The Bank of Canada’s latest announcement to hold its interest rate target at one per cent does not come as a surprise, and is good news if you’re in the market for a mortgage. There are many excellent mortgage products available from banks and brokers that will suit your individual needs, and could well be lower than posted bank rates, which are currently hovering around three per cent. With a mortgage pre-approval in hand, you’re protected if rates rise; if they fall, you’ll likely get an even lower rate. A pre-approval can be a winwin situation for shoppers, since it means you don’t have to wait to get financing approval on a home when you put in an offer. This is an especially good tool to have when markets are hot. Removing the “conditional on financing” clause could mean your offer is accepted, first since you already have your financing in order. So when will rates rise? It’s anyone’s guess, but most experts agree it’s unlikely there will be any significant movement until at least mid-year. However, we can’t assume that will be the case, and you shouldn’t wait too long to get pre-approved for a mortgage. It can take a few days. Many lenders offer online pre-approvals to make the process faster and easier. Start the spring season off right by taking advantage of these great rates, while you still can!

A home is probably the biggest purchase you’ll make in your lifetime, and it’s also arguably the one that will bring you and your loved ones the most joy. In the long run, real estate is generally a sound investment that yields security and a good return, should you ever decide to sell. And if you’re looking for immediate gratification, nothing beats the feeling of stepping through the door and knowing you’ve arrived “home.” There are about as many different types of condos out there as there are types of buyers. Whether you’re leaning toward a small-but-sweet loft in the downtown core, with every imaginable amenity steps from your front door, or you have your eye on a spacious townhome in a quiet part of town, rest assured that the perfect condo home is out there for you! It’s important to keep an open mind but also know what you want. You may have your heart set on a two-bedroom condo, but can you live with one bedroom in the interest of a balcony or rooftop patio? You decide. You may be surprised at where you end up. Here’s where it helps to make a list. Note your must-haves and what you’re willing to compromise on. Don’t forget to check out the amenity spaces. While not within your four walls, the lobby, fitness facilities, barbecue areas and the like are an extension of your living space, impacting your lifestyle while you live there as well as the resale value when you choose to sell. Buying a home is an important purchase, but don’t become a victim of “over-analysis paralysis.” Have fun and enjoy the ride!

INDUSTRY UPDATE

Edmonton’s spring housing

Jim Rivait is chief executive officer of Canadian Home Builders’ Association – Alberta. Starting his career working in government, Jim spent the last decade working in the private sector specializing in government relations, advocacy, strategic communications, policy development/analysis and association management.

O

ptimism about Edmonton’s positive prospects is lifting home sales and is sure to have many people thinking about buying their first home. To get ready, homebuyers have been watching their spending to save for a down payment, setting a budget, and talking to parents about whether they can help out.

Edmonton stands out within the province as a place where new-home buyers continue to have a wide range of choices

EDM CG 04-25-14.indd 20

// BY JIM RIVAIT

MARKET IS COMING UP ROSES In Alberta, these first-time buyers are planning a 15-per-cent down payment. A new survey by BMO also shows that buyers here plan to spend substantially more than other Canadians. They are also watching the market – with 40 per cent resetting their purchase time line due to rising real estate prices. But with our city growing at a pace three times faster than the rest of the country, delaying a purchase is not likely to bring any price breaks. Calgary has already set new record prices and “Edmonton is within a hair of peak levels as well,” says Robert Kavic, senior economist with BMO Capital Markets. He called a recent report, Alberta Bound … for Another Housing Boom. The same factors that have economists like Kavic singing Edmonton’s praises are helping to convince renters to buy into the Edmonton market. Employment is growing in Alberta at 3.8 per cent per year – that’s compared to almost no growth elsewhere in Canada. And the energy sector boom is spilling over to create jobs in construction, trade, professional services and hospitality. Along with plenty of jobs, come the highest wages in Canada. “Wage differentials between Alberta and the rest of Canada continue to widen,” Kavic says. “Consider that the average hourly wage rate is $6 higher in Alberta than in Atlantic Canada – the widest gap in decades.” Looking ahead, the traditional Alberta advantages – low income taxes and no provincial sales taxes – will continue to attract new residents even if other parts of Canada recover from the economic slump. The strong employment picture, along with growth forecasts that far outshine the national average, point to a tightening supply of homes for sale. Fortunately for buyers, BMO says we have not returned to the wild times of the last decade when new homes were snapped up at a frenzied pace. Edmonton stands out within the province as a place where new-home buyers continue to have a wide range of choices. Even better, paying for a mortgage takes a much smaller bite out of household income now than during boom times. Kavic joins other economic observers in predicting that home prices will rise and home builders will respond to market demand with more construction. “This is clearly a case of superior economic and demographic fundamentals at work, not a bubble rearing its head.” All signs point to a busy construction season this spring – and plenty of reasons to start putting your money to work building equity in a valuable asset, your new home, rather than a rent bill that’s sure to keep on rising. The Canadian Home Builders’ Association – Alberta represents more than 1,500 business members including new home builders, renovators, developers, trade and supply companies, and professional services.

LIVING on the Edge in Ellerslie

I

t’s not every day that a homebuilder in Edmonton comes up with something new— something never seen in the market—which means today is not your usual day. Enter Daytona Homes’ The Edge in Ellerslie condo development. The Edge is a new style of duplex condo in Edmonton that looks like a single family home from the curb. Rather than one building with side-by-side homes, where you have one home on the left and one on the right, The Edge duplexes are one building with one home upstairs and one home downstairs. This means you have windows around all sides of the homes, and the only shared “wall” is the floor/ceiling. “Thanks to the up-down layout, our homes are very bright and spacious,” says Jerry Baird, sales consultant from The Edge. “We have a single building with a 1,015 sq. ft upper with its own single front attached garage, and a 1,034 sq. ft lower home, also with its own single garage.” (Garages are insulated and dry-walled.) The upper homes have rear decks and the lower homes have private patios, perfect for summer entertaining. All homes are selfcontained and have their own furnace, hot water heater and laundry. There are three floor plans to choose from at The Edge, one for the lower level homes and two for the top. All lowers are open-planned, and have two-bedrooms and one bathroom, while the uppers have the option of either three bedrooms and one bathroom or two bedrooms and two bathrooms. “All cabinetry is solid maple and includes a tile backsplash and single-lever faucets through the home. In addition, granite countertops are available for the granite lovers out there” explains Jerry. There’s carpet and lino throughout, and an option exists to add vinyl plank flooring (hybrid between vinyl and laminate). Hunter Douglas blinds are included in the home, and there are four interior colour packages to choose from. Daytona uses a special noise reduction floor system between the two homes well above the building code to ensure a quiet and peaceful environment. “Our home buyers comfort is important to us and that is why we have included this as a standard feature in the entire project. The added insulation makes a world of difference and you will be pleasantly surprised at how quiet it is,” says Jerry.

Jerry: “The Edge is in a really nice location. It’s nestled beside an established single-family community on one side, and just slightly north of the Ponds in Ellerslie. Living in a developed area is a plus because you will not be in an area with construction going on all around you. Bus service is right on the corner, too,” which makes this community great for commuters/young professionals. There are tons of amenities in the area including hiking and biking trails, commercial and professional businesses, schools, golf courses, restaurants and grocery stores. Plus, it’s just off the Anthony Henday. The whole community is beautifully (and fully) landscaped, and all exteriors are maintenance-free, ensuring the already low condo fees (around $130/month) stay low. Homes are priced in the mid $200,000s ($540 b/w). There are currently eight move in ready homes available, and the last phase of the project will start with possessions in the fall. Jerry says the community will likely be sold out by Christmas. Purchase a home in The Edge and relax with peace of mind, knowing Daytona’s 20+ years of experience, and award winning sales consultant, Jerry Baird, who possesses 30 years of industry experience will be there to provide exceptional customer service from day one. There are only 44 homes in The Edge community, and they are selling quickly. Come down to The Edge at #44, 6520 2 Avenue SW, and check it out yourself. Showsuite is open from 3–8pm, Monday– Thursdays and 12–5pm on weekends and holidays (closed on Fridays). You can also visit the project’s great website—with interactive live chat— at www.edgeinellerslie.ca. For more information, feel free to also call the sales centre at 587-523-8610 or email theedgeinellerslie@daytonahomes.ca.

CMHC REPORT

MARCH 2014 HOUSING STARTS HOUSING STARTS IN CANADA were trending at 184,476 units in March compared to 191,126 in February, according to Canada Mortgage and Housing Corp. (CMHC). The trend is a six-month moving average of the monthly seasonally adjusted annual rates (SAAR) of housing starts. “In March, the trend in housing starts declined below 190,000 units for the first time in six months, reflecting a decrease in multiple-unit starts. Lower starts activity over the remainder of the year compared to 2013 is anticipated as builders continue to adjust activity in order to manage inventory levels,” says Mathieu Laberge, deputy chief economist at CMHC. CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for considerable swings in monthly estimates and obtain a more complete picture of the state of the housing market. In some situations analyzing only SAAR data can be misleading in some markets, as they are largely driven by the multiples segment of the markets which can be quite variable from one month to the next. The standalone monthly SAAR was 156,823 units in March, a decrease from 190,639 in February. The SAAR of urban starts decreased by 18.8 per cent in March to 142,502 units. Multiple urban starts decreased by 25.5 per cent to 87,372 units in March while the single-detached urban starts segment decreased by 5.4 per cent to 55,130 units. In March, the seasonally adjusted annual rate of urban starts increased in the Prairies and British Columbia, and decreased in Atlantic Canada, Ontario and Quebec. Rural starts were estimated at a SAAR of 14,321 units. As Canada’s national housing agency, CMHC draws on more than 65 years of experience in helping Canadians access a variety of highquality, environmentally sustainable and affordable housing solutions. CMHC also provides reliable, impartial and up-to-date housing market reports, analysis and knowledge to support and assist consumers and the housing industry in making informed decisions. HOT TOPIC

3

Better for the environment:

Most of the energy we consume in Canada comes from fossil fuels. As a result, the energy we save in heating, cooling and powering our home will help reduce our environmental footprint. In addition, using energy-efficient light bulbs, low-flow showerheads, and waterconserving toilets will all contribute to a Greener home. Many new energyefficient homes are even being built using insulation, drywall or wood trim manufactured using recycled materials.

Consumers looking to achieve greater energy efficiency at home have a wider array of energyefficient options to choose from

Great reasons to choose a

GREEN HOME

1

Energy savings: Today, 17 per cent of all energy used in Canada goes toward running our homes. We consume a significant amount of energy for heating our homes in the winter and cooling them in the summer, and don’t forget about the energy we use to heat water used for bathing and cleaning. Imagine the savings on your energy bills if you choose an energy-efficient new home.

2

Better to live in: Energy-efficient homes have fewer of those

uncomfortable drafts and cold spots. Some homes have specially designed ventilation systems that bring fresh outdoor air in and send stale indoor air out. R-2000-certified homes, for example, are built using healthier building materials, such as lowVOC (volatile organic compounds) paints, flooring, and cabinets to further improve indoor air quality.

4

Affordability: Buying expensive,

custom-built homes used to be the only way to acquire an energy-efficient home. Today, thanks to initiatives such as Leadership in Energy and Environmental Design (LEED), the EnerGuide rating system, R-2000 Standard and Energy Star for New Homes, consumers looking to achieve greater energy efficiency at home have a much wider array of energy-efficient options to choose from.

If you are planning to buy a new home in the coming months, spend some time on the NRCan website at newhomes.nrcan.gc.ca or call 1.800.O.Canada (1.800.622.6232) for more information on the various energy-efficiency programs that are available in Canada. NC

WHO LIVES IN THE LANDINGS? Rohit Communities has partnered with the City of Edmonton’s First Place Program - an initiative to redefine home ownership for first time buyers. The Landings Townhomes are now selling in North and South Edmonton!

KATHRYN TAWA LANDING HOMEOWNER WHAT DO YOU DO?

I am a health safety coordinator with Epcor, and I am also an EMT with a private ambulance company. WHAT’S YOUR FAVORITE THING ABOUT YOUR NEW NEIGHBOURHOOD?

I like the neighbourhood because it is very central and close to many amenities, the hospital, the police station, the fire hall, grocery stores, malls, and libraries. Plus it is close to my daughter’s school and the new LRT system will be close by in about 5 years. MY FAVORITE THING ABOUT MY/OUR LIFE NOW IS….

I have a sense of independence & accomplishment from owning my first home! It feels like my daughter and I have really made it – that we are able to get our own house – it is a big sense of accomplishment for me. WHAT SHOULD PEOPLE KNOW ABOUT THE FIRST PLACE PROGRAM?

The First Place Program is for everyday people. It’s not a certain clientele in the first place program – it’s every walk of life. I was living in my parent’s house thinking about saving up the money and going the traditional route of owning my own home and then I found this on the Internet, it was karma, everything was lining up. Being able to have my own home - that just opens up so many more doors and possibilities of where I can go and what I can do. WHAT ARE THE BENEFITS OF BUYING IN A FIRST PLACE PROGRAM NEIGHBOURHOOD?

You get a sense of belonging and a collective feeling that you are in a similar situation; you’ve all risen to the challenge and have the same sort of accomplishment in getting this home. It gives you a sense of camaraderie. Anthony Henday Drive

INVESTOR ADVICE

5 things to know

// BY ANDREW LA FLEUR

BEFORE BUYING AN INVESTMENT CONDO 1 | The goals Before you buy any investment condo, know what your goals are. Are you looking for a short- or long-term investment? What kind of return do you want to achieve? Are you more interested in income or capital gain – or both? Deciding what your goals are up front will better help you achieve them in the long run.

Andrew la Fleur is an award-winning realtor with Re/Max, specializing in investment condos. Follow him on Twitter @AndrewLaFleur

S

o, you’ve decided to buy an investment condo in 2014. Congratulations! But before you dive into any investment condo purchase, there are five things you need to figure out first:

Understanding the typical marketing cycle that a new condo undergoes, from pre-construction to completion, will help you identify the right time to buy

2 | The budget Talk to your mortgage broker or lender and get a mortgage pre-approval before you start condo shopping. This will help you figure out what you can afford, and will help you narrow down your search. Also, make sure you are prepared for the developer’s requirements with respect to financing. Most new condos will require a 15- to 20-per-cent deposit up front, as well as a mortgage approval letter showing you can afford the unit you are purchasing. 3 | The exit strategy Th is is a very important question many fi rst-time investors fail to answer before buying a new condo. Will you buy, hold and rent for the long term before selling? Will you buy pre-construction and then fl ip (assign) your unit prior to the fi nal closing? Will you buy pre-construction, close on the unit, rent it out for one or two years, then sell it? Will you buy the condo, wait for completion, then refi nance and re-invest the proceeds? Assess the risks and rewards associated with the different exit strategies and start with the end in mind. 4 | The property Buying a new condo for investment purposes is different than buying for yourself. Some units make better investments than others. Consider which locations are likely to experience the most growth in the next few years. What type of unit is most attractive to renters, and which units tend to appreciate in value faster than others? 5 | The timing Understanding the typical marketing cycle that a new condo undergoes, from pre-construction to completion, will help you identify the right time to buy. When buying for investment purposes, it’s generally best to buy at the earliest possible stage when a new building launches. This is when prices are the lowest, and availability of investor-grade suites is highest. But there are other great chances to buy, including right before the developer meets the sales target to secure construction financing, or during the occupancy stage. In both of these instances, developers tend to be highly motivated to sell and this is when they often introduce great buyer-incentives or cash discounts.

DESIGNER ADVICE

BED-SIDE // BY YANIC SIMARD

looks

// PHOTOS BY BRANDON BARRE & TED YARWOOD THERE’S MORE TO THE SCIENCE OF SLEEP THAN PICKING

a comfortable mattress. Your bedside accoutrements need to be ready to house a good book or two (and hide those glowing electronics) to give you peaceful slumber in style. There are more options out there than the humble night stand. To put some variety in your nightlife, here’s my guide to all things bedside. Table essentials: » A bedside table is typically 24 to 28 inches high – around the height of the mattress it accompanies (so you may want to go taller for a very high bed or shorter for a modern low style). » A lamp with a switch on the cord will be easier to flick on and off than a switch under the shade. For maximum ease you can instead have a switch wired into the wall, hidden behind the headboard or table for a clean look.

» Dimmable lamps will adjust to the wide range of light levels desired, going from a restful glow to wide-awake bright. You can have a dimmer system built in during your condo’s construction, or find a dimming style after the fact. Just be sure to choose dimmable bulbs.

BEDSIDE LOOKS TO INSPIRE YOUR DESIGN DREAMS:

LOOK 1 CLASSIC COUPLE

What Identical side tables with matching lamps. Why The consistency of a matching set leads to a sense of rhythm, and perfect symmetry can be calming. How I like using mirrored or marble side tables against an upholstered headboard to add some drama. Using the same material throughout can be too matchy-matchy. Designer Jonathan Adler makes a line of chic table lamps which mix traditional elegance with modern energy. My Pick Saarinen-style marble-top table.

LOOK 2 BIG AND SMALL

What Small table with large lamp; large chest with small lamp. Why A chest of drawers at table height will add more storage (great for smaller spaces), with the lighter lamp to help balance against the opposite side. How Large furniture stores will likely have a matching table and chest for easy coordination, or you can go with two styles in related materials (even in slightly different heights). Pick a stand-out lamp for the more petite table and balance it with a quieter style on the chest. Just check that the lamp shades will sit at the same level (add the table and lamp dimensions) for a polished finish. Also consider using a desk instead of the chest to create a miniature home office. My Pick Urban Barn’s “reflection” accent table and chest of drawers. LOOK 3 BEDTIME STORY

What Table with lamp; chair with floor lamp. Why Having a proper chair gives you a space to read or tie your shoes, but can also hold a book, electronics, or a tea tray just as a table would. How In a modern space I like a transparent or metal chair for an open and airy look, but you can also use a small upholstered wing chair for stylish comfort. Add a slim floor lamp for reading, or even a petite table for your coffee and tea. In a client’s bedroom I recently used a swing arm sconce over a clear plastic chair and added an antiqued mirror for a dramatic backdrop. My Pick Louis Ghost chair (with arms) or Victoria Ghost (without arms). LOOK 4 NIGHTCAP

What Bar cart turned table. Why A bar cart is one of my favourite flexible furniture pieces, and not just for cocktail hour. It makes an unexpected side table, but the look is both trendy and practical. How Because bar carts are usually open and airy, choose one in a bright colour, sparkling metal or rich wood to balance a dark, heavy table. Fill the top and bottom with your most beautiful books and boxes, and leave space on top for a lamp. My Pick Moller Trolley wooden cart from Design Within Reach.

There’s more to the science of sleep than picking a comfortable mattress. LOOK 5 TRENDY TRAVELLER

What Stack of luggage as table. Why A jet-setter, trend-setter look, a suite of chic luggage you’ve invested in should be seen more often than just at the airport. How Pile the luggage to table height, and use it to store out-of-season clothes between trips. Perch a lamp on top or use a low floor lamp. Add a traditional metal fan or a globe for old-world charm. My Pick Classic Louis Vuitton LV print luggage with leather trim.

IN THE NEWS

CONDO PRICES CLIMB AS DEMAND INCREASES Edmonton real estate market sees healthy gains in first quarter THE ROYAL LEPAGE HOUSE PRICE SURVEY RELEASED RECENTLY SHOWS

strong year-over-year price increases for all housing types surveyed in Edmonton. Standard condominiums led the market in the first quarter, posting a 6.9-per-cent year-over-year increase in the average unit price to $224,250. Standard two-storey homes jumped 5.5 per cent to $371,000, while detached bungalows increased by 5.3 per cent to $341,651. “Compared to the first quarter of last year, we have seen house prices appreciate markedly,” says Tom Shearer, associate broker at Royal LePage Noralta Real Estate.

“The appreciation was especially seen in the condo sector which saw the greatest increase.” According to Shearer, in previous years single-family homes have been most in demand and sold quickly, but this has shifted in the first quarter. He suggested that because of recent price appreciation in other housing categories, properties in multi-family developments like condos and townhomes are becoming more in demand. “The difficult winter caused a slower-than-usual first quarter for Edmonton residential real estate, and inventory at the end of the period was down significantly from the same period last year,” Shearer adds. “We expect that with better weather we will see surfeit of inventory make its way onto the market.” Nationally, most regions showed healthy year-over-year price growth, with the average price of a home in Canada rising between 2.5 and 5.4 per cent. In the first quarter, the average price of a two-storey home increased 5.4 per cent to $428,943, while detached bungalows rose 4.4 per cent yearover-year to $380,765. Standard condominiums posted slightly lower gains of 2.5 per cent to $252,174. “With the slightest trace of a weather recovery in most parts of the country, we are now finally seeing the arrival of housing inventory. This, combined with pent-up demand following a particularly long and harsh winter, is setting the stage for an exceptionally robust spring 2014 market,” says Phil Soper, president, Royal LePage. “This is good news for buyers, as the price spikes we have seen in a number of cities will be alleviated by this additional supply.” “With a number of supportive economic factors in place, the country’s healthy real estate market continues to display its strength,” Soper adds. “The federal government is heading toward a balanced budget for the first time in over six years, while all signs point to a continued low interest rate environment. Moreover, the strengthening global economy and a weaker Canadian dollar are fueling demand for Canadian exports and reducing dependence on the household sector to sustain our economic success.”

MONEY MATTERS

// BY GAIL VAZ-OXLADE

FIXING YOUR Steps to getting CREDIT HISTORY: back on track

S

Last year, when Dixie applied for a car loan, she was turned down because of her less-than-perfect repayment history. She’s worried about the future and how her past borrowing mistakes will haunt her when it comes time to buy a home. Sound familiar? If you see yourself reflected in Dixie’s story, no doubt by now you know you’re not the only person in this particular leaky boat. Unfortunately, many people have no experience managing credit and make mistake after mistake:

Gail Vaz-Oxlade is the host of Til Debt Do Us Part, author of Debt Free Forever, and she blogs daily at gailvazoxlade.com. Follow Gail on Twitter at Twitter.com/GailVazOxlade

A

t university, Dixie was a little slow paying her cell phone bill. While her service was never discontinued, she did carry a balance from month to month that she cleared at the end of each school year.

›› they make their payments late ›› they go over their credit limits ›› they have a b’zillion credit cards in their wallets ›› they miss making their payments, or worse ›› they stop making payments completely when they feel there’s no end to their misery.

If you’ve fallen behind and your credit record has become tarnished, where should you go from here? First, you’ve got to get yourself some credit again so that you can demonstrate what a good job you can do managing it. The only way to establish a credit history is to use and repay credit. There are a number of ways to go about rebuilding your credit history. Start by taking out a loan to make an investment (another good reason to start a retirement savings plan). Make your monthly payments on time and build a shiny new credit history. Since the institution that’s giving you the loan will also be holding the retirement savings, the credit procedure is far less stringent than it normally would be. You can also ask a co-signer or guarantor to help you get a small loan of, say, $1,000, which you would then pay off over three months. It would cost you in interest, but you would be back on track credit-wise. Don’t want to incur the interest costs? Apply for a “secured” credit card. With a secured credit card, you put up cash to cover your balance. Lenders often want twice the credit card limit, so if you want a $500 credit limit, you’ll have to ante up $1,000. Once you’ve established your ability to manage the card – which will take from six months to a year – you can ask for the security requirement to be dropped and your deposit returned. Thinking of hiring a credit-repair company? Don’t bother. Credit repair companies can’t do anything you can’t do yourself. A credit bureau will not remove accurate negative information from your credit report before the legal time period has expired, so don’t get suckered by anyone who claims they can mop up your credit disasters faster. There are no “loopholes.” The only way to fix a poor credit rating is to be smart about how you use credit. Learn from your mistakes and move on.

W

ell, it’s settled. We’re selling the house. My husband and I love our area, but we’re bursting at the seams. If only our house had a little more room – well, maybe two or three more rooms! – we’d never leave. If you’ve decided to make a move, your choice is likely the result of some other major milestone in your life. Maybe you’ve graduated from university and landed your dream job. Maybe you’re getting married and want to plant your roots. Perhaps, like my family, you’ve outgrown your current home.

An objective approach to an emotional move

So, here we are: the “For Sale” sign is up and our schedule now revolves around showings – the bane of my existence. Strangers size up our home, sit on our sofa, scrutinize the decor, and snoop through the closets and cabinets. I wonder how many of these “prospective purchasers” are serious buyers versus browsers? And, well, everyone who walks through the front door has got to be the one, right? Boy, this is already taking a toll, and we’ve just started the process! Deciding to move is an emotional experience. The experts will tell you that you have to detach from the process. Think objectively. Leave your feelings at the door. But parting with something as personal as a home is easier said than done. Apart from emotions, a real estate transaction involves money – lots of it. This is probably the biggest and most complicated purchase you’ll make in your lifetime, so hiring qualified professionals who have been there, done that is key to a solid, successful, and hopefully stress-free experience. Don’t think of it as spending money, rather as saving you hassle and avoiding mistakes that could cost you a bundle in the long run. MORTGAGE BROKER The broker’s job is to find the best interest rate and terms. Aside from potentially saving you thousands in interest over the life of your mortgage, you don’t have to pay for this service. Sound too good to be true? Mortgage brokers are compensated by the lender who gets your business, so let them do the legwork while you reap the rewards. REAL ESTATE AGENT This is your guide, especially if you’ve never bought or sold a home. An agent can advise you on the best neighbourhoods and homes to meet your budget and lifestyle, and will negotiate on your behalf to get you the best deal on your buy. If you’re considering a DIY sale, how much time can you devote to marketing, showings and closing the deal? That alone is a full-time job, and you probably already have one of those. REAL ESTATE LAWYER Don’t skip this step in the interest of saving a few bucks – it’s a drop in the bucket, in the grand scheme of things. A home is an investment of hundreds of thousands of dollars, so do your due diligence. HOME INSPECTOR The money pit is a scary reality many homebuyers jump right into, and one that can be avoided. A home inspector will identify components in your potential home that are missing, broken, unsafe and not up to code. While you may be tempted to forgo this condition of purchase – especially if you find yourself in a multiple offer – do so at your own risk!

It’s not easy to think impartially about something as personal as a home. A professional, objective opinion certainly makes “detaching” a little easier. Pick up the next issue of New Condo Guide for more on my continuing saga of selling and buying a home, and follow me on Twitter @LydiasTweets. 54 NEW CONDO GUIDE | VOLUME 22 ISSUE 05 | NewCondoGuide.com

QUICK TIPS

// BY HELLEN BUTTIGIEG

Don’t let your stuff

CONTROL YOU ›› You have no duty to keep gifts forever. The last thing the gift-giver would want is for their gift to become a burden. ›› It can be emotionally taxing to part with inherited items, but there are more meaningful ways to honour a person’s memory than keeping all their things. Releasing a loved one’s belongings doesn’t betray the memory of the person. It’s a bit easier with time, so take the time you need. ›› If you’re keeping things for your children, consider asking them if they are even remotely interested in having them. Remember, they will have their own tastes.

T

he closets are full. The junk drawer is overflowing. The piles have piles, and the storage space is full too. You need it all, you just don’t have enough space to put it. Or do you need it all? Take a closer look and separate ‘need’ from ‘obligation’, ‘sentimentality’ and ‘just in case’. You may find you have the space to store what you need. You’ll just need to dig deep to find the strength to free yourself of the rest. After all, do you own all that stuff – or does it own you? LET GO OF ‘OBLIGATION CLUTTER’

This refers to the stuff we hold on to because we feel a sense of duty. It can be gifts, heirlooms we’ve inherited, or things we’re saving for our kids. If you are holding on to any of these, you have permission to let them go, and here’s why:

OFF-LOAD OFF-SITE STORAGE If you are paying a hefty monthly bill to

store your belongings off-site in a rented storage container, it’s time to reconsider its value. Out of sight is usually out of mind. If you are not using the items, it may be beneficial to sell them or give them away. The money spent storing the stuff over a long period of time often exceeds the value of those items. LIBERATE YOUR LINEN CLOSET Let go of the sheets and towels that are torn, stained, or stored just in case. You really only need one extra set of sheets for each bed. Fold pillowcases and fitted sheets into their matching flat sheets so that the set stays together neatly together. DON’T LET EXCUSES KEEP YOU STUCK When editing your closet, you’ll

make all kinds of excuses to keep things. Here’s are the most popular excuses I’ve heard, and my response to them: 1 It will come back in style. Yes, it will. But the fabric and cut will be

different and everyone will know you’ve been holding on to it since 1978!

2 It will fit once I lose weight. You may lose weight in different places and

it may still not fit. It may go out of style by the time you lose the weight. Reward yourself for your weight loss by buying new clothes. 3 I paid a lot of money for it. And it makes you feel guilty every time you look into your closet and see it hanging there, so let go of the shame. 4 I wore it on my first date. Don’t let sentimental items take up closet space. That’s like allowing the past to crowd out the present. Take a picture and let it go. 5 Someone bought it for me. They’ll never know that you got rid of it, and even if they find out, they’ll understand. 6 It needs repairs. Put a deadline on it and let it go if you miss it. 7 I need it just in case. This is probably the top excuse I hear, and it is based on fear. Be brave – unless you can find a specific reason to hold on to something, find the courage to let it go.

HOMEBUYERS’ HELP

What’s all the fuss about a

MARKET CORRECTION? concerned?” Every time there is talk about a market correction in Canadian real estate, the tone is quite negative. But let’s take a closer look at that situation: rather than argue about whether we may have a market correction, let’s analyze what a market correction would really mean to Canadians. FIRST-TIME HOMEBUYERS

W

ith a constant barrage of doom and gloom headlines these days, and no one could blame you if you got a little worried about the state of the economy or the fear of a pending market correction in Canadian real estate. Are Canadians taking on too much debt? Have mortgage rules gone too far? Is there a housing bubble about to burst? What if there is a market correction? The real question is, “Do Canadian homeowners or prospective buyers need to be

If you’re a first-time homebuyer, you have likely felt the pinch of the rising cost of housing. So a slight market correction would be welcome news. You can still get into home ownership with only five per cent down, but since your maximum amortization is limited to 25 years, a drop in pricing is exactly what you’ll need to be able to get into this market. CONCLUSION: A market correction is a good thing for you. CURRENT HOMEOWNER BUYING OR SELLING – MOVING UP OR DOWNSIZING

It is rare that someone buys a home without selling their home first. If you are a homeowner and you’re looking for the right time to sell your home so you can buy another, you may be concerned that the price of your current home is dropping. But let’s take a closer look at that: assume the value of the home you are selling drops by 10 per cent. Let’s also assume that you plan to buy another home (whether upsizing or downsizing). The key to remember in a downturn market is that the person selling their home to you is going through the exact same thing. In other words, if the value of your home dropped 10 per cent, so too did the value of the new home you are buying. Focus on what your bottom line “net” is, rather than what you thought or had hoped to sell your home for. CONCLUSION: In most cases, the net effect of a market correction is zero. REAL ESTATE INVESTOR OR SECOND-HOME BUYER

If you are buying real estate as an investment either for cash flow or as a second home, then this is the perfect market condition for you. When there are more sellers than buyers, you have more bargaining power. If you can negotiate a better deal and pay less for the property you are looking for, it simply makes the deal that much more affordable. CONCLUSION: You should be hoping for a market correction.

If you have no intention of selling soon and you can still afford your monthly payments, then all you need to do is sit and wait and go about your normal life until the market bounces back – which it has done for the past 100 years

Every time there is talk about a market correction in Canadian real estate, the tone is quite negative. But let’s take a closer look at that situation: rather than argue about whether we may have a market correction, let’s analyze what a market correction would really mean to Canadians CURRENT HOMEOWNER WITH NO PLANS TO SELL

The majority of Canadians fall into this category, and let’s be honest – the single biggest reason we worry about a housing correction is the fear that it will erode our home equity and net worth. Over the last decade, a significant amount of the net worth of Canadians has been tied up in their home equity, and this has provided the foundation for a lot of retirement plans – so there is obvious concern. But should there be? For the majority of Canadians, the plan is to stay in their current home for at least three to five years. So here’s a simple fact: equity is only gained or lost the day you sell. In other words, if the value of your home were to drop by 10 per cent tomorrow, you may feel anxiety over the drop in your net worth – but it would only be on paper unless you actually sold your home tomorrow. If you have no intention of selling soon and you can still afford your monthly payments, then all you need to do is sit and wait and go about your normal life until the market bounces back – which it has done for the past 100 years. CONCLUSION: A market correction may have zero impact on you. In the end, the headlines will continue to talk of impending market corrections. The key for you is to decipher one of three things:

1. Is this a real concern? 2. Is this an opportunity? Or, 3. Are you just getting worked up about nothing? THE BOTTOM LINE: A lot of people will fret about

this topic over the water cooler tomorrow morning – but the majority of them really don’t need to.

S Edmonton’s best downtown location At 33 stories, Fox Two occupies the centre of Edmonton’s most sought-after downtown neighbourhood — the 104 Street Promenade. Situated on the corner of 102 Avenue and 104 Street, it is the last major tower to be built on this popular street. Fox Two is the final and taller phase of Langham Developments’ Fox Towers project. The first phase — Fox One — is currently under construction and almost sold out. Edmonton’s 104 Street Promenade was one of 4 finalists on the 2013 list of Great Streets in Canada, and is home to eclectic shops, restaurants and a summertime street-wide farmers’ market. Boasting a walk score of 98/100*, residents also enjoy unparalleled walkable and LRT access to the best of Edmonton, including the highly anticipated downtown arena. Another Langham development, Icon Towers completed in 2010, was instrumental in hastening the rejuvenation of this popular neighbourhood, and the Fox Towers project will further cement its popularity.

THE BENEFITS OF A PRE-APPROVED MORTGAGE When you have a pre-approved mortgage, it means a lender has made an actual commitment (subject to conditions) to loan you money, so you know exactly how much you can spend before you go home hunting. But that’s just one of many benefits of being pre-approved. SOME ADDITIONAL PRE-APPROVAL PLUSES INCLUDE: ›› Your mortgage rate will be locked in against increases for 120 days (and it can drop lower if rates go down). ›› The seller will take you more seriously because they’ll know you’re committed to purchasing a home. ›› You can save time by avoiding homes you know are outside your price range. ›› When you make an offer to purchase, the seller is more likely to give it serious consideration because you have solid financial backing. ›› Your pre-approved status may give you more negotiating power with a seller. ›› You’ll be better able to manage your money, knowing your monthly payment amounts, as well as how much your down payment will be. In short, when you’re ready to start looking for a home to buy, securing a pre-approved mortgage should be step one. There’s no cost to you and you’re not obligated to accept the mortgage.

You want to make your choice as perfect as possible: the right house or condo, the right neighborhood, the right price 72

CAMBRIAN CROSSING

Area Structure Plan approved by council that the revised Area Structure Plan (ASP) for the up-andcoming Cambrian neighbourhood in Sherwood Park was unanimously approved by all the voting Strathcona County Council members. The company would like to thank the Strathcona County council members and administration staff who worked with Rohit Land Development to support the plan, as well as the Strathcona County residents who were consulted to ensure their needs and desires were represented in the changes. The previous ASP was adjusted to increase the residential capacity of Cambrian, located in the urban service area just north of Yellowhead Trail on Clover Bar Road, providing a solution to the decreasing supply of developable land in Sherwood Park – the third best community. MAKE YOUR MOVE

// BY CHUCK RESNICK

UNPACK YOUR COMMON SENSE

Chuck Resnick is vice-president of marketing and operations, Two Men and a Truck Canada. twomenandatruck.ca

W

hen it comes to moving, a little common sense goes a long way in transporting your belongings to your destination so that they arrive in good shape and on time. Considering the importance our “stuff” has in making us feel comfortable in our surroundings,

for a smooth move

these items deserve special thought and care. Thinking ahead is the best thing you can do when it comes to making arrangements and packing. Organization should be your mantra, efficiency your goal. If you are doing the packing, look ahead to lifting, stacking and unpacking the boxes during your move. People often run to the grocery or liquor store to pick up cartons, and then use newspaper as cushioning. Although this approach can save you a few dollars, in the long run, you may pay for it in stress, time and broken items. Instead, think about purchasing cartons and packing paper from the professional mover you’ve chosen. The boxes come in uniform small, medium and large sizes, which are easy to stack in a moving truck or van. Trust me, this convenience is huge on moving day. Unlike newspaper, packing paper does not leave behind ink that then has to be cleaned during an already hectic time in your life. During the packing itself, be generous with whatever you are using to cushion your things, especially fragile items. People often cram too much in each box in an attempt to keep the number of cartons down. As good as that sounds, it can backfire, as too many items with not enough cushioning may shift during transportation and damage each other. In addition, someone will have to lift each box and place it into the moving vehicle. Packing too many heavy items into one container can result in no one being able to pick it up, or worse yet, the box breaking from the weight. Common sense will tell you that heavier items should be packed in smaller boxes, and vice versa. Did I mention labeling? Again, a little common sense goes a long way to success at the other end. When you pack the moving vehicle, remember to place the boxes you’ll need first, last – and label accordingly with the contents and which room it goes into. Even better, if you are driving to your next residence, place things such as garbage bags, tissues and dish liquid into the car. You should also carry valuables such as jewelry, your laptop, important papers and the like separately from the bulk of your items. Another way to apply common sense to packing is to look at each item with the thought, “Do I really need and use this?” Especially if you are moving from a house into a condominium suite, paring down possessions is important. The fewer things you move, the less your move will cost in terms of time and money. And speaking of money, if your budget allows, hire movers to do your packing and transporting. We do this every day, and we have it all down to an efficient system. Professional movers want their moves to go smoothly as much as you do. Everyone is born with common sense, but few use it. If you are planning a move, I encourage you to be one of those savvy few!

TIPS & TRICKS

PACKING TIPS

to make your move a little easier ❏ Gather boxes in all sizes from friends, neighbours and stores, or purchase them from a moving company.

❏ Label boxes containing fragile items with large red lettering.

❏ Collect cushioning material such as bubble wrap, foam pellets, furniture pads, old blankets, plastic bags, tissue paper, newspapers and small towels to use as padding inside boxes. These can also be purchased from a moving company.

❏ Place china in plastic bags and stack plates upright on their sides, not flat.

❏ Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors. Carry it with you as you pack up items in your home. ❏ Reinforce the bottom of boxes with extra tape for added strength. ❏ Label each box with the name of the room in your new home where it should be placed. ❏ List the contents of the box on the side of it.

❏ Pack your TV, stereo and computer in their original boxes whenever possible. Tape the manuals to the backs of the electronics. ❏ Keep boxes to 50 pounds or less. ❏ Pack heavy items into their own smaller boxes and place lighter items together into larger boxes. ❏ Don’t move flammable, combustible, corrosive or explosive items such as paint, gasoline and ammunition. ❏ Pack a bag of personal items you’ll need during the move and keep it in an easy-to-find place when you pack.

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse. 02 Divide by three. This figure is the monthly payment you can afford to make on your condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.

06 Add to this your estimated monthly heating costs and monthly property taxes. 07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.

Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

benefits of purchasing a carrington condo PART 3: AMPLE AMENITY SPACES

Meet Kelsey & Kevin. They’ve just purchased a Carrington condo here in Edmonton, and it’s changed their lives for the better in so many ways! Here is just one of the many benefits that Kelsey & Kevin are enjoying in their new home so far.

before Kelsey and Kevin being the social butterflies they are, used to schlep all over town to meet up with friends. Hosting get-togethers in their teeny apartment was out of the question and when Kelsey’s Mom stayed overnight, it was extremely close quarters. Leary from all of the running around and lack of space they never had time to relax or visit the gym. It was a very sad state of things, sigh.

after Now that Kelsey and Kevin moved into their Carrington condo they spend more time at home and have ample amenities to extend their living space! They have a sweet gym and party room down the hall and Kelsey’s Mom can now stay in the convenient guest suite instead of on the couch. Let’s just say everyone is much happier... especially Kevin.

Condo's with benefits from $159,000 STAY TUNED NEXT MONTH FOR PART 3: FREEDOM TO PERSONALIZE
