ome and be a part of an exciting new urban village in one of Edmonton’s most historic neighbourhoods! Station Pointe Village, located just one block from Belvedere LRT Station, is a great community for first-time buyers, families and seniors alike. Not only is its physical location optimal for commuters, but thanks to the planned community gardens, playgrounds, large amenity building, walking paths and large commercial spaces for daycares, bakeries, bistros, doctors’ offices, lawyers offices and more, Station Pointe Village perfect for most families, too. Add that to 375 units of one-, twoand three-bedroom condos—spread across five buildings—and you’ve got a vibrant community just waiting to, well...happen! Station Pointe Village is part of the City of Edmonton’s Fort Road Redevelopment initiative. The City of Edmonton selected BCM Developments, to be a part of the project, because of our high quality designs and innovative building techniques. We’ve been building in Western Canada
for over 30 years, and we build with our patented steel and concrete system and use 80% post-consumer recycled materials—to make sure we’re taking care of our environment today and in the future. Together, we’ve been working together with the City to highlight the heritage of the area while improving the lands and surrounding neighbourhood. By maximizing on land use with functionally-designed residential homes, inviting park spaces, walking paths, biking paths and links to the LRT, the new Fort Road will be one of Edmonton’s best linked and desirable family-friendly communities. Units are now pre-selling for the first of five buildings. Ground will be broken this spring, with the second building coming on in late winter 2014. Purchase now and you can pick from a long list of free free upgraded quartz countertops and laminate flooring, and get free condo fees for one year. MORTGAGE PRE-APPROVAL is a win-win situation

The Bank of Canada’s latest announcement to hold its interest rate target at 1.0 is not a surprise. Its been holding since September of 2010 and that’s good news if you’re in the market for a mortgage. There are many excellent mortgage products available from banks and brokers that will suit your individual needs and are likely lower than posted bank rates, which are currently hovering around three per cent for a variable rate. With a pre-approval in hand, you’re protected if rates rise, and if rates go down you’ll likely get an even lower rate. A pre-approval can be a winwin situation for shoppers since it means you don’t have to wait to get
financing approval on a condo when you put in an offer. This is an especially good tool to have in markets that are hot. Removing the “conditional on financing” clause could mean your offer is accepted first since you already have your financing in place. So when will rates rise? It’s anyone’s guess, but most experts agree there’s not going to be any movement until early 2014. The Bank will make its next scheduled rate announcement on March 6th. Don’t wait until then to get preapproved for a mortgage. It can take a few days. Many lenders now offer online pre-approvals to make the process faster and easier.

If you are in the market for a new condo, you are surely focusing on your present-day needs – and rightly so. You might be looking for hip neighbourhood cafés and bars. Or maybe your needs are more family-centric and you want good schools and parks. Perhaps you are retiring and would like a place close to shopping and transit. Whatever your situation, don’t overlook what you will need from your condo a few (or more) years down the road. I learned this lesson first-hand. I bought my home seven years ago when I was single (plus dog). Little did I know that two years later I would be married with a baby. I hadn’t looked at nearby schools; I had been concentrating on how close my place was to the nearest subway – and Starbucks.

The Canadian Mortgage and Housing Corp. (cmhc.ca) has a good list of things to contemplate when condo-hunting. For instance: › SIZE How many bedrooms and bathrooms do you need? Do you want a home office? What about parking facilities? › FEATURES Do you want storage or hobby space? Do you have family members with special needs? › LIFE STAGES Do you plan to have children? Do you have teenagers who will be moving away soon? Are you close to retirement? Have a look at the CMHC’s Home Features Checklist and add your own needs to the list. MORTGAGE TALK
Getting the
// BY MICHELLE ORANCHUK
HOME YOU’VE ALWAYS WANTED THE BENEFITS OF A PRE-APPROVED MORTGAGE
When you have a pre-approved mortgage, it means a lender has made an actual commitment (subject to conditions) to loan you money. So you know exactly how much you can afford before you go house hunting. But that’s just one of many benefits of being pre-approved:
Michelle Oranchuk is a Mortgage Specialist with RBC Royal Bank serving Edmonton and the surrounding area. She specializes in helping you select a mortgage that suits your lifestyle and makes your home ownership goals happen. Expert advice on mortgage pre-approvals, purchasing real estate, refinancing, mortgage rate inquiries and Realtor referrals. michelle.oranchuk@rbc.com
›› Your mortgage rate will be locked in against increases for 120 days (and it can go lower if rates go down). ›› Real estate agents will take you seriously because they’ll know you’re committed to purchasing a home. ›› You can save time by avoiding houses you know are outside your price range. ›› When you make an offer to purchase, you can tell the seller is more likely to give it serious consideration because you have solid financial backing. ›› Your pre-approved status may give you more negotiating power with a seller. ›› You’ll be better able to manage your money, knowing your monthly payment amounts, as well as how much your down payment will be. In short, when you’re ready to start looking for a home to buy, securing a pre-approved mortgage should be step one. Better yet, there’s no cost to you and you’re not obligated to accept the mortgage.
I
s there anything more exciting than buying a home... especially if it’s your first home? It’s the next step in building the life you’ve always dreamed of. Of course, you want to make your choice as perfect as possible: the right house or condo, the right neighborhood, the right price. And, because it is a serious commitment, you also want to know you’re making the right financial arrangements for your home purchase – something you can live with now and in the future. Buying a house is a major decision, and the first step is finding out how much you can afford to spend.

Hurry Up . . . And Wait
Jim Malner
So, you’ve finally purchased a new home. Saved your pennies until they were dollars. Did the appropriate research to find an ideal neighbourhood with the right amenities. Worked through dozens of floorplans with a litany of builders. Negotiated the best deal possible. Borrowed enough money to get a queasy feeling in your stomach. Went back to the sales centre and signed the purchase agreement which is now approved and then – nothing. First nothing for days, then weeks and maybe a month or two.
Well, most builders follow very formalized building processes and as hard as it may be to believe, they generally are working on more than one or two homes at a time. Check with your builder to determine what their specific building process is...
After all that hard work by the buyer, there is kind of a natural expectation your builder will put every one of his staff and resources into building your home. After all, it’s a big deal - right! Well, most builders follow very formalized building processes and as hard as it may be to believe, they generally are working on more than one or two homes at a time. Check with your builder to determine what their specific building process is, but generally they follow similar steps. Those days and weeks when apparently nothing is going on with your house are indeed a busy time, in which the lot is being secured from the developer and registered if in fact the builder did not own the lot. I break the process down as follows and it might help in understanding why building a home can seem so slow, when in fact it’s probably not.
Stage 1 - The Paperwork The first part of building a home is preparation to build. This includes finalizing details of the home structurally and aesthetically. The home plan needs to be plotted onto the lot, a permit needs to be obtained from the city and all the trades need to be scheduled in advance to make sure they are available in an organized and cohesive manner. One major issue that happens here is obtaining the city permit. This is generated by a fairly small department that only has so many staff and during very busy periods (like spring or when the economy is booming) it can take extra weeks to get this vital piece of paper before any field work can begin.
for a week or two. Eventually they will pour footings and foundation walls and then – you guessed it – you wait for the concrete to set. This could be two weeks or more. The next sign of life is a framing crew creating floors, walls, stairs, ceilings and roof etc. This is an especially fun experience as your home rises from the ground (phoenix like) and becomes real. It is a time of tremendous pride for the owners. At this time you want to visit the site every day to watch the progress, but don’t. Framers will be moving around doing work on a few homes at a time so there will be some waiting periods for sure. Next are the windows and doors and then a period of waiting as the “specialists” arrive. These include electricians, plumbers, furnace installers, insulators and drywallers. You may have to wait a bit on each of them as they’re in high demand and depending on the timing and scheduling proficiency of previous steps they may be double booked by this point in construction.
Stage 3 - The Finish Following structural work, comes the interior and exterior finishing. Again, handled by specialists. Painters, flooring installers, carpet installers, tile setters, cabinet and countertop people, and finishing carpenters. Each follow the other in a timeline often impacted by some inconveniences that may add a day or even week to the finishing of your home. The point of this article is to allay fears that “no activity” on your home for a few days or even weeks, is not something to stress about. It’s almost predictable. Don’t call and harass the builder. Often, whatever is occurring is beyond their control and it is in their best interest to finish your home as fast as possible – because that’s when they get paid. Building a home is a complex transaction and some patience and a clear understanding of your builder’s process is a really good way to mitigate stress during those endless waiting periods.
Follow CSG on Facebook or Twitter for regular real estate opportunities and updates. All of Jim’s columns are posted on CSG’s blog at marketsmarts.net.
Stage 2 - The Structure Your first big day will be when they dig the hole to pour the foundation, generally a month or two after the sale is finalized. This is your first tangible sign that one day you will actually have a home and if it happens to be pouring rain (remember last summer) then this step may be delayed 22 NEW CONDO GUIDE | VOLUME 21 ISSUE 03 | newcondoguide.com

Rohit Co-Founder Awarded the Jubilee Medal for work in the community On February 7, 2013, Edmonton City Councillor, Amarjeet Sohi, presented Krishna Gupta, philanthropist and co-founder of the Rohit Group of Companies, with the prestigious Queen Elizabeth II Diamond Jubilee Medal. The medal program is part of the Queen’s Jubilee year celebrations, and was created to recognize exceptional Canadians who give back to their communities. Krishna Gupta was lauded for her focus on wellness, specifically for her ongoing work with the Mental Health Foundation. 24 new condo Guide | Volume 21 issue 03 | newcondoguide.com
Krishna Gupta was lauded for her focus on wellness, specifically for her ongoing work with the Mental Health Foundation
“I’ve always tried to give back to the community,” says Gupta. “And I’ve always worn my passion for health and wellness on my sleeve. Thanks to this honour, there’s more passion in me now. It’s now my responsibility, because the community recognized me, to keep giving back.” Gupta began her work with the Mental Health Foundation three years ago. “I’ve always wanted to give back, especially in terms of mental health, but I didn’t know how to do it,” explains Gupta. After she was approached by Mental Health Foundation board member, Dianne Young, to help out with an event, she quickly realized that she had found her niche. “[Dianne] told me what she was planning and we shared our ideas, and then I just said, ‘I’ll do it’!” Soon after that, she was invited to join the board, and she hasn’t looked back. She’s always had an open-door policy with her staff — to counsel through the stresses of everyday life — and now many of her employees join her at Mental Health Foundation events. “My staff sees that it’s important to give back, too,” exclaims Gupta proudly. “When something challenging happens, I always try to figure out what gift I’m getting out of it,” explains Gupta, wisdom she also tries to pass on to those around her. That includes her family. Her focus on health and wellness in the community has also seeped into her life at home. “My family... we live a much healthier lifestyle now.” A good thing, too, as Gupta says her ultimate goal is to celebrate her 100th birthday, sipping champagne with friends and family. In the short term, Gupta is climbing Machu Picchu this summer for UNICEF and to

It’s now my responsibility, because the community recognized me, to keep giving back.” promote a healthy lifestyle. This follows a climb of Mount Kilimanjaro in 2011 for the Royal Alexandra Hospital Foundation. An exceptional feat considering she has had two knee replacement surgeries. “I just wanted to send a message to people who have had orthopaedic surgery that they don’t have to stop there.” Speaking of stopping, has the award changed the way Gupta sees her role in the community? Gupta: “To be honest, the award has ignited more in me. I want to do more for the community. That being said, what I do for the community, I actually I do for myself; as a favour to myself.” newcondoguide.com | Volume 21 issue 03 | new condo Guide 25

New Homes, Classic Values.
j
ust as a bright, embossed cover doesn’t tell you anything about the quality of a book, shiny, luxurious finishings don’t tell you anything about the quality of a condo. “People often mistake luxury finishing products with quality design and work,” says Rod Osborne, president of Edmonton-area condo homebuilder, Grande Design. “At Grande Design, we’re committed to quality, which starts with a good design—requiring quality materials, proper supervision of the trades—and is then completed with luxury finishing products. We pay attention to things that are below the surface; things that aren’t always obvious to buyers.” In terms of good design, Grande Design’s also focuses on creative elements like adding pantries to apartment-style condos, enlarging ensuites, having main-floor laundry or using glycol in the heating system so the pipes don’t freeze.
It’s all about creating lasting appeal for our homeowners, and always making continuous improvements to build the kind of home people want. “You can build to code, but that doesn’t necessarily give you a quality designed or finished condo. We believe it’s our job to pay more attention to the fine details of design, products and supervision, and give consumers what they want and pay for,” says Osborne. “And that’s quality new homes with classic value.” In business for 10 years, Rod Osborne and Jim Pepin started the company when they noticed a niche in the market for a condo builder committed to innovative design and quality construction. And since their inception, they’ve made every effort to continually innovate and reinvent the way townhomes and apartment-style condos are designed and built. “Over our history, we’ve come up with innovative designs,” says Pepin, “like building duplexes that look like a single fam28 new condo Guide | Volume 21 issue 03 | newcondoguide.com
ily houses and improved party walls between units to cut down on noise.” These designs have proven so popular with consumers—thanks to improving their quality of living—that other builders have been adopting them. When it comes to condos, “people often think that an entry-level product means poor quality. But that’s not true. Just because it’s a smaller house or unit, it doesn’t mean you need to compromise on value,” explains Osborne. “To us, it’s all about creating lasting appeal for our homeowners, and always making continuous improvements to build the kind of home people want.” Grande Design currently has three new townhome projects on the go in and around the Greater Edmonton Area: Princeton Court in Sherwood Park, Rutherford Park in south Edmonton’s Heritage Valley and Lakeview Terrace in north Edmonton. They also have a 72unit apartment-condo building in St. Albert called Northridge Place. To learn more about their current projects, visit their brand new website at www.grandedesign.ca. Or come and see their townhome projects yourself. Showhome hours are Monday to Thursday, 3–7pm (closed Fridays) and Saturday, Sunday and holidays, noon–5pm.

MAKING SENSE OF GREEN HOME CERTIFICATIONS
T
he Homebuilding Industry has had a number of good initiatives targeted at improving the consumer experience over the years. One I’m very fond of is the Get it in Writing program. Many conversations happen during the buying process and the Get it in Writing program encourages customers and builders/renovators to put everything into the contract so that if there are any discrepancies there is a document to fall back on. So what if you are told your new home is “green”? Unfortunately there are many companies (not just builders) out there claiming one “green” thing or another. How can you be sure it’s true? The answer is simple, third party confirmation. There are a number of programs out there that test and certify the “greenness” of your new home. Choosing one just requires a small amount of understanding of what each program offers you. EnerGuide®- If all you are is curious about the efficiency of your home; this is the program for you. EnerGuide forms the energy basis of many other programs and will give you a report about the heating efficiency of your home. It does cover some electrical usage, but usually in advanced applications only. This is an excellent tool for comparing the operational cost of one home to another. The ratings can be done on any single family, duplex/townhome and some low-rise products. This program is administered by Natural Resources Canada. Energy Star - If your main concern is energy and you want to improve your homes performance in that regard, this is a great program. An Energy Star home is usually at least 20% more efficient in heating than a home built to the current building code. There is also a requirement to use Energy Star® appliances and ventilation in the home, so there are some electrical savings as well. This is primarily a single family or duplex/townhome program. This is also administered by Natural Resources Canada under a license from the US Dept. of Energy and uses EnerGuide as its base. R-2000 - Is Canada’s premiere home energy efficiency program. R-2000 has been around for over 25 years and has helped lead the way in promoting energy efficiency in Canada. An R-2000 home is at least 50% more efficient than a home built to code. Additionally, R-2000 requires consideration for indoor air quality, ventilation and some water efficiency. R-2000 also uses EnerGuide® as its base and is administered by Natural Resources Canada.
Built Green - Is an industry driven program that deals with energy efficiency (electric & heating), water usage, indoor air quality, waste generation, sustainable material usage, ventilation and the business practices of the builder. If any of these are of interest to you, this may be your program. Built Green uses EnerGuide as the basis of its energy component and is available for all housing products. Built Green is a private entity governed by a volunteer Board of Directors. LEED - Leadership in Energy and Environmental Design is also a holistic program dealing with energy efficiency (electric & heating), site development, water usage, indoor air quality, waste generation, sustainable material usage, and ventilation. This is perhaps the hardest designation to achieve and well worth it to the person who is very engaged in sustainable building. LEED is administered by the Canada Green Building Council which has chapters over most of Canada. Any of the above programs are a step in the right direction. Determining which program is right for you depends on the outcome you expect. Most of the above programs aren’t even cost prohibitive (comparatively). All programs (except EnerGuide) require your builder to have training or to hire an expert in sustainable building to ensure your project’s success, so there are additional benefits. Just having a few “green” products does not make your home better. Use one of the programs listed above and be sure you get what you pay for.

make your move
// by dan hopkins
TECHNOLOGY ON THE MOVE The best plan when preparing for your move is to take the TVs off the walls yourself ahead of time and have them ready to be packaged properly.

L
et’s face it, your electronic devices make the world go ‘round. Being in the moving business, we realize how important those items are to families. One of the most common questions we get is how to transport electronics safely, especially big-screen TVs. During a move, whether it’s across town or across Canada, it is important to give these items special treatment so they arrive in one piece and in good working order. The best advice we have for accomplishing this goal requires some forethought: keeping the original boxes and foam spacers the electronic items came in. That is truly the safest method for moving them. Of course, people rarely keep these boxes, so there are specialty boxes and crates designed specifically to move big-screen TVs safely. People who do their own packing and moving should be aware of how easy it is to damage one of these units. Spending a few dollars extra to purchase or rent one of these special boxes can make all the difference.
Another thing to remember is that most of these television sets are mounted on wall brackets, and moving companies are reluctant to disassemble the wall mounts or assemble them at the other end. Usually, if something is going to go wrong, that’s when it will happen – and again, people rarely keep the installation instructions for the brackets. It’s far too chaotic on moving day to try and find instruction manuals. The best plan when preparing for your move is to take the TVs off the walls yourself ahead of time and have them ready to be packaged properly. Here’s a tip for anyone disassembling electronics for a move: Get your digital or phone camera and take photos of the wiring connections on the backs of the TVs, cable boxes, DVD players and the like. When it comes time to reassemble them, it will be much easier to reference how they were set up originally, saving time, stress and frustration. The same goes for stereos and gaming systems. Many teenagers leave their entire gaming systems hooked up until moving day. It’s up to them to disassemble their systems and hopefully place them into their original packaging. If not, the best thing to do is wrap consoles in anti-static bubble wrap and place them into appropriately-sized boxes so they won’t move around during
46 new condo Guide | Volume 21 issue 03 | newcondoguide.com
the trip. In fact, this is the best way to treat most electronics items. That includes computers – especially desktop units. We have specialty boxes designed specifically for them that can be bought separately. If you choose not to go that route, then surround the unit with anti-static bubble wrap and place it into an appropriately sized box. And here’s a handy tip: pack the associated hardware with the electronic item. For instance, place your computer’s mouse, keyboard, power cord, scanner, printer cables, etc. into the same box. When these cartons arrive at your new digs, you’ll be very glad you did.

Canadian home sales
Highlights
edge higher in January
› National home sales rose
a month-over-month basis in January, according to the Canadian Real Estate Association (CREA). In addition, national sales activity held fairly steady after gearing down last August in the wake of tightened mortgage lending rules. The number of home sales processed through the MLS systems and other cooperative listing systems in Canada was up 1.3 per cent in January 2013. This marks the fifth month in a row that national sales activity has shown little change from levels in the previous month (please see chart). Home sales picked up in about half of all local markets in January from the previous month. Greater Toronto and Greater Vancouver posted monthly sales increases of 5.6 per cent and 4.7 per cent, respectively, while sales in Edmonton climbed by nearly 10 per cent on the month. Activity gains there were partially offset by softer sales in Ottawa, the Fraser Valley, Montreal, Regina, London and St. Thomas, and Calgary. “There is little new to report about national sales activity, which continues to hold fairly steady at the lower levels first reached when mortgage rules were tightened in mid-2012,” says CREA President Wayne Moen. “That said, things are becoming more interesting among local markets, with improving sales in Vancouver and Toronto likely to come as something of a surprise to some.” Actual (not seasonally adjusted) activity came in 5.2 per cent below levels reported in January 2012. About two-thirds of local markets posted year-over-year declines in sales activity in January. Notable exceptions include Calgary, Edmonton, Winnipeg, Windsor-Essex, and Guelph.

“Year-over-year declines in activity have received attention lately, and understandably so, since they’re more exciting compared to the fairly steady month-over-month trend for national sales following changes made last year to mortgage regulations and lending guidelines,” says Gregory Klump, CREA’s Chief Economist. “If national sales activity remains stable near the levels we’ve been seeing since last August, then year-over-year comparisons will begin fading after the crucial spring buying season.” The number of newly listed homes rose 1.6 per cent month-overmonth in January, their first monthly increase since last September. New listings rose in a number of markets, led by Greater Toronto. The monthly increase there reversed a decline of similar magnitude one month earlier. New listings also rose in Greater Vancouver, Montreal, the Fraser Valley, and Vancouver Island. The actual national average price for homes sold in January 2013 was $354,754, representing an increase of two per cent from January 2012.

The ideal community:
Factors and features to consider When choosing a new home, your choice involves more than the home itself. Often, homebuyers are so wrapped up in the home that they forget the importance of the surrounding community. Do you dream of a smaller community that is unique and charming? Or are you willing to sacrifice peace and quiet to be closer to big-city amenities and other conveniences? Start by making a list of the desired lifestyle factors that are most important to you and your family. Consider location, proximity to work and schools, activities and local attractions in the community. “There are many factors involved in selecting the right community in which to buy your home,” says Sandra Webb, a senior executive at Royal LePage Canada. “Deciding what’s important to you and your family is the first step in finding your ideal match.” Knowing your requirements will help narrow your home search and save time. What are the most important amenities for you? Do you want to be close to parks and forests, or restaurants and shops? What types of activities are you and your family likely to be involved with? The answers to these questions will help you determine what type of neighbourhood or community is best for you and help you locate the perfect home.

FINANCES
DON’T BE AFRAID
to ask for help with personal fi nances MANY CANADIANS DON’T THINK TWICE before seeking the advice and guidance of a trained expert. When our cars make an odd noise, we take them to the mechanic. When we’re not feeling well, we make an appointment to see our family doctor. And while the ultimate role of managing your finances rests on your shoulders, seeking the advice of a professional financial planner can help you make the most of your investments.
BMO Bank of Montreal offers the following tips when searching for a qualified financial planner: ›› Meet face-to-face Meeting with a financial planner face-to-
face gives you the opportunity to gauge whether his or her personality is a good fit with yours. Be sure to learn about their years of experience and their area of expertise. If you’re not sure where to start your search for a potential financial planner, visit your local bank branch. They have financial planners available to help you at no cost.
›› Play 20 questions Your first meeting with a
financial planner should be filled with questions. They should be getting to know you, your financial situation and your financial goals just as much as you are getting to know them. ›› Re-evaluate Once you have selected a financial planner, be sure to regularly reassess your relationship and your financial plan. As your life and financial situation changes, so too should your plan and investing strategy. Getting solid and tailored financial advice shouldn’t be expensive. At BMO Bank of Montreal, working with a qualified and professional financial planner is free of charge. NC

How to make
tax time less taxing that there are two givens in life, death and taxes, and both are cause for stress. Few Canadians look forward to doing their annual tax fi ling, but there are ways to take some of the drudgery out of the season. Cleo Hamel, senior tax analyst at H&R Block Canada, suggests the following simple steps to make tax time less taxing:
tHere’s an old adage
year-round planning: Reducing your taxes owed takes a little bit of planning during the year. Maximize your return by taking advantage of key dates. For example, make your charitable donations before December 31 or, if you have a little bit of

tax tips
continued…
Use a portion of your tax return to reward yourself for all the hard work you have done all year long Big returns for your tax return
In today’s economy it seems our tax returns can’t get here fast enough. Who doesn’t love a little extra cash in their pocket? Here are some small suggestions that will help yield big returns: By decreasing your principal, your interest payments will also lower, leaving a little more breathing room at the end of each month. 2 Place money in a savings account. If you’ve been eyeing travel brochures or checking price drops on that 50-inch flat-screen television, putting a portion of your tax return into a savings account will help you reach your goal faster. 3 Make a donation. The rising costs for everything from food to transportation around the world mean that non-profit organizations and charities working in developing countries are also feeling the pinch. “For example, it now costs more for our field workers to provide daily meals to children in school and to bring necessary medicine and vaccines to health clinics,” says Mark Lukowski, CEO, Christian Children’s Fund of Canada. “But most of all, it is stressful for the children and families who were already living in poverty and who now wonder how they can afford a bag of rice or their children’s school fees.” Give a gift to help someone in need at ccfcanada.ca. 4 Service your car. Cars always need repairs at the most inconvenient times. Repairs can be very costly and be a large burden if funds are not ready available. Servicing your car with your tax return is a proactive way to avoid these irritating repairs. Not to say you will not run into trouble, but perhaps this tune-up will help to prevent unexpected costs later on. 5 Splurge. Use a portion of your tax return to reward yourself for all the hard work you have done all year long. Updating your wardrobe or purchasing a new toy will help you feel great and inspire you to behave until next year’s tax return. 1 Pay down credit card debt.
While these tips may seem small and simple, each will yield large returns. Planning before spending will allow you to do the most with the money you receive. NC

Top excuses for procrastinating on your taxes It’s that time of year again: tax-filing season. If your spouse, a friend or a tax professional is trying to get you to file your taxes, H&R Block Canada has prepared a handy list of Top 10 Excuses which will be sure to get those pests off your back: 01 I decided to file my nails instead of my taxes. 02 I’m not coming out of my house until this “skinny jeans” thing passes. 03 Chuck Norris never had to file taxes. Why should I? 04 I’m waiting for the Leafs to win the Cup. 05 I’m busy today. Gym. Tan. Work. 06 I have triskaidekaphobia, fear of the number 13. 07 If I file my taxes for 2012, it will draw attention to the fact that I didn’t do them in 2011 or 2010. 08 I’m busy trying to keep up with the Kardashians. 09 I have two kids in university. I no longer have any income to declare. 10 I was about to file my taxes but Kanye West interrupted me. If you’re tired of procrastinating, Hamel suggests, “Whether you will be writing a cheque to the Receiver General or are filing for a refund, be sure to get the best outcome possible. If you do your taxes yourself, using tax software products like those available at hrblock.ca will help make sure you get back all the money you deserve or pay the least amount of tax possible.”

Rohit Group of Companies
Celebrates SuccessES A breathtaking venue and dazzling piano show
welcomed guests to Rohit Group of Companies’ appreciation event at the Enjoy Centre in St. Albert on Thursday February 7th, 2013. With almost 30 years in business, Rohit wanted to celebrate its successes as a new-home builder and community developer by inviting customers, suppliers, trades and business partners to an evening of dueling pianos and New Orleans-inspired treats. With steady, show-stopping tunes and plenty of mingling, the event hosted over 600 guests, many of whom can be found in their photo booth pictures posted on Facebook. As Rohit prides itself on giving back to the communities in which it works, one of the honoured guests was Homeward Trust Edmonton, a local not-for-profit organization that uses a community-

based approach towards the goal of ending homelessness in Edmonton. The organization raised money for Raise the Roof by selling toques and taking donations. The event raised $2,139, with Rohit matching every dollar to generate a total of $4,278. The support provides a wonderful opportunity for a worthy cause that will truly provide many opportunities for Edmontonians. On the heels of 27 nominations for the Canadian Home Builders Association of Edmonton Awards of Excellence in Housing, the celebration was a multi-level success.
The event raised $2,139, with Rohit matching every dollar to generate a total of $4,278 About rohit Communities Rohit Communities, a division of the Edmonton-based Rohit Group of Companies, is an award-winning developer and builder of new homes in Edmonton, offering new condos, townhomes, duplexes and single-family homes for sale. FUNDAMENTALLY SPEAKING
// BY WAYNE KARL
BUYING A HOME?
Pay attention to location, information and timing
when searching for a home; the more of them your home has when you go to sell, the more desirable it will be to a greater number of people. This equates to demand – multiple offers and a higher price.
Wayne Karl is an award-winning writer and editor with experience in real estate and business. In Fundamentally Speaking, Wayne explores the basics – such as economic fundamentals – you need to examine when buying property. He can be reached at wayne. karl@wall2wallmedia.com or follow him on Twitter at Twitter.com/WayneKarl
D
espite what you often hear, buying a home isn’t only about “location, location, location.” True, this is the timetested first rule of real estate, but there are other determining factors to consider as part of your selection process. Indeed, there’s a new rule of thumb for buying real estate.
LOCATION First, what does that old adage really mean? Of course, we’d all love a high-end home in the best neighbourhood, but that’s not always possible. For your own enjoyment while you live in your home, as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect your property’s appeal and ultimately its value. After all, those are the qualities potential buyers look for
INFORMATION Whether you’re a first-time homeowner, “buying up” to accommodate a growing family or “right-sizing” as an empty nester, education is critical. And these days, with digital media and mobile technology, all the information you need is at your fingertips. From the content here in this magazine or on our sister website, HomeTRADER.ca, to the resources available to you at Canada Mortgage and Housing Corporation (CMHC), to the local market expertise of your Realtor, the more knowledge you have, the better equipped you are to make informed decisions about buying, maintaining and eventually selling your home. TIMING Though your home is your primary residence, it is also an investment. Where you buy is usually determined largely by where you want to live, work and play. But when you buy and sell is also important. Like any financial instrument, real estate can fluctuate in value and your timing can determine how good of an investment it is. Given today’s challenging economic climate, there’s no shortage of media reports on the ups, downs, crashes and surges of the housing market. But if you’ve done your research, you won’t be scared – or excited – by big-picture reports on short-term market performance. You know that real estate is not national or even regional – it’s very specific. You don’t buy the Canadian market and you don’t buy a provincial or even regional market. You buy a specific home, on a specific street in a specific neighbourhood. So, it’s not just about “location, location, location.” The new adage is “location, information and timing.” Do well with all three, and over the long haul your home is going to be one of the best lifestyle and investment decisions you ever made.
The more knowledge you have, the better equipped you are to make informed decisions about buying, maintaining and eventually selling your home

ords like modern, stylish & even a little bit sexy come to mind as you enter the Albany Trails Townhomes. Granite countertops, large windows and a glass tile backsplash in the kitchen give the space a sleek, urban feeling while features like the large rear deck and oversize double attached garage deliver what suburban buyers are looking for. Innovative finishes like glass walls instead of the usual spindle stair railings allow light to flow throughout the home. Adjacent from a community pond, these townhomes are located in the exciting new community of Albany. Albany is perched on the edge of northwest Edmonton, at 138 Street and 167 Avenuet. Just a stone’s throw away from St Albert, Albany Trails offers incredible value for residents. Easily accessible and close to many amenities,

these townhomes are the exactly what northwest Edmonton has been waiting for. Perfectly sized at 1536 square feet, these homes have been specifically designed to maximize the floor space. The open concept design allows one room to flow into another, giving the overall impression of a much larger home. A spacious gourmet style kitchen with a convenient eating bar is ideal for active families or professional couples with hectic lifestyles while the dining nook is the perfect spot for family meals or a party. The great room features plenty of room for a luxurious flat screen TV, an oversize window and has lots of room for entertaining. A well-placed half bath is very convenient for both residents and guests. Upstairs, three generous bedrooms offer fantastic space for children or make excellent offices or hobby rooms. The master suite is a great size and comes with a large walk in
closet and four-piece ensuite. Another four-piece bathroom completes this level. The lower level of the home contains the laundry room, storage room and oversize double garage. Many valuable upgraded features of these homes include five appliances, an oversized deck and full landscaping of both front and back yards. The extra deep double attached rear garage has additional storage for the kids stuff or recreational equipment. Albany Trails Townhomes have been planned and constructed by Footprint Developments. This company specializes in creating greater Edmonton’s most value rich townhome communities. Very popular with today’s buyers, their first development, Terwillegar Corners, sold out in just months. Albany Trails Townhomes are master crafted and come complete with valuable, upgraded features and
finishes. Only 46 townhomes are available in this private enclave, so don’t wait to reserve yours! Priced from the $280’s these homes are definitely northwest Edmonton’s most exciting new home opportunity. For more information about Albany Trails Townhomes, please call Christine 780.862.8708 or visit their show home at the ultra successful MacTaggart Ridge. Here’s what you can do to Recycle, Renew and Reuse • Keep your car in good working order. Tune-ups and filter changes cut down on exhaust emissions, and you’ll get better gas mileage. When you change your oil, take your used motor oil to a recycling centre. • Use available transit alternatives. • Separate your garbage. Glass, aluminum, paper and even plastic can be recycled. If a recycling program is not directly available to you, contact your municipal sanitation department. • Donate reusable clothing and linens to charity. Most pick-up regularly in your area. • Become environmentally active in your community. You can make the world a better place to live... now and for future generations.

Saving Space

Creative Ways to Edit Your “Stuff” entryway. Look around for any niches or alcoves where you can add shelving or modular units. Areas with storage potential can be found under stairs or windows, in bathrooms, and sometimes even above door frames.

W
hile small space living certainly has its perks – less cleaning, a lower energy bill and a cozy atmosphere, there is a flip side. Small spaces have limited storage and few places to “hide” the excess. This means you have to edit your stuff with a minimalist attitude. You can’t afford the luxury of owning every small appliance and gadget out there, and you can only keep what you use on a regular basis. Space is at a premium, so borrow or rent the rest! Use Hidden Spaces No matter the square footage, there are always hidden spaces waiting to be used in a more efficient way. An entry’s landing steps can be converted into storage drawers (visualize the fronts of each step rolling out). Having these additional drawers for outerwear helps streamline your 80
Do Double Duty Creating double-duty rooms is crucial to maximizing your small space. You may only have one spare room, so this space has to have more than one function. Murphy beds with a drawer or hanging options offer a comfortable area for guests, while still allowing space for a home office. The storage real estate in the spare closet can’t be wasted on the odd occasion a guest needs to hang a shirt. With a few added shelves, the closet could be the perfect space to store office or craft supplies, recreational gear, or perhaps the “spillover” from the master closet. Think Multifunctional If you are in need of a few furniture pieces to better
fit your new living quarters, think multifunctional. Don’t spend your cash on pieces that fulfill only one need. Instead of a standard coffee table, opt for a storage ottoman. If you’re in the market for a bedroom suite, headboards with built-in storage are a smart idea. Avoid nasty dust bunnies from collecting under the bed and opt for drawers or open cubbies built into the frame. Compensate Utilize wall space and create vertical storage to compensate
for limited floor space. A simple towel rod with “S” hooks mounted to the back of a door can become a home for an array of accessories. Rather than a traditional nightstand, mount a shelf or cube in addition to a reading light on the wall beside the bed. These overlooked vertical spaces can keep the small stuff off the floor and tucked away in an organized fashion. With a little creativity and a storage design plan, even 800 sq. ft. can feel spacious! Make the most of what you have and look for hidden places where you can stretch your space. Simple changes in your home’s storage can create a more calming environment and enhance the way you live.

IF INTEREST RATES RISE? HERE’S A NEW CHECK-UP TO
consider: the debt check-up. This look at your financial health will help you determine whether you would be able to handle increased payments if interest rates go up. While those rates are now at all-time lows, they will likely rise some time in the future. “Canadians need to look at how much debt they are carrying, particularly in the amount of their mortgages, home equity lines of credit (HELOCs), personal lines of credit and variable-rate personal loans,” says Ursula Menke, Commissioner of the Financial

Consumer Agency of Canada (FCAC). For example, a couple with a 3.1 per cent variable interest-rate mortgage of $277,658 could see their mortgage payments increase anywhere from $72 per month (or $864 per year) if interest rates go up 0.5 per cent, to $145 per month (or $1,740 per year) if interest rates go up one per cent. To do a debt check-up, look at your current total monthly payments, and list them on the Debt Check-up worksheet available on FCAC’s website, itpaystoknow. gc.ca. Then, see if the total would still be within your comfort zone and, if not, consider your options, like consolidating loans, to find ways to have more money available to repay debts and save for your goals. Other tips that might help you get out of debt are to stop using credit cards and look at ways to save money. Gorgonzola,
Pancetta & Onion Quiche ingredients
Caramelized Onion, Pancetta & Gorgonzola Quiche Makes 6 mini quiches
› 1 large onion, peeled and chopped › 2 tbsp butter › 1/2 cup diced pancetta or thick bacon › 1/2 cup Gorgonzola cheese, diced › 1/3 cup grated parmesan cheese
› 5 tbsp finely chopped parsley › 1 cup heavy cream › 1/2 cup whole milk › 5 large egg yolks › 2 tablespoons finely chopped rosemary › cracked black pepper
Pastry Dough: › 1 1/2 cups flour › 1/2 tsp salt › 1 tsp baking powder › 10 tbsp unsalted butter, cut into pieces › 1 large egg › 1 large egg yolk
Directions For the pastry, mix the flour, salt and baking powder together in a food processor fitted with a metal blade. Add butter and pulse about 20 times, to finely mix in the butter. Add the egg and egg yolk and pulse until the dough just begins to form a small ball. Turn out the dough and press into a disc about 1/2” thick. Wrap in cling film and refrigerate until ready to use. Preheat oven to 400°F. Lightly brush the inside of 6 removablebottom mini quiche pans with canola oil or Pam cooking spray. Roll out the pastry thinly on a lightly floured surface and cut out circles to line the 6 pans. Prick the base of the tart bottoms and refrigerate for 15 minutes. Then bake for 5 minutes, and remove from oven; let cool on a large baking sheet.
a classic dish of French cuisine, it actually originated in Germany in the medieval kingdom of Lothringen, later renamed Lorraine by the French. The term quiche came from küchen, the German word for cake. The original Quiche Lorraine was an open pie with an egg and cream custard and smoked bacon or lardons. The addition of Gruyère cheese makes quiche au gruyère or quiche vosgienne. Quiche Alsacienne is similar to Quiche Lorraine, although onions are added to the recipe. These days, there are as many versions of quiche as there are culinary inspired chefs and home cooks. I recently picked up a set of mini tart pans with removable bottoms that inspired me to make Caramelized Onion, Pancetta and Gorgonzola Quiche. Caramelizing the onions gives them a rich, sweet flavor that compliments wonderfully with the salty crisp pancetta. Add some flavourful knobs of Gorgonzola cheese and you have a mouthful of flavours that blossom beautifully in the savoury custard and buttery crust — the perfect addition to any brunch or luncheon buffet.

Melt the butter in a heavy frying pan and then add the chopped onions. Cook over low heat, stirring often until onions are very soft and lightly browned, about 15 minutes. Add the pancetta into the pan and cook over medium heat until crisp and browned, about 5 to 7 minutes. To compose the quiche, divide the cooked onions and sprinkle into the bottom of each of the quiche, followed by the pancetta. Break apart the Gorgonzola and divide into the 6 pans, then add the grated Parmesan cheese. Finally, sprinkle the parsley evenly over the onions and cheese. In a bowl, beat together the cream and egg yolks until light. Add the chopped rosemary and cracked pepper. Pour the egg and cream mixture evenly into each mini quiche leaving just a little room to expand. Bake in the preheated oven for about 20-30 minutes or until lightly browned and set, and let stand 5 minutes before serving.

What to do when you hire a contractor Many experienced and reliable contractors work in your community – highly skilled professionals who do business the right way. Unfortunately not all contractors play by the same rules. Some cut corners to offer lower prices. They promise you a “good deal” as long as nothing is written down and you pay in cash. These cash deals can mean a lot of risk for you. Contractors who don’t do business properly don’t protect you from accidents or their mistakes. If there is a work-related injury or damage to your home, you could face lawsuits and financial loss. You could be responsible for your contractor’s unpaid bills. And you could be stuck with work that is incomplete or badly done. While serious, these risks are easy to avoid. Before you agree to let anyone work on your home, take these three simple steps: know who you’re dealing with, make sure you’re protected from risks, and always Get in in Writing! ™
How to find
a good contractor • Ask friends, family and neighbors about contractors they have hired to work on their homes. • Contact your local Home Builders’ Association or other trade association for a list of professional contractors in your community. • Ask your local building materials store if it has a list of recommended contractors. • Ask your utility company if it has a list of recommended contractors. • Check with your local Better Business Bureau to find out if a contractor is a member.
For more advice, including detailed information about contracts plus worksheets you can use when interviewing contractors, visit HiringAContractor.com For a listing of builder and renovator members, contact the Canadian Home Builder’s Association - Edmonton Region. Call 425-1020 or visit their website at chbaedmonton.ca Get it in Writing! provides information to help you make informed choices when you build, renovate, or repair your home. This program is managed by the Canadian Home Builders’ Association with support from the Government of Canada.

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse. 02 Divide by three. This figure is the monthly payment you can afford to make on your condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.
96 new condo Guide | Volume 21 issue 03 | newcondoguide.com
06 Add to this your estimated monthly heating costs and monthly property taxes. 07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.
Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

arrington Communities is excited to unveil their three newest showsuites at Waterstone Condominiums on March 24th. This development boasts outstanding architecture and impeccable finishes that blend in seamlessly with its upscale MacTaggart neighborhood. Being able to soak in the peace and beauty of luxury lakeside living while enjoying the great features and amenities offered in a luxury condo project is just one of the many reasons attracting buyers to Waterstone in southwest Edmonton. Situated in a tranquil lakeside setting the location at Waterstone is bound to impress. Living alongside the lake offers plentiful green spaces and the chance to enjoy nature, as well as extensive pathways around the lake for walking or cycling. Most of the suites face South and East so they’ll overlook the park and lake, and since no other buildings will be erected between Waterstone and the lake buyers will always enjoy an unobstructed view. MacTaggart Mains is a community of upscale, luxury estate homes; thus ensuring that the quality of the neighborhood will be amongst the best in Edmonton. Crafted by Carrington Communities, Waterstone is a four-storey apartment-style condo consisting of 211 suites in two buildings located in the sought after community of MacTaggart Mains.
maple cabinets complete with designer hardware, built-in pantry, full-height glass tile backsplashes, and a stainless steel appliance package that includes a fridge, Ceran cook top range, dishwasher, over the range microwave with hood fan and a washer and dryer pair. Other great features include 9-ft. ceilings on the first three floors and 10-ft ceilings on the top floor, engineered hardwood in the kitchen, entry, dining, living & den, designer lighting and Hunter Douglas window coverings, just to name a few.
Waterstone’s exterior presents stunning baronial style architecture and features include uneven rooflines with turrets, large areas of masonry and stucco, tall narrow windows and a porte-cochere archway to allow vehicular traffic.
All suites come with in-suite laundry with the washer and dryer and storage space, balconies or decks with gas line hook-up, an oversized heated storage locker and underground heated parking.
These exceptional exterior finishes are perfectly matched by the luxurious appointment of the interior spaces. There is a choice of 24 floor plans available, including one bedroom, two bedrooms, and two bedrooms plus den suites, ranging from 860 sq. ft. all the way up to 1,443 sq. ft. With such a wide variety there really is a condo for everyone and, starting in the $270’s, they are also affordable. The style of the interiors present both modern, open concept designs and a more traditional look so buyers can choose what best suits their tastes. There are open kitchens with flush eating bars, and they come with
Buyers can also personalize their space with a complimentary consultation in Carrington’s own Interior Design Studio. Upgrades such as quartz or silestone countertops and hardwood or cork flooring, just to name a few, are available to make each suite unique to the owner. Waterstone is also just minutes from shopping, dining, fitness facilities & many other amenities. Easy access to major routes such as Anthony Henday Drive and the Whitemud add to the appeal of this fantastic location. Call Jeremy at 780.438.4911 for more details today!
