New Condo guide For those who have never bought a home before, the topic of mortgages can be intimidating and confusing. How do you suggest first-time buyers begin to prepare? riChard Get educated. You can talk to an expert

(mortgage broker or a bank), educate yourself online or do a combination of the two. There are so many resources online to choose from. Don’t be scared to talk to family and friends who have purchased homes before; they probably had all the same questions.

KiNCh The first thing you should look at is your

budget. It’s one thing to find out how much of a mortgage you can qualify for, but it’s another to look at how this new home is going to impact your budget.

Analyze your current monthly expenses and determine the maximum amount you can afford.

Research what monthly costs you should incorporate into your budget as a homeowner beyond the monthly mortgage payment – including property taxes, condo fees, insurance, utilities and maintenance. Working within a budget will not only prevent you from getting into a home you can’t afford, it will give you peace of mind. Once you have your budget in place, work with a broker to get a pre-approval and secure an interest rate for at least 120 days, so that you don’t have to worry about rising rates while taking your time to find the right property.

ross The most important thing a first-time homebuyer can do is prepare a household budget.

Once you have a really good indication of what your total household income is, after tax, then you can determine your ability to save for a down payment and an affordable monthly mortgage payment. One of the best resources available for first-time buyers is the Canada Mortgage and Housing Corp. (CMHC) website. The tools and data are very useful, and since they are not trying to sell you anything, it is unbiased. Visit cmhc-schl.gc.ca.

If you’re on a tight budget and you can’t afford for your mortgage costs to go above a certain amount, then take a fixed rate and sleep well knowing exactly what you can pay and afford for the next five to 10 years. If you have a little more flexibility in your budget, take a variable rate today, but increase your monthly payments to more than the minimum. You’ll accomplish two things: accelerate the speed at which you pay down your mortgage; and adjust your family budget so that if you renew into a higher rate environment five years from now, you won’t experience payment shock.

NCg Short, long, fixed, variable — what type of mortgage might better suit first-time buyers, and why? riChard If you’d prefer to pay the

same amount each month, go fixed.

If you’re comfortable with some level of risk and want to minimize costs, variable rates are proven to be cheaper in the long run. As for your mortgage term, it’s important for first-time buyers to think about a five-year time line. Studies show that 70 per cent of homeowners break a five-year term at the 3.5-year mark, which, if you went fixed, could result in a big prepayment penalty. If there’s any chance you’d move in five years, go variable (penalty is only three months’ interest) or choose a shorter term.

KiNCh The truth is, everyone has a

unique set of circumstances. If you can get a five-year rate around three per cent, go with a long-term rate.

Otherwise, take the variable. A fixed-rate mortgage guarantees you a certain interest rate for a fixed term, such as five years. This rate is typically higher than a variable rate would be, but think of the extra cost as “insurance” against interest rates going up. A variable rate will start out lower, but there is no guarantee as to when or how high it will go, so there is a risk factor.

ross The challenge for first-time buyers is that they tend to want the stability of a payment – good for budgeting purposes. The problem is that they typically own the home for less than five years. Generally speaking, it is important to remember that the cash-flow crunch typically exists only for a short period at closing and shortly thereafter, and depending on the difference between short- and long-term rates, the difference in payments can be substantial. Make sure you do the math and make the decision that won’t cause you to have payments over your cash-flow comfort level.

NCg What do you foresee in the mortgage landscape in the coming year that first-time buyers should be aware of? riChard It doesn’t sound like interest rates will go up until late 2014 or

even 2015. Canada’s low interest rates have been referred to as “an anomaly,” but some economists say the numbers are normal based on our current rate of inflation. Of course, Ottawa can always change things, such as the minimum down payment requirements or the lending guidelines. In any case, I’d suggest first-time buyers pay close attention to what’s happening in their market and follow the news.

KiNCh The government is definitely trying to find ways to become involved

in slowing down what it perceives to be a heated housing market. The question is, what is left? Ottawa can impact only high-ratio mortgages, such as those insured by CMHC. Currently, homebuyers can get a high-ratio mortgage with only five per cent down. I really don’t see them changing the down payment requirement to 10 per cent. An area they may intervene is the CMHC insurance premiums – such as increasing the premiums homebuyers have to pay based on how much they put down. They have also taken a closer look at qualification rules, especially for the self-employed.

Outside of CMHC, the Office of Superintendent of Financial Institutions (OSFI) will put more pressure on banks that currently offer a 30-year amortization on conventional mortgages (minimum 20 per cent down) to change the maximum amortization to 25 years.

ross The lending environment may very well see more stringent mortgage guidelines in the next 12 months. There is a growing concern about household debt levels, which could result in changes to the way mortgages are approved with both banks and other mortgage suppliers. At this time, I don’t think we are likely to see much in the way of changes for first-time buyers, but there is talk about moving the amortization period from 30 years back to 25, which could mean that the payments will be larger for mortgages.

f you read my column in the April 25 issue of New Condo Guide (titled For Sale: An objective approach to an emotional decision) then you’ll remember my dread of having to endure weeks (possibly months) of painful open houses and showings. Well, lucky for us, that For Sale sign turned to Sold quicker than expected.

Now, those worries about selling our home have shifted to buying one and meeting everything on our must-have list – budget and timing included.

your reaLity In a casual chat with a real estate agent about our plan – selling our home first, then buying – he advised me and my husband to take the reverse route and buy first. “It’s a sellers’ market,” he said. “Selling won’t be the problem, it’s buying that you should be more concerned with.”

Well, the agent was right on one count – our house sold in a matter of days. But buying before selling? While the idea of taking our time to house hunt, pack and move appealed to us (my husband are I are both meticulous planners; we had our whole wedding timed, right down to the minute!), the possibility of paying two mortgages simultaneously, or settling for less than list price on our home in the interest of a quick sale, were certainly not in the plan. Ultimately, our comfort level dictated that selling before buying was the way to go. We now know exactly how much equity we have to put toward our new house, and we won’t get stuck paying two mortgages. To us, this peace of mind is worth the risk of possible bidding wars and being beaten out by a bigger, better offer. If fact, we almost expect that scenario. After all, it is a sellers’ market, right?

While it’s a good idea to pay attention to the headlines and all the advice you’ll come across – professional and otherwise – take it with a grain of salt.

You can never really predict what will happen in the real estate market, though many may try. And while the picture may look a certain way from a national, provincial or city-wide perspective, what happens from one street to the next, from one price range to the next, can differ dramatically. Your guess as to what the housing market holds in your specific circumstances is as good as anyone’s.

Is it a buyers’ or sellers’ market? Will prices rise or drop in the next few weeks while we search for the best home and the best price? What will happen to mortgage interest rates in the short term? Should we buy now, or wait until this feverish, spring-time frenzy blows over? Rather than losing sleep worrying about things you can’t predict or control, think about your own circumstances and plan your future based on your personal reality.

Take an honest look at your financial situation. Review your assets and debts, including mortgage (current and expected payments), car loans, lines of credit, student loans and other bills. Are you secure in your job? Are you planning to grow your family? Will you be taking parental leave from work, and if so, can you afford to pay all your bills on your now-decreased income?

Once you figure out what your reality is and where your comfort level lies, you’ll be better equipped to make a decision without being bombarded by the latest headlines.

The key message? Buy when you’re ready for the market, not when the market is ready for you.

CMHC report

April 2014 Housing starts were trending at 183,515 units in April compared to 184,602 in March, according to Canada Mortgage and Housing Corp. (CMHC). The trend is a six-month moving average of the monthly seasonally adjusted annual rates (SAAR)1 of housing starts.

“In April, the trend in housing starts was essentially stable at 183,515 units. This is in line with CMHC’s analysis indicating that the new home construction market in Canada is headed for a soft landing in 2014,” says Mathieu Laberge, deputy chief economist at CMHC. “Over the remainder of the year, builders are expected to continue to adjust activity, particularly with respect to multiples, in order to manage inventory levels.”

CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for considerable swings in monthly estimates and obtain a more complete picture of the state of the housing market.

In some situations analyzing only SAAR data can be misleading in some markets, as they are largely driven by the multiples segment of the markets which can be quite variable from one month to the next.

The standalone monthly SAAR was 194,809 units in April, an increase from 156,592 in March. The SAAR of urban starts increased to 176,792 units. Multiple urban starts increased to 117,612 units while the singledetached urban starts segment increased to 59,180 units.

In April, the seasonally adjusted annual rate of urban starts increased in the Prairies, Ontario and Quebec, and decreased in Atlantic Canada and British Columbia.

Rural starts2 were estimated at a seasonally adjusted annual rate of 18,017 units.

Housing starts in Canada

All starts figures in this release, other than actual starts and the trend estimate, are seasonally adjusted annual rates (SAAR) – that is, monthly figures adjusted to remove normal seasonal variation and multiplied by 12 to reflect annual levels. By removing seasonal ups and downs, seasonal adjustment allows for a comparison from one season to the next and from one month to the next. Reporting monthly figures at annual rates indicates the annual level of starts that would be obtained if the monthly pace was maintained for 12 months. This facilitates comparison of the current pace of activity to annual forecasts as well as to historical annual levels.

I

f it’s such common sense to only spend what you can afford, why do so many people spend money they don’t have – use credit, in other words – to buy things they want?

Think about it for a minute. Why did you whip out your credit card and pay for that meal in a restaurant, pair of new shoes, or groceries? Why did you buy that big-screen TV on a buy-now-pay-later program? Why did you use your line of credit to pay off your credit card? Be honest. Why? People want to maintain lifestyles they can’t afford. Whether it is the social pressure to conform, our own

So, what are the things that make your life worthwhile? And what are you doing to put more of the things that make you happy into your life?

sense of entitlement, or a disregard for the potential risk we place ourselves in when we use credit to buy stuff, we’re delusional.

There are actually people out there who believe that using credit is “normal,” that it’s what they should be doing. After all, their parents did it, their brother’s doing it, so is their best friend. In fact, most of the people they know are doing it.

It’s as if people are afraid to just be. They have to drive the right car, go on an annual cruise, have new leather furniture, watch a high-definition, big-screen television, eat out three or four times a week, drink the best Scotch, or consume store-bought coffee every day. And they’re willing to exchange hours, days, months, years of peace of mind for the momentary high that comes with the new acquisition. Whazzup with that?

Social pressure to conform isn’t in your imagination. It’s real. But if you submit, if you’re willing to live a life of smoke and mirrors, if you want it all right now, then you need to accept that you’re creating a miserable life for yourself. It’s only a matter of time before the piper comes a’knocking.

One way to gain some perspective is to ask yourself what it is you really want in life. If you only had six months left on this sweet Earth, what would you want to be doing? Would you be shopping for new furniture? Would the kind of car you drive really make a difference? How about the handbag you’re carrying?

I often talk to my daughter, Alex, about how important it is to live a worthwhile life – a life that brings challenge and love, that allows you to share, to laugh, and to be happy. So, what are the things that make your life worthwhile? And what are you doing to put more of the things that make you happy into your life?

Want a great book to read on happiness? Read The Happiness Hypothesis: Finding Modern Truth in Ancient Wisdom by Jonathan Haidt, associate professor of Psychology University of Virginia. Terrific book! Lots of great ideas on what makes us happy and what you can do to be happier.

If you love your life (as opposed to your stuff), relish the time you spend working, look forward to seeing the people you share your space with, and feel as if you’re making a difference, I don’t think the kind of car you drive, whether you have a big-screen TV, or how often you eat in a fancy restaurant will mean much. If you can focus on creating the life you want, taking small steps to achieve your goals and finding a way to laugh while you’re doing it, I’m willing to bet you won’t even miss your credit cards.

As Jonathan Haidt says, “Happiness is not the shallow state of feeling pleased and chipper all the time. Happiness is the state of a human being that has achieved cross-level coherence within herself, and between herself and the people, challenges, and institutions around her. Happiness comes from between.”

hen people relocate, the possessions they take with them are a critical part of turning a new house or condo into a “home.” There is plenty of emotion attached to “stuff,” and with that in mind, moving companies take on an awesome responsibility when they transport your furnishings and accessories from one place to another.

And you should be able to trust that your belongings, both big and small, are being treated with the care and respect they deserve.

The Canadian Association of Movers recommends that when you shop for a mover, it is wise to conduct some research to increase your chances of finding a reputable company that will treat you with respect as well. At Two Men and a Truck, we agree!

At the very least, you should be able to expect honesty and integrity when it comes to your moving

experience. This includes a thorough and reasonable estimate for your move, and then delivery on whatever promises are made.

In your search for a mover, learn as much as possible about what services are offered. If the company representative is reluctant to answer your questions, move on. Every mover should be ready to educate customers on their services and on what they can do to help make the move go as smoothly as possible.

You should always receive your moving quote in writing, and unless you change the parameters of the move substantially, you should pay what you expect to at the other end. A reputable mover will treat you with kindness throughout, and you should never feel intimidated.

These are all sentiments that go along with the “golden rule.” We have our own version of that motto called “The Grandma Rule,” and it forms our main core value – to treat everyone the way you would want your Grandma to be treated. We do regular customer surveys to ensure that we are upholding the principles of honesty and fairness. Check with the moving companies you approach to find out whether there are customers you can contact for a reference. The Canadian Association of Movers (movers.net) also has a web page for consumers including a member directory to help you connect with reliable, professional moving services.

One other thing you may consider during your search is whether or not the movers you contact are happy. That may seem strange, but people who like what they do, do a better job. Professionalism should go hand in hand with enjoyment. We adopted the tag line “Movers Who Care” to reflect our attitude toward what we do. Buying the wrong home The first thing prospective buyers should do is make a list of priorities and outline the “must-haves” and your “wish list.” Determine the desired housing style, number of bedrooms, bathrooms, neighbourhood, parking requirements, and proximity to work or public transportation. There are so many choices, so be clear and concise, and stick to your budget.

Lots of people you know – family, friends and coworkers – are planning to buy a home this year. Nowhere in Canada is that intention stronger than right here in Alberta.

Today’s new-home market presents opportunity

A new poll conducted for RBC shows almost three in 10 Alberta residents plan to purchase a home this year.

Job stability and manageable debt levels are among the top factors for committed buyers. In Edmonton, where the economy is strong and home prices still a pleasant surprise for recent arrivals from Toronto or even Calgary, many buyers have no trouble putting a check-mark next to those factors.

Interest in home buying is especially high in the 25 to 34 age group, with nearly nine out of 10 survey respondents rating home ownership as a very good investment.

Alberta’s economy to top the provincial growth rankings in 2014:

RBC ECONOMICS will increasingly be fuelled by gains in a broad spectrum of sectors, and will launch the province to the top of the rankings in terms of real GDP growth in 2014, according to the latest RBC Economics Provincial Outlook. RBC forecasts Alberta’s economy to grow by 3.7 per cent in 2014 and 3.5 per cent in 2015.

“Since 2010, investment in energy resources in Alberta have been massive and will continue to generate substantial direct and indirect activity in the province,” says Craig Wright, senior vice-president and chief economist, RBC. “We are actually seeing the provincial economy enjoy strong performance across a wide-range of sectors – this will be another key theme in Alberta’s growth story this year.”

RBC notes that exceptionally strong population growth in particular – at 3.5 per cent in 2013, the strongest rate in 30 years – will further reverberate across consumer-dependent sectors, including housing, retail trade and various personal services industries.

RBC anticipates an increase of 4.7 per cent in home resales (to 69,400 units), 7.5 per cent in housing starts (to 38,700 units) and 5.2 per cent in retail sales in 2014.

“Alberta’s recovery since the 2008-09 recession has been nothing short of spectacular,” says Wright.

“Between 2010 and 2012, Alberta’s economy grew at 4.5 per cent per year, more than double the average rate in the rest of Canada’s provinces.”

In 2013, Alberta experienced substantial gains in export markets, crude oil and bitumen production, consumer spending, the housing market, and non-residential capital investment in sectors other than oil and gas extraction. RBC notes that in addition to rapid population growth, support on the domestic side of the economy came from a strong labour market, with 67,900 new jobs created, representing two-thirds of all the net new jobs in Canada.

For 2014, RBC says solid growth in sectors other than non-residential construction will outweigh any anticipated slowing in the pace of growth in capital expenditures in the energy sector.

Statistics Canada’s latest P&PI survey revealed that while capital spending on non-conventional oil resources will push further into record territory, it will moderate substantially to 2.3 per cent in 2014, down from an average of 24 per cent annually between 2011 and 2013.

to make your move a little easier ❏ Gather boxes in all sizes from friends, neighbours and stores, or purchase them from a moving company.

❏ Label boxes containing fragile items with large red lettering.

❏ Collect cushioning material such as bubble wrap, foam pellets, furniture pads, old blankets, plastic bags, tissue paper, newspapers and small towels to use as padding inside boxes. These can also be purchased from a moving company.

❏ Place china in plastic bags and stack plates upright on their sides, not flat.

❏ Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors. Carry it with you as you pack up items in your home. ❏ Reinforce the bottom of boxes with extra tape for added strength. ❏ Label each box with the name of the room in your new home where it should be placed. ❏ List the contents of the box on the side of it.

ime and again, owning real estate has proven to be a wise investment. Historically, homeowners have done well with their return on investment when they sell and move up or “right-size” their living arrangements. If you have not yet entered into home ownership, now would be a good time. Mortgage interest rates continue at incredibly low levels, and this single-digit rate phenomenon will come to an end someday. By all means, with prices

the way they are today, consider a condominium for your first home. Builders are offering wonderful residences that have achievable entry-level prices for first-time buyers.

When you shop for a condo, think ahead and do some research so you find the best fit for your budget and lifestyle. Spend some time online checking out builders and condo communities in the area where you would like to live. Location is important in so many ways, from how convenient it is to get to shopping, schools and other amenities, to your work commute.

Explore each building’s proximity to public transportation and highways.

Will the condo feature a car-share program and facilities to store bicycles?

Even better, can you walk to local shops and services? If you do not have to own a vehicle or purchase a parking space, that frees up a bundle to put toward the condo itself.

Consider the architecture as well. You need to feel comfortable coming home to your building. The diversity of architecture available right now is vast, and it is inspiring. Within this framework, pay careful attention to the amenities included in the building. Remember that amenities are one of the major reasons why condominium living is so much fun. You can access fitness facilities, party rooms, theatres, pools and/or a raft of other common areas that are uncommonly beautiful. These amenities expand on your living space and eliminate the need to leave home to entertain, exercise and socialize.

When you are deciding what you can afford in a condominium, be careful to count square footage as only one of the parameters. The layout of your suite will actually be more critical to how livable it is for you. Picture yourself in the suite going about your day-to-day routine. Envision what it will be like when you have a few friends over. If the builder has provided a show suite or two, all the better! Translating a floor plan into reality can be a challenge for first-time buyers. Walk through show suites in person whenever you can to get a true sense of the suite’s practicality and potential. Show suites also offer wonderful ideas for decorating and making the best use of compact spaces.

When it comes to the bottom line, ask questions. Is the builder offering any special incentives? Take advantage of every financial opportunity that comes your way. If you are buying a suite as an investment, you may find that a one-bedroom-plus-den is more easily rentable than a onebedroom suite, and may be within your financial reach when you factor in those incentives.

Whatever you decide, my advice is to buy new and buy now. Condos have been selling like hotcakes, and for good reason. They offer a carefree, maintenance-free environment with terrific amenities in outstanding locations. Standard features and finishes are beyond what we thought possible a decade ago. Buying a condominium suite is an investment in both your financial and personal futures. With a little homework and legwork, your first home can be a great home when you choose a new condo.

Spring brings sellers out of hibernation which seemed on the verge of underperforming, turned a corner in the last weeks of the first quarter. According to the Royal LePage House Price Survey, most regions showed healthy year-over-year price growth, with the average price of a home in Canada rising between 2.5 per cent and 5.4 per cent. In the first quarter, standard condominiums posted gains of 2.5 per cent to $252,174. The average price of a two-storey home increased 5.4 per cent to $428,943, while detached bungalows rose 4.4 per cent year-overyear to $380,765. Regionally speaking, Edmonton, Calgary, Winnipeg and Toronto, saw the highest price increases, while parts of Atlantic Canada, with much of its inventory still under snow, posted the lowest gains overall.

“It appears that it took only the slightest hint of spring to bring homesellers out of hibernation,” says Phil Soper, president and chief executive of Royal LePage. “We are finally seeing the arrival of housing inventory in seasonally appropriate quantities across the nation. When combined with pent-up demand following a particularly long and harsh winter, the stage is set for a robust 2014 spring market. This is particularly good news for buyers, as the home price spikes we have seen in a number of cities should be alleviated by this additional supply.” the spring market,

Canada’s economy continues to strengthen with the Bank of Canada currently projecting GDP growth of 2.5 per cent in 2014. Major financial institutions including RBC and TD Bank posted economic forecasts that were in line with this projection at 2.5 and 2.3 per cent, respectively. On the jobs front, employment matched the late-quarter rally seen in the housing industry, exceeding expectations and bringing the unemployment rate to 6.9 per cent, matching its lowest level in six years.

“With a series of supportive economic factors at play, we expect the country’s real estate market to continue the strong showing it posted in the second half of 2013,” says Soper. “As the economy strengthens, the federal government is poised to produce its first balanced budget of the post-recession era. Interest rates should remain supportive of the industry for the balance of the year and improving fortune south of the border has strengthened the U.S. dollar, fueling demand for our relatively more affordable exports.”

In December 2013, Royal LePage released a research report addressing fears of market instability resulting from high volumes of condominium projects and a potential blitz of new inventory in Canada’s largest cities.

The report found that while the condo market may experience some turbulence in the short term as we see a transition from very high levels of sales activity to slightly lower start volumes, condominium living plays, and will continue to play, an important and well-established role within the housing markets of Canada’s largest cities. However, when night falls (or when you don’t want anyone to have a view in from outside), how do you dress your windows while still keeping that sleek, condo-chic appeal? There are actually numerous options for filtering, obscuring or exposing the outside world, working with windows of any size. Here are some tips to finding the style that suits your views.

›› Condo drapery generally works best when kept simple. If possible, drape full walls to keep the lines seamless (even if there are areas of solid wall that don’t technically need covering), using a simple pleat on a straight track or rod. Mount the track at the ceiling, and go for an invisible hospital-style track rather than a decorative rod to let the fabric – and the view – take centre stage. ›› Clean, white sheers are a great option for filtering light (and the view

inside) without completely erasing the windows. Many spaces use only sheers, although a more opaque layer can be added on a separate track to give you additional coverage options. Keep in mind that your building will likely have regulations concerning what treatments can face outdoors.

A sheer lining layer can help keep your windows “white to the street.” ›› To keep a modern and open look, use a material in a hue that blends with your wall colour. For a more lively accent that feels sleek and contemporary, try colour-blocking.

This can be easily achieved by adding a band of contrasting material to the bottom of readymade curtains (if you’re a skilled sewer) or made by a seamstress.

Like drapery, these can be layered (with darker shades or lighter drapery) to allow for light-filtering sheers during the day and opaque screens at night. ›› For an architectural approach with a masculine edge, look to inspirations like the Germain family of hotels: their sleek interior shutters are finished in the same wood that dresses the built-in wardrobes and desks for a clean and consistent (but rich and warm) look. ›› Shutters also look beautiful layered under sheer drapery or behind roll-down shades, for a transitional mix of hard and soft, a detail I loved at Le Germain Montreal. For an all-in-one option, try a product like Benjamin Moore’s Pirouette shades, which use shutter-like opaque panels bonded to an outer layer of sheer shades. ›› When choosing shutters, stick to quality wood, metal or durable synthetic options – inexpensive shades can quickly become dented or nicked, showing wear and tear early. ›› During my recent stay at the stunning Modern Honolulu, Hawaii, I loved the louvered door treatments on the balcony doors. Echo your shutters on the doors to create the feeling of a tropical getaway even when they’re shut. gLaSS treatmentS

›› For a more temporary solution at a lower investment, or in spaces where a wide open view will never be desirable (such as in washrooms or where facing a neighbouring tower), consider press-on window film.

When applied per the manufacturer’s instructions, these “frosting” panels can give a clean and neat look to smaller windows while permanently filtering the view – at least until you choose to peel them off! ›› For large windows, considering using panels to create a pattern rather than trying to perfectly connect the edges – the seams will likely show. Leaving a band of open window at eye level will give you a peak outside without really allowing a view in. ›› Similarly, there are now multiple options on the market for glass frosting sprays that create a removable coating rather than permanently etching the surface. They may take more effort to scrape off in the future but they can fill any-sized area you tape off.

›› Try using a traditionally detailed screen (especially an antique) with modern furnishings for an eclectic mood. ›› If you don’t need total privacy but don’t want to feel like your living in a fishbowl, a few tall plants will make a lush backdrop to a seating group or low media unit, giving your space an extra sense of life while breaking up the sight line. ›› In a client’s bathroom, I added a screen on a swing-out arm to cover a small window. You could also use a framed art piece or a mirror. ›› Don’t be afraid to back furniture against a window!

A large bookcase-style media unit, with space for the television, books, art and storage boxes will create a focal point for a seating group, and avoid glare and reflections on the TV that might occur if it were placed opposite the window instead.

CMHC changes its

mortgage insurance product offering as part of the review of its mortgage loan

insurance business, Canada Mortgage and Housing Corp. (CMHC) is discontinuing its Second Home and Self-Employed Without 3rd Party Income Validation mortgage insurance products effective May 30, 2014.

Self-employed Canadians can still qualify for CMHCinsured financing through CMHC homeowner products with a validation of their income using traditional methods.

As is normal practice, complete borrower and property details must be submitted by a lender to CMHC when requesting mortgage loan insurance “CMHC helps Canadians meet their housing needs and contributes to the stability of the housing market and finance system,” says Steven Mennill, senior vicepresident, Insurance. “As part of the review of its mortgage loan insurance business, CMHC is evaluating its products and services to ensure they are aligned with these objectives.”

As a result of changes to CMHC’s mandate to contribute to the stability of the housing market, benefitting all Canadians, while effectively managing and reducing taxpayers’ exposure to risk, CMHC is undertaking a review of its mortgage loan insurance business. This is the first set of changes resulting from this review.

CMHC Second Home and Self-Employed Without 3rd Party Income Validation will remain available for new mortgage loan insurance requests submitted to CMHC before May 30, 2014, regardless of the closing date of the home purchase. As is normal practice, complete borrower and property details must be submitted by a lender to CMHC when requesting mortgage loan insurance.

hen buying a home, you likely will consult with a team of trusted professionals – a mortgage broker, lawyer, perhaps a realtor or builder sales associate, and maybe a home inspector. Then, assuming you move ahead with your purchase, eventually you will likely need a mover.

People often don’t consider a mover as an important member of their team of professionals. However, given the critical role they perform

MOVING HORROR STORY – taking possession, at least temporarily, of all your worldly goods and moving them without loss or damage – it’s a function not to be taken for granted. Not doing your due diligence and taking the time to select a reputable mover can invite untold problems.

The following example, which admittedly doesn’t involve a new-home move, is an experience that is all too common. So is the lesson learned – unfortunately, the hard way. I recently contracted a “professional” moving company to carry out a last-minute move of five pieces of furniture on behalf of my son, a university student. For a variety of reasons, we decided to hire movers rather than rent a truck. After calling several firms – including large, well-known companies and smaller, independent ones, I selected a local moving company and we agreed on price ($350) and time (9 a.m.) – and I was very clear the move would involve an out-of-town destination. All details were confirmed in a “contract” exchanged via email.

The crew showed up on time for the move the next morning, but almost immediately they began talking about a higher rate – $360. Not a huge difference, but it immediately raised my suspicions.

Here are the lowlights of what happened next: » The company originally contracted for the job was inexplicably unavailable to actually do the move the next morning, and passed it off to another firm. » My original contact, who was easily available by cell phone repeatedly the night before, suddenly was nowhere to be found. » Once the truck was loaded, the fee increased to $450. » On arrival at our destination, the fee became $500. “It’s taking longer than expected, and the furniture is heavier,” the movers explained. “Sure,” I replied, “right after I call the police.”

With that, the sordid tale ended, the job incomplete, left for my son and I to move the furniture indoors ourselves. We were now the victims of one of the Top 10 scams monitored by the Better Business Bureau (BBB).

The Canadian Association of Movers offers consumers some tips: » Find reputable movers through the CAM, BBB or provincial government consumer protection agencies. » Ask three movers for estimates in writing. » Get the terms and conditions in writing. » Ensure your goods will be protected for loss or damage. » Read customer reviews on movers’ websites and other forums.

My example, though painful and infuriating, is minor compared to other common horror stories involving similarly unsuspecting clients. Make sure you take the proper steps – and the time – to protect yourself and your stuff.
