So, you’ve purchased a new home. Saved your pennies until they were dollars. Did the appropriate amount of research to find the ideal neighbourhood with the right amenities. Worked through dozens of floor plans with a litany of builders. Negotiated the best deal you could. Went to the bank and borrowed enough money to get a slightly queasy feeling in your stomach. Went back to the sales centre and signed the purchase agreement which has finally been approved and then – nothing. First nothing for days, then weeks and dare I say maybe a month or two.

After all that hard work by a purchaser there is a natural expectation that your builder will put every single one of his staff and resources into building your new home - now. After all it’s a big deal right? Well, most builders have to follow a rigid process and as hard as it may be for you to believe, they’re generally building more than one or two homes at a time. You should check with your builder to determine their specific building process, but generally they follow a fairly similar process. For you that means those days and weeks when apparently nothing is going on are indeed busy times in which your lot is being secured from the developer if in fact the builder did not own the lot themselves. I generally break the process down this way and it might help you understand why building a house can seem so slow, when in fact it probably is not.

Stage 1 - The Paper The first real part of building the house is the preparation for building. This includes finalizing all details of the home structurally and aesthetically. The plan needs to be plotted onto the lot, a permit needs to be obtained from the City and all the trades need to be scheduled in advance to make sure they’re available in an organized and cohesive manner. One of the major issues that can happen here is obtaining the building permit. This is generated by a fairly small department that only has so many staff and during very busy periods (like spring time or when the economy is booming) it can take extra weeks to get this vital piece of paper before any field work begins.

Stage 2 - The Structure Your first big day will be when they dig a hole to pour the foundation for your home, generally a month and a half after the sale is finalized. This will be your first tangible sign that you will one day actually have a home. If it happens to be pouring rain at the time then this step may be delayed for a week or two. Eventually they pour the footings and foundation walls and then – you guessed it – you wait for the concrete to set.

The Hardest Part Of Building – The Wait

This could be two weeks or more. The next sign of life is the framing crew creating floors, walls, stairs, ceilings and roof etc.

This is an especially fun stage because your house actually rises from the ground and becomes real and a source of pride for you and your family. At this time you’ll want to visit the site every day and watch the progress - but don’t. Framers will be moving around doing work on a few homes at a time so there will be some waiting periods for sure. Next are the windows and doors and then a period of waiting as the “specialists” arrive. These include electricians, plumbers and drywallers. You may have to wait a bit on each of them as they are in high demand and given the proficiency of all previous initiatives they may be double booked by this point in construction.

Stage 3 - The Finish Following structural completion is the start of interior and exterior finishing. These again are generally handled by specialists. Painters, flooring installers, tile setters, cabinet and countertop people. Each must follow the other in a strict timeline that’s often impacted by some inconvenience that may add a day or even a week to the finishing of your home.

The point of this article is to assuage fears that “no activity” on your home for a few days or even weeks is not something to stress about. It’s almost predictable.

Don’t call and harass the builder. Often, whatever is occurring is beyond their control and it’s in their best interest to finish your home as fast as possible – because that’s when they get paid.

Building a home is a complex transaction and some patience and a clear understanding of your builder’s process is a really good way to mitigate your stress during those endless waiting periods.

hen choosing the type of mortgage you want, there are many factors you need to consider. Do you want a mortgage with a short or long term? Do you want a fixed – or variable-rate mortgage? Do you want an open-term or closed-term mortgage? Each of these decisions may affect how quickly you will be able to pay off your mortgage and how much interest you will have to pay.

What is the difference between a closed-term mortgage and an open-term mortgage?

Closed-term mortgage

With a closed-term mortgage, you have to pay a prepayment charge if you prepay more than your

Interest rates for open mortgages are generally higher than they are for closed mortgages because of the added prepayment flexibility.

Open-term mortgages may be appealing if you are planning to pay off your mortgage in the near future or if you want the flexibility to lock in at a fixed rate in the near future.

Why is there a prepayment charge for a closed-term mortgage?

The purpose of a prepayment charge is to compensate the lender for the economic costs it incurs when a prepayment amount exceeds the prepayment privileges permitted under the mortgage. These costs include prepayment transaction costs, plus the full term amount of interest that was designed, in part, to acquire the mortgage and that the lender will not recover when a mortgage is prepaid.

A prepayment charge is required when you: ›› Prepay an amount greater than your mortgage agreement allows ›› Refinance your mortgage before the end of the term ›› Transfer your mortgage to another financial institution before the end of the term ›› Prepay the full amount of your mortgage before the end of the term ›› Sell your home for less than the outstanding balance of your mortgage ›› Move your mortgage to a new home and transfer less than the outstanding balance of your mortgage to the new home How is the prepayment charge calculated?

The prepayment charge for a fixed-rate mortgage is the greater of (i) three month’s interest on the amount prepaid at the interest rate; or (ii) interest for the remainder of the term on the amount prepaid, calculated using the “interest rate differential” (IRD). The IRD is the difference between the interest rate and the posted rate on the prepayment date for a mortgage with a term similar to the time remaining in the term and having the same prepayment options. If, when you

obtained the mortgage, you received a reduced rate that is below the posted rate, we will deduct the amount of this rate reduction from the posted rate before calculating the difference between the interest rates.

It is important to note that because the IRD calculation is the difference between your existing mortgage rate and today’s rate, if today’s rate changes, your IRD will also change. In addition, the IRD may change if payments are not made.

The prepayment charge for a variable-rate mortgage is three month’s interest.

How you can estimate your prepayment charge Example for a closed, fixed-rate mortgage

Let’s assume you have a mortgage for a five-year term with a nine per cent interest rate, taking into account the 0.5 per cent reduction in the interest rate you received at the beginning of the current term. You still owe $100,000; however, you have inherited $100,000 and are thinking of using it to pay off your mortgage. You have used all the prepayment options available to you. CONDOMINIUM HOME OWNER INSURANCE Not all policies are the same….

You will regardless of the type of Condominium need to purchase a condominium unit owners insurance policy. This policy at minimum will provide you with the required coverage however it is best practice to ask what additional coverage options are available.

It is recommended that you deal with a Broker that is familiar with Condominium home owner insurance packages. Your Broker should always ask for a copy of the Bylaws to ensure adequate coverage.

f you have or you are about to make the largest financial commitment of your life being the purchase of your own beautiful condominium home, what steps should you take to protect yourself from a loss or damages which could cause you a major financial set back?

Many, first time Condominium purchasers do not understand the difference between Corporation Insurance and what coverage is required of them as a home owner. The best sources of information are the Condominium Property Act, Regulations and the Bylaws of your Condominium Corporation. The Act and Regulation documents can be found on the Alberta Queens Printer website and viewed for free at http:// www.qp.alberta.ca/.

In a conventional Condominium, since common property is insured by the condominium Corporation, you need to carry insurance for your personal contents, liability and potentially betterments and improvements dependent on your Bylaws.

With a Bareland Condominium, you, the Owner of the Unit own your piece of the property and the only common property may be fences, sidewalks, roads, etc.

A large majority of Bylaws for the Bareland Condominiums are written as such the Corporation is responsible for insuring all the units excluding personal property of the unit owner and improvements or betterments made to the unit along with all common property. If you are not sure who should be insuring the buildings, you should first review the insurance section of the bylaws.

Additional Tips: • Get a policy that pays claims on a Replacement Cost Basis • Ask about package and alarm discounts • Be sure to add any required riders for jewellery, electronics etc. in excess of the policy limits • Be sure the policy provides coverage for the difference in deductible between the Condominium Corporation’s policy and the Unit Owners policy • Include Condominium Unit Contingent Coverage to provide coverage if the limits of the Condominium Corporation’s Insurance is inadequate, or if a Loss Assessment is charged to you • If you are renting out your unit, ensure your policy covers third party liability and that your lease requires your tenant to carry applicable coverage. You will also want to include Loss of Revenue / Rental Income Ultimately you want to eliminate your Risks by properly maintaining and repairing your property according to your Corporation Bylaws, exercise good housekeeping and when contracting for renovations obtain a written indemnification from a fully qualified professional contractor.

If disaster does strike, one of the first things you need to do is contact your insurer.

As soon as your insurer knows about the loss it can start the claims process and investigate the loss before evidence is destroyed.

to buy a new condo. But with so many builders to choose from, how do you know which one is right for you?

Selecting the right builder can be just as important as choosing your new condo.

When you purchase a home, you also “buy” the company that will build it for you. Its experience, skills and commitment to customer service will play a key role in determining how satisfied you are.

To begin your search, check the Homes section of your local newspaper for companies building in your area, the types of homes they offer and the prices you can expect to pay.

place to start!) Ask friends, family members and co-workers for names of reputable builders they have dealt with.

When you visit a builder, ask how long they have been in business, how many homes or condos they build each year and what kind of background and experience they have.

Make sure the builder belongs to an industry organization and has the licences and registrations required for your province. Ask for references, and contact them to find out if they are satisfied with the home and services they received.

Once you have narrowed your list, visit the builders’ models.

Go through each one in detail, taking notes. Take your time, and if you feel you don’t know enough about construction, bring someone with you who does.

Read through each builder’s website and other information to get a clearer picture of the company and it has to offer. If possible, request a tour of a work site to look at a condo that is currently under construction.

Take your time, and make sure you make the choice that’s right for you.

Consider this: the average Canadian pays $185 a

year in bank fees. Simple banking transactions such as using your debit card at the store, sending money to a friend via email or writing a cheque can add up, not to mention that most chequing accounts don’t pay any interest.

It’s not much better when you consider investment options, such as mutual funds. A recent report by Morningstar gave Canada’s mutual fund fees a failing grade, the only country out of 22 to receive an “F.” On average, Canadians pay 1.31 per cent for a fixed-income mutual fund, regardless of whether the fund makes any money. What’s more alarming, almost half of Canadians aren’t even aware of the annual management expense they are paying for their mutual funds, which means fees are costing Canadians more than they realize.

BMO Housing Confidence Report:

regional shift in buying intentions while affordability improves largest increase in buying intentions, jumping by 15 points since the fall.

The report also reveals that perceptions of mortgage affordability have improved since the fall, with a 10-point drop in the proportion of mortgage holders making spending or saving cutbacks to afford their mortgage payments.

“The relative strength of the Canadian housing market continues to bolster homeowners confidence, while improving affordability across all regions reflects that Canadians are making responsible choices when it comes to financing a home,” says Martin Nel, vice-president of lending and investments, BMO Bank of Montreal.

Nel adds that for Canadians looking to buy a home – particularly first-time buyers – choosing a fixed rate mortgage and a lower amortization period can help to increase financial stability.

“The improvement in affordability reflects continued income growth nationwide and softer home prices in a few regions since the summer,” says Sal Guatieri, senior economist, BMO Capital Markets. “That said, affordability remains an issue in the detached markets of Vancouver and Toronto, pushing more buyers into the condo market.”

Despite cooling conditions in Canada’s housing market,

the latest BMO Housing Confidence Report shows nearly half of Canadian homeowners (48 per cent) intend to buy a property in the next five years – mostly unchanged from fall 2012 – signalling a high level of confidence in Canada’s housing market is continuing into 2013.

However, regional data reflect a different story. In major city centres, intent to buy in Vancouver is on the rise, while Calgary has dropped by 13 points. Further east, buying intentions in the Greater Toronto Area (GTA) and Montreal have stayed steady over the same period. Meanwhile, plans to buy have decreased in Calgary by 13 points since the fall (39 versus 52 per cent). ›› Under 40 Crowd moving on up: Close to half of all homeowners under 40 intend to purchase a larger home within the next five years (46 per cent), and are three times more likely to move to a more expensive rather than a less expensive neighbourhood (24 per cent versus eight per cent). ›› Real estate investment: 10 per cent of homeowners plan to buy a recreational property in the next five years, down two points from last fall. Furthermore, homeowners planning to buy an investment property have declined to six per cent from eight per cent last fall.

›› Nationally, sensitivity to price increases has lessened significantly. Intentions to buy would drop only four points in the event of a five-per-cent increase in home prices compared to a 10-point drop last fall. Over the next year, homeowners expect prices to rise by 2.0 per cent. ›› In Ontario, intentions to buy would not change as a result of a five-per-cent increase in prices. However, a 10-per-cent swing would dampen plans to buy by 17 points. ›› Alberta appears to be the most sensitive region to price changes, where a five-per-cent increase in prices would result in a 12-point decrease in buying intentions, compared with only one point in the fall. Over the next year, Albertans expect prices to increase 1.9 per cent, down from three per cent in the fall. ›› A five-per-cent increase in prices in BC would lower intent to buy from 48 to 39 per cent – statistically unchanged from fall 2012. In Vancouver, homeowners expect a price increase of 1.5 per cent compared to a decrease of 0.6 per cent in the fall.

Furthermore, only 15 per cent expect values to drop – down from 27 per cent in the fall. ›› “In Vancouver, buyers seem eager to take advantage of the modest decline in home prices over the past year, while, in Calgary, strong price gains appear to have put some potential buyers on the fence,” says Guatieri.

SOLAR The Sexy Side of Sustainability L

et’s face it, energy conservation and sustainable building practices are, to say the least, BORING! If there is a shining star in this whole thing, it’s solar. Solar is something you can see (so can your neighbors), it is a visible confirmation of your commitment to doing your part. Nobody can come over and see your fantastic high efficiency building envelope but solar makes a statement.

Solar can be divided into two varieties; Solar Thermal and Solar Photovoltaic (PV). Solar thermal uses the radiant heat from the sun (even on a -40° day) to create hot water that can be used to heat your home. There are 2 options here, flat plate and evacuated tube. Both have their plusses and minuses. The knock on this technology is that the system produces too much heat in the summer (when you don’t need it) and too little in the winter (when you do need it). Combine this with moving parts & fluids and this is probably shouldn’t be your first choice. There are some instances where this makes sense when combined with other technologies, but as a stand-alone technology, I wouldn’t recommend it in our area.

The other solar technology is photovoltaic (PV). PV panels convert the sun’s energy into electricity. This technology has very little upkeep, a long lifespan and no moving parts. This technology is also becoming increasingly more affordable, both from the cost of equipment side and the cost of electricity side. PV is also relatively easy to retrofit into an existing home.

One of the ways governments are promoting the installation of PV is with Feed-in-Tariffs. People who produce electricity on a small scale receive a premium for the power they export to the power grid. Currently in Alberta we don’t have this instrument available to us. What we do have is a group of boutique energy retailers that will pay a premium on the power you export to the grid. Check out www.electricityshop.ca . The retailers will charge $.08/ kWh for the electricity you pull from the grid and pay you $.15/ kWh for the electricity you generate.

With the cost of PV where it is, the payback on solar can be shortened by 6-8 years from where it was.

All that said it is still costs less to conserve and recover energy. If you are looking to green up your home I recommend you invest little in conservation and recovery before taking the next step of looking at energy generation and the possibility of solar. Putting solar on an inefficient home or building is only putting lipstick on it. It looks better, but it’s still inefficient .

A look through the member directory and posted articles on this website is one more tool that can help in your search.

Hiring a mover who cares as much as you do about getting your possessions from point A to point B efficiently, economically and safely will reduce the stress and increase the fun. Seven steps to

de-cluttering for a move

M

oving is right at the top of the list of most people’s stressful situations. But a little organization goes a long way in alleviating the stress and making the move go smoothly. I’m happy to share some simple steps that will help you de-clutter your current home so you can enjoy your new home with a clean slate:

1. Start now: Our tendency is to put it off until packing time, but most people

are in a time crunch at that point, and will often put things in a box to deal with ‘later’. Remember that you are paying for each item you move, not only in the time it takes to pack and unpack it, but also by the space it takes up in the moving truck. Why pay to move something you don’t really need? You’ll be busy when you move into your new home, and will probably put off going through those ‘deal with them later’ boxes indefinitely; believe me, when I work with clients, I come across unpacked boxes that have been sitting in the basement or garage for several years after a move.

Everyone should make decisions on their own things, when it comes to determining what to keep and what to let go of. But a little competition never hurt, so make a game of the de-cluttering process.

2. Pictures: Take pictures of all the large items you know will not work or fit

in your next home and post them on one of the resale sites online, like Kijiji, Craigslist or Ebay. You can put the extra money you earn towards your moving expenses and perhaps some pieces that fit the new place much better than your old stuff. And the nice thing about photographing them in the first place is that, if you have any sentimental attachment to the items you are selling, you can always use the pictures to trigger the memories.

3. the no-brainers: Go through your house one room at a time and get rid of the no-brainers first. No-brainers are items you don’t have to think twice about letting go of, like torn towels, chipped plates and broken electronics (if you haven’t fi xed them by now, trust me, you probably never will). Do this every day, even if it’s just for just 15 minutes, until the task is complete. This is a great way to warm up your de-cluttering muscles and will give you an immediate sense of accomplishment and motivate you to tackle the tougher stuff.

4. Research: Do some research

ahead of time and decide where you will take your discarded items.

Although some things will be garbage, most items can be donated or recycled. You will be motivated to let go of more things if you know they will be going to a cause that you believe in or disposed of in a way that doesn’t hurt the environment. Could a local women’s shelter make better use of the clothes you never wear?

Find the closest drop-off location where your unused electronics can be reused or recycled safely (do an online search – there are hundreds of locations).

On the off-chance you do need it months from now, you can always replace it, but chances are you’ll never look back. If you keep everything because of this fear, it will probably cost you much more in time, money and stress than it would to replace it.

6. Be prepared: Set up your supplies

DESIGN DECISIONS DECORATING YOUR LIVING SPACE IS SUPPOSED to be fun. If high prices, high-pressure sales tactics and clueless consultants have you stressing over your design decisions, it may be time to simplify the process so you can rediscover the joy of making choices about your decor.

Here are a handful of common design decision headaches and a few ideas for curing them: ›› TOO MANY OPTIONS

Walking into a big box store or a design showroom can leave you feeling overwhelmed by the sheer volume of choices you face. Before you confront a dizzying array of options, narrow your choices by deciding what style you like.

Settling on an overall style that will be carried throughout your design can help you eliminate design options right off the bat.

For example, if a traditional, country style appeals to you, you’ll know you don’t even have to look at stainless steel countertops or frostedglass-front cabinets. Look to online resources like BHG.com (the Better Homes and Gardens home page) or HGTV.com for ideas about design styles you may like.

›› HIGH-PRESSURE SALES TACTICS

Buying design elements at a specialty store has advantages and disadvantages. On one hand, you’re more likely to find a knowledgeable salesperson. On the other, you may face high-pressure sales tactics something no one responds well to. The strong sell makes it difficult to know if you’re getting good advice or a decent deal. Shopping online at specialty sites like Blinds.com is a great solution.

You can find plenty of advice and high-quality options, minus the pressure of dealing face-to-face with a pushy salesperson in your home. If you do need to talk to a person, you’ll get someone who specializes in what you’re buying, rather than trying to buy blinds from someone who usually works in the cosmetics department. ›› CLUELESS CUSTOMER SERVICE

And that cosmetics department transplant is a perfect example of another major design decision stresscauser: clueless customer service. Sometimes you need guidance. And sometimes you need to talk to someone who knows enough about what you’re buying to be able to interpret your description of what you’re looking for when you don’t really know what it’s called.

Your chances of finding that level of expertise are much better with a specialty store or online seller, whether you’re buying blinds, or flooring. ›› HIGH PRICES AND QUESTIONABLE QUALITY

While it’s generally true in life that you get what you pay for, it’s also true that a high price does not ensure high quality, and that a low price doesn’t exclude quality. When it comes to making design choices, it can be frustrating to find what you want only to realize the price is way beyond what you budgeted for.

I like using Benjamin Moore’s #2121-10 Gray. › Carpet tiles can be laid in virtually any sized area, either wall-to-wall or as an area rug, and when an inevitable spill takes out a tile or two, they can be easily replaced without heavy re-investment. I recently used Benjamin Moore’s #2054-20 Beau Green for a project and it turned out beautifully. › Replacing a plain mirror with one sporting an intricate frame or modern etched detail adds visual interest in the place you’re already looking the most often. You can even layer a smaller mirror over a large one to get the best of both, such as the dramatic black baroque Ikea “Ung Drill” mirror I recently featured on Cityline. › If you have the room, a small piece of unexpected furniture can make your bathroom feel less utilitarian and more like a private spa – a garden stool gives a place to perch a book while soaking in the tub, and a floor lamp (wired safely) adds an extra layer of light and a decorative detail your guests won’t expect.

Choosing a more efficient home will have an enduring impact on both the environment and operating costs for year to come.

Built Green Canada is a program to help homebuyers make smart choices that will significantly improve energy and water efficiency, make homes healthier and more comfortable, increase durability and improve eventual resale value.

Families find Built Green homes save them hundreds of dollars a year in utility bills and they are better shielded from ever-rising energy prices in the future. There is no way to put a price tag on the benefits of a more

Low-flow toilets and faucets help reduce water use. Hot-water recirculation systems ensure the water is warm when you turn on the tap – and save all that water that typically goes down the drain in regular systems. Drought-resistant landscaping will reduce the water consumption outdoors.

Business practice. How your builder conducts business is also a key part of the overall environmental footprint of a home. Firms that choose products from nearby suppliers reduce harmful emissions from transportation. And educating homeowners about how the environmentally responsible systems in their homes operate helps to guarantee they will achieve the best results.

Consumers optimistic about

Canadian recreational property market According to a new survey from Royal LePage, interest rates

factor hugely into the decisions of Canadian households when it comes to purchasing a recreational property.

The survey, which polled Canadians across the country who either currently own or intend to purchase a recreational property within the next five years, found that most (82 per cent) Canadians say interest rates will influence their decision to purchase a recreational property - and a majority (58 per cent) feel added urgency to buy a recreational property while interest rates are low.

Survey respondents demonstrated overall optimism regarding the Canadian recreational property market. When asked what they believe recreational property prices will do in the coming year, half (50 per cent) of respondents indicated that prices will increase and one-third (32 per cent) said they will stay the same.

And of those planning to purchase a recreational property within the next five years, 76 per cent said they are more inclined to buy a property in Canada than in the U.S. or elsewhere.

“Despite financial and economic uncertainty, or perhaps because of it, we have found that the enduring value of recreational properties is widely-recognized by Canadians,” says Phil Soper, president and chief executive of Royal LePage Real Estate Services. “In contrast to our large urban centres, where home prices shot up in recent years before rapidly cooling in 2013, the recreational property market has remained remarkably stable and resilient.”

Soper adds, “I shy away from recommending real estate as an investment for the typical family. Shelter is, after all, primarily consumption. However in Canada today, where we see virtually no return on bonds and other forms of modest risk savings, it is reasonable to view recreational property in a new light. This prolonged low-interest environment supports purchase decisions based upon lifestyle and supported with a sound investment thesis.”

According to the survey, the majority of current recreational property owners plan to keep their properties long-term, with 60 per cent stating that they are somewhat or very unlikely to sell their property upon retirement. At the same time, almost two-thirds (64 per cent) are not planning to use their recreational home as their primary residence upon retirement. For those planning to purchase a recreational property for retirement, financial feasibility is among the most important factors they are looking for, with affordable purchase price (56 per cent) and reasonable maintenance costs (39 per cent) topping the list.

Waterfront access (37 per cent), proximity to town (33 per cent) accessible medical facilities (26 per cent) and proximity to their primary residence (22 per cent) were also cited as important property attributes.

Properties on a lake are by far the leading property type, with almost half (41 per cent) of those planning to buy indicating that this is their first choice, followed by a property in the mountains or woods (17 per cent) and a condominium in a recreational community (13 per cent). When asked what financial and/or lifestyle changes they would be willing make in order to purchase their dream recreational property, almost one-third (31 per cent) said they would rent their property out during the year. Other strategies include reduce discretionary spending (25 per cent), downsize primary residence (24 per cent), purchase a fixer-upper (23 per cent) and purchase with friends/family (22 per cent).

“Canadians have long valued the ability to escape the city to spend time with friends and family,” says Soper. “A place to get away from the pressures of daily life seems to be more attractive now than ever. From coast to coast, Canada offers some of the world’s most spectacular landscapes and friendly communities.”

mid all the recent talk of weakening market conditions, high levels of household debt and economic uncertainty, comes some good news, courtesy of RBC Economics Research. Canada’s housing affordability was generally in a holding pattern in the first quarter of 2013, thanks primarily to mortgage rates, home prices and household incomes remaining at status quo, according to RBC’s latest Housing Trends and Affordability report.

“The Canadian housing market cooled significantly in the past year; however, there is mounting evidence that activity is no longer weakening,” says Craig Wright, senior vice-president and chief economist, RBC. “A significant nation-wide price correction does not appear to be imminent so long as affordability remains outside of the danger zone.”

Exceptionally low mortgage rates have been the chief factor in keeping homeownership costs relatively affordable, RBC says. The Bank of Canada again held its trend-setting bank rate at one per cent on May 29. RBC notes that when interest rates eventually rise, it will be because the Canadian economy is on stronger footing. Alongside this stronger economic

The Canadian housing market cooled significantly in the past year; however, there is mounting evidence that activity is no longer weakening environment will be heftier household income gains, which would work to offset any negative impact on affordability, RBC says.

The way RBC’s affordability measures work is, the higher the measure, the more difficult it is to afford a home. For example, an affordability measure of 50 per cent means that home ownership costs, including mortgage payments, utilities and property taxes take up 50 per cent of a typical household’s pre-tax income. A decline in the measure represents an improvement in affordability.

The Alberta market continues to be a bright spot in Canada, RBC says, remaining one of the most affordable markets in the country, thanks in part to the high household income in the province. Homeownership affordability improved in all housing categories during the first quarter of 2013 compared to last year – in detached bungalows to 32.2 per cent, standard two-storey homes to 34.7 per cent and in condos to 19.8 per cent.

For the Edmonton condo market, specifically, affordability improved notably – down 1.4 per cent (meaning it became more affordable) to 18.6 per cent. Affordability also improved for detached bungalows, down 0.9 per cent to 30.4 per cent; and standard two-storey homes, down 1.7 per cent to 34.4 per cent.
