on teaching, research and the construction industry for years to come.”

here’s an old rule in business: what is not in writing was never said.

Although some agreements may need just a handshake, others that involve a multitude of variables require a contract so that all the parties understand what is expected of them. This is particularly true when you hire professional movers. You’re obviously the “who,” but we also need to know exactly “what,” “where” and “when” in order to transport your items to your new

place. Within those general categories, there can be many details, and finding out about them on moving day is counter-productive. Think ahead.

The first thing to do is find a reputable mover. You can check online with the Better Business Bureau or the Canadian Association of Movers, and of course, find out who friends and family members have used. Select a company that has a tried-and-true track record. Then ask questions, and remember that the movers should be asking you a lot of questions as well to determine exactly what the move will entail.

When we meet customers to arrange their move, we need to know about everything they expect to take so we can prepare as accurate an estimate as possible.

In many ways, estimating is a science. Computers help, but the results are only as good as the information we input. Telling us on moving day that you forgot you want to take the shed in the backyard can hold things up for hours. It will also add to your costs.

It is our responsibility as professional movers to ask the right questions, but until we develop ESP, we need to rely on you to explain what you need from us And speaking of costs, we need to know well ahead of time if you want us to provide the service of packing. Deciding this two days before the move likely won’t work. In addition, if we have quoted only on moving and not on packing, a new contract will have to be drawn up with a higher price. If you do the packing yourself, read the contract as to whether and for how much your items are covered, should damages occur.

We also have to know whether you have anything other than Point A to Point B in mind for moving day. If you forgot to tell us that your dining room set has to be dropped off somewhere else first, it’s like the meter running in a taxicab. You will pay more for unexpected side trips. Plus, unless we know in advance, we may pack the dining set in an awkward place for unloading partway to your destination. Again, this will cost you time and money – two things that are precious commodities on moving day.

It is our responsibility as professional movers to ask the right questions, but until we develop ESP, we need to rely on you to explain what you need from us. A contract protects you as much as the movers, but only if you read it, understand it and abide by it.

How much will your

HOME INSURANCE COST? LIKE ALL INSURANCE PREMIUMS, HOW MUCH YOU PAY for home insurance depends on a number of factors related to risk. Insurers analyze these risks, and figure out how likely it is that you will make a claim, and how much that claim will cost. These factors can affect what you pay for home insurance:

Insurers will want to know if you have built or are planning to build a secondary rental suite in your home; begin operating a business there; or make any other significant alterations to the structure or the way your home is used

Insurers keep records about such items as the number, type and cost of claims by neighbourhood. They can tell from past experience what the circumstances are in your neighbourhood, and how likely it is that you will have to make a claim. For example, if you live in an area where most people commute to work and homes are left unoccupied during the day, the statistics may show your neighbourhood has more break-ins. The cost of home insurance, therefore, varies from neighbourhood to neighbourhood, from city to countryside, and is based on knowledge and experience.

WHERE YOU LIVE:

The factor that will make the biggest difference in the cost of your home insurance is simply the size and composition of your home – as well as your contents. The larger the home and the more contents you have, the more it will cost to replace. In addition to the square footage, insurers take into account such matters as the quality of construction, which can vary greatly from home to home.

REPLACEMENT COST:

PROXIMITY TO WATER: Insurers are concerned about fire, and will look at how far your home is from a source of water (fire hydrant, fire station). If you live in an urban area, this is generally not a problem. If you live in the country and the distance is great, however, this will influence the cost of your home insurance. The sooner a potential fire can be put out, the lower the cost of restoring your home.

HEATING: Not usually an issue with new homes, oil tanks have the potential for causing costly environmental hazards, so your insurance representative will ask questions about the age and condition of your tank. There is far less risk with forced-air gas furnaces or electric heat, so you may pay more for your home insurance if your home is heated by oil.

There are several factors to consider concerning electricity. Do you have breakers or fuses? What is the flow of electricity coming into your home? What kind of wiring do you have? Insurers know from experience that breakers pose less risk than fuses, and that a minimum of 100-amp service is better than a lower level of service, which can lead to overloading and fire.

Galvanized or lead piping usually means that the plumbing is older, and older plumbing is more likely to crack, leak, or run into other problems. Insurance companies generally prefer homes where the plumbing is made of copper or plastic.

PIPES:

Not usually an issue with new homes, insurers generally prefer a roof that has been updated within the last 20 years. Some policies will pay only depreciated values, as low as 25 per cent of the replacement cost, for damaged roofs that are near the end of their designated service life.

AGE OF ROOF:

Insurers will ask if you have a security alarm and a fire alarm, and whether they are monitored by an outside service

BRICK EXTERIOR VERSUS ALUMINUM SIDING: Most insurance companies do not use type of construction as a rating factor when calculating home insurance premiums. However, construction type is used when calculating the building replacement cost (what it would cost to rebuild the dwelling with materials of like kind and quality, if it were destroyed).

WARMER WEATHER SPURS RISE IN RECREATIONAL PROPERTY SALES Pent-up demand following harsh winter and delayed spring AFTER A SLOW START TO THE YEAR, sales activity in Canada’s recreational property market is beginning to pick up, according to the 2014 Royal LePage Recreational Report released recently. A long and severe winter delayed the traditional spring buying season, but the arrival of waterfront-friendly weather has increased interest, is generating higher inventory levels and is driving sales activity.

The Royal LePage Recreational Property Report compiles information from a cross-Canada survey of brokers and agents who specialize in the recreational real estate market. Advisers across the country are reporting a significant increase in buyer interest and are anticipating the return of a healthy market for the remainder of the spring and summer. In many areas, snow remained well into the spring, hampering efforts to open and list summer properties, but sellers and buyers returned following the Victoria Day long weekend.

“In the middle of the last decade, we saw record levels of sales activity in the recreational property market, driven largely by the retirement dreams of our Boomer generation. The subsequent economic downturn dampened demand in the sector,” notes Phil Soper, president and chief executive of Royal LePage Real Estate Services. “Post-recession, our research found that incremental sales were driven largely by low interest rates and investors. With the 2014 market, we are seeing a return to primarily lifestyle-driven demand for cottages, cabins and chalets. Canadians continue to seek the opportunity to escape to a weekend retreat.

“Economic factors such as a stable job market, inexpensive mortgage financing and steadily improving consumer confidence remain supportive for purchasers considering recreational properties,” continues Soper.

“Many Canadians dream of owning a country retreat to

get away from the pressures of life in the city and the daily grind. The pursuit of a place to gather with family and friends is a notion that seems to be more attractive now than ever.

“Sharp rises in the price of recreational properties in U.S. regions favoured by Canadians, such as Arizona, Florida and California, coupled with a lower Canadian dollar relative to the American currency, is beginning to impact our domestic recreational market,” Soper concludes. “People who were previously wooed by bargain shopping for real estate south of the border are finding the real deals are now at home.”

According to the report, strong levels of buying this year are expected, despite the delay caused by the extended winter.

The higher-priced end of the market, consisting mainly of waterfront properties, is seeing healthy price growth in Ontario, Manitoba and Saskatchewan. At the lower end of the price range, there are particularly good deals on in-land properties in Prince Edward Island, New Brunswick, Nova Scotia and some interior regions of British Columbia.

In the most recent past, lower interest rates created a demand for cottages as investments, but that appears to be shifting back to more traditional values of owning a recreational property as a long-term lifestyle option. In Newfoundland, for example, there is an increasing trend of families purchasing summer cottages over traveling off the island for vacation. However, in the west in Alberta’s Gleniffer Lake and Pine Lake regions and the East Kootenays of British Columbia, properties are still popular purchases by groups of friends and families for shared-use or investments. Additionally, while properties on or near ski resorts and hills are seen as great places to both invest and enjoy, with owners often generating rental revenue, buyers in the west tend to keep their lake-front homes for their own use.

What to do when you hire a contractor Many experienced and reliable contractors work in your community – highly skilled professionals who do business the right way.

Unfortunately not all contractors play by the same rules. Some cut corners to offer lower prices. They promise you a “good deal” as long as nothing is written down and you pay in cash.

These cash deals can mean a lot of risk for you.

Contractors who don’t do business properly don’t protect you from accidents or their mistakes. If there is a work-related injury or damage to your home, you could face lawsuits and financial loss.

You could be responsible for your contractor’s unpaid bills. And you could be stuck with work that is incomplete or badly done.

While serious, these risks are easy to avoid. Before you agree to let anyone work on your home, take these three simple steps: know who you’re dealing with, make sure you’re protected from risks, and always Get in in Writing! ™

How to find

a good contractor • Ask friends, family and neighbors about contractors they have hired to work on their homes.

• Contact your local Home Builders’ Association or other trade association for a list of professional contractors in your community.

• Ask your local building materials store if it has a list of recommended contractors.

• Ask your utility company if it has a list of recommended contractors.

• Check with your local Better Business Bureau to find out if a contractor is a member.
